Understanding A Snagging Survey Zuneth Sattar Buyers of new homes expect that the property will be perfect and devoid of any faults when they move in.

Unfortunately, this is not always the case with new-build homes, as issues can range from minor cosmetic defects to major repair needs. That’s not to say every new-build home will have issues, but it’s vital to conduct a snagging survey beforehand.

What’s the Purpose? A snagging survey is designed to identify problems before a homeowner occupies a property. The ideal period to perform this survey is between the completion of the building work and the legal completion date. During this time, any identified issues can be corrected by the developer. If it’s not possible to survey before occupancy, the homeowner should schedule one right after moving in. The developer is likely to be available onsite and may be open to addressing the issue immediately, rather than waiting until after they’ve left the site. However, snagging surveys can be done at any time within the first

two years of living in a new home, with the developer required to address any defects reported.

What’s Included? A snagging survey is intended to pick out any issues in a new-build home, ranging from minor ones such as a window that doesn’t shut properly, to major structural defects.
