bode was born from a passion for architecture, design and interiors, and driven by a desire to share knowledge and advice. 2012 was a year of recovery and repair as we began to rebuild our lives and homes in the wake of the 2010 and 2011 earthquakes: it was also the year that we began. Over the last few years we have imparted information on foundations, engineering, plumbing, sustainability, and more. We have inspired with features on kitchens, bathrooms, wallpaper, paint… and the list goes on. Since 2012 I have sat at the helm of abode, with a team of incredible women at my side. We have juggled rebuilding and renovating, with the mayhem of raising children, and still managed to produce a high quality, beautiful publication all about new home ideas, advice and product information. However, it is now time for someone else to take the reins for a new wave of inspiration and advice. Many years ago I had the pleasure of collaborating and working with the talented Majka Kaiser and I am delighted that it is she who will now call abode home. To those who have loyally read, followed and supported abode, and me, thank you. It has been an absolute pleasure. And I hope you enjoy the next chapter. The pages before you are filled, as always, with content designed to inspire and inform. Enjoy reading it – I have enjoyed creating it for you.

A LIFESPACE An inspired design by Goom Landscapes has enhanced the natural beauty of the surrounding area, and delivered a series of beautiful spaces for family living

hen they purchased the large family home, the potential of the 250sqm space out the back – cushioned on all sides by mature trees and bordered by a stream – was not lost on this couple. But, perceiving the latent beauty of a space is not the same thing as having a clear vision and carefully-delineated plan; and whilst these homeowners are no strangers to hard work or ambitious projects, they needed someone to envision how the space might work. In Goom Landscapes, they found a landscape architect and a dedicated team who were able to reimagine and utterly regenerate the space. ‘We knew of their great reputation’, they explain. ‘For the quality they deliver, you really can’t go past them.’ Landscape architect, Emma Johnston was ‘excellent’, they share. ‘She was able to see exactly how the space could work. We really liked her vision, and decided to just go for it.’ Arriving on the scene, Emma was struck by several issues. The badly damaged, unfenced pool needed to be dug out and replaced, and brought up to compliance – which was no insubstantial task. And, with only one outdoor living space, this languishing landscape was neither inviting nor inspiring for the couple and their three daughters. At Goom Landscapes they are passionate about creating ‘lifespaces’ that complement their clients’ homes and that have been designed for yearround enjoyment.

As the homeowner comments, Emma’s design has given their family ‘so many options for a small space’ – which with three teenage daughters is a real bonus. Emma’s design has also reclaimed the black shed that opens out to the garden. ‘When we bought the place, you should’ve seen the shed’, shares the homeowner – adding that it had a ‘boat-shed feel’, even in its unloved state. Ripe for transformation, the ‘shed’ is now a hangout space for the couple’s teenage daughters and their friends. Everything here is smooth and seamless, to enhance the sense of fluidity and openness. Folding around two sides of the pool, a sleek glass fence with mini posts delineates the space in the most elegant, unobtrusive way. Meanwhile, the back wall is now a feature in its own right: ‘we just knew the kids would want to jump off it!’, remarks Emma. Gone are the untidy, skinny pavers around the pool, replaced by 50mm-thick, square-edged, granite paving stones all the way from Melbourne. The homeowner recalls Emma’s passion for the pavers. ‘She convinced us to get them; and they are fantastic: they have a sparkle to them, but it’s not obvious.’ When it came to the planting, a Planting Manager – a horticulturalist specialising in plant knowledge – from Goom Landscapes met with the couple to discuss what they wanted, and to devise a plan that would bring form and texture, and life, to the space. In the plans, there was one small apron of grass. ‘A painful piece to mow’, Emma acknowledges, ‘we

decided to use artificial turf for the area, which means it’s always green’. Looking at the space now, it is difficult to believe what it was like when the couple first purchased the property, or for that matter the mud that covered the backyard throughout the transformation. This carefully-integrated area offers a series of beautiful spaces for the family to enjoy – over summer, of course, and throughout the year. (Whatever side of the proverbial fence, whatever time of year, the grass is always green.) ‘Every part of the space can be, and is, used’, says Emma – ‘there’s a lot going on’. ‘We love the whole thing – how it all flows’, echoes the homeowner. ‘Emma was excellent; the whole team were – and we are getting them back to do the entranceway now.’ 0800 466 657 | goomlandscapes.co.nz

simply epic With the design world continuously searching for the very latest in products, inspiration, and sound engineering practice, Roofing Industries answered their call with a new roofing solution 16

ituated in Coatesville, a semi-rural location on Auckland's North Shore, this 1120m² contemporary masonry home is a grand scale remodel of an existing 400m² single-level postmodern masonry house. Grant Bindon from Bindon Design Group referenced the original three-gabled home in the new European-inspired design, which is characterised by rectilinear gable roof forms on two axes, and a strong symmetrical connection linking the entry and garage with the kitchen, informal living area, pool and pool house.

SOLUTION Roofing Industries’ Eurostyle Epic in Snaplock profile was specified in ColorCote's Zinacore Ironsand, providing the visual impact Grant was after and delivering significant benefits to the project. ‘Snaplock's wide pan profile was an obvious choice for me. It enhanced the linear nature of the house design, while the strong ridge lines running through the wide pan helped connect the roof ridge to the guttering, tying the house and the roof together’, explains Grant. A key advantage of the Snaplock profile, as with the recently launched Eurolok and Spanlok profiles, is that they can be installed without the need for a ply substrate or drainage matting (subject to purlin spacing). A key factor for Grant. ‘Working closely with Roofing Industries, we were able to close the centres of the trusses and remove the need for a ply substrate, resulting in significant cost savings in both labour and materials’, explains Grant. Snaplock is manufactured using 0.55mm BMT steel, can be supplied with or without swaging, and the slotted grooves allow for fast and simple installation by a competent roofing contractor.
OUTCOME ‘While the gabled design harks back to a traditional roof form, selecting Eurostyle Epic Snaplock has strengthened and enhanced the modern European look of the house’, concludes Grant. ‘We think it's an outstanding product and we have specified again.’

CHALLENGE With a vast roof area of 1180m², the project required a roofing solution that would provide ease of use and construction efficiencies, while delivering a modern, clean expression of the roof's traditional form. The original roof was corrugated Colorsteel, but Grant’s idea was to break away from the convention of a normal roof profile. ‘I wanted something that would stand out and deliver a sense of opulence while complementing the steep gables that were in line with the original roof's design’, he explains. FINALIST: Bealey Lodge DESIGNER: RM Designs PHOTOGRAPHER: Hedwig Photography The original 1500m 2, three-level travellers’ lodge was damaged and subsequently demolished as a result of the Christchurch earthquakes. A 2000m 2 replacement building was decided on, based on required bed numbers. Through a project offshore, the design team learnt of a cross-laminated timber system, and formed an association with XLam who manufacture the product in New Zealand. At around 20% of the weight of previous structures, the lightness of the product immediately attracted the design team’s attention, working as they were with peaty land. The building was subsequently designed and built in a true collaboration between architecture, engineering and services. A benchmark in timber engineering, the building showcases uniquely Kiwi timber to tourists. 18

For the innovative use of timber resulting in a distinctive visual impact on a residential building, either stand-alone or multi-unit/multi-storey project.
FINALIST: Salisbury Street Townhouse DESIGNER: Warren and Mahoney Architects PHOTOGRAPHER: Dennis Radermacher One of the first projects using cross-laminated timber technology in Christchurch, this tight building site on a busy street gave little working space to its design and construction team. The prefabricated panels allowed for quality control, speed of construction and less waste produced, when compared to cutting timber framing on site, whilst also providing cost benefits. A rich combination of beautifully-crafted zinc and cedar highlight the individual units, enhancing the interplay of forms, and responding to the scale and texture of neighbouring heritage Victorian villas. These townhouses provide an exemplar for medium-density central city living. The acute angular forms define the buildings’ presence in the new Christchurch.

For the innovative use of timber resulting in a distinctive visual impact on a residential building, either stand-alone or multi-unit/multi-storey project.
FINALIST: Bradnor Road BUILDER: Homes by Maxim DESIGNER: Cymon Allfrey Architects PHOTOGRAPHER: Stephen Goodenough ‘This home is special’, declares Scott Taylor, Sales Manager at Homes By Maxim. Indeed, this build is a stunning product of the clear vision, expert craftsmanship and complete dedication of everyone involved. The homeowners sought a home that would evoke mid-century modern architecture, which for architect Cymon Allfrey opened up manifold possibilities for embracing timber. As Cymon explains, ‘the design anchors to the notion that no structural steel was to be used’, and this ‘guide[d] the aesthetic and materiality’. Enveloped by trees and bordered by a stream, the home is perfectly settled in its surrounds. There is nothing to show of the disruptions that have occurred here: first during the 2010-11 sequence of earthquakes, and second the subsequent engineering required on the TC3 land. From the road, this home is intriguing and inviting, with a gentle, yet decisive monopitch roof sitting atop a stretch of interlocking glazed timber portals. Throughout, Rusticated Western Red Cedar has been used in different ways, horizontally and vertically, in a wide range of finishes. The exquisite assemblage of timber features creates an interior that is fluid and dynamic, as well as elegant. Vertical wooden slats inside the entrance afford glimpses into the open spaces beyond, whilst shelving and storage solutions have been integrated into the sleek, linear composition. Glass has been used extensively to accentuate the timber forms and to create a seamless threshold between inside and out. This 310sqm home has at its heart two kitchens. A large open-plan kitchen-dining-living, along with a formal lounge, accomodates the comings and goings of family life, while offering dynamic spaces for socialising. ‘This really is an entertainer’s M A R C H /A P R I L 2 0 1 7

dream’, enthuses Scott, ‘yet it also has a family feel’ – the spaces taking on new character when the grandchildren come to stay. It all fits together so organically, apparently effortlessly. But Scott recalls what was the ‘mission’ of craning in and positioning the large exposed beams. ‘It had to be precise, within a millimetre or so.’ As with every project Homes By Maxim undertakes, precision was paramount as each of the pieces came together. As Scott says, ‘you can’t put any builder on a job like this’ – it requires a special builder and line-up of subcontractors. ‘We stick with people we know and trust’, he adds – people with exacting standards of workmanship, who share the company’s ethos of professional integrity. ‘What stands us apart is the fact that we don’t build 100 houses a year: we are very selective about the homes we build. With fewer homes, we can guarantee much higher quality.’ Elemental to the process is ensuring that clients are comfortable at every step, that the details match their vision exactly. ‘We spend more time with our clients to really nail it down.’ As Scott explains, the homeowners had some distinctive things they wanted – in particular with regard to the landscaping. ‘We were able to work with them, and with our subcontractors, to ensure they were perfectly satisfied with everything. They also had some external consultants that they wished to use, and we were able to accommodate that.’ Thrilled with the end result, the homeowners have willingly opened their doors so that other homebuilders can find inspiration, and see what 22

The inimitable beauty of this build comes down to the people involved, focused as all of them were on achieving something exceptional. ‘Everyone knew this was something really special, and there were great relationships all round’, says Scott. The wood itself in its various forms and finishes, so perfectly crafted and coordinated, reflects the manifold people involved on the project and the coalescence of their different contributions – masterfully brought together by Homes By Maxim. Bradnor House is a striking celebration of how timber may be used to delineate space, to open up new dimensions for living, to create drama as well as warmth. With cross-laminated panels forming the main structure, laminated beams and timber scissor trusses add detailing and functionality. Inside and out, timber is visible at every junction – highlighting the value of timber as an aesthetic product, and as an architectural and engineering stalwart.
FINALIST: PIKO Wholefoods DESIGNER: Solarchitect Ltd PHOTOGRAPHER: Dennis Radermacher The Piko Wholefoods corner site with the original modest brick building was a small but much-liked Christchurch landmark for many years. This part of the building was severely damaged in the February earthquakes and required rebuilding. The intention was to reference the original, expand the store and improve the overall functionality. The brief required a focus on environmentally-sensitive design, energy efficiency and incorporating solar energy generation. Just over 5kW of solar photovoltaic panels are in use, generating approximately 30% of the new building’s energy demand. Piko Wholefoods’ image is carried through the design, incorporated on the decorative exterior shading screens and the central stairwell column. Saved artworks adorn the store walls, and the quirky, seemingly unfinished brick columns on Kilmore Street, retained following a client’s request, are a reminder of Christchurch’s all-too-recent past. 24

here is no doubt that our health is affected by our indoor environment, with sore throats, skin irritations, and even fatigue, common complaints from those living in unhealthy environments. From the materials chosen during the construction process, to the furnishings and appliances we use, right through to daily hygiene and cleanliness, creating a healthy family home should underpin each and every decision we make. As well as creating healthy environments we need to be building greener, more efficient homes. Energy efficiency is about reducing the amount of energy required to, essentially, run the home. For example, insulating a home allows it to use less heating and cooling energy. As New Zealand Green Building Council CEO Andrew Eagles says, ‘the built environment has a huge impact on how we live. We spend 80% – some say as much as 90% – of our lives in buildings. The quality of these buildings influences our physical and mental health, and our productivity, and also has a large effect on the costs of our energy bills.’ It is important to work with architects, designers and builders who understand energy efficient design principles and know how the different components in a house work together to improve the energy performances before it is built.

sustainable home is about more than simply the products and methods used during the construction; it’s also about what goes into the interior. A green or eco-friendly interior is about creating an environment that improves the well-being of the people who call it home; while ensuring that the products and materials adorning the walls, floors and ceiling have been designed, produced, manufactured and applied with sustainable practices in mind. Simple additions include: using plants as decoration, embracing the use of natural materials and opting for energy-efficient lighting. But as you redecorate, build or renovate there are other considerations when it comes to ensuring you are creating an interior fit for both you, and the environment.

With flooring, there are plenty of options available when it comes to using sustainable products. Wool carpet is a natural first choice, however its price point is often higher than with nylon. While nylon carpets are not necessarily classed as sustainable, the processes through which they are manufactured is. For instance Feltex and Godfrey Hirst both have sustainable policies for manufacturing nylon carpets. Their aim is to minimise or eliminate all adverse impacts that their activities and products may have on the environment. This includes a commitment to minimising pollution and to seeking ecologicallysustainable waste management systems. Natural flooring materials, such as Artisan’s jute, seagrass and sisal matting (pictured above), bring texture and durability to the home, while timber and low-emission laminates are ideal sustainable floor coverings. Alternatively you can try a ceramic tile, or Tarkett Linoleum, which has been accredited with Ecospecifier GreenTag Gold – a comprehensive assessment that allows the consumer to confidently choose from two ranges of natural floor coverings that have been stringently assessed for their environmental impact.

Cotton is sustainable, renewable and biodegradable, making it an excellent choice as an environmentally-friendly fibre; however, most chemical fibres are petroleum-based, which means they come from non-renewable resources. Our top suggestion for those seeking an environmentally-friendly fabric, without compromising on aesthetics or performance, is linen. It is one of the most biodegradable and stylish fabrics in fashion history. It is strong and naturally moth resistant; and, being made from flax plant fibres, it is fully biodegradable when untreated. Linen can withstand high temperatures and absorbs moisture without holding bacteria. In fact, it is actually stronger when wet than dry and becomes softer and more pliable the more it is washed. It just gets better and better! As a result of these characteristics, many European cultures practice the tradition of handing down linen bed sheets as heirlooms. Its natural colours include ivory, ecru, tan and grey. Perfect for curtains, cushions, upholstery and more, it is a versatile and beautiful fabric.
When considering paint for your home, Dulux has to be one of your choices. fter a move from Hororata, Lucy Palmer and John Paterson’s challenge was to find a house centrally located to run his mid-Canterbury livestock company, yet close enough to Christchurch and the airport. ‘Initially the idea was to find somewhere small that needed doing up, live in it for a few years before moving south, possibly to Central Otago’, Lucy recalls. But, after viewing a number of properties, she came across a black cottage listed on Trade Me, situated on a small piece of land only a stone’s throw from Darfield. ‘I had driven past the house a number of times, and hadn’t really noticed the property; once I viewed it I saw the potential immediately. I loved its light and roomy interior and the simple black exterior; the property had no real infrastructure but plenty of potential.’ It was a little board and batten rectangle, with one bedroom. An open mezzanine worked as the second bedroom, the kitchen and wet areas were very basic and the laundry was outside in the garage – far from ideal. Regardless of its inadequacies, the small house 42

had a lovely high-pitched roof and lots of natural light. It had been built with love on a very small budget, and when her partner John viewed it, he also saw its potential. He then asked his friend, architect Chris Prebble of Three Sixty Architecture, to come and see it with the view to expand. Chris suggested building onto what was there and adding another pavilion at right angles to the original, which could hold three sizeable bedrooms and two roomy bathrooms. ‘The original space was a generous volume of height so we had to create a building of similar proportions to enable this to work. We complemented the two pavilions and allowed them to link them together with a horizontal element constructed from aerated concrete panelling, and this formed the main living area. The height of the impressive vertical chimney works to balance the two rectangular shapes’, explains Chris. ‘I particularly enjoy the vertical chimney; it gives the house good proportion and works as an effective heat exchange in what is now a well-insulated house’, he continues. Insulation was achieved throughout with wool insulation packed into the 150mm thick walls,

Lucy wanted to keep the interior white to set off their combined interior styles and complement the solid black exterior. The open fire holds huge logs, which helps alleviate the chill during Canterbury winters.

windows double glazed with argon gas, potential for solar heating on the roof, and the effective heat exchange systems in both living areas. Following Chris's design, the build went relatively quickly: after taking possession in January 2015, the project took under eight months to complete – an achievement attributable to the committed and highly-skilled building team on the job. John and Lucy contracted Moore Builders, a local family-run business. John had worked with brothers Mark and Richard previously, and thankfully they were able to take on the project, allowing the couple to live in the existing house for the majority of the build. John and Lucy describe their building team with fondness: ‘they are both great builders and great problem solvers’, says Lucy, ‘and their workmanship is excellent’. Mark and Richard managed to transform this small 90sqm house into what is now a large 262sqm character family home built with standout quality details and finishings. Once the existing section was re-jigged and a new kitchen installed, the owners had to move out to the garage: ‘We re-carpeted, painted and put up blinds in what has now become a separate cottage’,

explains Lucy. ‘It was very challenging at times. Muffy, our 17-year-old cat lived with us too, and the room was so small we had to sit on the bed together to eat dinner!’ With substantial living areas in place, the southern wall with mezzanine floor above was to be the new kitchen. Lucy chose the Nobilia range from Palazzo Kitchens & Appliances, a style known for its clean lines and no-fuss design. The brief was for a bright, light, glossy kitchen to fit the white walls of the Resene Spanish White interiors and blend seamlessly with the rest of the house. Lucy chose the Flash model from the Nobilia range of kitchens, a high-gloss lacquered door front in Ivory with integrated handles, to complete the minimalist look. She loves the spacious under-bench storage, perfect for cooking utensils, and the smooth opening drawers for crockery and cutlery. Sarah Van der Kley of Palazzo Kitchens & Appliances also worked with John and Lucy on redesigning the working end of the house, which houses the butler’s kitchen and mudroom/washhouse – both invaluable in a country home. Both benches in the pantry and in the washhouse are high-pressure laminate in Bonanza Pine, whilst the doors are a matt Ivory melamine, complete with handles. Both are extremely durable, able to withstand the daily wear 48

and tear associated with cooking and cleaning. ‘The whole design process went smoothly, and the owners are delighted with their three functional spaces, ideal for entertaining. A bonus was being able to work with Lucy right from the concept design stages to the final design and the completion of the installation’, adds Sarah. ‘Overall, the project turned into something bigger than we had initially expected, as often happens’, Lucy adds, ‘but it’s been exciting to see the transformation.’ ‘There were three trees on the property when we took possession and no working garage: now we have a five-bay garage, and have planted over 200 trees’, she continues. The walled flower garden is her peaceful haven and is surrounded by 1.2 hectares of irrigated lawn. Canterbury summers are associated with water shortage, and the couple have recently installed more water tanks and use grey water from the property for the garden. ‘We both enjoy gardening and the aim is for a new carefree garden with less work’, Lucy adds. ‘In the house we love the light interior spaces, the high ceiling studs and the views up the Torlesse Range, which change seasonally; but most of all we enjoy the privacy and the all-day sun which will be hard to exchange, if ever.’
GUEST BEDROOM
Simply furnished, the second bedroom enjoys views of the Torlesse Range, generally snowcapped for half of the year. Lucy chose Resene Periglacial Blue for the walls, and taffeta curtains with three shades of blue – which add to the Provencal feel of the room. GUEST BATHROOM

The decision to have all the drawers fitted with Hafele soft-close technology highlights that, despite the traditional aesthetic, this is a contemporary kitchen with state-of-the art offerings.

T
he earthquake events of 2010 and 2011 changed our built landscape forever. Many were left with broken and damaged character homes, and were either given little or no choice around the future of their beloved abodes, or presented with such a large task that they balked at the daunting journey ahead. For Brian and Rosalie Lyttle, however, the decision to repair their home was one they embraced with passion, dedication and unwavering enthusiasm. Listening to the couple describe the cracked lath and plaster walls, the ‘shattered’ foundations and buckled leadlight windows, it is remarkable that they continued to live in the home for as long as they did, let alone while planning such a large scale repair job. ‘We had raised our family in the house and called it home for twenty-five years’, explains Brian. ‘There was never any doubt that we would do all that we could to save it.’ With both their insurance company and builder in agreement that the repair was possible, the couple set about restoring their beloved home. ‘We worked out what needed to be done, and set about doing it’, continues Brian. Realising they were presented with a unique opportunity, they were in agreement that they would do all they could to bring the home up to modern specifications while retaining the character that made it special. While the exterior of the home remains largely in its original pre-quake state, much of the interior is
brand new, as the original lath and plaster walls were damaged beyond repair. Despite being new, the interior retains all of the original timber detailing and follows the same floor plan; with minor alterations to the master bedroom, kitchen and bathroom undertaken to complement contemporary lifestyles. The addition of two external doors, fabricated by Canterbury Aluminium using Fairview’s 35mm Residential Suite, is the only change to the exterior lines of the home. While one door provides access to the laundry, the other connects Rosalie’s craft room with a balcony and the outdoors, achieving the desired connection between the upper level and the surrounding garden. As the owner-operator of BJ Electrical, Brian recalls the home being completely gutted: ‘You could see right through from the garden out to the street. It was a real buzz being able to have access to everything like that, so we completely rewired and insulated the home.’ The most substantial part of the repair, however, was the lifting of the house. Jacked up 2.8 metres to allow for diggers to work underneath, a new 1200mm deep foundation was laid before the house was gently lowered back into position. ‘It literally went straight up, and straight back down’, explains Brian. While the remedial work was being done the couple lived in a small apartment nearby and dedicated fifteen months to sourcing items to adorn

their home. ‘It was a really nice time of our lives’, shares Rosalie. ‘We discovered a penchant for art!’ Not all of the items are new, however, with a number of their original pieces reupholstered for a new lease on life. Drawing on the age and character of the home, Rosalie embraced an ‘art deco’ theme for the interior of the home, sourcing fabrics and furnishings that would enhance and add to this desired aesthetic. ‘Brian and Rosalie have purchased a number of fabrics from us for various projects’, explains Emily Rowse from Femme de Brocante, ‘including bedheads and furniture. We love being part of our clients’ projects and it is really exciting to see our products being used in such beautiful Canterbury homes.’ Also working with Rosalie on the selection of fabrics was the team at Fabric House. With a passion for colour and pattern, the décor of the Lyttles’ home is a visual feast of warmth and vibrancy, reflecting the personalities’ who call it home.
‘We have invested decades of love into our house’, shares Rosalie, ‘and it is marvellous to be back, and to call it home once more.’
MASTER BEDROOM
A decision was made to reduce the size of the master bedroom with the addition of an inbuilt wardrobe and ensuite. Maximising the space on offer, a custom-made system from Simply Wardrobes ensures there is a spot for every clothing item and pair of shoes. 52

For Rosalie, the space she is most delighted with is the kitchen. Utilising the original footprint, kitchen designer Jo Strangman of Sockburn Joinery transformed the space into a functional, contemporary dream come true. ‘I just adore my kitchen’, she shares. ‘Brian and Rosalie wanted to bring the character of the home into the kitchen’, explains Jo, ‘and it was a pleasure to work alongside them to achieve their vision. They arrived with pictures and a wish list, so it was a matter of designing a layout that was going to be functional, while including all that was important to them.’ Part of the kitchen renovation involved reorienting the floor plan to maximise efficiency, which saw what was the back door transformed into the pantry. For Rosalie, and Jo, one of the key aspects to the kitchen’s success is the joinery. ‘The joinery around the oven was something that Rosalie was very specific about’, continues Jo, ‘and is the focal point in this space.’ ‘Jo really went above and beyond’, enthuses Rosalie. ‘She understood our style and took it to a new level. Her experience in knowing how a design is going to translate into a finished product saw us include additional items [such as the detailing on the shelves above the oven] that we wouldn’t have otherwise included. Details that have transformed the space into something that we think is really special. She was just brilliant.’ Complementing the joinery is Dezignatek Satin Finish Classic White cabinetry with colonial

Another area of the home that saw the floor plan re-jigged for functionality was the master bedroom, with the addition of a walk-in robe and ensuite. ‘The ensuite is compact but functional’, explains bathroom designer Karen Kim from Oakleys Plumbing. ‘We used a wall-to-wall frameless Ava shower unit to achieve Brian’s desire for a “big” shower, combined with a L’hotel compact toilet from Robertson Bathware, and St Michel wall-hung vanity.’ Methven Waipori tapware completes the room. Karen also worked with the couple to update the family bathroom. ‘Karen guided us through reorganising the room’, shares Brian – ‘ensuring we could include a bath and shower, while still achieving a sense of space. She was fantastic.’ ‘It was wonderful to see these simple additions enhance the character and function of their home’, says Karen. ‘Seeing the end result is always the best part of any project. And in this case it was extra special, as the Lyttles had put their heart and soul into saving their house.’ No stone has been left unturned when it came to restoring this family abode. Right down to the fireplaces. While the chimneys are no longer in place, the fire surrounds were lovingly removed, repaired, stored and finally reinstalled: the icing on the cake when it came to creating a sense of authenticity. ‘We have invested decades of love into our house’, shares Rosalie, ‘and it is marvellous to be back, and to call it home once more.’

aving lived on four 10-acre properties in both Ohoka and Clarkville, Tony and Ruth Polson were ready for a change – a move into the city, a different lifestyle, an exciting new home. While this would be House Build Number 5 for the pair, going to town meant a home quite unlike their previous abodes. A secluded rear section in the heart of Fendalton presented the perfect setting; although, relative to the sprawling acres they were accustomed to, Tony describes the 865sqm site as ‘restrained’. Following the recommendation of trusted builder Louie McKenzie, they called on the dedicated team at Bespoke Architecture to help them achieve the 58

spacious home they sought, one that would relate harmoniously with its environment. Tony and Ruth were clear on many particulars: ‘we wanted a three-metre stud height in the living areas and a large garage with space for a work area. We also wanted the master bedroom, with ensuite and walk-in robe, to be located downstairs, with a further three bedrooms upstairs.’ Bespoke Architectural Designer Lee Johnstone visited the couple, and talked through everything they wanted, with a view to incorporating their ideas, priorities and preferences into a refined, personalised design. As he shares, ‘it all comes down to how well our designers understand and interpret the clients’ individual ideas and style’. For the Polsons, Lee’s concept plan ticked every box, and then some. ‘We went “wow!” says Tony: Lee had come up with things that we hadn’t even thought of, but that we thought were great!’ Tony recalls the ‘beautiful freehand sketch: it was 60

like a water-painting, and gave us such a good feeling’ – that assuredness that comes from seeing your vision captured so fluently and exquisitely. For Lee, ‘sketching on multiple pieces of paper’ is an integral part of ‘working it out’. The concept plan then goes onto CAD software, which enables clients to experience their home in 3D, thereby ensuring that they are completely happy with the design before any building proceeds. The ‘spacious’ 356sqm house sits on what is ‘a smallish footprint’, says Lee. ‘We set the shape of the home around a golden oak tree, with large overhanging branches’, he continues, ‘and we went with a moderntraditional style – to suit the shape of the home’. The couple laugh about Ruth’s love of the sun – ‘she must’ve been a cat in a previous life’, Tony quips. From every angle, for every hour that passes, the design optimises the sunlight, with an array of expansive and intriguing windows and doors inviting the eye outside, and the sun in.

KITCHEN The kitchen exudes effortless sophistication, with a sleek engineered stone benchtop anchoring the space, a refined palette animated by bursts of red, and an abundance of natural light playing across the polished surfaces.
On her list of priorities for this space, Ruth sought a large oven, plenty of clever storage and a generous scullery. With its double oven, dual-access scullery and innovative features, such as a Rheem Boiling and Chilled water unit, this kitchen makes food preparation and presentation a breeze.

COFFEE NOOK A unique feature of this grand home is a cosy space at the end of the gallery, on the morning side of the house. Complete with a pair of leather armchairs and backed by subtly dynamic book-lined wallpaper, this intimate space is perfect for morning coffees, for reading, or for soaking up the sun. Granddaughter Chloe is a regular visitor to the house, and enjoys having her own play space at the top of the stairs.

‘A two-storey atrium was designed to view a massive old tree, as you walked down the gallery’, explains Lee. Saluting the sun, the four five-metre high windows that line the gallery ‘let in so much heat and light’, says Tony, ‘and this travels upstairs, enhanced by the glass balustrade’. The heart of this home is a haven of sunlight and space, with a stunning kitchen setting the tone for living. A refined palette, with plenty of warmth and vibrancy, combines with sleek finishes for a result that exudes effortless sophistication. A place of production and creativity, the kitchen is also a hub for socialising with family and friends: with a dual-access scullery making food preparation and presentation a delight, and two large interconnecting open-plan living-dining areas. As Lee explains, Ruth and Tony are able to dictate the configuration of the space to suit their requirements and can close off the formal-lounge when not in use. With so many large open areas, Ruth and Tony also sought a more intimate space for quiet repose. So, Lee worked into the plans a ‘coffee nook’ at the end of the gallery on the morning side of the house. ‘We spend a lot of time in here’, says Tony – as he talks about his beautiful home from one of the comfortable leather armchairs. As Ruth and Tony say, they are both enjoying being in town – and ‘not being tied to our property. [Previously] the maintenance on our properties

And, whilst they love the new home, they certainly haven’t ruled out building House Number 6. ‘I would never say no to building again’, says Tony. ‘We love the process, and I love project managing’. ‘Building from scratch means you get what you want’, adds Ruth – which is certainly the case when you entrust Bespoke Architecture with your special project. For Tony and Ruth, their Bespoke design ‘wowed’ them because it delivered everything they asked for, and significantly more besides. In a characteristically warm and unassuming
manner, Lee reflects on the involvement of Bespoke Architecture: ‘we came up with a package that looked pretty cool, and that they loved!’ Of course, as with all Bespoke designs, ‘everything is done for a reason’: this ‘pretty cool package’ represents the coalescence of various ideas and solutions into a beautifullyresolved, individualised design. Listening to Ruth and Tony talk animatedly of their experience, one might wager that they will be calling on Bespoke again. Why investing in the marketing of your home will reap rewards at sale time
M
y pet subject has to be marketing, and, at the risk of sounding like an old record player, I’m going to repeat myself. When it comes to selling anything in this world, despite what you think, it will be the emotional side of the buyer’s mind that seals the deal – not the logical one. So here’s where you can get full value for your home when you’re on the market: get those buyers fighting over the ownership rights to your home. So how do you do this? It’s simple: just get it out there! Most real estate agents know where to advertise and market your home, so listen carefully and consider what your agent advises. In New Zealand it is customary for the real estate agent to make the bookings for your advertisements, but for you to pick up the investment, that is, to pay the invoices. Why does it work best this way? Think of it like this. An agent can only afford to pay so much towards marketing your home. They will invest their time and energy, and do some basic marketing; but to ramp it up, you’ll need to reach into your own pockets. The ramp up can involve upsizing of property adverts in newspapers and magazines, increasing the online presence, and featuring in TV commercials – which are only available with Mike Pero Real Estate. The more people you can get through an open home or a viewing by appointment, the better for you. If you’re choosing to sell by auction then the extra
numbers at your auction can be beneficial in raising that sale price. I’m a great believer in photos and video – a picture paints a thousand words. Ensure there is no compromise with the imagery for marketing. The images will present well in print, online and (in the case of Mike Pero) on TV screens across New Zealand. When it comes to the copy, wherever possible allow your agent to invest a few extra dollars for you to use a professional copywriter. These professionals know what the reader needs to hear and how to lure them towards an enquiry to view your home. There is a series of events and steps that make the whole process easier and more cost effective when you use an agent to market and sell your home. So what budget should you have in place when it comes to marketing? I’d like to think 0.5 to 1% of the expected sale price: so, if you’re thinking of a sale price at $600 000, then invest perhaps $6 000; or, for a $2 million sale, think about $20 000 or $10 000 at minimum. Unfortunately you’ll never really know whether you should have put more or less in, but one thing I can assure you is that you need to be in a position of strength and power, and that generally occurs when demand exceeds supply – that is, one house, four potential buyers. REVITALISE AN OLD-FASHIONED PLANT STAND Alana Shinn from Threadbare Cloak guides us through crafting the perfect indoor solution for your greenery
A tiered plant stand is the perfect way to display plants and bunches of fresh flowers. The simplest and most satisfying way to get one for yourself is to give a modern makeover to an old 80s’ cane plant stand. First things first, you need to find a cane plant stand. Have a look at your local charity shop, or browse Trade Me – they usually go for only a few dollars. Give the stand a good wash. Then, once it’s completely dry, give it a light sanding, making sure to get any flaky bits off. Dust it down with a cloth or use the vacuum cleaner to get rid of any leftover sanding residue – leaving a clean and dust-free surface to paint on. Before starting with the topcoat, a primer coat needs to be applied. Take your time with this, as a primer provides the perfect foundation for a beautiful paint job. Leave until completely dry. Lastly, apply the topcoat. You will need to apply two coats of paint, allowing the first coat to dry thoroughly before applying the second. I like to use a paintbrush for this type of work, but you could try your hand at using spray paint. Be careful, though, as spray paint needs to be applied in several light layers, otherwise the paint will run. As for colour, anything goes. I went for a matt black look, using Resene Lustacryl in Nero: it really makes the greenery pop! threadbarecloak.com

CAMEMBERT Makes 4 rounds
CHEESE 4L of pasteurised milk ¼ tsp of mesophilic starter culture Pinch of penicillin candidum, or a dissolved thumb nail of white coating from another camembert ¼ tsp of liquid calcium chloride 0.7mL of rennet, dissolved in 20mL of boiled, cooled water 125g of plain salt BRINE 125g of plain salt to ½L of water EQUIPMENT As well as standard home cooking utensils you will also need a good thermometer, as temperature is important, a ladle to lift your curds out, camembert moulds to shape, rubber gloves and draining boards (sushi mats are very useful for this). Heat milk to 36 degrees Celsius in a double boiler, and keep the mixture at this temperature. Add the mesophilic starter culture and penicillin candidum, stir to combine, and then wait 45 minutes, approximately, during which time the bacteria will grow. Add calcium chloride and stir for 30 seconds before adding rennet and mixing together. Maintain the desired temperature and wait 30 minutes for the curd to set. Once set, your knife should cut cleanly through your mixture. Cut the curd into 2cm cubes, stir carefully and wait 30 minutes. Leave on heat for an hour and a half, stirring every 30 minutes. You may have to turn the heat off to prevent going above 36 degrees. Keep the thermometer handy!

Drain off half the whey, allow the mixture to sit for 5 minutes, and then drain off the remainder. Lift the curds carefully into your moulds. Leave for 10 minutes and invert. Leave for 1 hour and invert. Leave for 5 hours and invert. Leave for 8 hours and invert. Finally, leave to drain overnight. The purpose of all this inverting is to encourage moderate whey drainage, producing a smoother, softer, more consistent result. Remove curds from moulds and place in brine for 20 minutes, before placing on a draining mat for 24 hours at room temperature. You then need to ripen your cheese to encourage a lovely white soft coating, or mould, to grow. Place cheese in a room, at 11-15 degrees Celsius with 95% humidity, for 8-10 days, turning daily. When your cheese is covered with an even white mould, wrap in cheese paper and store until you are ready to enjoy.

THE BIG BAD WOLF With the rising cost of building, architect Greg Young shares an insight into prefab construction
B
uilding houses out of straw and sticks didn’t serve the first two pigs well; and in New Zealand the big bad wolf has bigger teeth, you might say, what with earthquakes knocking bricks down as well. Construction doesn’t seem to have changed much in the last 6000 years – since the days of weaving reeds around sticks of timber and plastering them with mud. Timber framing with a plaster finish is very similar to the wattle and daub that we were using in our dim dark history. Traditionally, New Zealand’s typical timber framed house has been cheap and easy compared to panelised or prefabricated housing. The cost of labour has been steadily climbing over the years. The main reason that we have used sticks of timber to build our houses with, rather than structural panels, is the lower cost; but the cost of putting those walls together has risen a lot due to the cost of labour, as well as the cost of materials and compliance requirements. This has brought us to a tipping point in the construction industry where it is now becoming more cost effective to start using higher quality materials, such as Structural Insulated Panels, as they are faster to put together, and hence require less labour. 80

Prefab construction is a term that is thrown around a lot, but what is it? Concrete precast panels are definitely prefabricated, but timber framing can be prefabricated in a factory as well. There are a great many options when it comes to prefabricated construction, and you will recognise a lot of them from what you see on television, whether in New Zealand or around the world, which can make it very confusing. In very broad terms the prefabricated construction panels we use are: 1. Concrete Panels 2. Structural Insulated Panels (SIPs) 3. Cross Laminated Timber Panels (CLTs)
Sometimes, timber framing can also be supplied in panels, with a sheet on the outside as well. All of these have their own advantages, and as an architect I use different combinations of these panel types depending on my clients’ requirements and the sites we are building on. In New Zealand we are seeing advances in technology have a positive effect on our construction industry, allowing us to provide higher quality buildings at a lower cost.
