ANCOATS + NEW ISLINGTON _ THE LOCAL SCALE ANALYSIS Housing Price According to housing cost within the area, it has increased rapidly over the past years that has caused the old residents to be pushed out of the area by new people moving in. This sparks conflict with the area and destroys the community as people who have lived there before lived there for decades whereas new residents mostly rent and do not stay there for long (most people don’t stay there for more than 5 years). This destroys the sense of community that was once very prominent in the area. In addition, the developer has not done enough in order to combat this problem as they try to pack as many houses in the area allowing less room for outdoor communal and green spaces where people can meet.

Zoning Through studying this map we can see that the developers who are building out the area are trying to maximise profit there is little to no green space or public areas left. This leads us to the gentrification problem. Currently, there are no plans in place that will tackle this problem.

Natural Reasones On this map we have illustrated the locations and the quality of green spaces that are currently present on the site. Two out of three green space are on the outskirts of the site, there is only one of them in the middle (which, most likely will be demolished). Currently, at any point on the site you are 10 minutes away from a green area but, unfortunately, not all of them are of a good quality.

ANCOATS + NEW ISLINGTON _ THE SWOT

Now that we have looked deeper into the site we have decided to do a SWOT analysis in order to outline the main problems to help us determine our strategies.

Strength and Opportunity In Ancoats, the listed buildings have their strong historical value. As for green area, the large park is located next to high-density residential area, as well as the large green area at station in New Islington. In addition, we can see the breathtaking view of the grand canal in New Islington.

Weakness and Threat There is lack of good quality of green areas. For instance, the large park in Ancoats next to high-density residential area has been isolated from the rest of Ancoats since it has a clear boundary, so it is difficult to access. In addition, the large green area at station in New Islington has no supported facilities related to its function. Moreover, in term of roads and transportation, there are some cars that have been parked on the pavements and many drivers can drive in the fast speed in the residential area.

ANCOATS + NEW ISLINGTON _ HOUSING & FACILITIES Transport Strategy

Our main transportation strategy is to try and reduce the amount of cars in the area. To do so we have decided to connect the whole site together with bike and pedestrian roads. This will make the area a lot safer and will connect the residents together. The two main pedestrian roads will be going through the entire site and all the green areas of Ancoats and New Islington. We want it to be a pedestrians highway that will attract people to take this route and therefore will encourage them to get to know each other and start building a community. These roads were strategically chosen to be close to main public transport stops so people are encouraged to use them more. Pedestrian roads will have trees and other plants along it. Doing so we are able to incorporate more greenery into the area without taking away space. The idea behind it is to create somewhat of green veins that run through the area and connect public green spaces. This will greatly impact the perception of the area from the user’s point of view by making it more inviting 26 and communal.

ANCOATS + NEW ISLINGTON _ HOUSING & FACILITIES Transport Masterplan

We could not eliminate all the cars from the site as people require car access to their houses and to accommodate bus routes that are currently in place. Nevertheless, we have reduced the amount of vehicle roads to a minimum and tried to make them overlap with pedestrian roads as little as possible. The main vehicle roads will be going around the site and there will be minor vehicle roads within the site. This will discourage drivers from going into the site area making it safer for pedestrians. By doing so we want to provide better and communal areas that will encourage people to be more active within the community and to engage with each other

ANCOATS + NEW ISLINGTON _ Street Section

Here are a few examples of how we want to re-model the streets and open them up. Along the pedestrian highways we want to have commercial ground floors which will further encourage pedestrians to take that route. We are incorporating plants and trees into the roads to make it more

The first street section is one of the entrances to the pedestrian highway. We have remodelled it in a way that the ground floors of the buildings on either side is opened up in order to widen the street and to provide shelter for pedestrians during the rain. There are commercial spaces such as shops and cafes on the ground floor as well.


The second street section is the intersection between a pedestrian road and a vehicle road within the site. Due to the fact that the two buildings to either sides are heritage buildings and are protected by law we are unable to open up the ground floors but the width of the street is adequate enough for comfortable use by pedestrians. In order to prevent card from entering the pedestrian road we want to install barriers at the entrance. Also, the pedestrian street will have plants and trees along it to liven the area up.

ANCOATS + NEW ISLINGTON _ Street Section

The third section is the remodel of a main vehicle road in New Islington. Currently it is made to be safer for pedestrians and more interactive with a pedestrian island in the middle that has some benches but we believe that it has been poorly designed because no one wants to use it. Sitting in between two roads with no barriers is just not pleasant or comfortable. The area looks grey and unappealing. We want to change that by widening the sidewalks and adding bike lanes as well as making the pedestrian island thinner. Sidewalks and the road is divided by trees and plants which are more colourful and visually appealing, to the users and makes this area a lot nicer to be in. 30


The last street remodel is for the area near the canal. Currently there is a pedestrian path there but it does not implement any green areas or sitting decks. There is a private green area that is accessible to the residents living in the building next to the canal but we have decided to add a communal green area next to it. In addition, we have added a viewing deck for people who want to stop and sit near the canal. Changes like these are vital because it makes the walking path more pleasant and interactive and encourages people to stop and spend some time outdoors rather than ruching to get back home. 31

CONTEXT / PROPOSAL ANCOATS + NEW ISLINGTON _ MUSEUM & MARKET Musem and Retail The museum is a renovation of the residential building Victoria square.Due to its proximity to the main road and its three sides surrounded by residential areas, the ground floor and the first floor of the building will be used for shops and small businesses in order to attract people into this area. The open interior space will be replaced by a transparent fiberglass roof, and the interior of the building will be used as a marketplace for cultural and artistic goods.The space above the second floor will be used as a museum to display and showcase the industrial history and culture of the Ancoats and Manchester.

PUBLIC SPACE & GREEN AREA STRATEGY: As we have mentioned before we are implementing pedestrian roads throughout the site that will be connecting all the green areas together. We will be re-designing thee current public spaces and adding three new ones to the scheme. This will provide enough public space for all the residents of the area and for all the people working in the area. Each public space will be used for different purposes and at different times of day. The green spaces are strategically placed at the beginning and the end of each route and two of them are in the middle. This will create a sense of journey for people walking along the pedestrian route.

ANCOATS + NEW ISLINGTON _ SPECIFIC LOOK & IMAGINATION The three main and largest public spaces each have a different purpose. The green area next to the tram stop will have benches, small shops and public area where people can relax when they get back into the area. This is largely a recreational space with great views and a sense of openness due to its size and that all the buildings are not located directly next to it. The second public space is the plaza in Ancoats. This area is designed to be used by people who work in Ancoats to spend their lunch brake there. We have designed it to have cafes and restaurants with a lot of benches where people can have their lunch. This is a smaller communal space surrounded by buildings but we want it to have a sense of oasis within dense area. We believe that it is important to break up the pattern of densely built buildings by creating communal green spaces. The third communal space is next to the community centre. We have designed it to be a residential and community space where people can come to relax on the weekend and engage with the community. We believe that it is important to provides areas like this to encourage people to spend more time outside and talking to others rather than staying at home or going to a different part of town.

Before 2017 There is an Ancoats Retail Park here.

The Council wants to use the empty site as a car park. Because Manchester council makes more money from parking, almost £10million in profit last year.

After 2017 The Ancoats Retail Park on Great Ancoats Street was purchased in 2017 by Council in what was described as the largest ever land purchase in the history of Manchester city centre. And the retail park was demolished in March this year and is currently vacant.

The Local Residents protest against the plan, as well as the New Islington Free School and climate change activists. They claims that the proposal will increase emissions in the area, lead to increased traffic on Great Ancoats Street, lead to adverse health effects on local children. They in favour of a community green space instead.

Function Analyse

Three key elements, Canal, Cotton field park and commercial across the great Ancoats Road. Canal represent the history and industrial culture. Integrate design the Mills, Canal, riverside park and gallery to show history element. Cotton field park is the biggest existing green spaces in this area. Combine the existing commercial across the street, setup a public service center and shopping center, build up a city subcenter.

Entrance Analyse

1. The main entrance on the south side is facing the Great Ancoats Road and rest of city center.Most people come from city center and piccadilly station will use this entrence. 2. The north, west, and east minor entrances is for the residents of ancoats and new islington and lead to gallery and shopping center. 3. Commercial area also contains several entrances. While attracting visitor into the venue, it can also attract people to pass through.

The north, west, and east main entrances for the residents of ancoats and new islington and lead to parks and green spaces. 3. The market also contains two entrances. While attracting crowds into the venue, it can also attract people to pass through.
