special effects In the first of a two-part series, we show you how to access your inner artist with Resene’s wonderful world of paint effects.

HOW TO : WAT E R CO L O U R WA S H STEP 1 Paint the wall with a basecoat using one of your mid-toned Resene colours and protect any trims and skirting with masking tape.

STEP 2 Mix the other colours with Resene Paint Effects Medium to dilute them, and with Resene Hot Weather Additive to slow the drying time.

STEP 3 Starting from the bottom, brush on stripes one at a time, with a different colour for each. Make them uneven widths for a more organic, softer look.

STEP 4 After each colour is applied, dip a large thick brush in water, and brush over the stripe to blend it with the adjacent one. Allow some of the stripes to drip down the wall. By doing one stripe at a time you will have more control over the dripping and blending.

in hot water HEALTH & SAFETY TIPS Hot water must be stored at 60°C or higher to eliminate the risk of Legionella bacteria, and the current health and safety practice is to have a tempering valve installed on your hot water cylinder or on the outlets of showers, hand basins and baths, which will provide safer hot water temperatures. While there are many sources of energy, from electricity and gas, to renewable energy sources like the sun, there are only two types of water heaters: storage water heaters and gas continuous flow. S T O R AG E WAT E R H E AT E R S Commonly seen as upright cylinders, these are generally heated by electricity or gas, and are suitable for mains pressure or low pressure.

1920s Born into a time of political and social upheaval following the First World War, Häfele was a bold dream realised by two young men, Adolf Häfele and Hermann Funk. Their Württemberg store, which specialised in joinery and carpentry supplies, opened in 1923, and relocated to Nagold, the former mecca for furniture production, four years later. Establishing a solid network of woodworking shops and furniture manufacturers in the region, Häfele’s dedication to industry and product knowledge, their speedy delivery and reliability, and their commitment to customer service, have formed the bedrock of the company as it stands today.

Having celebrated 25 years in business in 1948, Adolf Häfele died – just one year later. His 26-year-old nephew, Walther, took over the company’s management with the support of the Häfele and Thierer family shareholders.

1950s Häfele entered into production of special fittings for furniture and brass grills in 1954, which quickly gained momentum – so much so that the production area needed to be expanded several times over.

In 1933 Häfele participated in their first foreign trade fair in Strasbourg. Presenting furniture fittings for bedrooms and kitchens, the company scooped the Gold Medal for its striking exhibition stand. At this time, Häfele also started exporting fittings to neighbouring countries. The year World War II erupted, Häfele produced its very first product catalogue, which was distributed throughout Germany and beyond – forming the foundation for international sales of Häfele products. This expansion also saw the development of their first logo, which featured a globe to signify their worldwide reach.

The swinging sixties was an era of optimism, and through this time Häfele served the domestic market and expanded into Switzerland, where the company established their first foreign subsidiary.

1970s By the early seventies, Häfele’s export levels accounted for 40% of their business; and the company had established a reputation as one of the pioneers of the export nation. In 1971, Häfele offered more than 25,000 articles for sale in The Complete Häfele – a reference book and instructional textbook containing detailed drawings and installation instructions. At the time, it was the largest reference tool for furniture fittings in the world, and has since been translated into more than 24 languages.

1940s Häfele emerged largely unscathed from the War. In 1946, the demand for fittings and joinery was at an all-time high with

WHAT INFLUENCES DETERMINED THE DESIGN? Due to its position within an open-plan living area that opens out onto a large covered deck, the kitchen automatically becomes the focal point of the home and calls for multifunctional use. To accommodate the couple’s love of entertaining, we incorporated casual seating at one end of the island with a large serving area at the other where guests can congregate.

WHAT DEFINES THIS KITCHEN? The mix of concrete textured finishes and crisp white surfaces, combined with both dark and light oak finishes, creates a harmonious aesthetic, while the mirrored splashback harnesses the natural light, which floods in through the large sliding doors opposite. WHAT ARE YOUR FAVOURITE ASPECTS? The contemporary, clean lines achieved with negative detailing on cupboards and drawers, the multifaceted functionality of the kitchen island, and the large drum shade above it that is a modern, yet timeless finishing touch.

DESCRIBE YOUR DESIGN APPROACH. By listening carefully to the clients’ practical needs and style ideas from the outset, and keeping the lines of communication open throughout, I am able to find the best solutions that suit the way they live. Melissa and Josh were great to work with, and, with their implicit trust, not only in my abilities, but in the whole design process, the experience was thoroughly enjoyable and resulted in a stunning kitchen that is both stylish and functional.

A Q&A WITH

Melissa and Josh Lindsay WHAT WAS YOUR DESIGN BRIEF? We wanted a family-friendly contemporary kitchen with loads of storage that would form the central entertaining hub of the home. We loved the aesthetic beauty of concrete, but also wanted warmth; and favoured clean lines, so handles were a definite no-no.

Outdoor oases One couple’s affinity with nature has led to the creation of a stunning collection of ‘lifespaces’ realised by Goom Landscapes. WO R DS MA J K A K AIS ER

VER THE LAST four decades that Rob and Libby McCormack have lived in this stately Fendalton villa, Goom Landscapes has been involved with four major landscaping projects. So, when the earthquakes struck, it provided Goom with the ideal opportunity to revisit the design. A self-confessed perfectionist, Rob says that their vision for this next chapter required absolute commitment and understanding on both sides to achieve exactly what they wanted. Working with Goom over the best part of a year, Rob says there were many meetings and ‘idea-sharing sessions’ to ensure every last detail was meticulously attended to. A collaborative effort over the years between many designers at Goom, Senior Landscape Architect Emma Johnston was tasked with the postquake revisions. ‘We really valued Emma’s ability to listen and translate our vision into the stunning end result we enjoy today’, says Rob. From the day planning began, to when the final plant took root, Rob attributes the success of each ‘lifespace’ to the technical skill, attention to detail, vast knowledge and fine craftsmanship of the whole team. Seizing the opportunity to revisit the design and material selection, Emma says striking the balance between old and new presented its unique set of challenges, as did the unpredictable ground levels surrounding the perimeter of the old villa. ‘There were many tense and frustrating moments

as we negotiated the uneven site so the straight edge of the tile perfectly aligned with the quirky angles of the house’, Emma explains. A key element providing seamless continuity between all three outdoor zones, the hair-pulling frustrations were well worth the effort. Another challenge facing the team was retaining as many trees and softscaping from the original garden as possible, and due to the lengthy crossover period between builders and landscapers, Emma says most of the box hedging was ‘babysat’ in Goom’s nursery over the best part of a year. Given the couple’s close connection with nature, creating the ultimate outdoor sanctuary for enjoyment year-round was vital. Electric outdoor heaters combined with the romance and warmth of an open fire means that there’s rarely the need for blankets to keep cosy, even on the chilliest winter night. Standing back to admire how it all came together, Emma says the combination of the pergola’s cedar structure and copper detailing, which mirrors the home’s copper spouting, is the most satisfying aspect for her, as well as the strategic lighting design that really brings each outdoor space to life when the sun sets. Rob agrees that the exterior lighting really packs a punch. ‘When we’re in full entertaining mode, the grid gets hit hard and I swear we can be seen as far away as the Hubble Space Craft’, he jokes. With three outdoor ‘rooms’ to choose from, the couple have different options for entertaining

and relaxing in the company of their Schnauzer puppies. UST ONE WEEK after setting foot on home turf after three years living in New South Wales, Coral and Stuart Brander wasted no time in setting plans in motion to build themselves a brand new home. When the couple first set off for the sunny shores of Australia’s East Coast, they had no plans of returning home any time soon, and so sold their home – a home built by Gregg Builders. Although Coral says they had never met Colin Gregg before, they had been so impressed with his high level of workmanship and the ‘timelessness and understated elegance’ of their previous home, that he was the obvious choice for their new endeavour. Favouring an architecturally designed home – as they had before – with clean, contemporary lines, the couple had a clear vision and quickly arranged their first meeting with Gregg Builders and their chosen architect. While building your home may be considered one of life’s more stressful experiences, Coral insists the process was an incredibly joyful one. ‘Having a strong idea of the design from the outset, and working with a building company with such transparent processes, it was smooth sailing from the start.’ With a concise project plan, laid out by Gregg Builders’ Project Manager Craig Wilson, which outlined strict budgets for each aspect of the build, nothing was left to chance and expectations were easily managed with the utmost professionalism. Monthly meetings were put in place to review

any deviations from the original plans and budget – which always helps keep expectations in check and unnecessary stress at bay. And fortnightly onsite meetings with Colin ensured the couple were aware of any decisions they needed to make along the way. ‘Every step was carefully managed so we were fully aware at any one time where the build was at, what the next step was, and how the budget was tracking’, says Coral. Credit to the solid relationship Colin and Katey Gregg have developed with their numerous suppliers and subcontractors over the years, the build was completed just two weeks over their tenmonth timeline. To bring a project of this nature to fruition on time and within budget, without ever compromising on quality, made this building experience a genuine pleasure for Coral and Stuart from start to finish. The home’s instant curb appeal is achieved with a striking juxtaposition of slick white plaster facade and natural schist chimneys. Using Resene Construction Systems Rockcote Integra, together with a coat of mineral Tasman Texture Finish in Resene Triple White Pointer, Glenn Munro of Properly Plastered supplied and installed the facade with uncompromising precision. Resene Tasman Texture Finish creates a polished look which achieves a great first impression. Favoured by builders and plasterers alike for the longevity of the substrate and render, Glenn adds that the product is easily workable during the winter months – an extremely useful feature when keeping to specific timeframes. From the cavity to the lightweight concrete substrate and flashings, right through to the finishing Resene colours, Rockcote offers the complete supply and install system for all home exteriors. Designing soft and hardscaping, as well as functional utility spaces, the outdoor living and entertaining areas are beautifully enhanced with a variety of plants that offer height, structure, definition and movement. Sharp edges have been softened with a mix of Sorbus lutescens groves, underplanted with Star Jasmine ground cover and Hornbeam hedges that will develop to enclose the spaces within a lush green walled garden in the summertime.

On entering, to the left of the foyer is a guest wing. Comprising three guest bedrooms and one bathroom, this wing can be completely shut off from the rest of the house when not in use, making it economical to heat. BATHROOMS Designed by Armstrong Interiors, the luxurious, hotel-like bathrooms have been cleverly designed to keep the ‘ugly bits’ like the toilet and shower hidden behind a central wall. An integral component of the building process, Layne Watson Plumbing executed the plumbing throughout the home’s kitchen, laundry and bathrooms.

a generously proportioned dressing room and bathroom, the boudoir offers stunning panoramic views across the Southern Alps and Port Hills. In the luxurious hotel-like bathroom upstairs, and guest bathroom downstairs, Ascot Busker ceramic tiles in charcoal have been used on floors, and on the internal walls that cleverly hide showers and toilets. Décor Tiling relishes the challenge of working with rectified edges, as this particular tile demands meticulous execution in order to achieve a perfectly flush finish. Downstairs, past the powder room and down the hall, the hub of the home is revealed with stunning effect. Spacious and flooded with natural light – thanks to large expanses of glazing – the open-plan kitchen, dining and living areas are a joy to behold. First to catch the eye is the striking Black Forest granite island that takes centre stage in the generous entertainer’s kitchen, designed by Angelique Armstrong of Armstrong Interiors. Complemented by Rotpunkt kitchen joinery, manufactured in Germany to exacting detail, the custom-made island stands proud against a backdrop of linear mosaic tiles, installed by Décor Tiling. Extending from the kitchen through to the adjacent scullery, the horizontal lines are further accentuated by an LED lighting strip above the kitchen island. Fit for the die-hard gourmand, the kitchen is fully equipped with an array of high-end European appliances that includes a Miele pyrolytic oven, combination microwave oven, induction cooktop, warming drawer, and integrated dishwasher. Meanwhile, the scullery contains two refrigerated beverage and wine cellars, in addition to a black gloss French door refrigerator. Coral’s innate flair for style and colour is apparent from her fashion sense alone, yet she says she couldn’t have achieved the stunning interiors without 30

Careful not to overwhelm, but rather complement, the architectural design of the building, and to promote an air of effortless sophistication, Ben says relaxed linens were used in combination with buttery soft new leathers alongside well-loved vintage ones. Layering of different textures gives interest to the interior scheme, Ben points out. Cosy faux fur throws have been draped over vintage Chesterfield sofas, paired with rugs that define different areas, and combined with exquisite tactile European wallpapers, while sumptuous drapery and Venetian blinds are used to filter natural light. Bevelled mirrors have been carefully positioned to reflect all available light, and when dusk draws in table lamps provide ambient lighting, while sculptural pendants above the dining table and in the stairwell create a heightened sense of drama. Accessible both from the hallway, and through concealed sliding doors to the dining area, the media room is Stuart’s favourite spot in their new home. Complete with surround sound, a drop down projector and 110-inch screen, the Escea gas fire nestled into a sparkling black granite hearth makes this cosy nook the ultimate retreat from the world. Emulating a luxury boutique movie theatre, the

HEY BUILT THEIR dream home 18 years ago; but when the earthquakes of 2010-11 damaged their beautiful family dwelling beyond repair, the couple were forced to review their dream and build anew. ‘We had intended to live in the original home for a long time, so it was a shock to find ourselves in this position’, they share. While resigned to losing their big brick home, they were resolved to hold onto their pocket of paradise down a quiet laneway in the heart of Merivale. In its stead, they envisaged a contemporary abode with open living spaces for family life and entertaining that would sit elegantly and at ease in the existing natural landscape. Seeking direction from Boyd Chamberlain Architecture, the couple found a designer with vision and nous, as well as someone dedicated to working alongside them and their builder throughout the process. ‘It is up to us to present a design that captures the spaces and the style a client desires’, says Boyd; ‘and we are strong believers in designing a home that complements the site’. Here, Boyd’s Frank Lloyd Wright inspired design maximises the living spaces, optimises the sun and offers privacy. In the heart of The Garden City, the home integrates effortlessly with its surrounds, and offers a unique 'Canterbury' interpretation of Lloyd Wright's Prairie style with its flat roofs, broad eaves and horizontal lines. Ainsworth Builders had recently completed another striking build nearby; and their neighbours spoke glowingly of the professionalism, dedication and first-rate craftsmanship of the team. After

hearing such an unequivocal testimony, the couple knew precisely who they wanted to build their home. Shane Ainsworth has been building for his whole adult life, and has experience building in Australia and the UK. With the built environment of Canterbury changing weekly, he enjoys being part of the developments and playing a key part in what is an exciting, yet often daunting time for homebuilders. ‘For many people, like this couple, building was not something they had planned on doing.’ From square one, the couple felt supported and involved, with weekly site meetings plotting out the project. ‘Shane walked us through progress and discussed any issues, promptly addressing any concerns we had. He also prepared us for any future decisions we needed to be on top of.’ ‘I make sure I am there for each of our clients’, explains Shane. ‘There are so many decisions to make with a build, and it is so important to give people plenty of forewarning and support as they make them.’ The product of numerous decisions and considerations, and the ultimate testament to the technical prowess and professional ethos of the builder: the home itself is simply stunning. As Shane says, ‘there are a number of new homes coming up in the area, but this one really stands out: the street view is amazing.’ Large planes of perfect plaster offset the Waitaha schist and copper detailing, which are complemented by European-style tray roofing. Soft, yet striking, the use of copper is ‘awesome’, says Shane. The experienced and fastidious plasterers at Advanced Exterior Plastering supplied and installed

the CSR Hebel 50mm Aerated Autoclaved Concrete panels. Utilising the Dulux Plaster and Paint System, the 1mm Float Texture Finish was painted with Hi-Build Acrylic in White Pointer – for a solution that is subtly decorative and highly durable. Satisfying the couple’s desire for ‘clean lines and low maintenance’, plaster has been used on the garage and landscaping walls as well, creating a sense of boldness, coherence and balance. The completion of the landscaping at the front of the home was a real highlight for the pair. ‘We wanted outdoor spaces for us to enjoy, and for socialising with our friends.’ Greenlinc Nursery + Landscaping completed everything from the driveway construction, to the patios, to the soft landscaping elements. ‘The Greenlinc boys were wonderful in bringing the project together’, the homeowners share. As Director Thomas van Zijll de Jong explains, due to the difference in the floor height of the newlyconstructed home and the existing ground height, there was considerable work undertaken in the base preparation for the driveway and patios before the custom-made pavers could be laid and the concrete poured. Granite setts break up the driveway, adding interest and texture – and tying in elegantly with the schist cladding. Stepping inside, a five-metre-high feature atrium delivers drama, which concentrates around a constellation of light radiating from two Moooi Raimond spheres. Exquisite satin wallpaper dresses 38

The interior of the home continues the intriguing interplay of textures and materials seen on the exterior. With inbuilt ducted underfloor heating, the expansive living spaces offer comfort and elegance, and are infused with natural light.

While resigned to losing their big brick home, they were resolved to hold onto their pocket of paradise down a quiet laneway in the heart of Merivale the walls, while a stately staircase with glass balustrade leads its way upstairs. ‘Supremely elegant and spacious, the feel is intimate’, says designer, Boyd Chamberlain – who worked closely with Shane and the couple when it came to fine-tuning the interior architecture. Mastercraft Kitchens Ashburton designed, manufactured and installed the beautiful Solid American Oak staircase, which as Director Bill Nolan says was a real highlight for the team of joiners. Mastercraft also completed the joinery for the kitchen and bathrooms. Taking the clients’ concept plans for the kitchen, they re-worked these into highly functional and beautiful working drawings. The design is a showcase of clean lines and cleverly-concealed storage solutions. ‘I wasn’t sure about the walk-in pantry at first’, shares the homeowner; ‘but now I absolutely love it – it enables me to keep all the clutter out of sight and is easy to work in.’ The kitchen features StyleLite high-gloss acrylic in Alabaster, which contrasts with the American White Oak veneer, stained dark, on the island panels and doors above the cooktop. Delineating the space in the most stunning, and practical, way is a stunning Caesarstone Frosty Carrina island bench, above which float elegant copper pendants, which enliven and elevate the space. Ensuring the trifecta of comfort, entertainment and energy efficiency was the experienced team of electricians from Brook Electrical. ‘They gave advice and were flexible and listened to exactly what we wanted’, share the homeowners. As director Paddy Brook says, working with clients to ensure that the electrical work is perfect – to meet their wants and needs – is instrumental to the liveability of any home.

LANDSCAPING Planting has been kept very simple, but has been done to provide fragrance and colour variations throughout the year, explains Greenlinc Nursery + Landscaping director, Thomas van Zijll de Jong. Some of the buxus hedging was rescued from the old garden and reused in this project – a lovely touch, linking the new home to the property as it was pre-quake.

Everyone involved on the project shared a commitment to getting it just right – from Boyd, who worked closely with Shane and the couple throughout construction, to the strong line-up of subcontractors. Together, with the team of committed and reliable subcontractors, he and Shane made the experience smooth-sailing and enjoyable.’ Beginning with a glowing endorsement from a neighbour, these homeowners struck gold with Ainsworth Builders. FTER WINNING THE 2016 Registered Master Builders National Gold Award for their own home – dubbed the ‘Dark Horse’ – the husband and wife team behind Casa Construction decided to open it up to the public in order to demonstrate the possibilities when designing and building with them. Once Jeff and Kelly Root were ready to reclaim their home as a private oasis again, they sought out the ideal location to build a new concept home. The new public-only show home – just a few doors down from their own, in St Albans – is a shining testament to their eagle eye for detail and commitment to quality craftsmanship. Bringing this dream to fruition, they formed an alliance with CoLab Architecture, whose original design for the site perfectly aligned with their objective: to build a stunning architecturally designed family home that delivers practical, yet luxurious inner-city living. And with little changes made to the original plans, the final outcome exceeded all expectations. The simple subtracted form takes ‘bite-outs’ from critical locations of the building mass to produce a more linear floor plan that allows sunlight to flood the internal spaces, while simultaneously creating a greater visual connection with outdoor living areas. Employing the ‘apple peel effect’, the use of cladding operates using a similar principle to that of

an apple, where the contrast between the white flesh of the ‘bite-out’ and the surrounding skin can create interest to a lesser or greater degree depending on the materials used – as Creative Designer and Co-Founder of CoLab Architecture, Tobin Smith, explains. This creates a subtle distinction between the shiplap weatherboards and dark-stained cedar board and batten; the latter material generates a striking silhouette against the whitewashed winter sky. The ‘honest’ materials used, from the blackened weatherboard exterior to the polished concrete floors throughout, ‘stand on their own’. Clever design details like the large sliding doors that sit over the exterior wall cladding to reveal a clear negative space when slid open, are the small details that give this home the upper hand, while other areas such as the hallway have been carefully crafted to deliver high drama. From the moment one sets foot through the front door, the eye is drawn down the entire length of the property, thanks to these clever architectural ‘bites’. At the end of the hallway, the home’s open-plan kitchen and dining area takes full advantage of the internal volume, which spills out onto a sheltered and sun-drenched courtyard through floor-to-ceiling sliding doors. Favoured by architects and builders alike, Fairview Architectural aluminium frames were used in conjunction with Glass Relate double glazing and

The bold geometric wallpaper makes an impressive statement in the kitchen/dining area as well as in the hallway. Offset by the glossy black kitchen, designed and manufactured by Ryan’s Kitchens and Joinery, and brought to life with state-of-the-art intelligent lighting systems designed by Hugo Lighting. Stella hardware to complement this architecturally designed home. Achieving a seamless finish where doors and windows perfectly line up with the exterior cladding and interior flooring is testament to great design and the outstanding workmanship of all involved. The home’s tour de force is without a doubt the sophisticated monochrome open-plan kitchen/ dining and scullery. Complete with high-spec Smeg appliances in glossy black, Ryan’s Kitchens and Joinery complemented these with bespoke cabinetry. The island’s sheer density anchors the kitchen into the polished concrete floor, making for a generous preparation area. Crafted from solid Caesarstone, the kitchen’s focal piece took the strength of six men to carry and carefully position at the centre of this entertainer’s dream kitchen; but it was well worth the effort, says Jeff. Oceans of storage space can be found in wallhung drawers and cupboards, and all available space under the generous island has been utilised as additional storage. Attention to the finer design details can be seen in the joinery profile rail, which beautifully replicates the island’s negative detailing in the waterfall ends. Featuring state-of-the-art fixtures, fittings and appliances throughout, careful attention has also been paid to the high-tech lighting systems. Showcasing

the capabilities of a brand new lighting control system, Dennis Grant from Hugo Lighting explains the benefits. ‘Rather than using additional and expensive cabling to send control signals to the various light fittings, heated towel rails and fans throughout the home, this new system utilises the existing mains wiring, making installation more economical.’ As a world first, Dennis says this new approach to automated home systems required careful planning in the design phase, but ultimately their commitment to excellence paid off. Easily programmed, the system can activate different light groupings, or single lights independently, with either a simple on/off switch or with dimming capabilities. Easily operated from a Smart device, this system is extremely user-friendly and energy efficient. ITH A SHARED vision, Shaun and his wife Kate set out to create a stunning architecturally designed home that would serve a dual purpose: to meet the needs of their young family and stand as testament to the vision and quality craftsmanship that sets Hillview Construction apart. Falling in love with the hilltop views Mount Pleasant has to offer – where the sprawling city meets the rolling sea – this plot fitted the bill. However, to accommodate the needs of his two tiny tots, it was vital the site was levelled before foundations were laid. Although building on rock proved a challenging and expensive prospect, Shaun says it was a worthwhile endeavour. The home needed to withstand the harsh weather conditions on the exposed site, reflects Shaun. With ‘a heck of a lot of steel’ used in the foundations, the result is an ‘incredibly strong’ home that is capable of withstanding the horrendous winds that whip across the hills. A street frontage with commanding presence was paramount for Shaun – and this was achieved with majestic cantilevered eaves extending out from multiple rooftops. Shaun’s favourite feature of the build, the eaves deliver maximum impact. A great believer in creating an unforgettable first impression, high-voltage drama is delivered in the home’s grand entrance with a double height void with a sweeping contemporary staircase as the foyer’s stunning focal feature. Stained American Oak treads appear to float, seemingly supported by the frameless glass balustrade. ‘Using frameless glass delivers a sleek, seamless look throughout the home’, says Josh Simcock of NZ Frameless Glass, who was responsible for installing all interior frameless glass in this impressive hilltop home, including mirrors and showers, as well as all stainless steel componentry.

textural interest to the otherwise stark white en suite, three dimensional tiles from MO Tiles were chosen for the feature wall, coupled with a standard white wall tile. Installation of the large format tiles is always a tricky business, says Darren McGuire of MO Tiles. For tiles to be perfectly aligned, it requires utmost precision and demands dedicated teamwork between tiler and builder, made that much easier given the pair’s collaboration on numerous homes over the years. American Oak vanities finished in a dark stain are offset by the bright, white solid acrylic vanity tops for a non-porous, seamless finish that is hygienic and easy to maintain, says Guy Trethewey from Primo Bathroomware. With thirty years’ experience designing and manufacturing custom-made bathroom furniture, together with their collection of high-end European ceramic basins and solid surface vanity tops, they created unique solutions to suit this architectural build. Downstairs, from the sunken living area, bifold doors open out onto the outdoor living areas: cleverly designed so that the building offers welcome protection from the bitter easterly and westerly winds, while still allowing plenty of sun to flood the various spaces. Plantings chosen for the landscaping were also determined by what survives and thrives in these harsh conditions, with many native plantings and grasses making the grade. HEY HAD ALWAYS coveted a house on the hill. Not any old house, mind you. And, when the Canterbury Earthquakes cracked the foundations of their Fendalton home, they recognised the opportunity to go after their dream. A steep 1040sqm section on the fringes of the Port Hills presented an irresistible package: with an exciting architectural design already drawn up, it was easy to envisage the modern masterpiece that would take shape. Nearly three decades ago, Kyle Byers cut his teeth building on the hilly terrain around Wellington before his career took him to Japan, Europe and America. Now he directs Solid Builders, a company specialising in high-end architectural residential, energy-efficient and hill builds. ‘Building a home is a massive investment, and you want to know you are building with someone who has the experience with hillside builds’, explains Kyle. ‘There’s that unknown factor: you never know exactly what you might find when you start digging, and how long it will take to get out of the ground.’ From their first meeting, the couple established a solid partnership with Kyle and the team. ‘We felt completely comfortable and reassured that they could achieve what we envisioned.’ For the homeowners, one of the highlights through the course of the build was seeing the foundation laid and concrete floors poured. ‘The top floor is suspended and seeing that protruding from the hillside was a real milestone.’ As Kyle explains, the cantilevered concrete floor was poured into a tin tray with steel mesh and steel supporting beams. ‘It was quite imposing when that went in. But, as the cladding went on, the design softened up.’ 58

Evolution Interiors worked closely with the couple in order to create the exact look they desired for the joinery across the home. For the kitchen, scullery and bathrooms, Caesarstone benchtops and laser edge cabinet fronts with a mix of American White Oak veneer were installed.

On the exterior, solid plaster intersects with large expanses of glass. Redrock Plastering installed the Rockcote Integra façade on the house, garage and around the courtyard, which is dug into the hillside. As director, Manu Toailoa says, ‘I’ve been in this trade for a long time and I know perfection when I see it’. The homeowners commend the team at Redrock for their tireless work ethic and attention to detail. ‘They are fastidious workers – and are back on the job now, completing a feature letterbox.’ The upper level comprises the kitchen, family room, media room, master bedroom and en suite. While downstairs is the laundry, library/lounge, guest bedroom and what the homeowner calls his hobby room – full of electronic gear! This 362sqm home may occupy a steep section, but, as builder Kyle Byers points out, it delivers ‘the feel of living on a flat section’, with easy access and wonderful flow throughout the interior spaces that spill out onto the deck. ‘So many hillside homes are rabbit warrens – with different levels and narrow entrances, where you step down a garden path to get to an entertaining area. Inside this home, you don’t feel like you’re on a hill – it’s straight out onto the patio for alfresco dining.’ Seeking a distinctive, immaculate, coherent finish, the consultants from Brymac Tiles helped the couple in their selection of Italian Bagnoregio Anthracite glazed porcelain floor tiles that span and unite different living zones. Laid in brick and herringbone patterns, with faultless execution by the team at NZ City Tiling, the rectangular Country bathroom tiles in ash blue are at once subtle and stunning. The tactile irregularities produced during the firing process, create the effect of rippling water, which comes alive as light skims across the surface. A home designed for the daily comings and goings of family life, and for entertaining guests, the nexus of the living spaces is a subtly sophisticated kitchen. The couple commissioned Piersons Refrigeration and Air Conditioning to install two ducted Mitsubishi heat pump systems and one high-wall one to heat and cool the entire house. Ensuring the systems were inconspicuous and quiet was imperative; as was fitting the air conditioning units in the limited ceiling space available. As Managing Director, Craig Pierson, says, ‘it was a challenge, but we did it; and, as a result, the interior is impeccable’. With a penchant for innovation and a real knack for problem solving the homeowner has enjoyed getting his home automation system up and running – a process that is ongoing. ‘It is a hobby’, he says – ‘one of many!’ For Mike Franklin, The Electrician, ‘on any project, the objective is to make the home as liveable as possible, and we always do a walk-through with the clients in order to get this right.’ What made this job different was the way the homeowner collaborated with his electrician as well as the team from Piersons in order to achieve his unique vision of a smart home. As Mike explains, ‘the blinds are all electrically operated – which he can activate from his phone, while four shutter windows upstairs have electric actuators so that they may be opened to let the heat out the top of the roof.’ There are so many details that go into any build, and Kyle Byers ensures that he is onsite each build, each week. ‘I’m not the sort of director that clients never see.’ And he surrounds himself in people who share his passion for construction and commitment to his clients. ATURALLY, SELLERS WANT top dollar for their homes, but overpricing can prove just as detrimental as underpricing. The old saying ‘you can always come down but you can’t go up’ is somewhat misguided when it comes to effectively marketing a property. And sometimes the cost of a missed opportunity far outweighs a minor price adjustment on your property’s asking price.

Assuming you engage a licensed real estate agent to sell your home, you’ll most likely receive a Comparative Market Appraisal (CMA) to help you and your agent establish the most appropriate price. A real estate agent is legally obliged to produce a CMA; so, in the unlikely event you don’t receive one, bring this matter to the agent’s attention or ask to speak with the manager, as this is a breach of the Real Estate Agents Act. The purpose of a CMA, which includes a number of recent sales in the geographical vicinity of your property, is to give you a reference point in order to establish your property’s value. For certain categories, such as high-end properties, the scope may need to be widened to include the whole city – to compare, for example, all high value properties, manors or sprawling historical properties.

The value you arrive at will take into account a series of factors including: location, perspective, land size, dwelling size, age, quality and so on. It’s often difficult to be objective with your own home because you know all the extra effort and money you’ve invested in the property over the years – details that are often overlooked or of no consequence to potential buyers. No two houses are identical in every respect, so it’s up to you and your agent to work together to reach an agreed value of your home. When you do arrive at an ‘ideal value’, it’s important to consider the absolute ‘rock bottom’ price you would accept.

All going well, your eventual sale price will be somewhere between the two, and on a good day it could be even more than you anticipated. The most common, and successful, way to exceed your expectations is by going to auction. You may have a figure in mind before auction day; but if there’s fierce competition for your home, and if the emotions of bidders are running high, then it could well be your lucky day.

EXPERT TIP The saying, ‘price it low and watch it go, price it high and watch it die’ has become something of a cliché – for good reason. Therefore, we advise sellers to work with their agents to agree on the property’s true value. If you don’t mind investing in an independent valuation from a registered valuer, this is another option to help you gauge the current market and price your home accordingly.

Milk-poached pork Allyson Gofton’s ode to slow cooking will serve you well through the darkest winter days.

Serves: 8 Marinating time: overnight

Preparation time: 20 minutes Cooking time: 2 hours

Meat and fish have been poached in milk for centuries, though regrettably it’s not common today. The reaction of milk’s lactic acid on the food tenderises the flesh, making it more willing to uptake flavours, or, as in the case of strongly smoked foods such as smoked fish, helping to mellow the taste. There are a couple of drawbacks to poaching with milk: if the milk is boiled – a far more abrasive method of cooking – the milk will curdle, as is the case when cooking with acidic ingredients such as wine or tomatoes. In some cases, though, this is a desired effect as the milk reduces and the sugars caramelise – the wished-for outcome with this wonderful recipe.

INGREDIENTS 1.5-1.6 kg pork Scotch fillet

Herbed Tartare Mayonnaise

8-10 fresh sage leaves

2 cups quality tartare sauce

several sprigs fresh thyme

1 tsp chopped fresh thyme

a few small sprigs rosemary

1 tsp finely chopped chives or spring onion greens

2 tsp green peppercorns, finely chopped, optional

grated rind of 1 lemon

750 ml bottle medium white wine – Riesling is good here 2 L whole milk, hot 2 bay leaves

Place the pork on a chopping board. Use a long, thin, sharp knife to make small cuts over the pork. Arrange the herbs in the cuts and roll the pork in the peppercorns if using. Place the pork in a nonmetallic dish, pour over the wine, cover and refrigerate overnight. The next day, remove the pork from the marinade, discarding the marinade. Preheat the oven to 160°C. Heat a dash of oil in a frying pan and, when very hot, add the pork and brown well on all sides. Transfer to a large deep casserole. Pour over the milk, add the bay leaves and cover. Cook in the preheated oven for 1 hour. Remove the cover and cook for a further hour or until a thermometer inserted into the pork reads 71°C. This is the perfect temperature to cook pork to medium. For well-cooked pork, allow an extra 10-15 minutes cooking. Remove the pork from the liquid and place on a plate. Cover and allow to cool for about 20 minutes. While the pork is cooling, make the herbed tartare mayonnaise. Mix together the tartare sauce, thyme, chives or spring onion greens and lemon rind. Cut the pork into thin slices and serve just warm with the herbed tartare mayonnaise. Sauteed potatoes and a simple green salad are perfect accompaniments here. J U LY/A U G U S T 2 0 1 7

Abstract Rope Coasters

Enter into the creative world of textile artist, Gemma Patford, as she weaves her magic with this common household item, and makes playful and practical props that add personality to your abode.

WHAT YOU'LL NEED + 7.5 m cotton rope + Sharp scissors + Measuring tape + Sewing machine with zigzag stitch + Thread + Water-based acrylic paint, 3 colours + Standard craft paintbrush + Paper to paint on STEP 1. Untangle your rope and cut it into 10 equal lengths, measuring approximately 75cm each. STEP 2. Take a piece of rope and coil one end into a small circle, so it resembles the number 9, with a small coil and a tail of loose rope.

STEP 3. Place your coil under your needle and slowly start to zigzag stitch the rope together. Bind the coil together by reversing over your stitches a few times to secure them. Repeat in the diagonal direction to the first line of stitching.

STEP 4. Once your coil is secure, slowly begin to zigzag stitch the loose rope to the coil. Be sure that the zigzag stitch captures the loose rope and the coil as you sew. STEP 5. Continue sewing until all but the last few centimetres of the rope have been sewn into the side of your coaster. Loop the last few centimetres of rope underneath itself and sew it closed, forming a little eyelet nubbin. Repeat Steps 2-5 until you have a neat stack of 10 round coasters.

STEP 6. Coat your coasters with acrylic paint and leave to dry overnight.

INCE THE ADVENT of the internet, architectural styles have transcended culture and place, resulting in a fusion of global influences that make the architectural vernacular of any one area almost impossible to pigeonhole. However, our rich European history has borne some influence over our own unique architectural vernacular: a flavour which was loosely based on the European Brutalist movement has come to be known simply as ‘The Christchurch Style’. Emerging in the 1950s, this architectural style was pioneered by Sir Miles Warren and Maurice Mahoney, expanded upon by their contemporaries, Don Cowey, Don Donnithorne, Paul Pascoe, Bill Royal and, arguably, Peter Beaven, among others throughout the sixties and seventies, and continues to remain popular and relevant many decades on. First built in 1957, the Dorset Street Flats are the most well-known example. The stark, postwar style was openly condemned by conservative Christchurch inhabitants at the time. Derisively dubbed ‘Fort Dorset’ and openly belittled as Christchurch’s ‘ugliest’ group of buildings, this architectural vernacular continues to influence architects today. By distilling the formula of this particular style,

we can easily see why it is still so relevant, and why it has experienced a resurgence in popularity. Materials commonly used in this Brutalist style are honest and unadorned. Unfinished or white concrete blockwork juxtaposed with the warmth of timber was originally used internally and externally, and these days there are plenty of examples where black timber is used externally. Form and proportion of these buildings are simple, symmetrical and well balanced, while the restrained use of concrete and timber allows the simplicity of the form to shine. Windows are deliberately placed, determined by a strong sense of symmetry, and strips of glazing often extend from the floor to the ceiling or are perfectly square. Chimneys within this style are very tall structures. Undeterred by the battering our chimneys suffered as a result of the earthquakes, I like to integrate this particular feature into designs wherever possible. With these buildings, site placement is always carefully considered in relation to views and the elements, like prevailing winds and the sun – a complete departure from the Colonial villas and bungalows that preceded them. Today we are experiencing a strong revival of this particular ‘Christchurch Style’: many of our clients wish to emulate the defining characteristics in their own homes, and so continue this legacy of simplicity, honesty, quality and modesty. 03 384 7879 | young.co.nz
