A LIGHT ON THE BENEFITS OF HIRING A PROFESSIONAL.
KIRSTY DAVIS Designer and director of Kirsty Davis Kitchen Design
C
REATING THE PERFECT marriage between form and function, Kirsty has distilled a winning formula that can be applied to any kitchen, no matter the size, style or budget, and shares her thoughts on the benefits of enlisting a professional designer. Passionate about all areas of design, Kirsty has developed a solid reputation within the industry over the past 13 years, which enables her to deliver harmonious interior solutions. To create high functioning work and entertaining areas, designing the optimal kitchen layout is paramount. Kirsty also assists her clients with interior design selection that includes sourcing materials and finishes for the whole home. Tailoring spaces to meet the user’s specific requirements is vital. ‘And using a professional certainly takes the stress out of the planning process and ensures the finished result will give you pleasure day in, day out.’
12
J A N U A R Y/ F E B R U A R Y 2 0 1 8
Hiring an expert also offers you the very best of industry knowledge. Having forged great relationships over the years with her stable of suppliers, Kirsty has valuable insider information when it comes to manufacturers and suppliers to call on for quality materials, hardware and craftsmanship. And, with constant exposure to the very latest in cutting-edge technology and hottest global trends, designers are a great resource for their clients, Kirsty explains. On the practical side, hiring a design expert at the beginning of the planning process is critical. Having a designer on board from the very start means they can liaise with tradespeople to ensure essential elements like plumbing and windows are all in the right place before it’s too late. To ensure optimal layout, renovation projects often require expert guidance, too. With years of experience under their belt, professional designers can often see the hidden potential and are well placed to offer you a range of possibilities that maximise light and space. Given the kitchen is the hub and heart of the home, Kirsty highly recommends using an experienced designer – to increase your home’s overall value, without necessarily having to spend more. ‘It’s definitely money well spent, to get exactly what you want.’ 021 110 7769 | kdkitchendesign.com

HISTORY LESSON
A privately owned and operated local business, Oakleys has a proven track history here in Christchurch that dates back 140 years. Our longevity and reliability is evident in the lasting relationships we have forged with accomplished designers like Davinia, alongside a long list of clients who choose to source products from us independently. And, with a constantly evolving product selection on display, our showroom is a great place for homeowners to see different colours and finishes, while gathering ideas on how to put it all together.
DESIGNER COLL ABOR ATION
Enlisting the expertise of a specialised bathroom designer like Davinia is always highly recommended. Due to our longstanding relationship with Davinia over the years, we understand her market and love being part of the selection process alongside her and her clients.

CONSUMER TOP TIP
All too often people cut costs by sourcing their own products over the internet, which typically don’t come with any guarantees. With Oakleys, however, our after-sales service is second-to-none – saving homeowners’ valuable time and money, while offering the peace of mind that their products and parts are covered by a supplier's warranty. 03 379 4750 | oakleysplumbing.co.nz

Davinia Sutton WHY OAKLEYS?
By bringing their extensive product knowledge to the table, the Oakleys team enables me to do my job effectively as a designer, secure in the knowledge that I have the very latest in trends, materials, technologies and styles at my fingertips to suit a diverse range of styles, budgets and projects – from new
Enlisting a qualified interior designer will ensure your bathroom receives the royal treatment it deserves.
builds through to renovations. And my 15-year relationship with Oakleys is testament to the unparalleled service they provide and the results we achieve together. They instill confidence – both in me, as a designer, and in my clients. Just knowing I can rely on their expert advice, vast knowledge and their ability to deliver just what any given project demands.
HOW IMPORTANT IS IT FOR CLIENTS TO SEE PRODUCTS FIRSTHAND? This is vital. Clients find it so helpful to be able to touch different textures, and see actual dimensions, colours and finishes. After all, a bathroom is such a sensoryrich room, but also a highly functional space, so seeing how all these elements can be brought together to form a cohesive whole is certainly helpful during the design and product selection phase.
WHAT’S YOUR TOP TIP FOR HOMEOWNERS EMBARKING ON A BATHROOM RENOVATION? My mantra is: ‘Do it once; do it right.’ Whether or not you think you can afford it, enlisting the technical expertise of an experienced designer eliminates stress and can often prevent costly mistakes. Another benefit of employing a qualified designer is the contacts they have with companies and suppliers – which often results in their obtaining a better deal for their clients.

NLY MINUTES FROM the city, yet a world away from the hustle and bustle, Lincoln is home to a development that is fast becoming a thriving community in its own right. A joint venture established between Lincoln University and Ngāi Tahu Property, Te Whāriki offers all the benefits that come with living in a rural community with the added convenience of modern amenities within a short distance. With a number of successful developments already established in and around Christchurch, such as Wigram Skies, Prestons, Tamara Park and Linden Grove, Te Whāriki is another lifestyle development for Ngāi Tahu Property. Invested in future generations, Ngāi Tahu Property is committed to developing a high level of engagement between Te Whāriki and the wider community in Lincoln, and provides ongoing upkeep of shared spaces and services to keep them looking beautiful for years to come. Having established close connections with Lincoln’s finest retailers and restaurants, such as The Pantry and The Laboratory, all the amenities of the Lincoln village are close by. Just beyond the perimeter is the newly renovated New World – the country’s largest sustainable branch – that will be joined in the New Year by a new development that
D E S I G N & I N N O VAT I O N
promises a cafe, bistro, gym, healthcare services and retail spaces. Offering a slower pace of life within the closeknit rural community of Lincoln, Te Whāriki offers a tranquil setting that has been popular with those wishing to downsize from a lifestyle block and enjoy the simple life. The local sports facility plays host to a number of rugby teams, for kids and adults, as well as offering a range of sports such as netball, cricket, golf, tennis, bowling and a Scouts youth group. With schools nearby and a new preschool proposed for 2019, it is the ideal environment to raise a family. Lincoln will never be as densely populated as some towns within the area due to its established farming roots. This is great news for residents who love the peaceful existence Lincoln offers. Dotted with green spaces, a number of safe, user-friendly walkways and cycleways wind their ways around and across ponds, and lead to the nearby university campus. Surrounded by flourishing native flora and fauna, the deliberate choice of plantings now attracts wild geese, native birds and butterflies to the area and creates a beautiful outlook for residents. Although all homes built within Te Whāriki must adhere to covenants and design guidelines to ensure the quality of the subdivision as a whole and help retain investment value, the wide range of architectural styles already here are as diverse as their residents. Traditional weatherboard villas sit comfortably next to contemporary dwellings, giving a unique, yet inclusive feeling to the Te Whāriki community. LUSH FLORA & FAUNA A harakeke garden serves as a memorial to master weaver, Cath Brown, and provides fibre for woven flax creations; while an edible garden at the development’s centre is filled with burgeoning fruit trees and herbs for the whole neighbourhood.

After dark AS DUSK DESCENDS, CLEVER LIGHTING CAN A C C E N T U AT E Y O U R H O M E ’ S B E S T A S S E T S A N D A LT E R T H E M O O D I N D O O R S A N D O U T.
Not just a practical consideration; with a raft of dynamic design possibilities, lighting can enhance your experience in and around the home. Whether you’re seeking to accentuate architectural features, transform your outdoor MIKE PERO Chief Executive, Mike Pero Real Estate
entertaining areas or inject some excitement into your interiors, lighting is a vital aspect worth investing in.
SHOW-STOPPING PENDANTS Lighting can create instant impact in the foyer, or bring focus to specific zones within larger spaces, like over the dining table in an open plan living room. High-octane drama can be created with a single statement pendant in a stairwell, or with smaller pendants clustered together at different heights. And, as powder rooms increase in popularity, you can pull out all the stops, using a killer combination of pendant lights, mirrors and artisan wallpaper.
OUTDOOR LIVING Once the sun sets, clever lighting design increases safety and security, by illuminating paths, steps and doorways, while creating a captivating ambience. Dining at dusk is now a magical experience, where landscaping elements such as fish ponds, swimming pools, sculptures, trees and plantings emerge from the shadows. For a warm, enchanting glow, tea lights in glass jars can be hung from tree branches or fairy lights can be draped over table settings.
TASK VS AMBIENT Most areas in the home will benefit from a combination of task and ambient lighting, unless they function exclusively as utility spaces. Bedrooms and bathrooms, as well as living and kitchen/ dining areas will demand both as the needs of the occupants change throughout the day and night, and depending on the activity. Task lighting, in the form of LED strips can be integrated into custom-made joinery in kitchens, bathrooms, bedrooms and walk-in robes, and this can be combined with a mix of hanging pendants, wall lights and table lamps for an intimate, relaxing atmosphere.
ARCHITECTURAL HIGHLIGHTS As technology advances at break-neck speed, developments in home automation and electrics have paved the way for ingenious and impactful lighting design – to maximise your home’s best assets after dark. Strategic lighting not only improves safety and security, but also adds magical ambience to your outdoor areas. Uplighting accentuates textures of building materials and enhances key architectural features, and this can be pre-programmed to come on the minute the sun begins to fade.

UST LIKE ANY room inside your home, creating the ultimate outdoor oasis requires careful planning in order to create a functional, stylish and relaxing backyard retreat that you’ll love spending time in. There are plenty of aspects to consider when it comes to striking the right balance to suit your lifestyle, including: your home’s architectural style, existing colour and material palettes, traffic flow, spatial requirements and furniture. Outdoor ‘rooms’ have their own set of elements to factor in, such as: creating shelter from the weather and privacy from the neighbours, while supporting the types of activities that you enjoy, such as cooking, dining, entertaining, lounging and being active.
EXPERT PL ANNING Whether you’re contemplating tackling a large scale project, or are keen to improve your outdoor area by adding a few bespoke elements, employing a landscape architect is money well spent. From concept through to plant selection, right through to construction, they will help you realise your vision. Many landscape architects and designers have the ability to successfully design and manufacture custom-made outdoor furniture to suit your specific requirements and have built long-standing relationships with reputable suppliers and craftspeople.
PRACTICAL DESIGN For optimal practicality, it is important to consider access between indoor preparation spaces and outdoor dining areas. Ideally, your outdoor area should be easily accessible from the house, with outdoor food preparation areas located near your indoor kitchen to reduce trips back and forth. If this is not a viable option, you may wish to invest in an outdoor kitchen where everything is at your fingertips.
KEEP WARM Outdoor heating will enable you to enjoy your outdoor areas long after the sun goes down and throughout the year. With a vast array of options on the market, from gas to electric to outdoor fireplaces, there are plenty of options to suit your particular needs and predilections.
Eager to bring your own outdoor escape to life, but unsure where to start? We have more valuable advice from leading landscape architects, designers and suppliers. Read on to find out more >

What is the secret to design success? A landscape architect’s job is to first garner a clear understanding of the client’s wishes and aspirations, and then offer a creative interpretation of them. A clever design response must not only resonate with your client’s brief, but also show an appreciation of and reverence for the setting. No matter what the parameters of size or budget, each design only has meaning when people can connect and interact with it. Where in your own garden will you be spending time this summer? Having just invested in a swimming pool, I plan on spending every waking minute in it! It’s such a fantastic addition to our garden and I anticipate plenty of fun times spent in and around it with family and friends. 03 366 3268 | roughandmilne.co.nz What inspired you to become a landscape designer? Growing up in rural Otago and Canterbury is where I developed an affinity for the land, and I’m sure my ‘Pop’, who was a gardener for the Dunedin Botanic Gardens, had some influence over my own future aspirations.
TONY MILNE Rough and Milne Landscape Architects
What are your responsibilities as a landscape architect? Ensuring we treat the land with respect and honesty. On one hand, we have the client for whom we are enlisted to create their own little patch of paradise where life is for living and memories are created. On the other hand, we are entrusted with the broader landscape, and with decisions that affect future generations.

What do you love most about your job? I love using my creativity to offer clients the full spectrum of possibilities, including ideas they may not have considered, to improve their quality of life on a day-to-day basis.
EMILY HASTIE Kamo Marsh Landscape Architects
What is your primary function as a landscape architect? To listen carefully to how clients live and to what they want. From there it’s a landscape architect’s job to assimilate and interpret all the information to form a detailed design, which is then brought to fruition by liaising with other architects, designers, consultants and contractors. How do you achieve optimal results? I find that honing in on four distinct aspects: dining, entertaining, relaxing and playing, opens up a dialogue that helps me discover how people live and how they intend to use their outdoor living areas. How does your experience working in Europe influence your work today? I appreciate the importance of creating quality, timeless designs, and embracing seasonal changes within the garden, and have the technical skills required to efficiently utilise space on various scales,
from intimate outdoor living spaces to urban planning for high density living. What is the most rewarding aspect of your job? For me, it’s all about people: collaborating with the client, bouncing ideas back and forth, and ultimately creating spaces they will have great pleasure spending time in and engaging with. Where in your own garden will you be spending time this summer? After a busy year, I'm looking forward to enjoying some down time in a newly developed spot in our garden that has stunning views across the water and captures the last of the evening sun. 03 366 8181 | kamomarsh.co.nz

What inspired you to become a landscape architect? My love of the great outdoors, and having the good fortune to grow up on a lifestyle block was definitely a good starting point.
NIK COLLEY Morgan + Pollard Landscape Architecture
How has your experience working in Brisbane influenced your work? While I was there I fell in love with tropical plants. Creating lush tranquil spaces that provide respite from the heat is applicable to New Zealand: even though our design tends to focus more on sun-seeking, we still require shelter from the wind and sun. What are the necessary ingredients for creating successful outdoor spaces? Having a realistic budget is an important starting place. Then there’s creating cohesion between the green space and the architecture, functionality, ecology, and of course the client’s personal style, which is carefully woven into the overall aesthetic. What is the top request you get from clients? Low maintenance. Apart from the few avid gardeners, people who tend to lead busy lives simply want a beautiful outdoor space to enjoy without the hassle of upkeep.
However, people are also keen to grow their own food; so having an area demarcated for fruit and vegetables is a common request. What are the greatest challenges & rewards of the design process? A restricted budget can certainly present challenges depending on the site, but it can also be the driver for creativity. And therein lie the rewards. It’s always very satisfying to see a project come to fruition and to see the joy it brings. Where in your own garden will you be spending time this summer? As a landscape architect, my own garden is still very much a work in progress. The only area that’s complete is the deck, which is where I plan to hang out under the canopy of a giant Manuka tree. 03 349 8228 | morganpollard.co.nz

What inspired you to become a landscape designer? I’ve always loved the outdoors, so choosing this profession was a good way to combine this passion with my avid interest in design. I really enjoy designing functional spaces that are relaxing and fun, where memories are created.
SANDI MACRAE MacRae Landscape Design
How do you determine your clients’ needs? Asking questions in the initial stages of the design process will form the blueprint for the overall design. Getting to know how they live, or want to live, is key to producing an outdoor oasis they will enjoy for years to come. As a landscape designer my job is to add value to people’s lives by improving and enhancing the way they interact with their home. What five essential ingredients create the ideal outdoor space? Function, flow, furniture, family and friendship. I believe these are the key factors that determine successful outdoor living spaces. By exploring the nuances of how people live, I am able to create cohesive spaces they can enjoy all year round.
What aspects characterise your designs? Clean lines, bold structures and interesting layouts with a variety of textures and heights all play a role in creating outdoor spaces that are a pleasure to engage with. What are the most rewarding aspects of your job? For me, it’s like a giant puzzle; bringing all the elements together, from the spatial design that creates an effortless flow between different spaces, to the plant selection and hardscaping, right down to the decorative aspects like sculptures and water features. Where in your own garden will you be spending time this summer? Enjoying the sea views in a gloriously sunny spot on our patio that is sheltered by a canopy of olive and Pohutakawa trees. WING TO THE DEMOLITION of the quake-damaged home that had previously occupied the site, there was plenty of room to subdivide and build two homes, side by side. Having ‘fallen in love’ with the lush green oasis, replete with flourishing native ferns, and with a gently babbling stream at its boundary, it didn’t take Karen Comber much to convince her husband Martin and their friends, Mark and Lisa Tinning. Purchasing the site back in 2012, Martin recalls the trials and tribulations they experienced in the two years before they even put a shovel in the ground. With numerous plans drafted through various building companies – largely due to council restrictions involving stream boundary setbacks – Martin says he was just about to give up on the idea altogether, when his friend Mark suggested they enlist a qualified architect. Around the same time that their stunning new design received council approval, the two couples’ paths serendipitously crossed that of Mitch Frost of Frost Builders. Impressed with Mitch’s previous experience and reputation for executing high-calibre architectural homes, Martin says it made their choice to enlist Frost Builders ‘a very easy one’, and that their experience was ‘exceptional’ from go to whoa. Martin has built a number of homes over the

years, and he says that, working with Frost Builders, the process simply ‘flowed’. Of all the building projects Martin’s undertaken, this was one of the smoothest, even despite the complexities of the design. Onsite daily, Mitch Frost project managed the build: pre-empting any issues before they arose, liaising between the architect, site foreman and the clients for transparent communication, and

finding creative solutions along the way. In addition to project managing, Mitch is very much a ‘hands on’ builder, picking up hammer and nail to ensure every last detail is executed to perfection. As Mitch recalls, owing to the ‘tightness’ of the site, which offered a ‘limited set down area’ for the storage of tools and materials, and to the fact that the houses were being built close to the stream boundary, careful planning was required to ensure the numerous subcontractors each had sufficient space to work. Given the high-end architectural nature of this twin build, combined with the fact that Frost Builders were brought on board at the end of the lengthy design phase, rather than the beginning, Mitch explains that creative solutions were required as the project unfolded. One aspect that called for Mitch’s problemsolving nous was the feature wall between the two living spaces in the Comber residence. Designed to house a double-sided Escea gas fireplace and flat screen television, Mitch explains that innovative ideas were required in order to duct the air out at floor level, without needing to widen the wall. Doing so, he says, would have compromised the striking lines this particular feature creates, inside and out.
Finished using quality Ariana ceramic tiles supplied and installed with precision by Brymac Tiles, the wall elegantly delineates the space. Redrock Plastering owner Manu Toailoa thoroughly enjoys the challenge that high-end architectural builds present. In particular, Manu says the framing provided some unique, yet ultimately rewarding technical challenges. And the final results speak volumes. The crisp white exterior of both homes, clad in Rockcote Integra from Resene Construction Systems and finished with Resene Double Alabaster, has been hand-applied to an exceptional standard. Favoured by builders and homeowners alike, this high performing concrete plaster facade is lightweight, durable and low maintenance, providing homes with a weather-tight envelope, and delivering thermal and acoustic benefits. Both homes benefit from thermally broken aluminium windows and doors from Nulook’s AllSeasons range, supplied by Raylight Aluminium. To give this award-winning architectural home its sleek, contemporary aesthetic, while helping to keep it warm and dry, Low E double glazing was installed, and encased in modern matt black aluminium frames. Although producing windows in unusual shapes and sizes posed a challenge, the fantastic

results they achieved, in conjunction with Frost Builders, made for a rewarding experience, says Raylight Aluminium’s project manager, Chris Jamieson. Trends Kitchens designed, manufactured and installed all joinery throughout both homes, including the kitchen islands, cabinets, and walkin pantry and laundry, as well as the elegant builtin timber wardrobes in the master bedroom, study nooks, and en suite bathroom vanities. While both homes share an overarching style, each sports a unique interior that reflects the couples themselves. With a talented interior designer for a sister-inlaw, Martin didn’t think twice about enlisting the services of Paula Comber of Comber and Comber Interiors. As the project’s design facilitator, qualified interior designer Paula drew from her vast experience to create a contemporary décor style for Martin and Karen, her brother and sister-in-law.

Paula’s extensive industry knowledge of all the latest developments in technology, materials and trends enables her to present her clients with a carefully edited collection of hard and soft furnishings – from the colour palette to wallcoverings, flooring and window treatments, right down to the fixtures and fittings. Employing a simple, monochrome palette indoors and out, and selecting modern materials for both soft and hard furnishings, Paula’s choices for this home were designed to complement rather than overpower the home’s unique architectural features. With clients who were ‘brave enough to be willing to experiment’ with different ideas, the whole experience was a lot of fun, says Paula. As the success of any project is rooted in effective communication and the translation of ideas, Paula’s mantra of ‘listen, listen and listen again’ – even before the design can begin to take shape – has led to a cohesive interior scheme that not only meets, but exceeds the clients’ expectations. A ‘delight’ to deal with, Karen says she was supremely confident in Paula’s abilities to bring their ideas to fruition. Martin and Karen’s brief to Trends Kitchens was for ‘a crisp, white, modern kitchen with clean lines’. To achieve this, they chose white gloss boards for doors, drawers and panels, which were paired with TriStone Acrylic Solid Surface benchtops in Frost Land. Selected for its non-porous qualities, the TriStone surface doesn’t require sealing and offers practicality and longevity owing to its stain-resistant properties. The benchtops were designed to be long, thin and sleek, with seamless joins; and, for the ultimate streamlined look, aluminium profile handles from

AVING GROWN ACCUSTOMED to the picturesque riverside location in St Martins over the past 20 years, David and Diane Stewart were determined to rebuild on the same site when the February quakes finally claimed what remained from the first quake of 2010. Raising their family and building their lives here has blessed the couple with a treasure trove of memories. These, combined with the rich history inscribed in its walls from past generations dating back to 1927, guided the pair as they embarked on their post-quake rebuild journey. Specialising in character homes and historic renovations and rebuilds, Shaun Bradley Builders came highly recommended by the couple’s insurance company. As with any successful building venture, Shaun explains how the planning phase is vital, especially in homes where period features are to be faithfully replicated. To ensure the integrity of the original home was retained in the new incarnation, Shaun and his foreman John Whitworth took numerous photos

and made initial sketches before it was demolished; these would prove vitally important when it came to accomplishing this objective. Over the next eight months, regular meetings between the builder, engineer and homeowners ensured that every last detail was accounted for and attended to before agreeing upon the final document to be sent to the council for sign off. Once council approval was received, Independent Quantity Surveyors (IQS) priced the project in consultation with Shaun, and supported him through cost negotiations with the insurance company. Responsible for obtaining the best possible price for materials and subcontractors, IQS were guided by Shaun’s sketches and photographs of the original building in order to recreate every aspect ‘like for like’. Although IQS Managing Director, Phillippa Goodman-Jones agrees that every build is ‘completely individual and presents its own unique set of challenges’, her own personal renovating experience has given her valuable insights into the specific building methods required to reproduce original

The home’s grand entrance, arched windows and the sweeping feature chimneys employ a sturdy galvanised steel frame structure that is clad in rustic red brick – making a stunning statement on this corner riverside location. Lending itself to restoration projects and historic rebuilds such as this one, the handsome Fendalton red bricks have been selected to perfectly replicate the original two-storey brick facade. Using re-constituted brick and recycled glass, in addition to running their kilns on 100% reclaimed fuels and oils, Canterbury Clay Bricks are proud to leave a light footprint on the environment while upholding their 50-year-old tradition of brickmaking. Supplying and laying the bricks and brick slips to the house and garage, Simon Thelning, Company Director of S A Thelning Brick & Blocklayers, says the challenge for him and his team of qualified craftsmen was the complex detailing required around the two chimneys, the archway over the main entrance, and the quoined brickwork to the corners, which ultimately creates a truly eyecatching form. The slate on this home comes from one of the very best and oldest quarries in world. Guaranteed to last for another hundred years, the Welsh slate has been fixed with copper nails and finished with lead flashings. Ray has added his own personal flourish to make this roof unique – his dedication to handcrafted detailing really shining through on this project. Although much of this home pays direct homage to the original in almost every respect, Ray persuaded David and Diane to give him the creative licence to integrate a special pattern around the bay window with a decorative lead flashing, which the couple love, and say ‘looks very smart’. Owing to the numerous technical aspects of the project, Shaun was onsite daily over the course of the construction phase to foresee potential difficulties
and take pre-emptive action, keeping the Stewarts abreast of all developments – from design and planning right through to completion stage. On the inside, the only departure from the original layout involved a wall being removed and the repositioning of the skylight in the kitchen to capitalise on the north-facing sun that now floods the open-plan kitchen and dining area. A favourite spot, from which to enjoy a view into the bricked courtyard, Diane says ‘it makes such a difference to our quality of life on a daily basis.’ Shaun’s favourite aspect of this particular period home was working with timber and the various details that come with the territory when using historic building methods – which made for a rewarding journey and, ultimately, a thoroughly satisfying outcome for Diane and David.

Tasked with recreating all the timber joinery elements that give this period home its defining look, RA Hale achieved immaculate results identical to the original. Specialising in period home renovations, RA Hale authentically replicated the rich timber panelling in the foyer and stairwell, built-in wardrobes in the master bedroom, and the white tongue-and-groove ceiling in the guest bedroom, as well as all internal doors and windows, using age-old methods to create them just as they would have been nearly a century ago. Thanks to the considerable improvements made by introducing insulation in the walls, floors and roof, double glazing and two gas fires, their home is now much warmer throughout the winter months. With its smaller dimensions and flexible installation, the DF700 gas fireplace from Escea provided the ideal solution for the two adjoining living areas, with one fireplace in each. Its minimalist aesthetic and natural-looking fuel bed, which generates large flames with a high heat output, is equally suited to both contemporary new builds and traditional renovations and rebuilds such as this striking period home. Ensuring effective and efficient installation of all plumbing and gas within a heritage home, Stephen Bergman, of Bergman Plumbing & Gas, says it required close collaboration between his team, the electrician, slab contractor and the builder. Working with Shaun, whose ‘old-fashioned values’ place integrity and quality above all else, made for a rewarding working relationship that delivered great results for the homeowners, says Stephen. subcontractors and their families, together with the Stewart family, for a grand unveiling; their collective pride testament to an exceptional job. The couple says that Shaun Bradley Builders was exemplary, as was their crew of reliable and courteous subcontractors. With excellent communication at every turn, combined with Shaun’s commitment to the finest details a period home demands, they are thrilled to have returned home, five years after the quakes. In fact, it's almost like they never left. As if stepping back in time, this family homestead has risen triumphantly to serve as the backdrop for many more memories to be made.

ITH A COUPLE OF extensive renovation projects under their belt, Craig and Rochelle Waghorn had always dreamed of building a home that suited them down to the ground. Having grown up in the area of Fendalton, Rochelle says she has always had a special fondness for this particular street, as it affords privacy and a tranquil outlook across a stream. So, in 2013, when the couple returned from the North Island and the site came onto the market, the couple didn’t hesitate to put their building plans in motion. Drawing on the building talent within the family, Craig and Rochelle knew they were in good hands when they enlisted Craig’s brother, Grant Waghorn of Red + Black Construction. With the help of his trusted crew of experienced and reliable subcontractors, Grant was determined to impress his big brother, and provide his sisterin-law and nephews with the house they’d always dreamed of. Entrusting the project to his brotherin-law, Mike Baker – who took on the role of site foreman – Grant was confident that Craig and Rochelle would receive ‘nothing but the best’. Working closely with Mike, Craig was onsite every day acting as project manager, bringing his own expertise in commercial construction to the table. With a shared vision, based on meticulous attention to detail, Craig says the flawless finish they achieved was ‘a real testament’ to his and Mike’s ‘fantastic working relationship’. Before construction even began, Grant says the long, narrow site that backs onto a stream provided its fair share of logistical challenges. However, Mike

KITCHEN/DINING

adroitly choreographed the delivery and storage of materials before construction began, ensuring easy access and mobility once the structure was in place. Pre-empting any issues before they became problems, Craig says he worked in close collaboration with engineers, Peter and Dick Sullivan of R D Sullivan, to negotiate all the technical challenges that are part and parcel of high-calibre architectural builds such as this one. The greatest challenge they faced was fitting the architect’s concept design within the recession planes – a council regulation designed to ensure the neighbouring properties’ sunlight isn’t compromised – all while accommodating Craig’s desire for a concrete floor, to lessen the noise of three teenage
boys on the floor above, while maximising the ceiling height on the floor below. And, so, a savvy structural design solution was formulated and painstakingly fine-tuned to satisfy all three considerations. The couple’s passion for clever design and high-end finishes is evident in the choices they have made throughout the home – made with the expert guidance of Angelique Armstrong of Armstrong Interiors. Bringing her ‘exceptional flair’ to the home’s luxurious, yet understated interiors, Rochelle says Angelique has done a ‘stunning job’. She particularly loves the soothing neutral colour palette Angelique has used to create a carefully curated selection of sumptuous soft furnishings and high-end designer furniture for a contemporary, yet utterly timeless feel. Mindful of creating distinct identities for each space, while achieving a sense of cohesiveness and flow, Angelique’s deft touch can be seen at work and play throughout. The central hub of the home, the open-plan kitchen and dining area connects to a separate media

room and the two living areas that share a sheltered north-facing courtyard. Flooded with natural light filtered by delicate voiles, Angelique has enlisted soft, natural materials such as leather, reindeer hides and linen couches in creamy white and taupe, lending a soothing ambience to the casually elegant living space. The formal sitting room is a refined, yet intimate nook where dinner guests can luxuriate in front of the fire with an aperitif; the plush velvet seating complements the natural stone fireplace surround and bespoke timber cabinetry, which cleverly conceals one of the home’s many hidden flat screen televisions when it is not in use. Designed by Armstrong Interiors, all custom-made joinery throughout the house was manufactured and installed by Advanced Joinery: from wall-hung entertainment units in the media room, to the couple's spacious walk-in wardrobe, to the stunning timber staircase. Greg Ayers of Advanced Joinery says his team of craftsmen enjoyed creating each bespoke component in accordance with Angelique’s specifications. Owing to Neolith’s striking similarities to marble, with ‘a far better natural feel to the touch’, Craig and Rochelle were extremely pleased with their decision to opt for these ultra compact stone panels from CDK Stone, which have been used to stunning effect in the formal living room and bathrooms. A revolutionary new product, Neolith is 100 percent natural and imported directly from Spain, by CDK Stone – one of the largest suppliers of natural stone products throughout Australasia. Sourced from the finest quarries around the world, each piece of stone is as unique and individual as nature itself. Pioneered over the last decade, the stone effectively responds to the most demanding architectural and interior design needs, and with its narrow profile it’s an ideal lightweight material for a 54

variety of exterior and interior applications. Creating a stunning focal point above the gas fireplace, the vast expanse of polished Travertine tiles lends an air of majesty to the formal sitting room. These same stone panels provide hotel-like opulence in the master en suite and downstairs powder room, harmoniously paired with Italian ABK Dolphin Oak Sestina tiles from Brymac Tiles. Made from glazed porcelain, the tiles are ideal for wet areas and provide warmth to the floors with their timberlook quality. Providing expert advice on laying the tiles in this on-trend chevron pattern, Brymac Tiles worked alongside Angelique to create this luxurious award-winning space.
To perfectly complement the natural stone and ceramic tiles, Rose Gold Hansgrohe bathroom fittings from Mico Bathrooms were used, including a Select shower, bath mixer and matching spout, and toilet roll holders. And, for the ultimate bath time indulgence, an exquisite Plumbline Apaiser stone bath sits alongside twin stone vessel hand basins, which are used in both the powder room and master en suite for continuity throughout. Rochelle adores the hotel-like luxury Angelique has achieved in their master en suite, which scooped the top accolade in the 2017 Trends International Design Awards. just for Rochelle, complete with velvet buttoned ottoman. Combining quality brands with outstanding advice and after-care service, Active Refrigeration supplied and installed the hydronic under-floor hot water heat pump system. Selected for the ‘significant energy savings’ it delivers, the system provides hot water for the entire house. The Mitsubishi 4 VRF heat recovery heat pump system was chosen for its convenience and space economy. Requiring only one outdoor unit to supply eight indoor units, each unit can be operated independently and has the capability to be integrated into the home automation system and operated remotely via a smart device. Due to the particularly small spaces within the ceiling cavities, Active Refrigeration came up with some ingenious ideas to accommodate the units within the wall cavities and bulk heads, so everything is seamlessly integrated, maintaining the clean architectural lines.
Outdoors, beyond the rear deck, concrete pavers wind their way around a handsome dry-stack stone retaining wall and lead to an outdoor lounging platform that is accessible by way of a contemporary cedar bridge. Owing to the fact that the site sits on a historical riverbed, Richard Fowler of Fowler Landscapes says large quantities of top soil were brought in before irrigation could be installed and planting and hardscaping aspects built. Although much of the planting down by the stream will take another 12 months to ‘fully flourish’, Richard says it was well worth spending an ‘extra few dollars’ on well-established trees, like the Juniper that appears from the stairwell inside and the ‘monster Maples’, to create ‘instant wow factor’. With their own outdoor sanctuary, the family will come together this summer under the shade, out on the deck, in the spa pool or down by the stream, whiling away the long days, spotting wild trout and also ducks as they meander past.

HE HOME ALSO represents a new chapter in the development of a piece of land the family has owned for over 20 years. Some ten years ago, Melanie and Stuart Ecroyd built their family home on one of the paddocks of their Avonhead property. With four boys, the opportunity presented itself to take what they loved of the original home; and, in subdividing the land, refine and expand on the plans to create the ultimate space for their family. They set out with the desire to ‘add an extra guest room, as well as separate living space for the adults’, but, as Melanie explains, as the project gained momentum and they gained greater clarity, the plans underwent further revisions. In Gregg Builders they found a building company that appreciates the importance of working with clients to refine the details so that each build encapsulates the unique priorities and predilections of those who will call it home. Over the last 70 years, the family company has been building iconic and award-winning homes across the region, consistently satisfying their clients, and validating their reputation for excellence. Craig Wilson of Gregg Builders took the reins as project manager, and worked alongside Stuart and Melanie, ‘as we went through every milestone of the build’. Fortnightly onsite meetings ensured a transparent, smooth process – one that, Melanie reflects, was refreshingly different from their experience of building a decade ago. Working with the two-year-old plans, Craig was able to look at the big picture and then hone in on the details – coordinating all elements, from the position of trees, to the lighting, to the hardscaping. With 60

prescience and prowess, founded on experience, he was able to offer suggestions as to how these aspects might be further refined to enhance the way the family would live in the space. ‘Wherever something didn’t quite work, Craig was able to suggest a change – and all his suggestions worked!’ enthuses Melanie. ‘The whole team was awesome to deal with. ‘Craig strongly recommended that we put in a straight driveway, rather than a curved one’ – a suggestion, Melanie says, ‘we are so glad we went with’. Putting in the 250-metre driveway, and sorting out the power and services, required the demolition of an existing home; yet the tree-lined approach bears no trace of the layers of planning and problemsolving behind its creation.

Arriving at the house, the extensive seven-car garaging is striking, yet unobtrusive – elegantly integrated with the forms of the home. Priding themselves on their ability to make doors up to 7.5 metres wide, without compromising on the quality flat finish, Custom Made Garage Doors supplied four Phoenix Flat Panel Insulated Sectional Doors. Founder Mal Hurrell explains that the Phoenix Doors are their own custom-made design – and the best flat-panel doors on the market. And, for the ultimate convenience, Merlin WhisperDrive Automatic Openers come with all the bells and whistles to ensure entering and leaving the garage is smooth, efficient and quiet. Complementing the home’s crisp lines, the combination of Linea weatherboard, clean white joinery, distinctive cedar shingles and beams, and stacked stone chimneys and pillars achieves softness and distinction.
‘It is important to make the right decision when it comes to cladding materials’, says Laurae Ross-Smith of Village Stone Christchurch, adding that ‘stone has never been out of style and is more popular now than ever.’ Having loved the stone elements of their previous home, which were also installed by Village Stone Christchurch, the Ecroyds were eager to enlist their services again. This time Alpine Schist veneer was used: robust and earthy, it also lends an air of romance and elegance to the exterior. Responsible for installing the external aluminium for the home’s windows and doors, and supporting the couple through the selection process, was the team at GA Aluminium. With its distinctive flat profile and contemporary clean lines, Fairview Architectural suites 35 and 40 were selected and finished in Warm White Pearl. The team at GA Aluminium worked closely with Gregg Builders before and throughout construction to ‘work out all the details’, an arrangement that GA Aluminium owner Gareth Lewis says is ‘crucial’ for a smooth process. Talking with any one of the subcontractors involved on the project, this message comes across loud and clear: careful planning and sound communication processes are paramount. The unequivocal success of this project comes down to the strong working relationships Gregg Builders has with their team of subcontractors, who all share the building company’s exacting standards and ethos of integrity. metre high ceiling throughout the home, and the high raking ceiling in the outdoor living area, Lance Ash Interiors supplied and fitted the ceiling battens and insulation, and fixed and stopped the plasterboard walls. The experienced plasterers provide a complete drywall service, and take pride in the meticulous care they take to achieve a flawless result. Their work paved the way for the team from Newman Decorators who were responsible for hanging wallpaper and painting throughout. Like the plasterers from Lance Ash Interiors, the decorators have impeccable standards – something Gregg Builders has been able to rely on since the companies started working together 25 years ago. With a vast knowledge of products and top-notch craftsmanship, Newman Decorators picked up four awards at the Registered Master Painter Awards in 2017 – and are passionate about the key role they play in beautifying, personalising and energising spaces. Behind the pristine walls, Mainland Electrical installed the lighting, heating, data and audiovisual systems throughout the home – a multipronged assignment that called for careful planning and thorough communication with the couple, to ensure that the outcomes matched family members’ individual visions for living in the home. With architectural lighting installed above, Devi in-slab and undertile heating systems ensure complete comfort – emanating heat from beneath the floor. Angelique Armstrong of Armstrong Interiors was called on to maximise the space the family had, to optimise functionality and flow, and to offer clever storage solutions throughout. Although intending to replicate the layout of the original home, as the project unfolded Angelique seized opportunities to tweak the layout of the kitchen scullery, master en suite and walk-in robe and laundry to satisfy these objectives. The nexus of family life, the striking kitchen is also highly practical, featuring Melteca for the
cupboards, subway tiles for the splashbacks and a sleek granite benchtop. The combination of the subway tiles, which provide a clean backdrop for the large stainless steel Schweigen extractor fan, and the detailed floating shelving, exemplifies the boldness and exquisiteness of this space. When it came to some of the finishing touches, as Angelique notes, Melanie had a strong vision. ‘I wanted each space to feel unique’, says Melanie, who made all the wallpaper selections herself, and is delighted with the outcome. As the sun streams in, the wooden flooring flows out onto the expansive deck, which folds around the home – creating a stage for family life to play out. completely onto it – we were always kept in the loop and nothing was ever a problem.’ For project manager, Craig Wilson, the highlight was ‘guiding the couple through every step of the build and giving advice and options where necessary’. Building needn’t be a stressful and protracted process – it can be immensely stimulating and rewarding when handled with such personal care and professionalism. And, as Craig remarks, ‘a bit of humour along the way doesn’t hurt’. ‘Handing over the keys at the end is an experience that is hard to beat’, says Craig. Those keys represent the culmination of the whole team’s efforts – on behalf of clients they care for – and the start of a new chapter in people’s lives. For two decades, the Ecroyd family has owned the plot of land; and, in that time while bringing up their boys, they have dreamed of their ultimate family home – one that would tick all the boxes and then some. The proof of the success of any build is in the living it delivers, and for the Ecroyds, and their friends, the arrangement of spaces inside and out, makes this home a triumph.

HEN THE TENANTS OF the tiny white weatherboard bungalow in the neighbouring front section decided to move on, Tony and Julie Trengrove jumped at the chance to build an investment property that would complement their own proposed rebuild behind it. Engaging CoLab Architecture to design a spec home like no other, and enlisting the construction nous of Feutz & Goldsmith Builders, the couple were in capable hands. Fortunate to have found the ‘dream design/build team’, Tony says all involved were of the same ilk – die-hard perfectionists, through and through. The couple entrusted the project to CoLab’s architectural designer, Tobin Smith, who was given carte blanche to achieve the full impact of his architectural vision. United by their unwavering passion for exquisite detail and exacting standards, Tobin worked in close collaboration with Feutz & Goldsmith’s project manager Jeremy Webb and site foreman Steve Carey to achieve a stunning contemporary home. Fully engaged every step of the way, Tony says he would often call into the CoLab studio where he was always greeted with enthusiasm; no question he asked was ever deemed silly or inconsequential, he says. Jeremy was equally approachable, keeping Tony in the loop at every turn, and calling on his

input throughout the construction phase. Working in accordance with the architectural design crafted by CoLab Architecture, Tobin says Feutz & Goldsmith Builders were ‘a dream to work with’, given their shared appreciation for the finer details, their consummate professionalism and impeccable processes. Skilful manoeuvring and some creative solutions were called for in order to meet new council regulations around subdivisions in the area. The proposed design had a larger footprint than the previous dwelling on the site, prior to subdividing, which, as Tobin says, provided its fair share of ‘hairpulling moments’. However, he says, the effort made to challenge the process with the council was well worth the outcome. ‘The scale of the house and quality of the outdoor spaces surrounding it is incredibly successful, and illustrates how any negative effects of a small site can be mitigated through considered design.’ Using ‘honest materials’, Tobin says the vertical shiplap Western Red Cedar with milk-wash stain finish was chosen to weather and age with the changing of the seasons. Balancing the Cedar, and used for the surrounding garden walls, Rockcote Integra from Resene Construction Systems was expertly handapplied by the team at Plaster Works. The high performing concrete plaster facade is a lightweight, durable cladding solution that is also low maintenance. Providing the home with a weather-tight envelope, it also offers remarkable acoustic benefits. Well versed in meeting the exacting demands of high-end architectural builds, John says it’s always rewarding to see a quality architecturally designed home come to fruition. To match the sleek ebony roof tray, matte black aluminium window and door frames from the Fairview Architectural range were supplied and installed by Fairview Concepts. Creating a striking counterbalance to the pale cedar cladding, the black detailing in the window frames is further accentuated by the deep recess of the windows at each of the main
STAIRCASE A striking solid oak staircase functions as the ‘main circulation’ between the public living spaces on the ground floor and private sleeping quarters on the floor above. Lined on both sides with vertical cedar cladding, Tobin says, this ‘helps create a genuine sense of transition between these spaces – it feels as though you’re almost stepping outside the building envelope.’

gable ends. And this play on light and shadow gives the form a commanding street presence. The architectural design that specified massive 2.7 x 2.3 metre door panels required a clever solution – and this was carried out with meticulous attention to detail. Fairview Director Daryl Gommans explains that each unit was fitted with a plasterboard adaptor in order to achieve a seamless finish. The monochrome palette on the exterior is mirrored indoors with the use of blonde French oak flooring, which has been matched with oak joinery in the kitchen and open-plan living area, with black accents seen in the staircase’s steel balustrade, in the polished engineered stone benchtops and in the linear black pendant suspended above the kitchen island. Comber and Comber joined forces with CoLab on this project to launch their new home-staging service: Stage-It: Architectural Series. Providing the ‘complete package’ for homeowners, architects, and builders seeking to present their properties in the best possible light for optimal returns, Comber and Comber’s principal interior designer Paula Comber says this new service caters specifically for architectural homes. 72

HOMES
As high-end architectural homes demand extra special treatment, the quality of furniture and styling props are carefully selected to reflect the home’s exceptional design and attention to detail, Paula explains. Working in closely with Tobin and the homeowners, Paula says the carefully curated pieces allow the architecture to take centre stage. All in all, the home delivers the ultimate statement in contemporary luxury and is guaranteed to attract potential buyers. To that end, timeless, yet iconic pieces, inspired by furniture design heavyweights like Ray and Charles Eames, Tom Dixon and Isamu Noguchi, have been selected in combination with sumptuous reindeer hides and Tibetan lamb skins, with luxury scented candles, premium bed linen and lush greenery creating that lived-in vibe. As Tobin concludes, working with ‘good people’ – from the client, to the building team and craftspeople – makes for a thoroughly enjoyable journey, and this one has arrived at an utterly satisfying destination. Pouring their heart and soul into this investment property project, Tony says they ‘pulled out all the stops’ to create a truly exceptional home that rivals all others on the market. And the reaction they’ve received from friends and family – especially the discerning design buffs amongst them – confirms that they have achieved what they set out to do: create a stunning contemporary home that simply takes your breath away.

UCKED AWAY DOWN the newest hip hospo alleyway to emerge from Victoria Street’s burgeoning nightlife mecca is Asian powerhouse Sister Kong Bao House. Riding high on the shirttails of their former Chinese dumpling empire, Pot Sticker Dumpling Bar, Sister Kong is altogether next-level dining. Drawn like moths to the flame, we proceed to the end of the laneway where a giant pulsating neon cat greets us. Sister Kong’s lucky cat mascot – designed by local artist, Joel Hart – plays out as a recurring motif on menus and across one wall where rows of golden feline forms wave their tiny paws hypnotically. Spilling out onto the sun-drenched courtyard that is the laneway’s thoroughfare, late afternoon punters can enjoy a pre-dinner cocktail as the last of the sun’s rays fade into night. Stepping inside, the decor exudes all the vibrancy and magnetism of Hong Kong’s sizzling street life. This edgy, urban fit-out piques our curiosity as to what might be expected from the kitchen. Pulling up a pew on the long banquet seating on one side of the bar, we are given the low-down on specials from our charming waitress. And, with a new mixologist from Germany in the house, we are treated to a sampling of the soon-to-be-released summer cocktails he has been concocting specially for the festive season. One cocktail, served in a copper mug and topped with a candied orange peel, conjures up a chilled Asian-style take on German mulled wine. Made with sake, calvados and ginger lemonade, the hint of cardamom and lemongrass gives it just the right amount to spice. As Sister Kong is all about bao buns, we are glad to see some classic flavour combinations as well as some innovative creations that include a decadent chocolate ice-cream ‘baonut’, which, we are delighted to report, had our taste buds singing. For those looking to go bun-free, Sister Kong also offers plenty of delicious alternatives like the freshest summer noodle salad this side of the Tasman, moreish fried chicken, crispy wontons, the bao ice cup substitute, and, of course, plenty of dumplings. For a fabulous night out, a laid-back weekend brunch or a quick pick-me-up courtesy of UberEATS, look no further than Sister Kong to satiate your culinary desires. Summer drop WITH THE FESTIVE SEASON UPON US, GIESEN HAS A BOTTLE OF S O M E T H I N G F O R E V E R Y O N E AT T H E D I N N E R TA B L E . T H E S E T W O S TA N D O U T W I N E S A R E S U R E T O G E T T H E PA R T Y S TA R T E D .
‘BACK YARDS & RHUBARBS’ GIESEN ‘FROSÉ’ COCKTAIL For cocktail fans, nothing goes past this fresh ’n’ fruity concoction to while away the summer days and nights. Pairing Giesen Rosé with a few choice summer fruits and berries, all you need is an ice tray and a blender to get the show on the road. Ingredients 350ml-750ml (1 bottle) of Giesen Rosé wine 3 parts vodka (can be swapped out with flavoured vodka, rum or gin) 2 parts lime juice 1 part Barker’s Squeezed Rhubarb, Raspberry & Rosehip fruit syrup
GIESEN ROSÉ Evoking childhood memories of sun-kissed strawberries smothered in whipped cream, Giesen Rosé is surprisingly diverse – to be served either with summer fare or as a refreshing cocktail. A beautiful full-flavoured wine with great texture leading into a satisfying finish, the grapes are picked early in the harvest to retain its bright acidity and fruity aromas. This summer, Giesen Rosé works in perfect partnership with summer salads, quiches, and antipasto platters, or as the main ingredient for a fun, frozen cocktail. GEMSTONE RIESLING BY GIESEN The newly launched Gemstone Riesling is another Giesen wine to join you at the table this summer. With just a hint of sweetness and a whiff of smokiness, the Gemstone strikes the perfect balance with notes of luscious citrus blossom and white florals. This vintage harks from the Giesen-owned Eden Valley Vineyard in the lower Waihopai Valley, where a portion of the blend is fermented and matured in granite tanks. Made from volcanic rock, the granite is what gives this limited release its distinctive quality. A perfect match with Vietnamese spring rolls, or anything that contains zesty, spicy flavours, the Gemstone is the Riesling to try this summer. giesenwines.co.nz 76

Preparation 1. Pour the Giesen Rosé wine into large ice cube trays or large snaplock bag rested in a bowl. 2. Pop in the freezer overnight or for 8-24 hours. Because of the alcohol content, it will take 12-24 hours to fully freeze the wine. Instructions 1. Put vodka, lime juice and syrup into a clean jar and stir. 2. Take the frozen Giesen Rosé out of the freezer and remove ice cubes from the ice tray. 3. Blend the Giesen Rosé until it’s a nice slushie consistency. 4. Add to the jar with other ingredients. 5. Put a lid on the jar and shake to mix ingredients. 6. Remove the lid and pour into a wine or cocktail glass, and garnish with fresh raspberries and a sprig of mint. CANDIED HAZELNUTS These candied hazelnuts are a delicious addition to salads and desserts, or simply as a snack – well worth the soaking and dehydrating time.
Make time: 5 mins Soak time: 4–6 hours Dehydrating time: 1–2 days Makes: 2 cups Equipment required: dehydrator 2 cups hazelnuts, soaked for 4−6 hours 1⁄3 cup organic maple syrup or coconut nectar pinch of sea salt 1. Drain and rinse soaked hazelnuts thoroughly. Spread nuts over a dry tea towel and blot dry. Place in a bowl with maple syrup or coconut nectar and salt, and toss to coat. 2. Spread thinly on dehydrator trays (with a baking sheet or Paraflex sheet) and dry at 41°C for 1½–2 days (this depends on the humidity level). When they are ready they will be very crunchy, almost like a roasted nut, and will keep in an airtight container or jar for several months. SIMPLE YET THOUGHTFUL skincare ritual can be far more enjoyable than one encumbered by many ingredient-dense products, and is particularly enhanced by using products that are lovingly homemade. For a more radiant, silky smooth complexion, here are some simple skincare recipes that take only moments to prepare, and don’t cost the earth.
COCONUT OIL CLEANSER Using a single ingredient, this coconut oil cleanser is kind on your skin and your pocket. 1. G ently massage a small amount of coconut oil into your skin in a circular motion. 2. U sing a warm, damp facecloth, remove any residue and makeup. If you have sensitive or oily skin, you might like to dilute the coconut oil in warm water. 3. Store in a dark-coloured glass jar.
WITCH HA ZEL TONER Witch hazel is a natural extract derived from the bark and leaves of the shrub of that name, and has a long history, particularly within natural medicine and skincare. This natural astringent is gentle to use, and is excellent for helping to reduce the appearance of acne, redness and irritation. It also helps to lock in moisture and balance oily or dry skin types. Rose water has been added here to help prevent signs of ageing and keep skin feeling rejuvenated and beautifully soft. Makes 100ml 50ml witch hazel extract 50ml rose water 1. P our the witch hazel and rose water into a small spray bottle and shake gently to combine. 2. Spray onto the skin after cleansing. 3. A llow to dry before applying moisturiser or face oil.
EUCALYPTUS AND LIME LIQUID HAND SOAP Commercially made hand soap can leave skin feeling dry, but this homemade version is much gentler, and the eucalyptus paired with lime gives an invigorating fresh aroma, with a dash of almond oil to soften the skin. Makes about 500ml 300ml filtered water one bar of Castile soap, finely grated 10 drops of eucalyptus essential oil 10 drops of lime essential oil 3 tbsp sweet almond oil 1. P ut the water and grated soap in a small saucepan over low heat. Stir continuously until the soap dissolves. 2. Allow to cool. 3. S tir in the oils then pour into darkcoloured bottles.

Confessions of a beginner gardener GREEN TO GARDENING, STUDIO HOME DESIGN BLOGGER J U L I A AT K I N S O N S H A R E S H E R F O R AY S I N T O A H O B B Y T H AT H A S B L O O M E D I N T O ‘A N O B S E S S I O N ’.
I
HAVE MOVED TOWN every three years since I was 19 years old. And, while extremely house proud, the fact that I couldn’t stow my ‘garden’ in the back of my car meant that money and interest was channelled into art, transportable furniture and bed linen. So, when my fiancé and I moved into a lovely villa in Christchurch with the plan to stay long term, some unusual changes began to take place in me. I walked the edges of the garden beds, wishing they weren’t so boring, shrubby and predominantly native; they felt at odds with the character of the old house. The inherited veggie garden glared at me in its amazing, multitiered glory and I sighed, realising that I had no option but to do it justice by growing green things. I mean, I wanted it to look good even if we didn’t eat them (blasphemy!). My life-long urges to create spaces that were attractive to me started to leak into the backyard. I began to follow rambling English gardens on Instagram, New Zealand flower growers were next, and then I slid into Paper Plus and bought my first Yates Gardening Guide. Amateur gardeners beware… this is addictive for those after advice for specific regions! At 35 years old, my interest in gardening was finally sprouting! I mined the knowledge of family, dragging them straight out the back for ‘question time’. My vision for frothy herbaceous borders was tabled as I discovered my garden was simply too shady, but this just sparked more research! I banished tons of fashionable, spiky plants to other people’s gardens and hits were ordered on trees that were surplus to needs and created too much shade. I certainly couldn’t be accused of softly easing into this new hobby; I just skipped straight to landscape obsession. One year in and four seasons later, I have suffered losses balanced by great wins including my rambling wall of sweet peas parked in only three inches of soil! We actually eat from our veggie garden and I have used planter boxes positioned in the sun to coax up the bobbing heads of dahlias. studiohome.co.nz
TA K E AWAY T I P S F O R BEGINNER GARDENERS Read the labels on seedlings you buy. Most plants need plenty of sun to reach their best! The gardening aisle of your local hardware store is a mecca of advice. I have learnt so much in regard to my options for fertilisers and pest control from the staff that man those areas. Water. Don’t design your masterpiece without planning and putting in your watering system. I have found Sweet Peas to be a friendly and hugely rewarding first foray into flower growing. Buy packs of seedlings from garden centres and mix colour and scent to climb up walls or twist down from baskets. Always dead head to keep them producing more flowers! Trade Me is a great spot for affordable seeds and plants. Never handle potting mix without gloves, and even cover your mouth and nose if it’s dry: Legionnaires’ disease is the real deal! Weed regularly, and explore mulch options as this really helps!

E ALL KNOW how important acoustics are in public buildings, especially theatres, libraries and restaurants; but the acoustics in one's home are just as important. There are three basic areas of acoustics worth considering: exterior noise control, inter-space noise control, and interior space acoustics. Controlling exterior noise begins with minimising traffic noise, which is best achieved close to the source by erecting a solid fence. Although this won’t please urban planners, it will ensure a quieter home – at least on the ground floor. With respect to reducing all other exterior noise, walls are good (especially ones constructed of dense materials like concrete), and windows are generally bad. The first urban myth to debunk is that double glazing helps reduce noise. This is false, and in some circumstances the sound may actually be amplified through the air gap. For double glazing to be effective in reducing noice, a large air gap of about 20cm between the panes is called for. Although this is difficult to achieve in most homes, a similar effect can be created with high density glass. Laminated glass is the simplest and cheapest option, and special ‘hush’ glass is also a viable option. Inter-space noise control is often achieved with acoustic insulation between rooms. Although this will help, often it’s not the best option; and, if there’s plumbing in the walls, acoustic insulation won’t help much at all. However, two layers of plasterboard,
or a layer of plywood and a layer of plasterboard will help considerably. Airborne noise must also be considered, as well as vibrations. To eliminate vibration, there are clips with rubber grommets that can be attached to structural linings, and, as with glazing and solid walls, the larger the density, the greater the acoustic benefits. The best and most common solution for minimising noise transfer between floors is with solid concrete or a solid timber structure, rather than timber framing with particleboard.
In architecture there is a delicate balance to be struck between acoustics, thermal performance and aesthetics. While thermal mass is a common request, it often demands exposed concrete or tile floors, and although these materials perform well thermally and aesthetically, acoustically they are far from ideal. Therefore, carpeted rooms are a simple and effective option that will absorb the noise rather than reflect it. A great solution for extensively glazed spaces, which also have high-performing thermal mass materials like concrete, is to employ acoustic ceilings. Timber is an excellent material, which can be manufactured with holes in it and can have absorbent acoustic blankets installed behind it – the ultimate solution that performs well and looks smart. Acoustic performance is an aspect of your home worth considering early on in the design phase, in order to create a home that’s a pleasure to inhabit on every level. 03 384 7879 | young.co.nz
