Introducing LIGHTWOOD Bula Bula Galk PRESERVE ENVIRONMENT Our three architectural homes sit on a Selwyn Park corner and offer a tailored silhouette, deep shadows and dynamic cantilevered details that clearly define our absolute commitment to reflecting the Western Plains. The intention of the buildings is to form a theatrical back drop for the indigenous landscape, in time reflecting the moving shadows of the thoughtfully-selected trees as they grow and mature, successfully softening the buildings' presence, while at the same time acknowledging and respecting both the streetscape and Brimbank City Council's Selwyn Park Master Plan. LIGHTWOOD Bula Bula Galk was first and foremost envisaged as an authentic indigenous landscape plan/concept, conceived to acknowledge the broader Western Plains landscape/history, and specifically Kororoit Creek. "There is an urgent need to view Kororoit Creek as more than just a creek, but as a natural corridor containing a number of environmental assets. While highly modified, the creek corridor is still home to significant species such as the Growling Grass Frog and the Striped Legless Lizard as well as internationally recognised migratory birds at the saltmarshes of the creek mouth. Remnant native vegetation survives, including the River Red Gum and White Mangroves. Culturally, the waterway corridor contains extensive Aboriginal archaeological material, and notable places of post-contact heritage. Initiatives to halt the pressures and impacts on the Kororoit Creek corridor are encouraging, but further challenges remain for all the land managers involved in this task’ Source: Kororoit Creek Regional Strategy 2005–2030

LIGHTWOOD BULA BULA GALK Scalise Studios wanted a project name that stemmed from the long Kororoit creek/ Wurundjeri history, a name that can play a pivotal role in successfully sharing this history with our local community “From wattles, especially lightwoods, Aboriginal people could obtain the seeds which they would grind to make damper. They could also use the resin of wattle trees for binding axe heads. The local basalt would have been useful for choppers and grinding stones. LIGHTWOOD ON COLOUR Scalise Studios embarks on a large scale experiment in colour theory with LIGHTWOOD Bula Bula Galk. Black/Charcoal/burnt tones of our ground floor bricks represent the basalt rock formations that act as a moody dark backdrop for the indigenous landscape. The upper floor represents a canopy of indigenous gum trees in their grey green tones. The west side of the buildings gradually change from bricks to naturally-toned render, reflecting the changes of the natural environment. Pitched roofs and eaves provide a changing spectrum of colour and shade and allow us to better individually define each home and reference the original houses of the area.
THE NON-REFLECTIVE ROOF A STUDY IN INVISIBILIT Y To ensure the built form is non-obtrusive and complements the surrounding natural environment and vegetation we chose a roof of Colourbond black. “Dark and earthy tones/colours are recessive and blend into the natural environment, these colours become subservient... thus reducing the visual prominence of the built form.” Source: Steven Scalise - Scalise Studio’s

LIGHTWOOD SITE PRESERVATION In the spirit and belief of the original custodians of the Western Plains, the Wurundjeri, the physical land, soil and rocks on which we live and build all have intrinsic spiritual importance. It’s this shared philosophy that is the catalyst for our commitment to return the ancient basalt boulders excavated from our site to form the central piece of our indigenous landscape.

OUR VISION We believe that with a delicate hand, sustainable vision & respect for its original landscape, every site we reimagine has the potential to offer a greater connection to its community whist reflecting the indigenous landscape that came before it with a more sustainable footprint than the structure it replaces. We want to plant landscapes of indigenous trees, ground covers and grasses, to accurately reflect the visual geography of Albion's beautiful Kororoit Creek. We want to build timeless buildings that positively communicate with their surrounding community through design/architecture that respectively acknowledges the existing built environment (the suburb's neighbourhood character). We want to build homes that take advantage of the latest sustainable technology, future-proofing them for those who live in them.

SUSTAINABLE TECHNOLOGY Scalise Studios resolves tangible real world sustainability challenges through solutions including: -

The majority of sustainable building decisions—from pre-planning stages right through to construction—often go unnoticed, but are integral to the green credentials of our built form. Solar panels are visual proof of the sustainable intent of the build. They remind us of a midnight blue Australian sapphire, powering the house.
THE CONCEPT OF GREEN ARCHITECTURE "The concept of Green Architecture, also known as “sustainable architecture” or “green building,” is the theory, science and style of buildings designed and constructed in accordance with environmentally friendly principles. Green architecture strives to minimise the number of resources consumed in a building's construction, use and operation, as well as curtailing the harm done to the environment through the emission, pollution and waste of its components."

CROSS VENTILATION Cross ventilation is one of the most important aspects of improving the air we breathe inside our homes. Natural ventilation ensures a building is properly cooled without relying on mechanics or electronics. Essentially, it is one of the most effective, sustainable and easily adjustable forms of temperature control. Scalise Studios facilitates cross ventilation in all our buildings from the early stages of design by capitalising both on architectural considerations, as well as each individual site's orientation. Louvers in LiGHTWOOD can be moved by the occupant, offering cooling and airflow without the need for electricity-consuming air-conditioning. Natural wind ventilation also improves air quality, removes heat and other pollutants and facilitates air movement to enhance thermal comfort.

THE WINDOWS AUSTRALIAN MADE DBBL GLAZING THROUGHOUT Scalise Studios place extremely high expectations on the windows that grace our buildings. They must be equal parts sustainably efficient, crafted to the highest quality, unashamedly bold in profile and of course double glazed. They're an integral feature of all our projects. They enhance the day-to-day user experience of living within a sound-reduced environment, and resultin a significant reduction of energy use. For LIGHTWOOD we worked closely with local company Direct Aluminium to source Australian-made, gas-filled double glazed windows. Through these bold-framed windows, occupants take in the incredible North East vantage point of the mature gums of Selwyn Park. Double-glazed windows give a sealed atmosphere to a home, keeping outside noise out, and increasing the interior ambience. They also make it easier to maintain temperatures within. Since the gap between the two pieces of glass is filled with gas, they can reduce the heat loss or gain by up to 30% compared to a single pane of glass.

UTILISING NATURE Scalise Studios works closely with architects and experienced roof plumbers at the very early stage of our projects' design phase to capitalise on roofing solutions that intergrate guttering, downpipes and rainwater tank locations seamlessly into our architectural silhouettes. We strive to maximise the amount of rainwater we are able to capture. Rainwater tanks can alleviate the damage to waterways caused by too much stormwater. However rainwater tanks that are only used for watering gardens are much less efficient than tanks used for flushing toilets. At LIGHTWOOD, water harvested from the roof will be utilised to flush toilets and water our indigenous landscape, thus conserving precious drinking water. The premium slimline tanks used at LIGHTWOOD are Australian-made and owned and guaranteed for 10 years.

U S I N G L O W V O C PA I N T S According to Dulux®, low VOC paints contain less “Volatile Organic Compounds” (VOC) or VOC Solvents than traditional coatings. The VOC solvents act to slow the initial drying by maintaining a “wet-edge” which gives a longer time to work with the product. So, when VOC solvents are removed, the coating must be formulated differently to compensate for the lower level of VOC solvents. The application methods will also need to be altered to achieve the best finish. High levels of VOC solvents contribute to the formation of pollution and reduce the indoor air quality. To avoid this, LIGHTWOOD only uses low VOC paints. Source: Dulux website

SITE WASTE REMOVAL All materials from the LIGHTWOOD construction site were 90% Recycled (Mobius Materials Recovery Waste Removal & Recycling).
HOT WATER LIGHTWOOD's townhomes are fitted with STIEBEL's hot water heat pumps. These 302 litre compact pumps harvest natural energy from the air to efficiently create hot water. Using 2.3 Amps, their energy-efficient operation saves up to 75% on hot water energy use compared to a traditional hot water tank. They work at all times of the day or night and in all weather conditions.

INSULATION WA L L A N D C E I L I N G In the same way Scalise Studios incorporates low VOC with our paint selection, our wall and ceiling insulation has the key goal of preserving the indoor air quality of our new builds, while also maintaining comfortable temperatures. We use companies with a proven track record in sustainable product manufacturing like Knauf Earthwool for insulation. For LIGHTWOOD, we're fitting R2.5 Knauf 90 mm Earthwool wall insulation and R6.0 Knauf 275 mm Earthwool insulation within our walls and ceilings. R-Value is the measure of thermal resistance, or ability to resist heat to transfer from hot areas to cold areas. The higher the R-Value, the better the insulation will perform. LIGHTWOOD offers the highest rating insulation for the ceiling, and one of the highest ratings for the walls. Knauf EarthwoolÂŽ is made using recycled glass and sand - renewable, bio-based materials. It has no added formaldehyde, is certified by Eurofins as an outstanding material according to the VOC Indoor Air Quality emissions regulations, and has a 50-year warranty. EarthwoolÂŽ insulation comes with inherent fire performance and will not catch fire.

A SOLAR POWERED LIGHTWOOD So what makes solar power so incredible and how does it transform LIGHTWOOD into a money-saving greenhouse gas emission star?
LIGHTWOOD A SOLAR FUTURE From the outset Scalise Studios had one simple hope for LIGHTWOOD: to meet the daily average energy consumption of a typical 3-4 bedroom Melbourne home of 15-20 KHW per day with the glorious unlimited power of the sun. We achieved this by equipping each LIGHTWOOD townhouse solar system with 3.75 KW Premium tier 1- 120 cell Monocrystalline Solar Panels paired to a Fronius 4.0 KW Symo (EU) inverter including a wifi monitoring battery-ready solar system. This offers future LIGHTWOOD residents the ability to transition away from fossil fuels to more sustainable forms of living. It's an in-built way to protect residents from current and future electricity price rises, while also saving significant CO2 emissions. During daylight hours, our system will generate electricity at varying rates depending on the amount of sunshine. The more sunlight falling on the solar array, the more electricity is generated; variable factors such as cloud cover, seasonal solar angle variations, shading or soiling of the solar array will have an effect on the electricity output.

BATTERY READY THE NEXT STEP With Australian households paying high rates to buy electricity (25 – 54c per kWh), but getting a small price for exporting it (0-18c per kWh), a new generation of battery packs can save money by allowing users to use their solar-generated energy 24 hours a day. Basically it's a grid-connected solar power system, installed in such a way that it's easy for an installer to add batteries in the future and create a what's referred to as a "hybrid" system. Think of it as a way to future-proof your home for the coming golden age of energy storage, allowing you to store excess solar energy generated by day – and use it when the sun isn't shining. It also offers the opportunity to have backup power available if the grid goes down. Installing batteries can help you to reduce your electricity bills significantly and potentially eliminate the entirety of the ‘consumption charge’ portion of our bill (the portion that is based on how many units of electricity you use). THE INVERTER The inverter combines a battery charging system, battery inverter, hybrid inverter, controller and system monitoring solution in one device. With AC power categories ranging from 3.0 to 5.0 kW, the inverter is able to process up to 8.0 kW in order to supply household consumers with energy and to temporarily store surplus energy from a photovoltaic system in the Fronius Solar Battery. Thanks to an intelligent energy flow management system, the built-in Multi Flow Technology supports simultaneous energy flows in all directions as well as AC-, DCand AC- & DC coupling of the battery storage. The result: maximum self-consumption and optimum system profitability. Risen Energy is a Chinese manufacturer of quality tier 1 solar panels that have a 12 year product warranty rather than the 10 years that is standard for the industry. Their panels are certified as corrosion resistant which makes them suitable for installation anywhere in Australia and they have an office in Melbourne.
