P
lease indulge me for just a moment while I talk about my children, and their children. I won’t bore you with the details: suffice to say they’re all incredible people who have already made such positive changes to the world even at their young ages, and I could not be more proud. I promise this is relevant. As 2024 draws to a close, it’s a time to reflect on what’s just been. My youngest, for example, completed her first year of university in a conjoint degree programme, studying concurrently for a Bachelor of Arts and a Bachelor of Science. That has got me to thinking just how much in life is both an art and a science – including the creation of a house. Whenever I interview a builder for the pages of abode, I always ask about not just the (literal) nuts and bolts of managing a project, but also the little gems of inspiration, improvements and problem-solving that can only come from talent, experience and great collaboration. Take a look at our feature stories from page 42 for some beautiful examples. I just love those sparks of a creative process, and am so lucky to have also found it here at abode. Our team works in exactly that same way; everyone full of ideas and happy to be working together to bring every issue to life. A big thank you to all the brilliant people listed below; congratulations on another edition! I hope you enjoy what we’ve created here, and here’s to many more.

n 2023, we introduced Ridetober at RMM. A chance to get to work by other means. Some walked, others bussed. Big Russ car-pooled and a good few biked. And thus started my commute. Come rain, shine, frost or claggy morn and with the pesky easterly my constant companion, I have discovered a layer of our city I had previously lacked an appreciation of. As landscape architects we conceptualise landscape as having overlapping physical, associative and perceptual dimensions. The physical dimension is easiest to understand. Associative means those intangible things that influence how places are perceived and activities specifically associated with the qualities of a landscape. Perceptual means both direct sensory experience and broader interpretation through the senses. This includes all the senses. Sensory perception typically occurs simultaneously with knowledge, memory and interpretation. One year on, I now understand the route I commute, through an association with those things that define the various parts of the city I cycle past. I enjoy

my morning commute most: it is dark, I cycle as the city wakes. Often, my commute starts with a cut through the Prestons neighbourhood. The smooth asphaltic concrete of the streets allows a high and smooth cadence (cycling chat I overheard at a cafe once). Next, I travel along Mairehau Road, which traverses a slice of residual countryside, fending urban encroachment on all sides. To my left, pūkeko forage in the darkness, the braver ones skirting the roadside verge. To my right lies one of the few remaining market gardens, where the robust smell of brassica and cabbage assault my senses. Whilst dark, I certainly know where I am. Countryside morphs into suburbia, the majority of the houses with curtains still drawn. The odd light draws attention, and I wonder about the day that awaits those setting about their morning routine. The upstairs flats I next pass are always with their lights on, windows and occasionally the door open. A place that appears never to sleep. A place for a trade. A place that seems to have a storied life.
I swing into Cambridge Terrace, navigating the pothole that sits waiting on my perfect line. Rather ironically, a pothole still on the run from our mayor’s infamous pothole gang. The ghostly darkness of the Barbadoes Street Cemetery, where many of the cities’ forefathers rest, envelops my route. This is a secluded part of the inner city where, among other things, fornication is a ˉ commodity oft traded. The Otākaro River Avon flows to my left, and at this time of the year, a committed whitebaiter sets up his stand. I am not sure what he thinks as I cycle through. ˉ I connect with Te Papa Otākaro Avon River Precinct, a project RMM played a role in and a promenade I unashamedly enjoy. At this time of the morning there are only the rabbits to greet me as the Canadian Geese have recently flown to lay in the Canterbury foothills. As I pass, Maurice packs his bed roll in Victoria Square. My commute is done, and I have barely scratched the surface of the narrative of the route I ride. rmmla.co.nz

n our last column we discussed the pros and cons of the “auction option”, a popular method when selling property. With summer here and many homeowners considering their options regarding the sale of their home, we delve into the deadline sale method in this issue, which remains an equally popular yet rather unique approach to facilitating a property sale. The deadline sale method has gained in popularity among homeowners and real estate agents alike. It not only creates a sense of urgency among potential buyers but also encourages competitive offers without the pressure of an auction scenario.

WHAT IS A DEADLINE SALE? For those less familiar with this sale method, it is a structured sale process where a property is marketed with a specified date by which written offers must be submitted. Unlike traditional auctions, where the sale price can fluctuate dramatically based on live bidding, deadline sales allow buyers to submit their best offers in writing by a specific deadline.
KEY FEATURES AND ADVANTAGES OF A DEADLINE SALE • Defined timeframe: Sellers set a clear deadline for when offers must be submitted, which can range from a few days to a few weeks. This timeframe helps to build anticipation and encourages buyers to make prompt decisions. • Written offers: Interested buyers submit their offers in writing. This format allows them to present their best price along with any conditions they have, which most commonly include finance, insurance, a builder’s inspection and sometimes the sale of their own property. • Transparency: Unlike traditional private treaty sales, a deadline sale provides a transparent process where buyers can compete against one another, knowing that multiple offers have been received. • Flexibility: This method allows the seller to consider a range of offers, allowing them to choose the one that best fits their needs, whether that be price, conditions or the buyer’s situation. The seller also has the flexibility of choosing whether or not they wish to advertise a price in their deadline sale marketing. • Competition: The competitive nature of a deadline sale can drive up the final sale price, as buyers strive to make the most favourable offer. Most sellers comment that the advantage a deadline sale
brings over an auction is the less intense environment at play, while still being able to capitalise on market competition. It is important to note that when a deadline sale does not have a price advertised it is because the seller has opted to let the market determine the value of the property. When this is the case, buyers will need to conduct market research to determine the fair market value of the property before submitting their offer. They should approach this task with careful consideration. The real estate agent will be able to provide buyers with recent sales statistics of comparable properties if they require guidance in this regard. In summary, the deadline sale method offers an approach to property sales in New Zealand that merges elements of traditional sales and auctions, while catering to our modern market demands. By fostering competition and providing a structured sales process, sellers can optimise their outcomes and buyers can enjoy a more relaxed and transparent environment in which to make informed buying decisions. Modi Design took the gong for Supreme Bathroom Design in the 2024 NKBA awards.
I
t was all about the light when it came to the design for the Supreme Bathroom Design winner in the 2024 NKBA Excellence in Design awards. “There is a window in the ensuite bathroom that looks out over the city, showing sky and glimpses of green hills,” says Modi Design’s director and principal interior designer, Georgia Langridge. “The client requested that the ensuite feel light and bright but also feel moody in the evening. He wanted to feel relaxed in the space.” Some clever spatial planning was the key. The shower encompasses the high window, allowing peeks at the view, and the
decorative glass enclosure maximises the natural light coming into the room. “The vanity took a central position in the ensuite to catch the natural light at the hanging mirrors and to create drama and height in the space,” says Georgia. A luxurious marble finish creates a highend feel, and LED lighting was designed for every scenario. This wasn’t Modi Design’s only win in the awards. The Christchurch interior design studio also took home the DNKBA Silver Kitchen Design, DNKBA Silver Bathroom Design and Canterbury Kitchen Design Recognition awards.
Other eye-catching winners in the 2024 awards include Comber and Comber in Christchurch, with a bathroom design that took home the DNKBA Gold Bathroom Design and Bathroom of Distinction awards. This bathroom was part of a full renovation in North Canterbury, says designer Lacey Exton, and has the feeling of an elegant day spa. And Hub Design in Queenstown won a Southern Kitchen Design Recognition and a People’s Choice award. The materials used reference the rugged Central Otago landscape, and the design meets the brief for something out of the ordinary, that allows for easy family living and entertaining, and a place to display a collection of antique pieces. This bathroom by Comber and Comber gained both DNKBA Gold Bathroom Design and Bathroom Distinction awards. The classic modern style complements the rest of the home.

RISING STAR What does it mean to be an award-winning landscaper? Jarod Anderson of Anderson Landscapes tells all.

neat wee space.” That’s how Jarod Anderson of Anderson Landscapes in Christchurch describes his Cedarwood Retreat project. Designed by Etch Landscapes, it was executed by Jarod and his team at Anderson Landscapes, and he says it cleverly blends materiality with the surrounding natural environment. “Etch Landscapes is a local landscape architect we have a strong relationship with,” he says. “For this project, we locally sourced and placed five boulders of two to four tonnes each. We used local Westland schist, kwila decking and lime-chip to blend and service the outdoor fireplace and hot tub as focal points of the space. Planted entirely with natives, the outcome is fantastic, and has been enjoyed by many as a resting spot while exploring the local area. Rabbit netting was required, so we installed it to protect all flora from the local wildlife.” It was recent projects such as these that led to Jarod being selected to compete in the Registered Master Landscapers Young Landscaper of the Year 2024 award. Anderson Landscapes is a boutique landscape design and build firm that is passionate about realising the potential of various outdoor spaces. “We have been operating for three years, led by me as the owner-operator. We carry out all aspects of high-end residential landscaping. Being a

One of the successes of the design was balancing that feeling of openness while maintaining privacy, as there is a public walking track. “When you’re in that lower level outdoor space, it’s completely private; there are no sightlines up from the lake.” Ben took a considered approach to capturing the outlooks. “For every project, context is the key element. Obviously, in this region, there are some absolutely stunning views. Some of them are distant, some are nearby, there are moments where it’s nice just having windows that connect with native planting and the landscape.” Indoor-outdoor flow was a given for such a prime location. There are a variety of spaces the family can occupy at different times, whether they are entertaining, enjoying a morning coffee or relaxing together by the fire. Embracing the house is a low, baggedschist wall. “It’s a reference to the old English walled gardens and kitchen gardens,” says Ben. The material is inspired by the historic homes of the region, and contemporary concrete fins further anchor the home, while lighter touches of cedar add warmth and texture.
A generous kitchen was a requirement as the homeowners like to host friends and family. “The island bench is the heart of the home, where they can gather and be sociable while they’re cooking and prepping. There’s a hidden door that leads to a goodsized scullery, drying room, laundry and three-car garage.” The home also has a wine room, guest room, rumpus, study and more, providing every comfort the homeowners could need to see the children grow up in this special place. Ben, too, knows the area very well – in fact, his own children row on the lake. The homeowners may have come with ideas but were open to the insights Ben could bring to the project. He says it was a very collaborative experience. “We share their enthusiasm for the site, and once you’re inside, you can’t help but say, ‘Wow.’ They’re happy with the outcome.”

here’s no place like home for this young couple with two children. This beautiful piece of land has been in the wife’s wider family for many years, and has now become the site of their forever home. Undulating down to the shore of Lake Hayes near Arrowtown in Central Otago, it’s a spectacular location, and the pair knew what they wanted to do with it. “The views were, of course, a key part of the brief,” says Ben Hudson of Ben Hudson Architects. “And they were keen to build where we’ve positioned it, on the sloping part of the site before it drops off in a more rugged, rocky manner.” That way, Ben says, there’s an ideal balance between contouring the house into the landscape and elevating it to capture the views. “As you approach from the roadside, it does read as a single-storey form,” says Ben. “We intentionally wanted to keep it low and understated and let the landscape be the hero. You get glimpses of the water, but it’s a surprise as you enter the home. It just opens up, becomes a lot more translucent, and really feels like it’s floating above the lake.”

n the bay in Akaroa, on Banks Peninsula, you’ll find Daly’s Wharf. It’s a popular site for a photo opportunity, with its picturesque jetty and historic octagonal wooden structure sporting a distinctive orange turret roof. And in the background of those idyllic Instagram posts, you’ll often catch a glimpse of this family home, designed by architecture and interior design studio Pac Studio. It’s an eye-catching building, with its lengthy facade making the most of its long, narrow site close to the water. But despite its visually prominent position, says director Aaron Paterson of Pac Studio, it’s designed to sit well within its environment. “It takes the full length of the property, looking out over the water and to the northwest. The idea was to break it up
into a series of gabled forms that mirrored the typology of the heritage buildings in Akaroa, to diminish the overall scale of the house.” It has a dynamic facade and roofline with multiple gables, balconies that variously protrude and recede, and sliding screens. The pops of orange on the sharply angled skylights are a reference to that shelter on Daly’s Wharf. Durable materials such as the steel and concrete reflect the ruggedness of the surroundings, while the dark cedar cladding changes and patinas to match its coastal locale. “It gets a little bit weathered, and looks good for it.” There’s plenty of glass to capture the views. “But it feels like a very solid building,” says Aaron. “That’s what I like about the house. It’s not a glass box, it’s an articulated form.”
The house was intended as an intergenerational gathering point for family and friends, with a bach-like feel. “They wanted a really family-focused home that was close to the water, that could accommodate a lot of people that would descend on the house for dinners and barbecues.” To counter the rustic exterior, the interiors are kept light. “It’s a calm interior, and it feels very natural with the whitewashed timber. It’s a simple palette that’s informal, beachy and not overly fussy.” The internal flow adds to that breezy feeling. The living area inhabits a doubleheight space, with two sets of wide doors that can open at the front to the water or to a sheltered courtyard behind. Upstairs, a walkway crosses above the living pavilion, a link to the master bedroom. The house has

The sunlight and a variety of views are cleverly captured throughout. “The light that runs through the space is wonderful,” says Aaron. “The interior circulation is actually quite complex for a relatively simple structure. You’re always looking through spaces into other spaces, with a lot of vantage points. Especially when you’ve got a full house, people pop into sight in different places. The kids like running up the stairs and across the balcony; there’s just a lot of fun in the circulation.” Aaron is most proud that the aims of the homeowners have been realised. “They wanted a family home where people could gather, and they say it has become that for them. his couple’s journey to their idyllic homestead began back in 2014 when they decided to purchase a farmland property in Wānaka, a town deeply entwined with their personal history. “Wānaka has always been special to us,” the homeowner shares. “We have been making memories here since we met. It just felt like the perfect place to raise our family.” One of the homeowners had moved to Wānaka at the age of nine, so to them the land represents more than just a plot for construction – it became a canvas for their family’s future. With no existing house on the property, the couple initially opted for a container home as a temporary solution that allowed them to start living on-site. “Four years later, with our third child on the way, it was clear that we needed to get serious about building our dream home,” the homeowner says. This decision led them to architectural designer Bryce Monk and his team at Threefold Architecture. Bryce was enthusiastic about the project from the outset, as he’d had prior connections with some of their family members. “When the homeowners approached us, we were excited to continue working with the family.” The design brief was to create a modern, functional farmhouse that could accommodate a growing family, while taking full advantage of the stunning natural surroundings. The design that emerged is a harmonious blend of practicality and aesthetic appeal. “We wanted a home that was not only visually striking but also highly functional for family life,” the homeowner says.
The Wilson & Dorset Shaggy Bean Bag was one of the first items the homeowners bought for their new home, along with the sheepskin foot stool and sheepskin rug in the Mt Gold colour.
The brief also included essential features such as a large, open fire – a nod to the couple’s farmstead upbringings – a spacious outdoor area for relaxing and entertaining, and a layout that maximised the breathtaking views of the Central Otago landscape. Bryce’s approach to the design was both innovative and respectful of the site’s natural beauty. The house is characterised by two linked gable forms clad in pre-finished metal and vertical cedar weatherboard, complemented by a timber-batten rain screen. “Cedar was chosen for its light colour and ability to blend seamlessly with the landscape,” says Bryce. The use of board-formed concrete for features both inside and out adds a rugged yet refined touch. One of the standout elements is the concrete fireplace in the living room. “The fireplace was a
complex design challenge with its sculpted angles and weatherproofing requirements,” Bryce says. The result, however, is an impressive centrepiece that adds warmth and character to the space. As a functional element, it’s also a piece of art that ties the interior design together. The construction phase, managed by Tom Dupont, certified builder and owner of Archi Build, came with its own set of challenges, particularly during the Covid-19 pandemic. “The Great Gib Shortage Of All Times was a major setback,” Tom recounts. “But our team managed to overcome this by staying organised and adapting to the delays.” The project also involved intricate work with the board-formed concrete, a first for foreman Jake Dobson. “Jake did an exceptional job despite it being his first time with this technique.”

The homeowners agree, saying Archi Build’s work was seamless. “Tom was very open and professional in the initial stages and his team of lads were hardworking and thorough. Jake was super approachable, good at communicating and very reliable. He ran a tight ship while pouring so much love into our project.” Despite the pandemic-induced challenges, the process was marked by a positive collaboration between the builders and the homeowners. “Living on-site during construction was probably every builder’s nightmare,” Tom says with a chuckle. “But it was worth it to see how well my team bonded with the homeowners. Their enthusiasm and clear vision made the entire experience very rewarding.”

The finished home (including the garage) spans 320sqm, and focuses on maximising natural light and views. The bedroom wing invites indirect southern light and northern sun into the living spaces, and the open-plan kitchen, scullery, dining and living areas seamlessly flow into the outdoor spaces. One homeowner’s favourite aspects of the home is the cedar rain screen, which makes a striking first impression as you drive up to the property. “It really sets the tone for the house,” she says. The functional, comfortable home also includes a study, a media room for the kids, and a convenient beer and wine fridge tucked under the kitchen island – details that add both practicality and a touch of luxury to everyday life. For Bryce, the final result is both a professional triumph and a personal joy. “Sometimes you don’t realise how well a project has turned out until you see the homeowners’ reactions,” he says. “The homeowners were thrilled with the final product, and that made the whole process incredibly satisfying.”

To the homeowners, the completed home is more than just a structure; it’s a place where family memories will continue to grow. “This house is everything we envisioned and more,” one says. “It’s a perfect blend of style, comfort and functionality, and it truly feels like home.” Archi Build is equally happy with the result, having just picked up a Regional Silver award at the Registered Master Builders 2024 House of the Year awards (Carters New Home $1 million–$1.5 million category). In the end, this home is a remarkable example of how a clear vision, combined with skilled design and craftsmanship, can create a living space that is not only beautiful but deeply meaningful.

A MODERN MASTERPIECE This new build on the outskirts of Otautahi saw Barry Connor Design turn a challenge into a triumph. WORDS KATHY CATTON PHOTOGRAPHY ANNA MCLEOD

W
hen the world first went into lockdown in 2020, few could have predicted the massive impact it would have on almost all industries. For Barry Connor, architectural designer at Barry Connor Design, the global pause marked the beginning of a unique collaboration that led to the creation of this modern marvel. “It was a bit of a weird one,” Barry recalls. “The clients were looking to build a new home and interviewed me on the first or second day of New Zealand’s first Covid-19 lockdown. But instead of inperson, it was online. It seems so normal now, but it was all new back then.” Despite the forthcoming restrictions, Barry managed to get out to the site for a sun evaluation just before the lockdown hit. He responded to the clients, the interview was a success, and the project began in earnest while New Zealand remained closed down. The design process, conducted almost entirely through virtual meetings, was an unusual but effective way to collaborate. “Meeting online was different at that time. I’m used to picking up on subtle cues in face-to-face meetings, but the awkwardness of Zoom actually helped break the ice. We all embraced the situation and made it work. It’s so important for me to capture the homeowners’ personal lifestyle and their family’s needs, so it was a learning curve at that time to do this all via Zoom.” The homeowners’ brief was clear: they wanted a modern, family-oriented home that took full advantage of the views of the Southern Alps and the expansive North Canterbury plains. The section itself was situated off a peaceful laneway close to Halswell Quarry Park, among established gum trees and in a park-like setting. “The homeowners were particularly keen on having a bold home that maximised the views and was low maintenance,” Barry says.

The design focused on orienting the house towards the panoramic vistas and creating a spacious, open-plan layout that seamlessly connected indoor and outdoor living areas. “The challenge was to fit all their needs into the space while dealing with the constraints of the site,” Barry says. “We designed a two-storey home that blended well with the sloping hill, incorporating areas for the kids, guests, and practical elements like a boat park.” One of the standout features of the 390sqm home is its simple, clean-cut design. The house comprises a straightforward two-storey rectangle, with the main living areas situated upstairs to capture the best views. A welcoming entry and an open area integrates the kitchen, dining and living spaces, with the added convenience of a spacious walk-in pantry. These main areas open up to expansive views, which, on clear days, extend all the way to Kaikōura. The master suite, located across a bridge from the main living areas, enjoys northern views and includes a thoughtfully designed ensuite. The downstairs level has bedrooms for the children and additional guest space, with bathrooms and a laundry. Barry highlights the design’s focus on practicality and aesthetics. “We had to be clever with our choices due to the challenging site conditions. The driveway serves seven different houses, so space was a premium. We used off-form tilt panel concrete for the main structure, which posed some insulation challenges. But with careful planning, we managed to mitigate thermal bridges and maintain a comfortable indoor climate.” There’s also a nod in the design to the 1970s Christchurch modern style of architecture, led by Warren and Mahoney Architects, with a detailing where the roofing profile runs seamlessly into the wall cladding with no guttering. “It’s called a Canterbury prickle, or prickle detail,” says Barry. “The cladding pinches into sharp peaks, which was a detail prominent at that time.” The front of the house features another unique design element: a bridge leading to the entrance. “The bridge was necessary due to the home’s position on the hill. It creates a striking entrance while adhering to setback requirements,” Barry says. “We framed the front door with a pergola structure, making it a subtle yet elegant feature.”

The material palette of the home was chosen for both its visual appeal and durability. “The brick cladding is rendered to create a clean, modern look with minimal maintenance,” Barry says. “We also incorporated thermally modified timber for a vertical balustrade in the entranceway. This timber is treated via a thermal modification process and drives the resin from the timber to provide a durable and natural appearance, adding a sophisticated touch and, again, keeping things low-maintenance.” This project is an example of the way that thoughtful design and resilience can turn challenging circumstances into a beautifully realised home. The completed home is a reflection of Barry’s expertise and the collaboration between him and the homeowners. “Seeing the house finished and walking through it for the first time is always a rewarding experience,” Barry says. “There are always little surprises and moments that make all the effort worth it. For instance, it’s not until we went downstairs and looked back up that we saw the light and the shadows dancing across the stairwell void from underneath,” he says. “But it’s not just about creating something visually appealing, it’s about making a space where the clients can truly live and thrive. Seeing their genuine happiness and excitement is the ultimate reward.”

n 1999, Rose and her late husband Paul purchased a sprawling 10-acre property in Templeton, just outside ˉ Otautahi Christchurch, envisioning a homestead complete with olive trees, sheep and hens. “We had always had land,” Rose reflects. “When we returned from Auckland, we were excited to start afresh.” Tragically, Paul passed away in 2006, and Rose decided to lease the land to their neighbour Graham, known for his work with horses. “Graham took on the land and, in a way, me,” Rose laughs. This unexpected partnership blossomed into a new chapter for Rose. In 2023, Rose and Graham decided to build a new home together. “The old house was a 1960s model – cold, with just one bathroom and steep steps,” says Rose. “We wanted something warmer and brighter, designed around our needs.” Their choice to work with Jennian Homes Canterbury stemmed from a serendipitous personal recommendation. “Graham got chatting to the guy who delivered our horse feed. He said his son was the owner of Jennian Homes Canterbury. He said they were really good,” Rose says. This connection led to a productive collaboration.

Rose’s vision for the new home was centred on maximising the light and creating functional spaces. “We wanted lots of sunshine, a separate pantry area, a double garage and a mudroom for Graham,” she says. “We also wanted to ensure comfortable living for both of us and our guests.” General manager - and the son in question Dwayne Prendergast describes the project as a true reflection of the couple: “The clients wanted to remove their old existing home and build a new one to best suit their visiting families and themselves. We designed the home to fit the established garden and tree lines. This integration into the landscape was key to achieving the desired aesthetic and functionality.” The build process was smooth, thanks to the team’s flexibility and responsiveness. Rose appreciated the ability to visit the site frequently and communicate directly with Dwayne and the team. “Graham used to ring Paul, the project manager, at seven in the morning, and he always picked up the phone. It was great,” Rose says.

The team used a concrete raft floor and timber frames, incorporating products that were featured in Jennian Homes’ standard specifications but also selected by Rose and Graham for their own preferences. The finished 268sqm home has a thoughtful design and has been meticulously built. Dwayne describes it as “a stunning home that fulfils all the clients’ requirements and dreams”. Rose and Graham’s personalities are evident in every detail, from the internal finishes to the harmonious integration with the land. The home features large windows and doors to the east, allowing for plenty of morning sunlight. The design includes a visitor wing separate from the main living areas, making it ideal for Rose’s son and his family when they visit from Perth. “It’s a great setup for when it’s just the two of us or when we have guests,” Rose says. This visitor wing includes a large bedroom, kitchenette and access to the main bathroom, giving guests an inviting and private sanctuary.

ooks can be deceiving, says Daryl Hewitt of DJ Hewitt Builders of this new home in Cashmere ˉ Hills, Otautahi Christchurch. “Yes, the house has clean lines and seems nice and simple. But to achieve that end result required a lot of forethought and skill from our team of craftspeople.” It’s the extensive glazing that lends the house its airy, minimalist aesthetic. It’s elegant and contemporary, the horizontal roofline seemingly afloat. “It’s mostly glass; that’s your main material, really,” jokes Daryl. “There are massive glass panels and sliding doors, some of them three metres tall.” Despite the need for eight people to lift some of those panels into place, the effort was well worth it. An openplan layout surrounded by three walls of glass seamlessly connects the home to the surroundings and offers wide views of Christchurch. “It’s quite ingenious,” says Daryl. The homeowners share that sentiment. “It absolutely needed a very experienced architect to make it what it is,” they say. To them, it could only be Regan Johnston, director of Johnston Architects.
The brief from the homeowners was for the kitchen to be the hub of the home. Large sliding doors equipped with glazed balustrades create a Juliet balcony within the open-plan volume, and the kitchen installation and other joinery was by Sydenham Joinery.

It was while they were still searching for a site that they came across Regan’s previous work, and loved it. Regan says there are huge advantages to being involved from the very start of the journey. “It’s great to be able to assist with site selection so we can help clients see the potential. Each project is a unique response to the site, so when the home is completed, it feels as though it was always meant to be there,” he says. In some aspects, the brief from the homeowners was very specific. They wanted a home that blurred the lines between indoor and outdoor living, to enhance the sense of space and capture the broad outlook. But the outdoor living had to be sheltered, so they could access it no matter the weather. The focus was on entertaining, and the kitchen was to be the hub of the home. A separate living room for the family was to be more introspective and relaxed, and tucked well away to provide more privacy.

Otherwise, they were very happy for Regan to have free rein. “We didn’t really know what to expect, but the first design he presented was spot on.” It was Johnston Architects that introduced Daryl of DJ Hewitt Builders to the homeowners, as they had worked together previously. Daryl says it was an easy collaboration with Regan and the homeowners. “The clients were pretty hands-on with a lot of the decision-making and we all worked well with Johnston Architects. There are always challenges, even on a new build, and we’d come up with ideas. We’re quite solution-focused for clients because we know building can be challenging and we try to take as much stress out of it as possible.” The homeowners appreciated that the clear communication between Regan and Daryl meant everyone was on the same page.

“Daryl had such attention to detail; he was always accessible and approachable, and he ensured a quality delivery by his team. He would often present cost-saving ideas as well, which we were really grateful for.” The resulting home is sophisticated and restrained, presenting a low facade to the street that is grounded by the two large chimney elements. It is serene, unobtrusive, and harmonious. The materials inside and out are low-maintenance and have a calm, neutral palette that doesn’t detract from the views outside. The main living area is U-shaped, designed around a sheltered courtyard, and there are three private bedrooms with ensuites. It’s a testament to great design and high-end construction that the homeowners say the house has improved their quality of life. “It has given us space to breathe. We all have our favourite spaces, and it’s brought us even closer together. There’s a mindfulness when you’ve got a canvas that’s changing all the time, and you can’t help but stop and be drawn in.” Daryl says his whole team is very proud of the finished home. “We’re quite passionate about what we do, and for me, at the end of the day, it’s all about making sure the client is happy.” And they are: “It has well and truly exceeded expectations. It is glorious to be in.”

A
gym membership can be very rewarding, in more ways than one. In the case of Ewan Hall and Karen Hossack-Hall, the local CrossFit is where they befriended both the builder and architectural designer, who would eventually collaborate with them on their dream home in Sefton, Canterbury. “We pretty much had all the trades we needed in one spot,” jokes Ewan. “The clients have been friends of mine for a while,” says Arthur Robertson, founder of Robertson Building. “So we priced the job up to make sure it was going to work within their budget, and worked very closely with them around that.” That provided peace of mind for the couple when it came to the big step of building a house. Homeowner Karen says, “He encouraged us to go for it whenever we had an idea, and was quite honest about how much it would be, which was really great. It was our first build, so we felt really supported by his experience.” Adds Ewan: “Arthur is a good communicator. He always kept us in the loop about what was happening and when key processes started or finished. If there were issues, we’d discuss things and come up with a solution.”

Luckily, any concerns were minimal, aside from the inevitable pandemic-induced material delays. Arthur managed the whole project from start to finish, and says it was a reasonably easy build. The end result is a beauty. A modern, three-bedroom home with an integrated, self-contained studio, it’s low maintenance and energy efficient, consisting of linked twin-gabled forms. “It has good vibes,” says Karen. Karen is a kitchen designer at Misco Joinery, and Ewan is a foreman for a civil landscaping company, so between them they had good ideas about what they wanted from the house. “We wanted it to be casual,” says Karen. “And while we had lots of design influences, we wanted the house to sit sympathetically in the semi-rural environment.” Helping them clarify their design was another longtime friend, Anthony Light of design and construction consultancy Solid Concept. “We got to talking about their potential new house in Sefton village,” says Anthony. “Karen and Ewan brought a rough floor plan that they basically wanted me to turn into something that they could build. Being architectural designers, we are like conduits for our clients’ imagination. We take their ideas and transform them into something that can bring a lot of happiness. That’s the part of the job I enjoy most, working through designs.”

“Ewan and I love to cook, and the kitchen is practical and easy to work in,” says the homeowner Karen. Misco Joinery installed the kitchens in both the main house and in the self-contained studio (right).

Crafting bespoke kitchens since 1988 Anthony says their inspiration involved a farmhouse look, such as shearing sheds, particularly the corrugated iron gable-ended look. In addition, early in the process, Karen mentioned a nearby converted church. “That building partially inspired the steep roof pitch on the final design. There’s definitely a rural vibe to Sefton; it’s a quaint wee village, and I love it.” The house is a relatively simple form, and the materials are low maintenance, which was important, Anthony says. “And part of the brief was to incorporate a self-contained secondary dwelling, for Karen’s mum, so that it still looks like one single home.” Clever planning makes the home very liveable. Karen’s favourite element is the use of sun and light throughout. The concrete floors in the hallway act as a heat sink, warming the house while avoiding overheating the bedrooms.

Karen has a knack for interiors, says Anthony, and the landscaping was done mainly by Ewan. “Both Ewan and Karen got to use their skill sets to make this place, which is really nice. You feel more like part of a team.” That team worked well together. “We’re super lucky,” says Ewan. “It was easy, just a really good collaboration.” Both Arthur and Anthony enjoyed working with the pair, citing great examples of their input, such as the rustic brickwork, deliberately textural and painted a fresh white. “That was Karen and Ewan’s idea,” says Arthur. “It’s a really cost-effective option and it looks amazing. It came up a million bucks.” The build went so well that it was an award-winner, earning Robertson Building a Regional Category win and a Regional Gold in the Canterbury New Home $500,000 - $750,000 category at the Registered Master Builders 2024 House of the Year awards.
“I’m really chuffed for both the builder and the clients,” says Anthony. “It was well deserved.” It was the first time Arthur had entered the awards. “It was amazing to do so well,” he says. “It just shows the quality of workmanship that our team and our subcontractors have. It also came down to the design of the house, and the clients finishing it how they wanted. We’re stoked.” The event was a special moment. “Ewan and Karen are over the moon. We took them to the awards night and it was an awesome experience to have them there with us.” They were thrilled with the outcome. “It was a good night,” says Ewan. “We were happy to get the recognition for our house, but also for Arthur and all the team to get their recognition.”

A
ndy Coltart, co-founder of Black Barn Vineyards in Havelock North, shares his secret to highend holiday home design. And it’s simple: it has to be comfortable. The boutique vineyard offers a collection of luxury accommodations, including Euchre Lodge, which was built for a couple who live in San Francisco in the United States. When they’re not visiting their favourite part of New Zealand, the lodge is available to book a stay. “They were really fabulous clients, looking to get a bolt hole in New Zealand,” says Andy. “They felt that Hawke’s Bay had a really good culture, so they bought a section and engaged me to do the architectural work.” And while all Black Barn accommodations are luxurious, it can’t be precious for a holiday home that also serves as guest accommodation. “They just wanted a nice country home, something with a modern feel to it. But it has to be relaxing to be in,” says Andy. Andy’s design for Euchre Lodge is an absolute response to its location. “It’s a very dramatic scene with
Te Mata Peak and the beautiful Tukituki River valley,” he says. “The challenge for me in doing the architectural work was that the river is the predominant view, but it’s on the opposite side of the house from the sun. So we had to pick up both the views and the afternoon light, and we achieved that. We nestled the house into the landscape really well, and made it all about the backdrop.” The local area is one of the big draw cards for the lodge. “We have really nice summers,” says Andy. “We’re very privileged here in the valley because it’s outstanding. There are good outdoor activities and walking tracks as well as our nearby vineyards and bistro.” The beauty of the region was key to the interior design, says Brigit Christie of Boma Ltd, who has worked with Andy on several Black Barn Vineyards retreats. Her approach was in response to the environmentally conscious clients. “They wanted a calming environment with a strong connection to the local Hawke’s Bay landscape,” she says. “Even though they’re from overseas, they wanted it to be a New Zealand house.”
Euchre Lodge boasts multiple outdoor entertaining spaces and garden areas, overseen and constructed by Jensen Projects. Black Barn offers top-tier maintenance of its properties, which is also managed by the Jensen Projects landscaping team.

The homeowners were interested in the provenance of everything, from hardware to cutlery and art. “Most of it is made in New Zealand, so that was a real treat,” she says. “Since the setting for the house is elevated and rural, each window affords wonderful views of Tukituki River and the ranges and gives the effect of being surrounded by landscape paintings.” The colours and textures she used reflect the outdoors. “Lovely, warm, strong rusts, and in the bedrooms: pale blues, soft greys, oatmeal and heather.” A tactile fireplace wall, swirling tundra marble vanities, band-sawn timber accents and a bold curved sofa are dynamic, but the overall feeling is calm.

Our goal was to maintain a clean, simple and elegant aesthetic."
“She did an incredible job,” says Andy. The end result is deluxe yet functional. A good example is the open shelving in the scullery that both showcases the hand-made crockery and makes it easy for guests to find. Bringing the entire project to fruition were Pete Barbara and Davis Norman of BNL Construction & Builders, who have worked with Andy on several similar builds. “They’re wonderful houses to work on; we enjoy it. There’s so much detail involved,” says Pete. “We love working with timber, and these are definitely houses with a lot of timber. There’s timber exterior cladding, and internally there are a lot of beams and posts. There are different aspects of building that we don’t often get to do in a standard house.” The build ran very smoothly, he says, largely thanks to Andy’s detailed plans and the rapport with him, and
with Brigit, who has also previously worked on projects with BNL. “We all know what we want to achieve, and we all work well together,” explains Pete. The only real challenge was the sloping site, which needed cutting and retaining before the foundation work. “There was a little bit of work involved.” But the team at BNL took it all in its stride. Pete and Davis have been in business for more than a decade, and have a great team of builders and sub-trades. “In every job, we try to make it 100 per cent perfect for the client. here’s something quite special about taking an established property and giving it a modern twist while at the same time respecting its roots. For Dan and Kaylene, this was more than just a renovation – it was a chance to craft their dream home from the ground up, and, as owners of Nolan Building, to showcase their construction expertise along the way. The journey began about five years ago when the couple purchased a 1990s bungalow nestled among mature trees and rolling hills. “We always had plans of renovating it,” Kaylene says, reflecting on their initial decision. “But it wasn’t something we wanted to rush into. We looked at other options, like buying elsewhere and building new, but we loved the location here. It’s hard to find a spot like this.” The appeal of the property is obvious: it’s just two minutes from Timaru, providing a perfect blend of rural tranquillity and central convenience. Yet the family knew the home needed an update to match their modern lifestyle. “With the kids getting older, we needed more space and a modernised layout,” Kaylene says. The original house, built 30 years ago, was beginning to feel cramped and outdated. The family

envisioned a spacious, functional and stylish home that would serve them for years to come. The decision to kick off such a significant renovation led them to Garry Mayne, architectural designer at Chilton + Mayne Architecture, a local firm known for its innovative designs and impeccable execution. “We’d heard great things about Chilton and Mayne from people we knew,” Kaylene says. “We wanted something more architectural this time around, as our previous homes had been quite traditional.” With a clear vision in mind, the homeowners briefed Garry on their requirements: an open indoor-outdoor flow, a separate master bedroom suite and a larger living area. “One of our biggest reasons for renovating was that the living area was very tiny,” says Kaylene. “We wanted a large living space and a separate media room to expand the family spaces.” The original bungalow’s layout has been transformed into a contemporary farmhouse-style home, balancing rustic charm with modern conveniences. Garry wanted to be sure that the new home would serve as both a family haven and a showcase for the homeowners’ construction company.

“Our aim was to create a home that maintained the essence of its rural setting while embracing modern design elements,” he says. The renovation involved a complete reimagining of the floor plan. The existing bedroom wing and garage were retained, but other areas were repositioned to optimise natural light and capture expansive views. This pavilion-style architectural language allowed the home to seamlessly integrate new construction with existing structures. “The new design incorporates a contemporary interpretation of a traditional farmhouse,” says Garry. The transformation is dramatic. The home now boasts an impressive 353sqm of space, a significant increase from the original 220sqm. The design features sustainable vertical cedar weatherboards and plaster, complementing schist cladding used on key architectural elements. This combination creates a visually striking exterior that stands out while blending harmoniously with the natural surroundings. Inside, the house reflects the same balance of modern and traditional elements. Oak flooring, stainable timbers and schist stonework create a warm and inviting atmosphere. The interior design, curated by Stacey Anderson Design Studio, brings together a cohesive aesthetic that ties the whole home together. 86
“I’ve known Dan and Kay for many years, so I have a good understanding of what they like and what they were after with this family-friendly home,” says Stacey. “They were keen for a homely, understated interior that exuded warmth and timelessness.” Stacey’s remit included all the hard furnishings of the interior design, including the kitchen design, bathrooms, laundry, pantry and walk-in wardrobes. “It was quite an intuitive process in the end,” she says. “I used my expertise with shape, pattern and texture to add numerous refined details, such as the recessed lightbox above the kitchen island to create more light, and the vertical detailing in the bathrooms and pantry.” The process, which was initially intended to span two years, ended up taking only one. During the renovation, the family moved out and rented elsewhere, but eventually they set up a caravan on-site to manage the final stages of the build. “Living in the caravan was definitely an experience,” smiles Kaylene. “But it allowed us to stay close and keep up with the work.” The renovation wasn’t without its challenges, says Kaylene. “Integrating the existing structure with the new build was quite a task. “Even though we had plans, there was a lot of problem-solving on-site.” The result is a home that not only meets the family’s needs but also serves as a testament to their vision and expertise. “Our favourite parts are the space, the usability and the warmth,” she says. “I love the large living area with the fireplace. And the thermally broken windows and timber floors add to the cosiness.” Sustainability was undoubtedly a key consideration throughout the project. The renovation focused on extending the life of the existing structure by carefully removing unusable elements and incorporating highperformance materials. Says Garry: “As well as using thermally broken double-glazed windows and doors, we incorporated passive solar design principles to maximise natural heating and cooling.” As the family settle into their newly transformed home, it is clear that their vision has been realised. The blend of modern functionality and traditional charm has created a space that feels both timeless and contemporary. “It’s everything we hoped for,” Kaylene says. “A forever home that we can cherish for years to come.”

aving spent large portions of their teenage years surfing along the coastline, Nathalie Ammann and John Blignaut know Pringle Bay very well. This tiny coastal hamlet, situated just over an hour’s drive from Cape Town, South Africa, within a pristine, protected natural area, is also where they built their recently completed holiday cottage, dubbed The Tintin Cabin. “The mountains are incredibly beautiful here, and the ocean between Betty’s Bay and Pringle Bay is so varied,” says Nathalie. The couple has always enjoyed exploring the area on holidays away from their day-to-day routine. John is a remote-working fractional business developer and Nathalie manages her family’s farm, Rozendal, where she also makes an award-winning range of botanical vinegars. After a weekend spent hiking in the nearby Kogelberg mountains in 2018, they decided to look at properties in Pringle Bay. “On a bit of a whim,” says Nathalie. “It started off with a list of must-haves and nice-to-haves – and a small budget.” They found something they liked and made an offer, and lost out to another purchaser. But shortly thereafter, a property came on the market that met most of their criteria: “Budget; walking distance from the beach; a
large plot filled with indigenous fynbos vegetation,” says Nathalie. “The plan was always to build within five years from buying the land, while our daughter Amelia was still young enough so we could spend her childhood there making beautiful memories.” So during the pandemic lockdowns in 2020, Nathalie and John began to research all the modular, prefabricated cabin options that were on the market. At the time, these sorts of modular builds were experiencing a huge surge in popularity, but were still a new concept – especially in South Africa – and it wasn’t easy to decide. After some detailed research, Nathalie and John decided to go with Cape Town-based Mobile Maisonette, helmed by architect Jed Kritzinger. “We liked the simplicity of the Mobile Maisonette design,” says Nathalie, “and the fact that its Farmhouse Cabin was bigger than many of the other modular cabins available. It was within our budget, and we could make modifications to the interiors.” The couple was Mobile Maisonette’s very first commissioning client, and everything went relatively smoothly. Working with Jed was a pleasure, as he brought a lot of experience to the process, says Nathalie.

“Our kitchen is compact but we kitted it out carefully, as we love to cook here,” says Nathalie. Tucked away in the mezzanine space above the kitchen is Amelia’s bedroom, accessed by a ladder in the hallway.
Given the newness of the modular concept and the timing at the tail end of the pandemic, getting plans approved took a while, but the build commenced in August 2022 and was completed by mid-December. Creating the interiors has been a great opportunity to have a bit of fun and create something very different, says Nathalie. The concept was to drench the cabin in colour, although making decisions about how bold or subtle to go led to some lengthy discussions. “I tend to be more conservative, and John pushes us to have more fun.” They got some valuable guidance from friend and colour specialist Jani Goussard. “Our concept was how the ocean and fynbos worlds mimic each other in colour and form – hence the misty greens and peachy corals,” says Nathalie. The original result combines a confident and contemporary look with a very restful feel.

The green and coral colour scheme is continued into the bathroom, where the shower space is defined by finger tiles. The pill-shaped mirror cleverly conceals storage space.
Simplicity reigns in the main bedroom, where a rattan headboard, ceramic pendant lights and curtains made by Nathalie and John add low-key textures.
The section on which the cabin is set is large – 913sqm – and one of the couple’s ongoing pleasures is working on their fully indigenous garden. “We still feel like we would like even more privacy, and to create a real sanctuary,” says Nathalie. “We’ve planted keurbooms, camphor bushes, leucadendrons and wild olives to create a berm mimicking what grows here naturally.” There are two footpaths through the beautifully burgeoning garden: one winds towards the cabin and the other leads down to the beach. There’s so much to explore, close by in the garden, at the shoreline, and in the area surrounding Pringle Bay, so it’s no wonder that Amelia, Nathalie and John spend a large portion of their time at the cabin. “We like to come here during the school holidays and at least once a month for a weekend as well.” The family enjoys preparing and cooking meals here, and foraging for wild mussels on the rocks at the beach is a regular pastime. “We always spend the Christmas holidays here, when John’s family – with multitudes of Amelia’s cousins – are in Pringle Bay too,” adds Nathalie. With the cabin’s effortlessly relaxed appeal and unique natural setting, it’s very easy to imagine the many wonderful times this young family will spend here over the years to come.

In the Kitchen Recipes from our favourite cookbooks INGREDIENTS: PA ST RY 2 tablespoons chilled butter 2 heaped tablespoons plain flour ½ tablespoon sugar 3-4 tablespoons ice-cold water FILLING 1 cup peeled and chopped apple ¼ cup frozen or fresh blackberries or other berries 1 tablespoon sugar plus extra for sprinkling 1 tablespoon flour zest of ½ lemon 1 tablespoon butter milk for brushing whipped cream to serve METHOD: To make the pastry, whizz the butter, flour and sugar in your food processor, pulsing until it resembles coarse breadcrumbs. Drizzle in 2 tablespoons of the water and pulse again, adding more water as you need for it to come together and stay together when pinched between your fingers. Turn out, roll into a ball then flatten to a disc, wrap and chill for 30 minutes. Preheat the oven to 200°C. Line a tray with baking paper. To assemble, toss fruit with sugar, flour and zest. Roll out chilled pastry to a 22-24cm circle. Transfer to the lined tray.
Tip: Feel free to use other seasonal fruits like peaches, nectarines, apricots and rhubarb.
Pile the fruit in the centre, leaving a 4-5cm rim free of fruit. Carefully fold up the sides, pleating and pinching them as you go. Dot the fruit with the butter. Brush the edges with a little milk and sprinkle over some extra sugar. Bake for 35-40 minutes until the pastry is golden brown and the fruit is soft and bubbling. Serve with whipped cream.
