T
he garden is an amalgamation of ideas. And the task of creating it can be very daunting for one lacking a green thumb (or two). When it comes to our garden, previous owners have each put their mark on the landscape – some with great success, others with unusual results. And, over the last five years, we too have made our presence known. Trees have been removed to let more sun in, steep banks overrun with sprawling roses and weeds have been ripped out and replaced with low-maintenance tussocks, and bags of daffodil bulbs and summer blooms planted to bring some floral cheer. However all of this has been done without much consideration of the bigger picture. In this issue, our landscape guru, Kim Odering, talks to us about the importance of a landscape plan (read more on page 69) and the benefits it offers, not only aesthetically but when it comes to saving time. And she is right. I can’t tell you how many times we have transplanted trees and shrubs. While they might have looked great outside the bedroom window two years ago, that garden has now been fenced off and the trees shifted to a new home. There has been much digging and lugging of plants, which could have been avoided had we put more thought into how we wanted to utilise and live in our garden – and sought expert advice – back when we purchased the property.

n the last few years the renaissance of wallpapers has allowed homeowners to express themselves through the use of texture, colour and pattern – to create more personalised home environments. Steven Roberts, principal geotechnical engineer and director of Kirk Roberts Consulting Engineers, enlightens us about the most commonly used ground improvement techniques adopted in post-earthquake Christchurch
J
ust over six years ago Christchurch woke up to an event that reminded everyone in New Zealand how vulnerable we are to nature’s unpredictability. The September 2010 and February 2011 events changed the city’s residential landscape irrevocably. After the dust settled, the Institute of Professional Engineers of New Zealand (IPENZ), in collaboration with the Ministry of Business, Innovation and Employment (MBIE), carried out extensive ground improvement test trials in Christchurch to determine the most appropriate techniques to protect lightweight dwellings from irreparable damage on earthquake-prone soils. The most commonly used ground improvement techniques in Christchurch are: Reinforced Gravel Rafts, Stone Columns, Driven Timber Poles and Reinforced Soil-cement Rafts.

REINFORCED GRAVEL RAFTS (1)
This involves the construction of a compacted ‘raft’ of engineered gravel. The raft is mechanically stabilised by introducing layers of geogrid mesh. The geogrid is designed to limit ground surface damage due to undulations and uneven ground surface settlement caused by liquefaction in a future earthquake.

STONE COLUMNS (pictured left)
Within the treated area, vertical columns of stone are inserted into the ground at least four metres below the surface, in either a triangular or square grid arrangement. Stone column treatment to a greater depth may be required depending on the size and weight of the building and the sitespecific ground conditions. The treated ground is made stronger and more resistant to liquefaction by densifying the soil between the stone columns and/or reinforcing the soil to create a stiff composite soil mass. In addition, stone columns provide a series of drainage paths that may reduce the build up of pore water pressure in the soil mass during strong ground shaking, and thereby suppress the onset of liquefaction. The number of stone columns required for adequate improvement is determined by the specific design from a geotechnical engineer. The technical term, Area Replacement Ratio (ARR), is the number of stone columns required for ground improvement, and simply expresses the accumulated surface area of the individual stone columns as a ratio of the total treated ground surface area.

DRIVEN TIMBER POLES (2)
Timber poles are driven into the ground, in a triangular arrangement, using either a pile-driver or a vibrating plate mounted on a track excavator. In established residential areas, the vibrating plate method is preferred, due to reduced noise and vibrations during installation. Driven timber pole ground improvement helps to limit the effects of liquefaction by densifying and reinforcing the soil between the timber poles.
REINFORCED SOIL-CEMENT RAFTS (3)
This involves the construction of a stabilised crust layer up to 1.2m thick made of cement-stabilised soil laid over reinforcing mesh called geogrid. The stabilised crust layer is designed to be stiff enough to limit ground surface damage caused by liquefaction in a future earthquake. The ground improvements discussed provide different levels of ground performance based on the site-specific ground conditions determined through a geotechnical investigation. In some
cases, the ground and weather conditions can influence which ground improvement option to use. For example, for a site with a high water table, construction of a reinforced gravel raft may not be the best solution, as excavation below the water table would require dewatering the site. From my experience, stone columns provide the best value in regard to predicted foundation performance for the weaker sites located in Technical Category 3 (TC3) areas of Christchurch; while in the case of Technical Category 2 (TC2) areas, the reinforced gravel raft remains the preferred ground improvement option. 03 379 8600 | kirkroberts.co.nz N O V E M B E R / D E C E M B E R 2 0 16

he kitchen plays a central role in the house, and has evolved into a multi-use space where we cook, eat, entertain and even relax. It is critical that the design, colours and textures found in this space tie in with the rest of the home. This doesn’t mean, however, that you can’t make a statement with surface materials, just that you need to consider the way the space interacts with the rest of your interior. Your kitchen should be a user-friendly, efficient and enjoyable space in which to relax and work. There are three important points to bear in mind when planning this work space: +K eep the distances short: create the shortest route between frequently used items. +G et the ergonomics right: there is no need to put extra strain on your body. +T ake advantage of hardware and products designed to help you make the most of your kitchen space. Think carefully about how you plan on using your kitchen. There is no point in it looking great if it isn’t practical or doesn’t suit your lifestyle and family needs.
efficiency The working triangle has long been a key consideration when it comes to planning and designing our kitchens. Emerging from efficiency experts who tracked the average housewife’s steps in the kitchen, the working triangle identified a natural pathway between the fridge, oven and sink. The distance between the three points of the triangle, and how easy it is, or isn’t, to reach them is still a measure of kitchen efficiency some seventy years later. The sides of your working triangle don’t have to be equal, but experts suggest that the total distance between the three points should range from 12-23 feet. For example, your sink might be four feet from the fridge, the fridge eight feet from the oven, and the oven only three feet from the sink: making a total of 15 feet. Today we are often building or renovating our kitchen space to include secondary workstations – within the primary kitchen or tucked away in a scullery. In these instances take care to ensure your triangles don’t create a collision course should both workstations be in use at once.

The benchtop is one of the most used, and visible, surfaces in the home – so it is imperative that it not only functions as it should, but projects your desired look. Often defining the workspace of the kitchen from the living or dining area, your benchtop can dramatically influence the colours, textures and accessories that then fill the rest of the space. fter a two-year search, Tom and Jo Gorman found the perfect site on which to build: a large corner section in the heart of Strowan. The old weatherboard villa standing before them had seen better days and was due to be demolished. However, the couple were able to imagine a contemporary family home in its place: marking a new chapter in the life of the section and an exciting new beginning for the family of five. Jo and Tom knew just the man to help them to achieve their dream. Tom had been friends with Patrick Coughlan of Coughlan Construction since their school days. He and Jo knew well the personal interest Patrick takes in every project, and of his reputation for involving his clients at every stage to ensure the outcomes are precisely what they had envisioned. As Jo says, Patrick also understands the dynamics and demands of family life – making the project a whole lot less daunting. Seeking a modern two-storey home with great street appeal, that was functional to live in and that offered excellent indoor-outdoor flow, the couple engaged Kelly Rush from Krush Architecture to translate their ideas into a bold, three-dimensional reality. Whilst the couple had a shared vision for their new family home, Jo explains that she made most 34

of the decisions throughout the process – ‘using Patrick as my sounding board’. ‘Tom and I wanted something open and spacious, as well as light and interesting’, says Jo – ‘and I wanted a big entranceway with wow factor’. The couple also requested that four bedrooms be located upstairs, with a fifth downstairs – so that guests might have their own space away from the kids. This home is even greater than the sum of its parts – with every detail incorporated into a carefully-resolved, cohesive design. Sitting on a prominent corner site, the home has a bold profile and commanding presence. Offset by the stunning white Rockcote Integra plaster, the rich cedar leaps off the page – and in fact folds itself around the property, as part of an innovative fence treatment. As Kelly Rush explains, ‘the cladding materials used are modern, yet timeless’. Completed by Greg Proudfoot Plastering, the Rockcote Integra system was finished with PSL Ezytex Float from Resene Construction Systems, for a subtle granula texture, and this effect was carried through to the landscaping block walls and fencing. The plasterwork on the exterior and in the landscaping is a key element in the structured, sculptural aesthetic achieved, while the textured element lends a touch of tradition to the finish.

When it came to building their dream home, Jo and Tom engaged Kelly Rush of Krush Architecture to combine all their requirements and ideas into the perfect package.

Sitting on a prominent corner site, the home has a bold profile and commanding presence.
Balancing the Rockcote Integra block wall on one side, a stunning cedar fence wraps itself around the corner. As Jo explains, Hayden Stark from Xteriorscapes suggested that we might retain the original stone wall. ‘This was one idea that Tom was quite vocal about’, says Jo: ‘he thought it would look great’. The striking fence treatment – with the old stone wall, planting strip and new cedar fence – registers the history of the site, while translating the stone into an edgy, contemporary design.
From the street, the home and landscaping cut a striking figure. But what may not be immediately apparent is the work that goes on to create the surfaces underfoot. Preparing and completing all the hardscape work was the team at Affordable Concrete. As Director, Scott Grant, explains, the team prepared and lay all the concrete surfaces, and cut and finished the decorative concrete – for example, for the entranceway, pathways and outdoor courtyard. ‘The concrete areas comprise

exposed aggregate concrete with black oxide added to the mix, and these are cut into squares, then finished with two coats of acrylic sealer to create a bright, protected look.’ ‘At Affordable Concrete, they’re a one-stop shop’, remarks Patrick, ‘and carry out the work with care and efficiency.’ Completed by Custom Made Garage Doors, two Smartline Flat Panel garage doors, powdercoated in Matt Black, contribute to the bold, geometric frontage. Exclusive to Custom Made Garage Doors, new technology used to create the Flat Panel doors means that these can be made with negative detail or bespoke rib spacings to align with a home’s cladding. In this case the horizontal ribs complement the sleek exterior finish. When it came to completing the roof, the team at Waterproofing Concepts were on the job, engaged to supply and fix a Viking Roofspec Butylclad rubber membrane over the roof areas on the different levels, as well as over the parapets

A standout feature of the home’s exterior is the towering travertine tile feature wall that is framed by white plaster - what almost appears as an art installation. Part of Jo’s vision for the exterior, she recalls ‘concerns that we wouldn’t be able to tile that high; but Patrick looked into a solution, which involved reinforcing the tiles’. At Jo’s request, the travertine tiles have also been used in the entranceway – establishing a connection between inside and out, and creating a dynamic, elegant space as you enter the home. And, of course, achieving the wow factor Jo desired. When it came to the interior, Jo was determined from the outset ‘not to over-think it

– I decided that I would just go with what I liked’. When it comes to furnishings, Jo has a distinctive style: over time, she has collected an array of ‘quirky’ pieces, which now grace the walls and enliven the spaces in this beautiful home. In light of her penchant for purchasing art, Jo wanted a neutral colour scheme for the walls. Here, she sought advice from Mark Dyer of Dyer Decorating, and eventually settled on Resene Half Sea Fog for inside and out. A fresh, warm backdrop for living, the tone creates the ‘blank canvas’ effect Jo desired – one she can easily embellish and change with interesting one-off pieces and artwork. Dyer Decorating completed all the interior and exterior painting on the home, and hung wallpaper in the bedrooms. As Mark emphasises, when it comes to wall coverings, it is imperative that the finish is perfect. So, working with Patrick is a good fit: ‘for Patrick, quality is paramount, and that is fundamental to how we work as well’, he says. Of course, once the job is completed, life takes over: with a toddler in the house, ‘I can’t be too precious’, says Jo. ‘We had to mark our perfect walls with safety gates’, she explains – in a tone of mock regret. Patrick speaks of Jo’s ‘high level of engagement’

throughout the process. ‘She always knew what she wanted – so we could extend on that.’ Fundamental to the ethos of Coughlan Construction is involving the client at every step, says Patrick, ‘and presenting solutions that fit with their vision and lifestyle’. ‘Whenever I had an idea I would run it by Patrick’, shares Jo. ‘He would listen and work out

what I was envisioning and then come up with A, B and C options for achieving it.’ Reflecting on some of her ideas, she smiles: ‘he never made me feel stupid, and he never said, “no, that can’t be done”. He just explained the process and how my vision might be modified in order to work.’ The conception, design and installation of the floating staircase epitomises the way Patrick works with his clients to realise their ideas. ‘I had been trawling through Pinterest looking for inspiration for the staircase', shares Jo. Armed with pictures, she presented these to Patrick. ‘It was a matter of narrowing down what would work’, he explains – ‘and we ended up designing the staircase on site ourselves.’ Having
consulted an engineer to ensure that the design would support the weight of the wood, Patrick engaged Joinery By Design to manufacture and supply the solid American White Oak handrails and stair treads. The staircase is at once solid and refined, with a glass balustrade leading upstairs and folding around the corner. Meticulous when it comes to the finishing touches, Patrick installed the timber handrail himself on the last week they were onsite. The team at Joinery By Design also completed the joinery for the kitchen. The kitchen needed to be a functional space – but Jo was determined that it should also be modern and sophisticated. and a polished White Galaxy Granite benchtop from Trend Stone, this light, open-plan space is stunning in its simplicity, and looks fresh and modern whatever demands are placed on it. As Evan McLachlan of Joinery By Design, comments, ‘the contrast between the heavy texture of the tiles and the sleek gloss finishes’ makes this kitchen particularly striking’. The refined palette and subtle textures are carried through to the adjoining lounge, and to a study nook that is tucked neatly around the corner – also completed by the experienced craftsmen. When he considers the success of this project, Patrick comments that ‘all the simple things have been done well’, before acknowledging the excellent finishes in the kitchen and on the staircase. ‘We have longstanding relationships with all our contractors, and this means that everyone in the chain understands each other and is dedicated to doing an outstanding job.’ Patrick also points to the ‘exceptional finishes in the bathrooms’. The team at Oakleys has worked with Patrick’s clients for a number of years. As bathroom consultant Ashlee Marsden explains, ‘we were able to assist Jo as she selected the perfect fittings and fixtures for the home’s bathrooms’. Of course, walking through the ten concept bathrooms in Oakleys’ Christchurch show room, 40

Jo’s modus operandi was to pick what she loved! Her selections combine to create bathrooms that are practical, as well as stylish and elegant – with a soft, understated palette playing across the polished surfaces and full-height windows allowing for plenty of natural light. From washing the kids, to escaping from them, these spaces are functional, as well as luxurious. As Ashlee explains, the home features two island baths from Caroma as well as back-to-wall toilets and tiled showers. In the master ensuite, Satinjet showers with integrated rainheads provide the ‘ultimate showering experience’ for the adults. Throughout the home, St Michel Bathroomware vanities with New Zealand-made cabinetry have been used. Lending an understated elegance to the main bathroom upstairs, the Bliss vanity top combines new-generation ceramic quartz and gentle, organic curves for a finish that is durable and distinctly sophisticated. And, in keeping with the sculptural aesthetic, Ashlee points to the modern, shapely tapware from Dorf that has been used throughout. the interior fit-out, Tom was very clear on certain details he wanted when it came to the outdoor living spaces. ‘One thing Tom was clear about was having a covered outdoor living area’, says Jo. The incredibly flexible Silencio Opening Roof Louvre, which was supplied and installed by the experts at Johnson and Couzins, offers total control of sun, shade and light, as well as providing ventilation and rain protection. At the touch of a button, the
motorised louvre rotates almost 180 degrees, using the glide control system exclusive to Johnson and Couzins. The room features a large television, gas fire and a polished concrete bench with builtin fridge, as well as a Calido Screen that comes down over the bar – also installed by Johnson and Couzins. Refreshingly outdoors, reassuringly undercover, the louvre creates a space that instantly transforms from intimate and cosy, to

fresh and lively, and back again. ‘It is Tom’s happy place’, says Jo – ‘when the kids are elsewhere!’ This home boasts incredible indoor-outdoor living, and the couple are quick to credit Hayden Stark from Xteriorscapes for translating their ideas into a design that maximises the outdoor space. ‘Hayden can stand on a pile of dirt and see it – how it should be’, enthuses Jo, as she looks out over the garden. Richard Allison and the team at Area Landscapes worked closely with Hayden to transform the landscape into beautifully-crafted outdoor spaces. Everything is in its place: the main outdoor courtyard orientated to capture the mid-to-late afternoon sun; the couple’s sculptures carefully positioned amongst the plants; and the spa pool located below an existing Maple tree and enclosed with glass fencing. It all looks so effortless, but, as Patrick points out, the design process, like the execution, is carried out with meticulous and assiduous care. As Jo says, Patrick was an excellent Project Manager – making sure that every detail was perfectly in place. More than that, ‘he was my sounding board’ throughout the process, she says. ‘I get really excited about details’, she explains; ‘but Patrick never wants to burst your bubble – he goes out of his way to understand and then achieve what you envision’. 'The most important thing we can get right is communication', explains Patrick. 'It is our job to minimise the stress – building does not need to be scary or horrible.’ It certainly wasn’t for Jo – who looks back on the journey as ‘really fun and satisfying’. She admits that there were times of exhaustion – ‘but only because I have three kids!’ With summer in the air, it is time for the couple to sit back and enjoy their stunning new home – as the kids build up an appetite bouncing on the trampoline and dinner sizzles on the barbecue. 42

HOMES EXTERIOR In 2007 Kate Senior approached architectural designer Craig Johnston of Blueprint Architecture with what she refers to as a ‘rough and raw’ sketch-up of ideas. He was able to refine her drawings into a coherent, resolved design that captured the modern castle aesthetic that she and husband Glen desired, while preserving the essence of the original late-19th-century cottage.
Blair Cunningham and the team at Blair Cunningham Construction came on board to undertake the repair and renovation work after the earthquakes. From getting mucky lifting the internal floors, to cutting back a wardrobe front to create a ‘secret door’, this was a complex and exciting project, and involved close collaboration with owners Kate and Glen.

n 2004, Glen and Kate Senior struck upon an irresistible slice of land on which sat a ramshackle cottage. The cottage had been added onto four or five times, not always in sympathy with the original late-19th-century dwelling. ‘We loved the land’, shares Kate, ‘but we always thought it would be a new build’. In 2007, the couple embarked on an ambitious project – to create a 21st-century masterpiece that both registered and transcended its cottage roots. Kate took her initial drawings – ‘which were really rough and raw’ – to architectural designer Craig Johnston of Blueprint Architecture. ‘Craig was excellent’, says Kate, ‘and was able to refine my drawings, and make it all work’. As Craig explains, the brief was to create a modern castle – at home in a New Zealand setting. A home that, whilst appearing to shut out the world, opened up to reveal capacious, vibrant, welcoming spaces within and beyond its walls. The 427sqm ‘castle’ that stands so proudly in place today has not withstood battles. However the new structure was assailed by the Canterbury Earthquakes in 2010-11. As Kate recalls, ‘we had nearly completed the renovation when the earthquakes caused extensive damage’. ‘The unusual circumstances presented the opportunity to tweak some things’, shares Kate – whose vision, commitment and buoyant spirit

propelled the project from start to finish. Kate explains that after the earthquakes the original builders, Chris Davis and Tony MacIntyre, had retired. ‘The project was their swansong’, she says – recalling, with respect and fondness, their dedication to the work. So, the next challenge was finding someone special to complete the work and adapt aspects in line with their vision. She recalls meeting Blair Cunningham of Blair Cunningham Construction: ‘Glen and I instantly went, “yep, this is the guy for the job.”’ Someone with exacting standards of craftsmanship, who would appreciate the complexities of the job, and who would work closely with the couple as the project evolved. Blair and the team specialise in high-end architectural builds and restoration work, and relish complex projects. As Blair puts it, 'we just love to make beautiful spaces’. With such vision, Blair and the team embarked on the repair-work. For a start, all the foundations needed to be re-levelled, which involved pulling up the internal floors. As Kate recalls, ‘we were down to the dirt in the living areas’. Looking at the majestic U-shaped abode that stands on site today, interacting so beautifully with its surroundings, it is difficult to imagine dirt in the living room and diggers in the backyard. From the street, the home has a fortress-like

The home combines timber weatherboard and Rockcote finishes. Greg Proudfoot and the team at Greg Proudfoot Plastering completed all of the remedial plastering work on the home, taking great care to install the various Rockcote systems with precision. LANDSCAPING
Richard Allison and the team from Area Landscapes completed all of the landscaping work. The wide overgrown garden along the north-eastern boundary was removed and reconfigured to allow for a large open lawn, and the lawn was formalised with a pre-cast paver border edge.

quality. Austere, yet alluring, the exterior reflects its location and heritage – with classic timber weatherboard meeting bold Rockcote finishes. Recessed windows reinforce the substantiality of the walls, and a small peep hole and metal grid at the front door register the castle inspiration. Beautifully proportioned and balanced, the two wings are connected by a striking feature wall and front door. Completed by Licensed Rockcote plasterers from Greg Proudfoot Plastering, the wall features Texture Ezytex Sponge which provides a granula texture evocative of medieval stone structures. As Resene Construction Systems General Manager, Mike Olds, explains, ‘what all our systems have in common is strength and durability; but they also offer incredible flexibility, aesthetically. They are a cost-effective way of bringing texture and colour to your build.’ Greg Proudfoot Plastering completed all the remedial work on the house –installing the Rockcote systems with precision and achieving perfect finishes. Using a mix of high-end spray techniques and traditional finishes, the team at Hawke Paint completed all of the interior and exterior paintwork on the project. As Logan Glass from Hawke Paint explains, the impressive entry wall was completed in Porter’s lime wash – ‘a process which required us to flush the wall with water to maintain the necessary temperature for the lime wash reaction to occur’. This is offset by the striking black door, which is finished with Resene Super Gloss. Meanwhile, following the design of Hayden Stark from Xteriorscapes, plaster block walls and pre-cast concrete paving create an entry courtyard, which is flanked by raised lawns on

either side. As Hayden comments, ‘the simplicity of the street frontage complements and highlights the house design’. But the austerity of the front is belied by the softness and refinement of the interior, and the openness and beauty of the outdoor environments – and the entranceway is an enticing threshold between spaces and moods. Inspired by the courtyards of France and Spain, Kate and Glen wanted to create a filtered view of the outdoor spaces beyond the house when their front door was open. Stepping inside, a double height ceiling augments the space. As Craig explains, ‘the original plan, from 2007, had a double height ceiling through the entranceway’. However, Kate and Glen had opted to have a floor space at the top of the stairs that would serve as a play area for their daughters. ‘The quake repairs presented an opportunity to reintegrate ideas that had earlier been sidelined.’ The beautiful interior of this home is credit to Kate’s exceptional vision and eye for detail. A refined palette, that is almost monochromatic, combines with natural wood timber flooring and original features, like a hand-carved fireplace, to create spaces that are elegant and sophisticated, as well as comfortable and warm. 48

Blair and Kate both comment on the ease of communication and what was an enjoyable process of sharing and working through ideas. ‘Kate and I would walk through the house, bouncing ideas off each other. Then we would go away and get on Pinterest. We would have hundreds of ideas before getting to the end result.’ ‘Blair was able to visualise what I described’, shares Kate. With the master ensuite, ‘we just talked it through, and Blair was able to see the finished result’. Kate speaks with warmth and enthusiasm about a builder who went that extra mile to get it right. ‘He went over and above, to the extent that he was looking on Pinterest for ideas and picking up old school doors for me.’ The ‘secret door’ to the wine cellar exemplifies the way Kate and Blair worked together. ‘I had bought an old wardrobe at auction’, explains Kate. ‘For many builders, it would be too much trouble to incorporate such details, but Blair just cut it down and removed the back.’ Blair is quick to acknowledge the talented and dedicated contractors with whom he works. ‘Everybody knew that we were creating something really special.’ Here, he makes particular mention of the team from MRA Tiling who completed the tiled areas in

The post-earthquake renovations presented an opportunity to get the outdoor area exactly as the couple wanted. The pool enclosure was redesigned to include paved breakout space, and the glass fencing positioned on the deck to afford a seamless view between the outdoor dining spaces and the water.

the bathrooms, master ensuite and entranceway. ‘They did an incredible job’, he says. For Mitch Andrews and his team, the tiling work undertaken was an opportunity to showcase their skill and attention to detail. ‘The tiles selected were beautiful and the house itself really different, so it was a great project to be involved in.’ As Jemma Chambers, interior designer from Nextdore, explains, ‘all the tiles used are from our Spanish porcelain range by Porcelanosa’. Tribeca Caliza 596x596mm plain porcelain tiles were chosen for the entranceway and downstairs bathroom, while Carrara Blanco Brillo 596x596mm semi-polished marble-look porcelain tiles lend sophistication and luxury to the master ensuite. Designing and completing the frameless glass showers, top balustrade and the mirrors in the bathrooms were the team from Truman Glass. They also applied their expertise to the outdoor spaces – designing and installing a sleek glass pool fence with mini posts. ‘Trickier than normal’, the effort and attention to detail paid off: the fence delineates the space in the most elegant, unobtrusive way. As Greg Truman of Truman Glass, explains, they are ‘committed to ensuring

their clients are happy’ – and thoroughly enjoyed working with Blair and his team. Inside and out, multiple spaces sit side by side availing themselves for repose and relaxation, socialising and sun-soaking. Blair takes the opportunity to acknowledge the ‘amazing’ landscape design by Hayden Stark of Xteriorscapes, which was executed by Richard Allison at Area Landscapes. The pool enclosure was redesigned to encompass break-out space for sun loungers and bean bags, explains Hayden, with a glass fence, completed by Truman Glass, positioned on the deck to create an invisible threshold between the outdoor dining areas and the blue water. An expansive backyard lawn now sits in place of what was once an overgrown garden, and a gravel pathway meanders through trees and ferns. From the moment you enter the property – or catch a glimpse of the backyard through the open front door – the garden is arresting and invigorating. Much as they adore this home, and relished the process of achieving it, when it was completed Kate and Glen felt that it was time to sell. ‘Two of our daughters had left for university, and it felt right to move on’, shares Kate. ‘The kids have never forgiven us’, she adds – with a trace of regret. Or perhaps it is a quiver of excitement as she looks ahead to working with Blair and the team on another exciting renovation. The next project beckons; however this majestic home holds a special place in Kate’s heart. ‘When you build something, it really feels like yours’, shares Kate, ‘and I watched this be built twice.’ Someone else’s castle now, this home is a monument to the creativity, craftsmanship and commitment of all those involved. 52

EXTERIOR Designed by Jason Higham of Higham Architecture, the bold design was inspired by the site. Once farmland, the intention was to pay homage to this by drawing on the iconic shape of a Kiwi farm-shed or barn and developing it further. The design was then executed with precision by Miles Construction, under the watchful eye of Project Manager Roger Cornelius.

or architectural designer Jason Higham, the Cummings’ residence was an opportunity to think outside the box. ‘Janet and Bernie Cummings were looking for something unique and quirky’, he shares. ‘They had a clear idea of what they wanted to achieve in terms of bedrooms, bathrooms and living spaces; but how it would all come together was up in the air.’ Nestled on the edge of a sub-division in West Melton, the surrounding pastoral landscape and the site’s previous life as farmland provided inspiration for Jason. ‘I wanted to reference the use of the land – which inspired the original idea of a barn or shed. But I knew it had to be more.’ The ‘more’ he refers to has become what the neighbours fondly refer to as ‘the hanger’. A bold structure, which despite its angular shape and strong exterior lines, has a simplicity that endears it to lovers of the unique. For Bernie and wife Janet, the design grew on them. ‘It isn’t unexpected for us to do something unusual’, laughs Bernie, ‘and we knew we wanted to build something different; so we went with it and haven’t looked back.’ ‘A design like this doesn’t normally fit within

the parameters outlined by a subdivision developer’, explains Jason. ‘The roofline, in particular, was well outside their rules; however, I noticed in the footnotes of their rules that alternative materials, roof pitches and the likes may be considered providing they do no not adversely affect the development.’ So, once they had obtained a ‘thumbs-up’ from the developer, construction on the home was able to begin. Translating the home from drawing to reality was Miles Construction. ‘We selected Miles Construction based on their reputation’, shares Bernie. ‘In a house like this, where you have twenty-metre expanses of walls, you want them to be straight!’ Like Jason, the Miles Construction team had been involved in the design and build of Bernie’s sister’s home. ‘We were very impressed with what the two companies had achieved there’, continues Bernie, ‘which gave us the confidence that they could, and would, achieve what we wanted’. Like many others involved in the property, Alastair Miles and his team were excited to be part of such an interesting and unique project. ‘It is a pretty cool home’, he enthuses. ‘While we are

seeing similar shapes on the hill, the home is very different for its location, and we are immensely proud of what has been achieved. ‘They were great clients to work for’, he continues. ‘They knew what they wanted to achieve and had the confidence to do it.’ With the day-to-day construction of the home overseen by Project Manager Roger Cornelius, Janet and Bernie were able to achieve exactly what they wanted. ‘Roger was terrific. He listened to what we wanted and understood our vision, which made the whole process so much more enjoyable and streamlined.’ Despite having never built before the couple had done their homework and were prepared for the many decisions that came their way – which included selecting the perfect exterior cladding. ‘We wanted the home to be as lowmaintenance and future-proofed as possible’, continues Bernie. ‘The kids had flown the nest, so we wanted to downsize and build something that we could enjoy – rather than spend every weekend working through long to-do lists.’ A factor that saw them elect to use a product for their exterior walls that is normally

reserved for the roof. Working alongside Miles Construction to achieve this unusual cladding request was CS Roofing Canterbury. As specialist installers in longrun iron roofing for the residential, commercial and architectural markets, they are no strangers to innovative design decisions, and relished being hands-on with this project. ‘Bernie and Janet started the conversation about the roof and wall cladding with us in 2014’, explains owner Jenny Maxwell. ‘We then worked with them during the design and planning phase, right through to installation, to get it right. ‘There was a high level of craftsmanship required’, she continues. ‘There are a lot of areas at eye level and any imperfections would be easily spotted; so, we took a lot of time and care to ensure that the finishing was top class.’ Reflecting the purpose of each part of the home, three separate roofing profiles work harmoniously to achieve a seamless finish. EuroTray Lite is utilised on the walls, while High Five and Solar-Rib are found on the roof. ‘The tray profile achieves the desired architectural look on the walls’, shares Jenny, ‘while the functionality of the High Five meets the
needs of the flat roof, and the Solar-Rib offers the opportunity to carry photovoltaic panels with no distraction to the overall finish of the home.’ The roofing manufacturer also enjoyed the opportunity to showcase Calder Stewart products in an innovative format. ‘It is great to see our products used outside of the norm’, explains Regional Manager, Jake Walker. ‘The end result is an exciting showcase of what can be achieved with good products, good installers and good design.’ To contrast the dark textural element of the rest of the exterior, a Rockcote EPS40 Insulated Façade System and cedar paneling were selected to cover the entranceway and bedroom wing of the home. As Jason explains, the combination of cladding materials works to enhance the design of the home. ‘With the changes in the exterior cladding, the different forms of the home have their own identity. The plaster cladding works to visually anchor everything.’ In contrast with its dark and bold exterior, the interior of the Cummings’ home is light and bright. ‘Part of our objective was to make it feel like a bach’, explains homeowner, Bernie. ‘We wanted it to be livable inside and out – to achieve a relaxed

feel that allowed us, our friends and family to come in, sit back and enjoy the home.’ Views across pastoral land out to the Southern Alps aid the notion of being on holiday, and the interior colour scheme enhances it further. Regularly working alongside Miles Construction, painter Daniel Smith from Smithy’s Decorating takes pride in the ‘picture perfect’ finish his team achieves every time. ‘We approach every job with the same attention to detail and precision’, he explains. ‘In a home of this nature, where the interior contrasts so strongly with what you see on the outside, it is essential to get a smooth, high-quality finish – the neutral tones of the walls and ceiling reflect the light and so highlight any blemish.’ While Resene Rice Cake graces the ceiling and walls, a bold use of blue acts as a highlight: from the front door, to feature walls in the master suite, to the kitchen. Taking inspiration from a beloved piece of art, which hangs pride of place in the entranceway, Janet translated the shades of blue found in the piece from the canvas to the wall. ‘She made it all work’, enthuses Bernie. ‘She had the vision and it has come together beautifully.’ Complementing the interior colour scheme is the addition of Godfrey Hirst Valley Charm solution-dyed polyester carpet in colour Charcoal. Found in private areas of the home, the luxuriously soft, deep-piled carpet was supplied and installed by Floorpride Mandeville Street. With a strong emphasis on service, Floorpride Mandeville Street helped Bernie and Janet to satisfy all their flooring needs. Floorpride are specialists in hard flooring as well as carpet, and Janet and Bernie enjoyed the ease of being able to source their bathroom wall and floor tiles from the same place, selecting Paris Nero tiles for the floor and walls, and Solar Midnight mosaic tiles as a feature. As the Drive Thru Manager at Mitre 10 MEGA Papanui, for Bernie it was a natural choice when it came to the finishing touches in the bathroom. 60

While the vanities and tapware throughout the home are testament to the variety of high-quality fittings available, the Caroma Noir Freestanding Bath in the master ensuite is a standout – instantly igniting a sense of relaxation and luxury. With windows flooding the room with natural light and affording picturesque views, this is a tranquil space in which to escape at the end of the day. While two of the three bedrooms are found in the guest wing at the back of the house, the master suite is a private space hidden away on the upper level. ‘It is the only thing upstairs’, explains Jason. ‘It was something that Janet really wanted and it allowed us to make the most of the views across the sub-division out to the mountains.’ Connecting the two levels of the home is a floating staircase. to achieve an open, light-filled interior, the single steel stringer timber tread staircase adds a textural element to the interior without overpowering it. A feat enhanced by the addition of a glass balustrade, designed and installed by Canterbury Balustrade. ‘The toughened glass is fully utilised and has polished edges to achieve clean lines and an aesthetically pleasing finish’, offers Director, Hamish Gillespie. Providing security and safety, the balustrade also acts as an enduring architectural feature designed to enhance the perception of space within the home. However it is not simply the bold design that makes this home stand out. Designed and built for life, it has recently been awarded a 5-Star Lifemark Rating. ‘Lifemark design principles are about achieving a home that is usable, safe and accessible for an ageing and changing population’, explains General Manager, Geoff Penrose. ‘The Lifemark Star Rating shows how well a home will suit occupants’ needs over a lifetime.’
‘Homes designed to the Lifemark Design Standards use space in the right place’, explains Geoff. have found that, when building for the first time or rebuilding, clients often don’t put adequate thought – early enough – into the budget or the plan for their dream garden. Ideally the time to be thinking about it is at the same time the architects are drawing up the plans for your new home, or soon after. That way, we – your landscape designer – can work with your architect to achieve a beautiful, cohesive finished package. Doing this can save you in the long run, in terms of both time and money. Consider, for instance, the effort of shifting soil around by wheelbarrow through narrow openings, compared to using a digger to do the work before your house is built. After all, we don't put the eggs in after the cake is baked. If this is already improbable, then make sure your landscaper is putting the work into the soil before planting. This includes raising beds where needed if the soil is wet and hostile for growing healthy plants. Hard landscaping – such as decks, patios, pathways, raised beds and so forth – has to come first, and then soil condition, followed by the planting plan. Throughout the process, try not to cut corners by spending money on poor quality products. Remember, it doesn’t all have to be done at once: do it bit-by-bit, and do it right. The general rule is: peanuts in, monkeys out. That is, you get out what you put in. It is the concept and execution of a beautifully designed garden that can add up to twenty per cent in resale value. REVAMP AN OLD LIGHT FITTING
Julie Williams shows us how to add ambience and a touch of elegance to our outdoor living spaces
Start by taking the light fitting to pieces, removing all wires, cord and attachments that are not needed. Give the frame of your light a good wash with sugar soap to ensure your light fitting is clean and grease-free. Once dry, apply your primer. This will help you achieve a smooth paint finish, while protecting your light from the wear and tear of being outdoors. After the primer is completely dry, apply topcoat. Before the final coat, put your light fitting back together. This will ensure nothing gets marked and that you achieve a smooth and flawless paint finish. Cut the threaded rod two-thirds the length of your candles, while leaving enough to screw into the base of each light fitting plate. You can do this with a hacksaw; but, if you can, find someone with a grinder that has a cutting wheel – it will make the job a lot easier. You may need to drill a hole in the light fitting plate to fit the rod. Drill a hole the same diameter as the rod through the candles, ensuring you don’t damage the wick. Screw your candles onto the threaded rod, light and enjoy!
TIP: For those wanting to keep the bugs at bay opt for citronella candles.

RAW CHOC HAZELNUT TRUFFLES Makes 14
Just in time for the festive season, Alana Shinn shares her go-to recipe for tasty chocolate treats
INGREDIENTS 1 cup hazelnuts
2 tbsp maple syrup
1 cup dates
1/4 tsp Himalayan salt
1/3 cup cacao or cocoa
Grated dark chocolate
1/3 cup shredded coconut Soak dates in hot water for at least 30 minutes. Puree dates in a food processor – you may need to add a little water to help break them down. Add the hazelnuts and process until chopped up. Add maple syrup, cacao, coconut and salt. Process until combined. Roll spoonfuls of the mixture into balls and then roll in the grated chocolate until completely covered. Despite being raw, dairy free (as long as dark chocolate is used) and gluten free, these truffles are utterly delicious. They even passed the ‘man test’, which is notoriously hard to pass in my house! threadbarecloak.com

With summer upon us, it is time to make the most of our outdoor living spaces. David Killick explains

oo many of us spend far too much time in front of our computer screens. There may be a distant view of the outdoors; but for most of us we’re trapped inside offices all day. At home, and at this time of year, there is no excuse not to make the most of outdoor spaces. Throw the doors wide, step outside and breathe in that fresh air! It really is good for you, and so is sunshine. The body needs to get enough Vitamin D from sunlight. Just a few minutes a day can be enough. In the far north of Scandinavia, where the sun disappears for most of the day in midwinter, people can suffer from the aptly named Seasonal Affective Disorder (SAD). Just as we protect ourselves from the elements, we can do the same with our outdoor living areas. In New Zealand, verandas were a feature of early 20th-century villas and Californian bungalows. They fell out of favour with later architectural styles, which is a shame: I would love to see them return, as they are an excellent practical design. That connection with the outdoors is a major part of the design, and also a big selling point, with most new houses. French doors and ranchsliders swing or slide, opening out to decks, patios and terraces. However, there often needs to be more protection from the sun and wind. You could build a pergola, and cover it with a grapevine or flowering wisteria. You could get a shade sail, or something called a Vergola, a cleverly adjustable louvre roof. Giant cantilevered umbrellas are another innovative design, allowing you to move tables and chairs around more easily. Or, you could just get a table and a big sun umbrella. Just make sure it’s sturdy enough to withstand the gale-force winds that make New Zealand’s weather so lively and unpredictable. Outdoor furniture has definitely gone more upmarket. It should look just as smart as your inside furniture. Take a good hard look and decide whether it’s time to upgrade. Look for comfort, robustness and weatherresistance. Also, factor in how often you will need to move it. Now it must be time to fire up the barbecue and cook up lunch and relax over a glass of wine!
TIP: Love the outdoors, but fed up with hayfever and seasonal allergies? Me too. Here’s a simple home remedy you might like to try: lemon or lime juice. Make sure it’s strong and sip several glasses a day.
