The RIGHT CHOICE HOW TO SELECT A BUILDER OR REMODELER

The Question consumers most frequently ask the Tallahassee Builders Association (TBA) is, “How do I select a qualified builder or remodeler?� To help you select a professional who can meet your building or remodeling needs, the National Association of Home Builders (NAHB) has developed the following checklist:

CONTACT YOUR LOCAL

HOME BUILDERS ASSOCIATION

for the names of member builders and remodelers. TBA also has a list of builders who have earned the Construction Industry Professional (CIP) designation which means they have met high standards of experience, education and customer service. Of course, you can also ask family, friends or coworkers for recommendations.

PERMANENT AND REPUTABLE

Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers.

LONGEVITY

Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.

RATING

Check out the company's rating and if there have been any complaints filed with our local Better Business Bureau: www.bbb.org.

LICENSED AND INSURED

Make sure the builder/remodeler has appropriate workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

REFERENCES

Ask the builder/remodeler to provide you with names of previous customers. If they won't, beware. If they do, ask the customers if they would hire the builder/remodeler again.

COMMUNICATION

Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

QUALITY OF WORKMANSHIP

Ask if you can see the builder/ remodelers work, both completed and in progress. Check for quality of workmanship and materials.

GET A CONTRACT

Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.

PRICED RIGHT

Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better! 8|

The home-buying market tends to heat up as well during the spring, and 2016 will be no exception. many savvy buyers will be looking to lock in attractive interest rates while they still remain low. if this group includes you, the time to start preparing is now. These tips will help put you in a better position to find a home that’s just right.

First-time home buyers should take the time to determine what their needs are, especially regarding size, location and amenities. But even seasoned home owners will find that having a must-have list can save significant time by helping them avoid listings that may look great in the photos, but in reality, won’t meet their needs. home buyers should always prioritize the items on their checklists, as most will need to compromise on some items to fit within a realistic budget.

SELL YOUR CURRENT HOME

if buying a new home is contingent on the sale of your current home, it’s a good idea to start the process by reaching out and consulting with your realtor. ask him or her about your best strategy to sell your home quickly, but at the right time and for the best price possible. you’ll want to identify any maintenance issues your home has, and determine if, how and when each one will need to be addressed. you can also ask your realtor if making any upgrades to your current home would be worthwhile and result in a favorable return when it comes time to sell.

he Florida Home Builders Association’s Aurora Awards – a prestigious awards program recognizing excellence in designs showcases some of the newest trends in home design that buyers throughout our area will see in the coming months and years. Some of these elements are sure to inspire your next design project. Aurora Award recipients are lauded as the nation’s most creative and inventive builders, remodelers, architects, developers, land planners and interior designers. Below are some of the trends that the local building market is beginning to see influence our buyers:

Intimate Outdoor Spaces

Modern Industrial Accents

Making its strongest appearance in multifamily projects, this trend combines sleek lighting and furniture with the brick, glass and steel elements of a building’s shell and skeleton. Vibrant pops of color offset the cooler color palette of metals and whites

Barn Doors

Mid-century modern is now 21st century chic in furniture, elevation design and detailing. Particularly in the western United States, this style has become increasingly popular.

Barn doors are appearing everywhere, from kitchens to mudrooms to closets. These offer an alternative to traditional left- or right-hung doors and become a design feature of the home, unlike pocket doors that tuck away.

Mid-Century Modern Detailing

Mid-century modern is now 21st century chic in furniture, elevation design and detailing. Particularly in the western United States, this style has become increasingly popular.

Indoor-Outdoor Convergence

What was once a distinct line between two living areas – indoor and outdoor – has been replaced by floor-to-ceiling retractable glass walls and screens. Families can both visually and physically move between these areas.

Troughs and Spouts

Outdoor tables with open, trough-like water channels add interest, often culminating in a delicate waterfall off the edge of the table into a pool or water feature below.

More often used as exterior cladding, board and batten is now being featured inside a

Waterfall Islands

Still trending are waterfall-edged islands, in which the kitchen bar is inset into the cabinetry rather than extended beyond it. These islands – whether made of wood, granite or marble – emphasize clean, modern lines.

ost home buyers know that new homes offer outstanding advantages: They’re built to incorporate better energy efficiency, have lots of modern amenities and the latest safety features, and have floor plans to fit a variety of lifestyles. With all those enhancements in mind, it’s important to select a builder who has the skills and knowledge to deliver an experience and home that you and your family will enjoy for years to come.

When you are looking for a builder, here are some things to keep in mind:

• Seek a professional: look for companies that emphasize customer service, quality, integrity and a commitment to education.

• Customer service: An NAHBmember company that’s truly committed to client satisfaction will emphasize outstanding service from every member of its team and maintain a professional approach in every interaction. • Quality:

• Integrity: Is your prospective builder trustworthy? Be cautious if you hear anyone suggest that a builder has been less than honest with clients.

Once they have earned their designations, CGBs and GMBs must complete 12 hours of continuing education every three years from a specific set of building industry-related events. This ensures the builders stay knowledgeable on the latest industry trends, rule changes and other important home building industry information.

Professional builders know that the quality of their service depends on ensuring that their team members have the tools to be successful with professional designations and continuing education.

“CGBs and GMBs are true professionals in every sense of the word,” said larry Wayne Strickland, 2016 TBA President. “They are dedicated to the building industry. By continuing their personal development, they are committed to building you a quality home and delivering the best possible customer experience.”

• References: A reputable builder will be glad to provide you with names of former clients, as well as suppliers, subcontractors and consultants such as architects and engineers with whom they’ve worked.

Candidates must have several years of building experience before they can earn the CGB designation. They are required to take courses on building technology, finance, project management, sales and marketing, and safety. Before graduating, they must sign a CGB Code of Ethics and provide proof of the appropriate licenses, registrations, certifications and insurance required by their state. The requirements for GMBs are even more stringent. GMBs must have already earned the CGB or the Certified Graduate Remodeler (CGR) designations and have a minimum of five years of experience. If they don’t hold either designation, they are required to meet specific education objectives and have been in the building industry for a decade or more.

Be careful when assessing the prices set by different builders. The quality of the materials and service can make a significant difference in cost. You get what you pay for.

The Tallahassee Builders Association (TBA) is pleased to announce that the 2015 TBA Showcase built by Tom and Susan Vieth was a success all around. Like last year, TBA and Vieth Construction partnered with Toys-for-Tots and used the Showcase Home – which was built in the Centerville Conservation community – as a drop-off spot for people to donate gifts for kids just in time for Christmas. TBA started the Showcase Home concept in 2014 when Premier Fine Homes built a beautiful custom home in Buckhead. This past December the Vieth Construction project drew over 700 visitors and resulted in more than 300 gift donations for Toys-for-Tots as well as 32 bicycles.

It’s fitting that Vieth Construction built the signature home during the company’s 25th year in business. The Vieth’s have built a solid reputation and a long list of raving fans through their hands-on approach to customhome construction. “We listen to our clients and offer advice on ways for them to stay within their budgets while still getting the quality and value they want,” says Tom, who has built everything from starter homes to $1 million mansions in a wide range of communities such as Southwood, Golden Eagle, Ox Bottom and Summerbrooke as well as beach homes on St. George Island. “As for our respective roles I act as the face and the voice and get to do all the dirty work.” He’s the contractor and he makes sure things get done and done correctly. Susan on the other hand gets to work on the pretty stuff and writes the checks. She gets to be the gentle reminder (or nag in Tom’s mind) and play devil’s advocate on behalf of the consumer.

While keeping a keen focus on his business, Tom also finds time to give back to the industry that has been good to him. He has served for many years on the TBA Board of Directors as well as President in 2000-2001. In 1998, his peers at TBA elected him Builder of the Year, an honor he cherishes to this day. Not one to rest on his laurels, Tom was an active member of TBA’s Parade of Homes™ Committee for years and took on the challenge to chair our 2016 signature event.

The 2015 Showcase Home was a gorgeous Craftsman style home that incorporated stone, brick, and fiber cement siding. With a wraparound front porch that provides access to the home through the unique iron front door or through two side doors that flank the fireplace in the living room, this home was designed for family living. The covered and screened back porch adds to the living area of the home with a second fireplace and outdoor kitchen; and overlooks a sparkling concrete pool.

Subtle Universal Design features such as curbless showers, zero-thresholds with graded access ramps, and wide open spaces, were included to suit the owners’ needs and accommodate future aging-in-place. HIRING A REMODELER

A

re you among the growing number of home owners who are choosing to remodel their homes to fit their changing needs, rather than selling their home and buying another one? If so, you’ll soon learn that even simple remodels can cost hundreds or thousands of dollars. With that type of investment on the line, it’s important to find a contractor you can trust.

As the home building and remodeling industry celebrates National Home Remodeling Month in May, here are the top five tips to ensure you make the right decisions when you find, evaluate and hire a remodeler.

1. Always Go with a Pro

The best place to start is the Directory of Professional Remodelers at nahb.org/remodelerdirectory or contact the Tallahassee Builders Association at 850.385.1414. A professional remodeler will uphold the highest professional and ethical standards in the industry. These sources can also help you find a remodeler who specializes in a specific type of remodeling if you need it, such as a Certified Aging-inPlace Specialist (CAPS) to help modify your home to better suit you as you age, or a Certified Green Remodeler (CGP) to make your home more energy-efficient.

2. Do Your Research

Look at the prospective remodeler’s company website and social media accounts to see photos of their work. Visit review sites like HomeAdvisor, Houzz, Angie’s List, etc., to see more pictures and to read reviews of remodeling companies. Take the good with the bad when reading online reviews and focus on the descriptions of experiences and qualities that are most important to you as a customer. Ask for referrals from friends, family, neighbors, coworkers, and others who have had remodeling work done on comparable homes under similar schedules.

3. Create Your Short List

Once you have a list of potential home remodelers for your project, do a little more background research to verify that they are appropriately licensed and have a good business track record. Look them up with your local or state office of consumer protection. Verify that the remodeler has the appropriate licenses and registrations.

4. Start Taking Notes

When you begin meeting with remodelers, you want to find out information such as: • How long they have been in business in your community? Can they provide references from customers and suppliers they work with? • Do they carry insurance that protects you from claims arising from property damage or job site injuries? Ask for a copy of the insurance certificates. • What is their working knowledge of the many types and ages of homes in the area, and what sort of issues could arise? • Do they arrange for the building permit? (The person who obtains the permit is the contractor of record and therefore liable for the work) • Do they provide a written estimate before beginning the work, and a detailed contract that spells out the work that will and will not be performed, protects both of you, provides a fair payment schedule contract and complies with local, state, and federal laws?

5. Trust Your Instincts

Make sure you are compatible with the contractor you select. Beginning your project with mutual expectations will go a long way towards a smooth remodel. You’ll spend a lot of time with your remodeler so it’s important to have a good rapport and trust in him or her. If your electric water heater is 10 years old or older, think about upgrading to natural gas before your unit fails and you are left without hot water.

ot water is always in style, and nothing heats water like natural gas. Whether for showers, washing dishes or doing laundry, hot water is often taken for granted – until it’s not available. Most of us only think about our water heater when the hot water runs out or our water heater breaks down. Then we’re desperate to find something and get it installed fast. Many times customers settle for the quick fix instead of finding the right water heater that meets their budget, space requirements, hot water needs and uses the least amount of energy possible.

Now is a great time to review your hot water needs and available models, particularly if you are considering remodeling your kitchen, bath or laundry or adding new water intensive appliances. If that’s not the case, you should start thinking about upgrading from an electric water heater if it is more than 10 years old – before your unit fails and you’re left without hot water and in a bind.

Tank or Tankless?

The standard storage-type (or tank) water heater keeps water hot all-day-every-day, while a tankless water heater does just the opposite by only providing heated water as you use it. While a tank-style gas water heater is slightly lower in initial cost, over the long term the tankless will provide greater efficiency and greater savings, while adding value to your home. Plus, tankless units have twice the longevity of an electric unit, offering 20 years of hot water or more. The tankless water heater is triggered by the flow of water, so when you turn on a faucet, the water is heated as it passes through the unit, giving you on-demand hot water with very little consumed energy. Tankless water heaters are about the size of a medicine cabinet, so they provide space savings as well as energy savings. An added bonus is that tankless water heaters can be installed inside or outside of the home.

The Natural Gas Benefit

If consumers decide to purchase a water heater, either tank or tankless, a natural gas water heater is the best bet when gas is available in your neighborhood. Here’s why: Faster recovery Gas heats water more quickly than electricity which means the storage tank can be smaller and the hot water recovers more quickly. Lower operating cost Heating your water with natural gas is considerably less expensive than electricity. When you consider that up to to 25%-30% of the average utility bill can be generated by water heating, natural gas makes sense. The average family of four in Tallahassee can save up to $300 a year on their water heating bill with a tankless water heater. 60 |

NAHB Remodelers offers the following suggestions to home owners who want to increase their home’s efficiency, decrease costs and take advantage of the other benefits that green offers. install maximum insulation in the area to be remodeled Forty percent of the energy consumed in a typical house goes to heating and cooling. Adding insulation is an easy way to increase efficiency. Insulation is rated by its ability to resist heat flow, commonly known as “R-value.” The higher the R-value, the better its ability to resist heat flow. Adding insulation will help save energy costs, increase comfort by better controlling temperature and improve indoor air quality by eliminating many gaps through which dirt, dust, and other impurities can enter.

A low-cost option is to wrap insulation around your heater, which can reduce standby heat losses by 25 to 45 percent.

Purchase the highest efficient HVAC system you can afford Over a 10-year period, the average home owner spends more than $10,000 for heating and cooling. Installing high efficiency ENERGY STAR HVAC equipment can reduce utility costs on average by 10 to 30 percent over minimum efficiency equipment.
