If you are thinking of buying a new home, you must pay close attention to many details to ensure that you find one that will suit your needs and preferences. Before you start shopping, you should sit down with the members of your household to discuss your preferences and the many options available to you. Here are some things you should consider

The first step in the home buying process is determining how much you can affo d. To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a finan ing commitment in place before shopping for a new home. Speaking to a local lender in advance to house hunting allows you to get pre-approved so that when the buyer to finds their dream house they can work with their Realtor on writing an offer

Before you start shopping, you should sit down with the members of your household to discuss your preferences and the many options available to you. An easy way to organize your thoughts is to write each separate feature that you want on a 3X5 card, and arrange the cards in order of their importance to you. For instance, if you like to cook, you may want a home with a large, well-equipped kitchen. Or you may settle for a small kitchen, so that you can have extra space for a library, offic or playroom. While looking for a home, consider whether your needs are likely to change over time. If you plan to add rooms, find out if there is enough space on your site for such expansion and whether such additions are permitted by your local jurisdiction. SELECTING THE TYPE OF HOME
Options include single-family homes and townhomes or condominiums. Some home buyers prefer homes with large yards. Others opt for condominiums where they can avoid yard maintenance entirely. With a single-family home in a development, you’ll be responsible for your own yard and home, but may be restricted to certain design elements or other regulations if there is a home owner’s association. A condominium is a home in a multi-unit complex, such as an apartment building or a townhouse cluster. You own the home, and you and your neighbors jointly own the common elements, such as the land around the complex, the parking areas, building exteriors, hallways, utility pipes and recreational facilities. A condominium owner’s association is responsible for maintaining the jointly owned elements. The day-to-day business of the complex is generally handled by a managing agency.

Advice for Financing Your Home Advanced preparation and a personalized to-do list will help home buyers stay on top of the financing process. You need to decide how much to spend on your home and which type of mortgage will work best for you, as well as understand the settlement process.
Be Realistic About What You Can Afford Figure out what you can comfortably pay on a monthly basis. Write down all your monthly expenses including loan payments, utilities, insurance, credit cards and don’t forget food, clothing and entertainment expenditures. When determining the monthly payment that’s within your reach, remember that in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly mortgage insurance or a home owners or condominium association assessment.
Pre-Qualify for Your Home Mortgage To ensure the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives. While you would still apply for the mortgage through a private lender, the VA guarantees a portion of the loan, which can mean more favorable terms and lower monthly payments. Are they right for you?

T
he current trend in new home design or remodeling projects is to create an open floorplan between the kitchen, dining, and living spaces. People love the bright and spacious appearance. They love the spirit of togetherness, how it allows the cook to interact with the whole family instead of labor away in a cramped and dark kitchen. It eliminates underutilized spaces in the home such as the formal dining room, and instead offers a casual and unifying space for everyone to gather. However, not all families will thrive in an open floorplan kitchen. There are some disadvantages that might be a deal breaker for your lifestyle. If you’re thinking about tearing all the walls out of your current kitchen, read this article, and think again!
Privacy
The biggest complaint we hear about the open floorpla layout is a lack of privacy. Imagine the vent blowing away on full speed while the kids are trying to watch television in the same space, or Trick-or-Treaters getting to see your spaghetti dishes from the front door, or your party guests watching you drop the hors d’oeuvres on the ground. Thismight lead to less togetherness than you might think, with other family members hiding away in private rooms while dinner is being prepared. Many chefs appreciate some privacy while they create masterpieces – maybe to hide a secret ingredient or those frequent tasting bites. Not everyone wants each meal prepared to be displayed to the world like a cooking show.
Storage
With no dividing walls between kitchen and living, there’s less hanging space for cabinets. Typically, the storage is relocated into a large island, resulting in substantially less storage space in most designs. Upper cabinets are ideal for dishware and glasses, and some people like to store dry pantry items there as well. If you have multiple sets of dishes that you love to use regularly, make sure you plan adequately for these items! Unless you are planning on downsizing your kitchen equipment, you may not want to remove your adjoining walls.

Working Triangle
The Sink, Refrigerator, and Cooktop/Range in any kitchen should each be between 4’ and 9’ apart, with no obstructions, and include adequate set-off countertop space around each work station. A good work triangle means the chef will take fewer movements to create something delicious. When I’m studying an open floorplan kitchen design, the first thing I look for is the placement of all the key appliances to see if the workflow could be improved. Large islands typical in open floo plans are sometimes positioned in a way that interrupts the working triangle rather than improve it. It’s also not uncommon in open floorplans for the appliances to be positioned too far away from each other. There’s a lot of appeal to an open floorplan. They are bright and spacious, allow the entire family to interact, and leave ample space for traffi patterns throughout the house. That doesn’t mean they are ideal for every family though. Their lack of privacy can be problematic, they have less available storage space than many designs, and in some circumstances have bad workflow for cooking. The best kitchen layout is the one that is tailored to your habits – how you shop, cook, clean, entertain, and live – so make sure you select professionals that ask the important questions when planning your space.

fter a disaster, you want to get back to normal as soon as possible, and your insurance company wants that too! You may get multiple checks from your insurer as you make temporary repairs, permanent repairs and replace damaged belongings.
Your lender or management company might have control over your payment
Here’s what you need to know about claims payments.
If you have a mortgage on your house, the check for repairs will generally be made out to both you and the mortgage lender. As a condition of granting a mortgage, lenders usually require that they are named in the homeowners policy and that they are a party to any insurance payments related to the structure. Similarly, if you live in a coop or condominium, your management company may have required that the building’s fina cial entity be named as a co-insured.

The initial payment isn’t final In most instances, an adjuster will inspect the damage to your home and offer you a certain sum of money for repairs, based on the terms and limits of your homeowners policy. The first check you get from your insurance company is often an advance against the total settlement amount, not the final payment. If you’re offered an on-the-spot settlement, you can accept the check right away. Later, if you find other damage, you can reopen the claim and file for an additional amount. Most policies require claims to be filed within one year from the date of disaster; check with your state insurance department for the laws that apply to your area.

When both the structure of your home and your personal belongings are damaged, you generally receive two separate checks from your insurance company, one for each category of damage. If your home is uninhabitable, you’ll also receive a check for the additional living expenses (ALE) you incur if you can’t live in your home while it is being repaired. If you have flood insurance and experienced flood damage, that means a separate check as well.
This is so the lender (and/or, in the case of a coop or condo, the overall building), who has a financial interest in your property, can ensure that the necessary repairs are made. When a financial backer is a co-insured, they will have to endorse the claims payment check before you can cash it.
Depending on the circumstances, lenders may also put the money in an escrow account and pay for the repairs as the work is completed. Show the mortgage lender your contractor’s bid and let the lender know how much the contractor wants upfront to start the job. Your mortgage company may want to inspect the finished job before releasing the funds for payment to the contractor. and the terms of your mortgage. For example, part of the insurance proceeds may be used to pay off the balance due on the mortgage. And, how the remaining proceeds are spent depend on your own decisions, such as if you want to rebuild on the same lot, in a different location or not rebuild at all. These decisions are also driven by state law.
Your insurance company may pay your contractor directly Some contractors may ask you to sign a “direction to pay” form that allows your insurance company to pay the firm directly. This form is a legal document, so you should read it carefully to be sure you are not also assigning your entire claim over to the contractor. When in doubt, call your insurance professional before you sign. Assigning your entire insurance claim to a third party takes you out of the process and gives control of your claim to the contractor. When work is completed to restore your property, make certain the job has been completed to your satisfaction before you let your insurer make the final payment to the contractor.
Your ALE check should be made out to you Your check for additional living expenses (ALE) has nothing to do with repairs to your home. So, ensure that this check is made out to you alone and not your lender. The ALE check covers your expenses for hotels, car rental, meals out and other expenses you may incur while your home is being fixed
Your personal belongings will be calculated on cash value, first... You’ll have to submit a list of your damaged belongings to your insurance company (having a home inventory will make this a lot easier). Even if you have a replacement value policy, the first check you receive from your insurer will be based on the cash value of the items, which is the depreciated amount based on the age of the item. Why do insurance companies do this? It is to match the remaining claim payment to the exact replacement cost. If you decide not to replace an item, you’ll be paid the actual cash value (depreciated) amount for it.

To get replacement value for your items, you must actually replace them To get fully reimbursed for damaged items, most insurance companies will require you to purchase replacements. Your company will ask for copies of receipts as proof of purchase, then pay the difference between the cash value you initially received and the full cost of the replacement with an item of similar size and quality. You’ll generally have several months from the date of the cash value payment to purchase replacements; consult with your agent regarding the timeframe. In the case of a total loss, where the entire house and its contents are damaged beyond repair, insurers generally pay the policy limits, according to the laws in your state. Which water heater is right for you?
W
ater heaters are the second biggest energy users in a typical home, second only to the heating and cooling system. In fact, heating water can account for up to 30% of your utility bill. This makes picking the right water heater an important decision not only for your comfort and convenience, but for keeping energy costs under control. The yellow Energy Guide label on a new appliance provides the estimated annual cost to operate it.
Tank-style or Tankless? Thereare two primary types of residential gas water heaters available – storage tank and tankless. When deciding on a gas water heater, consider your water heating needs and energy use habits. If you are a family of three or four (particularly if teenagers occupy your home) a tankless water heater may be the best fit for your home. If one or two people are in the home and your hot water needs extend to daily

showers and kitchen chores, then a tank-style may suit you best. Let’s look at the choices.
Tank-style (Storage) Water Heaters The most popular type of water heater for residential use is the storage water heater, which combines a gas burner with an insulated tank to store hot water. A storage water heater works by taking cold water from the home’s water supply and moving it to the bottom of the tank where it’s heated by a gas burner controlled by a thermostat. Since hot water is lighter than cold water, the heated water rises to the top of the tank where a delivery pipe sends it where it is needed. When the hot water leaves the tank and colder water replaces it in the bottom of the tank, the burner automatically comes on again to heat the new water. The storage water heater contains a relief valve to protect against temperature or pressure that is too high for the tank. Storage tanks are normally made of steel, with insulated interiors lined with glass or another material to prevent
corrosion. Some tanks also contain an anode rod, composed of one or more metals, which attracts corrosion away from the rest of the tank’s components.
Tankless or On-Demand Water Heaters Small and compact, tankless water heaters are usually wall mounted and located close to where the hot water is used. These units have a gas burner that ignites when a hot water faucet is turned on. The burner heats the water as it is being used and turns off when the faucet is turned off. These water heaters can provide from two to four gallons of hot water per minute and, because these units do not store water, there is no standby heat loss.
Both tank and tankless water heaters must be vented when installed inside the home or garage. By-products of combustion from the natural gas burner (mainly water vapor and carbon dioxide, the same elements we exhale

when we breathe) are vented to the outdoors through a chimney, flue or sidewall vent. Theburner is lit by a standing pilot light or by an electronic or spark ignition. Many tankless models are designed to be installed on the exterior wall of the home, freeing space from the interior and eliminating the need for venting. Both tank and tankless Standard Tank-Style Gas Water Heater
require periodic maintenance to prevent buildup on system components. The City of Tallahassee offers a generous $675 rebate on the first-time installation of a natural gas water heater, replacing electric or propane. If it’s time to replace your existing natural gas water heater, a $300 rebate is available. Gas Tankless Water Heater
Cost: Standard Tank-Style water heaters start out at just under $500 and go up depending on the features. Installation costs vary.
Cost: Tankless water heaters are priced at $650 and up based on the model, size and other features. Installation costs vary.
Must be vented to the outside; requires opening through roof or outside wall.
Indoor units must be vented to the outside in the same manner as the standard tankstyle water heater. Newer models feature dual heat exchangers which reduce temperature of vented gases, allowing use of standard PVC for vent pipe in many cases.
