Home Viewing Tips Purchasing a home is a financial decision not to be taken lightly. One of the most important parts of the process is the viewing phase, which many tend to undertake quickly. Viewing a house can be confusing, and it’s easy to be distracted by superficial décor. However, there are several things that should always be considered, including:

The Neighbourhood Before looking at a house, consider the surrounding area and note things such as parking, access roads, nearby amenities, and proximity to airports and train stations. Have a checklist of what’s important and see how the neighbourhood measures up.

The Exterior MOULD OR DAMPNESS INSIDE IS A RED FLAG, AS ARE NOTICEABLE WALL CRACKS. THESE ISSUES SHOULD BE ADDRESSED SOONER RATHER THAN LATER.

Assess the condition of external features such as the roof, render and exterior brickwork, and whether any of them will require repair work, which can be expensive and cause disruption. Also, check the house’s orientation and note that if any rooms are below ground level, heating them will be a factor. North-facing rooms are bound to be darker, while those facing south with extensive glazing are likely to be very hot in the summer.

The Interior Mould or dampness inside is a red flag, as are noticeable wall cracks. These issues should be addressed sooner rather than later.
