TERMS OF ENGAGEMENT

The two common forms of engagement are a fixed price contract and a negotiated contract. The former is a binding agreement that protects the client from any unexpected costs down the track, and the latter is for those who would like a greater level of engagement. Agreeing on a standard labour cost and margin, Gregg Builders then works alongside their client, reviewing and approving subcontractors, materials and costs along the way.

CONTRACT The two documents Gregg Builders suggests to legally contract their services are: the NZ Institute of

BUDGET & PLANNING The first step when embarking on building your own home is to determine whether your proposed plans fall within your allocated budget. By running draft plans past Gregg Builders’ registered quantity surveyor, you will receive a ‘ball park figure’. If your proposed plans are not financially feasible they can be altered accordingly at this early stage before any more time and money is invested. And, once the necessary changes have been made, you can confidently take the next step of having your documentation finalised.

Architects Contract, or The NZ Master Builders Contract. Given that Gregg Builders are registered Master Builders, either contract comes with a Master Build 10 Year Guarantee, which protects homebuilders against loss of deposit, non-completion, defective workmanship, rot and structural defects.

COMPLETION When the building has reached completion Gregg Builders conducts a ‘defect’ walk-through to identify and remedy any imperfections. Professional cleaners are brought in before the final walk-through with the new homeowners.

PROJECT DELIVERY Once the contract has been signed by both parties, Gregg Builders provides a start and completion date, alongside a payment schedule of estimated monthly accounts right through to completion.

Progress Reports

The quantity surveyor visits the site on a monthly basis to prepare a progress report that provides a comprehensive breakdown of work completed and materials used each month.

Invoicing

These costs are then transferred to an invoice, payable on or before the 20th of the following month, which also outlines payments to date and the outstanding balance. In the case of a negotiated contract, the outstanding balance may be a projected amount.

Communication

All building site offices are equipped with computers and internet to keep clients, project managers, architects, engineers and designers abreast of all the latest developments, no matter where they are in the world; and regular on-site meetings between the project manager, client and architect are meticulously documented as an ongoing record.

N THE RECOMMENDATION OF both her builder and interior designer, Cecilia Widjaja approached Goom Landscapes to design the outdoor areas around her family’s new home. Working on a steep, sloping site with varying heights presented a fair few challenges for Goom landscape architect, Emma Johnston. Due to numerous height variations created by the building’s elevation, access to both the house and garage was tricky, says Emma. So too was achieving different heights in the tight space between the driveway, steps and the side access to the rear of the house, all while creating privacy from the neighbouring homes. And, as if this wasn’t enough to test Emma’s problem-solving abilities, the Fendalton home is situated right in the middle of a flood-risk

zone, so careful planning was required in order to resolve drainage issues. Working in closely with Cecilia and her interior designer to ensure the flow between the interior and exterior spaces, Emma was able to translate their joint vision into a workable design. ‘So friendly and easy to deal with’, Cecilia says Emma was quick to respond to her ideas. On seeing Emma’s initial design, Cecilia only made one revision before giving her final approval to break ground. Not a keen gardener, but someone who enjoys the view of the garden from inside and who, occasionally, likes sitting outside to read a good book, it was imperative that the design achieve maximum impact with minimal effort.

For maximum impact and minimal effort, a lush green carpet of artificial turf provides an area for lounging, while a deck made from a recycled HDPE composite creates a hard-wearing, fade-resistant, non-slip dining area off the interior living room.

This, Emma says, was largely solved by rolling out a perfectly manicured artificial lawn that requires very little maintenance. Providing privacy, intimacy and visual interest, concrete block panels punctuate the long stretch of landscaping along the home’s north-facing aspect. The vertical lines of the concrete panels were mirrored by Emma’s clever integration of a black metal screen and by maple trees planted parallel to the house; while the horizontal planes were highlighted with the use of large tiles, and the expanse of artificial lawn. Designed especially by Emma, the beautiful black metal privacy screen is a highlight for Cecilia – who can see out, comfortable in the knowledge that no-one can see in. Cecilia’s husband’s favourite spot is the barbeque area, while their young daughter now has enough space to ride her bike around under the watchful eye of her mother from the kitchen. For their first build and landscaping experience, Cecilia says the whole team at Goom was incredibly professional, ‘going above and beyond’ to get the job done with fabulous results. From conception to completion, the family’s experience working with Goom was a thoroughly enjoyable one, and finishing ahead of schedule was just another bonus. And Goom’s involvement continues. Aftercare service and ongoing maintenance is all part of the package Goom can provide; and, considering that with this fee the garden is even more economical than her previous one – a garden that was half the size – Cecilia says it is ‘worth every penny’. Having overcome all obstacles, Emma reflects on the final outcome. ‘I love the long layout of the garden that runs parallel to the living area and master bedroom.’ Offering a front row seat to the seasonal changes afforded by Emma’s careful plant selection, this is a ‘fun, vibrant space’ to be enjoyed all year round. 0800 466 657 | goom.nz

HEN ONE COUPLE’S Southshore home was condemned following the quakes, they sought solid ground to the north of the city and prepared to embark on a new chapter. Offering them a similar outdoor lifestyle and connection with nature to the one they’d grown accustomed to by the beach, the site in Clearwater also came with magnificent vistas. With the Port Hills to the south and emerald expanses of Clearwater’s putting green across the lake to the north, the pair had found their perfect patch. Installing the water reticulation system to facilitate the immediate flow of hot water from the tap, Andy MacDonald of MacDonald Plumbing also worked in close collaboration with Davinia Sutton to reposition all tile modules – with the utmost attention to detail – to align perfectly with all fixtures and fittings in each bathroom. Creating continuity throughout the home’s main thoroughfares and all five bathrooms, BellaRoc supplied Italian floor tiles from the Provenza Zero range, chosen for its warmth and tactile quality; while exquisite negative detailing was achieved on both interior and exterior stair treads and patio using handcrafted tiles from the same range. CONCRETE WALL Johnny’s favourite aspect of his self-built home is the raw concrete internal wall that creates an industrial backdrop to the striking monochromatic handrails.

EARCHING FAR AND wide for the next home project to sink their teeth into, Johnny and Chloe Newble fell in love with semi-rural Kennedys Bush. A world away from a city in the grips of a postquake transformation, the cacophony created by commercial building and road works soon gives way to open roads snaking through peaceful pastures where horses graze and spring lambs frolic. Offering all the benefits associated with the rural idyll without farmland ownership, and only a half-hour drive from the central city, Kennedys Bush encompasses the best of both worlds. And, with a number of scenic walks and bike tracks nearby, and Halswell Quarry on their doorstep, the location is heaven sent. The couple’s plan was to create a spacious four-bedroom home, which would work equally well for a family or professional couple, in a striking monochromatic palette, softened with natural and raw materials like timber and unpolished concrete. At the outset the young couple had no children – something that would change over the course of the project. Amidst the excitement of planning their new home, the pair welcomed, Emma, the new addition to their family. Now, with their 15-month-old ‘little hurricane’ tottering around, the future-proofing 36

The very nature of the hillside locale dictated the double storey configuration, and to capture the stunning views across the Canterbury Plains to the Southern Alps beyond, many of the rooms have been positioned to enjoy the ever-changing cityscape. Upstairs is home to a nursery or home office, powder room and the master suite; as well as a generously proportioned open-plan kitchen (with hidden pantry), dining and living space, and formal sitting room – all of which open out onto the expansive L-shaped deck. With a wealth of experience under his belt as director of JN Building, Johnny is accustomed to building high-end architectural hillside homes, and relished making his mark on the area by building his very own. As project manager, builder and client, Johnny was involved every step of the way, and, to complete the project, he called on the loyal crew of subcontractors with whom he has developed solid working relationships over the years – all while negotiating the new demands that fatherhood brings. Bespoke Architecture was brought on board to design and document all technical aspects and to oversee the construction drawings and computer modelling. The pair describe their experience working with the award-winning architectural practice as ‘awesome’, and say any changes they made to the initial concept drawings were easily accommodated as they navigated their way through the design process under Bespoke’s professional guidance. Building from architectural plans day in, day out, Johnny says their plans are the best he’s ever seen; every last detail documented so fastidiously in the working drawings that a single phone call was all that was required to clarify one tiny point. of this magnitude, with so many complex elements, Johnny was suitably impressed. ‘To the naked eye it may appear to be a very simple design, but building on a hill site demands meticulous planning to account for a myriad of hidden engineering details’, Johnny shares. Besides the challenges that an unexpected, yet delightful pregnancy presented during the project, everything went according to plan. ‘Good planning results in great projects’, says Johnny; and with reliable systems in place, JN Building is well versed in building and managing projects of this scale. As darkness descends, the city puts on a twinkling light display, and all through winter and into spring the snow-capped mountain ranges can be marvelled at from numerous spots around the home: Chloe’s favourite being in the master bedroom where she can drink in the panoramic vista while enjoying her morning cup of tea.

Working around and protecting the two mature trees at the front of the property involved a lengthy consent process and a team of arborists visiting the site, and builder Patrick Coughlan was able to guide the homeowners through this.

HEN THEY FIRST bought their modest 1950s bungalow in Merivale, Simone and Guy had grand plans to renovate; but the seismic events of 2010 and 2011 changed all that. Having fallen in love with the area, surrounded as it is by beautiful homes and close to the central city and schools, they also appreciated the site’s sunny nor’west aspect; so, when the earthquakes caused irreparable damage to their home, the couple decided to stay put – seizing the opportunity to build the contemporary, pavilion-style home they’d always dreamed of. The pair’s shared love of ‘symmetry, simplicity and clean lines – combined with natural materials and neutral tones’ – set the tone for the look and feel of the building and its interiors. Inspired by the classic farm-style pavilion, they set about enlisting the services of a builder to realise their vision. With a keen appreciation for Patrick Coughlan’s quality workmanship, they were ‘very impressed’ with Pat’s professional approach during the tender process, and say that what ultimately won them over was his ‘detailed and comprehensive’ presentation. And, as the construction journey unfolded, the couple’s faith increased as they marvelled at Pat’s meticulous attention to detail, his professionalism and his ability to find creative solutions to any problem. ‘If something wasn’t quite right, he always provided us with options and enough time to achieve the outstanding result we have today’, Simone recounts. dark roofline, colour-matched to the soffits, achieves the illusion that the roof is floating atop the white plaster form beneath. UST A STONE’S THROW from the dunes and crashing waves is where Pete Sealey built his very first home on Rocking Horse Road in 1975. Raising his family in the humble A-frame house, he and his wife, Sue, had always planned to build again – on a smaller scale – once the kids had flown the coop and they’d retired. However, this dream was shattered with Sue’s sudden death in 2012. However, in the wake of the tragedy – and not long after Pete had retired from Air New Zealand after 45 years of service – he bravely picked up the pieces of his broken dream and forged ahead. After tossing numerous ideas around, ranging from waterfront apartments in nearby Sumner or

on the Gold Coast, Pete came full circle and chose to stick with the original plan: to subdivide the property, sell the family home, and build on the remaining section – a space that had played host to many backyard cricket matches over the years. Using the building project as an instrument of healing, Pete navigated his way through the pain by keeping busy and surrounding himself with people. The light at the end of the tunnel – that is, the promise of his new home – propelled him forward. But, he says, the journey was just as important as the final outcome. ‘Friends for years’, Pete says that bringing Brighton builder Bruce Tait of Tait Construction on board was a ‘no brainer’, as his reputation for quality

TILING The layout of the tiles in the foyer presented a satisfying challenge for Greg Holdaway of GPH Tiling, who gave careful consideration to the tile layout in order to avoid any ‘thin cuts along the walls’ and to ensure a harmonious flow between the foyer and the downstairs apartment. Supplied by Brymac Tiles, Fanal Millenium tiles in black create continuity between these areas, while the white version delivers a smart, sleek backdrop in the downstairs bathroom. 50

workmanship is ‘second to none’. Thrilled to have Bruce at the helm, Pete asked his trusted builder to recommend an architect to bring his vision to life, and although Bruce had never worked with Bespoke Architecture before, it was a punt both he and Pete were glad they took. Owing to Bruce’s ability to preempt issues and plan accordingly, there were no hiccups or delays. Running like a well-oiled machine and inspiring confidence at every turn, Bruce worked with his son, Paul, and engaged Pete throughout the process. With 45 years as an aircraft engineer under his belt, Pete describes himself as a ‘fastidious perfectionist’, and his deep respect and appreciation for quality workmanship is evident as he talks about his journey with the building crew who quickly became his second family. A basic ‘box on top of boxes’ was the rough concept Pete brought to Bespoke Architecture, who then presented Pete with drawings and a computer model that addressed the vital structural elements and filled in the interior details. Pete was awestruck by Bespoke’s ability to translate his ideas, and their understanding of the seaside locale. ‘When I saw the drawings, I just about fell off my chair! It was exactly what I’d envisaged.’ At the end of a long driveway, framed by towering trees, the statuesque two-storey home is clad in a striking combination of stained cedar and crisp white plaster. Favoured among builders as a low maintenance, high performance exterior cladding solution, Rockcote Integra lightweight concrete from Resene Construction Systems provides the building with a weather-tight envelope. And, for a premium

STAIRCASE Expert advice from Handrail Solutions guided Pete in his choice of handrail profiles to finish the look of the striking staircase. The custom handrail was fabricated onsite using a thin stainless steel profile, chosen to complement glazing and other fixtures throughout the home. Tough and durable, stainless steel remains the favoured choice of material when it comes to handrails.

BATHROOM The downstairs en suite features a luxurious freestanding bath that is complemented by a feature wall of Piemme Castlestone Muretto tiles in grey, and offset by Ascot Lollipop tiles in white – both from Brymac Tiles. Installed by Greg Holdaway of GPH Tiling, grouting throughout the foyer and both bathrooms was colour-matched to the selected tiles and a special wet-seal waterproofing membrane was applied to the upstairs shower room.

hand-applied finish, this lightweight and durable concrete plaster facade was applied with precision by Mark McCormick from Frame Contracting, one of Resene Construction System's licensed professionals. The design and choice of materials were largely dictated by the often hostile coastal environment, which demanded: hardy materials to endure the corrosive salty air, higher levels of structural reinforcement to withstand the ‘wicked’ easterlies that whip along the coastline and to stand up to the challenges that building on sand presents. Complying with Flood Management Legislation presented Bespoke with yet another design puzzle to solve. So that it sits at the minimum floor level to satisfy legal requirements, the house needed to be elevated – to sit slightly above the floor level of the garage. And, due to the differing floor levels, between the dwelling and the garage, a slip joint was constructed to limit any damage caused by future seismic events. As Bespoke says, the ‘funky form’ of this simple, yet well-considered contemporary home harnesses all available sunlight, capitalises on the stunning coastal views and is snugly ensconced within the dense native bush that Pete has lovingly cultivated over the years in preparation for this moment. A modern glass, timber and stainless steel staircase leads to the first floor above, and to a separate ground floor apartment that Pete plans to rent out as an Airbnb rental. Containing a master bedroom, en suite with freestanding bath, office, kitchenette, and living area opening onto a shaded deck, the lush vegetation creates an oasis that calms the mind and nourishes the soul. Ascending the staircase to the floor above where Pete lives, sunlight floods the open-plan kitchen, dining and living areas, which can be extended on two sides by sliding back the glass doors – making this Pete’s favourite space on sunny days, when he’s not tending to the garden. Pete adores the close proximity to the ocean. On his daily walks with his beloved four-legged, furry companion, Euchre, he enjoys fossicking for sand dollars, seashells and whatever flotsam and jetsam the sea offers up. While building a home for one wasn’t the plan, Pete is satisfied to have created ‘a monument to Sue’ that she would have been proud of. 52

URCHASING THE TWO-STOREY family home 25 years ago, Helen and Lindsay Scott say the quakes presented a golden opportunity to rejuvenate their tired abode. Instead of accepting an insurance payout, the Scotts decided to embark on rebuilding their home, and incorporate a few new features and materials that would drastically improve their quality of life on the hill. Delighted to see DJ Hewitt on their insurance company’s list of recommended builders, the Scotts wasted no time enlisting them as their main contractor. And the first task on Daryl Hewitt’s list – even before construction began – was to navigate his way through the bureaucratic red tape on behalf of his clients. Handing this task over to Daryl made the journey that much more enjoyable for the couple. And, with his guidance, Daryl says he was able to make ‘significant betterments’ by cleverly reassigning costs from the original specifications to give the couple and their home better materials, technology and a few key design aspects that would serve them for many years to come. 56

Providing the new home with a much-needed quarter-century update to align with demands of modern living, there was scope to introduce modern creature comforts like all-new integrated appliances in the kitchen and laundry, louvres over the outdoor dining area, and thicker insulation in the floors, walls and roof. The size of the balcony was increased, and the whole structure elevated to make the most of the spectacular cityscape stretching out across the Canterbury Plains to the Southern Alps beyond. With the neighbour’s retaining wall butting up against the quake-damaged home, the experienced crew at Trevor Stevens Excavations worked methodically and sensitively around it so as not to disturb the existing wall. Following this successful manoeuvre, and subsequent demolition of the old home, Trevor’s team set about excavating the rocky hill site and backfilling it in preparation for the foundation to be constructed. One of the original home’s unusual features – the curved roof – was retained, and the building’s exterior was given a pristine new skin with the application of Rockcote Integra lightweight concrete from Resene Construction Systems. Providing the

Hand-applied by Get Plastered, one of Resene Construction System’s licensed professionals, this high-performing material is cost effective and offers a smart cladding solution. While Daryl was responsible for all matters pertaining to construction, his wife, Tara Hewitt, was on hand to guide the couple through all interior elements. This involved improving the layout within the existing footprint, as well as narrowing down the choice of colours, fixtures and fittings for the couple to choose from, and even extended to visiting suppliers in order to obtain the right price, within the couple’s budget, that also complied with insurance regulations. Working alongside Tara, all bathroom fixtures and fittings were sourced from Oakleys Plumbing Supplies. Methven tapware from the Koha and Aroha collections were selected for the home’s master bathroom, en suite and powder room, for a sleek, classic-yet-modern look, and these were paired with New Zealand made heated towel rails by DC Short. Creating the ultimate oasis to unwind and luxuriate in, VCBC’s freestanding natural stone Sonit bath was chosen for its curvaceous shape, silky smooth finish and generous proportions. Hand

polished, its stone composite form is both solid, yet elegant, and is offset by large format square Compact Grafito tiles with a vertical panel featuring Musestone Argento mosaics, both from Brymac Tiles. Tiling the floors in the kitchen, dining, laundry and entryway, as well as all three bathrooms, Jeff Ellis of JE Tiling says the vertical tiled feature panel behind the bath in the master bathroom presented the greatest challenge. tiles were irregular in nature, due to their three dimensional, textural quality, it required patience and painstaking positioning of each tile to ensure a perfect finish with no gaps. For bespoke frameless glass solutions throughout the new home, Glassforce measured, manufactured and installed all frameless glass components. From the full-height glass panel on the deck, to all internal and external balustrades with stainless steel handrails, to the safety mirrors in the bathrooms and the white laminated glass between internal rooms, all Glassforce products are fully compliant with the rigorous post-quake standards. All joinery components in the kitchen, laundry, bathrooms, as well as the stairs, window seat and internal doors were designed, manufactured and installed by Advanced Joinery. INGREDIENTS (Serves: 10-12) 20g flaked almonds 50g dark cooking chocolate (70% cocoa solids) finely chopped 600g fresh figs, cut into 1cm discs 3 tbsp honey Meringue 125g egg whites (from 3 large eggs) 125g caster sugar 100g dark muscovado sugar 1½ tsp ground cinnamon

INSTRUCTIONS 1. Preheat the oven to 170°C/150°C Fan/Gas Mark 3. 2. Spread out all the almonds (for both the pavlova and the praline, 70g) on a baking tray and toast for 7-8 minutes, until golden brown. Remove from the oven, divide into two piles (20g for the pavlova, 50g for the praline) and set aside to cool. 3. Reduce the oven temperature to 120°C/100°C Fan/Gas Mark ½. Cover a large baking tray with baking parchment and trace a circle, about 23cm in diameter, on to the paper. Turn the paper over so the drawn-on side is facing down but still visible.

Pour enough water into a medium saucepan so that it rises a quarter of the way up the sides: you want the bowl from your electric mixer to be able to sit over the saucepan without touching the water. Bring the water to a boil. Place the egg whites and sugars in the bowl of an electric mixer and whisk by hand to combine. Reduce the heat under the saucepan so that the water is just simmering, then set the mixer bowl over the pan, making sure the water doesn’t touch the base of the bowl. Whisk the egg whites continuously by hand until they are warm, frothy and the sugar is melted, about four minutes, then transfer back to the electric mixer with the whisk attachment in place and whisk on a high speed for about five minutes, until the meringue is cool, stiff and glossy. Add the cinnamon and whisk to combine. 5. Spread the meringue inside the drawn circle, creating a nest by making the sides a little higher than the centre. Place in the oven and bake for three hours, then switch off the oven but leave the meringues inside until they are completely cool: this will take about two hours. Once cool, remove from the oven and set aside. 6. Place the chocolate into a small heatproof bowl and set it over a small saucepan of simmering water, making sure the base of the bowl is not touching the water. Stir occasionally until melted. Cool slightly, then brush the chocolate inside the meringue nest, leaving the top and sides bare. Do this gently, as the meringue is fairly delicate. Leave to set for about two hours. 7. Make the praline. Place the 50g toasted almonds on a parchment-lined baking tray (with a lipped edge) and set aside. Put the sugar and water into a small saucepan and place over a medium-low heat, stirring until the sugar has melted. Cook, swirling the pan occasionally, until it turns a dark golden brown. Pour the caramel over the nuts (don’t worry if they’re not all covered) and leave until completely cool and set. Once cool, transfer the praline to the small bowl of a food processor and blitz until fine. 8. Place the cream, mascarpone and blitzed praline in a large bowl and whisk for about 1 minute, until stiff peaks form. Be careful not to over-whisk here – it doesn’t take much to thicken up – or it will split. If this begins to happen, use a spatula to fold a little more cream into the mix to bring it back together. Refrigerate until needed. 9. To assemble spoon the cream into the centre of the meringue and top with the figs. Warm the honey in a small saucepan and stir through the 20g almonds (or pistachios, as pictured). Drizzle these over the figs, and serve. Serve within two hours of assembling. NALYSE YOUR EXISTING decor – does it reflect your own style, personality and taste, as well as that of the other members of your family or household? Have you inherited furniture here and there, or did you move in with your partner and make do until you could afford to upgrade? Now is the time to start doing your research. If you are finding it difficult to identify your style, don’t be too concerned. It is often easier to identify styles we don’t like rather than immediately pinpoint those we do. If you feel you fall into this category, start by flicking through some of your favourite home decor magazines or books, or searching through blogs and other inspirational websites. Have a pen and paper with you to jot down anything you notice. To really home in on your style, list common elements you see appearing in the images and ideas you’ve been collecting or admiring from magazines, books, Pinterest mood boards, your friends’ homes, visual merchandising from retail stores or just everyday life. These common elements could be as simple as observing that you keep selecting sofas in charcoal grey fabrics with buttoned back cushions or that every living room you like features a sisal rug and cushions in navy

and white stripes, indicating a Hamptons look. Another excellent way to solve your style mystery is to ask friends and family if they can help you narrow it down. Chances are they’ve spent numerous hours in your home observing the pieces you have on display and they could very well have bought you gifts for your home, too. Getting an outsider’s perspective can open your eyes to how your style has evolved since you moved into your home. Remember, you are never too old (or too young) to identify and develop your style. Your style will always be evolving and changing, so what you were drawn to when you first moved out of home will almost certainly have changed by the time you start a family and then again by the time your children grow up and move out.
