T
here has been a lot of discussion recently about the cost of living and the standard of our homes. This raises the question: in the interests of affordability, are we compromising on the quality of our homes? The question I have is how can we afford to put a price on building healthy, warm and safe environments in which to house our most precious asset – our family? In terms of striving for affordability without compromising on quality, house size is an important factor. The larger the home, the more expensive to build, heat and maintain. That is not to say we should be living in single-room homes, but that we should be building to our needs. We should be crafting floor plans that fit the needs of our family and that can expand when and where necessary. Do we really need a lounge, a formal living area and a media room? Unintentionally the notion of size is a common thread in our latest issue, with discussions around efficiency (page 30), affordable architecture (page 32) and space in the bathroom (page 20) all found in the pages before you. At abode we aim not only to inform and guide you through your project but to inspire you, not simply when it comes to your furnishings and fittings, but in your thinking and attitudes towards building and renovating. f you’ve invested in quality leather furniture you’ll want to do everything you can to keep it looking good and lasting for a long time, and a lot of this has to do with regular care. The big no, when it comes to leather care, is using abrasive cleaners or solvents, which can do irreversible damage. In actual fact leather is very easy to clean, provided you follow the cleaning and care instructions for the type of leather you have. In general, caring for leather is a two-step process – cleaning and conditioning. Some owners apply leather conditioner without first cleaning the dirt and old conditioner off, which can lead to dirt being trapped in the coating. nteriors are such personal and sacred spaces. They reflect the personalities of those who live there, tell the story of the family and offer a glimpse into what makes them tick. That is not to say that there are no rules when it comes to crafting your interior space, but that the starting point, every time, should be something that talks to you. Be it wallpaper, fabric or colour, you are the one who has to live with it; so if you don’t like it don’t use it. More and more we are seeing our interiors embrace pattern, texture and colour in bold and innovative ways. One of the easiest ways to start introducing this concept to your home is by mixing and matching. The key thing to remember is that, while not everything has to match perfectly, the fabrics you choose should create a look that is pleasing to the eye. Before jumping in the deep end, try laying out your final fabric selections and sitting with them for a few days. If you still love them – go for it�

Just in time for summer, get the low-down on the latest colours and trends for wallpaper
W
allpaper has long been the turn-to for bringing pattern and colour into the home. ‘We are seeing wallpaper used right throughout the home, from the living and dining areas to bedrooms, bathrooms, powder rooms and more’, shares Piers Braddock of Aspiring Walls. ‘It is much more than just a wall covering, and there are some really clever and creative people out there. As it is so versatile, the only limit is your imagination. If you can only afford one roll then why not frame a section and hang it on the wall as artwork instead? Or use it as a highlight or covering for furniture. The options are endless.’ COLOUR When it comes to wallpaper and colour, Aspiring Walls Design Manager Dave Abbott is quick to point out that neutrals remain dominant for the season ahead. However there has been a shift away from tans and browns to subtle, warm greys – be they light and soft or dark and stormy. ‘Navy is another colour that we are going to see more and more of, and perhaps favoured over black which seems to be falling away’, he shares. ‘We are also starting to see softer blues and greens emerging as top favourites.’

PATTERN & DESIGN Texture, be it embossed or velvet, continues to be a popular choice throughout the home. And faux textures are getting bigger, bolder and more realistic. ‘Distressed panelling, industrial timbers, concrete finishes, the list goes on’, continues Dave. ‘We are also seeing quirky, out-there patterns growing in popularity. Patterns like our Terracotta Warriors and Framed Animal Heads certainly create a talking point and bring instant personality and wow factor'. With advances in technology come advancements in printing, and many of these quirky designs now have a three dimensional aspect, creating the illusion of movement and depth. ‘For a long time to come we will see floral designs translated onto wallpaper’, reflects Dave. From bold and stylised to soft delicate illustrations, floral designs, like damask patterns, bring a timeless and nostalgic touch to the home.

Is bigger actually better? Bigger isn’t
necessarily better. First and foremost, a bathroom needs to be a practical space – functionality is the primary concern. Your room needs to be well considered and areas clearly defined in terms of their particular functions. A well designed and clearly defined smaller bathroom can be just as functional and convenient as a larger one. SEPTEMBER/OCTOBER 2015

How do we define small? It is all relative to the size of the house. Typically a large bathroom would be anything over 12sqm, and a small bathroom around 5sqm. Having said that, the sense of space is influenced by where you put your furniture. You can have a big bathroom that seems smaller because of the placement of windows and doors.
ABOVE A compact bathroom doesn't mean a compromise on aesthetics or function. Consider opting for furniture that is classic in design, and introduce colour and texture to help define areas, rather than overwhelm.

Does small have to mean all function and no aesthetic? Absolutely not. Choosing bathroom furniture that is classic is the key to success, as classic pieces have a design edge which will set your bathroom apart. In-wall cisterns with wall hung toilets not only show quality but also create more space because the toilet isn’t protruding into the room as much. Bring in splashes of colour with towels or a piece of art, but don’t be tempted to crowd the space. Less is more when it comes to dressing the bathroom.

What are your top tips for a small bathroom?
Recess as much as you can, including the heated towel rails. Built-in alcoves in the shower coupled with recessed storage will ensure that functionality, aesthetics and space go hand in hand. Also, resist the temptation of putting in a bath unless you need it. Sometimes using the space to put in a double shower is much more effective than having a bath, and of course it gives the perfect excuse to purchase an outdoor spa once your project is complete!

How can I maximise my space? It comes down
to thinking through every detail. Rather than mounting your tapware on the basin, have it wall mounted to free up space around the vanity. Of
course one of the best ways to create the illusion of space is with a wall hung vanity, and you can put in a mirror cabinet above the vanity for storage.

How important is lighting? Very! While skylights and windows work to bring natural light into the space, the clever placement of mirrors allows the light to bounce around, thus making the space seem bigger. By placing lighting over the different work areas, such as the vanity and shower, you can create separate environments, giving the illusion of more space. The selection of tiles can also create different spaces. Don’t be afraid of using darker tiles in the shower with lighter tiles in the rest of the room. This creates separate, clearly defined areas.

What should I never compromise on?
Functionality and style. When dealing with a smaller bathroom it needs to be a practical space with all the everyday items easily accessible but not left out to clutter the vanity. A small space can still look stylish with the use of wall storage cabinets for day-to-day items. TALKING TILES Lesley Storm from Edward Gibbon puts tiled showers under the spotlight
R
ecently there has been a lot of discussion around the supply and installation of tiled showers in New Zealand. Boosted in popularity by home renovation television shows, consumers could be forgiven for thinking their installation is as simple as gluing the tiles on the wall and grouting. However, there is a lot of work that goes on behind the scenes which we don’t always get to see on our television screens.
DISCOVERING YOUR OPTIONS Probably the most common system up until now has been fully tiled floors and walls, with a concrete screed floor. With a suitable waterproof membrane applied to the floor and walls, tiles are then glued and grouted in place. While ideal for a wet area, this isn’t your only option. One alternative is to have tiled walls and a false floor, made of a ceramic or plastic base, which is tiled over using a suitable glue and grout system. This leaves you with an upstand or slightly raised area around the shower. In the last few years there have been some new designs which utilise acrylic trays with tiled walls only. Growing in popularity, these designs are less costly, yet still offer the colours, styles and sizes you would want with a tiled shower. Added to that, they are a lot easier to clean and maintain.

A STARTING POINT First, do you have a building consent? If you are renovating, then this is a must. If you are building, then this will be part of the overall building consent you have applied for. If you do not apply and receive your consent, this will have an impact when you come to sell the house, as the vendor is liable for any warranty claims by the purchasers later down the track. Choose your shower size, and be mindful of the colour and size you intend to use on your tiles as this will influence your final aesthetic. Mosaics are available in many different designs, colours and sizes so they can be used to bring colour and the impression of light into the shower without affecting the sense of space. WATERPROOFING The waterproof membrane, as it is commonly known, generally takes the form of a thin carpetlike material or a paint-on substance which is applied to the walls and floors of the shower – unless you are using a false floor system or acrylic tray, in which case only the walls need to be waterproofed. There are numerous waterproofing systems on the market today and any waterproof membrane system you use must come with a ten year warranty at minimum and associated producer statements, which have to be included in your building consent application. The potential problems that arise by incorrectly installing tiled showers and wet rooms should not be underestimated. Remedial costs for failures can run into the thousands. BUDGET Generally speaking, fully tiled showers can be very expensive. And this does not necessarily include the building consent which can vary considerably, particularly if it is based on the overall cost of the renovation. So your project can easily run into thousands just for an averagesized tiled shower area. We were able to translate this into the end result through the addition of the central island with the raised bar plank, creating a casual hub for the family to sit around and have meals together. The thick architectural box above the sink area adds an interesting feature and creates a feeling of space while providing the family with a place to display ornaments.

ARE WE SEEING ANY TRENDS WHEN IT COMES TO KITCHEN DESIGN? In Europe especially, we are seeing a huge shift towards totally handle-less kitchens and hidden appliances. And, as mentioned previously, we’re just about to release our SERVO-DRIVE (press-to-open) system for integrated appliances to support this trend. We’ve also noticed that more organic

But typical tasks and ergonomic requirements remain the same no matter what country the kitchens are in. For example, the main benchtop is at the

Are your products just for the kitchen? We are specialists in the production of kitchen hardware, but in recent years there has been a trend towards customising cabinets in other areas of the home, such as built-in entertainment units, wardrobes, bathroom vanities and laundries. The demand on these cabinets is fairly similar to that in the kitchen; consumers are recognising the benefits of drawers and organisation to enhance the usability and ergonomics in the space. Why is sustainability important? As
an architectural designer my work has a huge impact on our environment, and I strive to minimise the environmental impact of the buildings I design by recommending sustainable materials and energy efficient solutions to my clients. In general, sustainable architecture is based on energy and ecological conservation in the design of our built environment. Applying that approach to a residential new build or alteration, it is about using sustainable building materials such as: recycled products, sustainably harvested wood, sheep wool, locally obtained stone and rock, bamboo, non-toxic VOC glues and so forth. We are constantly concerned about the future of our children, that they get a good start in life and a good education, which will enable them to live a happy life. One way of promoting and protecting the interests of our children is to leave only a small carbon footprint, which means being conscious about our environment and making sustainable decisions.

What is the difference between sustainability and energy efficiency?
There is not really a difference; in fact sustainability and energy efficiency go hand in hand, as the energy efficiency of a building is one of the most important SEPTEMBER/OCTOBER 2015

Again there are many ways to improve the energy efficiency of a house, and this starts with insulation, as a well insulated home uses much less energy to heat than a poorly insulated one. At the beginning of each project the size of the house is an important consideration, ensuring you are building what you need. Building a house which is bigger than you need will end up costing you more in building and maintenance costs.

What is Passive Solar Design and how does this differ from Passive House Standard? There is actually a lot of
confusion about these two terms. Passive Solar Design is based on using the sun's energy to heat your house by orientating the home towards the sun and storing the sun's energy in thermal mass like concrete floors and concrete walls. The stored heat in the thermal mass can then be used when it is needed. The Passive House Standard is totally different. Completely independent from solar gain, it is based on four principles: 1) Compact Building Shape 2) Three Layer Building Envelope a) Weathertightness b) Excellent thermal insulation c) Airtightness 3) Thermal Bridge Free Construction 4) Heat Recovery Ventilation System

Contemporary, sustainable and cost effective, this is a design and build company with a difference

here is no denying the passion that Bryan Doull has for construction and design. As owner operator of architectural design and build company Dwell Homes, he is set to change the way we approach our building projects. ‘Currently there is limited choice for those who want to build something a little bit different but don’t have a million dollar budget to play with’, he explains. ‘What we are trying to do is offer a contemporary, modern design solution which gets the most out of your budget, takes advantage of your site and doesn't require a compromise on quality.’ ‘We need to change the perception that building is about how many square metres you have and how expensive each one is. The focus instead needs to be on what you can achieve within your square metres.’ For Bryan, building smaller doesn’t mean compromising on space. Stepping into his recently completed show home, or any of his modular builds, you are hard pressed not to agree. He translated a narrow TC3 site into a functional, workable family environment that ticks all the boxes, for a build cost of less than $500,000. ‘It is about bringing cost effective architecture to a wider audience’, he explains. ‘The home incorporates all of the latest products and technology, and with three bedrooms, two bathrooms and a powder room, plus an open-plan living area which opens up to the outdoors, the home has been designed and orientated for family living.’ Starting at 70sqm in size and only limited by your space and imagination, Dwell Homes offers

aving found the perfect property on which to build not only a home, but also new office premises, Mike and Rachel Pero set about planning and building their dream home. ‘We knew what we wanted – simple yet elegant’, explains Rachel. 'We wanted single level, lots of indoor-outdoor flow, open-plan living areas and a gallery or hallway with bedrooms opening off it’, explains Mike. So with plan in hand, they turned to Platinum Homes to translate their project from paper to reality. ‘Mike and Rachel have very discerning tastes and the entire build was based on a very one-onone approach. They had a number of extremely unique design features and knew how they wanted these to look, feel and work’, shares Jason Strange from Platinum Homes. ‘From the technical aspect of the wiring and electrical to ensuring the magnificent aluminium joinery stackers which pull the entire outdoor living sanctuary into the absolute heart of the home, Mike was always looking for functional simplicity. And achieved it with striking results.’ Focused on guiding their clients through the building process with the same level of passion and focus they would want for themselves, Platinum Homes strive for perfection and believe that a collaborative approach is the best way to achieve a homebuilder’s dreams. Hands on throughout, Mike and Rachel were regularly on site to monitor progress. ‘As SEPTEMBER/OCTOBER 2015
the home’s personality formed, we were able to work with the owners and their interior designer to tweak and edit inclusions to ensure they were going to achieve exactly what they wanted’, continues Jason. ‘Most notably the construction and detailing for the lighting design to allow for the recessed LED lighting features. It was a very rewarding challenge!’ Despite having built before, this was the first time Rachel and Mike had worked with an interior designer on all aspects of the design. ‘It made a huge difference to the end result’, enthuses Rachel, ‘and we can’t recommend Chantale highly enough’. For Chantale Heron of HÉRON Interior Design, it was a dream project. Approached by Mike and Rachel, Chantale was able to work with them from an early point in their build, looking at the plans and presenting alternative ways to accommodate furniture placement. Chantale explains: ‘This meant designing built-ins for storage in the bedrooms and using the closet space as a desk area instead. We wanted to take advantage of every square metre and ensure the interior was being designed and crafted specially to meet the clients’ needs.’ Karl Kitchingham of Evolution Interiors worked with Chantale to create custom-designed joinery. Manufacturing and installing the joinery in the master bedroom, media room wall-unit, lounge room wall-unit and office cupboards, Evolution Interiors brought a new level of detail and

personalisation to the home. As specialists in custom-made joinery, they pride themselves on their ability to achieve the little details which make a big difference to the final result. ‘We worked closely with Chantale and the Peros on all of the pieces to create a mix of design features, with an emphasis on detailing while maintaining functionality’, offers Karl. ‘A lot of the detailing is quite unique which gives the furniture a real edge to it.’ With the finish of the joinery selected to complement the surrounding furniture and furnishings, the bespoke pieces sit seamlessly within the home. ‘The lounge wall-unit is one of our favourite pieces’, shares Rachel. ‘By getting it custom-made it meant we were able to create something perfect for our space.’ ‘Every client has different tastes and I listen to what the client wants to achieve’, reflects Chantale. ‘Staying focused on the concept, we designed the house in full before anything was purchased.’ This way the home works harmoniously from the front door to the back. ‘We used natural materials like solid European oak for the dining room table, schist for the fireplace, Brazilian granite for the kitchen benchtop and fireplace hearth, and so forth; while a variety of natural fibres, such as cotton, silk and velvet, were selected for furnishings and drapery.' 'Juxtaposing smooth and rough materials brings balance while achieving a play of natural light and reflection’, explains Chantale. ‘It is important you are working with quality, functional materials when it comes to design’, SEPTEMBER/OCTOBER 2015
she continues. ‘You want to achieve a collection of pieces that you will be proud to own and I recommend spending money on materials and products that are not only designed to last, but reflect your personal style.’ Completing the interior was the addition of tiles from Quantum throughout the living spaces. The tiles replicate the look and style of timber planking, while offering a tactical, yet practical and durable finish – making them the ideal choice for a busy family with two beloved dogs. Opting for 1200 x 200 porcelain plank tiles from the Inessence Collection, the result brings a unique natural finish to the space, while enhancing the timeless character of the home. Also working with Chantale on the finishing details for the interior was Mantel. Recognised for their knowledge, detail and expansive range of fires, Mantel was approached by Mike and Chantale with a specific look and dimensions in mind. ‘We then designed and liaised with a manufacturer and with Chantale to ensure the fire was exactly what they were after’, explains Remco Vis of Mantel. Internally the need was a fireplace that would match the dimensions of the adjacent television, while offering a contemporary design. ‘For the lounge, we worked with Living Flame to create a bespoke white pebble and glass finish, 1200 glass fronted Eastside model fire with an extra high opening. For outside, the priority was maximum radiating heat, which resulted in the addition of the Aura fire, which has a more traditional feel.’

Used to highlight the architectural lines, while enhancing the ambience of the home, the LED lights are one of Mike’s favourite inclusions. A Louvretec 200 Super Roof in Precious Copper was selected for its ability to span a large distance in one bay, giving uninterrupted outdoor living. An Aura outdoor fire from Mantel enhances the livability of the outdoor entertaining area.

One of the most striking interior features of the home is the LED lighting. ‘Every light fitting in the home is an LED’, explains Mike. ‘And I always knew I wanted them to be a feature’. From a soft white light during the day and evening to bright, loud colour sequences when entertaining, the lighting system, like the rest of the home, is a customised creation. Working with Mike on the design, concept and installation of the LEDs was LED R US. ‘Literally the whole house has feature lighting’, explains Daniel Gogna from LED R US. ‘There is the decorative piece in the entrance, the 600,000 colour changing special RGBW strip lights in the lounge room, the ceiling lights in pink for the daughter’s room, and in bold bright blue for the son’s room. There are even warm glow lights on the chimney to create ambience and to match the theme of the house.’ ‘All of the LED lighting we used is from LED R US, custom made and installed to meet the exquisite taste of the customer’, he continues. ‘Mike and Rachel wanted an eco-friendly, easy-tomaintain lighting system which Mike could control anywhere in the house. The radio frequency remote control gives him the flexibility to change the mood lighting, control the brightness level and make every part of the house as unique as the people occupying it.’ Carrying out the wiring for the home was Tucker Electrical. ‘From an electrical point of view this home has almost every appliance possible. However the LED lighting offers huge savings

in power running costs, and the addition of a standby generator means it truly is a home that can stand on its own’, explains Stephen Tucker. ‘The Schneider Saturn range of light switches and power outlet fittings were used as they offer a high quality finish and have LED indication built in – to show the location of appliances that are on and therefore enable the homeowner to monitor their energy use.’ Passionate about automation and efficiency management, Stephen and his team are no strangers to working with homebuilders from the pre-planning days of their build, assisting with the layout and design of lighting, ventilation and home communication to ensure the highest level of detail and finish is translated into the end product. ‘For the Pero residence there was a lot of detail required in successfully hiding the lighting connections and multi-room ventilation, and we were delighted with the end result.’ Further enhancing the interior of the home is the addition of the outdoor living area, providing a seamless connection between inside and out, while increasing the living spaces of the home. A Louvretec 200 Super Roof was added to ensure the space is useable year round. Selected from the architectural series range, in Precious Copper, the Super Roof was chosen for its ability to span large distances as a single bay, giving an uninterrupted outdoor living space. ‘What makes the home really special’, shares Mckenzie Collins from Louvretec, ‘is the large cantilevered steel frame that we inserted our roof louvre into. Without the need to have any support posts blocking the scenery, we were able to achieve clear views across the property, out to the Southern Alps.’ ‘By having an opening roof in your home, you create more useable space whatever the weather’, continues Mckenzie. ‘We can help you SEPTEMBER/OCTOBER 2015
to create any outdoor area. But more than this, the Louvretec opening roof protects you and your outdoor furniture from the conditions – wind and rain in winter, and the sun in summer.’ Having worked on previous projects with Mike, Goom Landscapes was his natural choice when it came to his landscaping needs. ‘Effectively there were three different user groups that needed to be catered for’, explains Jessica Staples from Goom Landscapes, ‘the office, the guest villa and the main residence. Despite there being a lot going on, the site feels open and generous with each of the different buildings having its own setting. Yet the surrounding landscape flows around them, linking them in a unified aesthetic.’ When it came to the primary dwelling, the aim was to achieve a sense of openness, and make the most of the pool as a key visual element, both inside and outside the home. A desire which saw the Peros opt for a sunken lawn to the far side of the pool, creating the illusion of an infinity edge.

‘This subtle change of levels provided a heightened sense of interest in the pool and created a secondary sunbathing area set down away from the wind’, continues Jessica. ‘Mike was keen on exploring different products, which can be seen in the use of artificial turf in the areas immediately around the house. With the right product, artificial turf works well in areas that could otherwise be a headache to maintain and drain’, explains Jessica. ‘The construction of the pool is also something out of the ordinary, being made from precast concrete panels that were then assembled on site.’ Further enhancing the pool and landscaping is the inclusion of a Euroglass frameless glass pool fence. Installed around all four sides of the pool area, the fencing solution meets all the council regulations and national glazing standards while offering uninterrupted views from every angle. It allows those in the pool to be part of happenings inside, and those inside to be part of the play and entertainment outdoors. ‘Right back at the beginning of the build, I had a vision’, shares Mike. ‘I wanted a sun-drenched home; I wanted to be able to sit inside and look out to a water feature; I wanted lots of glass and extreme indoor-outdoor flow. We have achieved exactly that. We have built a number of times before, but this time we got it absolutely right.’

tepping inside the Montrose show home, it is immediately apparent that this is a home crafted with an eye for detail and a passion for quality. The home is spacious and, flooded with natural light, draws visitors in. For builder Steve Reeves the concept of having a show home is a new one, having spent much of his construction career working internationally. But it is one he is proud to have embraced: ‘It offers our clients a tangible space in which to gain an understanding of who Montrose is, and what we can do for them.’ Collaborating with like-minded colleagues and sub-trades, Steve set about building the show home. His intention: to set the benchmark for quality and to offer Christchurch homebuilders something new. ‘Each company and individual involved was as passionate about the project as we were. From the site preparation team, to the interior décor, to PlaceMakers South as the suppliers of building materials, they all brought integrity and a great level of support to the build, which we in turn want to bring to our clients’ projects.’ Earthtech was a natural choice for Steve when it came to site preparation and excavation. Recognised for their expertise and the resources to complete any civil construction task required, Earthtech completed the foundation subgrade
construction by excavating and removing unsuitable material and reinstating it with compacted AP40. ‘Quality aggregates were chosen for this project to provide the most cost-effective method of achieving the required ground-bearing capacity’, shares Daniel Johnston of Earthtech. ‘From the ground up to the last interior detail, this show home was about achieving a high quality result, and we pride ourselves on the integral part we played in the venture.’ Also involved at an early stage of the build was SJ Collings Drainage who worked on the drains for the home alongside Steve and the team, ensuring functionality was effortlessly achieved. The Canterbury Earthquakes have brought engineering and foundation systems into the spotlight; and for Steve, ensuring that his show home was built using the most innovative and effective seismic solutions was of the utmost importance. This consideration saw CGW Consulting Engineers and MAXRaft brought to the team. ‘Our Geotechnical Engineers approved the design and construction of the gravel raft and our Site Engineers carried out the pre-pour inspections’, explains Damien McGill of CGW Consulting Engineers. ‘However, it is the addition of the MAXRaft insulated heated foundation slab that makes this home unique.’

As the only fully insulated slab system available in the market, MAXRaft enables homebuilders to improve their home's living environment and energy efficiency. ‘The system removes timely and wasteful boxing techniques, while providing the most insulated slab system on the market today’, describes Gary Lonsdale. ‘MAXRaft insulation provides a complete thermal break between your foundation and the ground around it, reducing the transfer of energy from your home into your flowerbeds, and allowing you, not the surrounding environment, to dictate the temperature within your home.’ Approved for use in Christchurch’s TC1 and TC2 zones, it provides a structurally sound solution with the added benefit of superior insulation. 'Currently we are the only show home in Canterbury to have incorporated the MAXRaft into our build', comments Steve, 'which is really exciting'. Combined with the insulated foundation
system, Steve chose to enhance the energy efficiency of the home with the inclusion of a hydraMASTER in-slab heating system and moistureMASTER heat recovery ventilation from EcoMASTER. These decisions have ensured that the home has the latest technology when it comes to heating and ventilation. Designed to achieve a healthier and warmer living environment, the systems ensure physical comfort and also bring peace of mind to the discerning buyer. ‘Our moistureMASTER offers true heat recovery, as it circulates air flow, while managing moisture levels in the home’, explains Martin Reilly from EcoMASTER. ‘Essentially it operates on a two-fan system, one introducing fresh air into the home, the other drawing stale air out. While you can’t feel the air flow you can have the confidence that you are breathing and living in a healthier, cleaner environment.’
THE BRIEF WAS TO DESIGN A FOUR BEDROOM HOME WITH TWO LIVING AREAS, USING INNOVATIVE YET ECONOMICAL DESIGN TECHNIQUES, AND HIGH QUALITY PRODUCTS, MATERIALS AND FINISHES

Working with Steve on the design of the home were Rob Nicholas and Michael Cousens from Gravity Architecture. ‘The brief was to design a four bedroom home with two living areas and a separate study, using innovative yet economical design techniques, and high quality products, materials and finishes’, explains Rob. ‘The aim was to integrate design features which would help distinguish the finished product as a high quality home, standing head and shoulders above others in the market.’ A feat that they, along with Steve, believe has been achieved. ‘One of the challenges of the design was to achieve a sense of spaciousness within a 232sqm footprint’, continues Rob. The layout may be simple, however, the addition of cathedral ceilings in the kitchen and dining area, which continue into the separate living area, with the dramatic full height schist feature chimney, offers visitors an instant wow factor. Meanwhile, looking to the exterior of the house, the use of schist, weatherboard and carefully considered cedar detailing adds subtle character and a point of difference. To achieve the character on the exterior, Steve turned to James Hardie New Zealand. Designed to battle the elements, James Hardie Linea Weatherboard is a quality alternative to timber cladding, offering homebuilders the
perfect balance of technology and classic design. Designed to withstand the local environment, it is resistant to fire, moisture damage and rot. At the same time its deep shadow lines achieve a traditional charm. In this case, paired with cedar detailing and schist stonework, the result is one that both Montrose and Gravity Architecture are particularly proud of. Enhancing the architectural nature of the home is the detail paid to outdoor living, with both living areas opening up seamlessly to the outdoors. Produced by GA Aluminium, the Fairview architectural 35mm suite was selected as the joinery for the home’s exterior doors and windows. ‘The flat face frame was chosen due to its compatibility with the design of the home, as it enhances the modern contemporary look of the exterior’, explains Angela Lewis. ‘It has been complemented by flush tracks, for the sliding and stacker doors, and Schlage handles.’ Steve Hickling and his team at Southern Interior Linings prepared the interior for its finishing touches. An economical wall and ceiling lining GIB Standard plasterboard was selected for the walls and combined with GIB Rondo metal battens for the ceilings. Designed not to warp, the combination allows for a better quality, straight ceiling finish. This was complemented by the use

As New Zealand's largest manufacturer and marketer of Gypsum plasterboard, Winstone Wallboards manufactures plasterboard systems under the GIB brand name. Locally made for local conditions, they meet and exceed the requirements of our stringent local building codes. This allows homebuilders to address and combat a number of building issues such as moisture, noise, wear and tear, and, of course, to achieve a crisp clean interior finish. Headed by Lisa Hurley and working with Treena Swift, LH Design boasts extensive residential and commercial design experience. Being involved at an early stage of the project allowed Lisa and Treena to ensure every interior detail reflected the quality that Montrose holds dear. Their selection of paint colours, flooring, kitchen surfaces, tiles, feature lighting and textiles made for a unique design. Experts in bespoke furniture design, they used local suppliers in furniture manufacturing. Their expert eye also oversaw the supply and manufacture of all curtains, which create a warm, inviting environment reflecting the desired timeless aesthetic. ‘With Montrose engaging us for all styling considerations, exploring the shops for accessories was the icing on the cake for the project’, comments Lisa. Highlighting this timeless aesthetic is the SEPTEMBER/OCTOBER 2015
addition of practical and tactile flooring from Floorpride. Working alongside LH Design and Montrose to determine the right products for the various areas of the home, Floorpride supplied and installed flooring throughout the home, including the garage. A durable heavy-duty carpet in the garage is complemented by the softer, more luxurious Feltex Okiwi Bay in colour Manx in the living and bedroom areas. The home was then finished with a Forte Roasted Oak timber in the kitchen and dining, bringing not only natural warmth and texture to the space, but a practical aspect in such a busy area.

Adding to the timeless texture of the home was Terraforma. Working with Lisa and Steve, Jason Harrods and the team advised on and created the striking stonemasonry found both inside and out. Reminiscent of stone-laying techniques of hundreds of years ago, the Alexandra schist has been laid in a traditional manner and comprises 200 millimetre thick real stone, which boasts its own structural integrity. Of particular note is the grand chimney in the living areas which instantly ignites notions of cosy evenings at home, while bringing a sense of intimacy to the space. Taking centre stage in the home and providing a connection point between the two living areas is the kitchen. Designed by Millbrook Kitchens, the space has been crafted so as to blend beauty with functionality in an effortless manner. Streamlined in design, the kitchen allows for both formal and informal dining with the addition of the Osprey Caesar stone benchtop. In colour Basalto, the luxe high-gloss cabinetry combines with the mosaic splashback to ensure the space is as tactile and design-focused as the rest of the home. Recognised for his attention to detail, Steve left no stone unturned when it came to the finishing touches. In the bathrooms this meant ensuring that the tiles were laid to perfection. Specialising in tricky and challenging work, Hartland Tiling was the natural choice for this component of the home. A certified Aquablock waterproofing applicator, Craig Hartland worked on all the wet areas of the home, as well as the splashback in the kitchen. Right down to the grout lines in the powder room, the care and attention to detail applied in the laying of the tiles enhances the architectural lines of the home and epitomises the quality and passion behind all aspects of this build. For Steve and building company Montrose the show home has been a project close to their hearts and one which they enjoy sharing with those seeking something a little bit different.

ike so many in Christchurch, the earthquakes left Tom and Denise Leighs with shattered dreams and their much-loved family home reduced to rubble. ‘Our old house was a 100-year-old brick villa which we had spent years redecorating and making our own’, shares interior designer Denise. Stonewood Homes New Home Consultant Simon Paterson recalls the beginning of the rebuild. ‘Originally Tom and Denise wanted to replace exactly what they had lost. However, with the double brick internal walls and the detailed work required, this proved to be more than a

challenge – the nearest brick mason I could find, who specialised in this work, was based in Sydney�’ Faced with the reality of building something completely new, Tom and Denise drafted their ideal floor plan. ‘The section determined what we could do’, explains Tom. ‘Long and skinny; so, we wanted to maximise space while ensuring the home was part of the existing garden.’ The ground floor of the home is perfectly crafted for the couple’s love of entertaining, with a large kitchen, living and dining opening up to the outdoors, and a media room for rugby and movie nights. The upper level is all about privacy, with

the master suite in a wing all of its own. Complete with ensuite and walk-in-robe, featuring a Simply Wardrobes Pole System, the master bedroom is the ultimate in luxury and relaxation. ‘As an interior designer, I loved being able to create something for us. Tom was very much the client’, offers Denise, with a smile. ‘And right throughout, the house is a tribute to us, what we love and where we have come from.’ Quick to point out that they ‘aren’t really black and white people’, the house plays on the monochromatic colour palette with striking results. And it exemplifies Tom and Denise's meticulous attention to every aspect of their home. 'I knew what I wanted on the exterior’, explains Tom, ‘and the result is one of the best decisions we have made’. Selected for its superior insulating properties, the home is clad with the exclusive Graphex plaster facade from Rockcote, which ensures the home has a complete thermal envelope. ‘Essentially this enhances the home’s energy efficiency’, shares Mike Olds from Resene Construction Systems. ‘It is then completed with SEPTEMBER/OCTOBER 2015

Despite being quick off the mark with their planning and decisions around rebuilding, it wasn't until 2014 when construction was able to start on the home. ‘The home was being designed while the new TC3 rules were coming into effect’, explains Simon, ‘and, as it was a two storey home on TC3 land, it required four different foundation engineering designs before the design met with all requirements – those of the clients, architect, engineers, insurer, insurer’s project managers and quantity surveyor.' ‘Tom and Denise were fantastic to deal with

strong recovery in the market and we are finally starting to see the local housing market getting back to normal after the quakes. Median house prices and average rental data shows that supply and demand are getting back into balance.

You are based in Bishopdale. Tell us a little bit about this area. Bishopdale is a great place to live: it’s peaceful, it’s close to the airport and it has all the basic amenities close by. While we can sell anywhere in Christchurch and the surrounding areas, we have been working from the Bishopdale Office in Wairakei Road for a number of years and really enjoy being part of the community.

FREEKEH SALAD SERVES 4-6
220g freekeh, pealed spelt or pearled barley
Seeds 1 pomegranate
1 litre water
Handful flat-leaf parsley, roughly chopped
Salt and freshly ground black pepper
Handful mint, roughly chopped
5 tbsp olive oil
1 ½ tbsp pomegranate molasses
4 spring onions, finely chopped
2 tbsp pistachios, roughly crushed
Put the freekeh and water in a pan together with 1 teaspoon of salt and 1 tablespoon of the olive oil, bring to the boil, then turn down to a simmer and cook for 15 minutes until just tender. Drain and allow to cool. When cool, mix together the freekeh with the spring onions, pomegranate seeds and herbs, and season with salt and pepper. Whisk together the remaining 4 tablespoons of olive oil and the pomegranate molasses with a pinch of salt, and dress the salad with it, mixing gently. Serve topped with pistachios. C OOK ’ S NOTE Freekeh is dried green wheat, harvested while the grains are still soft, then sun-dried. It is very common in the Middle East and North Africa, and is used in the same way as bulgur, couscous or pearled spelt. It works well as an accompanying pilaf or a salad, in this case with pomegranate seeds, pistachios, mint and spring onion.

tips & tricks: When styling a rich, dark colour like black, you have endless options. I love to play with different combinations of colours and textures so don’t be afraid of embracing a solid colour, and remember it is about creating something that you love.
A dining table is a large feature in any home so you want to get your colour selection right. I chose to use Resene Black semi-gloss to fit with the current decor of the home. But the choice is yours and colour charts are a great place to start for inspiration. Sanding is my least favourite part of any DIY project, but unfortunately it is a necessity. Generally I start with a coarse sandpaper then use a finer paper to create a smooth surface. Don’t be tempted to cut corners, as you are preparing the base for your finished product. Next you need to apply the undercoat - you will need at least two coats. Once it is fully covered, sand again briefly with fine sandpaper. The topcoat is when you start to see it all coming together, and for the perfect finish you may find you need to sand again between applications. revisededition.co.nz

the RIGHT MODEL? Architect Stephen Crooks dives into the ever-popular debate on housing and asks whether our current approach and acceptance of suburban sprawl is the right one
H
ousing is a hot topic in New Zealand at present. There is not enough of it to go around and a fair proportion of what we do have is either expensive or substandard. Some people may disagree about the quality of our housing stock because they grew up in cold, damp, uninsulated houses and, according to them, it did them no harm. That may be so, but now that we can do it better, we should strive to develop and improve building technologies to make our homes the best they can be. I’m sure the Morris Minor was a perfectly good car in its day but thankfully we don’t continue to build cars like that any more. Meaningful and effective solutions to the housing problem have not been forthcoming. The Government’s answer is one of freeing up land for new residential subdivisions. This uninspired solution involves carving up valuable green belt to create banal suburbs which lack character and, more importantly, vital amenities such as parks, shops, schools and medical centres – amenities that provide the foundations for thriving communities. Residents of these new neighbourhoods must drive, often several kilometres, to access basic services. The option to walk or cycle is limited when distances are too great, and residents miss out on the everyday social interaction that occurs in active and busy neighbourhoods. In the suburb where I live there are a staggering 25 small businesses or community facilities, all within a five minute walk of my front door. Suburbs
that offer amenities so close to home work extremely well and suit a large variety of people, young and old. Unfortunately the newer developments make little provision for these important elements of community living. We are building subdivisions without soul and the worrying part is that people seem happy enough to live there. Maybe ‘community’ is an outdated idea in the age of social media? You would think that inner-city living would offer a cheaper and more attractive option, particularly medium density homes where economies of scale should be possible. Sadly not, it seems, as in the case of the recently-announced Fletcher Living development of 940 townhouses in the Eastern Frame. Quoted purchase prices start from $400,000, no doubt for a small one (or two if you are lucky) bedroom apartment. Compare this to the three bedroom house and land packages being offered in suburbia in the low $400,000 bracket. Perhaps one reason for the imbalance is that the suburban model is so well understood, having been refined over many decades. The inner-city medium density model is less well-known in New Zealand and does not have the benefit of years of experimentation and refinement. Nevertheless, it is a model that desperately needs exploring and developing to suit our evolving society and to provide a desirable and affordable alternative to suburban sprawl. 03 384 9602 | ccarchitects.co.nz
