ur homes are a living tribute to who we are; they change with us as we grow and develop. Earlier this year my home changed significantly with the arrival of our first child. This latest addition to the abode team brought with her a plethora of new paraphernalia, which despite her tiny size has exploded from her bedroom into my office, the living room, the bathroom and even the laundry. urtains and blinds bring warmth and comfort to a space, while playing an important role in privacy and heat retention. When it comes to determining your window coverings, it is essential you consider how you want them to function, as well as how you want them to look. Whereas ventilation will be a key consideration in high-humidity spaces, such as the bathroom and laundry, in the bedrooms, you may want something softer, and in your living area something with presence and luxury. For those opting for curtains the decisions don’t end at the fabric choice, with the heading of the curtain – the top piece, which connects the fabric to the track – an important consideration. Which is right for you? SINGLE Using less fabric, this is an economical option where single folds are sewn into the fabric to create a simple uniformed result.
DOUBLE Sometimes known as a Dutch Pleat, this is where two folds are secured at even intervals along the heading, resulting in a similar look to the New York pleat, but with more fullness.
TRIPLE This pleat is all about luxury as it uses a large amount of fabric to secure a triple pinch pleat at even intervals along the heading, resulting in a very full and plush look.

n years gone by if you had a small bathroom your space would typically consist of a small-to-average sized bath or shower, complemented by a 600mm corner vanity with a mirror above it. Practical but not really comfortable and, in terms of design and style, rather basic. Today, however, things have changed; with careful thought, a small compact bathroom can now be stylish and comfortable.

MIRROR CABINETS & SIDE TOWERS Mirror cabinets are something our grandparents seem to have in their bathrooms – and they have been unfashionable. But they are back! A great way to provide more storage without taking up valuable floor space, they come in standard sizes to complement your vanity, and they can be surface mounted or recessed into a wall. Available in a full range of colours to match the rest of your bathroom furniture, they are ideal for keeping medicines and so forth away from little fingers. Side towers are another way of providing more storage. If you can’t go out, then go up. Once again the options are vast with a range of different styled cabinets with doors and drawers, colours, negative detail cabinetry, timbers and even mirrored Soji 500 mirror cabinets with 200 open shelf doors available.
BATHROOMS
VANITIES Wall hung vanities offer good storage and come in a range of designs. The visible floor area extending out under the cabinet is not only easier for cleaning but creates a sense of space. More recently though there has been the addition of competitively priced slim vanity options to the market. These units come in standard widths, but the cabinet depth is only 400mm, compared to the standard cabinet depth of 460mm. While sixty millimetres may not sound like a lot, it can make a big difference to the overall design of a compact bathroom, allowing mounting adjacent to door openings. Slim cabinets still offer the full range of cabinet styles and colours so there is no compromise when it comes to the functionality of storage or design. BATHS For a young family with a small bathroom, a shower-overbath package is the way to go. Coming in a variety of sizes from 1525mm to 1800mm long, the bath can be either a traditional basic model or a spa. Matched with a suitable swing panel, it can provide a practical and stylish focal point for any small bathroom. Smaller still are shubs – small baths that come in 900mm x 900mm or 1200mm x 810mm and can be matched with a shower wall liner and glass door and return panels. Depending on the shub depth, the overall height of the cubicle is between 1945mm and 2160mm, again providing both bathing and showering options in a compact format. 03 366 7137 | edwardgibbon.co.nz athena.co.nz SHOWERS Round sliding door showers offer a great way to save space, by not having a swinging pivot door to worry about. However you do have to be careful as some of these offer limited internal showering space. Consider units like the Clearlite Cezanne shower which has a long return panel. Another option is angled corner showers. They are available in 900mm or 1000mm – but, if you can, opt for the 1000mm – again it will give you greater internal showering space. In a two metre square bathroom, a 1200mm x 900mm shower may sound large and it is in terms of shower space, but because the door set has a 420mm fixed hinge panel it allows for the installation of a slim 400mm deep x 900mm wide vanity beside it, while leaving room for a toilet suite at the end of the shower.

Having been immersed in architecture and building for a long time, I relish the challenges that each project brings and aim to achieve the highest of standards, and to go beyond client expectations, every time. Proportion! Our most successful collaborations demonstrate an understated elegance with simplicity of line to achieve a balance between function and aesthetics. As an architectural design and build company, our emphasis is on cleverly designed spaces and careful use of innovative new products. Our interiors are a natural response to the architecture of the house, and use materials such as timber as a dominant finish to unite the interior with the exterior for a complete cohesive package.
Visually, I believe 2016 is going to see us embrace more textural elements such as aluminium and zinc on the exterior of our homes; with timber veneers and architectural plywood linings set to become centre stage when it comes to our interiors. However, my biggest prediction for the year ahead is downsizing. Tell us about MagRoc. We are a Canterbury-based

In terms of energy efficiency, we can achieve Passive Haus air-tightness standards using nothing more than our basic system and quality window joinery. Very few other building methods can claim this. We have recently had a client’s house achieve 0.5 ACH (air-changes per hour); remarkable when you consider that with traditional framing you need to add 3-4 extra layers on top of double framing to achieve the same result. Also, compared with the four traditional steps taken to achieve the same result, the installation process with the SIP system is more efficient and produces less waste. The single monolithic panels are custom made for each project right here in Christchurch so there is little that can go wrong. It’s like a Lego set for the big boys We recognise that New Zealand is an expensive place to build, especially since events of 2011. Hence, we aim to offer a solution that is far superior to traditional framing options, at a cost which is comparable. We have monitored the performance of our products and feel excited about offering them to Cantabrians. estled at the base of the Cashmere hills, this property holds many happy memories for Rebecca and Glenn Munro and their children Rylee (11), Fletcher (9) and Neve (6). So when the February earthquake caused extensive damage to their 1970s brick and tile home, the young family decided to stay put and build from scratch. And they knew just the right building company for the job. As owner-operators of Properly Plastered, Rebecca and Glenn have worked alongside Katey and Colin Gregg of award-winning architectural building company Gregg Builders for over twenty years. A relationship which saw Gregg Builders not only involved in the extension of the Munro’s pre-quake abode, but Colin swap hammer for MARCH/APRIL 2016

Starting afresh gave the Munros the opportunity to put all their ideas on the table. Rebecca and Glenn desired a contemporary family home with a loft style/commercial conversion aesthetic. They envisaged open living spaces for family life and entertaining, and they wanted to capitalise on the existing landscape and vistas. Ultimately, they wanted to create a well-insulated, strong home that had presence and exuded warmth. ‘With three kids and a dog, we wanted our home to wear in, rather than wear out’, shares Rebecca.

MOVING IN THREE WEEKS AHEAD OF SCHEDULE, GLENN AND REBECCA ARE DELIGHTED WITH THEIR NEW HOME. ‘DESPITE BEING NEW, IT FEELS LIKE HOME’, SAYS REBECCA.
As ideas abounded, the couple sought direction from architectural design company, Detail Consultancy. Jeff Mason explains that, ‘as a designer you need to be able to visualise your clients’ words from the design brief, and then present in the drawings the spaces or the style wanted’. The stunning five bedroom house that stands on the site today brings together a strong vision and excellent design principles. While the floor plan is similar to that of the previous home, the design brought in a new level and opened up the space to promote indoor-outdoor flow. As Jeff explains, the four-metre high ceilings with 1100mm wide eaves over the living areas help to create the feeling of openness, and also allowed for Glenn’s industrial detailing. Wanting to connect the living spaces with the fantastic outdoor deck, large glazed areas enhance the flow between inside and out. For Jeff, ‘it is satisfying to see Glenn and his family back in their home where they wanted to be’. In so many ways this build is a showcase of clever design, innovative products and creative applications. Nowhere more so than with the plastering. Bringing together his passion and his expertise with Rockcote Plaster, a Resene Construction System, Glenn’s deft handiwork is found both inside and out. For the exterior, a Rockcote Integra seismic tested facade system from Resene Construction Systems was selected. The premium exterior cladding offers a construction material that is BRANZ appraised and conforms to the Department of Building and Housing guidelines for medium weight construction in Canterbury.

Low maintenance and versatile, the plaster facade features the premium Rockcote finishing system that allows it to be precoloured to any colour in the Resene range, which in this instance was Resene Thunder, an intense dark grey that enhances the presence of this impressive home. ‘It is really exciting to see plaster embraced beyond an exterior cladding material’, shares Mike Olds, Resene Construction Systems General Manager. ‘Glenn has a unique and honest approach to our plaster systems and utilised it both inside and out with striking effect. Varying the application and finishes to achieve texture and visual interest, he pushed the boundaries, and thinking, around what a traditional interior plaster wall is.’ As Glenn explains, plaster was used ‘to add texture, depth and interest, and to showcase it in a different, honest way’. Plaster has been used on the ceiling in the kitchen/living to create ‘the illusion of concrete/industrial slabs’, while on the doorframes it has a rough finish, running horizontally so as to mimic the use of timber’. While paint has been used on the architraves and ceilings, the only painted room found in the home is the toilet, with plaster, timber or Muros Wall Panels taking centre stage throughout. Rebecca and Glenn wanted a home with substance, something textural and stimulating, as well as warm and inviting. Exploring the many possibilities of the Resene Construction System, they achieved these objectives. Glenn comments, with a smile, ‘the desire wasn’t to have perfectly smooth walls’.

Having set their sights on a modern home with a loft style/warehouse conversion aesthetic, Muros Wall Panels – the antithesis of bland and ‘perfectly smooth’ – offered an exciting solution. Projecting the authentic texture and appearance of aged brick, the floor-to-ceiling panelling in the open plan living instantly achieved the desired aesthetic, bringing the walls to life. As Sam Blackler from Muros International explains, the panels look and feel like natural materials. The raised relief and imperfections create a three-dimensional finish, adding a stunning tactile dimension to a space. They are also lightweight, strong and durable, and quick to install to any specification and location. With designs including contemporary, stone, brick, rock, wood and concrete, the panels can be used to capture the aesthetic you desire – be it industrial warehouse, brick wine cellar or New York apartment. As Glenn explains, ‘most people have probably seen them but don’t know it. Popular in commercial spaces, restaurants and retail, it was exciting to use them in a residential setting, and the brick finish not only looks really awesome, but achieves the warmth and ambience we wanted.’ The success of the project is testament to the outstanding workmanship and management of the team at Gregg Builders. For third-generation builder, Colin, ‘every project is different, as we all live differently’, and that’s what makes building so satisfying. The team relishes the unique challenges

that every build presents and stick by their resolve to satisfy completely their clients’ expectations. Reflecting on the particular vision and ideas behind this build, Colin comments, ‘our aim was to give the Munros exactly what they wanted’. Such as Glenn’s desire to achieve zero waste throughout the build and incorporate recycled rimu in the interior. Gregg Builders made this happen with Project Manager Craig Wilson incorporating the 80sqm of wood Glenn sourced from Southern Demolition into the interior, allowing it to come alive with natural texture and personality. Internally and externally this home delivers. When it came to the exterior envelope, the Munros sought superior insulation, bracing and durability, and Glenn knew exactly the product for the job: the MagRoc Structural Insulated Panel System. As Joel Nichol from MagRoc explains, the company had sought Glenn’s expertise in the past. ‘He was involved in the development of the plaster application, using the Resene Rockcote plaster system that he specialises in, to ensure our panels had a high-end finish.’ Joel recalls a day early on when Glenn smacked MARCH/APRIL 2016
one of the panels and was struck by how much stronger it was than plasterboard. ‘From there he continued to ask questions about the system. Then, some four years back, he said he was convinced and would one day build his own house out of it. And here we are today looking at this amazing house.’ Considering the installation of the panels, Joel enthuses, ‘this was our first time working with Gregg Builders, but it certainly won’t be the last – they have done an outstanding job.’ For Colin, it was exciting to work with innovative products like MagRoc for the first time, and ‘to see something new and interesting being built that uses very little plasterboard’. In terms of achieving a house with optimal insulation, the house utilises the MagRoc system in conjunction with quality window joinery from family-run aluminium manufacturer, Fairview Windows and Doors. Angela Lewis from Fairview explains that the large windows and doors maximise solar gain. ‘With this amount of glass it was very clear that we should be using high performance Solace Low E glass.’ Low emissivity coatings work to minimise

the amount of ultraviolet and infrared light that can pass through glass, effectively improving a window’s insulating properties. Of course the large windows also needed to complement the clean lines of the house, and the stylish architectural linear 35 frame was used, with a flush track sliding system to make the transition from inside to outside as seamless as possible. The house is an unequivocal success. But reflecting on this and other projects, Colin Gregg emphasises the importance of the process itself. Gregg Builders recognises that building can be a tortuous and stressful experience for clients, and they strive to make it as straight-forward and satisfying as possible. Project Manager Craig Wilson puts the success of a build down to having ‘short achievable steps, which enable clients to keep on top of the numerous decisions they need to make without feeling overwhelmed’. Ensuring that they get the job done on time and on budget, Colin explains: ‘We use an independent quantity surveyor prior to construction beginning so that everyone is aware of the financial side of things from the outset. We also use independent schedulers, who visit the site monthly and complete full inspections, ensuring the project timeframe is being adhered to.’ Colin stresses, ‘we don’t hand the keys over until we are 100% happy’. Moving in three weeks ahead of schedule, Glenn and Rebecca are delighted with their new home – from the design to the execution, to the cutting edge products and their creative applications. ‘Despite being new, it feels like home’, says Rebecca. And as for their experience working with Gregg Builders? Glenn says, ‘it was easy. We would do it all over again in a heartbeat’. Of course, with a home this good, there is little chance they will be moving or rebuilding anytime soon.

elishing the opportunity to create something perfectly in-tune with the needs of Christchurch homeowners, Jamie and Irma Buchan had clear objectives – to build a home that would appeal to many, yet make a unique statement, whilst exemplifying the expertise, skills and passion that characterises all of their building work. Fondly referred to as ‘Hawk-Eye’ by his staff, Jamie supervises every build and is driven by the principle: ‘do it once and do it right.’ ‘Our aim every time is to build a quality home designed and crafted to stand the test of time’, he explains. And in the current Canterbury environment that is about providing assurances when it comes to seismic performance. ‘The home features extensive engineering’, he continues. ‘We invested a lot of time and energy during the construction stage to strengthen the home against future seismic activity. Canterbury homebuilders are asking more questions and seeking a greater level of understanding around seismic performance, so it was imperative we achieved this.’ Architecturally-designed the home includes four bedrooms in the main house, plus a purposebuilt office, as well as a separate studio complete with bedroom, bathroom and kitchenette. With its elegant lines, extensive use of glass and oversized MARCH/APRIL 2016
features, the home is a showcase of beautiful design and excellent workmanship. The house needed to catch the eye and capture the imagination, without compromising on performance, and CSR Hebel played an important role in satisfying these objectives and achieving an exterior with wow factor. ‘OUR AIM EVERY TIME IS TO BUILD A QUALITY HOME DESIGNED AND CRAFTED TO STAND THE TEST OF TIME’, EXPLAINS BUCHAN HOMES' DIRECTOR JAMIE BUCHAN Stephen explains that the Hebel system is a lighter alternative to many other claddings. Once attached to the building frame, via metal cavity battens, the Autoclaved Aerated Concrete (AAC) panels are then coated with a plaster coating for a modern and streamlined finish. Along with its sleek finish and performance benefits, the Hebel PowerPanel system was selected for its resilience. 'Allowing for seismic activity and ground settlement are key considerations when building in Canterbury', continues Stephen. This is an imperative that Jamie knows well, having dedicated much of his time to assessing homes across Canterbury in the months following the earthquakes. Grounded in the realities of building in Canterbury following the earthquakes, the build was also about elevating expectations and offering
something unique. For Jamie, ‘the suspended staircase which appears to float within the entranceway makes this house truly special’. The glass alludes to the openness of the house and complements its clean lines, while the chunky stairtread and metal spine blend function with design. Advanced Joinery was called on to turn this clever design into dramatic reality. This project, which involved completing the large timber stairs as per the design specifications, was a particularly exciting one. Whilst the staircase is a striking testament to their craftsmanship and attention to detail, Advanced Joinery also had a hand in many different areas of the home, such as the media room and lounge which feature bespoke joinery by in-house designer, Kathryn Watson. throughout the home, they pride themselves on their dedicated and personalised service. From start to finish, sound communication with the client is essential for a successful project; and they work hard to combine the client’s ideas with the latest trends and products. The sophisticated monochromatic kitchen is a showcase of this, and Advanced Joinery was enlisted to manufacture and install it. Adding to the functionality of the home was Monarch Aluminium. To achieve a result which was practical and energy-efficient, the windows were double glazed with Plaintherm Low E glass with Argon Gas. Performing up to 52% better than standard double-glazing, it was a simple decision; one which promises long-term benefits and comfort to the owners. As well as supplying all of the windows and doors, Monarch Aluminium was involved in achieving a seamless interaction between inside and out with the addition of bi-fold doors and a four panel bi-fold window. Selected from the APL Architectural Series, the joinery is a combination of Silver Pearl and Matt Black Ebony, ensuring it sits

harmoniously within the beautiful interior. Seeking a décor with clean lines and touches of glamour saw McLaughlan Painters and Decorators brought on board. Working with high quality materials, they undertook the painting and papering throughout. This included a stunning feature wall in the living room in Catherine Martin’s Charleston Pearls from Mokum’s Metropolis Collection. Evoking the decadence of the twenties, the paper brings to life the geometric elegance of embroidered linen. Complementing the striking paper while enhancing the architectural lines of the home, Resene Wan White was used throughout. Every dimension of this home exudes luxury and grandeur, and the property presented an exciting package for the new owners. ‘It was lovely and brand new’, they explain. ‘Everything was taken care of. And the small grounds meant low maintenance.’ The decision to buy was made easy because the couple knew Jamie and Irma personally, and their reputation for outstanding workmanship and attention to detail. A blank canvas on which they could make their mark, the couple were inspired to adapt aspects

to suit their lifestyles – and, knowing exactly who to turn to, they set about making the exceptional house their perfect home. And, so, with build foreman Matt Trafford supervising the project, Buchan Homes returned to the property. As Jamie Buchan explains, ‘it is satisfying being in control of what is being built to ensure that quality and detail are never compromised. It was a privilege to be able to work with the owners – and tweak such a beautiful house to create the perfect home for them.’ Reworking the studio to make a retreat for teenagers that could also function as a guest house was a priority. Reclad in cedar, the studio also gained a new kitchenette and bathroom. Creating a point of distinction, a tiled feature wall envelops the home and works its way inside. Designastyle was brought on board to supply and lay the tiles throughout the home, including on the large exterior wall. Importing exclusive tiles from Italy, they provide the complete package when it comes to design and installation, and they pride themselves on their excellent craftsmanship. The home brings together elegant modern lines with natural materials and textures, and the tiles selected encapsulate this vision perfectly. For the interior, Symphony Grey Lappato – a stunning warm/grey tile in a stone pattern – was selected to complement the tones of the décor. While for the exterior wall Stone Box Black Ink was used. The tile reproduces the grained patterns of natural stone to create a deep, textural look. The feature wall is a bold stroke that captures the unique vision behind this project. But there are subtle expressions of originality throughout the

home. As Frankie Mulholland from Designastyle points out, ‘the different-sized tile design used in the entranceway is an effective touch. The design complements the textural variations of the tiles and showcases the unique quality of this home from the moment you walk in the door.’ From the beginning, the smaller grounds appealed to the owners. However, the landscaping needed to match the unique design of the home. A need which saw Erik Ellis Landscapes engaged to create a modern structured garden. Large trees were used to create instant green screening and to enhance the stream boundary, and following the owners’ design, a fernery created. As landscaper Erik Ellis explains, this project resembled ‘an art MARCH/APRIL 2016
installation’, with numerous lichen-covered rocks from the Port Hills craned into place to complete the natural setting. The effect is at once soothing and arresting. For Jamie, ‘the best part of being a builder is giving the owner what they want’. Initially, building the home was about imagining people’s desires and presenting a house that would captivate. And captivate it did. The subsequent renovations were about achieving the particular vision of the clients. ‘It was such an exciting and gratifying project for us – to achieve what they envisioned.’ With no interior detail left unattended and no stone in the beautiful grounds left unturned – this striking house is now the perfect home.

tepping inside the recently renovated home of Christine Campbell and Ben Donaldson, it is hard to determine where the renovation work starts, and where it ends. Warm and inviting, from the moment you walk up the pebble-clad pathway it is apparent this is a home with heart. And one that has been renovated with care and precision while paying homage to the past. Once five bedrooms, a single bathroom and a dark, dingy kitchen/living, the house has been transformed into a sunny and light-filled four bedroom, two bathroom, two living area family home. Not an easy task. ‘I knew instantly when I walked in that it had potential’, shares Christine. ‘Despite the damp, the smell and the existing layout, I loved it.’ Having renovated older homes before, the couple were no strangers to the trials and tribulations that come with working with character homes, and leapt at the opportunity. Having worked with architectural designer Marc Coulthard of MCD Architecture before, he was their first call once a decision was made to buy. On site before the property had even gone to auction, Marc recalls the state of the home. ‘The earthquake repair work had been done but it was a typical old house which, over the years, had only had minor things done to it. Christine and Ben were clear from the beginning that they wanted to improve the internal flow, update the kitchen, redo the bathroom and add an ensuite, all without losing the character of the house or extending beyond the existing floor plan. It was a challenge.’ ‘Marc laughed at us when we gave him the budget’, shares Christine, with a smile, ‘and while it quickly became apparent that it was unrealistic, he was great at guiding us through the process and ensuring the money was being spent where it was needed – such as on replacing the roof, straightening ceiling lines, levelling floors and so forth’. ‘With a young daughter the couple were eager to achieve two living areas’, continues Marc. A solution that saw the existing open-plan layout rearranged to achieve two spaces within one. ‘It is great’, enthuses Christine. ‘Maddie and her friends can be in the lounge with the doors shut, and we can be in the kitchen/living area and no one feels like they are intruding on anyone else’s space.’ Completing the new open-plan living area is the kitchen. Having always coveted the designs of Palazzo Kitchens and Appliances, when a new

kitchen was on the cards Christine knew where to head. ‘They were wonderful’, she recalls. ‘And while I was initially nervous about how the kitchen could be made in Europe and still fit within the tight space we had, Pieta took all of that stress away.’ For designer Pieta Fletcher, retrofitting a German kitchen into an existing space is a familiar, and exciting, challenge. ‘Older homes often have walls that have bowed over the years, especially in Christchurch’, explains Pieta, ‘so I had to design the kitchen to allow for variations, as well as around an old butler style sink that Christine wanted to utilise’. Despite this, the end result is picture perfect and appears as though it has always been. ‘The kitchen needed to fit the style of the home’, continues Pieta. ‘While of course incorporating all of their must-haves, which included plenty of pantry storage, glass fronted cupboards for display, seating at the island bench and subway tiles for the splashback. A hidden laundry was also to be included.’ A design feat, which has seen three separate pantries incorporated into the end product: one a corner swivel pullout to maximise access into the corner; another a cargo pullout pantry; and the third an adjustable shelving pantry. Glass display cupboards were then mixed with solid door units to add interest. Ticking all the boxes when it came to achieving the desired aesthetic, the kitchen features Alba cabinetry fronts, which are a traditional style door, in a white high gloss lacquer. They are then complemented by a Eurostone Quartz Veined Michelangelo bench top. ‘It has the look of marble but is very hardwearing and won’t stain’, explains Pieta. ‘With this addition, a lovely kitchen turned into a stunning one.' ‘Very quickly into the process I knew I could trust Pieta’, shares Christine. ‘She not only understood me but appreciated what we were trying to do. She was helpful at guiding us through ways to save when it came to the budget, and the end result is simply perfect.’ Despite their love of character homes, the young family had spent six months living in a brand new home in West Melton prior to purchasing their current abode. ‘It was the right place to be at the time’, shares Christine, ‘but I always said I would move again for a villa.’ Having enjoyed the warmth and modern conveniences that come with living in a new home, ensuring their renovated villa was a cosy and comfortable space to be in year-round was an important consideration, and one which saw the inclusion of a black free-standing Ravelli Monica pellet fire from HeatStore.

‘Christine and Ben visited our showroom and explained they were doing a major renovation and needed a significant heat source for the main living area’, explains David Chalklen. ‘They wanted the aesthetic and ambience of a wood burning fire, which did not compromise the integrity of the home, was compliant with the ECAN Clean Air regulations and had a timer/thermostat capability.’ Tucked away on the edge of the living space, its design ensures it seamlessly integrates into the space, while effortlessly heating the home when needed. Christine and Ben wanted to ensure the renovation was about achieving something new, while still capturing the essence and soul of their hundred-year-old villa. The family bathroom exemplifies this delicate balancing act. While the original fifth bedroom was essentially divided into an ensuite and walk-in robe, the bathroom now stands where the kitchen once was. Like the rest of the home, Christine’s careful eye for detail has seen a simple play on black and white transform an outdated kitchen into a modern family space. ‘The bathroom features a unique tiling design’, shares Ricky Wong from JSR MARCH/APRIL 2016

Tiling. ‘While at first glance it appears to be simply a small mosaic on the floor complemented by a white brick on the walls, to lay the mosaic floor is a time-consuming challenge. And the black line features require a picture perfect finish.’ Inspired by traditional dado rails, the black feature lines provide visual interest and depth to the space and are a clear illustration of Christine’s considered planning and design vision. ‘One of the only original fittings, aside from the windows, is the bath’, laughs Christine. Having had it restored, the claw-foot beauty now sits pride of place. With the completion of the shower, Euroglass ensured the room was suited for modern lifestyles. ‘Our frameless shower screens are 10mm thick toughened safety glass,’ explains Graeme Kench. ‘Because they are custom-made, they can be constructed to any configuration, allowing homebuilders to capitalise on space, without having to compromise on quality.’ Which, for Christine and Ben, was essential. Found on the edge of the bathroom, the addition of the glass creates the allusion of space, while ensuring maximum efficiency and functionality. Also adding to the modern liveability of the
home was Simply Wardrobes. ‘We were initially asked to submit two designs’, shares Patrick Quinlivan. ‘One in our Cabinet range, which is floor-to-ceiling and 550mm deep from the wall, and the other in our I-Robe range, which is hung on the wall and only 400mm deep.’ With space a key consideration, Christine and Ben opted for the I-Robe system in a white wood grain finish. With the system able to be customised and expert advice on hand, the challenging storage space has been transformed into a functional walk-in robe, offering both modern functionality and a touch of luxury. Passionate about the value design can bring to a project, architect Marc Coulthard believes it was the challenges of the project that ensured it was so successful. ‘We pushed the limits, but the result is a showcase of how old and new can work beautifully. Original craftsmanship now sits within a functional, family-friendly floor plan. Clean and simple, the end result sees this villa restored to its former glory.’ ‘The house had stood the test of time’, concludes Christine, ‘and we wanted to make sure it would stand for another hundred years. BUILDING PASSION Step inside Pringle Homes’ new show home: a build all about achieving a living environment with countless features, and inspiring possibilities WO R DS LU C I N DA D IAC K

here is no denying the passion that Aaron Pringle of Pringle Homes has for building, with each of his projects driven by a desire to translate the client’s unique wants and needs into a physical reality of the highest quality. ‘We are true bespoke builders’, he explains. Their strength lies in creating a connection with their clients, and their ability to recognise that every project is ‘special’. ‘Building is a huge investment of money, time and emotion. Every project is a new challenge: it is about capturing and expressing how a particular family or individual wants to live.’ ‘So it is vitally important to get the floor plan right’, Aaron continues. ‘It goes without saying that this is the foundation of the home, and the only way to achieve this is by listening to our client’s needs and talking through the concept with them to ensure everything is laid out correctly from the outset.’ The culmination of Aaron’s passion and eye for detail is the recentlycompleted Pringle Homes show home. ‘We embarked on the project in order to provide a space people could visit to get a feel for what we can achieve. We work with contractors that we want to work with, and the show home is not simply about the structure, but about the whole package.’ One such contractor is Clartten Concrete Placing. As specialists in decorative concreting, both inside and out, their attention to detail means that Aaron turns to them time and time again. Completing all of the concrete work in the home including the floor, driveway, paths and patio areas, they are no strangers to achieving a functional finish, which adds to the quality and aesthetic of the home. In this instance, as Chris Hawkins from Clarrten Concrete Placing explains, ‘the sealed exposed aggregate that has been used externally adds to the modern nature of the home, and helps to achieve a cohesive, coordinated look’. Boasting a long working relationship with both Aaron and Pringle Homes is Dyers Road ITM. Understanding how important it is to get it right the first time, there is a natural synergy between the two. ‘Their specialist product knowledge and experience in the building industry ensures they are able to produce the standard that we need, every time’, explains Aaron. Locally owned and operated, the manufacturing merchant supplied the timber frames and trusses, structural steel and most of the general building products used in the construction of the home. Valued for its prefabrication, Dyers Road ITM is able to complete much of the timber framing prior to its delivery to the site, reducing waste and saving on build time. ‘The wall MARCH/APRIL 2016

frames are delivered to site, lifted by crane and then stood up, braced and nailed together’, explains Bruce Ramsay from Dyers Road ITM. ‘As well as savings to the budget and build time, timber provides a house frame sourced from sustainably managed New Zealand plantations.’ As Bruce notes, ‘Pringle Homes insists on high specification homes with quality finishes and it is always pleasing to be able to supply the range of products that are needed, to the standard required.’ From the outside-in, the home is a seamless marriage of simplicity and crisp clean lines. This is exemplified on the exterior with the use of a Rockcote 50mm Integra Aerated Concrete Cladding System from Resene Construction Systems. Installed by Frame Contracting, the plaster cladding provides a hardwearing, resilient system. Seismic tested, it offers a construction material that conforms to the Department of Building and Housing guidelines for a medium weight construction in Canterbury – providing peace of mind when it comes to future proofing against seismic movement. Like all of the contractors engaged by Pringle Homes, Frame Contracting pays strict attention to quality and detailed project management. Taking their skills inside, they also completed the internal paintwork – ensuring that a smooth, seamless finish is found throughout. Showcasing not simply a beautiful finished product, but the vast array of finishes and fittings on offer, the show home is a tangible realisation of Pringle Homes’ quest for high-quality built environments. ‘The home is all about being liveable, and demonstrates
how a simple floor plan can achieve the ultimate in family living, without compromising on quality, space or the Kiwi need for indoor-outdoor flow’, explains Aaron. ‘Talking to people about what they like and dislike gives us a greater understanding of what they envision for themselves. It also provides inspiration for how their new home might work.’ Wanting to achieve something unique, Aaron turned to Rosabel Yong from Harpers Bazaar Interiors to translate his blank canvas into a fresh, modern home. ‘As a show home it was important to achieve presence and, for visitors, a sense that they have walked into a space in which they could happily live’, explains Rosabel. ‘Designing for a show home isn’t about Harpers Bazaar or Pringle Homes, it's about creating a decor that will stimulate and connect with potential clients.’ ‘Aaron’s desire to achieve something distinctive meant we were able to create a free interior which embraces a number of different styles, while still being cohesive. There is 60s modern glamour, traditional modern, Scandinavian, contemporary and a touch of industrial.’ Stepping inside, the story of the home starts to unfold in the entranceway, with a bold geometric wallpaper setting the scene for what lies beyond. ‘It’s like an introduction’, enthuses Rosabel, ‘creating a first impression that is all about welcoming people into the space and sparking an interest to explore more’. From there, visitors find themselves enveloped in a warm and inviting interior designed to ignite

conversation and encourage relaxation. ‘This is our first show home’, shares Aaron, ‘and we wanted it to be a space in which people could be challenged and inspired, ultimately starting a conversation around how they live and want to live’. At the heart of the home is the open plan kitchen/living/dining. ‘This is where people live, eat and play’, explains Rosabel, ‘so it needed to be warm and inviting. We embraced a 60s modern aesthetic with touches of traditional and Scandinavian influences, setting the scene for a relaxing living room, casual dining and moody kitchen.’ Assisting with the kitchen design, and undertaking the manufacture and installation, was Trends Kitchens. The addition of a walk-in pantry cleverly maximises space, while melamine cabinetry in White and Brushed Pewter combine with a hexagonal mosaic tile splashback to achieve a perfect balance of function and design. Taking centre stage, however, is the expansive and striking breakfast bar. While clearly defining the work and play areas, the TriStone acrylic solid surface benchtop, in Chalcedony, was custommade for the space and is the finishing touch to this sophisticated and streamlined design. ‘Composed of high-performance acrylic resins and natural minerals to enhance its appearance and performance, TriStone boasts the highest of international hygiene certifications’, shares Will Dougan from Trends Kitchens. ‘While the consistent colours and patterns, which run all the way through the material, cannot wear away, making it the perfect addition to any family kitchen.’ Bringing texture and depth to the home’s
interior, while complementing the bold use of wallpaper, is the addition of tiles from Reptiles. Working alongside Rosabel, Richard Lummis from Reptiles selected one of their exclusive tiles, No.5 Ivory, for the entranceway, kitchen and bathroom floors. A matt porcelain tile with a modern industrial, textured look, it filled the brief for ‘awesomeness’ perfectly. ‘The tiles were selected for their quality and longevity’, shares Richard, ‘yet they also fitted in perfectly with Aaron’s desire to achieve a standout show home, with bold, yet liveable choices, designed to work for contemporary family living’. Enhancing the calm, simple colour palette of the interior is the Cityscape carpet from the Jacobsen Studio Collection. Supplied and installed by Carpet Kingdom, the high quality product has been paired with a luxurious high-density foam underlay made by Dunlop, for premium underfoot luxury. Like all of the fittings in the home the carpet was selected for its superior durability, comfort and longevity. Hardwearing and fade-resistant, the solution-dyed nylon carpet is perfectly suited for the wear-andtear that comes with family life and the realities of the harsh New Zealand sun. Working with Aaron to capitalise on every available space in the home, Carpet Kingdom also installed a UV stabilised carpet in the garage – ensuring even the utility areas of the home offer superior functionality. Paired with white faux-brick wallpaper, this space has been transformed from drab to fab, and offers homebuilders a new way of thinking when it comes to the humble garage. hen buying or selling a house, you’ll typically run into all sorts of jargon and legalese which can be a bit confusing
property. Here are two explanations of terms you’ve probably seen in real estate marketing.
CROSS LEASE When you’re looking to purchase a property, it’s important to know that there are a few variations in the marketplace. These include fee simple, cross lease, leasehold and unit title. So it’s essential that you have a comprehensive understanding of the type of property you are purchasing and the rights that you have to that property. A cross lease is where a group of people own an undivided share in a piece of land. The owners of the land then collectively lease parts of the land, which in many cases includes dwellings, to the other land owners. The leases create exclusive rights to the use of and enjoyment of the dwelling and rights in respect to common areas (like a driveway). However, if you want to make any alterations or structural changes to the property, which includes additions like a garage, deck or fence, then you must get written consent from all of the landowners. For example: If you purchased a cross lease property that had four dwellings on the land, then you would own an undivided one-quarter share in the land and would also have a long-term land owners. It’s important to get specialist advice from a lawyer on the title and the cross lease agreement that will be registered on the title. It could contain additional requirements like the property must be insured, which could be problematic if you were purchasing an uninsured “as is where is” property. It’s also likely to make mention if pets are allowed and if there are any restrictions on running a business from home. Each lease should be reviewed your intended situation. If you are looking at buying any property then it’s important to have a thorough understanding of what you are purchasing and always to consult with your lawyer.

COURGETTE CHIPS Wheat- and gluten-free, these courgette chips are a must-try snack! You will make them once and fall in love.
3 medium courgettes (450g) ½ cup parmesan cheese, grated ½ tsp dried or 1 tsp fresh rosemary ½ tsp dried or 1 tsp fresh thyme ½ tsp garlic powder ½ tsp dried or 1 tsp fresh oregano pepper, to season
Turn oven to 180oC fan-grill. Line a large oven tray with baking paper. Wash courgettes and slice about 1cm thick on a slight angle so you get oval slices. Lay out on paper towels for about 5 minutes, so that any excess water is soaked up. In a mixing bowl combine parmesan, rosemary, thyme, garlic powder and oregano. Place courgette slices on the oven tray and top with cheese and herb mixture. Season with pepper. Grill for 5–7 minutes. The chips are best served hot. If there are leftovers, store in an airtight container in the fridge — they will keep for a few days.
C OOK ’ S NOTE Be sure to drain the excess water from the courgettes so that the chips crisp up instead of going soggy. Parmesan and rosemary is a dream combination. Try these chips – we promise you won’t be disappointed.

Painted chalk labels are a cool way of organising all those glass jars you have in the kitchen, and they are so quick and easy to do, it’s ridiculous! They make a huge difference in kitchen organisation, especially if you’re someone like me who has no labels on any of my glass jars. First things first, you need a bunch of jars. Secondhand stores are a great place to find cheap ones, but new ones are perfect too. Once your jars are clean and dry you are ready to go. Place four strips of painters’ tape on the glass jar to form a rectangle. Inside the tape is where the blackboard paint will go, so the tape works as a guide to get straight lines and as a barrier to prevent the paint going anywhere else. Using the pot scourer, rub over the glass rectangle. This works to scratch up the surface of the glass allowing the paint to adhere better. Once your surface is ready paint your rectangle with the blackboard paint. Let it dry before applying another coat, repeating until there is good paint coverage. Once completely dry, carefully remove the painters’ tape one strip at a time. You may need to use a skewer or something similar to scratch off any over-run paint. The final step is to get the chalk out and start labelling. Fill your jars and enjoy your new storage solution! threadbarecloak.com

David Killick shares an insight into why they aren’t mutually exclusive
W
e’ve got a massive oak dresser. It’s a country piece, not fancy, with a geometric pattern on the front, brass teardrop drawer pulls and a ‘secret’ drawer. It came from my father’s family in England and we believe it’s Jacobean, made by some village craftsman in the 17th century. We don’t know to whom ‘IB’, the initials carved in the top drawer, belonged. I for Inigo, B for breeches or buckles? The dresser now stores socks and undergarments, gloves and scarves, t-shirts and winter jerseys. It’s a pain to move. Oak is phenomenally heavy. When our house was getting earthquake repairs, we jimmied the dresser into the built-in wardrobe rather than trying to drag it downstairs. A lighter, modern piece of furniture would probably be easier. But it would lack something: that indefinable quality known as character or patina, the thought that it has been blessed by generations of owners piling in their fresh linen, wigs, ruffles, or whatever other strange form of clothing was in vogue over the centuries. It has served well. Nothing wrong with new furniture, of course. Two things matter most, in my opinion: fitness for purpose, and how well it’s made. Price is important but that’s not the same as value. Why bother with a poor quality product that falls apart? It will end up costing you more in the long run when you are forced to replace it. To me, design is about more than external styling
or appearances; it’s also about function, engineering and construction. I like my rimu desk, custom-made in Christchurch by Castle Hill Furniture. The desktop, with a green leather inset, sits on twin pedestals. You can simply lift it off, making the desk a doddle to move. My iMac sits on top. The two are a perfect blend of traditional craftsmanship and cutting-edge technology, with a big dose of practicality thrown in. The Europeans are particularly adept at blending old and new. They have had centuries to practise, after all! Design rules often govern what can be built or what changes can be made; however, in many cities, bold modern architecture contrasts with old buildings. They may have all-mod interiors, or bring together old and new. It can be a fine balance. In Christchurch, since the quakes, loads of heritage buildings have disappeared. My opinion – and not everyone will agree – is that new architecture will serve the city better. Houses and buildings will be stronger, safer and more energy-efficient. I also believe that it’s a smart move to have a good clear-out and declutter your house. You only need so much stuff. And it’s time to turf those items that are past their use-by dates. We shouldn’t dump everything, though. Special pieces, like buildings, still have value. They connect us with the past. They provide a sense of history as time marches on. We should hang on to at least a few of them.
MY OPINION – AND NOT EVERYONE WILL AGREE – IS THAT NEW ARCHITECTURE WILL SERVE THE CITY BETTER
