t’s been a very exciting few weeks between starting a new job as Editor of Abode and putting an offer on a beautiful – if badly earthquake damaged – villa for my family to renovate and live in. As we go to print it looks like we may not get that house, but the ups and downs of the negotiation and the rollercoaster of dreams and expectations that goes with it, made me think about how our hopes and aspirations are woven into the walls of our houses. Our home is often our biggest financial investment, but we also invest emotionally in how our life is going to be in our new home. We hope the spare room will make our guests feel welcome or the bigger garden will create happy memories for our children. With all that’s at stake in a new build or a major renovation, a successful collaboration between homeowner, architect and builder is no mean feat. Finding the balance between expectations and practicalities, and dreams and red tape, requires patience, compromise and trust. When we see the stunning outcomes of successful collaborations, such as the Scarborough beauty perched above the ocean (page 24) or the immaculate post-quake renovation (page 52), we know it’s the result of hard work, negotiation, perseverance and vision – a major achievement for everyone involved. And when that work is recognised with accolades and awards, as is the case with the homes featured this month, well, that’s the icing on the cake. I hope you find as much inspiration and new ideas as I have amongst the pages of this issue and I very much look forward to bringing you more over the coming months.

SOME OF THE ADVANTAGES OF CHOOSING THE BLUES + Dark colours blur the edges of the walls Though often thought to make a room feel smaller, this isn’t always true when it comes to dark, dramatic paint colours. In fact, dark colours minimise corners and edges, making a space look more expansive and generous. + Dark colours enhance colour contrasts for maximum effect. Choose accessories that contrast with the intensity of the dark shades. Light, white and cream accessories will pop against beautiful moody walls. + Create an illusion of height Paint the ceiling a neutral white, such as Resene Alabaster, to keep the room from feeling too heavy, and to add visual height.

Introduce plywood floors finished in Resene Colorwood Whitewash to a wall painted in Resene Indian Ink to generate a look that is coastal cool, reminiscent of Mediterranean holiday towns and azure coastlines.

+ Morph the furniture and the walls For tall or overheight furniture such as cupboards or shelving units, go darker to blend in with the walls. Visually this will add extra space to the room. + Get reflective Try placing a long mirror on the opposite side of the room to the window. It will bounce wonderful, natural light around the room.

TRY BEFORE YOU MAKE THE DECISION TO BUY Always test a paint colour in your room. Every room has different lighting and colours can appear quite different from room to room. It’s important to know you are happy with the darker colour before applying it. Never test paint on the wall! Use a Resene testpot and paint a large A2 card leaving an unpainted border around the edge, then move it around from wall to wall. If you paint directly on the wall, the existing

mbarking on a new build on their lifestyle block, these homeowners wanted the outdoor spaces to evolve alongside the house. They brought in the team from Kamo Marsh early on in the process when the ground was bare and muddy. It was a blank canvas for the lead designer who set about realising the homeowners’ dream. The landscape architect created a design that encompassed lawns, paths

and gardens, numerous specimen trees, layout of paddocks and utility sheds, vehicle entrances and driveways, service courts, vegetable gardens and a water feature. The designer’s careful attention to the architecture of the house has delivered landscaping that’s elegant and cohesive, marrying home with land. The outdoor spaces needed to cater for all aspects of this active family’s lifestyle as well as the challenges of the site. With

young children, it was important to create a spacious lawn for running around and playing ball games. Thoughtful planting and the construction of large-scale walls ensure privacy and provide much needed shelter. The contemporary design and materials help tie the outdoor areas back to the architecture of the home, creating a seamless indoor-outdoor flow. The homeowner’s love of entertaining meant the design needed to provide versatile outdoor living spaces to host guests. The completed garden includes outdoor dining areas, courtyards and decks to cater for events of any size. As the house build progressed, the garden unfolded alongside it according to Kamo Marsh's masterplan. A spa and a large pool were added, nestled into an enclosure built from a stylish mix of concrete, hardwood decking and tiles. Clever use of geometric shapes and structures of varying heights create a look that’s striking yet right at home in the environment. T

his year marks 30 years in business for Directors Michael Chernishoff and Glenn Colenso and their dedicated team of designers and joiners. They are keen to celebrate this significant milestone with an Open Day later in the year at their new purpose-built premises in Kaiapoi. The new factory was a labour of love for Michael who project managed the build after buying the land 12 years ago. From humble beginnings on farmland behind the family home, the opening of the new building fulfills a long-held dream for Michael. After seeking planning permission four years ago, this ambitious project has taken three years to complete and Michael couldn’t be happier with the results. “Building the factory has been a huge achievement, not only for me, but also for the growth and development of Misco Joinery. When people visit the showroom, or when we show them around the factory, it is humbling to see the amazement on their faces. We have future-proofed the building to enable us to grow into the space over the coming years.” Directors Michael and Glenn are brothers-in-law and it’s very important to them that they maintain a sense of family. “Misco is still very much a family business and, while not everyone who works here is family, we treat all our people as our own.”

Originally in Mairehau Road, and now based in Kaiapoi, the Misco team have had a hand in projects all over Canterbury. They also have customers on the West Coast and their small office in Auckland provides design services to builders working with Misco products in the North Island. It has always been important to Michael and Glenn to provide high-quality joinery to their customers while keeping the price range achievable. Michael adds: “Quality at an affordable price and great service are part of our core beliefs.” Their personalised service covers joinery design, manufacture and installation in new builds, residential renovations and commercial projects. All the joinery is constructed from moisture resistant MDF using European hardware and top-of-the-range soft-close Grass Nova Pro Scala drawer systems from Hafele. During the design process, the experienced consultants focus on understanding how their clients will use the space, helping to optimise the flow and practicality of the room. Michael has a hands-on approach to making sure his customers are happy and, once the designs are finished, he personally signs off each one with them.

When everyone is 100% happy with the design, the joinery is all constructed onsite. The team is very proud of their new fully-automated manufacturing plant. The laser edging technology used in the process means they can deliver seamless edging, every time. Working with customers from design to completion takes around 8–10 weeks. Misco has its own skilled installation team who construct the joinery onsite, making sure the results are just right. At home in their new headquarters, the team remains focused on providing great service and quality joinery to discerning Cantabrians and customers further afield. Having put their stamp on many new homes across the wider Christchurch area, they look to embark on more residential renovations and commercial projects in the future – treating each assignment with the personal attention for which they are known. esigned by Borrmeister Architects this modestly scaled, three-bedroom home aimed to connect the openness of Sumner beach with the forested slope of Scarborough Hill. The brief was for a relaxed home, open to the sun, capturing the panoramic views, with shelter from the prevailing winds, and good driveway access and parking. “We wanted a cosy house but with enough room for guests. And a design that made the most of the fantastic views”, say the homeowners. “Wulf Borrmeister really listened, kept it modest, and crowned it with a formidable roof. ‘Let’s have some fun with the roof,’ he said.”

They came recommended by our architect and we had friends whose homes were built by Ben Calvin and his team.” Solar panels, rainwater retention tanks, automated overhead louvres, an ultra-low emission log burner, high-level windows, sliding screens, low maintenance materials and the warped roof, designed to follow the daily sun path, answered the clients’ desire for an environmentally conscious home. It’s these features that really made the build an inspiring project to be part of, says Ben. “It's a really well thought out home that captures the site perfectly.” he says. electric power through the use of Photo-Voltaic Laminate (PVL) solar panel technology. There were challenges from the get-go. To tackle this difficult site the 266 square metre house was designed around a strict 1.2m grid resulting in a very simple rectangular footprint, over three levels. Consultant engineers Engco worked closely with Borrmeister Architects and Avenue Homes to address the requirements of this unique site. They drew on their international experience to resolve the complex geometry into efficient and practical structural details while realising cost effective design solutions that met the clients’ vision. The cantilevered stairs, floating roof, branched timber columns and expansive cantilevered decks all required engineering finesse to balance seismic robustness with great architecture. Glass facades mean the upper floors are lightfilled and open while sliding cedar screens provide sun control, cross ventilation, cooling and privacy. The internal and external frameless glass balustrades, which maximize the view, are the work of Euroglass who also installed the pool fencing, shower screens and borrowed lights above internal partition walls. Euroglass used Anzio channel system and 12mm toughened safety glass. To meet the challenges around access and steepness they used a spyder crane to enable glass to be installed. The top level comprises an open plan kitchen, dining and lounge area, a snug, small study and a toilet. Three bedrooms – the master with ensuite – a further bathroom and separate toilet, laundry and sauna are on the middle level, while a double garage with storage is in the basement.

Generous decks connect the house with the pool, an outdoor shower, vegetable garden, grandstand-like seating area and the uphill park. The lightweight sail-like roof ‘floats’ on two treelike timber and steel support structures. It is the pièce de résistance and thrills the homeowners who liken it to the twist in a DNA structure. The exterior materials on the first and second floors include Calder Stewart vertical corrugated coloursteel, which has a modern, elegant profile befitting the architecture, and Hebel PowerPanels installed by TK Plastering. They’re fast to build with, perform really well acoustically and provide good thermal insulation, explains Director Tyson Keats. Like all the contractors, Tyson admits the location was a challenge – the team delivered all the materials to site by hand – but this made the outcome all the more rewarding. “It’s really a stunning home”, he says. The ground floor is clad in stone excavated onsite. The homeowners duly admit, “our building site seemed to be rock and nothing else! We decided to use it to encase the basement.” Ben says the grueling excavation took 3–4 months using predominately a Kango hammer. Stonemasons selected rock by hand and incorporated it back into the build.

A pared back neutral interior palette complements the home’s natural exterior. Milano Tiling, who have seen a surge in the popularity of tiling in not just bathrooms and kitchens, but in other living areas, supplied and installed large format, lightweight black Laminex Italian tiles in the living room, kitchen and stairwell, cleverly suspending them to echo the aesthetic effect of other architectural features, such as the floating stairs in American white oak. GreyTone Painters & Decorators completed all interior painting and installed playful wallpaper in surprising places, like the guest toilet. “Such an architectural beauty demanded an immaculate finish throughout”, says Director Tony McKenzie. “The ceiling was the biggest challenge, owing to it’s gentle curve. The tiling was completed by ANZ Tiling. Dawood Hussaini and his team work on small and large scale, residential and commercial projects, from the Justice Precinct in Christchurch to the Beehive in Wellington. Dawood says this home demanded the same attention to detail as that required for the marble flooring at Parliament and he’s more than pleased with the outcome. Sharp Electrical wired the home inside and out, from the imported light fixtures, to the swimming pool which is lit and has a swim current generator, to the security alarm and home theatre system, which is controlled via a phone app. Lighting is conveniently sensor operated where appropriate. Sharp worked closely with Avenue Homes to conceal cables on the top floor – an area that is 90% glass and steel. The seamless transitions from inside to out are a remarkable feature of this home. Throughout the two-year build the homeowners really trusted in our process,” says Ben. "This trust meant that our team of builders and subcontractors could adapt to the site and find alternative solutions when needed." The vast majority of building materials and hardware products were sourced locally from PlaceMakers Cranford Street, who have a

longstanding relationship with Avenue Homes but also cater to the DIYer. Their collaborative approach means they are first port of call for a number of other leading residential building companies in Canterbury and they really understand the different challenges facing contractors. One of the biggest challenges in this build was the 10ton gross weight restriction for trucks. Ben rented a piece of land on the Esplanade where bigger loads were stored and used smaller trucks to deliver materials to site. All day road closures for earthquake repair work over several weeks during construction further exacerbated access. The homeowners say that Ben did a great job communicating with the Council to gain ongoing site access. “This is a special home,” says Ben, “It’s really liveable with great spaces inside and out. It’s testament to great teamwork across the board. The end result is spectacular and showcases

The view is different any minute of the day – tide, weather, light, ocean, mountains, sunrise and sunset, it always changes and it’s spectacular to watch. We love it. Our children come back to enjoy it and claim there is no better spot in the world. We agree.” And to top it all off, the home is one of 100 to reach Gold Reserve status at regional level of the Registered Master Builders House of the Year Awards taking them to the national competition to be held later this year.

hen Rachael Cone and Rob van Nobelen prepared a design brief for their architect Darren O’Neil, they specifically said they did not want a ‘show home’. They wanted a lifestyle home that would accommodate and suit their growing family and real estate business and complement the rural lifestyle block they had purchased. The home has certainly achieved a show home status, winning two awards in the recent Canterbury Master Builders House of the Year. Builder Mark Metzger, owner and director of multi-award winning building company MBL, is justifiably proud of the accolades. He attributes the success to the entire team involved in the project. “It’s very gratifying to receive an award. Creating a home of this scale and calibre is a complicated process but it works really well when you surround yourself with the right team,” Mark says. It was almost four years in the making from when Rob and Rachael sat down with Mark to discuss concepts for a new, bespoke home. The couple had visited and admired a show home built by MBL and decided they would engage Mark and his team to

design and build a house for them and their three young children. By the time the plans were complete, the family had increased in size and now Rob and Rachael share the 700 square metre home with their four children aged 12, 7, 5 and 22 months. Mark, a builder with 30 years’ experience in the building industry, including more than 26 years in Christchurch, has established lasting relationships with many leading designers, suppliers and tradespeople. He engaged many of his key contacts in this project, including Melissa Merrin from Lume Design. The contemporary, modern plastered home features an overheight central living area; full height, oversized interior dividing doors to increase the volume of space; a dedicated soundproofed movie room; fully automated lighting, heating and audio/visual systems; generous storage areas; and a strong connection to the outdoors with all living rooms and bedrooms opening to the private garden or the upper deck. The home is in an area they love – Rob grew up in the house opposite – and the 9,000 square metre site benefits from the many large established trees that surrounded the original home. Living rooms open to a north facing courtyard where a large louvre opening roof system from Louvretec provides year round shelter from the elements. The matt charcoal double bay roofing units are fitted into a steel frame. On the roof three flues are finished with slatted chimney cowls that replicate the strong vertical lines of the louvres and the home’s structure.

Lume Design was engaged to advise on many aspects of the interior, including the kitchen, scullery, bathrooms, and furniture design and selection. The kitchen is the heart of the home. Bathed in natural light, the space is generous, family-friendly and functional. An extended bench with a waterfall end works as a dining area, homework area and general everyday work space. Beyond the kitchen there is an informal lounge area and a sumptuous dining room enclosed by glass. A mix of materials and finishes include dark stained quarter cut American white oak, lacquered doors painted in Resene Half Merino, a Caesarstone splashback and two different engineered stones in the kitchen and scullery. The luxury of space encouraged creativity and innovation with finishes and lighting. Recessed, inbuilt LED profile lighting provides good surface light on the bench area and cove lighting above provides softer ambient light. All six bedrooms have ensuite bathrooms and while the master ensuite took out the recent award, every bathroom is a symphony of fine design and quality fittings. Colours, mixers, tapware, tiles and sink tops were all specifically chosen for their users. In the magnificent master ensuite, dark colours and assorted textures, shapes and finishes combine to create a moody and dramatic interior. The girls’ bathroom is more feminine and understated with cream and white ceramic and porcelain tiles. In the boys’ area three dimension black hexagon mosaic tiles and black pearl honed porcelain tiles introduce a more masculine decor style.

PlaceMakers have worked alongside MBL for many years and supplied frames, trusses, loose timber and the Kwila Decking. Nextdore collaborated with Lume Design, the owners and Ali Metzger to provide expertise, suggestions and quality selections for the flooring finishes, including the luxurious Cavalier Bremworth solution dyed nylon Inscape carpet, in colour Dove, in the living rooms and bedrooms. Spanish tiles contribute to the ‘wow’ factor throughout the home. First impressions really do count in this home and the entry lobby includes a water feature, designed and created by Geoff McConnell of Contemporary Water Sculptures, under a floating granite staircase that leads to the upper level. The staircase is lined in glass and each step is engineered to hang from the wall. Inside

the front door a cloakroom recess is ideal for storing jackets and shoes. Rachael wanted a powder room with a point of difference; bold patterned wallpaper and a chrome tap resembling a drip of water hanging from the ceiling make quite a statement. At the end of the hall a glass door provides a view to the wine cellar where the walls are lined from floor to ceiling with wrought iron double bottleracks. An aged oak barrel leaner was a surprise gift from Mark to the owners. “At MBL we value our clients above all else and love to exceed their expectations, not only with the standard of workmanship but with every detail of delivery.” Continuity in the project team is another MBL guarantee and contracts manager Rick Leftly and site foreman Brad Jarvis ensured there was a seamless interface between the owners and the entire delivery team on a daily basis throughout the project. On the upper level, in addition to the homeowners’ suite, there is an office, mezzanine lounge area, library and two bedrooms. The ‘couples retreat’ area includes a sumptuous bedroom, fullyequipped kitchen, large walk-in robe and the awardwinning ensuite bathroom. The bedroom opens to

a wrap-around deck engineered to accommodate a spa pool. Glass sliders can be peeled back to provide unobstructed access to the outside. The aluminium joinery was supplied by Rylock Canterbury from the Pacific Rylock suite. The argon gas-filled doubleglazing is thermally broken, utilises a Warm Edge Spacer and features Planitherm XN Low-E glass. The matt charcoal frames are rebated to create a flush threshold, minimising the transition from inside to outside. Eurosliders, Eurostackers and a glass-framed entry pivot door are all in keeping with the high quality fixtures and finish throughout the entire home. Rachael and Rob have been in the home for almost two years and concede there is nothing they would change. “It’s perfect for us and our children,” Rachael says. For Mark, achieving that level of customer satisfaction is the aim of every MBL project. Winning awards is a bonus. n the leafy blue chip suburb of Fendalton there are many fine homes but few enjoy a site quite as spectacular as this prime realty – 925 square metres of land bordered by the sweeping curves of the Avon River. For Bryan Doull, director of Dwell Homes, it was love at first sight. The then-existing dwelling had been declared uninhabitable after the Christchurch earthquakes and the property was begging for a redevelopment that celebrated the unique aspects of the site. Bryan, an architect with more than 30 years’ experience designing and delivering bespoke projects for clients, realised the potential this spectacular land package presented to showcase his own skills and the comprehensive planning, consenting, design and project management capabilities of the business he started 12 years ago. “Dwell Homes specialises in sustainable architecture, using sustainable materials to build site specific homes tailored to our clients. This site offered us a chance to show what we are capable of,” Bryan says enthusiastically. The end result is an impeccably presented and desirable, highly specified home. The site presented some challenges and the consent process took more than 11 months to finalise. Foundations required innovative 46

engineering solutions and the home is elevated more than a metre to accommodate the TC3 site development requirements. Partial cantilevering and wrap-around decks provide seamless access to the garden from every room. A modular system of overheight glass doors is replicated on every face of the home. Each room has two or three 1.5 metre wide sliding panes set back into the cladding in a unique installation system. Designed as three pavilions, linked by an expansive central hallway and a sheltered recessed courtyard, the cedar clad home features the finest and most innovative building materials and finishes. Bryan’s life and business partner Lena, an interior designer, was intimately involved in the project and the couple collaborated closely from the outset. That attention to detail is evident in every aspect of the generous 340 square metre home, which includes four bedrooms, large living rooms and a kitchen and dining area that is as impressive as it is spacious. Lena says she had a lot of fun detailing every feature in the home, choosing the best materials and fittings to realise her ambition: “to make the interior worthy of the architecture.” Bates Joinery produced joinery for the kitchen, pantry, laundry, and walk-in robe in the master bedroom as per the specifications

provided by Bryan and Lena. Many of the materials selected for the home have only recently become available in New Zealand. In the kitchen, custom designed light fittings hang from high raked ceilings. A wedge shaped island bench is centrally positioned and cupboard fronts gleam with matt black and metallic look finishes. Underfoot, Celenio timber flooring, engineered to resemble slate, has the warmth and softness of wood with the aesthetic appeal of stone. Gaggenau cooking appliances, an integrated fridge, Blum legrabox soft close drawers and a combination of 6mm stainless steel and Dekton large format, ultra-compact surface benchtops by Cosentino reflect the desire for high-end componentry, and an impeccable standard of execution throughout. A black matt interior finish is a feature of all the cabinetry. The dining room boasts a feature wall of Prime Teak Veneer. sophistication, the tiles measure 3000 x 1000mm and can be placed vertically or horizontally. The latest colour samples were brought in from Europe and James Thomson from Brymac and Lena pored over plans to ensure laying patterns were in perfect harmony for each of the wet areas. Stone vanities hang from the wall and, at the rear of the ensuite shower, tiny spotlights cast a warm glow in this ambient cave-like space. Assorted floor finishes have been specially chosen to complement interior spaces: polished concrete in the hall, sumptuous wool carpet in the living and bedrooms, Techlam in the bathrooms, and in the kitchen and dining room, timber tiles. Lighting has been paid special attention in every room and replicated in a myriad of ways to create what Lena refers to as ‘little anchors’. “It’s important

to create a wow factor in every room but it’s equally important there is consistency throughout the home,” Lena says. Examples include concrete hearths on either side of the Escea gas fire in the lounge that mirror the polished concrete in the hallway; mini versions of low hanging globe lights on either side of the bed in the master bedroom also feature in the guest toilet, and the strong vertical and horizontal lines of the exterior cladding are echoed in the hallway and in timber slats that line the lounge walls and ceiling. A1 Decorating, an award-winning company specialising in new interiors, was contracted to paint the home. The use of numerous substrates drew on their extensive product knowledge and superior skill to achieve the best results. Raking sunlight from the large windows and sliders, along with specialised wall lighting meant that top notch preparation was required. Resene broadwall surface was chosen to give a consistent finish. Lena’s desire to let the architecture ‘do the talking’ inspired the simple colour palette. Throughout the interior Dulux 1/8 Rice Cake provides a clean contrast to exterior stain Naturetone Carben and Naturetone Seashell. The highly insulated home is bathed in sunlight year round. Gas fires in the dining room and lounge have been chosen for their contemporary styling and clean simple lines that accentuate the drama of the flames when ignited. hen the owners of this property were considering earthquake repairs, they seized the opportunity to not only return their home to its pre-quake glory, but to also renovate the magnificent home to create an ‘as new’ feel and ambience. They invited MAP Architects to translate their wishes into working drawings and then sought out a building company that could deliver on their vision. They chose Takahe Construction, a company with a well-earned reputation for their specialised building expertise, craftsmanship and experience working on high-end architectural projects.

Founders and co-directors Calvin Cocks and Tim Forman are more than master builders and business partners. They met as five-year-olds at school and have remained life-long friends. In 2010 they merged their two respective building companies and since then Takahe Construction has gone on to win numerous awards and medals. This home makeover earned them a prestigious Supreme Renovation over $1 million award at the recent House of the Year competition. The complex renovation required highly specialised technical input from the outset. As a result of significant earthquake damage, a portion of the

substantial 2750 square metre site required relevelling before renovations and extensions could begin. The home was mechanically re-levelled using the SmartLift System that saw two thirds of the two storey, block-walled home jacked up and reinstated on new foundations. Designed and patented in Christchurch in response to the earthquakes, the SmartLift repair methodology is the most accurate available in the market today and has the added advantage that, should there be any further seismic activity, adjustments can be made to the foundations. A team of approved Rockcote applicators from Accurate Plastering was engaged to undertake significant strengthening and replastering work required as a result of earthquake damage.

In addition to a full makeover of the large sixbedroom, six-bathroom family home, the clients chose to replace and extend their swimming pool, add a pool house, resurface the existing tennis court, upgrade the indoor squash court and spectators’ gallery, and replace the dated spa room with a fully equipped gymnasium. Stone and tiles were supplied by Designastyle, local importers of natural stone and marble from the finest quarries around the world. Stone cobbles line the driveway, Atlantic Stone has been used on exterior patios and around the pool and Carrara marble is a feature of the bathrooms. No expense has been spared in ensuring the renovation maximised the amenity of every feature of the property. An original exterior block wall that separated the pool from the tennis court has been

replaced by glass so that the visual impact of each leisure zone is unimpeded. Pioneer Pools removed the old pool, replacing it with a ceramic tile lined pool. The pool and the spa are heated by a heat pump and although both the spa and pool are independent units, both have variable speed jets and sand filters. Temperature controls, along with the sophisticated reticulation and filtration system are integrated into the home automation system. The pool has an automated pool cover and revolutionary swim jets from Australian supplier Remco. For year-round entertaining, a fully automated louvre roof system was added to the outdoor area. based company five years ago. The louvre fins open, close and can be retracted at the touch of a button. Terry Wyatt, owner of Soundline, was tasked with installing the complex home automation system that operates the louvres, lighting, heating, audiovisual installations, security features and blinds. The challenge was to ensure the system was easy to operate and totally unobtrusive – no easy feat considering the number of systems and devices involved. Terry is justifiably proud of the outcome; the operating system is virtually undetectable and requires minimal technical expertise. Calvin and Tim of Takahe Construction concede the two year project was challenging and exciting in equal measure as the homeowners, along with every one of the professionals involved in the project, collaborated on all elements of the design and detailing. “It was a team effort. The client was heavily involved with approving and changing details as the project evolved, along with the architect, the interior designers, and us as the main contractors.” That level of client engagement inspired the team to make a special effort in meeting

and exceeding the homeowners’ expectations, as well as their own. “We valued and appreciated our clients’ passion and eye for detailing. They wanted to make the house very special and we all shared that mutual desire and satisfaction in making the final product outstanding,” Calvin says. Managing the logistics of the many tradespeople and subcontractors involved in the project required specialised scheduling. Lucas Abbot, the project foreman, admits, “At times it was organised chaos on site with so many trades working on different aspects of the job at one time. At one stage we were breaking out structural block walls and installing structural steel in one area, while pre-wiring and lining walls in other areas.”

Wisker Contracting, a painting, plastering and decorating company with more than 25 years’ experience in the Christchurch market undertook the exterior and interior painting and interior plastering as well as hanging wallpaper and vinyl throughout the home. The precision work included hanging wide vinyls and plastering surfaces to the highest L5 level of finish, in keeping with the standard of excellence envisioned by the homeowners. The entire ground floor slab was crack injected, and existing overlay timber floors were removed and replaced with oak herringbone flooring. The existing interior was stripped back to a blank canvas and totally redone, including new oak ceilings in the formal living room and family/media room. High ceilings are complemented by expanses of marble

mix of interesting forms, materials and clever details that both delight and surprise were meticulously executed by the Casa Construction team. The result was so impressive the home has been dubbed ‘light luxury’. When the original house was crippled by the 2011 earthquake and had to be torn down, the owners decided to rebuild on the site. The vistas over the city, along with its central location, ‘far enough up the hill to get views, but not so far as to feel disconnected from the city below’, prompted their decision to stay. The brief to the architect, Thom Craig and Casa Construction was for a simple, pared-back design with beautiful elegant lines. The owners say their new two-storey home ticks all the boxes. It is modern yet homely and allows for expression. Nestled into the hillside, its timeless black cedar and white James Hardie Stria cladding preludes the light-filled and spectacularly detailed interior. The detail-rich house includes: large and robust glass sliders that open to create seamless flow and make the most of the magnificent views; beautifully crafted joinery that defines rooms and living zones; a

stunning oak kitchen with open shelving featuring hand-selected dinnerware that doubles as art; and skylights that flood the rooms with light. The success of the project came down to an extraordinary amount of preparation time. The Casa team ensured every aspect of project was checked and checked again. It’s what the company calls ‘100 Little Things’, Casa Construction’s owner Jeff Root explains. ‘Anyone can build a house. It’s the details and the interaction with the homeowners and design team that count.’ And there were at least 100 little things that Jeff oversaw during the 12-month build. Working with the homeowners and the architect, Jeff and the Casa team were able to add significant value to the project, leading to meaningful cost savings without compromising the design in any way. Throughout the build Jeff was there, often talking to the clients several times a day to ensure every aspect and detail met with their expectations. He says it was great to have a homeowner so involved and keen to understand every aspect. Changes were made as the build progressed. For instance the clients wanted roller blinds in the living areas, so the plan was reworked to ensure these were cleverly concealed. When some fixtures in the bathrooms were not available in black, for instance heaters, hinges and flush

The owners say Casa Construction brought the architect’s vision to life. ‘There were some tricky elements to the build that required a lot of problem solving. These were overcome by Casa’s ability to work with us and the architect to find solutions that worked for everyone. They had a very pragmatic approach to working with the teams and this ensured a smooth build.’ The owner’s favourite aspect is definitely the statement kitchen. Designed to be the heart of the home, it connects not only people but spaces too. Innovative company Nextdore worked with Jeff to choose flooring that matched the home’s aesthetic. Pure Oak Engineered Timber from Floorscape was chosen for its low maintenance and robust surface. The timber needed to be strong enough to allow the team to create custom-made stair finishes without visible fixings, yet thin enough not to negate the benefits of the underfloor heating. The show-stopping bathrooms have been styled boldly, and the effect is stunning. Oakleys

Plumbing Supplies stepped in to supply the high-end Plumbline Buddy tapware and accessories in matt black. These are teamed with the white solid surface basins and a natural stone bath to create an exquisite black and white combination. The moody powder room is edgy yet refined with its Robertson Box black basin, and black and gold pelican wallpaper. Light-filled living areas are effortlessly achieved with the full-height aluminium joinery, custom-built by the experts at GA Aluminium. The sliding doors, from the Fairview Architectural Linear Series, are recessed to be flush, complementing the home’s clean lines and creating a smooth transition to the deck - which was a stipulation in the design brief. An arresting feature is the bi-parting corner stacker, which needed to be custom-made to work around the steel corner post. The reward is a super large opening that maximises flow from inside to out and makes the most of the stunning views over the cityscape. Painting experts from Aspect Group were a vital cog in the wheel of this project. Charged with creating a superior paint finish to this high-end build, the team chose Dulux Wash & Wear paints in a variety of white hues. The paint’s washable quality means that any surface marks can simply be wiped off. A key partner of the build was PlaceMakers, supplying all the materials for the home’s construction. 'W

hat I like most about living here is the quiet, and yet I can walk everywhere... I can be in the city centre in minutes, without having to get into my car,' says Sanet Coetzee, co-owner of vm central & olive studio, a visual consultancy based in Woodstock, as she stands on her the small balcony of her top-floor apartment in Cape Town's inner-city suburb of Oranjezicht. From the sweeping views of parklands and Table Mountain, to the abundance of indoor greenery, to the tranquility that permeates every inch of this twobedroomed home and extends into the street beyond the block, a superb example of Art Deco architecture, it's hard to believe that the city centre's trendiest design districts, restaurants, coffee shops and, well, everything could be within such easy reach. But if the apartment's location plays a delicious trick on the mind, so do its interiors. Sanet's décor style effortlessly melds the clean lines and shapes of modernism with old-school accents, French flourishes and bold visual notes that mean it's equally slippery in terms of easy categorisation. The combination of austerely-dark stained wooden floors and empty white walls with sumptuous fabrics

(leather, fine linen, lace and velvet) and glossy textures (crystal, gold-leaf and marble), create the feeling of an 'elsewhere' space – one that could as easily be in Paris, London, Tokyo or Helsinki as in Cape Town. 'I love to spend large blocks of time at home, like, an entire Saturday doing nothing but pottering about, moving things around,' says Sanet. 'But I travel a lot, and often. It's an important source of inspiration, a way of being exposed to all sorts of visual stimuli and new creative ideas,' she says. A cornerstone of the apartment's success is the attention that's been paid to opening up the space while nevertheless retaining the sense of separate areas with their own distinct character and function. The enclosed balcony extends the living area while enjoying its own identity as a study and reading zone. Metal and glass interior doors offer privacy while expanding the overall spatial flow and providing dramatic spatial punctuation. Walls that once enclosed smaller, darker rooms have been removed, but not in their entirety, meaning that the different light fittings happily live together in the same home, but just enough apart not to clash or dilute their unique characters. Another notable feature is the decision to opt for what's large and bold – and that applies to cabinetry, finishes and furniture – somewhat of a brave move in a small apartment, but one that's certainly paid off. Between the large, ivory leather

sofa in the sitting room, the imposing (yet narrow) concrete and wood table in the kitchen, the vast banks of black and grey cabinetry and even the oversized kitchen sink, there's a feeling of luxury and generosity that elevates the whole into something intrinsically more than what was expected. The overall effect is a home that's far more than ordinary, too, and for which Sanet credits creative consultant, curator and stylist Shelley Street. 'It was Shelley's idea to introduce a fun counter-note, and to get a young graffiti artist to paint my freestanding linen-cupboard,' she explains. It's notes like these that bring the space to delicious life, animating what might otherwise be a very tasteful, very chic but far less dynamic and engaging environment. 'It was also Shelley whose idea it was to take a carpet I'd bought at a Milan design fair, which was very good but which I hated because it was such a nightmare to maintain and clean, and splatter paint on it, Jackson-Pollockstyle. It's now in the spare bedroom and I love it. She helped with the jungle bedroom wall-paper, too.' And that Sanet has managed to coax ornate antique French bedside cabinets into happily coexisting with the wallpaper in question, is something of a creative coup. It's almost as unexpected as the city-setting of her serene and gracious home. 74

s ‘The Guru’ and I were running around Hagley Park recently, we couldn’t help but notice the daffodils in bloom. We weren’t setting a cracking pace – we never do – so we had plenty of time to admire the growth; it felt as though the blooms were colourfully smiling at us. Alongside the daffodils, snowdrops were poking their little white heads above the longer green grass. It seemed as though we were all enjoying the warm, sunny winter’s day. It was only a week or so earlier that we were commenting on what we perceived to be a rancid onion/garlic smell in South Hagley Park. Rightly or wrongly I suggested this was associated with the yet-to-bloom spring flowers. To some, daffodils smell like cat urine, which is possibly a little unfair to the yellow flower. The daffodil is given a greater level of respect by the poet A A Milne who, in his poem Daffodowndilly, delightfully sums up the beauty associated with the emergence of the princess of spring flowers. 76

I spent my formative years on the Canterbury Plains and during weekends in winter I earned pocket money working for a local farmer sorting potatoes from the frozen clods of soil. While cradling a thermos cup of hot black tea during morning smoko, I wishfully sought the telltale signs of the nor’west arch above the Southern Alps. I enjoy the seasonality associated with living in Christchurch. The waning of winter frosts, burgeoning spring bulbs and blossom, the bleating of newborn lambs, along with the arrival of the nor’wester, are for me the harbingers of the arrival of spring. While these are quite obvious visual signs, do take time to notice the finer details. You’ll notice the emergence of bumblebees, butterflies and many other pollinators from their winter rest, all in search of pollen and nectar for energy. Keep an eye out for those honeybees as well. After spending winter taking care of their Queen, they now seek the nectar of the spring flowers. Spring is great; throw open the windows and let the warmth, smells, sights and sounds pervade your soul. As your body’s circadian clock shakes off the winter

blues and your serotonin levels respond to the increased sunlight, nature is reminding us that every day is worth living. As the spring sun warms the soil of our gardens we turn our attention to planning our summer harvest and look to sweep the dust off our outdoor furniture. Some bring their swimming pools back to life while others spruce up the barbeque. As the days increase in length we are ready to embrace them, ready to share and entertain. As the late Robin Williams once said, “Spring is nature’s way of saying, ‘Let’s party!’” We seem to have a current predilection to extend the architectural form of our houses. Too often these so-called ‘outdoor rooms’ carry with them the chattels of an indoor room. I say bring back the conservatory, let’s see a return of the garden terrace framed by a wellproportioned pergola dripping with wisteria, clematis or grapevine and humming with life. Take time to smell the flowers and blossom and to roll in the long grass of Little North Hagley Park. Serves four as a starter or mezze INGREDIENTS

350g cherry tomatoes 3 tbsp olive oil ¾ tsp cumin seeds ½ tsp light brown sugar 3 garlic cloves, finely sliced 3 thyme sprigs 5g fresh oregano: 3 sprigs left whole and the rest picked, to serve 1 lemon: finely shave the skin of ½ to get 3 strips and finely grate the other ½ to get 1 tsp zest 350g extra thick Greek- style yoghurt, fridge-cold 1 tsp Urfa chilli flakes (or ½ tsp regular chilli flakes) flaked sea salt and black pepper METHOD 1. Preheat the oven to 200°C fan. 2. Place the tomatoes in a mixing bowl with the olive oil, cumin seeds, sugar, garlic, thyme, oregano sprigs, lemon strips, ½ teaspoon of flaked salt and a good grind of pepper. Mix to combine, then transfer to a baking tray just large enough to fit all the tomatoes together snugly. Roast for 20 minutes, until the tomatoes are beginning to blister and the liquid is bubbling. Turn the oven to the grill setting and grill for 6–8 minutes, until the tomatoes start to blacken on top.

3. While the tomatoes are roasting, combine the yoghurt with the grated lemon zest and ¼ teaspoon of flaked salt. Keep in the fridge until ready to serve. 4. Once the tomatoes are ready, spread the chilled yoghurt on a platter (with a lip) or in a wide, shallow bowl, creating a dip in it with the back of a spoon. Spoon over the hot tomatoes, along with their juices, lemon skin, garlic and herbs, and finish with the picked oregano and chilli flakes. Serve at once, with some bread.

iny houses are receiving a lot of attention. Everywhere you look there seems to be pictures of tiny houses; articles, blogs and television programmes highlight the benefits of quality over quantity when it comes to floor space. This is a good thing, and this focus is needed to swing the pendulum away from the sprawling McMansions in the suburbs. Despite what developers tell you in their restrictive covenants, bigger isn’t always better. Small, efficient, perfectly formed homes are the way to go. A tiny house is generally accepted to be about 50 square metres. Personally, I think this is too small to live in comfortably. It’s okay if you live alone, and only invite friends around one at a time, but this can get a little annoying on a daily basis and may limit the appeal of the dwelling for future residents. Increasing the size just a little makes a huge difference. I’m increasingly being asked

by clients to design smaller homes. With the high cost of building in Christchurch, a small high quality home is a better option than a large low quality home. Size wise, these homes have generally been between 100–150 square metres. Not tiny, but still significantly smaller than the 250 square metres that many subdivisions demand as a

minimum. Within this smaller size range, we’re designing two bedrooms and a flexible space as a third bedroom, office or games room. Often we opt not to attach a double garage, but instead focus on providing practical storage options within the home. Many of my favourite designs over the years have been described as urban baches, focused on what owners need. Small and well-executed homes are not striving for prestige – they offer residents a more relaxed living environment and great efficiencies. In the high pressure world we live in, this is a good thing. Being more relaxed is a good thing. Being higher quality is a good thing. Being smaller is a good thing. 03 384 787 | young.co.nz
