W
hen it comes to building, renovating, interior decorating and even home maintenance, patience is a quality often underestimated. We are about to embark on a renovation and never before has my patience been tested to such a level. I want it to happen now. I want to be relaxing in our new living space, relishing the indulgence of an ensuite and enjoying the outdoor entertaining area. Yet we are waiting. The importance of communication, the management of time, quality and budgets so often dominate discussions around home projects. And our renovation is only small. Patience is required at every step – as you balance other people’s concepts at the design stage, as you wait for consent, as you count down the days until construction starts, as the days tick by, as you inch closer and closer to completion. As for the families who so generously invited abode into their homes this issue, they should be congratulated for their patience and dedication to the end result. Building is not for the faint-hearted and every one of them has achieved a beautiful, unique result that is testament to their vision and their faith in the process. We love sharing your stories so if you have a renovation or a new build that you would like showcased in abode please do get in touch. And in the meantime I will continue to exercise patience.

White is white is white – right? Wrong. When you’re decorating, there’s white that you can buy as Resene White, and there are a slew of other whites with touches of yellow, green, brown or grey turning them into alabaster, chalk, ivory and cream. Whites and off-whites pick up on other elements in the room. If you have lots of greenery out the window, expect your walls to take on a greenish look. Use a strong blue rug or furniture, and your walls will pick up on that. Different parts of the room also reflect light differently. An off-white used under a window will look darker than the same colour used on the opposite wall. An off-white used on the ceiling will look much darker than the same colour on a wall because there is less light reflected. Use a half-strength of your wall colour on your ceiling for balance.

The paint sheen level can also affect the way the colour looks. A flat paint, like Resene SpaceCote Flat, will make the colour look muddier and denser, while a gloss finish like Resene Enamacryl will make it look cleaner and brighter. M AKING HOMES ENERGY EFFICIENT The principles of passive solar design for a comfortable energy-efficient house can be summarised very simply: Insulate: Use insulation to keep the heat in during winter and out during summer. Thermal mass: Use heavyweight materials (thermal mass) to soak up heat from the sun and release it slowly into the house when temperatures drop. Stop air leakage: Use weather-stripping, high-quality sealants and less complicated house designs to reduce air leakage; as, once a house is well-insulated and appropriately glazed, the biggest potential heat loss is through draughts around windows, doors and other construction joints. Ventilate: Use a controlled ventilation system to reduce overheating and maintain good indoor air quality.

W
hen you look around your home, it is the finishing touches that translate your house into a home. The spaces in which we live – the walls, floors and ceilings – are canvases on which we can create and make our mark. But, it can be a daunting and time-consuming process to find those perfect pieces. Set to complement the larger pieces in your interior, the smaller items allow you to embrace the latest trends and must-haves. Yet it is imperative that you make informed decisions to ensure these additions balance function and style, and truly enhance your space.

occasional chairs Easy to move around, occasional chairs are one of the most versatile and practical pieces of furniture you can own. Whether used as a decorative accent or to fill small or awkward spaces, they are a great addition to your living space or bedroom. Before buying an occasional chair, consider what its purpose will be. Will it be used frequently in the living space? Do you want it to stand out as a design feature? Or, to blend in with the rest of your décor? If it is for the living room, the size should be based on the size of your couch. A smaller chair will make the room appear larger, while a larger chair will make the room appear more full. Ensuring your chair and couch are at the same height will prevent the room from feeling disjointed.
vases Grouping like items together and putting them on display can be a great way to add personality to your space. With or without flowers, vases and jugs are a great way to embrace this concept, as their varying height, shape and finish will help you to bring texture and colour to the space. Layering your items will create a push-and-pull effect between the objects, adding visual interest.

Coffee tables, or side tables, are a necessary addition to your living room. Used for coffee cups, magazines, television remotes and, in some cases, as a foot stool, your side table will anchor your seating space. Like all purchases, consider how the table will be used and what kind of atmosphere you want to achieve. A glass top will create a sense of space, but may not be right for those wanting a casual feel. If you have small children, you may want to avoid tables with sharp corners. Another key consideration is storage – drawers can be a great place to hide away the remote. Ideally your table should be slightly lower than the seat height of the chairs and sofa surrounding it, and the length about two-thirds that of the sofa.
lamps Purchasing a lamp is all about balancing practicality and ambience. First of all, your chosen lamp must be a practical solution when you need additional light, but it should also add to the mood of the space. Whether you wish to add an oversized floor-standing lamp or a table lamp, it is important that you view the addition as a key part of the room’s décor: in scale, colour and design, it needs to complement the other furnishings. As well as the design and size of your lamp base, there is also the shade to consider. A PLUMBING BREAKTHROUGH Offering both water and energy savings, we talk to Andrew Southen of Isotec about his innovative plumbing fixture
WHAT IS THE ISOVALVE? Installed in place of a test plug, the Isovalve enables plumbers to connect plumbing fixtures and appliances without having to turn the water off at distant locations. The patented design of the valve allows it to do more than just shut the water on and off: it also acts as a test plug, able to be pressure tested up to 2000kPa; it contains an inline filter to comply with new tap-ware warranty requirements; and it allows for water flow to be adjusted at individual installations, meaning potential water and energy savings to customers. Isovalves are watermark certified and manufactured from chrome finished DZR brass. With only two major components to each unit (three for the IsoDuo), the valve body and the IsoNipple, installation and operation is easy and reliable. WHERE DID THE ISOVALVE COME FROM? They say the best ideas are often the simplest and this is certainly one of them! The idea came about when I was at a job at a medical laboratory where all I had to do was fit a basin. The test plugs had already been installed and were sticking out of the wall ready for me to connect the flexible connections from the basin faucet. It should have been easy but, being a plumber of many years, I knew that turning off the water in this place was not going to be straightforward. I said to myself, ‘I wish those test plugs were valves’. If I didn’t have to turn the water off, the job would have only taken half an hour rather than three, and the entire building wouldn’t have been without water while I completed it. While the Isovalve evolved from that particular experience, it has also been influenced by my thirty years of experience as a Craftsman Plumber. WHY WOULD I OPT TO INCLUDE ISOVALVES IN MY HOME? There are several reasons. Apart from making future servicing easier, the Isovalve’s finely-tuned handle for flow control means savings in water and energy costs. Some taps flow at over 20 litres per minute when 4-8 litres per minute is adequate. An Isovalve is ideal in a situation where a mixer has a high flow rate and is positioned over one of the flatter basins on the market causing splashing. With an Isovalve you can simply turn down the flow. 16

installing an Isovalve at each plumbing fixture (one at each hot and cold outlet, including appliance taps, plus a cistern tap) an average household would be looking at approximately $150 extra in installation cost. However, by being able to control the water flow with an Isovalve, a typical household could easily save more than 20,000 litres of hot water per year – the equivalent of 68 hot water cylinders.
CAN ISOVALVES BE FITTED TO MY EXISTING SYSTEM OR IS IT ONLY FOR NEW SYSTEMS? Isovalves can be installed at the pre-line stage of a new
build, making it fast and efficient for the plumber. However, they can also be retrofitted. The latter requires the water to the building to be shut off. WHAT IS TRUE OAK CORRUGATE? Exclusively manufactured by Roofing Industries, True Oak Corrugate is the first major advancement in metal corrugated roofing for over seventy years. For many years, the manufacturing process saw corrugated iron continually stretched so as to yield greater individual sheet width coverage, and ultimately reduce the overall project price. Over time it was commonly referred to as ‘wrinkly tin’ due to a reduction in profile height. These days standard corrugated iron has to meet Australian and New Zealand building standards; however, the profile has never fully regained its historical shape. Replicating the profile shape of traditional corrugated roofing iron and utilising modern rollforming technology, True Oak Corrugate is strong and pleases aesthetically. HOW DOES IT DIFFER FROM TRADITIONAL CORRUGATE PROFILES? The profile of
traditional corrugate tends to lose itself in some lights, which diminishes its appeal. The rounder, deeper rib profile of True Oak Corrugate is bolder, providing nice lines of shade and light from afar. The higher rib also gives greater resistance to possible water leakage at overlaps and ensures greater water carrying capacity to the gutters during heavy rain. True Oak Corrugate’s impressive strength also reduces sagging and gaping where the sheets overlap, ensuring there is a reduction in visible side lap lines. This superior strength means that there is less need for replacement of dented roofing sheets; which, coupled with its greater purlin spacing, means a cost reduction in your roof construction.
HOW DO I KNOW IT IS RIGHT FOR MY HOME?
With a slightly higher rib, True Oak Corrugate can be used on roof pitches as low as four degrees, compared with traditional corrugate which is limited to a minimum roof pitch of eight degrees. In the case of Victorian style homes, where verandas are predominantly less than eight degrees, True Oak Corrugate can be used to solve a low pitch re-roofing issue, ensuring you are able to meet modern building regulations. Able to be used as a traditional roofing material, but also as a horizontal or vertical wall cladding, True Oak Corrugate offers versatility and style. It can also be drape-curved, or concave- or convex-curved, to give that extra special design twist. Although predominantly proposed as a residential profile, its use on low pitch commercial roofs is rapidly gaining favour.

We had taken the liberty of photo-shopping things we loved together to make our dream kitchen, and took that in to meet with Pieta. We'd used concrete and wood in other areas of our house so we were keen for the kitchen to anchor that in the interior.
What is your favourite part of the kitchen? We love the balance and interaction

The clients, Tarryn and Antony Deaker, wanted a quality kitchen that worked within their investment level, without compromising on design, and our German-made kitchens were a perfect fit! The finished kitchen is in the style they wanted and is tailored for their requirements. It is practical with plenty of storage, including a pullout pantry, storage above the work area, and plenty of drawers. WHAT MAKES IT STAND OUT FROM THE CROWD? The kitchen is different from your standard kitchen, with the mix of bold colours and of course the feature island. The Deakers added a tile splashback with a great texture, which contrasts well with the dark joinery, while tying in with the acrylic island benchtop. THE ISLAND BENCHTOP IS A REALLY INTERESTING COMBINATION OF MATERIALS. TELL US A BIT ABOUT THIS. The island joinery is in Terra Black Melamine with an Oak
between all our textures, elements and colours. The big thick acrylic slab is something we absolutely love and the differing heights of our benchtop –we find the extended countertop an incredibly practical and useable space.
Why Palazzo Kitchens & Appliances? We were after a combination of surfaces that was a little edgy but didn't feel cold, and we loved that the Palazzo wood surfaces had a lot of the naturally imperfect characteristics that real timber has. We found the team great to deal with, and Pieta really grasped the slightly soft/warm industrial look we were trying to achieve. It made the whole process so enjoyable and not the slightest bit stressful.
Provence Laminate for the benchtop. This was then overlaid with an 80mm-thick acrylic benchtop and waterfall end on one side. Acrylic was chosen for the feature top to avoid joins, ensuring a seamless finish.
TELL US ABOUT THE USE OF LIGHTING AND TEXTURE IN THIS KITCHEN. One of the main considerations for Tarryn was
tying the laminate timber-look benchtops in with the flooring. The Oak Provence works really well and has enough texture to liven up the design, but is subtle enough to work with the flooring texture. Their lit-up tile splashback is also a real feature, as are the downlights onto the Oak Provence cupboards. Those finishing touches really help make the design stand out.

To keep the pantry light and bright we specified Oak Provence Laminate benchtops on white joinery, and continued with an Oak Provence Laminate desktop in the study. aving found their dream section, Alison and Steve Bush set about creating their dream home. The couple had little to draw on when it came to local building knowledge, having recently moved over from the United Kingdom. ‘It was a rocky road to find a builder’, recalls Alison. ‘Then one day Steve arrived home to say he had found the one.’ The one came in the form of another Steve – Steve Reeves from Montrose Design and Build. When he visited the Montrose show home in Lincoln, Steve Bush knew instantly that he had found not only the builder, but also the foundation of their design. ‘Viewing a builder’s previous work is important: it indicates whether they have a true respect for construction’, explains Steve Reeves. ‘The show home offers our clients a tangible space in which to gain an understanding of who Montrose is, and what we can do for them.’ Which is exactly what captured the attention of Steve and Alison. ‘We didn’t want to build a massive house’, describes Alison. ‘But we did want to maximise the potential of our site, while capturing a sense of space’ – concepts mirrored in the show home. Stepping inside the Bush residence there are apparent similarities with the show home, with the striking cathedral ceilings, exposed beams and beautifully executed spaces. Yet this is a home with heart and one which captures the essence of those who live there. Involved in both the design and build aspect with his client, Steve Reeves worked alongside Gravity Architecture and Alison and Steve to achieve the perfect floor plan. ‘What really

‘We didn’t want to build a massive house’, describes Alison. ‘But we did want to maximise the potential of our site, while capturing a sense of space.’ impressed us was that Steve listened to what we wanted’, shares Alison. ‘Along with the team at Gravity, he was able to take what we wanted and translate it into a reality, all while enhancing the aesthetics and practicality of our home. The finished product exceeds our expectations’, she enthuses. Having spent a number of years building high-end residential homes in New York and Connecticut, Steve and his team bring an unsurpassed professionalism to the local construction sector. ‘It is our aim to ensure the building process is about transparency and sound communication’, he explains, ‘and Alison and Steve really entrusted us to do the right thing. hen the opportunity arose to transform an inner city Merivale site into two modern townhouses, Chris Shearer and his construction team, Chris Shearer Builders, leapt at it. Purchased as an empty section, Chris and his team subdivided the large site into two generous sections on which to build two unique homes. The houses were destined to be modern masterpieces that pushed the boundaries when it came to traditional townhouses. ‘Despite being townhouses, we wanted the structures to be “homes” – to have a sense of space and privacy, and feel comfortable within their sections’, explains Chris. A feat they have most certainly achieved. Coming across the build in the early stages of construction, Jan and Mark Brosnan instantly fell in love. ‘We knew as soon as we saw the plan for the front property that it was what we were after’, shares Jan. ‘So we approached Chris and suddenly we had gone from looking for something to buy, to building!’ While the original intention with this project

was not to be building for a client, Chris relished the opportunity to work alongside Jan and Mark. ‘They trusted us and “the vision” they had purchased, and hence allowed us to achieve a result which was greater than we initially set out to do.’ ‘The foundation and some of the framing was up when we purchased the property’, explains Jan, ‘so we were able to make our mark on the home through the selection of colours and finishes.’ Jan recalls being pointed in the right direction by Chris and sent off to make decisions. ‘He was amazing’, she shares with a smile. ‘He would say, “here is the flooring company, off you go”, and away we would go. It was great to be given one place to go and make our selection from; it made the whole daunting process of building very easy.’ Entering the home there is an unexpected sense of both privacy and space, which is enhanced by Jan’s love for simple, white interiors. With a long ‘love affair’ with Resene Alabaster, it was an easy decision for the couple when it came to selecting their interior colour scheme: ‘there was never any doubt that the interior would be white and black’, laughs Jan. The timeless aesthetic achieved by the monochromatic colour palette is offset by the addition of timber. While on the outside this is found in the form of cedar ship-lap panels, inside

it is the floor and stairwell which bring a natural warmth and texture, and transform the home into something truly special. Working with Jan and Mark on their flooring selection was Mark McKenzie from Timbers of New Zealand. ‘We worked closely with the clients to help them make the right choice’, he explains. ‘We then oversaw the whole project, from the processing of the timber through to install and finishing.’ ‘Both the choice of timber and the finish were critical to ensure we achieved their desired result for a hardwearing solid timber floor, and matching solid stair treads’, explains Mark. The couple opted for a solid White Oak plank floor and thick solid New Zealand Oak stair treads with a light coloured finish. As manufacturers and suppliers of New Zealand-grown and imported timber products, Timbers of New Zealand was able to manufacture the Oak flooring from imported timber, while the Oak stair treads were crafted from local sustainable sources. ‘The light coloured solid White Oak flooring,

which is glued directly to the concrete slab, flows through the entry and living areas, giving the home a natural look’, explains Mark. ‘While the chunky solid stair treads bring a sculptural element to the entranceway, all while working harmoniously with the crisp white interior colour scheme.' While the private spaces of the home are tucked away upstairs, the lower level is a functional area designed for those with a love of entertaining – with an expansive open-plan kitchen-dining found at its heart. The adjoining lounge then provides an intimate and cosy retreat for Jan and Mark to relax in at the end of the day. Balancing performance with aesthetics, the Escea DL850 gas fire in the lounge ensures the space is warm and inviting year round. With a 4.5 Star energy rating, the fireplace generates enough heat to quickly heat up the largest of rooms, making it the perfect addition to this space – heating both it and the adjoining open-plan area. Typically, new builds in Merivale have a flat roof, and while we have achieved this, we have also retained the pitched roofline of the villas and bungalows which once characterised this area.’ Wanting a simple, understated roofing material, the decision was made to use SolarRib roofing from Calder Stewart’s architectural roofing range. An alternative for a tray roof look, the product sees style and energy-efficiency meet affordability as its innovative profile has been crafted to allow for the fitting of PV Laminate panels to sit seamlessly between the rib profile.
While the roof hasn’t been fitted with solar panels, its modern design complements the architectural lines of the home. aving made the decision to build, John and Erin Hammond stumbled across what was to become their dream section on a ‘grey old day’ in June 2014. ‘We had been looking for a while’, explains John, ‘as there were very few sections that weren’t on the hill.’ Describing the section as overgrown, John recalls walking onsite and knowing it was the one. ‘The fences were wobbling and it was a mess, but it faced north and I thought, this will work.’ Having raised their children in a large family home, the couple were ready to embrace a more efficient way of living and found what they were looking for in the form of the Office Road Hut – a house based on a design by Fiona Macpherson of Black Hut Designs. An architectural designer with a passion for small energy-efficient houses, Fiona produces plans that promote energy efficiency when it comes to living and buildings. ‘Our Black Huts have a small footprint; they are low maintenance, warm and comfortable’, she explains. ‘Their simple design allows for easy customisations to suit different usages, sites and budgets. Predominantly built of timber, they use spaces cleverly to maintain a small footprint.’ Able to view the Office Road Hut in completed form, John and Erin instantly knew this was it. ‘We were keen on small and minimalistic, and this is what the design offered us.’ Translating the design from paper into reality was ZBuilt. ‘We were building our forever home’, shares John, ‘and they really understood what we wanted to achieve. They were amazing.’ For the couple, making the decision on which builder to use came down to their desire to embrace MagRoc panels. An innovative company specialising in the manufacture of Structural Insulated Panels (SIPs), and energy efficient solutions for the protection of the building envelope, MagRoc fitted perfectly with the couple’s desire for an energy-efficient home. Like John and Erin, the ZBuilt team were regularly onsite at MagRoc, learning and uncovering the potential that their innovative panels have to offer. Contributing to a thermally-efficient envelope, MagRoc Panels (SIPs) offer resistance to impact, fire, and mould and bacteria, and, as a prefabricated component, they are quick to install. ‘The system allows a builder to install a single panel to replace the timber frame, insulation, interior wall lining, exterior building wrap and, in some cases, the exterior cladding – all in one easy step’, describes MagRoc Director, Steve Knewstubb. ‘They can also be used for structural floors and, as with the Hammond residence, the roof.’ ‘The result is a component that is easy and economical to erect and finish, creating a high quality, durable building envelope that is highly efficient and cost effective.’ ‘MagRoc’s SIPs make a lot of sense’, enthuses Josh. ‘There are always challenges when it comes to working with something new, but in this case with the use of MagRoc in the roof, it was pretty 36

seamless and we are already working together on other projects.’ Complementing the 140mm timber framing, the addition of SIPs in the roof has seen the house completed to a standard higher than required by New Zealand building standards, ‘increasing the performance and insulation levels of the home’, explains Fiona. For roof installers Roofing Smiths, it is the finishing touches that translate the home from a simple box into something special. The gabled roof features a Calder Stewart black corrugated iron profile. Suited to both contemporary and traditional designs, it was the perfect finishing touch for this home. While the construction of the home makes it stand out from the crowd, stepping inside, the open-plan living/kitchen creates a sense of space that belies the fact that the home is only six metres wide and sixteen metres long. ‘Clever spatial design is the secret’, shares Fiona. ‘There is no wasted space. The corridors all have a purpose; for example, the corridor to the bedroom houses the laundry.’ Despite the small floor plan the home is light, open and inviting: a clear illustration of detailed thinking and execution. And at its heart is the

single-line kitchen. For household cook, John, it is his favourite part of the house. ‘It is such a cool and functional space.’ Working with the couple on this area of the home was Graeme McDonald of Gem Kitchens. ‘What makes this home is how it manages to fit an abundance of storage into a small space’, he shares. ‘We worked with Erin and John on the supply and install of joinery for the kitchen, study, wardrobes, laundry and linen cupboard – all of which required a large amount of planning and detail to get the perfect final result.’ While all of the drawers feature Blum Tandembox soft close technology, the cabinetry is constructed using various Prime Panels. The decision to finish all visible panels in High Pressure Laminate with timber edges enhances the warmth of the home. ‘It was essential that the joinery add value to the feel of the home through both its appearance and functionality’, explains Graeme. For Josh and his team at ZBuilt, the contractors they bring to each job are key to the success of projects. Regularly working with the same team has allowed them to build strong relationships. One such contractor is Anton Davidson. The owner-operator of Davidson Painting and

The couple have made the most of a section that many would have shied away from: TC3, riverside and overlooking empty Red Zone properties Decorating has worked alongside the ZBuilt team on a number of projects. ‘ZBuilt knows what it takes to build an outstanding home, and we were delighted to help them’, explains Anton. ‘For this home that meant hand-staining the cedar and painting the interior.’ For Erin one of her favourite things in the home is the ‘quirky windows’. Despite thinking they were ‘a bit odd’ prior to building, they have transformed the interior. ‘They bring beautiful streams of light inside, at the most unexpected times’, she shares. Adding to the barn aesthetic, the timber joinery for the windows and impressive sliding doors were supplied by Jon Townsend Joinery. Connecting the home with its surrounding vista is the garden – a space where passionate gardener, Erin, spends a lot of time. Designed in conjunction
with family friend Myren Burnett, the garden features a number of raised hexagonal garden beds, which were designed to reflect the bees and their hives which call the north-west corner of the garden their home. ‘Myren helped us make the most of the site, ensuring privacy while retaining the view of both the river and the Red Zone land beyond’, shares Erin. While the foundations are extensive and, as Fiona describes, ‘a little bit mind boggling’, the couple have made the most of a section that many would have shied away from: TC3, riverside and overlooking empty Red Zone properties. Yet it is a private haven, offering everything the couple wanted: small home living, a large garden and low maintenance. ‘We describe our business as “our family

building for yours”, shares Josh. ‘While we aren’t a family business, we have a family feel, which extends beyond our team and contractors to our clients as well.’ It is something that Erin agrees with wholeheartedly. ‘Throughout the build we were regularly onsite and were always made to feel welcome. They answered any questions we had, worked with us to solve problems and even took measures to protect the sweet peas we planted early in the build. They were amazing, especially our Site Foreman, Rei Godfrey and Project Manager, Murray Read.’ For Josh and ZBuilt, building is about constructing homes that are fit for purpose, and that enrich the lives of their occupants. In the case of John and Erin’s home, this is exactly what they have achieved.

alking to Brent Hodder and Sarndra O’Connor about their build there is no disguising the passion and pride they have for their home. And looking around, there is little doubt that this is something special. Warm and inviting, your immediate impulse when stepping inside is to sit down and relax. It is a home that is destined to be well-loved, and that, despite being only six months old, is proving to be the perfect place in which to entertain. For Sarndra this home represents the first time she has been involved with a construction project of this size, whereas for Brent it is house build number ‘seven or eight’. And his experience is clearly evident in the level of detail and high quality execution. Having purchased the Merivale section and sub-divided it into two, Brent and Sarndra made the decision to build townhouses on both, with the aim of calling the back section ‘home’. ‘We built the houses in unison’, explains Brent, ‘and while they are essentially townhouses, we wanted to create a sense of space and build homes.’ And that is exactly what they have done. For the architectural designer on the job, Duncan Cartwright of White Box Productions, the structures are ‘houses within townhouses’. Each with a large garden, the design was about thinking outside the square to solve problems and achieve two houses which would be ‘enjoyable for living’. ‘They kept getting bigger’, shares Duncan. ‘Ultimately the sites have been maximised to their 42

It is a home that is destined to be well-loved, and that, despite being only six months old, is proving to be the perfect place in which to entertain. fullest potential, and the combination of high quality materials and out-of-the-box thinking has resulted in one of our best collaborations yet.’ Having worked together on previous projects, Duncan and Brent had already established a strong working relationship, and agree that they have an equally unwavering dedication to detail and quality. Preferring a hands-on approach, Duncan puts his clients first in every instance, which is something Brent and Sarndra are quick to credit him for. ‘Building in the post-quake environment can be a challenge’, explains Brent, ‘and Duncan was there every step of the way.’ Providing a central space in which to linger, entertain and, of course, create is the kitchen. Overlooking the living areas and directly accessible to both outdoor entertaining courtyards, it is an easy and comfortable space in which to relax. ‘What we wanted to create was a functional kitchen, with an entertainment area and scullery,
that flowed well and had plenty of storage’, explains Angelique Armstrong of Armstrong Interiors. ‘The colour palette was to be a mix of wood, white and black, working together to achieve an understated, luxurious feel.’ Working alongside Angelique to realise Brent and Sarndra’s dream for the kitchen were Michael Eames and Ferlyn Chew of European Kitchens and Interiors. ‘Brent, Sarndra and Angelique came in with a well-prepared idea of what they wanted to achieve’, explains Michael, ‘which enabled us to work seamlessly with them to translate their desires into a reality.’ Like all of Michael's designs, the kitchen and laundry joinery was manufactured in Germany to the highest quality, adding a touch of international luxury to the home. ‘RotPunkt is one of the greenest kitchen manufacturers in the world’, offers Michael. ‘Some of our clients are nervous about ordering a kitchen from the other side of the world. However we ensure our designs are driven by an unsurpassed attention to detail, allowing us

to achieve top quality results, which are not only successful in their design and functionality, but boast a high degree of individualisation.’ Achieving the desired refined aesthetic, negative handles and detailing were embraced. ‘The fine shadow line of the negative detailing under the stone benchtops and around the cabinets added depth to the design’, shares Michael. Like the rest of the home, every detail of the kitchen was overseen by Brent. ‘Brent has a natural affinity for lighting’, enthuses Sarndra. Which in the kitchen saw a subtle addition enhance the design further. ‘Brent suggested that the units facing the living area feature LED lighting underneath’, explains Michael. ‘A decision which not only lightens the space, but creates the illusion that the units are floating.’ ‘The end result is simply beautiful, and exactly what we were trying to create’, shares Angelique. ‘The entire space is usable, and it is truly the hub of the home. It is a space in which people want to gather and sit.’ For Angelique and Michael, one of the essential things when it comes to kitchens is ensuring the design flows throughout the rest of the home, a concept which was embraced when turning their attention to the design of the laundry. functionality with aesthetics, Brent and Sarndra credit the duo for transforming a normally humble space into a room with personality and flair. A space perfectly in keeping with the rest of the home. Providing the finishing touch to this space is the addition of black Ascot Luxury tiles from Brymac Tiles. ‘The glossy black tiles have a floral in-print’, explains James Thomson from Brymac. ‘And the way they have been used illustrates how a laundry can have style and function. The same tile is also used in the ground floor bathroom, providing a link between the spaces and effortlessly achieving a cosy and welcoming atmosphere.’ With both the kitchen and the living opening up seamlessly to the outdoors it was essential that the outdoor living areas be as functional and inviting as possible. Tucked away at the end of the dining, the smaller of the two outdoor areas is an intimate, tiled space perfect for soaking up the morning sun with coffee and paper in hand. The external tiles used on the eastern terrace are Futura Antracite. 'They are a re-creation of a sedimentary rock from the shores of Lake Iseo in Italy', explains James from Brymac Tiles. ‘Here

they have been used to create a special outdoor spot that allows you to forget you are in the middle of a busy suburb.’ Complementing this living space is the addition of a larger decked area, which is accessed from both the dining and living, making it a central space for entertaining. Working with Brent to transform the surrounds into liveable spaces was Xteriorscapes. Specialising in quality landscape architecture for both residential and commercial markets, Landscape Architect Hayden Stark and his team are no strangers to working with small spaces. ‘Brent had some initial ideas – to be brought together into a cohesive plan to complement the quality of the house design and the compact site’, shares Hayden. ‘We pride ourselves on great relationships: listening to and understanding our clients is critical and ultimately leads to a creative, practical and personalised design solution.’ ‘What makes this particular design unique is that it is a small site, yet we have managed to incorporate a large number of landscape features in a cohesive and functional manner.’ Boasting an outdoor gas fireplace, timber deck, water feature, lawn, raised planters, hedging, trees and more, the striking design is credit to all involved. Working with Xteriorscapes to bring the brief to life was Richard Allison from Area Landscapes. ‘The landscape plan has created an awesome flow between inside and out’, enthuses Richard, ‘which has enhanced the liveability of this section.’ For Richard one of the best parts of any project is the laying of the lawn. ‘Done on the last day, it ties it all together’, he shares. ‘Until the lawn is installed and plants are in the ground, it is just a building site. Any good quality landscaping makes a house a home. In this case, an outstanding home.’ ‘The execution of the landscape was a collaborative effort between client, landscape architect and the landscape contractor’, explains Hayden, ‘resulting in a spectacular townhouse courtyard setting.’ From inside, the outdoor courtyard has been positioned so as to be an extension of the living room, which, even in the coolest months of the year, allows the home to be connected with its surrounds. Heating the home during winter and providing instant ambience is the addition of an Escea DX1000 High Efficiency Multiroom Gas Fireplace. Like the rest of the fittings in the home it was

selected for its sophisticated design, and has been recessed into the wall for a streamlined finish. In this instance it has been finished with white coals for a point of difference and with a frameless finish to enhance its minimalist lines. ‘Eliminating the frame leads the eye straight to the flames’, explains Sarah Hill from Escea, ‘which enhances the ambience’. Standing in the home there is no escaping the sense of warmth and comfort, which is augmented further by the rich tones of the flooring. ‘We wanted the feel of wood’, explains Sarndra, ‘and as soon as we saw the tiles we knew they were perfect’. Sourced from Metro Floor, the Bio Plank tiles in colour Oak Noisette extend throughout the kitchen and dining, into the hallway, entranceway, laundry and powder room, achieving cohesion throughout the lower floor. ‘This home is testament to Brent and Sarndra’s vision’, enthuses Cheryl Brownie of Metro Floor. ‘The way the tiles have been installed, using minimal grout lines, makes them incredibly woodlike.’ Metro Floor was also involved in the private
areas on the upper level, with the master en suite adorned with Emperador Tuana 450x900mm tiles on both the floor and walls. Crafted for relaxation the master suite is a private and tranquil space. A stepped ceiling in the bedroom with lighting pelmet once again showcases Brent’s considered thinking when it comes to lighting. ‘The lighting pelmet features dimmable LED lighting’, explains designer Duncan, ‘which adds a point of difference, and a sense of space to the room’. Like other areas of the home, when it came to the walk-in-robe, Brent had a clear idea of what he wanted to achieve. ‘Our Cabinet System appealed because it goes from floor to ceiling, and is fully backed’, explains Glenys Hewison of Simply Wardrobes. ‘It achieved the desired opulent feel, while still being practical.’ Finished in colour Maple Cream, the Cabinet System was complemented by generous drawers and a range of accessories, including shoe racks and tie drawers to ensure it was personalised to suit the couple’s needs.

Also from Simply Wardrobes are the I-Robe Systems in colour White Woodgrain, which are found in the remaining bedrooms, and the aluminium powder-coated slat-shelving system in the linen cupboard. ith its striking combination of cladding materials and distinctive gables, its charming garden and convivial letterbox, Tonio and Laetitia Phaal’s home is commanding, inviting and full of personality. After the Canterbury Earthquakes left their home severely damaged, Laetitia and Tonio made the decision to take what they loved of their original home, to move and then rebuild. As Tonio explains, ‘we loved what the designer had achieved with the previous home; so we asked him to draw up the plans’. The couple also knew that they wanted to build with Premium Homes. As the owner of OPENZ Automatic Gates and Doors, Tonio had worked with Managing Director, Kelly Wood, and knew of the company’s abiding commitment to involving clients throughout the process and doing right by them. As Kelly explains, ‘whilst we weren’t involved directly with the design, we were able to hold the couple’s hands throughout the process – looking over the plans and commenting as we saw it’. Which is something Tonio and Laetitia appreciated. ‘We were able to take the plans to the builder and get their take on it, and then they

would talk with the designer to clarify things or talk through different options.’ For the couple, ‘getting input from a builder we trusted was a real plus. We felt comfortable talking with Premium Homes and our designer about what we wanted. Communication all-round was excellent.’ The result is a stunning 250-square-metre home comprising a large kitchen with walk-in pantry, generous living spaces, four bedrooms, a separate office and two bathrooms. From the street, white plaster meets rusticated cedar panels, which have been stained black. The categorical crispness of its dual cladding makes for a striking exterior. As Operations Manager, Paul Hardy, remarks, ‘the combination is spot on’. Meanwhile, a multi-peaked roofline, cuts a fine figure against a clear Canterbury sky. As Tonio explains, ‘in the subdivision you had to have a gabled roof. So we thought, “let’s have lots of gables!”’ – making this a home that fits in, yet stands out. ‘The roof is outstanding’, he remarks. In the foreground, a cheery red letterbox speaks of the couple’s sense of fun, while creamy camellias and roses soften the overall effect, reflecting the love and assiduous care that has gone into creating this special home. ‘The garden

looks really pretty when all the flowers are in bloom’, says Tonio; ‘we get lots of comments about it’. He is quick to credit his wife for the gorgeous garden, adding that it is his job to ‘look after the lawns’. Walking inside, it is clear that Laetitia has been the driving force behind the home’s elegant, modern and warm interior finish. And the space that she was most particular about was her kitchen. ‘She was quite determined about what she wanted, and she got it!’ says Tonio. An avid home chef and entertainer, the arrangement of the kitchen is masterful, with a large bespoke walkin pantry, complete with sink and ample storage close at hand. Laetitia’s touches can be seen throughout. ‘All I did’, laughs Tonio, ‘was have her on about “our white house”’. From the kitchen into the adjacent living spaces, this home has excellent flow – enhanced by an understated palette, which is animated by vivid splashes of blue. Kelly comments on the ‘nice flowing layout and the large living areas’, but is quick to point out LOUNGE The overarching palette may be white, but splashes of turquoise in the soft furnishings bring vitality and personality, while creating cohesion throughout. that ‘every part of this house is a plus – there is nothing letting it down’. Hidden away where no-one can see, yet elemental to the warmth and ambience of the home is the clever electrical work and lighting completed by Mike Harrison and the team at Caltec Electrical and AV Ltd. As Mike explains, ‘a lot of thought went into the placement of power outlets, and LED lighting used throughout, to make the home cost effective, low maintenance, as well as bright and warm’. ‘With a good electrical job, everything is hidden’, he adds. And, ensuring an unobtrusive, streamlined finish, Pure White Vynco Fusion Switchgear was used to blend in with the colour of the walls. ‘This allows the lighting to play its part’, says Mike. In the ‘white’ house, the lighting plays with easy, elegant shapes and vibrant colour to create spaces that are aesthetically pleasing as well as refreshing and warm. Tonio talks of a process that was satisfying and exciting, the momentum and energy never wavering. ‘What impressed us most about Premium Homes was the way they dealt with any challenges that arose. Which they did. This home is an unequivocal success. ‘Kelly and the team were able to work with the designer to make it all work’, says Tonio. ‘We love it!’ And whereas Laetitia loves her beautifully crafted and impeccably ordered walk-in pantry, Tonio enjoys spending time in his ‘man-cave’ in the attic – a space that is not so central and, one might wager, not so tidy. ringed by the rugged Port Hills including Castle Rock, the upper Heathcote Valley is a secluded enclave known only to a few. The song of bellbirds rings out across the valley, and you can watch magpies and hawks circling. The place captivated Julian and Tania Robertson, who bought a section here in 2010 just six weeks before the September 4 earthquake. Then there was the earthquake of February 22, 2011. Their St Martins home was severely damaged and they had to wait 18 months to find out if their new section would be red-zoned. It wasn’t. They finally got paid out for their St Martins house and started planning their new home in Heathcote Valley. Tania and Julian knew what they wanted. It had to have a good flow of indoor-outdoor living space and lots of light; and it had to take advantage of the views while remaining very private from the neighbours. It also had to stay warm in winter and cool in summer while consuming minimal energy. A spacious new home would also come as a welcome relief from living in a house with only one bathroom with shower and laundry in it. Sharing a bathroom wasn’t always easy in a household with two teenagers, Aidan, now 14, and Tayla, now 18. ‘We went from first home to wow home’, says Tania. The couple engaged a local architectural 58

KITCHEN/DINING At the home's heart is the kitchen and dining. Two-zone under-tile heating keeps the space cosy and warm, while the porcelain tiles, which were made in Portugal, offer a timeless elegance to the space.

designer who crafted an extended H-shaped house. The design ensures the living areas capture sun on the north side and retain views of the hills on the south side, while also providing privacy on the east side. A large sheltered entranceway features planting and glazed passageways for displaying art, and forms the crossbar of the H, together with a north facing entertainment room. Bedrooms occupy the east side, closest to the hills, while the living and dining area, the kitchen,
office and garage form the longer side of the H on the south side. Energy efficiency was a big priority. This philosophy meshed neatly with that of builders Morel Construction, a Christchurch company that specialises in high-end architecturally designed houses. As members of the New Zealand Green Building Council and PrefabNZ, environmental and sustainable practices are an important consideration for builder Dax Morel. Dax, who grew up in Timaru and apprenticed

As owner-operators of Get Plastered, Julian and Tania embraced plaster to add character and texture to their home. Rockcote Earthen Clay is found in the living areas, while Rockcote Marrakesh has been used in the bathroom. Returning to New Zealand he set up Morel Construction with his brother Todd in 2009. With vast experience across different building landscapes, using different techniques and materials, the focus and energy is now on creating homes for today’s climate – with the future in mind. ‘We’re trying to push more sustainable, eco-friendly building’, says Dax. ‘We have to build more energy-efficient houses now for future generations.’ ‘Such houses may cost a little more, but you get big savings over time’, says Dax. Various features ensure the Robertson house achieves this. Its 300mm insulated ribraft concrete foundations are thicker than average, providing extra resistance to earthquake damage and also thermal mass to store heat; while timber framing is 6x2 inches, instead of the conventional 4x2 inches, allowing for extra insulation, and reducing the need for extra heating and cooling. Natural products have a low carbon footprint, like black-painted Western Red Cedar, a timber grown in Canada in sustainable forests. ‘It is far superior to some manufactured cladding systems’, explains Dax. Other cladding used is beautifully textured plastercoat over Graphex Insulated boards. Resene Construction Systems General Manager, Mike Olds, says the premium Graphex Insulated façade system is unsurpassed. As a registered Rockcote applicator and owner of Get Plastered, homeowner Julian was familiar with the streamlined exterior finish it creates. ‘The end result is a premium exterior system that will provide long-term performance, and protection from the elements’, says Mike. Inside, Rockcote finishing systems create
character. Some surfaces are smooth; others are textured. ‘When the light streams in, the effects are amazing’, says Julian. He and Tania selected two specialist finishes from the Rockcote Natural Materials range to complement their interior design: Rockcote Earthen Clay – a cement- and VOC-free plaster that is 100 per cent recyclable; and Rockcote Marrakesh – a traditional Tadelakdt lime plaster that was applied to the walls of the main bathroom. The Rockcote products for both the interior and exterior are low maintenance, versatile and tinted with genuine Resene colours.

Graham Wilson and Tony McKenzie of GreyTone Painters and Decorators did an excellent job. ‘We used paint products by Resene: Spacecote on the walls, Flat on the ceilings; and whitewashed ceilings through the kitchen, dining and hallway’, says Graham. ‘And we hung mural wallpapers in the children’s rooms as feature walls.’ The mural wallpapers are a hit with both teenagers and their parents. ‘It’s important for kids to personalise their spaces’, says Tania. Two-zone under-tile heating in the kitchen and living room keeps the Robertson family’s feet warm in the depths of winter. James Thomson of Brymac Tiles says he sourced the beautiful porcelain tiles, which were made in Portugal, after visiting an international trade show, and that they are one of his personal favourites. Tania can’t speak highly enough of Brymac Tiles showroom assistant, Jan Rennie. ‘Jan was awesome. Pretty much the whole house style was based around the floor tiles! We loved them! Jan and I spent ages picking accent tiles to work with but not take away from the floor tiles, as we have tiles everywhere – in the bathrooms, up the shower walls, in the halls. I adored working with 62

Jan, and the relationship informed the design of the build significantly. The brief started with those tiles and developed from there’, she adds. Large barn doors, on steel tracks with stainless steel oversized wheels, connect the living and dining areas to the central entertainment room. Other special features reveal Julian and Tania’s creativity and attention to detail. Julian wanted to avoid wasting products, so he made a dining table out of leftover white oak flooring from the entranceway, with scaffolding for the legs. He also made planter boxes out of off-cuts. Resourceful and creative, Julian has plenty of space to tinker and create in the enormous insulated south-facing garage next to his office. Both the homeowners and the builders are delighted with the way the house has come together. ‘It’s a beautiful home’, says Dax Morel. ‘We thoroughly enjoyed working on this project.’ Tania and Julian don’t mind admitting there were ‘a few bumps along the way’, as with any major building project, but ‘nothing major and everyone worked together to produce a first-class result. They never stopped communicating’, says Tania.

WATER Landscaping is about embracing different materials, features and plants to create something that reflects you. Kim Odering from Ground Design explains.
A
s a landscaper I respond to my clients’ needs, while bringing out the best their space has to offer. I believe in using whatever works, for instance: brightly painted recycled doors or wrought iron gates nestled amongst clipped hedges; colourful containers and potted plants to brighten up darker corners; mirrors to reflect back into the area, making a small space look larger; negative effect structures, which offer depth and a three-dimensional look; partial walls, created to separate rooms within a larger space. Round and square lines can work well together if suited to the overall design. As for materials - stone, rock, iron – use them all, I say. One thing I do believe in incorporating into the design is water. Apart from the sense of relaxation water can offer, it also serves a more practical purpose: water can help to reduce frost. But, landscaping is not just about having an imagination and the ability to be creative, nor is it about being able to build a pergola or lay a paving slab courtyard. It is about a knowledge of and passion for plants. When you select your landscaper it is important they understand what they are planting where, and how they do it. When it comes to plants, don’t be afraid to mix New Zealand natives with plants from other countries – as long as they are planted in the right place for them to thrive! Plants of different colours and textures, heights and shapes can all live harmoniously, as can fragrant plants and edibles. First things first, however, you need to set aside a budget for your landscape and make a plan. From there try to get it done in one hit, as plants take some time to mature. FISH with BLACK PEPPER I learnt to make this dish during a tour I took to Vietnam a few years ago. I had a great time exploring the cities, but when you get out of the hustle and bustle, it is simply magical. This dish is traditionally cooked in a clay pot, but we don’t always have those handy so I have changed it up a bit. It is rich and a little salty, and I reckon it goes well with sliced cucumbers, boiled vegetables or even some pickled veg. Serves 4 Prep time: 10 minutes Cook time: 20 minutes INGREDIENTS 2 tbsp vegetable oil 5 cloves garlic, minced ½ onion, sliced pinch of salt 1½ tbsp fish sauce ½ tsp thick soy sauce ½ cup water
2 red chillies: 1 finely diced, 1 finely sliced 700 g firm-fleshed white fish fillets, skin left on 1 spring onion, sliced freshly ground black pepper to taste
½ cup coconut water
FOOD
Place a frying pan over a medium heat and add the oil. Sauté the garlic until lightly golden. Layer the sliced onion on top. Season with the salt, fish sauce, soy, water and coconut water, and turn the heat up to high to bring to the boil. Add the finely diced chilli, taste the stock and adjust the seasoning. Reduce the heat and simmer for 10 minutes, then add the fish. After 5 minutes, gently turn the fish over and simmer, partially covered, until the fish is just cooked through. Stay close, spooning the stock over the fish. With about 2 minutes to go add the spring onion and wilt, then top with the finely sliced chilli, and some freshly ground black pepper. Serve straight away.

MAKE YOUR OWN PAINTED TUMBLERS Ella Bennett guides us through adding a personal touch to your favourite glassware
WHAT YOU'LL NEED Glass tumblers Rubbing alcohol Painter’s tape A foam pouncer Lefranc & Bourgeois glass and tile opaque paint Lefranc & Bourgeois topcoat varnish The first step is to clean your tumblers or selected glassware with the rubbing alcohol. Once they are dry, use the painter’s tape to carefully mark out where you will paint. Then, using your fingernail or a credit card, press out all the air bubbles and seal the tape onto the tumblers. Dip your foam pouncer into the opaque paint and apply to the tumblers in an up and down motion. Don’t worry if it doesn’t look perfect, the second coat will cover any mistakes. Wait for the tumblers to dry, for around two hours, before applying a second, and possibly third, coat. Once the final coat has dried, apply the topcoat varnish and allow to dry overnight. Remove the painter’s tape and you are done!
TIP: To make your glasses
dishwasher-safe allow them to dry in the oven for 30 minutes at 150 degrees Celsius.

mall houses are big business. You can stock a big shelf with books on small houses. Worldwide, the movement for compact housing is taking off. Even the United States, home of the McMansion, is experiencing the boom. New Zealand is no exception, and several companies are specialising in building compact homes, including in Christchurch. One young couple featured on the news when they built their own tiny home. With student loans to pay off, it was a better option than renting or getting saddled with a big mortgage. Of course, small homes are nothing new. In the United States you can visit the Spite House in the charming historic town of Alexandria, Virginia. The house was built in 1830 and is only seven feet (2.1m) wide. Why, you may wonder? Apparently, the owner built it to keep loiterers out of the alleyway. You can still find many 19th century workers’ cottages dotted around New Zealand’s inner cities. Workers couldn’t afford larger houses, but these cottages were usually very well built. They were simple but sturdy. In the early part of the 20th century, the average Kiwi suburban home remained quite modest in size – only about 120 square metres. Few people owned cars, so there were no garages. Later, a single separate garage was a sign of prosperity. In the 1970s and 80s, inner-city townhouses became the rage. Some of them were full of character, and architects such as Sir Miles Warren and Peter Beaven cleverly designed them to make the best use of available space. As last century drew to a close, new suburban houses began to get bigger and bigger – pushing 200 square
metres or even twice that. Now, however, some people are questioning just how big their house needs to be, and there is a trend towards innovative smaller house design. The motivation is to use space in ways that are energy-efficient and cost-effective, creating havens that are innovative, practical and personal – rather than big for the sake of being big. Here’s a question for you to ponder. Given the choice, which would you prefer: a big house with average construction, fittings and furniture, or a small house with superior materials and innovative design features? I would love to see more new innovative and aesthetically appealing townhouse developments appear in New Zealand cities. They make sense, given rising property prices, but also for the sense of community they engender. The best ones are characterised by attractive landscaping and are not dominated by hard paved areas and car parking. Corresponding with new thinking around smaller house design are trends towards minimalist interiors, de-cluttering spaces and investing in quality (over quantity).
