A

new dining table was a must have. Our renovation wouldn’t have been complete without it, or the new oven, or the new shelves, or the tiles… and the list goes on. In fact, the list of additional items purchased to ‘complete’ the renovation came at cost almost comparable with that of the builder. People often talk about the costs of renovating and building, but how is this cost defined – is it the manifestation of the new space or building, or is it the entire transformation, accessories and all? We set our budget prior to engaging the builder, and the costs that we planned (for builder, plumber, electrician, plasterer, painter) all came within this, just. It is the extensive list of essentials that has tipped the scales. But boy does it look good! While the finished product has transformed how we live and entertain, it is the people we have got to know along the way that have made the project, most notably our builders. They have been fastidious in their dedication to detail, quality and the project as a whole. Their vision fitted with ours, and they were an incredible sounding board and safety-net. From re-installing plumbing for us on a Sunday afternoon, to late nights varnishing the floors, they went above and beyond; and while we are all too aware they have a multitude of projects on the go, as well as their own lives, we always felt like their sole focus. In fact we miss them, just a little. So, as we all welcome in 2017, and enjoy the summer break, let’s raise a toast to the dedicating and hard-working tradies who make building and renovating that little bit easier, and a whole lot more enjoyable.

the brief Wanting to achieve a streamlined modern kitchen with a difference, the homeowners worked with Palazzo Kitchens & Appliances to achieve a kitchen that is both practical and beautiful. Handleless cabinetry combined with push-catch mechanisms, hide an abundance of storage, appliances and all that is required for kitchen functionality. Working around an existing structural steel beam, the harmonious combination of timber accents, open shelving and a light, yet chunky benchtop achieves the desired aesthetic.

Despite its elegant and simple lines, the kitchen is incredibly practical. This balance between aesthetics and functionality is integral to the success of this design.

HANDLELESS CABINETRY IS A FEATURE IN THIS DESIGN – TELL US ABOUT THIS. To get the look the clients were after and achieve a modern, streamlined look, we opted for Nobilia Pura, a highgloss white lacquer handleless door. This has been teamed with Rio Oak Provence Reproduction feature units to add interest. The Rio Oak cupboards on the back of the island are fitted with push-catch mechanisms, rather than handles – to allow for easy-opening, and so that they look like panels. Above the fridge, we were unable to get the handleless doors in the size needed. Instead the solution was found in the use of the Nobilia Focus door front. Again this was fitted with a push-catch mechanism to enable opening without a handle.

HAS THIS DEDICATION TO A STREAMLINED FINISH IMPACTED ON FUNCTIONALIT Y? Despite its elegant and simple lines, the kitchen is incredibly practical. This balance between aesthetics and functionality is integral to the success of this design. A carousel unit in one corner and a blind corner unit in the other offer accessible corner storage, while drawers for crockery and cutlery are situated on the island, and under the cooktop to house cooking equipment. A pantry unit was added, with drawers at base level to align with the drawers below the oven.

The tall units along one wall have been taken to the ceiling to retain the streamlined look. Hidden away are a fully integrated dishwasher, built-in rangehood and rubbish bin.

THE KITCHEN IS FRAMED BY A STEEL BEAM – WHAT CHALLENGES DID THIS RAISE? The beam is structural, so it had to stay; hence the joinery was designed to work around it, and an acrylic benchtop recommended so that it could be shaped around the beam. Without any visible joins, this was an economical way to have a chunky benchtop and meet the brief. The beam frames the kitchen and outside views beautifully.

The combination of timber accents and handleless high-gloss white lacquer cabinetry achieved award-winning results, with the kitchen picking up the New Zealand German Kitchen Design of the Year Award in 2015.

TELL US A BIT ABOUT THE AWARD THAT THIS KITCHEN WON? The kitchen won the New Zealand German Kitchen Design of the Year award, which was judged by Sabine Trossehl and Jorg Arndt, from Nobilia in Germany. Of the kitchen, they said: ‘It is like an outdoor one. The surface of the doors is nearly invisible and the integration in the existing room makes it a part of the building. One is forced to look through the window. Nevertheless it is a functional working place. HOW DO I KNOW WHICH T YPE IS BEST FOR ME? That’s a great question! The answer depends on your land type, slope of your section, who will use the pool, your budget and what will fit. We will visit you at your property and, once we have a full picture, we can put together a pool solution tailored for you and your family. We offer a full range, selling all types of in-ground swimming pools, composite liner pools, fibreglass pools, swim spas and spa pools, and even New Zealand-made bespoke concrete pools – ensuring the solution meets all your requirements.

WHAT ARE THE ADVANTAGES AND DISADVANTAGES OF EACH POOL T YPE? Concrete pools have great flexibility, in size and shape, as well as their final interior finish. However they do take the longest time to build and cost the most. Maintenance is ongoing and critical as the interior finishes are often very sensitive to water chemistry imbalances. Fibreglass pools are available in a variety of sizes and are quick to install. Some of their limitations include their size and lack of flexibility in shape. Generally the maximum size is 12m in length and 4.4m in width – as they must be transported via ship and truck. The latest generation of composite panel and liner pools available from the USA and Europe are among the most popular pools internationally. WHICH POOLS PERFORMED BEST IN THE EARTHQUAKES? The liner pools performed exceptionally well and are very easy to repair; fibreglass pools without rigid ceramic cores and infloor penetrations also performed well, with minimal damage. While most concrete pools in Christchurch suffered some cracking, modern construction methods can reduce this risk.

HOW DO I GIVE MY POOL THE GREATEST CHANCE OF SURVIVING AN EARTHQUAKE? Buy a well-respected brand from an experienced pool builder and ensure there are no unnecessary penetrations in the pool base, like in-floor cleaning systems. While all fibreglass pool suppliers can install such cleaning systems, they’re not recommended in earthquake prone areas.

WHAT DO IN-GROUND POOLS ACTUALLY COST? The most common size range is 8x4m through to 12x4m. Pricing in this size range for composite and liner pools is typically $55 000 to $75 000. Fibreglass pools will range from $60 000 to $85 000 and concrete pools from $85 000 to $150 000.

aving made extensive changes to the interior design and overall form of their family home, Christine and Aaron Green turned their attention to the outdoors: with a large north-facing back lawn and striking mature trees, their garden was ready to be transformed. Armed with inspiration and a clear idea of the aesthetic they wanted to achieve, they turned to Goom Landscapes to translate this into a reality. ‘Aaron had put together a portfolio of images on his Houzz page to help guide us’, explains Landscape Architect Jessica Staples. ‘Essentially the images showed clean, crisp lines, seating integrated into the hardscape rather than freestanding elements, and the use of contemporary materials.’ ‘There were literally hundreds of images’, laughs Aaron. ‘But they set the scene for what we liked, and ensured we were all working towards the same overall theme.’ ‘The setting was great to start with’, explains Jessica. ‘What was missing was a setting within the garden that would draw the family into the space. While there was a large deck, there was no pull factor to encourage them further into the garden.’ Aaron and Christine wanted to keep as many existing trees as possible, and appreciated working with a team who understood their desires and priorities. ‘Right from the first meeting, we connected with Jessica – she really understood what we wanted to achieve. Her commitment to working around the existing trees and her ability to integrate other existing features made the end result really successful.’ As well as the trees, Jessica’s design had to sit seamlessly alongside the existing deck, which connects house with garden, and the concrete walls located at either end. ‘Jessica suggested that we add

a step, from the deck down into the garden, concrete paving and floating seats’, explains Aaron. Achieving a cohesive finish, these considered design inclusions ensure the entire space appears as though it was designed and built at the same time. ‘It was this kind of genius that we could only have achieved with someone like Jessica’, offers Aaron. ‘She thought beyond what we wanted, and what was there, to achieve a space that feels like it has always been. We just love it.’ At Goom Landscapes their passion for landscape design is centred on a commitment to creating a place that enhances the clients’ quality of being: a ‘lifespace’ that complements the home and that has been designed for year-round enjoyment. Achieving this here was no mean feat with a number of challenges along the way, the most significant being the lack of access to the site. ‘The only access they had was a small gateway: just large enough to push a lawn-mower through’, shares Aaron. With a 4.5m long cast-concrete benchtop, and dining area complete with in-built barbecue, this limited means of access meant that buckets of concrete had to be carried in by hand, before being poured and polished. ‘What looks like a simple concrete form is a showcase of perfection: it is testament to their work’, enthuses Aaron. ‘They were amazing.’ ‘The design has great functionality as well as great aesthetic value’, concludes Jessica. ‘Despite being new, it integrates seamlessly with the beautiful trees and has enhanced what was already there to give the family a beautiful space in which to play and entertain.’ 0800 466 657 | goomlandscapes.co.nz

In wet areas what is underneath is just as important as your surfaces. It is paramount to prevent your walls and floors from swelling and rotting as a result of moisture ingress. hen it comes to bathroom flooring, your first consideration needs to be waterproofing, followed by safety underfoot, design and cost of finishes. If not undertaken correctly, waterproofing can result in huge repair costs. From there, you can personalise your flooring to meet your needs and style. Offering resilience and the ability to replace damaged planks with ease, vinyl planking is one of the most popular choices in wet area flooring and has grown in popularity since the earthquakes. There is a huge range in terms of colours and width; while the addition of vinyl tiles has allowed for personalisation and generated wow factor – as you can add a border or even grouting to make a statement. Laminate flooring is a great option throughout the rest of the home as it is easy to maintain, scratch resistant and incredibly hardwearing; however most laminates aren’t suitable for wet areas. The newest addition to the Quick-Step flooring range, ‘Impressive’, has been re-engineered to include a water-repellent HydroSeal coating, making it the most waterproof laminate on the market. Entering the bathroom is hardly an experience comparable with time travel. However, an average-sized bathroom may be transformed into a spacious, stunning space when you think carefully about the overall layout and positioning of bathroom furniture, as well as colour and lighting and how these tie in with elements like tiles. The larger your tiles, the larger your room will feel – with less grout interrupting the flow of the space. Smaller 100x100 wall tiles are things of the past, with most tiles today at least 200x600. For walls, 300x600 is preferable, and for floors, 600x600.

More recently, competitively-priced Slim vanity options have entered the market. These units come in standard widths, but the cabinet depth is only 400mm, compared to the standard cabinet depth of 460mm. ollowing the kitchen, the bathroom is the most expensive area of your home – estimated to be around 10% of your home’s value. While it might be a small space, it can come at a high price. As the experts at Smith & Sons Renovations and Extensions explain, the cost of renovating your bathroom needs to be viewed in the context of the rest of the home. ‘A bathroom may cost $10 000 to $50 000 which isn't really that much in light of the property value’, shares Anthony Bown from Smith & Sons Port Hills. Helping clients make decisions around where to spend their budget and where to save is a big part of the renovation process. ‘It ensures clients are adding value to their property’, continues Anthony, ‘whilst avoiding overcapitalising in their project’. Part of this is starting at the beginning. ‘The owners of a Christchurch property [pictured here] wanted a particular finish and started with photos. tips from the experts Functionality is essential to your success, but this doesn’t mean your bathroom has to be big! A successful bathroom is about efficiency, not size. 2x2m or even 2x1.6m is ideal. If you only have one bathroom consider having a separate toilet. Small projects like changing the grout between your bathroom tiles can be a simple way to update your bathroom – achieving a new aesthetic and a crisp, clean feel. Think about the maintenance of the fittings you are buying. While you might be able to buy cheap tapware online, investing in good quality brands will save you in the long run.

Able to work with their client to craft the space, or point them in the right direction when it comes to engaging a designer, they are no strangers to the pitfalls of bathroom renovating. ‘Reality television shows have built some unrealistic expectations around timeframes when it comes to bathrooms. Yes, it might be possible to achieve a complete renovation in a week, but we need to ask ourselves, at what cost?’ Indicating a few weeks as a more realistic window for completion, there is no doubt that taking the time achieves a more robust end result. ‘By the end of the first week you could expect demolition to have occurred, and the plumber and electrician to have been. From there, there is rebuilding to be done, plasterboard to be installed, plastering, painting, waterproofing and tiling.’ Each step requires precision and a high-quality execution to ensure the finished product not only looks great, but is functional. For Anthony, drawing on the skills of an expert is a must when it comes to waterproofing. ‘What is on the floor and walls of your bathroom are what make

it look nice; what sits beneath makes it function. Your waterproofing, or tanking, is critical.’ A painton liquid membrane, waterproofing ensures the moisture, and water, generated in the space is kept above the surface, rather than seeping below, causing damage to the structure of your home. ‘It is a balance of experts’, continues Anthony. ‘That’s not to say you can’t do it yourself, just that you need to be aware that the bathroom is a complex space, which can have impacts, both positive and negative, on the rest of the home.’ As Anthony explains, ‘as a builder it is our role to protect the value of the building and the investment you are making. As well as experience and knowledge, we provide guarantees and undertake all of the consenting issues.’ While some councils will issue a consent exemption for minor works in the bathroom, if waterproofing is being undertaken, it is a must. ‘Ultimately we bring experience. We understand the space restrictions and the importance of functionality to the end user. When designing a bathroom layout, we get clients thinking about who will use each space, and how they will use it (besides the obvious of course!), now but also in the future. Choosing the appropriate fittings and fixtures then becomes a matter of what is most important or useful to the user and what fits best in the available space. Every household is different so ensuring the spaces we create are suited to our clients’ lifestyles and individual tastes is key.

WHAT SHOULD I NEVER COMPROMISE ON? Practical, functional design, and durable materials. The bathroom is a very hard working space especially in a family home; so it’s extremely important to get the right advice when it comes to selecting the fittings and fixtures. There are a huge number of products specifically designed to cope with moisture, and a lot that aren’t, so don’t be fooled by the price. Cheap doesn’t always make for cheerful – especially when water is involved.

laundry talk WHAT IS YOUR TOP TIP WHEN IT COMES TO PL ANNING THE L AUNDRY? Again, recognising how the household actually uses this room is the first step. If this is a highly-used space – for doing the ironing, feeding pets or dumping shoes and bags when coming in from outside, for instance, in addition to doing the washing – then a bigger budget should be allowed and more consideration given to the layout and materials used.

WHAT TRENDS ARE WE SEEING IN L AUNDRY DESIGN? People are becoming a bit more adventurous and daring with their colour choices, which is fun. I personally love the look of colour-matched base cabinets and benchtops, with accent coloured walls and tall cabinets, and funky tiled splashbacks. We are also raising the height of front-loading washing machines and driers for more user-friendly access, and creating storage below.

SHOULD I APPROACH MY ENSUITE AND FAMILY BATHROOM IN THE SAME WAY? In my experience, the family bathroom and ensuite can function in very different ways from each other, and therefore the design approach should reflect the purpose of each. For example, the ensuite can be a busy space for a working couple first thing in the morning, so things like double showerheads and twin vanity basins are smart inclusions. Mornings can see the main bathroom, or the family bathroom, overrun with teenagers getting ready for school, so twin basins and large mirrors are useful. For families with younger kids, having a bath is probably high on the priority list. One trend that is coming through more and more in the ensuite, if there is room, is a separate space for the toilet (as shown below), creating an added sense of privacy.

IS THERE STILL A PL ACE FOR FREESTANDING L AUNDRY APPLIANCES, OR IS EVERY THING UNDER-BENCH OR WALL-MOUNTED? While front-loading appliances allow for additional bench space, top loaders generally have a larger load capacity, so it really comes down to what suits the household.

WHAT CAN WE EXPECT TO SEE IN BATHROOMS IN 2017? We are seeing subtle colour used to make the bathroom a creative and individual space. Coupling this with some of the stunning new colours available in tapware can make your bathroom an extremely functional yet stylish room. A lot of the high-end manufacturers are using colour with their tapware to complement the bathroom. The showroom also includes different pods, each one designed by a different showroom consultant. The brief was simple: design your perfect bathroom. This includes the tiles, the lighting and of course the fixtures and fittings. What they have ended up with are four incredible displays – each different and well worth a look if you’re seeking inspiration.

WHAT ABOUT BASINS? The different ranges of basins that we’re seeing now are incredible. We’ve just put on display the Rombo Vessel Basin, which has an incredible rumble finish. s Jonny Collett explains, as a builder ‘you need brains and also vision; and you have to put yourself in people’s shoes, and then take them on a journey’. When he met homeowners Stephen and Sue Ambler for the first time, and heard their story, Jonny was determined to do just that – and re-create from the ground up their once-magnificent, but badlydamaged home. ‘We liked Jonny immediately’, says Sue – recalling their first meeting around the kitchen table; ‘and we felt confident that he would be able to achieve what we wanted’. The original home was designed by architect Trevor Ibbotson and built by Colin Thwaites in the 1980s. Trevor Ibbotson was renowned for audacious designs that incorporated many shapes and angles, where magnificent open spaces incorporated intricate arrangements. The couple first saw the house in 2002. ‘As soon as you walked in the front door it was jaw-dropping’, shares Sue. As Sue reflects, the Canterbury Earthquakes violently interrupted people’s conception of the steady passing of time, creating a before-and-after mentality. Unlike many post-earthquake stories about broken homes, this one does not adopt the common theme of starting again and doing it differently. After much discussion and deliberation, Sue and

Stephen decided to start again by ‘building a replica’ of the home they loved so much – ‘which involved bringing everything up to code, and updating aspects’, shares Sue. Boutique architectural practice, Boyd Chamberlain Architecture was engaged to survey and prepare architectural documents, and give architectural support to the construction team throughout the duration of the project. ‘Resolving and defining how we could achieve this complex build – to meet current construction standards’ was an exciting challenge. As Boyd points out, ‘the sheer scale and volume of the structural space, combined with the irregular plan shape’ made this a unique project – and one that called for vision, innovative thinking and tenacity. Boyd refined the existing design and introduced additional architectural enhancements, and then worked with the entire construction team as this ‘exceptional’ 380sqm monument took shape. ‘The architecture is outstanding’, says Jonny – acknowledging both the scale of the space as well as the intricate detailing involved. He points, by way of example, to the roof: ‘there are over 460 individuallypitched rafters! We were framing for six months before we could even think about putting on the roof.’ It’s apparent from his animated tone that he and ‘the lads’ found great satisfaction in this extensive – not at all wearisome – undertaking.

LANDSCAPING

Designed and undertaken at the same time as the house – by Collett and Co Landscaping – the landscaping was no mean feat. ‘We applied 3500 lineal metres of decking’, says Jonny, ‘and we craned in the swimming pool’.

EXTERIOR

CPT Exterior Plaster & Paint completed the exterior cladding for the home, using Rockcote Integra and PSL plaster systems from Resene Construction Systems. The crisp plaster finish creates a stunning contrast with the dark cedar weatherboard and longrun roof. 38

This distinctive home belongs to the time before the earthquakes; yet it has risen like a phoenix to take its place in a new post-earthquake city

From road side, the house doesn’t give much away. ‘It’s all roof’, says Jonny. But what might appear as a relatively ordinary two-storey home is anything but! The exterior is geometric and dynamic, as well as undeniably elegant. Updating the exterior meant plastering the first storey, rather than using bricks. Rockcote Integra 50mm aerated concrete panels, from Resene Construction Systems, were used, alongside cedar weatherboards, stained black, aluminium joinery, and longrun roofing. The exterior of any project is the ‘wrapping paper

– that people see before entering the home’, remarks Hayleigh McDonald of CPT Exterior Plaster & Paint. ‘So, it is vital to make sure the finish is perfect’. With passion and exacting standards, Hayleigh and her team of exterior plasterers take pride in the work they have achieved here. She is also quick to commend the efforts of everyone involved, and Jonny for his leadership: ‘Watching and being part of this build has been amazing. living spaces, ‘the house just keeps going and going’, says Jonny. A stately curved stairwell with a circumference of 3.6 metres stops you in your tracks upon entering the home. Sue explains that the staircase had been part of the original home, but didn’t comply with building regulations. Recreating the rimu masterpiece required ingenuity and nous. ‘No-one shows you how to build it’, Jonny comments. ‘We had to use our boat-building skills – we created an upside-down pendulum to cut strips of plywood, then laminated these together. Then, we heated and bent a large piece of I Beam steel, and applied the laminated ply on top of it.’ The staircase, and the raftered ceiling above, took a great deal of time and care to complete – and the result is captivating. With six bedrooms tucked away upstairs, the downstairs comprises endless spaces for living. As Jonny remarks, ‘this home is an entertainer’s paradise’ – with the generously proportioned and open kitchen feeding into the rest of the home. Ryan’s Kitchens was engaged to design and install the joinery for the kitchen and scullery – as well as the laundry and wardrobes. As Ryan Butler comments, ‘the unusual angles of the kitchen and scullery meant that all the joinery was very specific and custommade’. A stand-out in the unique

design: a distinctive, geometric island benchtop features scintillating black granite. As Ryan says, ‘the end result matches precisely the vision of the homeowners’. Updating the original design saw the Amblers create a grand master bedroom and add an additional bathroom. The design of the bathrooms picks up on the clean geometric lines of the kitchen, and the use of tiles from Giovanni Tiles enhances the sleek, sophisticated aesthetic. Stunning features in their own right, the tiles ‘accentuate the different angles in the bathroom’, comments Director Garey Burgess. With support from the experienced staff, and inspired by the extensive range on offer, Sue and Stephen selected Statuario Carra Matt for the bathroom floors, and Venus Black for the feature walls in the bathrooms. The effect is effortlessly elegant – bathrooms that are sumptuous, as well as beautifully balanced. Giovanni also supplied and managed the installation of Industry Blanco tiles for the lounge fireplace. Optimising comfort and creating a cosy ambience in this capacious home are gas fireplaces from Escea. Offering superior efficiency and heat output, the Escea DL850 was selected for the open-plan kitchenliving; while the ultra-wide, multi-room DX1500 lends simplistic beauty to the formal lounge. With its raftered ceiling, ultra-wide fireplace and

Ryan’s Kitchens was called on to design and install the joinery for the kitchen, scullery, laundry and wardrobes. The joinery throughout the kitchen is a mixture of Dezignatek and Melteca, with a combination of Granite and Laminate surfaces used for the benchtops.

Whitehead Plumbing and Gas completed the plumbing throughout the home, as well as installing the Rinnai hot water units, Escea gas fires, gas hob and gas piped into the barbecue. LED spotlights illuminating the artwork, ‘you just want to sit down and drink red wine’ in the formal lounge, says Jonny. For Sue, this is her favourite space. Although, just as the living spaces flow into each other – and when the stacker doors and windows are open, outside onto the deck – Sue says she loves ‘all the living spaces’. On further thought, she says, ‘I don’t have a favourite – I love it all!’ Devising and undertaking the complex electrical wiring for the home, and ensuring an unbeatable trifecta of comfort, entertainment and energy efficiency was the passionate team from Caltec Electrical & AV. Enhancing the ambience created by the gas fireplaces, Caltec supplied and installed a Fujitsu Ducted heat pump system. Meanwhile a Control 4 audio visual system allows the couple to create whatever atmosphere they like – inside and out. As Director Mike Harrison says, ‘we are so happy with the outcome – from the lighting layout we created, to the audio system for the outdoor area, nothing has been spared: Sue and Stephen got everything they asked for’. As with the wiring, the plumbing is hidden from view but is elemental to the exceptional performance

of the home. In addition to completing all the plumbing, Whitehead Plumbing and Gas came on board to install the Rinnai gas hot water units, gas fires, a gas hob and gas piped into the barbecue. Speaking of the team, Mark Whitehead remarks on the ‘quality workmanship behind the scenes and attention to detail’ – a theme that registers strongly when speaking to anyone involved on this project. ‘We are only as good as our subcontractors’, Jonny points out. ‘We have built up loyalty over the years. We work with these subcontractors because we know they share our commitment to doing an outstanding job. That, and the respect they have for our clients – we really push the client experience.’ When it comes to the inimitable success of this project, Jonny’s comment hits the nail: everyone involved was committed to achieving an exceptional result. As Sue says, ‘the whole team took our project seriously, and also personally. There was a real sense of investment – from everyone.’ Sue also has warm praise for Jasmine Gough and Rebekah Raiwalui-Mason at In-House Style, who did a masterful job styling the home – selecting pieces to complement the architecture and create a sumptuous feel. This prodigious, contemporary home achieves a ‘classic and timeless’ feel with a neutral palette in the living spaces and different textures adding interest. Whereas the house is a replica, Jonny and the team of landscapers from Collett and Co

Landscaping transformed the surrounding landscape. Designed and undertaken concurrently, much thought went into achieving an outdoor area that would complement this striking home. Prior to the quakes the outdoor area included walled gardens with flowerbeds and shrubs, says Sue – ‘the landscaping now is a lot simpler and more modern’. Aesthetically elegant and simple, the landscaping was no small undertaking. ‘We applied 3500 lineal metres of decking’, says Jonny, ‘and we craned in the swimming pool’. One thing that the couple were relieved and delighted about was that the quakes did not destroy the mature trees on the property. Standing proudly next to the house, these glorious trees lend life and history to the property, epitomising the way the design and execution – of both house and landscape – preserves elements of the past while totally regenerating the space. This distinctive home belongs to the time before the earthquakes; yet it has risen like a phoenix – through the concerted effort and passion of all those involved – to take its place in a new postearthquake city. There is nothing vanilla about Jonny, or what he creates. Not every house is like the Amblers’; but every house is crafted with the utmost care and dedication to beauty and quality. The whole team is awesome. ‘We loved the [original] house so much’, she continues, ‘and we are delighted with what Jonny and the team have managed to achieve’. For Jonny and the team, the highlight was ‘the process’ itself – that, and the satisfaction and delight of Sue and Stephen: ‘it is so exciting seeing them fall in love with their home again.’

aced with a damaged home in the wake of the Canterbury Earthquakes, Ben and Olivia Reid saw the opportunity for change. ‘As we are both self-employed, we could move anywhere’, explains Liv. ‘The quakes offered us the chance to do something different and we thought, “why not?’’. While discussing the possibility of relocating north, or even as far south as Wanaka, the couple found themselves regularly up and down the road to Hanmer Springs, taking part in cycling races, outdoor activities and of course enjoying all that the vibrant town has to offer. ‘We were really impressed by the town’, recalls Liv. ‘It ticked all the boxes.’ Discovering a triangular section, of which two-thirds backed onto Dog Stream Reserve, was the icing on the cake. ‘We spend a lot of time outside, so the drawcard of having the forest on our doorstep and being able to explore the many tracks with Bella (5) and Austin (3) was too good to pass up.’ With the nature of the section posing some challenges, the couple finally found their perfect design with Ben Brady of Linetype Architectural. ‘Ben was amazing’, shares Liv. ‘We knew what we wanted to achieve and went to him with a clear idea that he then tweaked and added his twists too’, thereby transforming the design into a functional and beautiful family home. ‘The brief was to create a relaxed alpine bach suited to this vibrant and creative young family’, explains Ben Brady. ‘With lush woodland as the backdrop, we wanted to draw the landscape, as well as the sun, into the home with key rooms addressing both.’ Reflecting its alpine village location in its gable form, the

home comprises two forms, or gables, that have been twisted on the site so as to enhance the shape. ‘The position of the home allows you to see and experience the design when driving into the property, rather than just seeing the side of a building’, explains Ben Brady. ‘The heart of the home, the kitchen, is key to any successful design, and in this instance is a linking point for circulation between the two modular forms’, he continues. The master suite and living areas are found in the smaller form, with bunkrooms for the kids, a guest bedroom and studio/garage space housed in the other. Reflecting on the design and functionality of the home, Liv and Ben are quick to credit their designer for his ability to think beyond the norm. ‘The angles, exposed trusses in the living area, and addition of glass in the office transform how we live in the home.’ Crafting the design into a tangible reality was Paget Construction. Coming onboard partway through the build, Wayne Paget and his team were delighted to be part of such an innovative and creative home. ‘For us, it was more of an alteration than a new build’, explains Wayne, ‘as the house wasn’t quite halfway through when we took over; however much of what had been done had to be reworked.’ With their original builder unable to complete the build, the Reids were thrilled to find a local team to help them realise their dream. ‘Wayne was great, and his team lovely – they really understood what we wanted to achieve’, says Liv. Once in the capable hands of Paget Construction, the build was a smooth and easy process. ‘It is always great to be working with a builder who has an appreciation of and dedication to his craft’, explains Ben Brady. ‘Wayne and his team brought great value to the project. The execution of the cedar shiplap cladding on the exterior is testament to their level of detail and quality finishing.’ While Wayne agrees that it is great to see their work on show, ‘there is a lot of hidden work that goes on behind the walls as well’. Aware that ‘your name is all you have’, like everyone involved he is delighted with the end results. Confirming the satisfaction of those involved, the home was awarded a Highly Commended in the Residential Interiors Category at the 2016 Canterbury/Westland ADNZ Regional Awards. For mixed-media artist, Ben, the home is the perfect balance between work and play, with the studio affording him the opportunity to create artwork in a dedicated space. Working with a combination of Intaglio and Relief printing

LIVING Hidden behind a ply panel in the living room, access to the office and master suite is one of the many ‘design quirks’ that architectural designer Ben Brady brought to the home. ‘The master bedroom is essentially its own private island.’

techniques, Ben has built a reputation for intricate works that explore the delicate relationship we have with the natural environment. ‘They are small stories for those prepared to listen’, he shares, ‘with each one combining specific references to local environmental histories with a wider appreciation for the conservation movement’. ‘Who builds a garage to house a car?’ laughs Liv. With two garages as part of the design, neither are used for vehicles. Rather they accommodate the creative endeavours of the couple – one for Ben and his printmaking, and one for Liv’s business Pulse Yoga. ll new homes are blank canvasses on which life can play out. Each beautiful pristine shell tells the story of those involved in its construction, and the vision of those who are set to call it home. However rarely does a new home feel like it has always been. For Peter and Rose Townsend their new build offers exactly that. Warm and inviting, there is no doubt this home has been built for enjoyment and living. Sitting at the kitchen bench listening to Rose and Peter relive their build, it is apparent that the journey was anything but effortless – ‘enjoyable and exciting’ yes, but one that took over two years to complete. With their family home badly damaged in the Canterbury Earthquakes and their children having flown the nest, the couple made the decision to subdivide their section and build two High Performance Houses. ‘The intention was to downsize and build a more manageable home and section for us to enjoy’, explains Peter. The decision saw the couple embark on two builds simultaneously. ‘We built both on the basis that we could live in either’, continues Peter, ‘and we currently call the back house home’. Seeking inspiration for their build, the couple visited the HIVE village, once located at the Canterbury Agriculture Park, and discovered a High Performance House designed by architect Anne Salmond of Salmond Architecture and built by Dan Saunders Construction. Clad in vertical cedar and embracing a simple pavilion form, while being efficient in terms of both 52

Nestled at the back of the section, the house sits where the swimming pool once was. CGW Consulting Engineers worked with Digout Services to excavate and backfill the site to provide a firm foundation for the floor slab.

layout and energy, it instantly appealed. ‘It made sense to us to be building energy-efficient homes, designed for easy living’, explains Rose. Treated as two different sites, both homes embrace a simple pavilion design. ‘Each house has two pavilions. One is single storey, the other double’, explains Anne. ‘They are then linked by a glass entranceway.’ Despite their proximity, the two houses work beautifully together and offer occupants of either, complete privacy. ‘They aren’t identical but do have a family resemblance’, laughs Anne. Before construction could begin on either house, however, there was the small problem of the broken brick home that had once stood pride of place on this beautiful section. ‘I love a challenge’, enthuses builder Dan Saunders, ‘and that was what this was. ‘It is our aim to make a difference within the building industry’, explains Dan. ‘No matter what the budget, we ensure we are going above and beyond the minimum standard [the building code] to build better homes.’ From the inside out, Dan and his team build more than just beautiful spaces, which is particularly evident in the Townsends’ home. Passionate about ‘not being ordinary’, this project is a showcase of builder, Dan Saunders, and his dedication to quality and to his clients. Rose and Peter lived in the front part of the old house while the back section was cleared, the garage demolished and the pool removed – making way for what would be their new home. ‘We had about 1.8 metres of space to work with, between the new house and the old’, explains Dan. ‘We were off-site for 6 weeks in total’, explains Peter. ‘And this was only for services to go in!’

Conscious about landfill, the original dwelling on the property was deconstructed with the same meticulous care and detail that the new home was built with. ‘We stripped the house’, shares builder Dan Saunders. ‘All of the rimu, windows, bricks and flooring went to Musgroves. We recycled as much as we could.’

‘Once the back house had been completed, we moved in there, while the rest of the old house was demolished, the downstairs bedroom [of the back house] constructed, and the front house built’, continues Rose. For CGW Consulting Engineers, the rebuild wasn’t as straightforward as simply knocking down the old house and rebuilding twice over. Partially built over the old swimming pool, the site for the rear house had to undergo a geotechnical and structural inspection before being fully excavated, by Digout Services, and backfilled in compacted gravel layers to provide a firm foundation for the floor slab. ‘The expectation is that this house will be resilient in the face of another earthquake sequence’, explains Engineering Manager Damien McGill. ‘Most of the damage in Christchurch was caused by foundations not being able to cope with the differential ground settlement. Here, the ground and foundations have been improved as part of the design and construction process.’ Substantial digout and backfill was then required for the front section to ensure that the build was constructed on firm ground. However it isn’t only the incredible demolition and construction processes that make this home worthy of note, but its performance. For both Dan and Anne, building homes that embrace energy efficiencies is a ‘no brainer’. ‘Wherever we can, we educate people about how easy it is to embrace an energy-efficient home’, explains Dan – ‘tailoring solutions to budgets and designs’. ‘People are becoming more aware of energy efficiencies’, adds Anne, who has built a reputation across New Zealand for her dedication to designing healthier, more comfortable living environments. ‘We need to be placing greater importance on energy efficiencies and high-performance homes’, she

continues – ‘as, ultimately, they equate to better health and comfort, as well as greater savings’. Having spent a winter in their new home, Peter and Rose couldn’t agree more – their energy bill less than a third of what it used to be. ‘The whole house is an insulated envelope, even the garage!’ enthuses Peter. ‘And, as a result, the house stays warm, even on the coldest of days.’ Playing an elemental role in creating this thermal envelope was Graeme Baker and his team from Absolute Energy, who supplied and installed a multilayer warm-frame polyester insulation system, from the floor slab up. ‘Out of sight is not out of mind when it comes to achieving a quality insulation outcome’, explains Graeme. ‘Too often gaps, and even

Here, the multilayer system eliminates weak points in the thermal envelope. ‘We used a similar system to that of the HIVE house, which, when undertaking thermal imaging, showed no thermal weak points attributable to the steel frame of the home – the insulation system is that effective. ‘As a result, the desired comfort level of the home is higher, and the cost of operating the home lower. The system also has great acoustic properties, which contributes to the ambience in the home.’ Inside, the home boasts a crisp, beautiful interior. ‘The home comprises cleverly designed spaces to optimise the compact footprint’ finish that does justice to this outstanding home. The experienced plasterers provide a complete drywall service, and take pride in the meticulous care they take to achieve a flawless result. Their work paved the way for the team from Gerald Diver Painter & Decorator. Described as an umber white, the interior has been completed in Resene Wan White, which offers a warm and soft interior palette. As with the plasterers from Lance Ash Interiors, the painters were dedicated to completing a finish of the highest standard – one expected by builder Dan Saunders. ‘We work on the basis that every home we complete is a show home’, explains Dan. ‘So it is essential that we are bringing the right people to the project.’ For Peter and Rose, one of the most essential partnerships in their build was that with space and joinery designer Ingrid Geldof of Ingrid Geldof Design. ‘We learnt a lot during the build’, shares Rose, ‘but the most important thing was that you need to surround yourselves with good people, even if it costs more. The details are what can transform the space into something really great – which is exactly what Ingrid and her team brought to the project.’ ‘Many of the things that we love about the kitchen, that make it easier to live in, are touches that she introduced us too’, shares Peter, pointing out the LED lighting in the drinks cupboard, the soft-close technology and the corner cupboard solutions. Working alongside architect Anne Salmond to tweak the plans to ensure optimal use of space and storage, Ingrid and her team have achieved a functional design that perfectly integrates with the architecture. ‘Rose and Peter wanted a home they could feel comfortable in – not flashy or opulent, but beautifully detailed and sophisticated – which is what has been achieved’, shares Ingrid.

gives depth and natural warmth to the interior, while the Caesarstone Ice Snow bench seamlessly connects it with the living area. As well as creating the heart of the home, Ingrid and Lyall Park Joinery were involved in the design and manufacture of the home’s two bathrooms, where timber and granite have once again been used with striking effect. ‘The vanities are the feature in the bathroom’, explains joiner Mark Birdling. ‘The floating effect aids the sense of space, while creating a connection with the kitchen.’ Also working on the home’s bathrooms was architectural tiling company, Stone and Tile Solutions. Undertaking the waterproofing and undertile heating, as well as laying the tiles, they are no strangers to achieving a seamless finish. ‘The end result is amazing’, shares Meranie Oliver. Offering a complete solution, the company also has a vast array of natural stone and porcelain tiles – including largeformat white wall tiles, which offer a practical, yet timeless finish to the couple’s bathrooms. As Meranie says, ‘we have a great relationship with Dan, and his team, and are proud to work alongside him.’ Achieving this same timeless finish on the floor throughout the rest of the home was Nextdore. Stretching throughout the ground level – the entranceway, kitchen, dining and living area – is premium grade European Oak. In colour Isanti, the 15mm wooden panelling achieves the desired warm aesthetic while also ticking the boxes for functionality. a luxurious Cavalier Bremworth 100% wool carpet in colour Montauk was used. ‘The house has been designed for easy living’, continues Peter. ‘And is incredibly efficient in its use of space.’ Spread across two levels, the home is only 240sqm yet feels incredibly open and spacious – a feat achieved by integrated indoor-outdoor living. While on the upper level a balcony offers a private and sheltered space in which to hide away, the living and kitchen area on the ground floor is framed by expansive ranch sliders and floor-to-ceiling windows. Opening the ranch sliders, and the garden and deck are cleverly-designed extensions of the internal living spaces. Taking cues from Scandinavian-influenced architecture, landscape architect Ben McMaster ensured his design was an ‘appropriate and compassionate addition’ to the property. ‘Strong lines have been used to create an illusion of space’, shares Ben, ‘while also working to achieve spaces that are practical to use and maintain. Like the home, a simple palette plays to the strength of impact through simplicity. ‘It was really exciting to be working with clients who were open to and excited by the idea of using different materials, and who were happy to trust us’, he continues. With the property surrounded by large established trees, it was a fine balancing act between keeping proportion to the entry path and driveway, while maintaining the health of the trees. The addition of a lightweight fence system, to minimise root disturbance, and a gravel chip driveway offered the solution.

Stylised yet timeless, the landscaping unites the home with its surrounds and provides multiple spaces that the couple and beloved family dog Elsie can enjoy. Opening off the outdoor living area, a lawn area provides scope for play, while concrete stepping stones lead down the side of the house to the spa and vegetable gardens. Offering added versatility to the outdoor living area is the addition of a Silencio and Concertina Louvre system from Johnson & Couzins. At the touch of a button, the motorised aluminium louvres rotate 180 degrees – allowing you to catch the sun, shield the wind or create shade – before closing for privacy and rain protection. The Concertina retractable roof control then allows Rose and Peter to extend this offering further, with the louvre fins sliding back to expose the open sky. Driven by the ethos, ‘inspired by excellence, in harmony with nature’, this project is close to Dan Saunders’ heart. ‘Building is about more than just a house: it is about creating better spaces and beautiful solutions for our clients.’ Part of what makes this project such a beautiful solution is the cedar-clad exterior. ‘It is a very simple material’, describes Anne, ‘yet one that has a familiar sense to it and adds character to the simple form’. Enhancing the exterior lines is the Hiland Tray concealed fix tray roofing from Stratco Roofing. With an innovative concealed fixing system, the Hiland Tray snap-locks to a clip, fixed to the roof purlins: from the upper level of either property, the architectural roofing profile offers a smooth and uncluttered aesthetic, in perfect harmony with Anne’s pavilion design. Landscape architect Ben McMaster carried the simple colour palette of the home into the garden. Concrete steps lead down the side of the house to a spa area, while the lawn and raised deck extend the internal living spaces. As the Chief Executive of the Canterbury Employers’ Chamber of Commerce, Peter has certainly had more than his fair share to deal with, manage and rebuild over the last six years. Yet his positivity and unwavering dedication to seeing the best in every situation has ensured his family home has a bright future. As Anne notes, the optimism and resolve behind their new home is precisely what Peter says is needed for Christchurch. ‘The pair have built something sustainable, which is designed for the future something positive out of something disastrous’. Dan couldn't agree more. ‘This was a beautiful project to be involved in. It was a big job, but one that we should all be incredibly proud of.’ Dan’s ‘no drama’ attitude is one that the Townsends are quick to credit for the success of the build. ‘He is an incredible craftsman and fastidious about details’, shares Peter. ‘He is much more than just a builder.’ ‘It took incredible planning and execution to allow us to stay living on site throughout the demolition of the old house and the building of two in its place. Yet nothing was ever a problem’, concludes Rose. ‘The end result is perfect.’

ith its sharp exterior, harmonious interior and wonderful indoor-outdoor flow, it is difficult to imagine the hodgepodge structure that once occupied the site – that lent ‘good bones’ to this modern reinvention. The home started life in the late 1950s as a tidy three-bedroom bungalow. But three renovation efforts later the modest dwelling had morphed into a six-bedroom ‘monster’. ‘It was a real dog’s breakfast when we bought it’, shares the current owner. ‘It had been added onto three times, and it didn’t work – to get to the master bedroom, you had to go through a glass conservatory, and from the garage you entered the home through a bedroom.’ From the outset, the couple recognised the home’s ‘good bones’, and had a vision of turning what was a rental property into their dream home. They wanted to create two distinct living spaces, and have the master suite separate from the other bedrooms. Ultimately, they ‘wanted to create good useable spaces and great flow through the house.’ It was a bold plan. With a detailed catalogue of wants and needs, the couple turned to award-winning architectural designer Jason Higham of Higham Architecture. Specialising in unique residential architecture Jason relished the challenge that this project presented. Reconfiguring the interior to make better use of space and to create more logical flow between spaces was an important starting point. As the homeowners explain, ‘we gave Jason a list of what we wanted in the perfect home, realising that you always have to compromise somewhere. And yet Jason managed to achieve everything we wanted, as well as make some strategic changes, such as repositioning the entranceway. ‘He was excellent, and presented us with three concept plans – which were all fantastic. Providing 3D images allowed us to “walk-through” the spaces and envision the finished result.’ ‘Our 3D visualisations help clients to experience how their design will look and feel’, explains Jason, ‘ensuring that they are completely happy with the design before building gets underway’. With meticulous attention to detail, a bold approach to problem-solving and flawless execution, Darin Hammond and the team at Hammond Building Contractors translated the plans into reality. While the homeowners had initially imagined more modest alterations, such as ‘filling in the conservatory’, the project ended up being ‘as close as you get to a rebuild without rebuilding’, they explain. For Hammond Building Contractors, the project

OUTDOOR Rockcote Integra Lightweight Concrete Façade was selected because it provided the crisp, clean look the couple were after. Finished in Classico for a grainy, monolithic finish, and pre-coloured Quarter Dutch White, it is durable and low maintenance, as well as striking. As architectural designer Jason Higham explains, the Integra system, detailed in this way, ‘allowed us to use the existing foundations once the old brickwork had been removed’. Four years ago, when they purchased the property, the couple invited architectural designer Jason Higham to design a striking modern home around the ‘bones’ of the existing one, and around their list of wants and needs. Focused on achieving ‘good useable spaces and great flow through the house’, they also wanted two distinct living spaces and the master suite separate from the other bedrooms. Having lived in the house for three years, it still meets all their needs: ‘it’s pretty perfect’ in fact.

involved starting from square one. As Darin explains, ‘we removed all the red brick veneer, timber windows, roof tiles and gib linings’ – to make way for plaster and corrugate, along with natural accents of cedar and schist at the entranceway. The Rockcote Integra lightweight concrete façade system from Resene Construction Systems was finished in Classico, pre-coloured Quarter Dutch White, to achieve a grained, monolithic surface. Durable and low-maintenance, the system ensures that the exterior is unified and contemporary. With the schist feature wall and cedar highlights, the approach to the home is dynamic and organic, as well as strikingly modern. Darin was able to design and plan the layered concrete steps leading up to the front door based on a picture that the homeowners had seen in a magazine. ‘The steps cantilever over each other, which meant we had to pour them separately – it was all a matter of timing’, he shares. Stepping inside, the once disjointed interior has been completely reconfigured to include contemporary open-plan living, excellent flow and an assemblage of reworked bedrooms, bathrooms and storage spaces. Of the features that make this metamorphosis complete, the redesigned kitchen takes the cake. As it was, ‘the kitchen was the hub of the home’, explains the homeowner. ‘But not in a good way.

Darin Hammond and the skilled and experienced team at Hammond Building Contractors gave this house a much-needed makeover, which involved first stripping it back to its framing. Starting back at square one, Darin maintained a strong vision of the end result and instilled confidence in the homeowners.

Everything flowed, or didn’t flow, through it. Now, the kitchen is a destination!’ Michael Eames from European Kitchens was given the all-important assignment of designing a kitchen that would be ‘the hub of the home’ in the way a kitchen ought to be. Handed a wish-list, Michael was able to ‘put on paper’ everything the couple sought. A myriad of details and considerations, such as specific drawer heights for storing particular items and a pantry that includes a wine cooler, have been incorporated into a design that showcases European sophistication and simplicity, whilst delivering the ultimate in function and practicality. For Michael, the standout features are the stainless steel benchtops and granite island. Artisan Stone came on board to fabricate and install the 30mm-thick Polished Black Pearl Granite benchtop. The bespoke stone worktop features one waterfall end where the granite folds and flows to the floor, while offering openness and a practical seating area at the other end. Meanwhile the rebated sink enhances the smooth finish. The benchtop is contemporary and classic, and offers optimal durability and functionality. This kitchen marries elegant lines and sleek surfaces with dynamic personal touches. Three prints taken on the couple’s travels have been incorporated into a ‘quirky, arty’ splashback. While the sepia tone complements the monochromatic palette, the central image, of a spiral staircase in Vatican City, animates the space and picks up on the curved tile floor that envelops it. With an extension of the lounge-living-kitchen area, the living spaces were opened up so as to optimise flow through the home and into the garden. Of course the structural makeover wouldn’t be complete without the addition of cutting-edge technologies to ensure the ultimate in home comfort: light and spacious, this home is also warm and cosy. The most sophisticated, ultra-wide fireplace on the market, an Escea DX1500 multi-room gas fireplace has been installed in the main living space. With its

Heat Ducting Technology, the DX1500 captures up to 90% of available heat and returns it to every corner of the room. Some of this heat can even be ducted into the hallway or other rooms. Smart Heat Control Technology means that the couple can also operate their fireplace from their smart-phones. The intricacies and layers to a job of this nature rival those of a complete rebuild: working with an older house – the sorry product of previous alterations at that – you never know what peeling back the layers will uncover, whether it’s rotten floorboards in the bathroom, or a massive sink hole under the lounge. Which was one challenge that Hammond Building Contractors encountered. ‘It required us to cut a hole in the side of the house to get a digger inside. It was a spanner in the works, but we were able to keep on track.’ As Darin explains, with alterations of this scope, there are ‘so many unknown factors’. As such, he uses a cost reimbursement system – built on the ‘total trust’ he establishes with his clients. ‘Going through the process this way, you can talk about issues and then just get on with the job.’ Of the experience, the homeowners explain that it was a ‘massive undertaking’ – certainly bigger than they had initially imagined. ‘We were doing it all from scratch.’ But, working closely with Darin and the team, ‘we felt completely in control and confident in the process’. For Darin, ‘the challenges of additions and extensions make the work particularly satisfying, especially when you see the end result’. This transformation is quite incredible – the house that stands on the site gives new life to the ‘good bones’ that the homeowners recognised when they purchased the original dwelling four years ago. Having lived in the home three years this Christmas, it still meets all their needs: ‘it’s pretty perfect’ in fact. 64

Anne and Trevor Foster heard of Paul McStay Homes through word of mouth. ‘A friend of ours had built with Paul McStay and had had a really positive experience’, says Anne. She reflects on a process that went smoothly from start to finish: ‘Brendon [McStay] put up with us not having built before. He always listened to us, and valued our input. Nothing was ever a hassle.’

revor and Anne Foster never entertained the idea of moving away from Fendalton when the Canterbury Earthquakes of 2010 and 2011 damaged their home beyond repair. ‘We loved the area and, with the boys settled at school, we decided to stay put’, shares Anne. When the couple embarked on a new build, they were determined to create something ‘different’ – different from their old house and from all the new houses going up around Christchurch. Anne, who hails from South Africa, also wanted a house that captured the sun and exuded warmth. ‘I wanted big airy spaces and lots of light’, she shares. Taking this desire for sunlight to new heights, Trevor – who is the General Manager of EnaSolar – wanted to harness the sun’s energy through the use of solar panels, so that they could heat the house economically. ‘We wanted a home that was warm, dry, open, relaxed and fun to be in’, he says. ‘A friend of ours had built with Paul McStay Homes and had had a really positive experience’, says Anne. ‘When we met Brendon [McStay], we knew we had found a company that was right for us and for our build: Brendon was relaxed, and nothing was a problem.’ Brendon remarks on the ‘complementary’ ideas and strengths of Anne and Trevor, as they strived towards a ‘common goal’: a design that stood out from the crowd, and that incorporated cutting-edge technologies to create a warm, comfortable and efficient home. Paul McStay Homes provides a full in-house design service – offering their clients intelligent, functional designs that incorporate all their ideas and requirements. ‘We can provide you with everything, from creative concept drawings to final working drawings, all designed to suit your personal style, land and budget’, explains Brendon. ‘When they came to us, Anne and Trevor knew what they wanted. So we were able to recommend a designer to create working drawings for them.’ Being their first build, naturally ‘they were looking for guidance’ – something that Brendon and the team were able to provide at every stage. Before building could commence, a reinforced gravel raft had to be put in place to strengthen the home against future seismic movement. Gardiner Excavating came onboard to excavate and prepare the Floor Slab sub-base, which included soil compaction and testing to comply with the engineer’s specifications. As Kevin Gardiner explains, ‘unless we excavate all the grass and unsuitable material from the building profile and replace it with suitable, compacted, specified metal from a certified source, the total integrity of the structure is in jeopardy’. The big test came in November 2016, when the magnitude 7.8 quake reminded everyone of the volatility of the earth beneath us. As Anne says ‘we felt very safe in the new house. If we had have been in the old one, we would have been sleeping in the car.’ Trevor agrees: ‘the house was built to handle such

events, and performed very well – we felt safe and very happy that we did it right!’ The exterior of the home is distinctive, with the dark aluminium joinery and Colorsteel roof framing the crisp white plaster. Properly Plastered came onboard to supply and install the Rockcote Integra exterior cladding system from Resene Construction Systems. Durable and low maintenance, the popular system is bold and modern, and offers remarkable versatility in terms of its finish. In this case, Tasman Mineral Texture provided a subtle granular surface, which was then painted White Pointer using Resene’s X200 Paint System. As Glenn Munro of Properly Plastered explains, ‘we are committed to Resene Construction Systems as we believe their products are the best’.

Complementing the striking design of the home, charcoal coloured concrete and exposed aggregate were used for all the hard landscaping, such as the driveway. I Pave Concrete and Asphalt worked closely with the couple, as well as the Construction Supervisors, to undertake all the hard landscaping, and ‘see the clients’ vision come to life’. As Daryl McLachlan of I Pave points out, ‘the shaping of the main driveway and the stepped patio area at the rear of the house are very effective’. From its inception, this build was about marrying aesthetics with performance, which saw the couple engage Conqueror Garage Doors. time; the windows and doors fit; and we tidy up loose ends promptly.’ For the exterior joinery, Trevor and Anne chose Thermal Heart aluminium joinery, which includes a thermal break separating inside from outside, ultimately offering them more control of the indoor climate. As Simon explains, the ‘fantastic bright orange Plasma door panel with glass front’ – which is visible from the street – makes ‘a striking statement’. It also sets the tone for an interior that is warm and vibrant, that reflects the personalities of those who live here. Inside, the feel is both relaxing and refreshing, with magnificent double-height windows enveloping the entranceway on two sides, whilst flooding the space with natural light. The low-emissivity coated glass used throughout improves the windows’ insulating properties: essentially helping to regulate the temperature inside – whether it is biting or baking outside. Building from scratch was an opportunity to incorporate innovative materials and technologies to create a warm, comfortable home, while totally ‘changing the look’. As Anne explains, ‘the old house had a steep ceiling, with a large cavity – essentially it was redundant space. And there was no modern insulation. I liked it because it was different, but I wasn’t in love with it.’ A team of interior plasterers from Lance Ash

manufactured to meet specific requirements. For the Fosters’ home, they manufactured and installed fullyinsulated, double steel skin doors that use PIR thermal core technology – ensuring that, like everywhere else in the house, the garage is not only easily accessible, it is sealed from the elements and warm. This ultra modern house has a commanding presence, but is far from cool and aloof: expansive windows invite the eye, and the light, inside, and a resplendent orange door extends a warm welcome to visitors. The experienced plasterers provide a complete drywall service, and take pride in their attention to detail and flawless finishes. For General Manager, Graeme McErlich, the large open stairwell and coved ceiling in the upstairs living are standout features of this impressive home. ‘We are very happy with the quality of the finish, and enjoyed being part of such a first-rate project.’ Simply striking, this home is also smart. As the General Manager of EnaSolar, Trevor recognises the amazing advantages of harnessing the energy of the sun; and the couple were determined to integrate a solar system to help heat their home. As Trevor explains, ‘at the heart of every PV solar system is a technology that converts the sun’s collected energy, from solar PV panels, into usable electricity. The grid-tied EnaSolar inverter allows you to use the grid when you need to.’ As with every project they undertake, EnaSolar designed the most appropriate solar system to match generation to energy consumption. From early morning the windows capture the sun; and the solar system is operational from as early as 7.15am, explains Trevor. Then, throughout the day, the insulated foundation absorbs and retains the heat. ‘We moved in during the cold month of July’, says Anne, ‘and we felt immediately how warm the house was’. Installed by Central Heating New Zealand, the underfloor heating ensures that the home is warm and comfortable year round. ‘It is wonderful’, enthuses Anne. As Wesley Pearce of Central Heating New Zealand explains, warm water pipes were embedded in the floor slab during construction to act as a large radiator which gently releases heat into the house. Combined with this, a quiet, efficient air-to-water heatpump, with power supplemented by the solar panels, warms and re-circulates the water in the underfloor pipes. ‘The underfloor system offers

Choosing underfloor heating provides warmth to the otherwise cold tiled floors.’ Brendon comments on how important it is to take the time to get to know different products – such as the in-slab heating. Brendon and the Construction Supervisors onsite took great care when it came to communication and execution. ‘Solid communication with everyone involved is imperative when it comes to ensuring everything is done right and the project runs smoothly’, says Brendon. Presented with the opportunity to ‘change the look’ of her home – to create something truly unique, the biggest ‘struggle’ for Anne was ‘finding “different” things in the shops’. With a keen eye for original, beautiful pieces and a strong design sensibility, this ‘struggle’ was one she relished. For Anne, the kitchen-living space is her favourite. With windows on both sides, the space is flooded with natural light. It is the perfect space for coming together as a family, or for enjoying a morning coffee – with Snoopy (the dog) bathing in the sun close by. Through the considered use of colours, materials, hardware and lighting, the kitchen joinery optimises practicality and achieves the desired ‘wow’ factor. For Amy Scott of Sockburn Joinery, ‘it was satisfying working with a client with such passion, who thought outside the box and who wanted something a bit special’. Of the features that make this kitchen distinctive, Sockburn Joinery installed a 30mm polished granite benchtop in Nero Topaz, from Granite Benchtop Company. While Anne is quick to point out that the garden is still ‘a work in progress’, the beautiful green lawn, framed by patio and plastered planter boxes creates the scene for countless hours outside this summer. Repay your mortgage as you feel comfortable – don’t fret, it's only debt There are four main components to a mortgage: a) the amount borrowed in dollars b) the repayment term in years (or months) c) the interest rate (for example 6% per annum) d) t he frequency of repayments (for example, monthly or fornightly) Adjust any one of these factors up or down and it will affect the repayment term. So, if you borrow $500,000 over 25 years and your interest rate (theoretically) stayed at 6% per annum for the whole term, you’d repay $966,452 – an extra $466,452. You may be shocked by this, but that’s the cost of money and it's calculated on a daily basis – it is what it is, and it is fair. If you were to pay back an extra $400 a month you’d save $115,000 and cut your term back by over 5 years. That may sound like a brilliant plan, and it is provided you have the free cash, and it’s not going to impact on your lifestyle.

t's farewell to another Christmas and New Year. Only the memories remain and possibly the repayment of some extra debt. On the subject of debt, I want to address ‘reducing the term of your mortgage and saving thousands’, as the advertisements claim.

Yes, it's true that with a mortgage you will repay thousands of extra dollars in interest, but that’s life and that’s what you have to do to get ahead. What bothers me is hearing stories of young families being lured into early mortgage repayment schemes. Even worse – paying money to advisors for this sort of nonsense. My tone might sound unfairly harsh and I make no apologies. There has been a small industry built around early mortgage repayment plans as if it’s a secret formula that will save you from the perils of the banks. Some go so far as to say that the banks have been ripping you off and they won’t tell you this secret. It would be funny if it wasn’t costing innocent victims many thousands in consultants’ fees. Let me simplify the whole process.

I’m not a great fan of Early Mortgage Reduction Advisors that charge their customers to tell them what a bank or a mortgage broker will give them for nothing. Remember, with a mortgage you pay for what you get, and get what you pay for. The banks aren’t out there to get you – they are often the ‘hand that feeds you’. So enjoy your life – focus on monetry efficiencies, avoid credit card debt and reduce unecessary costs and remain in your comfort zone. Remember to feed the family and enjoy the money at a time when it is most important to you. Over time inflation will take care of its share and you can repay the balance as funds and cashflow permit. ROCKET PESTO

1.5kg Agria potatoes, peeled

50g walnuts, whole or pieces

1 tbsp good-quality Dijon mustard

50g grated Parmesan

salt and freshly ground

100ml good-quality extra virgin olive oil

black pepper

150g rocket leaves

2 tbsp olive oil

½ clove of garlic juice of ½ a lemon

TO FINISH 350g free-range streaky bacon 1 tbsp runny honey 8 free-range eggs 2 ripe Hass avocados 2 handfuls of rocket leaves juice of 1 lemon 2 tbsp good-quality extra virgin olive oil

1. Place potatoes in a large saucepan, cover with cold water and add a good pinch of salt. Bring to the boil, then reduce heat and cook gently for 5–8 minutes. Drain and allow to cool. Grate coarsely. Mix grated potato with mustard, salt and pepper. 2. L ine a 20cm x 20cm cake tin with baking paper. Press potato firmly into tin. Place in refrigerator for at least 2 hours (or overnight) to set. 3. P reheat oven to 180°C. Put an oven tray in oven to preheat. 4. T urn the square of grated potato out onto a board and cut into 4 pieces. 5. Remove tray from oven and drizzle with oil. Place potato squares on tray and drizzle with a little more oil. Bake for 35–40 minutes, turning over halfway through. Rösti should be a nice golden colour on both sides and crispy on the outside. 6. To prepare pesto, lightly toast walnuts in a frying pan for a few minutes, stirring regularly to avoid burning. Allow to cool slightly. 7. Place all pesto ingredients in a blender and whizz on high speed until smooth and a vibrant green colour. Check and adjust seasoning if necessary. 8. Place bacon in an oven dish and drizzle with honey. Bake until golden and crispy. 9. C arefully place eggs in boiling water and cook for 5½ minutes. Drain eggs and place in iced water to cool. When cool enough to handle, gently peel. 10. H alve avocados, remove stones and scoop flesh out into a bowl. Add rocket, lemon juice and olive oil and gently toss together. Season with a little salt and freshly ground black pepper. 11. P lace a rösti on each plate. Top with 2 soft-boiled eggs, slightly cracking each egg so that the yolk starts to run out. Season with salt and freshly ground black pepper. 12. D ivide avocado and rocket salad between plates. Finish by topping each dish with honey-roasted bacon and dollops of rocket pesto. GROW YOUR OWN INDOOR PLANTS FROM CUTTINGS Alana Shinn from Threadbare Cloak guides us through finding your green thumb

ndoor plants really add something special to a space and even more so when you have lovingly grown them from scratch. I've taken this to a whole new level lately by propagating my own indoor plants from a simple cutting. This Chain of Hearts is my most recent, but there are many varieties that can easily be grown like this, such as: Fiddle Leaf Fig, Philodendron, Tradescantia Zebrina, Rubber Plant, Coleus and String of Pearls.

+ Indoor plant (to take cutting from) + Scissors/shape knife + Potting mix + Pot + Rooting Hormone (optional) The first step is to find an indoor plant you love and want to copy. If you don't have an existing plant to clone, try finding a friend who has one, and who won't mind you taking a cheeky snip. The second step is taking the cutting. Identify which part you will take the cutting from. Usually it is best to take it from a branch as opposed to the main stem. This avoids drastically changing the overall shape of the plant but if you don't mind a little change, take it from the main stem – it'll grow back quickly and you'll never know. Using sharp scissors or a knife, cleanly cut the chosen piece from the plant at anywhere between 8-15cm. Prepare the cutting for planting by removing all lower leaves apart from the top four or so. This allows the cutting to put less energy into the leaves and more into growing roots. Make sure the end of the cutting is cleanly cut – re-cut if you need to. If you want to use a rooting hormone, this is the time to dip the end of the cutting into the solution, following the instructions of your particular product. This step is optional as many indoor plants will root on their own; but if you want to give yours the best chance, a little of this solution can help. In a pot filled with good quality soil, make a small hole in the centre and place the cutting in deep enough so that it can stand up on its own and at least one of the leaf nodes (the place where the leaf was cut off) is covered. Pack the soil firmly around the base. Place in a sunny spot and keep moist but not wet. Then wait for your plant to grow! This may take a month or two depending on the type of plant, so be patient – it's definitely worth the wait! threadbarecloak.com

BATHROOM Bathing and bathrooms have a long and fascinating history, David Killick explains

C

leopatra, Queen of Egypt, is said to have bathed in asses’ milk. It made her skin glow. The Romans indulged in long soaks in heated communal baths. Bathing was one of the hallmarks of the ancient civilised world, along with plumbing and a functioning sewerage system. The tradition continued in the East, and the Turkish hammam, or steam bath, is still popular today. When the Barbarians arrived on the scene, bathing was not a big priority. The northern invaders washed less and didn’t shave, preferring to stay, well… barbarous. It took a long time for better bathrooms to reach the West. Even Queen Elizabeth I is said to have bathed only about once a month. Raw sewage was tossed into pits or the streets. No wonder disease was rife. Not until the late 18th century did what we could call a recognisably separate bathroom with its associated plumbing paraphernalia begin to appear in well-to-do homes in Europe. Hurray, running water! Englishman Thomas Crapper helped pioneer the flushing toilet in the late 19th century – surely a landmark invention that has transformed society. We take sewerage systems for granted – until they stop working and need repairing. Showers arrived later, and for most of the 20th century remained secondary to baths. In World War II Britain, people were told to save energy needed for the war effort by filling their bathtubs with only five inches of hot water.

On a visit to Hansgrohe’s Bathroom Museum in Schiltach, in the heart of the German Black Forest, I was fascinated to see displays of historic bathrooms. They ranged from Art Nouveau tiled walls and beautifully decorated bowls and basins, through to gleaming brass bathtubs and intricate networks of pipes connecting cylinders and taps. Bathrooms from the 1960s and 70s radiated funky style. What could be groovier than showering in your own bright orange shower pod? Latest bathroom styles, and tap and shower fittings are practical and super-stylish, underpinning the bathroom’s role as a design statement, where form meets function. Today showers are arguably more popular than baths – they are quicker, for one, which fits in with our often frenetic lifestyles. Saving both water and energy has become more of a priority in recent times. In many parts of the world, water is in short supply. It isn’t metered in Christchurch – yet; but it may be in the future. Rainwater tanks and greywater recycling make a lot of sense. Choosing good tap and shower fittings makes a difference too. What hasn’t changed over the years is how a shower or bath can make you feel, whether first thing in the morning, after a full-on day, or after a long, tiring journey. Soaking or showering makes you feel relaxed, refreshed and rejuvenated all at once. In a word, it makes you feel civilised again.
