eturning to my roots, which are firmly entrenched in the diverse and constantly-evolving world of architecture, design and interiors, I was thrilled when asked to join the all-female cast that has made Abode a thriving success over the past five years. Since its inception – coinciding with the city’s rebirth – I have enjoyed keeping a close eye on Abode’s development, seeing it go from strength to strength as it has found its place in homes and hearts across Canterbury and the greater South Island. I first met Abode’s founding editor, Lucinda Diack, just as my foray into the exciting world of interior styling and magazine publishing began. So, it seems fitting to be handed the reins by the woman who had faith in me all those years ago. Building on her legacy, and as my personal commitment to propel Abode to even greater heights, I offer readers my first issue: filled with trusted expert advice and inspirational interior finds, together with invaluable insights from the craftspeople and creative minds who brought our featured homes to fruition. Offering a privileged glimpse into the private oases of three couples and a young family, we take you on exclusive, behind-the-scenes tours of homes across Canterbury: one luxury holiday hideaway on the Banks Peninsula, an architectural riverside rebuild, and two unique modern homes fit for busy, vibrant lives. I hope my first issue marks the beginning of an exciting new chapter for Abode, its readers and the numerous architects, builders, designers and craftspeople who elevate everyday living to something we all aspire to.

FORM MEETS FUNCTION Designer, Pieta Fletcher, of Palazzo Kitchens & Appliances, sets the scene for an industrial-style kitchen that delivers both style and substance. P H OTOG R AP H Y K ATE C L AR I D G E

HOW DID YOU TRANSL ATE THE CLIENT’S VISION INTO THE FINAL OUTCOME? As an architectural designer who designed her own home, Jenni had very clear ideas about what she wanted: an original, modern kitchen with clean lines and industrial overtones. Jenni was particularly drawn to our concrete reproduction melamine, so we experimented with different colours and textures to create this striking, architectural look.

HOW DID YOU EFFECTIVELY MARRY FORM WITH FUNCTION? It was important that the kitchen design allowed for that all-important connection between the cook and guests; so we created an area where people could stand or sit, that avoided the overhang usually seen on kitchen islands. Because space was limited, I had to consider how to maximise functionality, without encroaching on the surrounding areas, all while adhering to the particular style Jenni wanted to achieve.

WHAT MAKES THIS KITCHEN DISTINCTIVE? The unique design of the island is a stunning focal point – with the angling of the backboard, juxtaposed with the semi-floating feature bar which intersects with it. Also, the positioning of the island draws the eye out over the dining area towards the panoramic hilltop views beyond.

WHAT MATERIALS WERE CHOSEN & WHY? The kitchen island is made using an acrylic Corian, in Raincloud, which we colour-matched with the melamine cabinetry in Concrete Repro. The warmth 20

Jenni Snowdon WHAT WAS YOUR DESIGN BRIEF? I was after something relaxed with a sense of fluidity and a subtle industrial vibe. It also had to accommodate small gatherings, where people can engage in conversation with the cook, yet not get in their way. And, not being the tidiest of cooks, I needed something that could hide away a little mess.

WHAT IS YOUR FAVOURITE ASPECT? I love the way the kitchen connects with the living space, and how the walk-in pantry has been integrated into the space – easily accessible, yet conveniently hiding any mess behind the sliding door. I also love the angled carcass that sits under the kitchen island; a subtle feature, which softens any harsh lines and leads the eye towards the expansive views over the city.

WHY DID YOU ENGAGE PAL A ZZO KITCHENS & APPLIANCES? I loved their showroom, which offers up a myriad of possibilities that helped inspire the choices I made for my own kitchen. Palazzo also offered some interesting colours that I hadn’t seen elsewhere. In the end I chose this particular colour palette, which Pieta had seen in Germany (where all Palazzo kitchens are manufactured), for its industrial flavour.

hen the O’Sullivan family moved into ‘Braemore’, a historic home dating back to 1909, there hadn’t been much invested in the outdoor spaces. It was high time it received the attention it truly deserved. And who better to tackle a project of such grand proportions than Goom Landscapes. For Jo and Sean O’Sullivan, the brief was clear: to create distinct, easy-care zones for relaxing and entertaining, delivered in a timeless style in harmony with the historic home’s stately presence.

The enhancement of the street frontage was a high priority on their agenda; which landscape architect, Jessica Staples, achieved in collaboration with fellow designers, by opening up the entire entranceway to give it greater prominence. The two towering trees either side of the entrance sit ‘much more comfortably’ now, within the generously proportioned new gate, and are illuminated with stunning effect, thanks to the new lighting design – one of Jessica’s favourite aspects of the project.

The removal of the existing garage and the positioning of a new one was another key requirement in the clients’ brief. Where the former garage once stood is now a feature lawn; and the positioning of the new garage has allowed enough space for a potager garden, sitting within easy reach of the kitchen. Whilst there is a lot of detail around some spaces, Jessica explains that it was just as important to let other spaces ‘breathe’. Working with such an extensive space, they were careful to make way for large expanses of lawn, not only for the children to play on, but also to balance out the large proportions of the house and the mature trees. What is particularly impressive about this project is the way that contemporary materials have been used in sympathy with the historic home’s traditional architecture. ‘As landscape designers, we have a myriad of materials to choose from. Here, we have achieved a truly cohesive design, where our chosen materials, colours, tones and textures all harmonise exceptionally well.’ The greatest challenge this project presented, however, was working around the protected ‘Notable’ trees. Meetings with arborists and planners were numerous, as were the tweaks to the layout and material

selection in order to meet compliance requirements. Then there was the challenge of working around these trees during the construction phase. ‘To avoid disturbing roots, the trees were given a wide berth of about ten metres’, says Jessica. ‘In the end, though, we came up with a solution that appears both intentional and organic.’ The cornerstones of the project, Jessica says, are considered material selection, scrupulous attention to detail and an understanding of scale. ‘Whether it’s a small, intimate space or a sprawling lawn, it’s important to understand the human scale and how it will feel to live in these spaces.’ While Jo enjoys savouring a good book over a glass of wine in the outdoor lounge, Sean’s favourite nook is definitely the barbecue and bar area, while the kids love soaking in the spa after a day of winter sport. What the couple love most about their new outdoor space, though, is that it has been designed for all-year enjoyment – not just with the warmer months in mind, where indoor entertaining naturally spills out into the courtyard. With winter upon us, the outdoor fireplace and spa make for a highly-flexible space 365 days a year.

HISTORY REPEATS Given the historic significance of the homestead, homeowners Jo and Sean were keen to celebrate its origins. Integrating the name ‘Braemore’ into the paving serves as a threshold between the driveway and the property beyond, while guiding pedestrians to the front door.

ob and Libby McCormack have always enjoyed retreating to Little Akaloa, or ‘Little LA’ as the locals like to call it. Just over an hour’s drive from the city – and even quicker if they take their Maserati, the jet-setting couple say – there’s no place quite like this idyllic haven that has been their private playground for half a lifetime. ‘We first discovered Little Akaloa 42 years ago while visiting family friends one weekend’, the pair recall. When Libby’s parents bought a little bach in the bay, they would visit every chance they got. Three years later the young couple bought their own patch of paradise for a meagre $12,400, and have been holidaying there with their family ever since. Fast forward four decades. With their children now having flown the coop, and recognising their need to spend more time enjoying the fruits of their labours, it was time to kiss their humble Kiwi bach goodbye in favour of something a little more fitting for their eventual retirement. A number of options were considered – from an extensive renovation of their current humble bach to building completely from scratch on a nearby site – but were dismissed due to the many drawbacks they all posed. Then, as serendipity would have it, another bach they had always coveted – for its glorious panaromic vistas and accessibility – came onto the market. Just shy of 1200 square metres, the attractive hill site had many positive attributes. Offering

KITCHEN All lacquered cabinetry in the kitchen and scullery – surreptitiously hidden from view behind sliding doors – beautifully offsets the twin Miele ovens, and is in perfect sync with the sleek Caesarstone benchtop.

Sustainable and hardwearing, engineered European Oak from Timbers of New Zealand was used throughout the home and on the stair treads. Chosen to withstand wet, sandy feet, and the paw prints from the couple’s miniature Schnauzers, each plank was lightly buffed with a fine wire brush to bring out the wood’s natural grain.

easy access and stunning views across the bay, the privacy and seclusion it afforded – nestled within dense bush – particularly appealed to Libby and Rob. Once building began, however, all that remained of the former bach was its original concrete foundations. The son of family friends – fourth generation farmers in the bay – Grant Waghorn has a deep affinity with the area, unlike any other Christchurch builder Rob knows. ‘No one knows the bay better than Grant; it’s his special place too.’ Following the local builder’s career with keen

interest over the years, Rob had come to admire the fastidious nature of the young tradesman. With nearly twenty years in the industry, Grant founded his own building company, Red+Black Construction in 2011. Together with his keen understanding of the area and the clients’ vision firmly at the forefront, Rob had no doubts that Grant was the right man for the job. Well before the first spade hit the ground, Rob’s objective was clear: ‘only the best will do’. Unconcerned with how long it took to finish, Rob is the first to admit that he would never be completely

satisfied unless every aspect was ‘10 out of 10’. From a builder’s perspective, Grant says this is the best direction he could have ever wished for. ‘It was such an amazing opportunity and privilege to be part of a project where attention to detail was revered and celebrated at every turn.’ However, a build of this magnitude doesn't come without its challenges. While the isolated nature of the bay makes it a draw card for those seeking solitude, it also posed the greatest challenge for all involved. Good communication and coordination between Grant, who project-managed the build, and

the numerous sub-contractors was vital in order to minimise travelling time and costs. ‘We were fortunate that our foreman, Tom Philips, and the rest of the building team were willing to stay over in the bay over the course of the 20 month project’, Grant says, making logistics and communication that much more efficient. The nature of the site itself also presented its own set of unique challenges. ‘Building on a steep hill always has its obstacles’, Grant concedes, but he is quick to point out that the magnificent view made it all worthwhile. And with Grant’s pragmatic

attitude, any problems met along the way were quickly transformed into solutions. Being so close to the sea influenced the choice of materials, which had to stand up to the brute force of Mother Nature. Supplied by Carter Holt Harvey Woodproducts New Zealand, Shadowclad cedar was used on the home’s exterior for its durability and ability to blend seamlessly with the landscape, while Laserframe and LVL hySPAN were used to create the home’s solid structure. The success of any building project depends on a solid foundation of strong leadership, communication and the ability to translate the clients’ list of wants and needs into the final product. And the relationship between a builder and the architectural designer – in this case, Lee Johnstone of Bespoke Architecture – is key. Working on the promise that ‘anything Rob and Libby had ever possibly dreamed or wished for’ would be delivered beyond their own exacting standards, each contractor, supplier and tradesman took great

pride in their workmanship, and the final result is testament to this admirable quality. Striving for perfection in all areas of the project, Lee explains that, with the myriad of adjustments required throughout the course of the project – as concepts changed and the clients’ ambitions grew – what began as a small one-bedroom project soon quadrupled in size. Keeping the clients’ constant mantra that everything must be ‘10 out of 10’ at the forefront of his mind, Bespoke Architecture’s technician, Dan Birtles ‘did a stellar job’ of managing everyone’s expectations, while overseeing the coordination of the project with immaculate attention to detail. Having developed a symbiotic working relationship with the McCormacks over the years, designing interiors for their numerous Australian properties, Justine Wilson, of Sydney-based Vault Interiors, had a unique insight into Rob and Libby’s personal style and exacting standards. A casual, coastal feel, which embodied the understated luxury often seen in contemporary holiday homes in the Hamptons, encapsulated the McCormacks’ vision for the interior scheme. ‘It was a real joy being involved in every aspect of the interior design’, Justine shares. From the selection of paint colours, flooring, wallcoverings and window treatments, right down to the bespoke furnishings and finishes, Justine was the guiding light to help realise the couple’s vision. Using the natural environment as her reference, the colour palette was carefully chosen to complement, rather than compete with, the surrounding natural beauty. Choosing hues that would reflect the changing seasons, Justine was

mindful that, no matter the weather, the interior décor would always takes a respectful backseat to the main attraction: Mother Nature herself. With an earthy, neutral palette of taupes and Arctic whites, Justine introduced pops of subtle sea spray and muted greys in accents, as with the kitchen’s matching bar stools, and cushions and throws in the living room, which take their cue from the variable tones in the sea and sky. While aesthetics were important to Rob and Libby, so was high-end technology so that everything they needed was at their fingertips. Director of Central Intelligence Audio Visual, Dane Evans says his sole focus was to maintain the highest level of audiovisual standards in all areas of the home, while integrating them into the design in a way that was unobtrusive. ‘Rob and I have known each other for a few years 38

now, and we have spent many a night chewing the fat, teasing out the finer details of the audiovisual product selection and design.’ Playing a pivotal role in every room, technology subtly sets the scene for the ultimate luxury holiday home experience the couple had always dreamed of. An expensive and stressful venture – transporting it back and forth between Sydney and the Peninsula to have the special mirrored glass fitted – but the final result, Dane says, ‘simply blew Rob and Libby away’. t was around 5 o’clock one cold, damp winter’s evening, the now retired couple recall – as they reminisce about the first moment they set foot on their riverside property nearly forty years ago. Following the real estate agent through mature rhododendrons and along a secluded path down to the river, an eerie mist floated up through the towering cabbage trees. Long-time fans of The Wind in the Willows, the homeowners were struck by how the Wairarapa stream seemed to conjure up the magical world of Kenneth Grahame’s Ratty, Mole, Badger and Toad. And it was in that moment a four-decade romance was kindled between the homeowners and the land. The once majestic 90-year-old wooden villa was effectively ‘knackered’ by the quakes. Left vacant neglected and languishing - over the four years the couple battled it out with the insurance companies, letting go and starting afresh was easy, they say. Insurance claims finally settled, the couple were on the lookout for an architect to set their plans in motion. Struck by the beauty of another house further up the river and built on a similar site to theirs, Cymon Allfrey Architects was the obvious choice for them. Architects a few ‘broad brush strokes’ as guidance, their only requests were: make the most of the northwest aspect; keep the house as close to the river as possible, while retaining as much lawn as before; and provide some protection against the ‘dreaded nor’easter’. Quite possibly every architect’s dream – Craig was given relative free reign to unleash his creativity. However, as the design began to take shape, further practical requirements emerged. Now in their early retirement, future-proofing the home was a must, so the design needed to allow for the possibility of retrofitting a shower in the downstairs toilet, and offer the flexibility to transform the study into another bedroom on the ground floor should the need arise. In order to create ‘living spaces that can be used as individual components or opened up to include others when entertaining’, Craig devised a dynamic concept designed using four core elements. Three intersecting geometric forms create the central hub of the home: one containing the library, dining and living areas, running along the northern side; and a second white geometric form comprising the garage, utilities and evening living areas along, the southern

DINING Keen for the house to be as ‘open as possible’, Craig South, of Cymon Allfrey Architects, came up with a design that blurs the boundaries between indoor and outdoor, living and dining. The homeowners’ request for a centralised kitchen with easy access to the garden was met with an inspired design. The linear lighting strip suspended between the kitchen and dining areas intersects the geometrical cut-out above, while creating a visual link between the two spaces.

edge. Bridging these two geometric forms is a cedar component containing the bedrooms and bathrooms on the first floor. Tying all three elements together is the fourth, and final, element containing the kitchen and ‘secret scullery’; designed to sit snuggly within the stairwell cavity and cleverly concealed behind bifold doors. Running the length of the home’s central hub is a cantilevered staircase, which makes for a striking feature seen on approach to the home’s glazed entrance. Craig says the materials were carefully chosen to give the ‘required distinction’ between all four elements. The stained cedar element appears to float, suspended between the two white geometric forms, and this monochromatic palette is tempered by the blonde timber flooring used throughout the living spaces – which creates warmth both aesthetically and physically with the help of luxurious under-floor heating. From the integrated entertainment cabinetry in the TV room, to the solid oak timber treads on the cantilevered staircase, to the pocket bifold doors that discreetly disguise the scullery, Wayne Melrose of Sockburn Joinery acted as ‘translator between designer and manufacturer’ for all joinery components within the home. For Wayne, the 10mm exterior margin surrounding the kitchen’s concertina doors that was created as an architectural

Creating a cohesive whole, between the interior and the exterior forms, was a pleasing design detail executed by Bruce Cooper of Bruce Cooper Plastering. Although the job required a simple plaster solution, he says that it called for a ‘fair bit of fiddly, detailed work’ in the negative space where the plaster meets the cedar cladding, in order to achieve the flawless result that both the builder and architect were looking for. Supplying and installing all exterior cladding and polystyrene insulation to the concrete foundation, Bruce says he uses Rockcote products for their unparalleled reliability and longevity. And with the helpful advice from the Resene Construction Systems support staff, Bruce delivers quality results every time. The home’s unique aspect overlooking the river to a great extent dictated Craig’s approach to the design; and the all-important connection between the home’s natural environment and each level was designed with this in mind. Selecting just the right contractor for the job is vital, and the couple chose to use the negotiation by tender process, and Nathan Parsons of H3 Construction explains its benefits. Firstly, it enables the homeowner to compare quotes and timeframes between various contractors, and, second, by meeting with each contender, it helps clients to recognise contractors’ personal qualities and attitudes – which, inevitably, make or break the building experience. The ‘chosen one’, of five companies, to win the bid, Nathan says that by engaging in this process, his relationship with the clients ‘got off on the right foot from the very start. ‘If you can pick the builder to match the personality of the client it can make all the difference’, Nathan says, which made this build ‘one of the best’ he has ever been part of – speaking volumes of the high level of understanding, willingness, trust and open communication between all parties. ‘We just clicked’, Nathan smiles, as he recalls the first of many meetings with the couple over the course of the build. ‘They are very easy to get along with, and, with their implicit trust, we were able to simply get on with the job.’ And his feelings are mirrored by the owners’, who say Nathan was ‘a joy’ to work with. Never flustered or

frustrated by the homeowners’ questions – ‘no matter how stupid’ – nothing was ever too much trouble for Nathan who project-managed the entire construction phase. ‘There are no such things as problems with Nathan, only challenges!’ the homeowner maintains. Any problems that cropped up along the way were easily and readily dealt with, simply through open communication between project manager, architect and their clients, the pair say. Although the homeowners concede ‘an angst-free build is nigh on impossible’, their experience working with their dynamic builder-architect duo ‘came pretty close’. Communication, Nathan and Craig say, was a twoway street between all parties – keeping their clients

in the loop at every turn to ensure expectations were well managed and, in many cases, exceeded – like the fact that H3 Construction brought the entire project to fruition well within the expected timeframe, a whole seven months earlier than any other builder on their shortlist had initially quoted. Now that their new home is complete the retired couple can sit back and enjoy the simple pleasures in life. ayley and Cam Stevens were ‘looking for a project’ – something they could pour their combined energy, creativity and expertise into. As the director of Cam Stevens Plumbing, Cam had obtained valuable insights into the building process, and had developed strong ideas as to features he wanted in his own home. Hayley relishes a project, and ‘loves colour, texture and design’. Together, they wanted to create a stunning house that would be their ‘safe haven’. ‘We kept coming back to Waitikiri’, says Hayley. ‘Many of our friends had also bought sections, and it was close to our previous home’. Down a quiet cul-de-sac they struck upon the perfect spot, and, with architectural plans already drawn up by Sean McCurrie, of SDMC Architecture, they were able to envision a striking home materialising in the space. ‘I wanted a home that was big, warm and inviting, and the design really appealed’, says Cam. ‘I really liked the way the house sat on the site, and was drawn to the cathedral ceilings.’ As Sean says, Waitikiri is ‘very well looked after’ – which he puts down to the developer’s commitment to excellent urban design. ‘We take care to work within the guidelines set out by the Waitikiri design review board.’ Having enlisted Sean to tweak aspects of the design in line with their priorities, the couple turned to a builder whom they trusted implicitly. Cam has worked with Mark Sutton, of Mark Sutton Builders, for over five years, and he and Hayley had every confidence putting their special project in his hands.

‘Mark is always forthcoming about wanting the best outcomes for his clients’, says Hayley. On a peaceful cul-de-sac in the unique development of Waitikiri, the exterior of this home fits in, yet stands out: with sharp segments of plaster and cedar, punctuated by a column of dry-stacked schist, layers of gables, and a strong line-up of windows accentuated by dark aluminium. Integral to this striking exterior, the panel, plaster and paint work was completed by Tyson Keats and the team at TK Plastering. The Rockcote Integra panel with PSL float finish has been painted in Resene Black White, which is offset by sections of warm cedar. TK Plastering does all of Mark Sutton’s work, sharing Mark’s exacting standards of workmanship and meticulous attention to the finer details. Tyson comments on the way that Mark ‘ties it all together’ – referring to the balance achieved with the cladding materials on this build. For Mark, tying it all together, and ‘making sure everything flows’, is imperative. ‘It all needs to link and feel as one – from the letterbox to the backyard’. Mark believes that ‘simple forms can be better’, and says, ‘the design, here, isn’t overcooked, overcomplicated – it flows beautifully’. Partnering with Mark to manufacture and supply all the frames and trusses for the build, as well as the structural steel, was Dyers Road ITM. The separate divisions of the business share details and measurements, which allows for faster construction. For this build, Mark chose J Frame as his timber framing. Slightly more expensive than traditional timber, it is laminated and so remains ‘long and

joinery was selected for the home’s many windows and doors, the distinctive flat profile achieving a streamlined appearance in keeping with the clean lines and smooth surfaces of the rest of the home. Inside, elegant lines and sleek surfaces combine for a result that is fresh and inviting. While the glorious cathedral ceilings elevate the space, natural light streams through the expansive windows and plays across the fully exposed polished concrete floors.

Hayley picks the polished floors as a favourite feature – the natural arrangement of the stone in the concrete bringing subtle texture to the space. Added to the aesthetic appeal, a hydronic underfloor heating system means that the floors radiate warmth, as water gently circulates through pipes encapsulated in the concrete slab. Designed and installed by Simply Heat, the system consists of 12 circuits, each with a precisely regulated flow of warm water to maintain each zone at the desired temperature. This was one inclusion Cam was really excited about – and he enjoyed working with the team at Simply Heat to arrange the pipes in the foundation. Seeking a carpet that would complement the polished concrete floors, and allow them to feel the warmth of their underfloor heating, the pair called on Dan Herron at Coastal Carpets. As Dan explains, the Misty River Pepper Stipple 100% solution-dyed nylon carpet was chosen, and installed with a 10mm foam chip underlay, for a hardwearing solution that blended well with the décor and polished floors, and enabled the couple to enjoy the benefits of a heated floor. With heat radiating from beneath and sunlight skimming across the surface, the raw, yet luxurious concrete floors are popular with Tui, the dog, and Tulip and Benny, the cats. Stretching from the kitchen to the adjacent dining and living, and tying the open-plan space together, the flooring is also highly practical and easy-to-clean – ideal for a couple who have pets. And for a couple who love to entertain. In fact, the kitchen-dining-living spaces have already played host to a ‘fiercely competitive round of MKR with our friends’, shares Hayley. The interior of this home may be polished, but personal touches to the décor make it charming. The joinery is a combination of Touch Alpine White Lacquered Laminate and Oak Provence, the latter used as the benchtop surface in a separate pantry behind the main kitchen. Meanwhile, Textured Absolute Black Granite and Corian Glacier White benchtops delineate the space, whilst connecting it to the adjacent living areas. As Amanda says, ‘the contrasting use of textures’ between the benchtops makes for an ‘absolutely stunning’ design. The interior of this home may be polished, but personal touches to the décor make it charming. Keeping company with the feline and canine family members, two bronze ducks have made themselves at home. ‘Cam is a duck shooter’, says Hayley, ‘and he is married to a woman who adores ducks – and these were a Christmas present’. Meanwhile, a map of the United Kingdom, from the 1800s, anchors this modern home to a region of the world that is important to the pair. Cam and Hayley are a couple who know what they like, and, whilst one loves ducks and the other likes to shoot them, when it came to building their home, they tended to ‘reach agreement on things pretty easily’. As the director of Cam Stevens Plumbing, Cam had certain features he wanted in the bathroom – like a double vanity, toilet with wing-wall and large walk-in shower. Hayley recalls meeting with architect Sean McCurrie: ‘he was able to pick what was important to us, and, by shaving 200mm off the wardrobe, we gained the necessary space to incorporate all these features’. In his work, Cam regularly accompanies his clients to Zip Plumbing Plus to select and source

bathroom products and plumbing supplies. As Showroom Manager, Tamara Pope, explains, ‘Cam gives people advice as to what they need, and it comes from a good place’ – that desire to see people get the most out of their bathrooms. At Zip Plumbing Plus, the team does it all, guiding people through the process of restoring old bungalows or fitting out beautiful new builds like the Stevens’. ‘Our purpose is to make the decisionmaking process as painless and stress-free as possible’, says Tamara. ‘For many people, a toilet is a toilet, and they are looking for guidance; but Cam and Hayley came in with clear ideas about what they wanted.’ The bathroom and ensuite have been put together with an unfaltering commitment to sophistication and luxury, with Methven Waipori tapware, a beautiful freestanding bath and Onda toilet suites from VCBC. For Cam, the Hangrohe thermostatic controlled shower in the ensuite was a sought-after feature. ‘It’s a massive shower with a head at each end. You just push a button and the desired temperature is set.’ Whilst the pair had notions as to certain additions they wanted, as first-time homebuilders, they regularly solicited Mark’s advice. ‘Mark readily shared his IP with us’, says Hayley. ‘I could text him and ask a question about almost anything, and he’d make suggestions.’ For Mark, every build he undertakes is completed ‘with thought’. Every option carefully weighed, every detail judiciously integrated: so that solutions are reached that best suit the circumstances and lifestyles of his clients. ‘It is vital that clients are involved and informed; and it’s my job to ensure that

they know their options, and understand all the implications.’ This principle of doing everything ‘with thought’ underpins the work of the whole team at Mark Sutton Builders. Mark is animated in his praise of ‘the guys’, Ryan and Mark, for their rigorous approach and tireless commitment to this and every project: ‘they are bloody spot on’. And he speaks highly of his ‘consistent, trusted’ line-up of contractors. ‘What I like about Cam [as a plumber] is that he is thoughtful, and everything is done for a reason. Whether it is hidden or not, it should be right – that’s his approach to every job.’ Cam echoes this sentiment, ‘Mark’s a bit like me – he’s easy to get along with, and he sorts stuff out!’ Like Hayley and Cam, Mark is a passionate builder who is driven by his vision of the end result, but who also relishes the process. ‘I love to be mentally challenged. My name is on the sign, and I am the guy on the tools. While some people have aspirations of getting off the tools, that’s not me: I enjoy being outside, doing the job, and making sure it’s right.’ As Mark says, ‘little things add up to make a big difference’, a conviction that exemplifies the way that every member of his team carries out their work. And the result epitomises this aphorism beautifully: from its MAXRaft fully-insulated foundation, with premium in-slab heating, to the stunning fully exposed concrete floors, to the luxurious bathroom features – this home is polished in every way. But while they love their exquisite new home, as Hayley says, ‘it is not a showpiece, it is our home and safe haven’.

A

ndrew and Marie Webb had a pretty clear idea about what they wanted, and where they wanted it, when it came to building their family home. They had been on the hunt for the perfect patch for 18 months when the 732sqm property in the leafy, established suburb of St Albans came on the market. ‘The location was ideal – so close to where our girls go to school, as well as to all the facilities, shops and bars in Merivale’, says Marie. ‘Our previous home was very large, but it felt big for the sake of being big’, she explains. ‘It wasn’t as functional as it could have been, and the indooroutdoor flow was pretty average.’ With two daughters, Niamh (12) and Kayla (10), heading into their teenage years, the couple sought a fresh, modern, energyefficient home that would serve their changing needs over the next ten or more years. Marie and Andrew went into their first meeting with architect Chris Prebble, excited to share their priorities and predilections. ‘We had heard about the personalised, collaborative ways the architects at Three Sixty Architecture work with their clients’, says Andrew. ‘From the moment we sat down with Chris, we

loved his level of engagement’, adds Marie. ‘He was able to show us the envelope possible in the space we had – taking into account set backs from the creek that lines one side of the property.’ The couple wanted a home that was striking and modern, without being intimidating and monolithic, and that interacted sympathetically with the established built and natural landscapes. When Chris first laid down his plans, they were thrilled. When it came to who would build their home, they wanted someone organised, meticulous and hardworking; someone they could entrust to deal with any problems that might arise; someone who would share their vision for the project. With his own painting and decorating business, Andrew has worked closely with Damian Eveleigh and Aaron Ford, directors of OPX Building Contractors, and had the benefit of seeing their work firsthand. ‘Having seen the sorts of homes the company builds, and knowing of both Damian’s and Aaron’s strong work ethic and ability to problem solve, there was never really any question as to who would build our home.’ When they met to iron out the details, Damian’s fastidious and forward-thinking approach appealed to Marie. ‘We had a great kick-off session, where we

worked out the details and established who would do what’, she says, ‘and expectations flowed from there’. Planned around a north-facing outdoor courtyard designed to channel views toward the stream on the east side, the exterior combines strong plastered forms, which are offset with softer shiplap cedar elements. Facing the street, a cantilevered plaster gable tops off this distinctive, balanced exterior. Constructing the cantilevered upper storey wasn’t the monumental challenge one might expect. For Damian and his team, that is. ‘With such detailed plans, we were able to get everything perfect prior to framing – it was all pretty straightforward.’

Completing the Rockcote Integra plaster facade installation on the home and on the landscaping walls was the dedicated team of plasterers from Redrock Plastering. For director, Manu Toailoa, every plastering job presents new challenges, and achieving a flawless finish is imperative: ‘excellent craftsmanship is the key – our work is what people see, so it has to be perfect.’ Manu takes great pride in his contribution to any build and says that ‘working on such a great design and seeing it all come together in the end made this job really satisfying’. Damian is a builder with lofty aspirations, a steadfast work ethic and exacting standards

of craftsmanship. Paradoxically perhaps, it is sometimes the near-invisible or beneath-the-surface elements of a build that epitomise the sleekness of a design and the fine workmanship of a carpenter. The plaster gable perched atop its cedar base is certainly a point of distinction; yet what isn’t so apparent is the flush garage door, cut with meticulous care into the cedar. ‘The carpentry work on this house makes it stand out’, says Damian, who commends the exceptional workmanship of his core team of carpenters. As architect Chris Prebble explains, ‘the family sought extra spaces for family members to read, play music and chill out, with the kitchen being the focus of the spaces’. A place of production and creativity; a hub for socialising with friends; a junction for the comings and goings of family life: there is no denying that the kitchen sets the tone for living in this home. Designed and installed by Misco Joinery, the kitchen is perfect for family life – with its large island, generous walk-in pantry and ample storage. With Dezignatek doors, in gloss and satin finishes, negative detailing on the front of the island, and a stunning black 30mm granite benchtop to top it off, it also exudes sophistication. For Misco’s Kitchen Designer, Stacey Williams, ‘it was great working with a couple who were keen to embrace

different textures in the kitchen. The result is fresh and sleek.’ The open-plan kitchen-dining-living is the nexus of home life. Seeking a powerful fireplace to endue the space with warmth and ambience, the couple settled on the Escea DL1100 gas fireplace with Squared Volcanic Black fascia and White Coal fuel bed. As Kelda Hunter from Escea explains, ‘with 10.4kW of heat output and 5 star efficiency, the DL1100 generates enough heat to quickly heat up the largest of rooms, and is perfect for open-plan living. It is also quieter than similar sized gas fireplaces.’ Adjacent to the kitchen is a cosy sitting room, connected by a large cavity aluminium sliding door, which allows the couple to close this area off – if the kids are being noisy upstairs, for instance. To her surprise, the sitting room has become one of Marie’s favourites: ‘I didn’t think we would use it as much as we do, but it is lovely having a coffee in this cosy space’. Contributing to the clean and bright quality of the living spaces, and adding all-important thermal properties, are fully exposed polished concrete floors. Insitu Concrete was called on to grind, grout and polish the floors – a process that reveals natural variations in the stone composition in the concrete. As Director, Steven Webb, explains, there were steel fibres remaining in the concrete foundation, revealed

Stepping inside this modern abode, the feeling is airy and fresh, an achievement that comes down to the openness and flexibility of the living spaces during the process; and these flecks of steel add a subtle element of interest. Marie admits that she wasn’t a proponent of the concrete floors, initially, because she thought they’d be cold. But she loves the surface. With underfloor heating, the family have found their feet on this beautiful surface. To complement the polished floors, they wanted ultra soft, hardwearing carpet for the bedrooms. Assisted by the team at Nextdore for all their flooring and tiling needs, the couple selected Cavalier Bremworth Inscape, a 100% solution dyed nylon carpet. Eschewing ‘big for the sake of being big’, and taking the desire to create fun, flexible spaces to the next level, Marie and Andrew had a nifty idea for utilising the space beneath the cathedral ceilings in their daughters’ bedrooms. ‘Marie suggested the idea of creating reading nooks for the girls’, says Damian. Niamh’s study nook is accessible by a ladder, whereas younger sister Kayla has fun negotiating a climbing wall to reach hers. ‘It was satisfying building these into the design.’ This home comprises personalised spaces

for all family members to enjoy. The girls have quirky, comfortable and, at times, messy spaces for socialising, study and sleep. Along the hall, the master bedroom’s monochromatic theme is both elegant and calming, with a dramatic ensuite complete with luxurious double shower. ‘We went out on a limb with the tiles in the ensuite’, says Marie, ‘– we wanted something different, with more texture’. Again, with the guidance of the team at Nextdore, the couple selected Spanish Porcelanosa Dover Antique wall tiles for the ensuite; meanwhile Stone Mosaic tiles fuse with Season Nero Matt tiles in the wet areas. On paper, the design of this home captivated the couple, and builder, Damian Eveleigh, from the start – with its overhanging plaster gable resting on warm vertical cedar, a striking focal point. With the threedimensional reality now settled in its surrounds, the effect hasn’t worn off. ‘I feel proud of that house when I drive past it – it’s sharp and commands attention’, says Damian. ‘Aaron and I have proven that OPX Building Contractors can do high-end architectural builds – and get them perfect.’ The warmth and respect the couple has for

A PROPERTY’S TRUE WORTH

Understanding the real value of your home, and how it’s calculated, will help you establish expectations when it comes to sale time.

H

omeowners, buyers and sellers often refer to their home’s RV. So what is an RV? The RV or Rateable Valuation is a term that city councils around New Zealand use to determine how much to charge you for your rates – which are what you pay as a homeowner to cover all services provided by the council, like rubbish collection, buses, facilities and utilities. In simple terms, the higher value the council puts on your home, the higher your rates will be. Contrary to popular belief, when it comes to the saleable value of your home, its RV is not necessarily an accurate measure. An RV is simply a rough estimate based upon the average sale value of other homes in the same neighbourhood. Seldom do the council’s valuers actually come out to assess a home’s value. So, who can best establish the true market value of your home? Banks and lending institutions generally rely on Independent Registered Valuers to establish a reliable value, for their purposes. While real estate agents may be able to calculate a similar value, their estimates tend be a little more optimistic – after all, agents are in the business of talking up values. Where an agent’s enthusiasm might lead to a higher dollar value on the day, an

Independent Registered Valuer generally offers a more conservative and, perhaps, accurate result. By and large, the amount a buyer is prepared to pay on any given day, in a competitive market place, is the true market value of a property. Whether it’s a deadline sale, by tender or auction, it is generally the market that sets the value of someone’s home. Nearby, recent and comparative property sales give agents and valuers an indication of the true value of a property. Whilst they won’t find an identical property in the same location, they will be able to compare similar homes to ascertain whether yours is superior or inferior, and, based on sale prices, whether yours is worth more or less. Most good real estate agents have access to online software that shows all comparative sales, from which they can provide an estimate on the likely sale price of your home, with a 5-10 per cent margin. A very good agent can narrow this down to under 5 per cent. PANCAKE PALACE Pancakes and waffles make the ideal brunch at home on lazy winter weekends. With a tantalising array of recipes that run the gamut from sweet to savoury, British lawyercum-cake maker and food writer, Hannah Miles, offers her take on this beloved breakfast favourite.

SALTED CARAMEL WAFFLES Makes 8 Salted caramel gives these dessert waffles a modern twist. I could eat this sauce with anything, but it is particularly delicious with hot waffles and chocolate curls. The recipe calls for vanilla salt, which is available online. If you want, you can make your own at home following the method given here, but be aware that it takes two weeks to create.

INGREDIENTS 2 cups self-raising flour, sifted 1 tsp baking powder 3 eggs, separated 1½ cups milk 5 tsp butter, melted, plus extra for greasing ½ cup plain/bittersweet chocolate curls, to serve for the salted caramel sauce ¾ cup caster/granulated sugar 7 tsp butter 1 tsp vanilla salt (see Note) or sea salt, plus 1 tsp vanilla extract or vanilla bean paste 1 cup double cream Begin by making the salted caramel sauce. Put the sugar and butter in a saucepan or pot set over a medium heat and simmer until both have melted and the resulting caramel starts to turn a deep golden brown. Add the salt and cream and whisk over the heat until the sauce is smooth and glossy. If any lumps of sugar have formed in your sauce, strain through a fine mesh sieve/strainer over a mixing bowl. Set aside to cool. To make the waffle batter, put the flour, baking powder, egg yolks, milk and melted butter in a large mixing bowl. Whisk until you have a smooth batter. Add 80 ml/scant 1⁄3 cup of the caramel sauce and whisk again. In a separate mixing bowl, whisk the egg whites to stiff peaks and then gently fold into the batter a third at a time. Preheat the waffle iron and grease with a little butter. Ladle a small amount of the batter into the preheated waffle iron and cook the waffles for 3-5 minutes until golden brown. Keep the waffles warm while you cook the remaining batter in the same way. Serve the waffles immediately with the caramel sauce on the side, topped with chocolate curls.

+ W hile this may be the slowest method of pressing flowers (as opposed to using an iron or microwave) it is easier and produces the best results. + O pen up your book and place a sheet of paper on one side. Liquid from the flowers can leach into the surrounding pages, so use an old book or several sheets of paper to prevent this. + A rrange your flowers on the piece of paper, making sure the flowers aren’t overlapping (unless you want them to).

GET CREATIVE

+ C over with another piece of paper (or fold the first piece of paper in half) and close the book. Weight down the book by placing some heavy books or bricks on top of it. + C hange the papers after 1 week; then leave for a few more weeks until the flowers are completely dry. Resist the temptation to check them (unless changing the paper), as this can disturb the flowers.

TAKE THAT old man winter Abode’s architectural expert, Greg Young, explains the finer details of insulation

I

f only maintaining warmth in the home was as simple as stuffing our roofs and floors with insulation and blasting the heat pump. While this approach definitely works better than the chucking-on-anotherlayer-of-clothing method of times gone by, there is an art to getting the insulation equation right – and it’s backed by clear-cut science and experience. Striking the balance between the right number of windows and their locations, the materials the house is GREG YOUNG made from and where they are placed, the orientation of Architect and the house, and whether a roof overhang is wide enough to Managing Director prevent overheating in summer yet small enough to allow of Young Architects sunlight through in winter, is not an easy undertaking. When you add different ceiling heights with their corresponding air volumes into the equation, not to mention the wide variety of heating options available, throwing on an extra woolly jumper suddenly sounds so much simpler! The easiest way to illustrate how a successfully insulated home looks is by example. My experience has taught me a few things, and, when it comes to insulation, the first thing I consider when approaching the design is the positioning of the house on the site. The relative positions of the sun at different times of the day and throughout the year, as well as the prevailing winds, play a vital role in determining where I position each room. To maximise sunshine, I position rooms that require afternoon sun, such as living and outdoor entertaining areas, on the northwest aspect of the site. Rooms that require morning sun, like bedrooms and bathrooms, go on the northeast. Then I ensure that the windows of these rooms are positioned to capture fully the sun’s rays. This enables us to maximise the free energy the sun provides to heat the home, saving precious resources and reducing power bills. Rooms that don’t require the sun, like utility rooms and garages, are positioned on the south side, where I either minimise or eliminate windows altogether. 03 384 7879 | young.co.nz

INSULATION BASICS Create the ideal ambient temperature by following these insulation tips

floors Concrete is just one building material that contains great ‘thermal mass’ properties, which means it absorbs, stores and releases energy to moderate temperature gain and loss. As a result, the sun supports greater economy and efficiency, when there is additional heating within the concrete. To prevent heat ‘leaking’ out of the floor into other areas that don’t require it, simply install insulation under the concrete and around the edges.

roof As the majority of heat loss occurs through the roof, this is one area that requires as much insulation as possible. To further maximise heat retention, fill the gaps around recessed downlights.

walls When building from the ground up, increasing wall thickness is a simple and highly effective way to ensure heat retention. Another area where heat escapes is in the structural areas. Heat loss is minimised most effectively by offsetting the frames or installing external wall insulation, which acts like a big blanket wrapped around your entire house.

windows No matter which way you look at them, even with the latest technological advancements in glass, windows never provide as much insulation as a well-insulated wall can. However, they do allow valuable heat from the sun to shine through, so it’s all a matter of balance. I personally recommend using high performance glass wherever possible, and thermally broken frames for windows and doors.
