I

t was quite a few decades ago, at intermediate school, that our class was given an assignment: design your dream room. I still remember it very clearly. I sketched out my plan for a cosy room that was somewhere up high, featuring a window with a perfect nook for people-watching. I was pretty happy with this, but became more and more deflated as my classmates presented their wildest and most fantastic scenarios, each more preposterous than the last. There were robot arms in the walls, and pits full of fantasy creatures. My 11-year-old self had not pushed the envelope at all. I still do love the simple joy of people-watching, however. And it occurs to me that all the sci-fi bells and whistles do no one any good if the room is not an easy one to live in. So thank goodness today’s visionary architects, designers and builders know precisely how to walk the line between cutting-edge and comfortable. Our special feature Forward Thinking from page 25 offers bundles of good ideas on the building and renovating trends for 2025, with the latest in decor, outdoor living, flooring and more for you to ponder. And our feature homes from page 35 are the best examples of smart design for an ideal lifestyle, such as a futuristic star-gazing deck in the Port Hills of Canterbury, a sky-high penthouse in central Auckland, and a marvel of engineering on the Christchurch coast. MEMORY AND SENSORY Creating a journey of enrichment and wellbeing requires structure as well as beauty, says Tony Milne of Rough Milne Mitchell Landscape Architects.

write this from Tokyo, while we are here visiting our son, Jack. As we wander the city, I am reminded of the delightful movie Perfect Days. Hirayama is very content with his simple life cleaning toilets in Tokyo. A structured routine, punctuated by unexpected encounters that reveal more of his story, and the beauty he finds around him. While I am also fond of photographing trees, as he is, and there are the many wonderful public toilets, it is the routine, ritual, respect and rhythm we experience that resonates most. Our memory and a full faculty of senses are oft taken for granted. Our current immersion in Tokyo reinforces this. Seventeen months ago, I received an email that piqued my interest, from Susan Gee and Tracey Hawkes on behalf of the Delirium and Dementia Group at Burwood Hospital in Christchurch. The email started: “We are part of a group at Burwood Hospital with an ambitious plan

to redevelop our large internal courtyard into a multipurpose garden.” I didn’t know Susan or Tracey. I do now: forthright and passionate, they are simply fantastic. Together with a dedicated hospital team, RMM in a pro bono role has ˉ been helping in the development of the Atea Whakaora/Therapeutic Outdoor Area. Post-earthquake, Burwood Hospital was rebuilt in part, with a large outdoor courtyard formed where new buildings meet old. The undeveloped and little-used courtyard had the potential to provide a valuable therapeutic space. Current healthcare planning emphasises the importance of creating a patient-focused hospital with a therapeutic environment that provides physical, emotional and spiritual comfort to all groups of users. Overwhelmingly, health-related research reinforces that simply viewing certain types of nature and garden scenes significantly

ameliorates stress within only five minutes or less. Viewing nature for longer periods not only helps patients to feel calmer, but can also foster improvement in clinical outcomes, such as reducing pain medication intake and shortening hospital stays. Unsurprisingly, studies also suggest that hospital gardens also increase staff satisfaction. A dementia-friendly garden has been co-designed so that patients will experience the space through a wonderful journey of discovery. A journey that doesn’t require them to remember why they are there or where they’ve come from. A journey that follows a brightly coloured path that winds its way through sensory, native, memory, active and hands-on gardens. A journey that draws patients from one place to the next by interest: structured, yet full of beauty. rmmla.co.nz

TRENDING COLOUR SCHEMES: While simplicity might be key in the kitchen, interior colour schemes are expected to showcase a blend of warmth and boldness, balancing tranquillity with personality. Earthy tones – yes, they are back! Warm browns, terracotta, olive greens and muted beige, promote a natural, grounded feel. Soft pastels Light hues like blush pink, soft lavender and pale mint create serene and calming environments. Bold accent colours For those wanting a more vibrant look, colours such as deep emerald, navy blue and rich burgundy are tipped as favourites for feature walls or accents when wanting to inject personality into a room. Inside Style Colour advice from New Zealand’s best designers and architects

Make a splash Vic Bibby and Dael Brady of Napier interior design studio Bibby + Brady explain the wonders of colour drenching. WHAT WAS INVOLVED IN THIS FAMILY BATHROOM RENOVATION?

This bathroom has quite a small footprint but demanded a lot, with the bathroom needing a bath, shower, toilet and vanity, which would be used by the three children and any guests. Our challenge was to update the room while retaining the character of the old villa, and create a functional space that was also a treat to be in. We chose to colour drench the room in Resene Double Duck Egg Blue. We used Resene SpaceCote Low Sheen Kitchen & Bathroom paint on the walls, even wrapping it onto the ceiling, with Resene Lustacryl semi-gloss on the door and trims. WHY COLOUR DRENCH?

By colour drenching the room, we blurred the lines between the walls, ceiling and door, creating a seamless finish. This

elongates the room, making it appear more spacious. It’s a bold statement that creates fun and a bit of drama, but the mix of muted green, grey and blue keeps the room calm and inviting. Resene Double Duck Egg Blue was a perfect match with the vanity to continue the tonal effect, and we added hits of watermelon red and dusty pink for warmth. Choosing a mix of matt and semi-gloss paint finishes creates greater visual interest.

DO YOU USE COLOUR OFTEN?

Colour is so important to us in our design work. It has the ability to transform a space, to set the mood for a room, and depict its style and personality. Whatever mood you want to convey in a space you can do it with colour, whether that’s excitement and drama, a sense of welcome or calm… you can do all of that with paint.

WHAT ADVICE DO YOU HAVE ON USING PAINT COLOURS?

Choose a colour that brings you joy and helps to set the mood you want to convey. If you’re unsure where to start, look to your wardrobe – what do you like to wear and are drawn to in a shop? Or you could pull a colour out of a piece of art or a rug that is in the room. Look at the fixed colours in the space: flooring, curtains, furniture. If you can’t change the colour of the floor or the sofa, your walls should be harmonious with these items. Lastly, once you’ve decided on your paint colour, or have narrowed it down to two or three, order some A4 drawdowns from your Resene shop and try them in your room. Something that looks great in your friend’s home might look completely different in yours. It all depends on the amount and the direction of natural light in the room, the height of the ceilings, and other items in the room. Look at the drawdown in the corner where there are more shadows as well as the centre of the room, and look at it at different times of the day to see how it changes with the light. If you have a room that doesn’t get a lot of natural light, it may seem counterintuitive but painting it white can make the room look dull and flat. Our advice is to either embrace the darkness and choose a rich, deep tone like Resene Rebel, or choose a lighter shade with a hint of tone like Resene Del Rio.

WHAT’S NEW IN COLOUR TRENDS?

Although various tones of blue and green will often be staples in our designs, we’re absolutely loving warm colours right now. Soft creams and ivory, latté, warm caramels right through to deep chocolate and burgundy. You can’t help but feel cosy and cocooned. Resene Eighth Blanc is a favourite warm white with a whisper of rose beige to it. Resene Bone is a soft browny pink, and Resene Avant Garde is a gorgeous deep burgundy. bibbyandbrady.co.nz

IS COLOUR AN IMPORTANT ASPECT OF DESIGN?

Colour expresses vibrancy, mood and personality, and adds richness to life. If budgets are tight and construction needs to be economical, a tasteful, well-chosen colour scheme can really lift the feeling and quality of a project for no extra cost. WHAT’S YOUR APPROACH?

Firstly, decide on what feeling you are after. Calm and relaxed? Warm and textural? Then select colours accordingly. It’s very easy to default to off-whites, beiges and greys, but it can be more fun and experiential to explore richer colours. Hallways between spaces, studies and bedrooms are good places to explore using more colour if you are feeling tentative.

TELL US ABOUT THIS PROJECT:

It’s a family holiday home in Riversdale, outside Wellington. The house exterior has been stained a weathered grey colour, like the driftwood you find at the beach, with brighter contrasting coloured panels made up of Resene Woodstock, Resene Spring Rain, Resene Charm, Resene White Pointer and Resene Stack. Interior spaces are open and light using Resene Eighth Blanc. The hallway joining the bedrooms is painted a mid-dark blue called Resene Bismark to add some richness at the centre of the house.

WHY DID YOU USE THOSE COLOURS?

The Riversdale subdivision was originally conceived as a playful European style development with flags flying, modern coastal homes and colourful flower gardens. Some 70 years later, many of the hardier flowering shrubs have survived in the gardens and dunes, and our selection of brighter exterior colours references this.

WHAT ELSE ARE YOU LIKING RIGHT NOW?

I think all colours can work really well in the right context, amount or combination. If a colour is very bright, it can be used in a small amount, such as on the edge of a door or some other detail. OUTDOOR LIVING When it comes to sun protection, it’s time to go with the flow, says Kate Grubb of Suncraft.

What’s new in shade solutions? The latest trend in sun protection is an emphasis on ambience, both indoors and outdoors. Architects and homeowners are moving away from more rigid permanent structures and towards soft, flowing shade solutions such as wave-shaped shades, outdoor curtains and retractable shade sails. The retractable nature of these shades allows the user to preserve natural light and maintain unobstructed views when not in use.

These shade solutions introduce a sense of fluidity and warmth that enhance the ambience of any space.

What’s driving this new direction? Its blend of elegance, flexibility and connection to nature. Interior plaster finishes are trending right now for their ability to add depth, texture and sophistication to spaces and as an alternative to painted Gib walls or wallpaper. What are you working on right now? We have a few projects on the go at the moment. T

he brief for this home centred around creating a high-performance house that reflected the clients’ love of modernist architecture. They wanted a calm and comfortable oasis away from the urban world while remaining intimately connected to the natural world. In a sense, they wanted a “defining but not confining” space that offered privacy, security and durability without compromising aesthetic appeal, natural light, a sense of spaciousness, and views towards the Port Hills and the Southern Alps. Set in the context of a flat site in the desirable village of Tai Tapu, Canterbury, it was Rohan Collett Architects that answered the brief by designing a courtyard house with living areas arranged around a central outdoor space, providing a seamless connection. Functionally, this core space allows fresh air and natural light into the interior spaces while maintaining visual privacy, and experientially, it offers the desired balance between seclusion and openness – often difficult to achieve in an urban setting. Deliberately orientated towards the northeast to take advantage of the corner site’s natural features and maximise solar gain in winter, the house is defined by an elegant, modern form. Softened by welcoming curves that flow towards a secluded entrance, and warmed by contrasting timber tones, the front face of the house extends to form a garden wall. “Aesthetically, this gives the whole an elongated profile that gracefully stitches the home into the suburban fabric, and functionally, it creates an enclosed garden, delivering privacy from the road and protection from the blustery north-westerly wind,” says Rohan. One of the most eye-catching aspects of the design is a roof deck, offering the advantage of elevated privacy and enjoyment of the greatest and most accessible view

we’re gifted – the one above. Here, the homeowners can sunbathe by day and stargaze by night. Architecturally, the roof deck creates a point of interest and extends the curved entrance skyward, offering an element of verticality to the otherwise horizontally emphasised form. The homeowners very much enjoy the space: “We love to watch the sunsets, storms and stars from our amazing sundeck.” Internally, this two-bedroom, two-bathroom house boasts elevated timber feature ceilings that extend to the outside eaves, continuing the rhythm and warmth of the Abodo-battened surface. A generous hall spine, which also operates as a gallery for the homeowners’ art, is punctuated with skylights to allow natural light to flood this central circulation space. Long sight lines, careful sequencing of spaces and strategically located apertures contribute to the overall sense of spaciousness and reinforce the connection to the outdoors. The curves of the exterior are repeated inside – in the entrance foyer, the ensuite bathroom, and the kitchen joinery – offering a subtle sense of continuity and fluidity. “Curves reflect the natural forms of nature,” says Rohan. “Along with deliberate emphasis on natural materials and tones, light, ventilation and views, we introduced curves to reinforce the desired sense of connectivity with the natural world.” In addition to the house, two studios for pottery and art-making were included in the design to allow the homeowners to pursue their creative passions in dedicated, purpose-built spaces. Light-filled and with garden views, these studios are accommodated in a separate structure adjacent to the main home, but they maintain a clear connection to the overall aesthetic by echoing the materials and form of the house.

Integral to the design are numerous highperformance features, including double-framed external walls, airtight construction, triple-glazing, solar panels, a mechanical heat recovery system, minimised thermal bridging and high levels of insulation. Two blower door tests evaluated the building’s airtightness and validated the house as high-performance. The result is a home that is not only visually stunning but also highly functional, energy-efficient and environmentally responsible. The homeowners are already reaping the benefits of the sustainable design, with constant year-round temperatures and humidity levels, and low energy bills. “The homeowners were referred to us because of our experience designing bespoke high-performance architectural homes, and we thoroughly enjoyed collaborating with them to realise their dream,” says Rohan. “Meeting high-performance criteria needn’t be at the expense of beautiful architecture; in fact, we believe it is fundamental to creating truly beautiful architecture, for beauty surely extends to the experience of living. “Integral to all Rohan Collett Architects designs is the inclusion of sustainable building interventions, as

we accept the vital role architects play in reducing the environmental impact of construction. Homes that are healthy for the environment are also healthy for the occupants, so it’s a win-win situation,” says Rohan. After a successful tender process, Matt Stephens and Hamish Inch of H+M Builders were appointed as the main contractors for this build. Matt says their company specialises in bespoke architectural builds so they were delighted to win the contract. “What Rohan has done with this home is to push the boundaries of what’s possible in terms of design and marrying that with passive, high-performance principles,” says Matt. “Typically high-performance homes can lack the design flair, but this house with its curves and angles really is one of a kind.” Although this made for a complex build, Matt and his team thrive on that complexity. “It intrigues us, and we get to showcase our top-level craftsmanship.” Rohan and his team equally enjoyed the collaboration with H+M Builders. “We are equipped to support all stages of a project – from initial site selection to the finishing interior touches – so that the process, not just the end result, can be enjoyed,” says Rohan.

F

or the homeowners of this spacious seaside residence, getting every detail right was a priority. The retired couple was already familiar with the trials and triumphs of constructing a new house, having previously built two homes in different locations. In a sense, this project was the crème de la crème of all their learnings along the way. “As we’re growing older, our needs are changing,” says the homeowner. “But our goal to get a warm, healthy and high-performance home remains steadfast.” So much so, the homeowner spent extensive time and energy researching the best possible solutions to realise the dream. The brief included the need to incorporate some passive house principles such as airtightness, above-code insulation, a sealed thermal envelope and a ventilation system that includes a heat exchanger. This involved seeking out windows that could be made 2.7m tall with a significant thermal break, eliminating air leaks. On top of these energy-efficient and cost-efficient measures, the couple wanted to futureproof the home with a lift and accessibility features. “Our whole reason for building here is that we wanted to live on the flat,” says the homeowner. “We wanted to shift from the hill and be able to walk to the shops easily and ride our bikes.” 47

After much seeking, the couple secured themselves a 607sqm section on the waterfront in Redcliffs in ˉ Otautahi Christchurch. After eyeing a design they liked nearby, they set about working with Matt Wilkie, architecture director at W2 Limited. “Matt came to the site and actually got up onto the roof [of the existing house] to look at how he could maximise the vista and make the most of the section,” says the homeowner. This impressed the couple, and so Matt set about with his design process. “I knew this would be a tough but exciting brief to execute,” says Matt. “It’s a magnificent site with the opportunity to create an amazing experience for the clients. We wanted to develop an intimacy not only with the ever-changing flow of the estuary but also with the abundant birdlife and the stream of walkers, joggers, bikes and dogs passing by on the coastal pathway.” Matt knew that to achieve this he needed to draw on the strength of W2. “We could take the grand architectural vision and use our engineering expertise to achieve the brief, despite the limitations created by the narrow site, within the flood hazard management area and on TC3 zoned land.

The stunning 5-metre Code Cascade Pendant by Nightworks Studio sits elegantly within the staircase, while the Tasman Double Pendant above the dining table (also by Nightworks Studio) is a perfect complement to this space.

“We wanted the living area as high as possible and as close to the estuary as we could, to give the connection we were seeking. I worked side by side with our in-house structural engineering director Stuart Winterbourn at W2 to design a robust and economical cantilevered structure. This enabled us to float the upper floor living area as close to the water as possible creating a desirable and unique perspective,” says Matt. “We also set about designing an equally special experience when entering the dwelling. You arrive to ascend a 6mm thick, curved blackened steel sculptural staircase that wraps an equally beautiful custom light fixture. This stair is a work of art in its own right and it required extensive 3D modelling to realise the vision.” Matt worked closely with Mike from GB Construction all the way through this project. It’s a relationship that has been in place between the two companies for some time. Says Mike: “We came in early in the project to price the job and make adjustments to suit the homeowners. Our first job was to remove the existing home that was on the property. It had some asbestos in it, so we needed to work carefully with our subcontractors to ensure it was disposed of correctly.” As the build progressed, the homeowner was often on-site to monitor progress and help with on-the-fly decisions. One of the biggest challenges of the build was the inclusion of that impressive self-supporting steel stairway.

The Agape Bjhon 1 column washbasin in Cristalplant, designed by Angelo Mangiarotti, is a sculptural masterpiece crafted from innovative biobased material. It was sourced from Matisse and gives a totally unique look and feel to the powder room.


“We had to dissemble the roof and crane it into place from above and then reassemble the roof afterwards,” says Mike. “It was quite a challenging job, but that’s the sort of thing we specialise in. We make sure all the details line up so that the home looks stunning. For us, our team makes sure that bathrooms and kitchens, in particular, are showstoppers – we love getting the attention to detail spot on.” The finished waterfront home is outstanding. The ultra-modern two-storey home, with clean lines and plenty of windows on the north and east sides, is spacious and very functional. The tactile, approachable interiors are created by deliberately contrasting textured finishes and refined detailing. The generous 10 x 10m living area on the first floor

incorporates a kitchen, living, dining and lounge area. It gives the feeling of different zones comfortably coexisting within the ample space. And the more you look, the more of these high-quality details you can see. For instance, the garage has been designed to house an 8m-long campervan, so it has a 3.7m-high ceiling, and the total garage is 99sqm. In addition, all the amenities in the garage – such as the heat exchanger, lift unit and hot water cylinder – have been designed to sit above the floodplain height. Upstairs, the colour palette is neutral and warm, and even the curtain tracks have been recessed into the ceiling to create a seamless look and feel to the home. As the homeowner says, “It’s the negative detailing that I’ve been gradually enjoying as we are living in the home.”

The three-bedroom (plus study) 380sqm home highlights the ever-changing estuary views as well as the hill views to the west. The design also includes a cleverly situated upper courtyard, that encompasses the sea views while also providing shade from the prevailing easterly winds and accessing plenty of afternoon sun. “It’s a great spot for the grandchildren,” says the homeowner. “They can play out there and use the spa pool and the adults can still keep an eye on them from inside.” Another favourite spot for the homeowners is the seating area by the sea-facing windows. “We’re at the same level as the birds flying by,” she says. “We can watch the locals fishing here, and we feel close enough to acknowledge them but far enough away to have our privacy.” It’s fair to say the homeowners are delighted with the home, having moved in just five months ago. “The architectural designer and the builder have done such an incredible job,” says the homeowner. “When it came time to mark any defects, we couldn’t find any. It was just flawless.”

T

ucked away behind plentiful and established trees ˉ on the outskirts of Otautahi Christchurch sits a captivating new home. On arrival, the calming birdsong and sweeping landscaping sees you entering a peaceful oasis – it truly is a magical spot. The creation of this home is testament to the successful collaboration between all parties involved. Wayne Murray Builders worked alongside O’Neil + Architecture and the structural team from Powell Fenwick. “The clients approached me to build their home, and I suggested a couple of architects to check out,” says Wayne Murray, director at Wayne Murray Builders. “Darren O’Neil hit the brief first go. The drawings were then developed to a point where the engineers could start their design process.” From the very start, the project relied upon the whole team working together to make the dream a reality. Wayne met with the parties at various stages to discuss possible construction options and the specific costs associated with each option. Once the documents and drawings were completed, consent was applied for, and pricing was completed. “From that stage on, we managed the job, employing subcontractors who would not only complete the project but would do so always with an attitude of wanting to exceed the clients’ expectations.”

At 475sqm, the home has a bold yet elegant architectural style that blends clean lines with natural textures. The exterior boasts a striking cedar-clad facade, complemented by powder-coated aluminium panels, which together create a sense of strength and warmth. This choice of materials, Wayne says, was crucial to achieving the modern yet timeless aesthetic the homeowners wanted. “Cedar was a big part of the vision,” he explains. “Luckily, we knew the lead times for sourcing it could be long, so we ordered it early and stored it. This was very fortunate, given the impact Covid had on supply and price.” As for the structure itself, the house features raking rooflines pushed in different directions. Large sheltering eaves appear to float above angled clerestory windows, which welcome natural light and offer sweeping vistas across the treetops. “Each upper window was different,

and the challenge was making sure they all fitted seamlessly into the design,” says Wayne. It’s these kinds of intricate details that show the level of precision that was required. Key to the collaboration were the homeowners. “They were very involved, which made my job easier,” Wayne says. “They were amazing to work with. They had a clear vision and would send us sketches and photos of what they envisioned. But they were also open to suggestions.” With all the moving parts – contractors, carpenters, interior designers and suppliers – everyone came together to make it work. The homeowners used the phrase “freestyling” as an expression of applying adaptations whenever new ideas were flowing. It is safe to say that this method of collaborating and the end result both showcase what an interconnected build process can achieve.

Inside, the home continues with its clean palette, functional design and attention to detail. One standout feature is the relaxed and adaptable living space with innovative touches, such as the stained oak boarding on the walls surrounding the fireplace. Another ingenious element of the home is the air conditioning system, cleverly hidden within the architecture. “We wanted to make sure all the air conditioning units’ supply and return grills were completely out of sight,” says Wayne. “So, we integrated everything into the ceiling, using single slot grills that blend in with the design. They are incredibly discreet but effective.” This attention to detail highlights the seamless integration of comfort and style. The home’s ceilings hide another feature – concealed blinds. With the roofline following an exacting pitch, the challenge was to create a way to install blinds that would be fully concealed when not in use but still effective when pulled down. Wayne says, “It was about making sure the blinds were hidden within the ceiling and came down perfectly level, no matter what angle the ceilings were at. We created precise pockets within the ceiling to house the blinds.” Such attention to the smallest of details is what makes this home exceptional. Every decision – from the placement of windows to the design of the finishings – was carefully considered to ensure both beauty and functionality. The build was not without its challenges, especially with regard to the Covid-19 lockdowns, material delays and unpredictable weather. But Wayne and his team managed to keep things moving forward. “We started in August 2019, and we were really working hard to get it done in time for the clients to move in by Christmas of 2020,” Wayne recalls. “It was tight, but we made it happen.”

When asked what he’s most proud of, Wayne doesn’t hesitate: “It’s the whole thing. From the design to the build, it’s a real showcase of what happens when great designers, builders and subcontractors come together. The clients were amazing to work for, and the final product is something everyone can be proud of. It’s a house that not only looks beautiful but works beautifully, too. And that’s what we set out to achieve.”

A

uckland’s skyline has been forever transformed by the completion of The Pacifica in 2021, which proudly houses a breathtaking penthouse space that redefines luxury living. Designed by Plus Architecture, the tower itself is a triumph of modern design, blending high-end living with the intimacy of a vertical neighbourhood. And when it comes to the penthouse, no detail was overlooked. This space, says Plus Architecture’s director Hamish Davies, is more than just a home – it’s an experience. When the penthouse was first conceived, it was designed as a cold shell – a raw, unfinished space, awaiting the final touches of a visionary designer. The developers then brought back Plus Architecture to divide the enormous space into four smaller, tailormade apartments – two for owner-occupiers, and two created on spec. Fast forward to today, and one of these apartments has become a masterpiece of design and architecture. “We were commissioned to create one of the most bespoke spaces in New Zealand,” says Hamish. And after spending just a few minutes in the penthouse, you can understand why. The design brief was clear: the space had to evoke a sense of tranquillity and spiritual calm, while remaining sophisticated and functional. To achieve

this, the designers took inspiration from wabi-sabi principles, marrying natural textures with a minimalist, zen-like aesthetic. The result is a serene yet luxurious space, with neutral tones and raw materials creating an organic flow from room to room. Natural stone and white-washed timber are the stars of the show, with every surface chosen for a timeless, tactile quality. “We used a lot of travertine throughout the space, including a striking Ocean Black in the bathrooms and the entry, and Sahara Yellow in the living area,” says Ivona Golubovic, associate at Plus Architecture, based in Melbourne. “The goal was to give the space a grounded feel, while the raw textures really allow the light to play off them in a way that enhances the natural beauty of the materials.” While the design feels effortless, nothing about it is accidental. Every detail has been considered, from the wide-open spaces to the intimate nooks that offer a sense of privacy. “We divided the apartment into day and night zones,” explains Ivona, “which helps maintain a sense of flow while still keeping things functional. We used sliding walls, which allow the spaces to be adjusted depending on what’s needed.” The result is a 450sqm home that feels both vast and intimate at the same time, with a sense of flexibility that allows the space to adapt to its owner’s needs.


The kitchen is a work of art. Minimalistic and luxurious, the kitchen is a stunning example of concealed cabinetry and integrated appliances. There’s no clutter here – just sleek, sculptural lines and surfaces that are as much about design as they are about practicality. No penthouse would be complete without an outlook to match, and this one delivers in spades. With floor-to-ceiling windows throughout, the views of the Tāmakimakaurau Auckland skyline and beyond to Waitematā Harbour and Rangitoto Island are simply unparalleled. “The views are one in a million,” says Hamish. “We designed the entire apartment with that in mind – how the external environment interacts with the interior.” Designed with layers of rich textures, the space is a visual and sensory experience that maximises both light and natural materials. “I think a lot of it is textural, and an exercise in layering,” says Ivona, explaining how elements such as stone, timber and plaster come together to create a cohesive environment. The ensuite, adorned with Calacatta black vein marble, waterproof plaster on the walls and subtle lighting, is a perfect example of this approach. The walk-in wardrobes are similarly designed with dark, smoky glass and meticulously planned lighting, contributing to the understated elegance of the space. While the design process encountered some expected challenges, particularly given the scale of the fitout, material delivery and complexity of the joinery, the collaboration between the Melbourne and New Zealand teams was key to its success. As Hamish says, “It was a privilege to help create this jewel of a project.”

rom the very outset, the challenge of this project was clear: how could a house design showcase breathtaking works of art while still feeling like a comfortable, lived-in home rather than a sterile art gallery? What Ben Hudson from Ben Hudson Architects has achieved here, nestled against the alpine backdrop of Jack’s Point, Queenstown, is a beautifully curated experience that tells the story of its owners and their love for art and sculpture. He has answered the challenge with a design that emphasises warmth, connection and artistry. This home invites you in and makes you feel welcome. From the moment you step inside, there’s a feeling of a home that has been crafted with intention. The blend of rich timber, serene whites and the rugged charm of polished concrete creates a layered interior that feels both intimate and expansive. Ben captures this sentiment perfectly, saying, “We believe that a home should be a true reflection of its owners – a representation of the things they value most.” The materials selection and design choices resonate with the owners’ backgrounds, infusing the space with personal meaning.

The living area is the heart of the home, designed to be both inviting and functional, and organised around an impressive collection of art, sculptures and thoughtfully chosen furniture pieces. “The stories told through these artworks formed the inspiration for the design,” says Ben, “focusing on experiences rather than the building as an object. Each room contributes to the overall narrative, reflecting the essence of the people who live here.” Attention to detail was paramount throughout the interior. “We aimed to create an unpretentious living space that embodies warmth and character,” says Ben. The result is a dynamic area where art isn’t just hung on walls; it’s woven into the fabric of daily life. Joseph O’Donnell, director at Summitbuild Construction, completed the team of collaborators bringing this home to reality. Summitbuild Construction was chosen for its expertise in meticulous crafting of exceptional homes and its long – 35 years – tenure in the industry. “Working with Ben and the homeowners was an incredibly rewarding experience,” says Joseph. “Ben’s focus on craftsmanship and creating meaningful spaces aligned perfectly with our ethos.

that are integral to the landscape. This outdoor haven enhances the home’s social capabilities and fosters a deep connection with the landscape. “It was essential to establish a relationship between the indoor and outdoor spaces,” Ben notes. “The outdoor fire area becomes an extension of the living space, perfect for enjoying the stunning views.” The home comprises two gabled barn-like structures clad in cedar and metal tray, reminiscent of the Central Otago vernacular. This choice of materials and form reflects the region’s rural architecture while offering a modern twist. The lower-lying garage, faced with local schist stone, adds to the visual richness of the home. Ben explains the thought process behind this part of the design: “We wanted to respect the site’s natural beauty and create a building that felt harmonious with its surroundings. Careful consideration of scale and proportion was key in achieving this.”

Each room is designed to take advantage of the site’s unique characteristics, ensuring that art and nature beautifully coexist. “Summers are dry here, with high sunshine hours and temperatures,” says Ben. “Winters can be harsh, with snowfall common and the prevailing wind bringing cold air from the south. So the building needed to withstand the alpine environment.” Features such as airtight construction, reduced thermal bridging, and mechanical ventilation with heat recovery ensure that the home can thrive here. Ben is passionate about sustainability: “Our approach involved a thorough familiarisation with the site, observing how natural elements play out at different times of the day and year. These insights were crucial in creating a design that harmonises with the environment.” This eco-conscious design strategy not only enhances the home’s comfort but also attracts local birdlife, with New Zealand natives planted around the property, enriching the ecosystem as it matures. The creation of this home was a collaborative effort that involved not just the architect and builder, but also the artists whose works were specifically designed for the space. “The stories told through these artworks became a source of inspiration for the design,” Ben says. Each room contributes to an overall narrative, with the artwork acting as a vital part of the home’s identity. The distinct New Zealand and South African influences of the owners are thoughtfully integrated into the design, making every corner of the house feel alive. As Ben Hudson puts it, “Every detail, from layout to materials, is tailored to create a space that feels authentically and uniquely theirs.” It’s a true celebration of life, art, and the stories we tell through our homes. 74

am Mackenzie has been in the building business for almost 20 years. In 2020, he seized an opportunity to purchase an established company that specialised in constructing rural buildings, sheds and commercial premises. Over the past four years, that business has evolved into building bespoke hybrid sheds and homes that combine functional workspaces and dedicated living quarters within the same structure. That specialty expertise in farm-styled building appealed to the owners of a generous west Auckland property, where they were living in a large shed that included a workshop and accommodation for the couple and their two children. Following discussions with Sam, and sharing ideas, the couple contracted Mack Built Sheds to build their family home. The structure pays homage to the surrounding rustic environment. Two large gabled buildings – reminiscent of a barn – are linked by a cedar and glass entry atrium area. Steel cladding on the roof and exterior walls mimics typical farm and barn structures and delivers the additional benefits of being relatively quick to install, cost effective and low maintenance.

The use of steel framing also offered significant advantages. The strength and durability of the external walls are ideally suited to large, open interior spaces, as there is no need for additional load-bearing interior walls. And, unlike timber, steel is not impacted by adverse weather. It rains frequently in the lush tropical west Auckland region and the winter of 2023 was especially wet. “Steel is not affected by rain so there was no downtime or issues with wet framing causing delays,” Sam says. Construction started in July and the family were in their new abode by that Christmas. Inside the home is light and airy, starkly contrasting with the ink-dark exterior. Raked ceilings in the kitchen and living rooms enhance the expansive feel of the open-plan living area. Generous sliders open out to 78

the superbly landscaped garden, deck and pool area, providing unrestricted connection to the outdoors. Cedar is used as a feature in window joinery, the entrance portico, and on the sectional garage door, which provides colour and textural contrast against the dark matt steel cladding and the gloss black used on the spouting, trim and flashings. Says Jamie: “At the start, it was meant to be a few meetings to discuss options. It ended up becoming five weeks of meetings to select and confirm all interior choices. Very quickly, she became the dream client who trusted me with all interior specs and colour decisions.” The owner had previously done her own interiors. “She remembered the stress of doing that in the past, got busy with work and realised how good it is to have a designer involved. She placed trust in me to make all the interior decisions,” Jamie says. That confidence was a privilege and a bonus for the designer, who enthusiastically says, “This is one of the best projects I have ever been a part of. Having the trust of a client, it is good to see how far we can go. It makes things flow and that is so much fun.” From the start, the owner emphasised her love of colour. Jamie deliberately created a neutral interior scheme to highlight the scenic surrounds and set the foundation for deep moody colours in the bathrooms, warm dark tones in the kitchen and a pop of blush in the main bedroom. “This interior palette represents a modern family home full of warmth, luxury and comfort amongst the beautiful Oratia backdrop. I wanted to maintain the neutral palette throughout the interiors to create a powerful fusion between the lush outdoor landscape and the interior living spaces,” Jamie says. The kitchen is the hub of the home, with lacquer cabinetry, a porcelain benchtop, display shelving and an island with a curved end and oak batons on the frontage. Large pendant lights in the high-vaulted ceiling space add interest and cast a soft glow in the evening. An oversized polymer handle on bi-folding cupboard doors was custom designed to reflect the colours used throughout the interior. “It is jewellery for cabinetry.”

Bold colours in the fully tiled bathrooms celebrate the lush greenery of the environment, bringing the outside in. Round mirrors are backlit and vanities are suspended and underlit with muted lighting, a practical and appealing feature that Jamie insists on in all her bathroom designs. “The underlit vanity is a signature Jamie Durrant feature. It is non-negotiable,” she says, laughing. The home’s kitchen and main bathroom were recently awarded Trends National Highly Commended Design awards. Window treatments and soft furnishings were made by Durrant Design and complement the design aesthetic. In the living room and bedrooms, double tracks, concealed in the ceiling, accentuate the fullheight window joinery and enable sheers or linen drapes to be pulled, depending on sunlight, privacy and heating requirements. Bench seats topped with sumptuous squabs are comfortable and practical; in the entry foyer for getting shoes on and off, and in the lounge for relaxing overlooking the pool. Jamie says this project is a highlight of her career. For the client and her family, the home is the ultimate reward of a winning collaboration of interior design, construction expertise and flawless execution.

Designed to be a timeless entertainer’s haven, this home reflects its owners’ active lifestyle while integrating with the breathtaking surroundings. The home’s design philosophy centres around creating a deep connection with nature. Positioned strategically, all primary living spaces offer unobstructed views of the water of the canals and lake, as well as the majestic mountain landscapes beyond. “Our goal was to ensure that every room feels like an extension of the outdoors,” says Garry Mayne, architectural designer at Chilton + Mayne. This vision enhances the daily living experience, and creates a tranquil yet dynamic environment where family and friends can gather. To achieve this, the structure features two primary pavilions arranged in an elongated, asymmetrical H-shape. The gabled roofs, running from east to west, serve a dual purpose: they protect against the prevailing easterly winds while fostering a sense of openness towards the lake. Says Garry: “This layout allows us to create sheltered terraces and courtyards that can be enjoyed all year round, at the same time ensuring privacy from neighbouring properties.” Approaching the home, you’re struck by its clean and minimalist facade. The exterior is designed with limited windows, enhancing privacy yet hinting at the expansive views available from within. The understated central front door invites curiosity, setting the stage for the vistas that await. Inside, the ambience shifts dramatically as the pitched ceilings and generous glazing on the north and west sides allow natural light into the space. “It’s about bringing the landscape into the home.” The interior design elegantly reinforces this connection. A den-like family media room serves as a cosy hub that links the master and living pavilions. It’s an ideal spot for relaxation, contrasting with the more open and airy areas of the home. A warm colour palette, combined with natural timbers and soft furnishings, infuses the space with a timeless quality. “We aimed for simplicity and comfort,” says Garry.

During the construction phase, Ryan says he faced the somewhat typical material delivery delays but prioritised close coordination with his team to make sure that each stage of the build remained on track without compromising quality. Garry emphasises energy efficiency and the use of durable, lowmaintenance materials. “We focused on passive solar design principles,” he says, ensuring carefully placed windows and roof overhangs provided natural heating and cooling. “S

óller felt like a hidden treasure when we discovered it – a creative haven set against the backdrop of the Tramuntana mountains,” says Anna Lauerbach-Kalff of the charming small town in Mallorca, Spain. It’s the enchanting location of this holiday home that she shares with husband Joachim Kalff and their young children Henry and Ava. Situated on the western side of the island, just a short journey by bicycle or the vintage local tram to the coast and its spectacular beaches, Sóller’s quaint cobbled streets are lined with orange trees, and it has a decidedly laid-back feel. It is a relaxed spot that plays host to a community of resident and visiting artists, designers and filmmakers, yet has a refreshing lack of pretension. This “perfect balance of Mediterranean warmth and a cosmopolitan creative energy” first attracted Anna – a fashion-industry and PR maven – and Joachim, the owner of a consulting company, to the area. The couple weren’t actively looking for a holiday home, but had been living in Mallorca for two years when they happened upon this house in early 2023. They were instantly smitten. “There’s no other way to describe it – it was love at first sight,” says Anna. “I remember walking through the door, and my husband and I just exchanged a look, as if we both knew without saying a word that this was our

place. The house seemed to radiate warmth and calm, as though it had been waiting for us all along.” The emotional connection translated into a clear sense that this was the place to create a tranquil summer retreat from their busy working lives, mainly in Munich, Germany. The house had been previously renovated in an authentic, sustainable style that invited further improvements with a similarly slow-living ethos. Aspects of the original architecture – including beautifully weathered wooden doors – had been retained, preserving its charm, while updates such as polished concrete floors seamlessly blended more contemporary finishes and fixtures with the vintage elements. This made the existing house the perfect base to which to add more personal touches and to be creative with the interior design, Anna says. Back in Munich after the purchase had been made, she began work on a mood board for the interiors, that soon became a full-scale design guide. “The goal was clear,” she says. “A Mediterranean modern aesthetic, rooted in simplicity. Warm earthy tones like beige, brown and mustard were to be balanced with white, while two of my favourite colours – a soft sky blue and a grounding, positive orange – became key elements.” Her chosen hues perfectly reflect the surroundings, where the endless blues of sky and sea meet the subtle citrus shades of orange, lemon and olive trees.

The kitchen opens on two sides to the exterior spaces, which means the interior is often filled with the scents of the wild rosemary, lavender, peppermint, orange and lemon trees in the garden.

The property, now dubbed Casa Nana, very much blurs the boundaries between indoors and out, connecting the natural world with the home’s interiors. “We completely redesigned the outside spaces, including the garden, pergola and lounge area,” says Anna. The aim was to create a landscape in the tradition of Dutch garden-design visionary Piet Oudolf. “I wanted it to feel wild and dreamy, with high beds brimming with tomatoes, salads and peppers, and an abundance of herbs for cooking and tea,” she adds. Any visitor need only spend an hour or two feasting from platters of freshly prepared natural produce beneath the garden’s rustic pergola to understand how well this ideal has been realised. Back indoors, the goal was to keep the space as organic and connected to nature as possible. “A light, airy environment with a sense of calm,” as Anna puts it. Natural materials such as concrete and wood are a focus of the interiors, complemented by handcrafted elements and vintage ceramics that add a dimension of timelessness. Commissioning local artisans to create new elements such as wood and raffia cabinetry and a custom-made wooden table was also important to the couple, says Anna.

“I love when interiors have the time to grow,” says Anna. “I enjoy adding new finds over time, and I never actively search for things; instead, treasures find me. I wholeheartedly trust in this process.” In the guest bedroom, the rustic trestle table was made by a local carpenter.

Of course, island life does not move at the same speed as a big city, and the family embraced the need for patience. Anna says that waiting several months for the handcrafted pieces became part of their story. “A journey of learning, growing and taking our time.” Other furnishings include an iconic Spanish chair in the living room, originally created by Danish designer Børge Mogensen in 1958, and the same designer’s classic J39 chairs – in continuous production since their launch in 1947 – around the dining table. Having grown up in a family of architects, art has always been a significant part of Anna’s life, and a number of carefully selected contemporary artworks add a thought-provoking dimension to the interiors at Casa Nana. Pieces crafted by the family themselves add a personal decorative layer to the house. The name Casa Nana is derived from Ava’s pet name for her older brother. This, says Anna, represents the joy and warmth that define this place. “We’re passionate about creating lasting memories here, whether it’s picking fresh herbs for meals, having fun at the pool, or hosting barbecues with friends. This house is a sanctuary, not just a structure – it’s where we celebrate life, family, friends and nature’s quiet miracles.”

One of the best places to enjoy Casa Nana’s garden is under the rustic pergola, which was added during the updates to the property. Furnished with a wooden table and a mix of chairs, it is the perfect location for a long lunch or an alfresco dinner. 94

Tip: Always buy top-quality prawns, and chop them up so that they go further. That way, you get a piece of prawn with every bite!

INGREDIENTS: 75-100g dried or fresh pasta (fettuccine, linguine, spaghetti) 2 tablespoons butter 2 cloves garlic, thinly sliced 4-6 Aussie prawns, raw, peeled and deveined ½ fresh red chilli, deseeded and finely chopped (or ¼ teaspoon chilli flakes) ¼ cup white wine chopped fresh parsley and chives lemon wedge to serve METHOD: Cook the pasta as per packet instructions. When it’s done, drain it, reserving ½ cup of the pasta water. Melt the butter in a large frying pan and gently fry the garlic for 3-4 minutes – you want it cooked but not browned, as that makes it bitter. Chop each prawn into about 3-4 pieces and add these to the pan, along with the chilli and white wine. Turn up the heat until it’s simmering like crazy. When the prawns turn pink, you know it’s time to tumble in the cooked pasta and a splash of the pasta water. Give it a toss, and it’s ready!
