s I have visited our featured homes this issue and spoken with the families who live in them, it has struck me how profoundly landscape and environment influence the design process. Whether it is a spectacular sea view, a beautiful mature tree or the chilly easterly, so much of what goes into our house design is driven by what goes on outside; the land, the views and the changing seasons. From the positioning of a home to capture the sun to smaller design decisions like using a mirrored splashback to reflect a garden view, as New Zealanders our houses are informed by the site and by our love of getting outdoors. Maybe it’s a little bit soon – given the recent late spring cold snap – but in this issue of Abode it feels as if we are throwing open the doors and venturing out. The home in our cover story Effortless Living (page 38), with its seamless flow from the calmly elegant interior to the cleverly designed outdoor zones, puts me in mind of summer evenings ferrying drinks and food from kitchen to patio and sitting out long into the evening – perhaps serving the decadent and summery avocado & gin-and-lime cured salmon (page 72) Admittedly though, if you’re planning an outdoor event, you’ll still need a jacket for a bit longer – or maybe a fire. Our regular architecture columnist, Greg Young, discusses the pros and cons of selecting an outdoor fire that suits your space and how to make sure you’re playing within the council’s rules (page 80). I know you’ll love hearing from our homeowners as they talk about all the decisions that go into designing a new home or planning a renovation. It’s the sum of those decisions and good advice from the experts that results in homes like the ones featured, designed perfectly to suit their place in the world and for their owners to enjoy.

esigning a kitchen that works for you and looks amazing is a balancing act between practicality and style and nowhere is that element more important than when selecting a benchtop material. The bench is a dominant visual feature of any kitchen but it also has to be able to stand up to some pretty rough treatment. Spills, sharp knives, heat and high traffic mean durability is essential for a kitchen to stay looking good. A material that I have specified for many clients is the Prime Stone engineered quartz stone surface from Prime Panels. This product creates stunning results and is engineered to perform well while still being easy to look after. Let’s face it, we don’t need anything that’s going to give us another job to do. Made up of over 90 per cent quartz and

strengthened with resin, this product gives you high-end stone look that’s low maintenance. Another aspect of your kitchen that is so important to get right is the pantry storage. If the kitchen is the heart of the home, then the pantry must be at the heart of the kitchen. Most of us are in and out of there dozens of times a day, often spending more time than we’d like searching for what we want. I am impressed by the innovative approach that Hafele have taken to solving our food storage problems with the TANDEM pantry system. ost of us spend around 90 per cent of our time inside built environments such as our homes and workplaces. ith a passion for sustainability and providing the best service possible, Active Refrigeration was founded in 2000 by directors Graeme Green and Craig Duff. Beginning in refrigeration, the company has branched out into heating and air conditioning. On the air conditioning side, 65 per cent of the business is in residential projects. A lot of work is with architectural builds, installing ducted air conditioning to effectively heat and cool the home. Ideally the company liaises with the architect before plans are drawn up so that the heating system can be fully integrated into the design with units hidden in wardrobes or kitchen cabinetry for a seamless design. The company is involved from specification through to installation and after service. “We look at each project as if it’s for our own home,” says Graeme. “We try to use the most energy efficient and best practice we can.”

The company also installs hot waterfed underfloor heating into some projects with pipes hidden in the foundations at construction stage. Each room has its own thermostat for a perfectly temperaturecontrolled environment. The company has grown from its base in Christchurch to a nationwide company operating in 14 locations with 175 employees. Christchurch, however, will always be the heart of the company. “It’s where our families are and we’re heavily involved in the community,” says Graeme. The company sponsors two rooms at the Ronald McDonald House which supports families of children receiving treatment at Christchurch Hospital. Graeme says everyone on the staff is immensely proud of this involvement. Active Refrigeration’s focus on sustainability has been well received within the industry. The company won an award in the innovation category of the 2016 ECCA awards. In 2017, it won the Infrastructure/Trades category of the

Champion Canterbury Business Awards based on the company’s innovative and sustainable approach to energyefficient refrigeration and heating, and its contribution to Canterbury’s growth. It also won the 2017 Deloitte Energy Excellence Awards for Health and Safety Initiative of the Year. “The health and safety of our staff and sub-contractors is paramount and we have an app which they can use to do an on-site risk assessment for each job.” Innovation is in the form of making smaller units to fit in smaller places, sustainability of energy and around the control functions with remote control and automated houses. The company is also true to its roots of refrigeration and is heavily involved in commercial and industrial projects, particularly in the North Island. Here, sustainability is also key with a focus on heat recovery. “Often you’ll find a refrigeration unit is installed on the one hand and a boiler to heat water on the other,” says Graeme. “Any refrigeration unit will eject heat and that can be recovered to heat water making for costand energy-savings.” After-service is an important part of the company’s offerings with 24/7 callout possible on the refrigeration side and Mon-Fri callouts for residential. wo townhouses overlooking the idyllic St James Park in Papanui are a showcase for the design and building talent of SMBC Architectural Builders. For company director Sam Manson, the completion of the project concludes a long held passion to take on his own construction project to showcase the design and build capabilities of the company he founded and manages. “We have completed many amazing projects for clients, but I wanted to do our own project this time around, to show what we can do,” Sam says. Building and architecture is in his DNA and he drew on the expertise of colleagues and design professionals in this collaborative project. Time taken finding the perfect site has been time well spent. Sam admits he attended many auctions before finding a superb site in the popular St James Avenue. Just a few minutes’ walk from shops, cafes and restaurants, 10 minutes’ drive from the city and the same distance – in the opposite direction – from the airport makes each of the 185 square metre stand-alone townhouses ideal for a range of occupants. From the street, the townhouses look strikingly fresh and modern. A raw concrete feature wall complements the shiplap cedar cladding and the black window joinery, flashings and downpipes. The craftsmanship of the builders is evident in the entry porch where cedar cladding has been painstakingly laid to wrap around the entire entry structure. A black rain chain in lieu of a standard downpipe adds interest and gives guests a hint of the architectural features inside and out. On the ground floor, the kitchen overlooks the entire open plan living area that includes a kitchen, dining area and lounge. Large sliders open out seamlessly to sunny, sheltered courtyards front and back. The architectural style of the interior is reflected in the landscaping where lush lawn, specimen trees, kwila decking, planters, inbuilt seating and selective planting combines for outdoor spaces that are an extension of the interior living area. Black lacquer joinery, a high-gloss black mirror splashback and premium appliances in the kitchen are themes echoed throughout the rest of the home. The kitchens in each unit are designed by Kristen Reid. They share the same plan but each comes with a different finish. The sleek joinery features the latest fixtures and fittings including a Primestone composite benchtop, double dish drawers and bespoke lighting under and over the bench. Black door and cupboard handles, towel rails and tapware are high quality and specially chosen to suit the modernist contemporary style. American oak on the living area floor is replicated in the sliding doors that separate the master suite and the cosy living room - that could be a media room or a fourth bedroom – from the main living zone. The customdesigned doors are top hung on black rails and open or closed, create a sense of the floor morphing into the wall. Ceilings in each of the lounges are over height and raked to add 26

interest and volume to the interior. In the guest powder room Chevron hex tiles have been placed in a herringbone pattern. Italian tiles have been chosen for all the bathrooms and in the master suite a frosted glass door separates the ensuite bathroom from the fully shelved dressing room. Inbuilt toilet cisterns save space and create a seamless wall finish. Plumbline oval basins set on free hanging ply vanity units continue the black and white theme. Each home has been highly specced with a ducted heat recovery system throughout. “We have created a living environment that reflects how a home should be; healthy, warm and ideal for its residents,” Sam says. “The heat and air conditioning system is like having an open window. Even when you are out, the home is breathing.” Storage has been a carefully considered priority; each of the three bedrooms has an inbuilt wardrobe and a drawdown ladder accessing the roof cavity provides attic space the width of each townhouse. LED strip lighting lights the stairwell and at the top wooden slats in lieu of a solid wall offer views to the lounge below. Every detail has been considered and the installation of an additional duplicate slat frame, on a slider, enables

the opening to be closed if required for warmth or privacy. On the upper level there are two additional bedrooms and a generous bathroom featuring a large tub and glass and tiled shower. A study nook inset in a hall area overlooking the stairwell and a large feature window beyond is an example of form meeting function in the architectural detailing. The front apartment picture window overlooks the tree-lined street and in the rear apartment, the window affords views over the park. Each apartment is completely standalone and a brick wall between each titled property ensures privacy. A flush panel cedar door enables easy access and close parking to the double garage where the laundry occupies a recess under the stairwell. “We love building and we love good architecture,“ Sam says, reiterating that they bring the same level of expertise and passion to everything they do. “We have thoroughly enjoyed bringing this project to fruition. Primarily we are builders, not developers. hen the owners of a home deemed a rebuild finally settled with their insurance company, the highlight of the protracted negotiations was the offer of DJ Hewitt as their recommended builder. Some years earlier they had watched a team from DJ Hewitt construct a new home for their Mt Pleasant neighbours and they had been especially impressed by the work ethic, attention to detail and professionalism of the team involved. “We were very pleased to have Daryl in charge of our project,” the owner says. “We knew he had a great reputation and we had witnessed how reliable and professional his builders were.” The decision to replace their home came after several years of toing and froing and the couple were more than a little ground down by the lengthy negotiation process. From the initial meeting with Daryl Hewitt, they felt confident that the rebuild would be well managed and executed. Now that they are living in their new home overlooking the estuary and South Shore beyond, they can reflect on the positive and stress-free experience of building, eased by Daryl, his wife Tara (an interior designer) and their team.

The new home occupies the original footprint of the previous home but the interior floor plan has been modified to include three bedrooms and large open living areas better suited to take advantage of the views and sun on the elevated site. Trevor Stevens Excavations was engaged to demolish the existing home and to prepare the section for building to begin. Trevor says the site was a little awkward – the property is on a shared driveway – but the constraints of access did not faze the excavators who are specialists in hill work and rock breaking. Long before the excavation team arrived on site, Daryl was working collaboratively with drainage specialist John Cooper from Flo-Rite, to conduct a detailed analysis of the existing drains and storm water systems. John says the job was “quite complicated” and beyond the initial assessment analysis he conducted, John and his team returned at several scheduled intervals to install the drainage in sections. Site excavations mean the two-storey home opens out to garden on both levels; downstairs three bedrooms open out to front-facing landscaped garden and on the upper level, the living area opens out to a sheltered rear courtyard. Extensive glazing offers views through the living rooms from the courtyard. The owner says she is “not a visual person” and while she knew she wanted white tiles and walls, Tara helped immensely with narrowing down the almost overwhelming choices available for every aspect of the interior and structure. “Tara was really helpful. She had some great recommendations and 30

many specialised contacts who were able to guide us through the selection process. We didn’t realise just how many factors there were to consider during the project,” the owner says. The master bedroom features an impressive purpose designed walk-in robe including a specialty makeup desk, complete with hidden mirrors. Joinery throughout the home was all custom-designed by Lyall Park Joinery, a local company that specialises in high-end architectural builds. Mark Birdling, managing director, was involved in the manufacture of the joinery that included the kitchen, scullery, bathroom vanities and the wardrobe fit-out which has been tailored for the owners’ specific requirements. recommended in preference to the owners’ original desire for black lacquer. Mark says, “The dark oak is rich and almost black, however it is more user friendly as it does not mark as readily as black lacquer.” The generous ensuite is fully tiled and an egg-shaped bathtub with a floor-mounted faucet is perfectly positioned to take in the view from a strategically placed floor-to-ceiling window. Large format porcelain tiles on the floor – rework Multifog – have been used in a smaller format on a feature wall. Tiles were supplied by Brymac Tiles after careful deliberation by the owners. For the main living areas including the entry foyer, kitchen, dining, scullery and powder room, they chose a large format (600 x 600) matt finish, modern Italian porcelain tile Purestone Grigio Natural. On the balcony they opted for the Piemme Urban Grigio tile that was ordered specially.

The entry lobby features a rich, textured chocolate-coloured wallpaper backdrop. An impressive angled staircase with frameless glass balustrading leads to the upper level. The internal stairwell balustrades are fixed with stainless anchors and a stainless handrail. Exterior glass balustrades on the upper decks replicate the same clean, frameless design, minimising any intrusion to the outstanding views. Glass balustrading, the stair handrails, coloured splashbacks, mirrors and frameless glass shower partitions were all supplied by Glassforce. Paul Lally, owner operator of Broomfield Quality Stoppers, was responsible for interior plastering throughout the home. The finish is impeccable as evidenced by the flawless finish in the stairwell where natural light would show any imperfections.

Paul says, “The floating staircase was quite tricky to work around and we used wide joints to ensure there was no shadowing. The builders did a great job and that makes our job easier.� Tiles line the lower half of the stairs and carpet from the midway landing. Dominion Flooring supplied the solution-dyed nylon from one of their most popular ranges; Okiwi Bay by Feltex. The soft, mid grey toned (Stone) pile shows minimal tracking and perhaps most importantly for this sundrenched home, is fade- and stain-resistant. Flooring throughout the home is a combination of tiles in the utility areas, and carpet in the lounge, upstairs foyer and bedrooms. Bright white interior ceilings and walls reflect the sunlight during the day and interior feature lighting by night. Painting was done by Greytone Painters and Decorators and co-owners Graham Wilson and Tony McKenzie were on site with their team, achieving an immaculate finish. The 10mm negative detailing above the skirting and around each door frame required a high level of expertise, as did the detail around the feature staircase. The open-plan kitchen and dining area is perfectly positioned to take advantage of the superb views. Skylights flood the space with sunlight and the light-stained American oak breakfast bar provides warmth and contrast to the white composite benchtop and combination white and dark cabinets and shelving. In the scullery, bifold windows open out to the courtyard. Recessed doors can be pulled to close off the space but the owners rarely find the need to separate the main kitchen from the utility area where open shelves display a range of catering and kitchen accessories.

The owner had a scrapbook of magazine cuttings featuring design concepts she had seen and loved. Daryl and Tara were able to make recommendations to ensure the design decisions reflected the aesthetic aspirations of the owners as well as their lifestyle and environment. The owner says, “Daryl is amazing. He is like a human calculator when it comes to making recommendations. He is incredibly knowledgeable about the costs and advantages and disadvantages of every building decision. We liked the idea of wooden slatted exterior features. Daryl suggested we pick aluminium to avoid ongoing staining and maintenance issues. He also suggested we use glass balustrades in front of our sea-facing sliders, in preference to a wrap-around deck. We love the Juliette balconies as we can open up our entire living room area and avoid the easterly.” For Daryl and his team, sharing their comprehensive building and design expertise and product knowledge to guide clients through their building project is fundamental to their company ethos. “We respect our clients and we share their passion for their home. the use of certain products can impact or minimise situations in the future,� Daryl says. The robust block and plaster home has been engineered to withstand future seismic activity, is thermally efficient and has a fully integrated heating and entertainment system. Powell Fenwick was responsible for the design of all structural aspects of the building including roof and floor framing, concrete block work, foundations and bracing required to create a like-for-like rebuild of the original home. The new home includes concrete block walls, a suspended concrete floor, concrete ground floor slab and a timber roof; all supported with large amounts of steel reinforcing designed to ensure the structure, with large openings, is fully braced. The home is plastered with a Rockcote masonry render system and the textured finish is painted with a Resene product X200. Julian Robertson from Get Plastered worked on site with his team to achieve a high standard of finish on the home, garage and garden wall structures. The narrow access drive necessitated tight project management to ensure that all the contractors involved were able to have site access as per the predetermined schedule.

Larry Thomas of Thomas Roofing, like Julian, committed to the project plan to ensure the roofing membrane was applied at the time allocated, avoiding project delays or access problems. Ardex Shelterseal HD5000 was used to damp-proof all of the lower level concrete block retaining walls including behind the stand-alone garage. This system requires specific processes to ensure there is no ingress of water into the building. Ardex Butynol in Dove Grey was used on the roofs. Despite the inherent challenges of multi-level roofing and internal guttering systems, the high standard of substrate preparation by the DJ Hewitt team ensured a smooth and efficient application process for the roofers and an aesthetically appealing, highly robust, roof finish. Hagley Windows and Doors provided aluminium joinery from their residential suite joinery range Vantage, the biggest selling range of windows and doors in the New Zealand market. The owners selected the higher specification insulation glazing of Low E glass with the unit filled with Argon gas to enhance insulation performance and reduce heat loss. Grey tint glazing was also used in certain areas for privacy and to reduce glare in the sun-drenched home.

Negative detailing around the skirting and doorways and no architraves around the windows were features of the original home that the owners wanted to replicate. The double garage is separated from the home and angled to facilitate easy access from the narrow driveway. Landscaping has been designed to complement the home and freestanding exterior walls provide privacy and shelter. The owners love their new living environment and look forward to watching work unfold on neighbouring properties. hen the owners of this property set about searching for a new home, their two requests were to be located in Fendalton and to have a view of the stream. They soon found a house that ticked both boxes and they purchased the 1950s brick home that formerly sat on the site with the intention of renovating. When the earthquake changed everything, they grasped the opportunity to make a fresh start and create the private and peaceful home that now reclines comfortably in this special location. With the decision made to rebuild, the couple engaged Wilson and Hill Architects to design their new home. Architect Chris Wilson said, “the primary

consideration when designing the house was its relationship with the stream, the garden and the large elm tree. The owner, having previously lived at the site, had a deep understanding of the environmental conditions and the eave overhang and river setback were all informed by the previous house.” The brief called for a modern home that was also pragmatic. The owners love to entertain and the house also had to work practically when the grandchildren arrive on their frequent visits. Wilson and Hill’s plan arranged the lounge, living room and master bedroom alongside the lawn which runs down to the stream. The result is a house the owner describes as “just so easy to live in, it’s great. It’s an entertainers house and we love the flow

from the living areas to the outdoors.” Builder and Managing Director, James Mackay, says of all the houses he’s worked on in his 35 years in the business, this is “one of my favourites.” Engaged by the architect to deliver on the plan, James, his foreman Ash and their experienced team took on the challenge of doing justice to the idyllic location. For James, working on a project like this one is all about the people. “I’m big on relationships” he says. “the relationships between the client, the architect and the team are key. We had a really good bunch working on this job and when everyone pulls together to produce a product like this, that’s what it’s all about.” On the face of it, this four-bedroom single level home is striking in its simplicity. However, there are complexities in the construction that, although subtle, are part of what make this home special. Like the glazing channels for the high windows that continue into the ceiling or the small adjustments in the angles down the length of the house to follow the curve of the rolling site. “You have to take your time to get these things right,” James says, “but it’s worth it.”

BATHROOM General Joinery crafted the vanities for each of the three bathrooms using an American White Oak veneer.

The owners enjoyed working with the building team saying, “everything went really well, they communicated with us so we always knew what was happening.” The fortnightly site meetings that included the builder, architect and the owner ensured the project ran smoothly. “Often people forget to listen to their client,” James says, “but it’s so important to understand what they need.” James describes himself as an old-school builder, preferring to keep as much of the work inhouse as he can to control the timing and quality of the product he delivers. A company he is a Director of, General Joinery, completed all the joinery in the home. American White Oak kitchen cabinetry and sleek built-in storage and floating shelves in the living area add warmth and texture to the interior. The vanities in all three bathrooms, completed to exacting standards, are testament to the care and skill of the joinery team. Timber has been used to stunning effect throughout the home. Installed by the builder’s team the flooring is American White Oak 200mm floorboards that have been coated with a wax oil to give a matte effect. The tongue-and-groove ceiling in the hallway is cedar as is the timber on the exterior along with Alucobond composite aluminium cladding.


HOMES Part of the legacy of the previous house was a large, old-fashioned and high maintenance garden and the rebuild presented an opportunity for a total redesign. Kamo Marsh Landscape Architects were engaged with a brief to create an outdoor living and entertaining space with a fire and an outdoor kitchen as well as a new entrance, gateway and parking spaces. The outdoor living space the Kamo Marsh team created is now in frequent use. It encompasses a seating area around the outdoor fire that can be protected from the elements by the automated overhead louvre system specified by the designer. The fireplace is constructed from substantial Port Hills stone which has also been used to create the vehicle entrance and the front door feature. Tiles on two levels create distinct zones including an outdoor kitchen with polished concrete benchtop and barbecue. Sympathetic planting complements and enhances the architecture of the home and integrates seamlessly with the existing plants the owners wished to keep. Careful attention to the needs of their client

have meant the owners are delighted with the results. The external plastering work was completed by Premier Plastering, rendering and painting the walls that make up the entranceway and the outdoor fireplace surround. Rick used Resene Construction Systems Rockcote plaster and paint system which he says is a great product with excellent backup service. Premier Plastering have a longstanding working relationship with James Mackay and were pleased to be part of the team working to bring the clients vision to life. James Mackay believes that delivering on a house like this riverside beauty takes a dedicated team effort and in this case the collaboration between builder, architect and landscape architect has not only created a stunning home and garden but also has made it possible for the owners to enjoy the lifestyle they had wished for. n 2006 Julia and Andy March purchased a home designed by renowned architect Don Donnithorne in 1965. Resplendent in its original style, the exquisite detail and architectural features of the structure appealed as much as the generous site located between the Wairarapa Stream and Idris Road. Ten years later, when the couple and their three children moved out for earthquake repairs, it was an optimum time to extend and modernise the home. Blair Cunningham had been recommended by friends and family as a great builder, but it was his immediate passion for the architectural detail and design features of the home that made him their ideal choice for taking on the renovation project. A hand-drawn architectural rendering of the original home hangs on the dining room wall. In renovating, Julia and Andy wanted to retain the integrity of the original architecture. Special features included bespoke internal doors inset with glass panels, coved and cathedral ceilings with detailed angles and mitres, glass insets in internal

walls and steep pitched rooflines. “Don Donnithorne was ahead of his time. We loved and wanted to pay homage to that design. We simply wanted to update and modernise the home and make it more suited to our family,� Julia says. They engaged Don's son Martin, Director of Don Donnithorne Architects, to draw up the plans for extending the home. In 2016, the Blair Cunningham construction team took over the site. Over a period of 15 months Blair and the March's worked collaboratively to ensure the final result retained the exquisite detail and unique style of the original design. The entire structure was pared back to framing and the steel window joinery was replaced with aluminium. The ground floor has been extended to accommodate a laundry and guest toilet. On the upper level, additional space was created by lifting and extending the roof cavity over a new double garage. An inground pool occupies the site of the former garage. The upstairs extension includes two generous bedrooms, a bathroom and toilet, oodles of storage space and a sun-drenched lounge in a flanged area of the thoroughfare that leads to the new bedrooms. Elements of the architectural detailing are obvious on arrival. A covered pathway connects the front gate to the entry porch where the impressive front door is faced with a wooden herringbone veneer. Beyond, the generous entry foyer is flanked by the kitchen and dining room on one side and an expansive lounge on the other. Bronze tiles line the 48

floor and one wall is lined with slatted kahikatea. Exposed beams support the pitched ceilings and in the kitchen, dining and laundry area, wide profile American oak lines the floor. All the woodwork has been oiled for a natural finish. The entire front of the home is glazed and stacking sliders open out to the deck, a superbly landscaped garden and the river beyond. Together, Andy and Julia chose interior finishes including light fittings and wallpapers imported directly from Europe and the United Kingdom. Many decisions regarding design features evolved during the project and were made collectively by Andy, Blair and Julia. “We had plans but we discussed lots of design and building concepts and options as they came up. You tend to get better results if you can make some decisions on the go,” Blair says. Julia cites the wooden slats lining the entry foyer wall, a concealed door leading to the kitchen and stair balustrading as examples of finishing detail decisions that were made during the building phase. “Blair suggested we replace the solid walls lining the top of the stairway with open wooden slats, and he came up with the idea of a wood-lined foyer wall

with a concealed door. We love those features.” The exterior of the home is a combination of cedar and plaster. Bag-washed plaster over new bricks on the base level replaces the original red bricks. The use of bag-wash on brick was robustly debated. “I wasn't a fan of the red bricks; Blair wanted them retained. Andy came up with the idea of using a light plaster wash that showed the detail of the bricks. That was an acceptable compromise for all of us,” Julia says. A file full of cuttings and images influenced the choice of features and finishes throughout the home. At Brymac Tiles Julia had a one-on-one meeting with general manager James Thomson to find tiles to match and replicate the images she presented. In the children’s bathroom, sky blue tiles create bold stripes between white porcelain tiles. James admits that Julia and Andy had quite differing tastes initially, but he was able to tease out their preferences and find options to suit the architectural style of the home and the personal preferences of the owners. Some internal walls have been removed and replaced to define spaces. In the main living room an ethanol fireplace, imported from Germany by

Naked Flame, Auckland, has been installed where a wall once divided the room. Behind a bookshelf in the corner of the room, a small bar has been created in a gap between lounges. The tiny room is lined with Versace wallpaper. A chandelier, an original fitting, hangs from the irregular coved ceiling lights and a bespoke benchtop has been machined by Blair from timber framing salvaged from the garage. The recycled timber desktops in the children's rooms were also handmade by Blair as was the powder room vanity, crafted from timber with a copper strip insert. Kahikatea lines the extended soffits and glazed cut-outs ensure the overhead structure does not block the sunlight on the deck below. “In everything we did, we tried to be sympathetic to the shape, style and integrity of the architecture,” Blair says. Intricate angles and coved ceilings were a feature of the original home and the additions replicate this detail. Hallway ceilings are angled, rooflines are contoured and natural wooden beams butt up to steeply pitched painted surfaces. Dan Hanifin from Elite Interior Plastering brought a high level of skill to the project and the finish of the interior walls and ceilings is testimony to the expertise of Dan and his team. He concedes the job was ‘technically challenging’ but within the capability of his adept tradespeople. On the upper level, the master suite and one

bedroom occupy the cavity under the original steeply pitched roof. The rooms feature cathedral ceilings and from the master bedroom, a small deck overlooks the garden. At either end of the structure, a wall of windows follows the lines of the architecture. The extension repeats a similarly pitched roofline and new windows match the quirky shapes used elsewhere. Action Scaffolding was responsible for providing a platform to facilitate the renovation works. The project required careful and considered planning to ensure the scaffolding was suitable for the complex work schedule. Owner operator Mark Backhouse was a builder before he took over Action Scaffolding so he brings a unique perspective to his project management. “I have a deep understanding of what builders need. This was a challenge with the amount of alterations required,” Mark says. “We had to ensure everything was well planned so as to save money.” Julia, Andy and their children Annabelle, Oliver and Samantha have been back in residence for almost a year and love the renovated environment. “It all feels so familiar, but new and different in many ways,” Julia says. “Everything that appealed to us in 2006 still appeals; it’s just better now that we have enhanced and extended the inside and out.” It is the litmus test of enduring architecture when a home designed more than 50 years ago can still impress its owners on a daily basis.

W

hen builder Chris Yeats of CYB Construction and wife Karen bought the four-unit block in Rhodes Street, Merivale as an as-is-where-is project, their first thought was to knock it down and rebuild two to four modern units. The building, situated in a premium suburb in a location that’s just a stone’s throw from the city, was substantially damaged in the 2010 and 2011 earthquakes. As time went by Chris and Karen looked into the site and its history and began to see potential in developing the existing building. Initially making plans to restore the four units, they then came up with the idea to reconfigure the space into two larger, more spacious apartments and set to work in the spirit of the architect’s intent to create a high quality building that hasn’t forgotten its past. Believed to have been commissioned by widow Violet Jennings in 1934, the apartment block was designed by Heathcote Helmore, an accomplished architect working in Canterbury from the 1920s to the 1960s. Flats were an oddity at the time and, the building that was later to become known as St Ives, would have been one of Christchurch’s first examples. It’s likely that Violet built the property to live in with the intention of renting out the remaining apartments to women in similar circumstances; a practice that was becoming common in Europe but was new to New Zealand. Designed in the American Colonial Revival style, common to much of Helmore’s work, the property exhibited the hallmarks of the Arts and Crafts movement; simplicity, quality and craftmanship.

The new owners felt that this history should be preserved and wanted to retain as much of the original timber and features as they could. Chris and his team poured their hearts and souls into doing the project justice, which presented significant challenges being an extensive renovation. Working with the architect they devised a completely new layout and an ambitious programme of work to repair, strengthen and enhance the building from the ground up. Before the new foundations could be laid the site needed to be releveled and Survus Consultants were brought onboard to survey the site, plot the building set-out and manage the subdivision process. While

most of the work for the surveyor is in the early stages of the build, they are involved right to the end of the process and, Craig Hurford of Survus relishes the challenge. “What we enjoy about working on slightly more complex projects like this is knowing we have contributed to a development which results in beautiful transformed places for people to live.” Number 11 Rhodes Street cuts a striking figure from the road with its stylish symmetry, the clean lines of the weatherboard exterior and characteristic portico-style porch sheltering the twin front doors. Those doors lead to two unique and lovingly crafted homes spread across two floors and boasting four spacious double bedrooms, master bedroom with ensuite, and open-plan living, dining and kitchen areas. Each has a double garage with internal access and a separate laundry and utility area. The complete revamp of the floorplan allowed for large, light and open spaces incorporating kitchen, living and dining. A kitchen designer assisted the owners with planning the stylish galleystyle kitchens that hint at the era of the building. They have successfully combined cabinetry that gives a nod to the building's heritage with modern high quality Miele and Smeg appliances. The bathrooms throughout are spacious and stunningly appointed featuring beautifully honed Italian porcelain tiles chosen for the space by Felicity from The Tile Shoppe. The company has a long-standing working relationship with CYB Construction and this made selecting the tiling a simple process. Chris’s brief was to create a timeless look that would last and the results are a mix of restful elegance with a touch of luxury. The range of tiles delivers a natural look, mimicking the stone it’s based on. Underfloor heating has been installed in all of the bathrooms adding to the luxurious feel.

The look hints at the era of the building where once again subtle traditional elements have been merged with the modern... The owners specifically wanted the colour scheme in the homes to evoke warmth and this has been achieved with the soft pastel hues chosen from the Resene colour range. Complemented by crisp white skirtings and trim and paired with the warmth of the timber flooring and tastefully chosen carpeting they have certainly achieved the cosy atmosphere they’d imagined. Throughout both properties, every effort has been made to preserve and reuse the beautiful original matai and rimu floorboards and in areas that needed replacing, heart rimu from a similar property on the West Coast was used. Grant of Grant Sutherland Floor Sanding lent his expert hand to restoring the floors to their former glory. His patience and careful attention to detail has ensured the flooring in these homes is a standout feature. Grant used Handley Industries low-sheen polyurethane to enhance the natural richness and warmth of the timber. He says; "I get great satisfaction from completing a floor and enhancing a home," he says. "Timber floors have a timeless appeal that’s stylish, modern and comfortable.” The need to almost totally rebuild the whole property from the foundation up meant the owners had the opportunity to include heating and technology features that provide a level of comfort and convenience we wouldn’t normally associate with a home that’s approaching 90 years old. Wificontrolled ducted heating and cooling, provided by dual heat pumps, keeps the temperature just so with the help of floor, ceiling and underfloor insulation and double glazing throughout. And, combining everything you’d ask from a new build into a character property, the homes are cabled to connect to fibre, there are USB charging ports in the kitchen and bedrooms and the garages include electric car charging ports.

Kwila decks have been added to each property to make the most of the outdoor spaces, and 11B has an additional landscaped area designed and planted with the help of a landscape designer and features two decks to capture both morning and afternoon sun. While the decision to make such substantial changes to the layout and use of the building meant a total rethink and delays while plans were made, Chris and Karen are glad they made the call to preserve this classically elegant piece of Christchurch’s history. Chris assembled a large team and called on trusted professionals to work with him and ensure the results were of the highest quality in keeping with the philosophy of Arts and Crafts buildings, and he’s thrilled with the results. “We thoroughly enjoyed watching the building come back to life,” he says. “It was a pleasure to work with the various consultants, trades and suppliers to obtain their input and sharing the process with a team motivated by a desire to do a good job.” Now completed and on the market, these two exquisitely finished homes are looking for their new owners to embark on the next chapter in their history.

"I

sound like a Mad Hatter, but I’m actually not that crazy," laughs Sarah Ord, as she tries to make sense of the melange of furniture, artworks, heirlooms and quirky curiosities filling her and husband Nigel’s Cape Town home. Last year, Nigel and Sarah moved from a small house in the city centre to the family home her mother was previously living in, in the leafy suburb of Claremont, to ensure more space for their growing family. Four-year-old Charlie and his brother Sam would need more room and a garden in which to play. It had been an exhausting four years for the family: pregnancies, illnesses, opening their new property, The Stack, Cape Town’s private members club, bar and brasserie, only to have it burn down a week later and doing it all over again. And then a house move. "I felt like I needed a new lease on life," says Sarah, who immediately took to painting the walls of the diningroom, kitchen and lounge in a vibrant forest green, inspired by the colour of a ceramic beer mug she’d found in an antique store, now used as a vase next to her bed.

It’s such spontaneity that has her likening herself to Alice in Wonderland’s whimsical friend. The kitchen cupboards changed from white to dashing blue, an old grey oak cabinet turned siren red, and the front door, which had lived through bottle-green, yellow and red incarnations, was coated in blue too. "Once I start, I can’t stop," Sarah smiles. "White just looks blah." Colour is only one of Sarah’s many interior attractions. There’s also a love of fabrics, lacquered boxes, ceramics, baskets and antiques. A self-confessed Gumtree addict, she trawls the website (where one can sell anything from caravans to bookcases) late at night in search of new items to add to her collection, her home is a visual representation of such storied purchases and auction acquisitions. Antiques are the only belongings never subjected to her paintbrush, as she values the grain and texture that comes with age-old furniture. Sam’s cot is one such piece, its turned legs and contoured edges evidence of rare craftsmanship. It was bought off Gumtree from a family who had passed it down through eight generations. Another online procurement is the writing bureau in the passage, which opens up to reveal leather inlays. "People don’t know the value of what they’re selling," says Sarah, incredulously. "I bring old things into a modern context, clean them up, and they’re like new gems." In some cases it’s simply a matter of reinventing uses for materials. The blue-and-red patterned fabric from which the master bedroom’s headboard is made was intended for dresses, while the upholstery on the lounge’s coffee-table ottoman was a wovenplastic floor mat before Sarah saw this opportunity for a different iteration. There are interior-specific fabrics all over the house, too, but very few of the same print. Collected over years, these varied pieces of cloth – from ikat and African wax prints to floral and leopard print – have been sewn into a myriad cushions, turning the lounge and bedrooms into multi-coloured oases of comfort. Nothing is more traditional, however, than the chintz curtains in the dining room. Another Gumtree find, Sarah couldn’t believe her luck in securing this authentic fabric

design by the Prince of Chintz himself, Mario Buatta. A devoted fan of the late British designer John Fowler, known for bringing English country-house style to prominence, Sarah believes that heritage can sit comfortably alongside contemporary if done in the right way. And so she’s not afraid to display wedding-gift crystalware and collector Wedgwood dishes amongst modern Moroccan pots and wooden candlesticks bought on the side of the road. Her art collection is equally eclectic – paintings inherited from her great grandmother, framed tissue paper from a pharmacy in Italy, an oil-stained Picasso print and now-valuable pieces from the annual Michaelis School of Fine Art Graduate Exhibition ensure that every wall in the house has a story to tell. Having vowed not to leave anything in storage when relocating meant that room had to be made for each item she’s gathered between living in Cape Town, Johannesburg and Paris, and then London and the Maldives with her hotelier husband. "It’s a mishmash of all the things I love," Sarah says of the home. "It’s who we are – colour and craziness."

Through their travel experiences, they developed the desire to live with fewer things, but to truly treasure the things they do have. When they sold their home with the intention of building again, they decided to construct a home inspired by the tinyhouse movement. Their home is beautifully styled, with the exterior covered in bitumen cladding, which runs from the roof all the way down the walls, adding a defined modern edge to the look. It’s easy to see how the house has been inspired by the downsizing movement, yet it’s slightly larger footprint does create an interesting hybrid between a tiny house and a more conventional small home. Inside, the home follows an open-plan design, with a sizeable lounge and entertainment area, leading into a large kitchen with island and breakfast bar. The modern interior is warmed up through the use of timber lining. Up a set of stairs (all with inbuilt storage) is a mezzanine bedroom with a curtain that can be put up to block out the light and provide extra privacy when needed. When building their previous home, Will and Jen spent three years living in a caravan and so had already given small-space living a trial run. "We have always worked well together as a couple. We just enjoy each other’s company and spending time together. We find living in a small space not difficult at all. We would prefer to be together doing things than in separate spaces, so it hasn’t been a challenge at all."

T

here was no one eureka moment that inspired Will and Jen to move into a tiny house. Instead there were lots of little seeds which had been planted over a number of years. Partly, it was inspiration from watching small-space design shows on television and the internet, but it was also inspired by cycling trips, one of the couple’s main hobbies. Cycle touring is an exercise in ultra-minimalist living because you have to carry everything with you, and the heavier your gear, the more energy you expend as you travel.

s there anything wrong in simply sitting back, smelling the roses and admiring grass we have fertilised and watered? Or, should our landscapes and gardens deliver more, should they communicate meaning and respond to context, and if so what is meant by context? If we think of two of our iconic literary pieces – Keri Hulme’s The Bone People and Eleanor Catton’s The Luminaries – context and setting underpin these marvellous narratives. They conjure up a strong sense or spirit of place, often referred to as the genius of the place (genius loci). I recall from my days as a geography student, we were introduced to the study of why certain places hold special meaning to particular people. This was further advanced during my landscape architecture studies. Destinations said to have a strong sense of place have a strong identity and character that resonates widely. Context is often related to our experiences of a place, how we see it and interpret it, and construct meaning from it. Consider the various experiences you have had in different places. Whether it is the sight of a skink bathing on the sundrenched rocky tors of the rugged Otago landscape, the colourful sardine fishing boats lapping at their moorings on the Greek Island of Aegina or the sun-bleached olive trees on the slopes of the same island. Perhaps the humidity and smells

of a night hawker market in Singapore or the milky colour of the Waiho River that carries glacial rock flour from the Franz Joseph glacier. These all conjure and evoke different feelings and responses. As landscape architects we often wrestle with the concepts of meaning and context in our design responses. It is about place making. If we consider some of the recent architecture and landscape responses within our city we can see the ideas and materials associated with other cities and countries transplanted onto our city. I am not so sure what this tells us about our own identity. Do we really know who we are and what our landscapes represent? Is there anything wrong with our predilection for contrived Englishstyle gardens, trimmed buxus, imported stone and subdivision entrance features? A number of years ago a colleague and I worked on the upgrade of Kerikeri’s main street. It was time when imported clay paving, off-the-shelf street furniture and bollards were in vogue. The question we were confronted with was how we can provide the future users of this place with a different experience to others? We took our cues from the setting. The old stone store, which is New Zealand’s oldest surviving stone building, and the rolling slopes supporting citrus and avocado groves are synonymous with Kerikeri. Elements of our design response included small angled raised lawns within the main street, these were supported by walls of local stone and were tilted to face the sun.

To our delight these are well used, with people enjoying the sun and warmth just as the fruit does in the wider landscape. In our mind we have provided the users of the main street with an opportunity to understand and engage with local history, culture and environment. Landscapes designed with a series of layers that tell a story, which in turn can be interpreted to reveal meaning. The beauty is in the interpretation and it differs for each of us. Context gives landscape 'meaning'.

Serves 4 Wine suggestion: sauvignon blanc Best in spring/summer INGREDIENTS

300g fresh salmon fillet, skin on, pin-boned 2 tsp sea salt 1 tsp caster sugar 1 lime, juice and grated zest 4 tbsp gin 2 avocados 1 small fennel bulb, thinly sliced 1 cup watercress 1 tbsp extra virgin olive oil salt and freshly ground black pepper For the garnish: 1 extra lime, very thinly sliced; mint leaves and herb flowers (optional) METHOD To prepare the salmon, combine salt, sugar, lime zest and gin. Gently rub this over the surface of the salmon. Place in a shallow dish and cover with plastic wrap. Chill the salmon for at least 4 hours or overnight. When ready to prepare the salad, peel and slice the avocados.

Sprinkle the fennel with a little extra salt, and pick the watercress leaves from any thick stalks. Toss the fennel and watercress together in a small bowl with the oil, the juice of the lime and some salt and pepper to taste. Remove salmon from dish and pat dry with a paper towel. Slice the salmon into paper-thin slices on the diagonal, discarding the skin. To serve, arrange the salmon around a serving plate, evenly spaced between slices of avocado. Place the fennel and watercress salad around and decorate with the lime slices, mint leaves and any spring herb flowers from the garden.

HERE ARE SOME TIPS FOR WHAT TO PACK FOR A PERFECT, QUICK AND EASY PICNIC: + Prepare dishes ahead of time that can be eaten with just a fork, or even better, with your hands. + Freeze juices in an ice tray and put them in a thermos flask before you go. Your drinks will stay lovely and cold. + Take a chopping board – if you’re eating on the grass it makes a great place to put your glass. (You don’t want to be doing any actual chopping) + Pasta salads that aren’t dairy based are easy to eat and don’t spoil. Lettuce based salads will tend to wilt. + Store food in cake tins and plastic containers to reduce the amount of rubbish you create. + Pack your favourite tea towels – you can use them in the hamper to stop things moving around and they double as a placemat.

here’s something primeval about fire. It gives us a feeling of security and warmth – but we can’t have an open fire in Christchurch, can we? Why yes, there are ways to do it. The good news is that you don’t need to be a caveman or a troglodyte to appreciate the benefits of an open fire in your living environment. And here in Canterbury you do not need to be a lawyer or a would-be felon to find a way around the rules. Environment Canterbury regulations allows you to burn wood (or charcoal) outside for cooking. The only proviso is that the smoke is not offensive or objectionable beyond your property boundary. Environment Canterbury allowances include (but are not limited to) barbecues, pizza ovens, hangi or umu. If you are concerned about the smoke emissions, there are specialised fittings that can be installed in flues to remove and/or minimise the smoke particles. Effectively, this opens the door for an outdoor fire as long as it‘s used for cooking. At home I have a fire pit that is ideal for baking potatoes and roasting marshmallows. Sometimes when it’s windy my children don’t like the smoke – they get around the problem by sitting around the fire wearing goggles! In designing any home, I always consider the outside spaces, either separately or as an extension of the internal spaces. Wood burning barbecues make a great feature in an outdoor living and entertaining area. Combine the courtyard and fire with an opening roof and you have an impressive outdoor living room that can be used and enjoyed all year round.

FIREPL ACES FIT FOR PURPOSE There are a number of fireplaces that are designed specifically as outdoor ovens.
