How to Select a Builder or Remodeler Doing your homework will help you have a more successful experience. by Alan Weekley, CIP, CAPS President, Tallahassee Builders Association The question consumers most frequently ask the Tallahassee Builders Association (TBA) is how do I select a qualified builder or remodeler. To help you select a professional who can meet your building or remodeling needs, the National Association of Home Builders (NAHB) has developed the following checklist: I Contact your local home builders association (in Tallahassee, go to www.tallyba.com or call 385-1414) for the names of member builders and remodelers. TBA also has a list of builders who have earned the Construction Industr y Professional (CIP) designation, which means they have met high standards of experience, education and customer service. I Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers.

I Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties. I Check out the company's rating and if there have been any complaints filed with our local Better Business Bureau: www.bbb.org.

I Make sure the builder/remodeler has appropriate workers compensation and general liability insurance. If not, you may be liable for any constructionrelated accidents on your premises. I Ask the builder/remodeler to provide you with names of previous customers. If they won't, beware. If they do, ask the customers if they would hire the builder/remodeler again. I Ask if you can see the builder/ remodelers work, both completed and in progress. Check for quality of workmanship and materials. I Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home. I Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well. I Be cautious of unusually low-priced bids. If the builder/ remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Top 2014 Achievers Set Pace for TBA’s Success TBA’s Past President Jerry McFarland (right) became the newest member of the association’s Hall of Fame in 2014, accepting the honor from Hall of Fame member Larry Wayne Strickland and the Hall sponsor, City of Tallahassee Natural Gas Utility, represented by Vicki O’Neil.

IN 2014, the Tallahassee Builders Association (TBA) grew to nearly 300 members who are served through advocacy, education, and information. While it was a team effort under the leadership of 2014 President Masoud Karimipour, CIP, CAPS, of Persica Homes, a number of top achievers set the pace. LEADING THE WAY WERE: New TBA Hall of Fame member Jerr y McFarland, CIP, of James McFarland Builder Co-Builders of the Year Doug Barton, CIP, CAPS, of Barton Construction, and Masoud Karimipour, CIP, CAPS, of Persica Homes Associate Member of the Year Mike Roberts of Roberts Sand Company Co-President’s Award winners Bobby Dollar of Bobby Dollar’s Appliance Consultants and Thomas Asbur y, Jr. of Premier Fine Homes ALSO IN 2014, TBA honored the winners of its Remodelers Showcase Awards, sponsored by the City of Tallahassee Natural Gas Utility. Four individuals honored were:

William “Kip” Carpenter of Carpenters Construction won a Gold Award for Best Kitchen $35,000 to $75,000 and a Silver Award for Best Bathroom $25,000 to $50,000. Kip is a TBA Past President and former winner of the SEBC’s Aurora Award.

Brandon Jett of Jett Builders was a winner of three Gold Awards for Best Bath Under $25,000, Best Interior Home Rehabilitation Under $100,000, and Best Historic Restoration Over $100,000. Brandon is a native Tallahassean, a longtime Remodelers Council member, and a huge Seminole fan.

Larr y Strickland of Capital City Builders won two Gold Awards for Best Bath $25,000 to $50,000 and Best Exterior Home Rehabilitation Under $100,000. Larry was Florida’s Remodeler of the Year in 2012 and a Silver Winner in the 2014 Parade of Homes.

Alan Weekley of Alan Weekley Homes was a winner of two Gold Awards for Best Kitchen Greater Than $75,000 and Best Room Addition Greater Than $150,000. Alan is serving this year as President of the Tallahassee Builders Association and TBA’s representative on the Greater Tallahassee Chamber of Commerce Board of Directors.

Vieth Construction to Build TBA’s 2015 Showcase Home Last holiday season, the Tallahassee Builders Association (TBA) offered a special gift to the community… a beautiful Showcase Home where visitors had the opportunity to make donations to Toys-for-Tots just in time for Christmas. In fact, over 500 toys were donated and the TBA Board of Directors donated 33 bicycles. Built by Premier Fine Homes – one of the Tallahassee area’s leading builders – the 3,000 square foot home in the beautiful Buckhead community sold quickly and the proceeds from the donation of products and services by TBA members were $42,000.

A high quality kitchen can last over 30 years, so hopping on the latest trend isn’t as important as planning a timeless look with a function tailored specifically for you. Your designer should consider how often you grocery shop, what types of meals you make, how often you entertain, your height, and your family makeup. An experienced designer has seen trends come and go, and can figure out which ones are fleeting and which ones are going to become the new classic. Our list of trends was derived from the NKBA (National Kitchen & Bath Association) 2015 Press Release, as well as discussion with Susan M. Grabowski, CKD (Certified Kitchen Designer) who has been designing kitchens at Tallahassee Kitchen Center for over 30 years. Tallahassee is typically traditional in its taste for cabinetry, but a simpler aesthetic has been much more popular in the last few years. Gone are the intricate carved corbels paired with ornate applied molding doors. Transitional styles are in, and include flat panel doors with a small amount of embellishment. These simple styles are quite classic and timeless. One way to pick a door style is to examine your furniture. Look for trends in your own home, and you will get a better sense of what is truly your style.

CLEAN LINES AND SIMPLE DOOR STYLES

One of the trends circulating Pinterest and Houzz is the “TwoTone Kitchen”, kitchens that combine two different cabinet colors. My theory is that this is a reaction to the recent trend of allwhite cabinets. White cabinets are timeless, but have a tendency to be high maintenance. Any little smudge or dent shows up quickly and is hard to cover up. By putting a darker paint or a medium stain on the base cabinets, you can get the airy clean look of white paint on your upper cabinets, but a more practical surface on the bases. Great for those with children, pets, or those who hate to clean.

Florida is the perfect state for an outdoor kitchen. Our amount of warm weather makes the investment worthwhile. An outdoor kitchen can be as simple as a freestanding grill and a picnic table, or as ornate as stainless steel cabinetry with granite countertops and a built-in gas cooktop.

OUTDOOR KITCHENS

The scale of your outdoor cooking space should reflect how much time you spend entertaining outside. It’s no surprise that more people are integrating technology into their kitchens. Eat-in kitchens with seating are often replacing breakfast tables, and televisions are making their way back into the kitchen. Also more common are areas designated for charging phones and devices, sometimes hidden inside drawers. There is even technology that allows a section of your countertop to wirelessly charge your cell phone, by simply placing your phone in the correct spot.

TELEVISIONS AND DOCKING STATIONS

Open shelving is one of the most popular trends in magazines, although less common in the kitchens we design. It’s visually appealing if decorated well and creates easy access for the serious cook, but it requires regular dusting and an uncluttered home. Most people will opt for glass front doors in one or two areas, that way the items aren’t so exposed and cleanup is much simpler.

OPEN SHELVING

Hopefully this has given you an idea of how to diagnose home trends. It’s easy to get caught up in a pretty picture in a magazine, but it’s important to think about how something will function with your lifestyle. When you decide to tackle a new kitchen design project, a great designer can look past fleeting trends and create a space that is perfect for you for years to come. Katie J. Your Home’s Energy Efficiency… Less Can Be More “Most people don’t realize that the simplest, most effective way to reduce a home’s energy usage in the long run is to reduce its size from the outset.” By Joseph Wynn The HGTV world is filled with programs, articles, blogs and chat-fests with information about making your home more energy-efficient. We now have air conditioners, water heaters, insulation, and doors and windows that are all much more energy efficient than what we had just ten years ago. But, we are still using as much, or more, energy to operate our homes. Why is this? One reason is that we keep building bigger and bigger homes. US Census data reveals that the average U.S. home in 1950 was 980 square feet and inhabited by 3.37 people (292 square feet per person). By 2006, the average American home had grown to 2,349 square feet and inhabited by 2.61 people (900 square feet per person). Living large indeed. I have been designing homes in the Tallahassee area for 25 years. When I work with a client on their home plan, one of the topics always discussed is energy efficiency. Every one of my clients wants to have an energy efficient home, but most people don’t realize that the simplest, most effective way to reduce a home’s energy usage in the long run is to reduce its size from the outset. A shrinking energy bill is just for starters: the need for fewer building materials, less land, and less maintenance is a significant by-product of building smaller houses. Of course, “smaller” is a relative term. Not many families can live in one of those 500-square-foot foot houses that we see on the program Small House 56 |

Nation. What I’m talking about here is not a radical change in lifestyle. It’s about changing a trend. If you can afford to build a 2,500 square foot house, what about trying to make do with 2,350 square feet? Maybe then you can afford to spend a little more money on better materials and details. With thoughtful design techniques, a small house can be made to seem larger and more gracious than its actual dimensions. One of the ways that you can make the most of your square footage is by eliminating those rooms that are used infrequently, like formal living and dining rooms. This won’t work for everyone, but it seems to work for many folks. Another way to make your house “live larger” is to incorporate an outdoor room. Our weather here in North Florida is pretty darn good (even though we love to complain about the humidity and mosquitoes). A wellplaned outdoor space can add tremendously to the livability of a home while not adding too much to the budget. There are, of course, many other ways to reduce the size, and increase the efficiency of, your new house. Spring Maintenance Tips to Protect Your Home’s Value If the thought of spring cleaning makes you long for winter, it’s time to think about these annual chores in a new way. By dedicating just a few days to complete these simple tasks, you will keep your home running smoothly and protect your investment at the same time.

INSIDE YOUR HOME As the weather gets warmer it’s important to ensure your windows are in good working condition. Inspect all windows for proper operation and a tight fit. Clean the window tracks and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home also will reduce your energy bills. Remember, open windows can be hazardous, especially to young children. Screens are designed to keep insects from getting into a home; not to prevent a child from falling. Parents need to take action to lessen the potential risks of accidental falls from windows. Have your air conditioning system inspected and cleaned. If your system has a filter, replace it every three months to keep your unit working efficiently. Warmer weather also means that pests – including ants, roaches, rats, and termites – will be looking to join your household. Keep them out by sealing cracks and openings along baseboards, behind sinks, and around pipes and windows. And, repair holes in door and window screens. OUTSIDE YOUR HOME Check the condition of glazing compound, caulking and exterior paint. Replace or paint as needed. Exchange glass and screens in storm doors and/or windows. Ensure the screens are clean by washing gently with soapy water. To prevent outside pests from entering your home, look for cracks and holes on the outside of your home and seal them up. Be sure to include points where utility lines enter the house. Also address damage to the basement foundation and windows. Check for evidence of termites such as sagging floors and ceilings or dry, brown tunnels in the ground near the home’s foundation. Seed and feed the lawn and plant annuals, cut back perennials that need pre-growth pruning. Clean your gutters of debris. Yes, you have to do this in the fall and the spring. Long winters bring a mix of storms and heavy winds that can carry a lot of debris to your gutters.

Long-term maintenance is an important factor in picking a pool “container.” Concrete pools must be renovated and resurfaced every decade or two. Vinyl-lined pools need a new liner every seven to 15 years. Fiberglass pools don’t need resurfacing or re-lining. Their expected life is generally around 25 to 30 years.
