O MATTER WHERE my travels have taken me over the years, I have always gravitated towards living in apartments. Drawn to the excitement of living amidst the throng of boutiques, cafes, restaurants, theatres, galleries and parks, I love having all of this right on my doorstep. And, while I thoroughly enjoy living alone for quiet contemplation, to rest and recharge, I am still very much a social animal – and, therefore, thrive on living in close proximity to my fellow humans. Discovering a passion for the beach – taking time out for long walks along the shoreline or an invigorating swim in the ocean on a daily basis – I find my thoughts turning towards the idea of building my own tiny house amidst the dunes. So, I was delighted to discover one local building company who may well have the answer to my prayers (page 20). Favouring quality above size every time, considered design that comes in small packages makes my heart sing. And, given my modest budget, the idea of building my own small, yet perfectly formed tiny home is made that much more affordable when designing on a small scale. What inspired you to begin building tiny houses? As die-hard fans of Scandinavian design, we had noticed that, although their houses aren’t especially big, the space they do have is used efficiently and effectively. And it got us thinking about the typical New Zealand ‘dream’ that generally has four bedrooms, and is not only expensive to build, maintain and clean, but is also seemingly at odds with Kiwis’ love of nature and outdoor living. So we started following the tiny house movement on television and on social media, and we soon realised that the demand for modern, smaller and more affordable housing in New Zealand was quickly gaining momentum. Why build a tiny house? The biggest draw card for many people is the ability to own a beautiful architecturally designed home: building on a smaller scale makes this dream an affordable and achievable reality. Tiny houses make fantastic first homes for those new to the housing market; they are an attractive option for those looking to downsize; and, they may be used as a selfcontained apartment on an existing section – for guests, or to be rented out, generating additional income. As they are built to be transportable, they can go anywhere and on any type of terrain – by the beach, near a lake, in the forest or on a farm. We even had one helicoptered into a remote spot on the West Coast to be used as a hunting retreat.

HILE THE LAST RAYS of summer may now be a distant memory, this is the ideal time to put plans in motion for when the heat hits again. Urban dwellings often have small decks and balconies that can accommodate a diverse range of plants. Choose varieties that offer a tantalising mix of visual beauty, fragrance and practicality. DECORATIVE No matter how humble or small your dwelling, plants can breathe life into otherwise neglected nooks and crannies. Adorn your entrance with topiary, standard lavender, or a lemon or olive tree to make an elegant statement. Bookshelves, sideboards, bedside tables, kitchen countertops and bathroom vanities are all surfaces where you can introduce greenery. To add interest, or where surfaces are few and far between, hang trailing varieties like Boston Ivy, Maidenhair Fern, String of Hearts or Lipstick Vine at different heights and in clusters.
VERTICAL Another practical gardening idea for narrow outdoor areas is to opt for a vertical plant wall. These can be designed by a professional landscape architect; or, you can call on expert advice from your local garden centre to create your own. Planter pockets can be attached to a fence, the side of your house or wall of your balcony. Hang pots on a trellis or steel mesh, or stack wooden planter boxes in a pyramid fashion, which can double as a dividing wall.
POT TO PL ATE Having fresh food within arm’s reach is convenient and economical, and doesn’t require a lot of space. Herbs, flowers, fruit and vegetables can all be grown successfully in pots and planters, provided there are sufficient nutrients added to the soil and enough sun. If you have more outdoor space available, raised planter beds can be used to house a larger potager garden.

ISTORICALLY, WE HAVE taken to nesting in suburbia. This tendency is understandable given Christchurch is flat, which supports the proliferation of spread. However, with the majority of our urban population in ‘depopulated car-centric suburbs’, these have become monocultural landscapes with very little soul. One of the post-earthquake initiatives has been a drive towards a concentration of residential housing in the heart of the city. However, this notion is proving difficult to realise – largely due to the cost of development, but also in part because of the psychology of the typical Christchurch resident, who is used to the idea of more space. The real success or failure of this initiative, I believe, will be driven by its inhabitants and whether the promise of a revitalised inner city will deliver. That challenge poses the all-important question: ‘what would bring people back?’ The need to create stimulating and interesting environments in which people can thrive – whether with private courtyards or communal spaces associated with apartment-style developments – requires more than merely
replicating a traditional suburban yard on a smaller scale: it requires the creation of an oasis at its epicentre. I like to think that the external living space within an inner-city development is a place to escape the daily grind, one that is well considered with layers and meaning. I believe a city tells a narrative, a story about the people who use it; it is a space that reveals our idiosyncrasies and the touchstones of our lives. Our environments impact and shape our behaviour. Therefore, the best small spaces are the ones that do one thing really well. As a landscape architect, I am drawn to refined simplicity where every square inch matters; so, designing outdoor spaces in a densely populated urban area presents the ideal opportunity to design in a way that reflects these values.
In Bob Parker’s book, Ripped Apart: a city in chaos – which details his experience as mayor during the earthquakes – Bob envisions Christchurch becoming a ‘city in a garden’ rather than a ‘garden city’, which resonates strongly with me. The design of apartment complexes involves a careful juxtaposition between private and public spaces. And one of the key design elements is to ensure residents are able to choose a level of engagement that suits them. It can be interesting to see how residents set about delineating these public and private spaces on their own terms, either with the placement of garden pots that both physically and visually demarcate space, or through the placement of outdoor furniture. As one looks to navigate the pressures and stresses of modern life, I particularly like the notion that our own little slice of the inner-city landscape can be one that responds to the rhythm of life, celebrating the diurnal and seasonal nature. We can create spaces that are bursting with vitality, yet relaxing and bucolic. As I look out onto the courtyard from my office, I see the flow of water, sun reflecting off leaves, and Monarch butterflies dancing on the breeze. Blossoms come and go, as do the leaves of the paperbark maples, and our resident bellbird sings to an appreciative audience. We may be in the inner city, but this small area is brimming with life. Inner-city gardens need soul and a touch of the unexpected. All too often we landscape architects can get a little too serious about our craft, but there’s nothing better than creating a slice of paradise in which we can lose ourselves, pick from our harvest, eat, drink and be merry, and sleep and dream of our next adventure or some faraway place. 03 366 3268 | roughandmilne.co.nz

Small spaces, big potential

If flat surfaces are at a premium, inject some texture and interest into your space by hanging a plant from the ceiling. Corners are great spots for this!

Embrace changeable spaces. Could your office double as a spare room? Airbeds are inexpensive, and now made to luxury levels.

Choose a slimline standing desk that is narrow in depth and allows space for storage below.

Focus your efforts on a comfortable living area with a large coffee table that could sub for dining too. Popping cushions on the floor around it rather than sacrificing space for a full dining table works well for casual group gatherings. You just need to weigh up whether ‘table time’ or ‘couch time’ is more important!

Consider the scale of your furniture. A huge deep corner suite will dominate a room; so, instead, swap it out for a comfortable 2.5 seater with narrow arms that will perform just as well.

Don’t get hung up on creating space with the colour of your walls. The size of your room is the size of your room and that’s that. However, playing with the colour of your walls to add maximum personality and character is a goer! If dark walls are your thing – go for it!

If you have glass doors that open onto a courtyard or balcony, get planting! Interesting flowers and potted plants will draw your gaze beyond the confines of your indoor space and give the feeling of an additional outdoor room.

Make use of that extra wall space if you have rooms with high ceilings. Hang art right to the top or build shelves all the way up to the ceiling. This gives a feeling of loftiness while creating more storage space, and the chance to inject personality into the space with different display options.

If you have the luxury of building your own tiny house from scratch, take a leaf out of the book of my previous landlord and incorporate ‘walls’ that slide away, transforming rooms into open-plan living, or closing off spaces to create intimacy.

EEKING TO PRODUCE something a bit different from the ‘standard white box’ commonly found in the inner city, architectural designer Barry Connor set about creating a townhouse development primed for luxury inner-city living. Working within the constraints presented by the modest sized section, the London-trained architectural designer had a ‘relatively loose’ brief, which allowed his creative talents to flourish. A long, rectangular shaped site often brings with it the challenge of meeting council requirements around recession planes. Mindful to keep within the bounds of the local planning framework, while harnessing all available natural light, Barry produced several working variations in order to arrive at a satisfactory solution. This involved the careful positioning of the double garage between the two townhouses, which allowed light to shine through from the front to the rear dwelling. And, to further maximise all available natural light, expansive floor-to-ceiling windows and sliding doors to the courtyards were placed throughout this pair of luxury townhouses. Project managing the construction process, Patrick Grace and site foreman David Forly of PG

Builders was on site daily to ensure the smooth running of the build – liaising with the council for building consents, and with Barry on all design aspects. As Patrick recalls, there were a few specific design aspects that proved challenging. Given the six-metre height between the floor of the second storey and the ridgeline, additional planning around health and safety processes and hazard management was called for. And, during the course of the project, Patrick explains that five different configurations of scaffolding had to be created to facilitate various design features. Responsible for managing the logistics of the various sub-contractors, ‘particularly on timespecific and time-critical components of the build’ – Patrick's meticulous planning and solution-oriented approach meant that everything ran smoothly and was finished to an immaculate standard just in time for auction day. Powell Fenwick provided professional engineering advice and solutions to ensure the building’s structural integrity. Together with the architect, they created a sense of ‘openness’ on each floor, within the relatively modest footprint. The spaciousness of the open-plan living and dining area

on the ground floor was assisted by the steel floor support structure and an engineered timber roof structure was erected to support the vaulted ceiling on the first floor. Determined to avoid the black and white facades typically found in the surrounding area, the natural beauty of cedar cladding was employed. Masterfully handcrafted and finished with exquisite octagonalhead copper nails, Barry explains that it is this kind of ‘considered detailing’ that influenced the product selection at every turn. ‘In keeping with the surrounding million dollar townhouses, and in order to appeal to inner-city professionals and empty nesters, it was important an impeccable standard was achieved’, Barry says. The interior look is both contemporary and timeless. Tasked with creating a cohesive monochromatic interior scheme throughout the townhouses was Sandy Eagle of Sandy Eagle Design. Giving an air of understated sophistication, while meeting the high level of craftsmanship this project demanded, large format black Acidic tiles were used

in the entry. Covering the wall from floor-to-ceiling, the tiles were also used on the door face to conceal the entrance to the powder room. Supplied by BellaRoc, these exquisite porcelain tiles from Ceramica Fondovalle have been beautifully handcrafted by fusing traditional techniques with contemporary clean lines. To counter the masculinity of the black tiles, engineered timber floor tiles offer warmth and a sense of continuity throughout the ground floor and marry with the blonde timber used for the floating staircase, manufactured by Southern Creations. Commonly used to make wine and whiskey barrels, due to its water- and rot-resistant properties,
American White Oak was used in conjunction with stainless steel fixtures. Southern Creations’ sales manager Scott Bawden says they enjoy working with this particular timber, owing to its hardwearing characteristics, beautiful ‘open grain’, and the aesthetic flexibility it affords – in that it can be stained almost any colour. island, a separate pantry provides plenty of room for appliances and dry goods. The crisp freshness of white, high-gloss joinery is framed in black with matching floating shelves and negative detailing in the island drawers, which creates a floating effect. Giving the kitchen its ‘decidedly New York vibe’, Sandy says this is her favourite aspect of this high-spec kitchen. Sleek handleless drawers were incorporated into the custom-made cabinetry and the Corian benchtop with moulded bowl gives a seamless finish. Working in close collaboration with Sandy, Mo Tiles supplied the feature tiles in the kitchen, as well as in the master bathroom and en suite upstairs.
While chevron tiles were used in the kitchen to create depth and interest in the splashback, glossy white tiles serve as the backdrop to both bathrooms, and a mix of both matt and gloss hexagonal black tiles create a focal point for the double shower and bath. Lin-Tech Electrical was responsible for installing all electrics, including all wiring, fitting sockets and light switches, as well as the communication data systems and the electric gates. For director Jason Lindley, his favourite rooms are the kitchens and bathrooms. Jason says negotiating the floor-toceiling tiles and making sure all wiring was hidden within the individual floating towel rails demanded a high level of planning.

For Barry, the ultimate joy comes at a project’s completion. ‘It’s always nice walking through the finished development and experiencing unexpected moments of impact, like the spaciousness in the living area as it comes into view while descending the stairs, or the striking black framed joinery in the kitchen. ‘It’s one thing to have the vision in one’s head that’s then translated into a two dimensional design on paper, but another one entirely when you see how it comes to life. And, when the outcome marries seamlessly with the original intent, it’s a great feeling.’

HIS ARCHITECTURALLY DESIGNED home provided the perfect starting point for Christchurch interior architect Emma Morris of Eterno Design. Fusing her keen eye for detail with her clients’ unique style, Emma has created a series of award-winning interior spaces that the inhabitants will enjoy for years to come. Emma’s brief was succinct: to create highly functional spaces, with an effortless ‘flow’ between the kitchen, scullery and preparation areas, and between the indoor and outdoor dining and entertaining areas. Emma says the interior palette was carefully chosen to ‘enhance the strong architectural forms and the interplay of natural light that shines through the varying ceiling heights’. Bespoke joinery components were designed to maximise storage and create a cohesive feel throughout the home. Working in close collaboration with Emma, Mark Allworthy of Bates Joinery manufactured all of Emma’s designs, which can be found in just about every room. From the custommade kitchen cabinetry, to the wall-hung bathroom vanities, to the sleek entertainment unit in the media room, all joinery was made using quartercut American White Oak that was either painted or stained black. A ‘welcoming haven’ where family and friends can come together, the ‘intimate snug’ Emma created in the media room offers a compelling colour palette of inky blues, complemented by plush, velvety textures. The stunning piece of bespoke cabinetry that envelops the gas fireplace and wall-mounted television was a joint effort and real labour of love.

beyond. Quietly elegant, the island is wrapped in stained oak panels that have been designed to form a drop down dining table. As with all aspects of this home’s interior, Emma has chosen all fixtures and fittings to imbue each space with a ‘sense of style and simplicity’. UILT BY MCKENZIE BUILDERS, this family home walks the line between rustic romance and modern industrial. With travel and work commitments encroaching on precious family time, Kylie and Greg McKay decided to trade their labour-intensive lifestyle block in North Canterbury for the simple life in Pegasus. Determined to free up the time previously devoted to looking after animals, the pair still sought the tranquillity and open spaces they’d become accustomed to. And, with good friends singing the praises of life in Pegasus, they were sold on the idea. With views out to majestic Mt Grey and over the lake, where they can enjoy paddle boarding, and
with the beach and biking tracks all within easy walking distance, the location was ideal for their family of five. Having decided on a location, the McKays quickly set about enlisting a builder. This being their first building project, they’d be forgiven for feeling apprehensive. Yet, in the capable hands of McKenzie Builders, their confidence soared. LIVING Creating a sense of sleek modernity the couple opted for a black backdrop for their kitchen, dining and living spaces, and, as a nod to the couple’s love of High Country living, the high ceilings have been adorned with large rustic timber beams.
And, while other builders may have deemed their demands ‘impossible’, Louie happily accommodated all their requests and saw that these were executed to the highest standards. ‘Louie has exceptional problem solving abilities. Nothing ever seemed to be a problem and we were able to tweak our design ideas as we went to ensure functionality as well as aesthetic beauty’, Kylie shares. Being the pair’s first ever new build, Kylie says they were keen to tick everything off their wish list. High on the agenda was a swimming pool for their three young children. This would act as a pivot point around which the building would form a U shape. The site’s unique shape presented the first challenge for Louie. As space to manoeuvre was limited, the pool had to be completed before the construction of the house could commence. Working closely with McKenzie Builders to excavate the site and form the hardfill for the foundations, Thornz Landscapes also provided hardscaping and planting. Continuing the strong black theme indoors and out, and providing parking for the boat, the driveway was finished with a hardwearing driveway mix of asphalt. To soften the hardscaping, low maintenance plants were selected for their ‘formal, yet natural feel’. remain pristine for longer, this cutting edge paint technology applies the same scientific principles as a Lotus leaf, repelling both dirt and water. Through the weathered corten steel front door, polished concrete floors pave the way for the industrial vibe that characterises the ground floor. Creating a seamless continuity throughout, while offering great thermal properties, the concrete floors were poured and placed by NS Reid Concrete, along with all outdoor paths and patios. Sealed for optimal practicality in high traffic areas, the industrial warehouse effect was created using finishing additives and four machines. Given that polished concrete floors are their specialty, NS Reid Concrete produced exceptional results – for which they are renowned. Creating a show-stopping focal point in the foyer, a hanging staircase sports pitted and pockmarked timber slabs from an old railway bridge in Rakaia. This beautifully aged and naturally weathered timber was also used to create the two impressive sliding barn-style doors off the foyer – both engineered by Christchurch Wrought Iron & Metalwork.

Having not produced a hanging staircase before, this provided the team with an exciting challenge. And, to match the rust-look corten steel front door, they aged the staircase steel pipes by leaving them out in the elements for three to four weeks. Upstairs serves as a retreat for the adults, comprising the coupleâ&#x20AC;&#x2122;s spacious master bedroom, walk-in dressing room and luxurious bathroom. Downstairs, a separate wing for the childrenâ&#x20AC;&#x2122;s bedrooms also houses a separate laundry, bathroom and home office, while the other downstairs wing is dedicated to living, dining and entertaining. To ensure the precise alignment of the large format Casserto tiles, meticulous attention was
paid to the layout and installation. Supplying and installing all tiles indoors and out, Exquisite Tiles achieved a quality finish. By selecting the same tile in different shades for the downstairs bathroom, kitchen and laundry, they created a cohesive feel throughout. Meanwhile gunmetal porcelain tiles were used outside to delineate the area around the swimming pool and complement the timber decking. Raylight Aluminium supplied and installed Nulook AllSeasons thermally broken aluminium windows and doors. Reducing thermal transference of hot and cold, the suite provides greater economy in terms of energy output to heat and cool the home.

Enhancing the homeâ&#x20AC;&#x2122;s sleek, modern look, matt black frames with grey-tinted Low-E double-glazing were selected. By recessing the stacker sliding doors, which lead from the foyer and living areas out to the swimming pool, Raylight Aluminium achieved a seamless threshold between inside and out. Selected for their premium quality, performance and simplicity of form, all lighting and electrical products and materials were supplied and installed by Regenerate. To match the moody interiors, it was important to Kylie and Greg that all fixtures and fittings were black. Because black fixtures and fittings are surprisingly difficult
to find ready-made, powdercoating was required to achieve the desired look. Finding a way of installing the tread lights into the swinging stairway and hiding unsightly wires required a team effort between the electrician and the building team. Without a doubt, the kidsâ&#x20AC;&#x2122; favourite place to hang out and entertain their friends is in and around the swimming pool. Providing uninterrupted views around pools, stairs, balconies and showers, while creating the illusion of more space in confined areas, frameless glass fencing is suitable for any architectural style.

VER THE LAST 25 years, Phil has enjoyed many a family holiday and weekend retreat at his familyâ&#x20AC;&#x2122;s bach in Lake Tekapo. And, although he and his wife Helen bought a plot of land there several years ago, it was only when Philâ&#x20AC;&#x2122;s parents sold the family bach that they decided it was high time they put their own building plans into action. Phil fondly reminisces how he and Helen would spend hours just gazing up at the clear night sky, spotting satellites and shooting stars. With boating in the summer, skiing in the winter, and fishing, hiking, mountain biking and stargazing all year round, this treasured spot has always had a special place in their hearts. Long before their vision for the ultimate holiday home came to life, Phil and Helen recount that they would sit on the empty site eating ice creams, musing over how their dream would eventually take shape. And, once the decision to build had been made, the pair wasted no time in enlisting a team of professionals to execute their plans. Intimately familiar with the area and its temperamental environment, Lain Hellmrich of

High Country Carpentry instilled in the couple ‘absolute confidence’ that they would receive a home that was not only sympathetic to the surrounding environs, but that would also withstand the harsh weather conditions year in, year out. Overseeing all aspects of the construction process, Lain managed the logistics and organised the various subcontractors, while keeping Phil and Helen updated every step of the way. With ‘an amazing eye for detail’ and reverence for superior finishes and immaculate detailing, Lain says he was mindful to deliver above and beyond what Phil’s high expectations demanded. Striving for perfection at every turn, Lain says he managed expectations by keeping Phil and Helen abreast of developments throughout the process, and relished the opportunity to make suggestions that would give the final result the impeccable finish they sought. A proven high performance and lightweight render, Dulux AcraTex Exsulite EIFS Cladding System was used in conjunction with Dulux AcraTex Renderwall Float Finish, which produced beautiful ‘clean lines’, says Nathan Hurrell of Elite Plaster Coatings, a division of the Todd Mudie Group. Having worked with High Country Carpentry on many occasions, Nathan says their mutual appreciation of high standards meant the process ran smoothly achieving the desired result. ‘Witnessing the transformation from the bare bones to the fully formed whole is a real buzz.’ Blending seamlessly into the landscape, Oturehua stone from the Ida Valley was selected for its beautiful range of colours, says Craig Holden of

So that no mortar joins show, the stone has been laid in a ‘tight stack’, explains Craig. Maximising the stunning vistas of Lake Tekapo and the mountains beyond was high on the pair’s list of priorities; and a number of rooms boast frontrow seats to the ever-changing hues of the lake and surrounding flora and fauna. Reflecting the surrounding landscape, and echoing the purity of the lake and the azure skies, an earthy palette is complemented by bright shots of blue throughout the home – from the bold blue front door, through to the accents in the bathroom and kitchen. Working in close collaboration with the couple’s
interior designer and the High Country Carpentry team, Trends Kitchens were proud to deliver an immaculately detailed result for all joinery elements throughout the home. Chosen for its fingerprint-resistant matt surface, Soft Touch melamine panels were used on all kitchen island cabinetry. To complement these panels in Storm Grey, the remaining doors, drawers and panels were finished using the velvety Quarter Thorndon Cream. As the kitchen’s centrepiece, the island sports a polished granite worktop, which offers tantalising views of the lake beyond, which ‘totally transforms the mundane task of washing up into a pleasurable experience’, explains Phil. In accordance with the couple’s design brief, The Glass Room custom-made the bespoke glass splashback to mirror the vibrant greenish blue hues of Lake Tekapo. Integrating the LED downlighting within the negative detailing on the ceiling, while ensuring perfect symmetry between the 1.8m lighting pendant suspended between the kitchen island and the ceiling above, required a savvy lighting plan. And, with Damon’s meticulous attention to the finest details, this architectural design feature has been illuminated to great effect. Supplying tapware for the kitchen and laundry, as well as plumbing fittings and fixtures for the bathrooms, Oakleys Bathroom and Plumbing Supplies worked in close collaboration with Brymac Tiles to select the perfect tiles for the bathrooms, as well as the indoor and outdoor living areas.
Masia Blanco glazed ceramic tiles and S&T white gloss tiles form a sleek backdrop for the St Michel Lulu vanities, which have been used in all three bathrooms to create a sense of continuity throughout the home. Meanwhile, a customisable coloured melamine strip in Ocean Gloss was chosen to match the hue of Lake Tekapo’s turquoise waters. The interior and exterior versions of Ariana Ceramica’s Futura Antracite ceramic tiles from Brymac Tiles were chosen for their beautiful pebbled texture – akin to Tekapo’s natural landscape. Systems. In order to satisy the new safety regulations that call for top link rails or capping, the surrounding landscaped area was raised. For clean lines and minimal fixings, SingleDisc MB75 frameless glass was used to accomodate the narrow edge of the concrete slab, as it can be secured in place at a single fixing point. Once the project reached completion, Lain says seeing Phil’s and Helen’s beaming faces was ‘a feeling like no other’, as ‘we realised we’d delivered just what they wanted – to the desired level of detail and finish.’ As the pair sit back and take stock of their journey, they look forward to making more memories with friends and family, and developing the love story that Tekapo has woven through their lives.

INCE CHILDHOOD LIZI REESE has claimed this idyllic part of Banks Peninsula as her own. With farming in the family, Lizi has fond memories helping out on the farm baling hay, rounding up sheep and tailing lambs, and playing with her brothers and sisters. ‘Roaming over many acres, we played in frog ponds, rode horses, picnicked and camped out under the stars – all the things farm kids do’, Lizi fondly recalls. As the land in Takamatua has been in the family since the early 1950s, it has always been Lizi’s dream to return. And, over the years she has worked long and hard to make that a reality. ‘Building this home is not just something for me; but for generations to come, long after I’m gone.’ After obtaining quotes from several contractors, which were ‘way out of [her] league’, Lizi’s son Rory offered to build this special home: a tribute to family, for family, on family land. And, with her future home in her son’s capable hands, she was confident she would get just what she wanted. ‘He said, “Mum, this is your dream home. Whatever you want, I’ll make it happen.”’ Lizi’s brief was simple: ‘to touch the ground lightly’, and employ materials to support a ‘connection to the land’. In such magnificent surroundings, capturing views from almost every room was high on her list of priorities, as was having the fireplace in a central position so she could

enjoy vistas of the rolling hills and ever-changing seascape, as well as the romance of flickering flames. Ensuring the best deal and a quality result for his mum, Rory also knew this project had the potential to ‘kick start’ his building career. Project managing the build, Rory was on site daily to manage subcontractors and oversee logistics, as

well as putting hammer to nail. The first challenge he faced, however, came in the very early stages. Due to the exposure of the 4x30-metre incision in the hillside, it was race against time to erect the 33-metre retaining wall, while completing another 70 metres of blockwork for the stepping foundations – before the rain came and threatened to collapse the bank. Another challenge Rory faced required immaculate precision to overcome. To accommodate the large expanse of laser-cut corten steel that wraps around the entire exterior, and to ensure a ‘perfect fit' with the building, all angles and lines had to be ‘perfectly plumb and true’. Each steel sheet had to be integrated one by one around the whole structure, from top to bottom, allowing for different pitches and shapes. Such precise measurements and calibrations were vital. With ‘no room for error’, Rory explains how each and every sheet had to fit seamlessly with the next. Together with his fellow builders, Andy Simmons and Seth Edwards-Ellis, Rory developed a grid system, set up with line lasers and string

lines, which divided the entire building into individual sheets. The geometric laser-cut pattern that formed a feature on the west-facing side also required careful planning – to ensure the pattern appeared balanced over the two windows behind it and so that the doors were perfectly positioned. However, despite the trials and tribulations of working with such an unforgiving material, the final result was well worth the effort and is Lizi’s favourite aspect of her new home. Offering unique patterned views through the two windows in the living room, the ‘exotic Arabian feel’ it conjures up transports the imagination, and also allows a welcome breeze on hot summer days. Running smoothly from start to finish, Lizi says she was astounded by Rory’s knowledge and ability to coordinate and manage the numerous subcontractors, as well as being ‘on the tools’. With his astute attention to the smallest details, Lizi says even the most complex and intricate tasks were executed with the utmost precision. While many people fear the stress of building – especially when embarking on the process with family – Lizi says both she and Rory were determined to approach it with humour and a positive mindset. And their shared intention paid off. ‘We had so much fun and so many laughs’, Lizi cheerfully reflects. ‘And there’s not a thing I’d change. I love everything about it.’ ‘It’s been such a privilege to have my son build my home on the land my parents left me. And it was important that I honour their gift.’ With Rory’s integrity, generosity, precision and skill, he has delivered beyond her wildest dreams. The ultimate gift that keeps on giving, Lizi says her new home serves as a constant reminder of the ‘three generations of love’ that have gone into achieving it. ‘I would not have traded this experience for anything in the world. OODY YET LIGHT, industrial yet cosy, this modern Cape Town apartment is the epitome of urban sophistication and a study in considered contrasts. ‘I was looking for a personal creative project and an inner-city loft has always been on my bucket list’, says homeowner Kim Smith, ‘so I set out to build something that I would want to spend time in’. As director at Weylandts, an upmarket South African homeware and furniture store, Kim saw this as opportunity to fashion an edgy city bolthole unique to her style – and within close proximity of one of Cape Town’s most sought-after districts. And it’s a shining example of the kind of modern design you’ll find along the popular Bree Street strip, fringed with achingly hip coffee shops, eateries and boutiques, at once straddling the line between contemporary cool and classic chic. When she first alighted on the space, Kim was won over by its surrounds: ‘magnificent views over the city, Devils Peak, Table Mountain and Lions Head.’ Of course, as is often the case with any new home, it wasn’t perfect to begin with. ‘I completely gutted the place and sorted out all the levels to make it more user friendly’, Kim explains.
‘With time, I have honed my design aesthetic’, says homeowner Kim Smith, director at Weylandts, a furniture and homeware store based in South Africa and Australia. ‘I have always liked natural materials and a monochromatic palette with an emphasis on simplicity and authenticity.’
Changing the flow and simplifying the layout, she also extended the mezzanine level and installed strong walls in place of the tin sheets that separated the home into living zones. ‘The reward is when I believe I have unlocked the best solution to space utilisation, incorporating my aesthetic style to create the ideal environment.’ For all intents and purposes, this home should feel cold, enveloped in its moody shades of grey; however, layers of tactile materials, objets and furniture pieces in complementary light hues are peppered throughout its three storeys, softening the steely tone and delivering a good dose of warmth. take your breath away. ‘I was very cognisant of the environment and how the interior relates to the exterior, so I opted to stand the dark in opposition to, and to soften, the brightness of the outdoors’, Kim explains. ‘I wanted this space to reflect and play off the location of the apartment – city living at its best. It’s bold, simple and masculine, with an emphasis on great design and comfort.’ Striking monochromatic interiors are Kim’s calling card, and she’s honed her sensitivity to tone and detail over years of fashioning the homes of others. At every turn you’re met with another carefully curated vignette. Dark mahogany wood and steel finishes play off the bone-dry skulls and cascading greenery smattered over the home. ‘The abundance of indoor plants is critical to creating life and interest in this masculine space’, Kim notes. It’s all cleverly arranged but never overly decorated. ‘Simplicity and good design involve discipline and serious editing and considered layering’, she explains. ‘Often people err by putting everything they like into one project – the result is schizophrenic.’ Through the use of careful spatial arrangement, key design and art pieces from Weylandts become artful talking points – the factory-style pendants in the kitchen, a linen artwork that adds a striking splash of cool indigo, the molecule light at the breakfast table, a shaggy graphic occasional chair that invites you to curl up with a good read.... ‘I
LIVING The Marconi daybed is the perfect answer to languid weekend afternoons spent curled up with a good book. selected beautiful, comfortable pieces that are timeless and do not overpower the space but work well in terms of proportion and materiality.’ ‘While it has a universal language, this apartment definitely has an African heartbeat’, Kim says, summing up its essence. When it came to materials, the South African landscape was a strong influence, referenced in the animal hide rugs, artwork and artefacts. In the bedroom, a decidedly pared-back zone geared to relaxation and calm, Kim cleverly used raw steel panelling to divide sleeping quarters from the bathroom, and the mood shifts subtly between the two spaces with the bathroom taking on a tropical character. ‘I wanted to create a cocoon’, says Kim, ‘private, peaceful and unexpected on top of this tenstorey building’. Each area of the home has spaces where you can hole up, from a perfectly placed chair for reading a book, to a spot to sit and absorb the view in the bedroom. ‘The views over Bo Kaap are very special’, she says, pointing out the vibrant boxy homes of the neighbouring Cape Malay district. ‘I love the sound of the call to prayer from the local mosques. This is my idea of city living – a central, stylish and spacious penthouse connected to the city.’ 74

N HER NEW book, Lagom (which means ‘balance’), Swedish food stylist and cookery author, Steffi Knowles-Dellner takes us from breakfast to dinner and beyond, uncovering the simple beauty of food that is not just good for our bodies, but for our souls too. After all, the secret to life is balance.
INGREDIENTS
150g butter 2 cups whole milk 50g fresh yeast ¾ cup superfine caster sugar 2 tsp ground cardamom or 1½ tsp cardamom pods, split open and seeds bashed 800g strong white bread flour 1 egg, beaten METHOD
1. Melt the butter in a pan, pour in the milk and heat until finger warm (just warm to touch). 2. Crumble the yeast into your largest bowl with a little of the buttery milk. Stir until the yeast has dissolved, then add the remaining liquid. 3. Add the sugar, cardamom and ½ tsp salt, then 5 cups of the flour. Mix until you have a wet dough, then tip onto a lightly floured surface and knead to come together. It will be a bit difficult to handle, but moving it vigorously around or slapping and folding it will have an impact. Add a bit more flour if absolutely necessary. 4. Return to a clean bowl and sprinkle with flour. Cover with a tea towel and allow to rise in a warmish place for 1 hour, or until doubled in size. It should now be smooth ‘like a baby’s bottom’, as my mormor used to say. 5. Knock the dough back a bit while still in the bowl, then tip onto a floured surface. 6. Knead for a few minutes, adding more flour if the dough seems very wet. It is ready when it releases from the surface easily and, if you slash into the dough with a very sharp knife, there are evenly distributed small air bubbles. 7. Cut the dough in half and roll each half out to form a rectangle, roughly 30 x 40cm [12 x 16in] and 5mm [¼in] thick, with the longest side facing you. Spread with the softened butter, then sprinkle over the sugar and cardamom or cinnamon (or a combination of both). 8. Preheat the oven to 225°C/450°F and line several baking sheets with parchment. Roll up each rectangle tightly and slice into even pieces, about 2.5cm [1in] thick. Pinch or tuck in the ends and place, generously spaced, on the prepared sheets. Cover with tea towels and prove for about 40 minutes, until doubled in size. 9. Brush with the beaten egg and bake for 8-10 minutes until golden. Allow to cool at least a little on a wire rack, or as long as you can wait.
Lemon & Marzipan Filling INGREDIENTS
3¼ cups fresh blueberries ½ cup superfine caster sugar 1 lemon, zest and juice 3½ Tbsp butter, softened 175g best-quality marzipan, coarsely grated 1 egg, beaten METHOD

1. While the dough is rising, bring the blueberries, sugar and lemon juice to the boil in a small pan, then lower the heat and simmer for 10-20 minutes (depending on your blueberries), until jammy. Remove from the heat and cool completely. 2. Line several baking sheets with baking parchment. 3. After leaving the dough to rise, knead and roll it out into two rectangles as with the Kanel & Kardemummabullar dough recipe. 4. Spread with the butter and blueberry jam, then sprinkle over the marzipan and lemon zest. Roll up and slice into about 14-16 buns in total, then transfer to the prepared baking sheets, cover with tea towels and allow to prove for about 30 minutes. 5. Preheat the oven to 225°F/450°F. Brush the buns with the beaten egg, then bake for 8-10 minutes, or until golden and puffed up. Allow to cool on a wire rack before tucking in.

ITY LIVING OFTEN means navigating a concrete jungle. Ever-increasing housing density means our homes are becoming smaller and smaller, and many of us now live in apartments and small spaces with limited access to, or views of, greenery. Now more than ever I believe that it is important not to lose sight of nature in our man-made spaces. Houseplants bring the outdoors inside and help visually lift our surroundings. There is an immense range of plants to complement our living spaces. Whether you leave them to grow tall or place them to cascade over shelves, there is the perfect plant out there for every home. Throughout history, humans have used plants to breathe life into all sorts of spaces. Outdoors, we use them to beautify gardens, parks, streets and public spaces, including buildings – think shopping malls and office buildings. In our homes, houseplants add tranquillity, warmth and personality to even the coldest of rooms. Plants introduce organic shapes and colour into an environment otherwise dominated by hard surfaces and sharp edges. With so many houseplants available, there is a never-ending list of options when introducing plants into your home. A home can never have enough plants. As your plant collection grows, you’ll find ways to start layering by curating a collection of plants to create a visually appealing grouping of texture, colour and form. When curating plants, always play with height, size and leaf texture to create interesting groupings. It’s also good to create little ‘plant families’ by grouping your plants according to their light and watering needs. This makes caring for them easier. An example of a grouping with similar care needs is: peace lilies, fruit salad plants, Swiss cheese vines, devil’s ivy and queen of hearts. Another good grouping is radiator plant, begonia, fiddle-leaf fig and peacock plant. Choose a few plants to be the ‘heroes’ and complement them with plainer plants. For example, a variegated Monstera, with its unusually patterned leaves, should be the focus amongst plants with plainer foliage, such as a Philodendron cordatum.

REVOLUTION IS gaining momentum in New Zealand. With people seeking to improve their standard of living, more and more are building homes vastly superior to those we have become accustomed to. The somewhat outdated and deficient New Zealand Building Code is why many New Zealanders find themselves in cold, damp houses. Due to inefficient design, poor construction and inadequate building materials, these homes are not only costly to run, but unhealthy. With one of the highest rates of asthma in children in the developed world, our poor living environments are largely to blame. The Superhome Movement aims to raise building standards, so that all new homes are healthier, more energy efficient and cost effective, through the dissemination of information and ideas.
In many ways the Movement is about site specific, smarter design, rather than just installing more insulation or technology. And, it is about being aware of the environmental effects of building, rather than slavishly specifying materials due to their low carbon footprint. Bob Burnett, one of the driving forces behind the Superhome Movement, was recently recognised at the Sustainable Business Network Awards for his efforts to bring greater awareness of the issues.
And, to support this effort to make New Zealandersâ&#x20AC;&#x2122; homes warmer, drier and more efficient, the Superhome Movement has recently partnered with the New Zealand Green Building Council. Lobbying for change, facilitating education and acting as a reliable source of new design ideas, technologies and building techniques, the Superhome Movement connects designers, builders, researchers, education providers, government, stakeholders and leading industry experts to achieve higher building standards for all New Zealanders.
