Sometimes, when embroiled in the detail of an ambitious project or focused on the minutiae of everyday life, we forget to look up and notice what we have achieved. Certainly that’s the case with putting together a magazine and, to a much larger extent, when building a home or completing a major renovation. During the course of this issue, a builder told me that when he visits his homes he only notices the things that didn’t go exactly to plan. So, as we move in to the new year, we thought it was a great time to look back on the many successes we have had the pleasure of showcasing. The Abode team loved taking the opportunity to recognise the incredible achievements of everyone involved in the projects that have appeared in these pages. So much thought, hard work, skill and care has gone into producing all of the homes featured and to celebrate that, we have named our five favourites in our Best of the Best special (page 25). As we look back on these standouts, we also kick off 2019 with five fabulous homes; leading the way is a sleek, modern family home from Mark Sutton Builders (page 36). G O OD SECURIT Y RE DUCE S RI SK It sounds simple but the more careful you are with keeping your house secure the less likely it is that a thief will choose your home. Installing deadlocks on doors and windows not only makes it harder to get in, but it is also much more difficult for anyone to remove your belongings from the house. It also helps to make the security measures at your home visible so if you have an alarm or a security monitoring system, make sure you advertise that it’s there. Also, place your security lights in visible spots around your property.
TAKE PREC AUTION S Houses are often left empty in the summer months so it’s a prime time for burglaries. Before you leave for your holiday, take these measures to keep your home safe. Cancel all deliveries such as couriered parcels or newspapers. Have a neighbour clear your mailbox for you every few days. Use timers on lights to make it appear as if someone is home. Invite your neighbours to park their car in your driveway while you’re away. If you’re away for a long break, arrange for someone to mow the lawns. Posting on social media about your holiday could alert would-be thieves to your absence so be careful what information you put out there. Consider having a trusted friend or family member housesit for you.
Taking these steps before you leave home to enjoy yourself will make sure you can holiday with peace of mind.

Here at Abode we have been reflecting on the year that’s been, a year filled with amazing projects we have had the privilege of featuring. In all cases, the homeowners were welcoming, showing us around, talking through the build process and singing the praises of the builders and contractors involved. To celebrate, we got together and pored over the projects that graced the pages in 2018 to select our Best of the Best, so called because all the homes we feature are of an incredibly high standard. With a plethora of building going on in the region, Canterbury has become a bastion of contemporary architecture – so much so, that a home we featured
earlier in the year won the prestigious nationwide Registered Master Builder House of the Year competition. This exceptional home designed and built by Metzger Builders scooped the Supreme New Build of the Year grand award, as well as the New Home over $2million award, so of course, it had to be our winner too! hroughout 2018, the Abode team worked with homeowners and builders to showcase a range of truly exceptional homes from around our region. Each and every one of our featured homes has been of an exceptional standard and that made picking our five favourites very tough. When it came to awarding our Best of the Best top spot, however, there was one true standout. Metzger Builders’ grand new build from our Sep/Oct issue, resplendent in its rural setting, has recently been awarded the title of Supreme House of the Year at the prestigious national Registered Master Builders House of the Year awards, and we couldn’t agree more.
When we ran our feature earlier in the year, we also thought there was something very special about this abundant country home, designed by O'Neil Architecture and built for a family of six who were clear they wanted a home and not a showhome. While this home is beautiful, and a worthy showcase, there’s no doubt Metzger Builders delivered on their brief, with proud owner Rachael summing it up like this, “It’s perfect for us and our children.” Builder Mark Metzger, owner and director of multi-award winning building company MBL, is justifiably proud of the success. “It’s very gratifying to receive an award. Creating a home of this scale and calibre is a complicated process but
it works really well when you surround yourself with the right team.” There’s a whole lot to love in this sprawling six-bedroom, contemporary, modern home featuring an over-height central living area; full height, oversized interior dividing doors to increase the volume of space; a soundproofed movie room; fully automated lighting, heating and audio/visual systems; generous storage areas; and a strong connection to the outdoors with all living rooms and bedrooms opening to the private garden or the upper deck. The spacious kitchen is the heart of the home. Soaked in natural sunlight, the space is generous, family-friendly and functional. An extended bench with a waterfall end works as a dining area, homework area and general everyday work space. Beyond the kitchen there is an informal lounge area and a sumptuous dining room enclosed by glass. What can we say, we absolutely love it. From the movie room to the water feature under the stairs, this is somewhere we’d all love to come home to – a spectacular abode indeed and a shining testament to everyone involved. We were thrilled to see our region represented at this level and to see Metzger Builders recognised for their work on this outstanding project. he question is, what’s not to like about this relaxed and sun-soaked home, positioned to perfection to look out on the changeable panoramic view of the coastline, stretched out as far as the eye can see. This triumph of design and engineering paired with Avenue Homes’ craftmanship, prompted some serious home envy among the Abode team. The client wanted a cosy home that made the most of the view and had enough room for guests to stay. A simple brief, and indeed, the finished home has a simplicity to it – a chilled bach-like feel that belies the technical challenges involved and the level of thought, care and expertise that the Avenues team threw into the build process. One of the reasons we chose this project was the effort made to build a home that treads lightly on the environment. Solar panels, rainwater retention tanks, automated overhead louvres, an ultra-low emission log burner, high-level windows, sliding screens, lowmaintenance materials and the warped roof, designed to follow the daily sun path, were all included. Modest in its footprint, the upper level of the home comprises an open-plan kitchen, dining and lounge area, a snug, small study and a toilet. Three bedrooms
including master with ensuite, as well as a further bathroom and separate toilet, laundry and sauna are on the middle level, while a double garage with storage is in the basement. Generous decks connect the house with the pool, an outdoor shower, vegetable garden, and a grandstand-like seating area. The owners specifically wanted to work with Avenue homes and with
good reason. They have a reputation for exacting standards of craftsmanship, which has earned them Canterbury Registered Master Builders House of the Year awards and Canterbury Heritage awards. Yet even with more than 25 years’ experience in the building industry, specialising in high-end architectural residential builds, Ben Calvin, Director at Avenues, admits this was one of their most challenging builds. “It was mainly due to the complexity of the site,” he says. “What helped was that, throughout the two-year build, the homeowners really trusted in the process.” There’s so much we love about this home from the way it’s tucked into the hillside almost as if part of it, to the curve of the roofline, the seamless flow from indoors to the outdoor living and the care and attention paid to the smallest details. n the Abode office we love a good makeover – there’s nothing like a before and after to inspire us all. And, in the case of our Best Renovation winner, completed by the team from KI Commercial, the result is so well executed that many mistake the stunning home for a new build. The project was an extensive renovation of a four bedroom townhouse in the heart of Merivale. The result is a light-filled and expansive home with plentiful helpings of luxury. Leading the project and asking for meticulous attention to detail, project manager for KI Commercial, Paul Keung and his team put absolutely everything into creating a home that showcases the best of design, materials and workmanship. “We didn’t want to create another boring square box, but rather something top-end and timeless,” says Paul. “We are all about sustainability, and this house will be here to serve generations to come.” Just some of the many highlights include a feature fireplace and glass balustrade that opens up the stairway and pours light into the house. Upstairs, there are redesigned bathrooms and a
new custom-built office and kitchenette complete with wine bar off the master bedroom. The home’s pièce de résistance is undoubtedly the kitchen that features two benchtops; one uses a solid slab of American oak, while the other an exquisite Brazilian granite. Paul says the house was the first in New Zealand to use this particular granite, which also makes an appearance in the laundry and powder room. KI Commercial relished the opportunity to get involved in this project. The highly-skilled team frequently take
on residential renovations and new builds as well as commercial builds and fit-outs. With this house located in one of the best streets in Merivale, so close to the park, tennis court and a short walk to the mall, it takes pride of place in a prime spot. And now, with its transformation complete, here at Abode we think this well thought-out, meticulously finished, luxurious home is well deserving of the title of Best Renovation. or the Abode team, when we saw this ravishing home, planted in the heart of the city, we thought inner-city living had never looked so good. Built by the ZBuilt team on two adjoining sites, the home oozes street appeal, space, style and sumptuous comfort. The best of both worlds is a well-weathered cliché but, in this case, it tells the story. This project proves that living in the thick of the action does not have to mean sacrificing privacy and secluded outdoor spaces, and we love it! Three Sixty Architecture designed what is actually a pair of buildings – unrestrained by recession planes between them – created in two quietly spectacular ‘pod-like’ forms, linked together by a glazed bridge. Inside the lofted interior spaces are open and light-filled, designed to capture the sun. The exterior is wrapped in black Colorsteel, with a longitudinal standing seam that gives the profile a sharp minimalist finish and dramatic shading effects, married with band-sawn vertical shiplap cedar. Outdoors there is everything you need with an entertaining area, stainless steel spillover spa and lap pool by Pioneer Pool and Building all with complete privacy from any of the neighbours. The plans originally included a water feature but late in the piece it was decided for the sake of another 800mm, they might as well have the pool and we bet that’s a decision the owners don’t regret. The company that made it all happen, architectural building company Zbuilt, specialises in high-end architectural and energy-efficient homes, managing director Joshua Smith says their wealth of experience in these specific areas delivered a pair of inner-city townhouses that offer exceptional style and energy efficiencies. Preparing the TC3 ground – which the owner described at the time as “a challenge” due to its proximity to the
Avon River – required careful planning. To create a stable foundation, 12-metre-deep screw piles were capped and attached to a Muscle Slab system, and to maximise the thermal performance of the heated floor extra underfloor insulation was added. Working within the confines of a compact inner-city site provided its fair share of challenges. Joshua says the project required careful planning in terms of logistics and the management of the numerous subcontractors involved. We chose this project as best innercity dwelling for its creative approach to the problems of space and privacy, the sensational street frontage and exterior lines, and the luxurious hotel-like feel of the elegant interiors. ust as the last trace of builder’s dust was wiped away and towels were being carefully stacked in the brand spanking new bathroom, the Abode team arrived en masse to be one of the first to lay eyes on Dwell Homes’ shiny new showhome in the heart of Merivale – and we were impressed! Tucked away at the end of a long drive, the section was love at first sight for Bryan Doull of Dwell Homes and we could see why. Approaching the front of this slick looking home, with its contrasting wooden cladding and expanses of glass, you’d never know the house hides the sweetest surprise. Once inside, more generous windows reveal a beautiful meandering stretch of stream that forms the lush, curved boundary to this special site.
The proximity to the water is wonderful, however, the TC3 status of the land posed some engineering challenges. The consent process took more than 11 months to finalise and the home is elevated by more than a metre to accommodate the TC3 site development requirements. Designed as three pavilions, linked by an expansive central hallway and a sheltered recessed courtyard, the cedar-clad home features the finest and most innovative building materials and finishes. The attention to detail from Bryan and partner Lena, who designed the interiors, is evident in every aspect of the generous 340 square metre home, comprising four bedrooms, large living rooms and a kitchen and dining area that is as impressive as it is spacious. We loved the way this home connects with the outdoors with wrap-around decking which gives access to the garden from every room. The carefully thought-
out floorplan creates tranquil zones to savour the view from indoors and out. Lena’s eye for interior detailing and persistence in sourcing the very best fixtures and fittings really shines, and the result is a home that’s stylish, understated and has a distinct air of quality. Bryan, an architect with more than 30 years’ experience designing and delivering bespoke projects for clients, realised the potential this spectacular land package presented, “Dwell Homes specialises in sustainable architecture, using sustainable materials to build site-specific homes tailored to our clients. This site offered us a chance to show what we are capable of,” Bryan says. Here at Abode we think the decision this talented team made to pounce on this site and use it to inspire a showcase for their work was a master stroke. and keeping us informed. That made it really easy for us.” Looking at the house now, the simplicity of the clean lines paired with unusual angles and unexpected detailing come together to create a stunning modern home. While building it, however, the ambitious design threw plenty of conundrums at Mark and his team, “It was a great project to be involved in,” says Mark “We used a lot of products we hadn’t used before and it really got the brain ticking.” As you enter the home, the first thing that catches your eye is the wall of aluminium beams that run vertically beside the stairwell. Mark points out that there are no fixings to be seen anywhere and, while that made the job trickier, it’s worth it for the effect. Another standout feature is the contrast between the white frontage and the dark stained cedar cladding at the back of the house. Inside there’s a vertical gap where one ends and the other begins, demarcated with a strip of LED light – a real talking point when switched on at night. This creative lighting scheme and the expanses of white wall meant the house called for a flawless finish on the walls. This required extra care and attention from Lance Ash Interiors who installed the ceiling battens and insulation and completed the Gib stopping and

s anyone who has built a home or renovated will appreciate, the process of completing a large architectural project is a hefty undertaking. Mark from Mark Sutton Builders recognises there is a lot at stake for clients and believes it’s vitally important not to make it any harder than it needs to be. “I make sure I really listen to what the client wants from the build. They are spending a lot of money, so it’s got to be right.” The owners, a family of four, moved from Auckland and purchased a damaged villa on the site, living there for a few years while they worked with the architect to design the four bedroom, three bathroom house that now looks right at home in the neighbourhood. They agree that while there will always be challenges along the way, it’s the relationships and the communication that make the difference, saying, “it was great working with Mark, he was onsite making sure things were happening

The company provides a complete range of interior wall lining services which made the process hassle free for the clients who were very happy with the highquality finish. The downstairs is made up of the light and airy open-plan living, dining and kitchen area and a separate lounge and play area for the children. The large island in the centre of the kitchen includes the sink so that the cook can enjoy the view out onto the deck. The benchtop is engineered stone, manufactured and installed
by Shane Boyd Granite Benchtops. The oak veneer cabinetry in the lounge and combination of oak and acrylic cabinets in the kitchen were constructed by Advanced Joinery who were contracted to supply all of the joinery for the home including wardrobes, vanities, laundry cupboards and even the day bed in the upstairs sitting area as well as exterior joinery. “Having the opportunity to produce all the interior joinery in the house ensures we can offer a seamless service so clients can enjoy the process and the builder can get on with his job

with minimal disruption,” says Greg Ayers, managing director of Advanced Joinery. “In this home the colour combinations and use of quality materials are evident throughout the house. The result is functional and looks great.” Upstairs in the master bedroom the owners opted for a walk-behind wardrobe rather than walk-in. The effect creates a headboard rather than a wall, meaning the room is not cut in half while still offering a practical, hidden storage solution. The ensuite bathroom features a textured tile giving the walls the appearance of twill fabric, an unusual and elegant touch. The rest of the floor comprises two more bedrooms, a family bathroom and the sun-soaked mezzanine sitting area, perched so that you can look down into the dining area. As well as the attention to detail needed by Mark Sutton and his team on the interior, there were challenges outside too – requiring Mark to get his calculator out to work out the angles that are pivotal to the design. He and his team also constructed the deck and all of the hard landscaping features including the outdoor fireplace surround.

To complete the exterior, Mark called on a longstanding relationship with Tyson from TK Plastering, bringing him and his team in to apply the exterior finishing. Using Resene Construction Systems’ Rockcote and plasters systems they applied Integra 50ml AAC panel and acrylic plaster, finished with Resene paint creating a stark white contrast to the dark timber cladding. “The design of the house is amazing,” says Tyson. The owners moved in seven months ago, and Mark now looks back on the project fondly. “We got to know the architect and the homeowners well during the build and really enjoyed working with them. It’s important to me that I am personally involved, making sure that things are going well and trying to make it as easy as I can for my client.” Mark is also conscious of the amount of money involved and employs a quantity surveyor for every project. “Everything has to be accounted for,” he says, “so that everyone knows where they’re at.”

mong paddocks of wheat, flourishing in the spring conditions, a sprawling farmhouse sits perfectly positioned to take in the expansive view of the mid-Canterbury plains with the Southern Alps beyond – topped with the last of the winter snow. In the early planning stages, the architect visited to discuss the best place to build. “I told him he could put it anywhere, as long as it was here,” the owner laughs. “The view was very important but this was also a practical place to put the house being dry land [a part of the farm that’s not irrigated].” The brief to the architect was for a home that made the most of the site and catered for the needs of the family now and into the future. With succession planning for the farm in mind, it was important to make sure the home would be suitable for the generations to come. “We had to plan for a house that would be lived in as a base for the farm for 50-100 years providing a home for growing families, not just think about what we needed,” says the owner. It was important to the owners, who have lived and farmed on the land for 18 years, to work with people they knew and support businesses in their community. The architect was a family member, based in Dunedin and the builder, managing director of Lone Pine Building Andrew Bell, a family friend with rugby club connections. Andrew and the Lone Pine team jumped at the chance to get involved in such a unique and challenging build project and are 46

with the dining room adjoining a spacious deck and entertaining area with an outdoor fire constructed of West Coast schist. This same stone has been used to great effect to construct the fire surrounds in the lounge and the snug. Andrew from Lone Pine worked closely alongside the motivated owners to manage the build which took 18 months to complete. Assembling a team of subcontractors whom he knew would take as much care in the quality of the build as he did, he says it was a huge team effort to deliver on the owner’s vision. “There were lots of challenging elements to this job, with the

internal timber you just had to get it right because you only got one shot at it. It was great to work on a project that presented a challenge and something different from the homes you normally see.” Andrew points out the attention to detail in the design that he believes makes this home special. In the bedrooms the addition of blue stone pavers between the edge of the carpet and the sliding external doors provides a buffer when coming in with dirty feet, and they also warm up during the day in the sun and then release the heat overnight. While it was his existing relationship with the owners that secured this job for Lone Pine, Andrew feels it’s also important to invest in an online presence. Sarah Crispin and Meg Appleby of Crisp Apple Web Design are the designers of Lone Pine’s logo, branding and advertising through to custom signage, and recently redeveloped their website. “Having built their first website, we were excited to overhaul their online presence and take the Lone Pine brand to the next level. This time around we crafted a bold and modern, fully responsive website that incorporates web design best practises and showcases Lone Pine’s craftsmanship. It was a pleasure to work with this innovative team and provide them with a platform to accentuate their

amazing imagery. We are always excited when they send through their new recent projects – the craftsmanship is absolutely stunning.” The complex nature of this particular awardwinning design meant the building process took time. The owners continued to live in the old villa that has now been relegated to the role of site office for their farming business. “It was a long process but working with Andrew and his team was great, he’s an exceptional builder and we love the results.” When asked what their favourite things are about the house they say, “We love how warm it is!” With underfloor heating throughout, along with radiators as a back-up, it’s a welcome contrast to the original draughty farmhouse. Other than that, it’s the creative and stunning use of the wood and the cosy snug – a favourite room – that they are most pleased with. The owners were passionate about using timber throughout their home and engaged JE Dennison Joinery from Timaru to deliver on the visually stunning but technically complex design. Dennison crafted the kitchen cabinetry, bathroom and laundry
vanities, wardrobes, bookcases, doors, cavity sliders and suspended lighting boxes as well as many of the other timber details throughout. “Ensuring that communication was open was key to this build, it demanded a lot of discussion between the clients, builders and architect,” says Brad Dennison. “The timber needed to present its personality yet respect the modern and contemporary lines, features and finishes.” With the ceilings constructed of untreated band-sawn pine, the home also features door frames in saligna, internal and external doors constructed of western red cedar and ceiling beading, lighting rails and hanging boxes of kauri. Brad says that working on the owners’ ambitious and creative vision for a home that showcased timber and craftmanship was a joiner/ craftsman’s dream. “Seeing the combination of all the timbers in one place was incredible and the end result was just beautiful. The project is a testimony to everyone involved,” he says. Andrew built on his existing relationship

with PlaceMakers Ashburton, who he describes as brilliant to work with, and contracted them to supply the steel reinforcing, framing, plywood linings, Gib, insulation, skylights and the cedar weatherboard external cladding. Paul Robinson, who coordinated the supply and delivery for PlaceMakers, enjoyed working alongside Lone Pine and the owners to help realise their grand plan. “It was great to see the finished article and the results of the quality of the workmanship and attention to detail involved in this build. I love the ply ceilings and the views to the Alps and out to the Port Hills.” With the build complete and the home in the running for the House of the Year, the builder and owners wanted to add those touches that would take the property from house to home. They recruited Maree from Maree Hynes Interiors to source and supply unique furnishings, bedding and homewares. “Taking inspiration from the landscape we brought in a lot of furniture from our own line which is classic in design and made from solid American
oak and elm,” she says. “We felt natural materials would work with the design and we then added our signature mix of brass accents, modern glass art and eclectic homeware pieces.” Maree has known the owners for many years and she and her team were delighted to be involved. “We are so proud that we made this house a true home and are over the moon to be a part of the journey.” Andrew and the large team of sub-contractors threw everything at bringing their client’s plan and dreams for the future into reality. Of the build process Andrew says, “We are so grateful to everyone involved, our clients and the sub-contractors for the amount of effort and passion they put into the project.” At times the team were presented with big challenges and had to nut out just the right way to tackle tricky problems, and this was part of what made the project so rewarding. This plus the knowledge that the home will live on as the family homestead, built to last and be enjoyed for many decades to come, has made it a special journey for all involved.

t’s nearly two years since interior designer Tiffany and husband Ben first turned the key on their beautiful new family home, but the novelty certainly hasn’t worn off. “Whenever I arrive home I think, ‘I love our house,’” smiles Tiffany. “It feels very us.” And that’s not surprising given that Tiffany hand selected all of the interior fittings and finishes and the couple both worked closely with the Mike Greer Homes team to revise and fine-tune the floor plan to achieve the home they now love living in so much. Ben and Tiffany purchased the original 1930s bungalow on the site with the intention to renovate and move on within five years. But, after the earthquake changed all their plans, and their
home was eventually deemed a rebuild, they began plotting a significant upgrade. Tiffany and Ben contacted Mike Greer Homes to discuss what they wanted to achieve on their site after seeing a build they really loved that had recently been completed by the team. They were impressed with the offering and signed up for the Design and Build service. Once engaged by clients, Mike Greer Homes takes care of the design and all council requirements and consents and then assigns a foreman and construction team to work on the build. The project manager’s role is to organise all the trades and to oversee the success of the build from laying the foundations to handing over the keys. For Mike Greer Homes, on-site safety and

manager, he made it so easy for us,” says Tiffany. The street frontage makes quite an impact with sleek cedar cladding, white Resene Construction Systems exterior plaster finish and the timber boardwalk leading to the extra-wide glass front door. And, if you look carefully, you’ll see that the strip of lawn down the side of the house is not grass but AstroTurf, practical in that grass would never have grown well under the large neighbouring tree, and (arguably more importantly) it makes a fantastic cricket pitch for their two sports-mad boys. On the ground floor, the open living, dining and kitchen area is spacious and light-filled, with expanses of glass and sliding doors opening out on to decking on two sides. The open plan works brilliantly for entertaining, something that was very important to

To ensure this is prioritised throughout the build, Mike Greer Homes has a longstanding relationship with 0508tempfence to supply and install lockable, secure temporary fencing. Darryl Alker was assigned to manage the build and he thoroughly enjoyed working with the homeowners who wanted to be actively involved. “I’ll never forget that project,” says Darryl, “they were great clients and I really enjoyed working with them.” There were some challenges; the long, narrow site meant the home was close to the boundary on one side and even getting the scaffolding up to complete plastering was tricky. “Whenever anything cropped up we would talk it over at the site meeting and find a solution,” says Darryl. For the owners, the process was seamless, “Darryl was a fantastic project

Built-in floor-to-ceiling shelving in the lounge, filled with family photos, keepsakes and objects collected over the years, gives a cosy, traditional feel to the room. “Often, people feel they can’t have their old things in a new house,” says Tiffany, “but they should feel they can have those special pieces out where they can see them.” The stylish galley-style kitchen combines wood veneer with high-gloss white acrylicwrapped cabinet doors. The large island features an Italian made Mare sink mixer by Fantini from Oakleys Bathroom and Plumbing Supplies, a Corian benchtop and a glass-fronted drinks fridge that’s handily positioned to face guests perched on the barstools. White subway tiles, placed in a herringbone pattern, make up the large splashback. Contracted by Mike Greer Homes, the team from Tile Installations Christchurch completed all of the tiling in the kitchen and each of the three bathrooms, calling on their extensive experience working on residential and commercial projects to deliver a superior quality finish. Also on the ground floor is a guest bedroom with ensuite, an office, and an elegant powder room featuring Cole and Sons Woods with Stars wallpaper and distinctive wooden pendant light fittings. away, off the dining room they even added a ‘secret room’ with a big screen and a cosy sofa. The door to this special little room – intended just for the boys and their friends – is hidden in an innocent looking bookcase. Wallpaper features strongly in this home, with patterned walls in the guest bedroom, powder room and both of the boys’ rooms upstairs. “There are so many amazing wallpapers now and it was really lovely to see the variety used in this house,” says Carmen from Well Hung Wallpaper Services. Upstairs, the boys bedrooms are decorated with bold navy and white and the two rooms are linked by a Jack and Jill-style full bathroom. s homeowners Kyle and Rebekah shook hands with Leo Meredith of LM Built and entrusted him with the build of their new home, they had one request; to win a gold in the prestigious Registered Master Builders House of the Year awards. “We were awarded silver with the last house we built and I said to Leo, we already have a silver and now I want you to get us a gold,” laughs Kyle. “And that’s exactly what he did.” The family had previously built a smaller home in Prebbleton village, but with their two children now teenagers and Kyle, with his rural background, wanting to have more space around him, they purchased a 5000 square metre section as the site of their next project. Kyle, who has studied architectural draughting, designed their last three homes and took to the drawing board again to create the plans for this new and expansive home, carefully thought out to cater for everyone in the family. The couple knew they wanted to work with an individual builder, one that would be hands-on with the project, and after discussing the build with several companies decided on LM Built. “Building this house for Kyle and Rebekah was a bit different in that we were problem solving all the way through, working closely together to make decisions and

deciding how we would do things as we went along,” says Leo. “Not all clients are happy to work that way, it’s horses for courses, some people want certainty or don’t have the time to be heavily involved and we are happy to work that way too – but we really enjoyed the challenge of this project.” With the intention of creating two separate wings, one for teenagers and one for parents, in a mirror image of each other and with large, open living spaces between, the design encompasses four bedrooms, three bathrooms, laundry, two living areas, dining room and kitchen with a large scullery. The teenage wing also has a shared lounge area with a TV and couches for the kids and their friends. And, at the other end of the house, the couple's master bedroom is spacious with a high ceiling to make the room feel more like a living space for them to spend time in. This wing also encompasses an office nook and a walk-in wardrobe leading to the ensuite. When it came to making choices about interior colours and soft furnishings, Rebekah took over from Kyle to put her stamp on their new home. In the kitchen, the cabinetry was brought in from Germany as the couple wanted the look of natural wood with the durability of a laminate material. The benchtop is an engineered stone with the island designed for entertaining, and the sink and hob facing out into the living space. This presented the challenge of how to deal with the extraction ducting, which was solved by constructing the bulkhead above.

Kyle had included a lot of glass in his design as he wanted to be able to see right through the home, through the central gas fireplace and out the other side. After spotting glass doors in a commercial building he also went for glass internal doors creating a feeling of seamless spaciousness. Flanked by these glass doors is the most striking feature of the home, the Wanaka schist fireplace which presides over both of the living areas. It’s such a large structure that the choice was made to opt for a stone veneer product made from natural stone that gives the same look as solid stones but reduces the weight. Leo and his team were always on the lookout for ways to improve on the finished result and took a problem-solving approach to making decisions in consultation with Kyle and Rebekah. At one point, when the doors from the kitchen out to the deck were already framed up, Leo stood in the kitchen and realised that where they ended was going to block the view. “It would have been a missed opportunity,” says Kyle. “So he called me and I came to site and we made the decision then and there to change it. Leo would never call with a problem, he would always have some possible solutions ready to go.” As the build progressed, an additional window was added high up in the living area to mirror one opposite, another ‘on the fly’ improvement that the homeowners are glad Leo picked up on before it was too late. All of the windows in the home are Rylock’s 40 Pacific Architectural Pro Suite in Mannex Matt 62

The exterior of the home is constructed using Hebel, a very strong but lightweight building material made from aerated concrete. Areas of cedar cladding are random stacked to create an irregular pattern. Tyson from TK Plastering and his team of experienced staff were brought in to do the plaster and paint finishing on the exterior. TK Plastering has worked with LM Built on a number of projects and Tyson says, “Leo is great to work with, he expects a very high standard of workmanship from his sub-contractors.” Reflecting on the process, Leo says, “Working on an architectural build like this, where the client wants to be involved in the process, is all about relationships and communication.” Kyle agrees, “Leo knew that I was so tied up in the process that I would forget

to update Rebekah, so every time she visited the site he would take her for a tour and talk to her about where things were at.” Having lived in the house now for 18 months and having had a chance to savour their beautiful spacious home, the sunken outdoor lounge area and the privacy of the dual wing arrangement, the couple couldn’t be happier with the results. And, of course, there is the coveted gold medal award from House of the Year, delivered as promised. Perhaps the real proof of the pudding though, is that even after working through a big project like this one, Rebekah is still keen to build another home in the future.

hen embarking on a build or renovation, many people feel that engaging an architectural practice is too costly or that their project doesn’t warrant it. Rock Hill Residence JN Building
B
espoke were engaged by Jonathan Newble, builder and managing director of JN Building, to design a large four-bedroom home for him and his family. The spectacular views across the city and out to the Alps from the elevated site were a major defining factor in the final design, resulting in placing the living areas and most of the bedrooms on the upper level. The hill site presented engineering challenges that Jonathan said at the time were accounted for on the plans prepared by Bespoke with meticulous detail. Bespoke prides itself on creating designs that are site-specific and the need to provide shelter from the prevailing easterly wind is what drove the L-shaped footprint of this home. Triple-car garaging underneath catered to the client’s needs while providing the platform for a large multi-level deck area for the family to enjoy. “The structure of this home was very strong and incorporated schist and cedar cladding on the exterior. An aspect of this
home we were really pleased with was the stairwell with the glass balustrade and the concrete wall, we particularly loved the look of these elements and the mix of materials,” says Vincent. A key aspect to the success of any collaborative process is communication and in this case Bespoke and builder Jonathan, in the unique position of being the client as well, worked closely as a team, learning from each other during the process of delivering this substantial and elegant home.

Little Akaloa Home Red and Black Construction
“
A once in a lifetime experience” is how Vincent describes the project Bespoke undertook to design and work alongside Grant Waghorn of Red and Black Construction to deliver a spectacular holiday home for clients in Little Akaloa on Banks Peninsula. The steep site required the home to perch on the hillside, overlooking the expansive view of the bay. “It was an opportunity to do something really unique, in a fantastic environment,” says Vincent. The finished property was recognised at the Registered Master Builders House of the Year awards and Vincent says, “the

level of work and care that went into every detail of that home was quite phenomenal. The clients were heavily involved in every step of the process and had a lot of architectural knowledge and we wanted to get the absolute best results for them.” The owners bought the site with an existing bach on it and the challenge was to design the major alteration of the property to fit within the existing building envelope. The client’s expectations versus the limitations of budget are always something that needs to be managed throughout the process and Bespoke are careful to keep the lines of communication open. “The finished home is extraordinary, nestled into the hill, sleek and private with every detail accounted for,” says Vincent. “To deliver a home like this, you’ve got to work with a builder with the same mindset and level of care that Grant Waghorn brought to this build.”

A
rebuild of a much-loved family residence, this understated and elegant Merivale home required a design that was sensitive to the history of the site as well as catering for grandchildren and extended family to have space to stay and play. Lee Johnstone from Bespoke worked with the client and builder Grant Waghorn of Red and Black Construction, to create a modern house that paid homage to the traditional forms of the original home. The street frontage features a gabled roof and the foundations were set slightly higher than normal to give the appearance of the home floating above the ground. Single-story, high-pitch ceilings and lots of glass were a necessity for this homeowner and the frequent visits from family prompted the inclusion of living and sleeping areas that can be locked off or opened up as guests come and go. The resulting home is one the Bespoke team are very proud to have been involved with “It has a lovely composition, the scale is just right.” says Vincent, “Expectations were high on this project, setting us a significant challenge but were very pleased with the results. Grant Waghorn and his team did a stunning job on it, the detailing is superb.”

n another collaboration with a builder on his own home , the Broom residence was a major renovation which presented the unique challenge of taking a character home, owned by Danny Broom, builder and owner of Devon Construction, and adjusting the use of space to cater for modern day living. Older houses typically don’t have the open living spaces and indoor/outdoor flow that people expect from a home now and in this case the puzzle was working out how to do that, while retaining the character features. Bespoke worked alongside their client to understand how he and his family needed the home to flow, how the spaces would be used and also which elements they wanted to keep to retain the spirit of the home’s era. In some parts of the home the new design required Danny and his experienced team to pare walls back to their frames and essentially rebuild them, resulting in a few surprises along the way that required constant teamwork between designer and builder to find solutions. The results speak for themselves with the finished renovation recognised in the Registered Master Builders House of the Year awards, but for Bespoke the real reward is a happy client. “Working with Danny to bring his home back to life and up to modern requirements, and have the resulting beautiful home work really well for his family, was very satisfying,” says Vincent.

he conversation about the house that Jo Springthorpe, Jeff Liss and their son Oscar inhabit is punctuated with positivity. There is the beginning of the story, one of love at first sight when the married couple swapped a ‘beautiful Victorian’ for a single-level, two-bedroomed and ‘mostly liveable’ 1950s cottage situated in a lush ravine at the foot of Table Mountain in South Africa. Of the instant connection a few years later with Antonio Zaninovic, a young Chilean architect introduced to them by a friend – an encounter that led not only to a satisfying creative collaboration in the redesign of the cottage but also a profound and enduring friendship. Even before the couple met Antonio, they knew that their long-dreamed of renovation would be about maximising space. But, more importantly, to bring the views of the city and harbour to the north and the mountain to the sides and back inside. “We loved the way Antonio saw the position through fresh eyes,” says Jo of their first discussion. “He told us that were he to recreate the house, he would follow one basic objective: to give every space a connection with its surroundings”. Antonio’s design language is one of energyefficient architecture that takes its cues from the landscape rather than imposing his structures upon it, achieved through buildings characterised by understated materials (with a particular

emphasis on concrete), cantilevers, overhangs and as much glass as practicality will allow for. Though built on the original footprint, the home is now abundant with space, light and volume. The new floor plan functions on two official levels – the ground level entrance, living and kitchen areas and upstairs quarters incorporating three bedrooms, bathrooms and an open-plan TV and reading room. A sunken third level encompasses a fynbos garden and gleaming lap pool. Both the couple and Antonio have an affinity for natural materials as well as being led by environmental concerns. “The choice of materials is ‘green’ but was also determined by budget – reinforced concrete, brick, plaster and glass are all relatively affordable and widely available,” explains Antonio. “We also reused as much as possible, such as timber trusses from the old cottage that form a rustic feature wall on the front of the house and pool area, and the stone wall backing the pool that is clad in granite excavated on site”. “In addition, we introduced natural passive systems, such as

cross-ventilation, cantilevers for shade, and buried spaces at pool level that keep temperatures cool in summer”. While Antonio’s gift is for creating homes that are contemporary without ever being austere, the eclectic but informed interior mix is down to Jo’s design-savvy eye. “I love how her choice of fabrics soften the architecture,” says Antonio. “And how the interesting pieces she has found add a unique soul to the house”. As Jo explains it, “when I travelled the world modelling and then as a fashion editor, it wasn’t the clothing boutiques I was drawn to but rather the markets and junk stores and vintage furniture shops. I love furniture from most periods but particularly Mid-century Modern through to the 70s, especially Swedish and Danish pieces”. Speaking to Jo, the impression is that the house is a great source of inspiration not only for their life as a family, but also her and Jeff’s respective work. “Jeff is in the fashion retail industry but has an incredible passion and talent for painting,” says Jo. The third upstairs bedroom, which is actually a guest room, has become Jeff’s studio where he paints. “He’s slowly working towards an exhibition, which is exciting. With the treetops outside it’s such a peaceful and energising space”. “There’s a space in the kitchen, the glass cantilevered ‘cube’, which is my favourite place in the whole house to sit with a cup of tea, finding inspiration for the clothing and accessories collections. It feels as if Antonio designed it just for me”. “Honestly,” smiles Jo. “I love this house so much that if I were a cat, I’d purr all the time”.

here is a lot to like about water, just ask a Pluviophile. Popular theory purports that we are drawn to water biologically as well as philosophically. A few years ago I decided I had to become a little more interesting, to do so I broadened my choice of reading. I started with The Big Year – A Tale of Man, Nature and Fowl Obsession. I can now tell a lazuli bunting from a Florida scrub-jay. I am now reading How to Read Water – Clues and Patterns from Puddles to the Sea. I know a riffle or two. I also now know that rivers do not run straight for more than ten times their own width, which means when you find one that does it has had human intervention. A fascinating read if a little dry, despite its title. Water has for centuries been depicted in literature, art and music. In paintings, this was often as either a romantic or realistic view of the bucolic pastoral lifestyle. Interestingly enough 76

the term bucolic derives from the Greek word boukolos, meaning ‘cowherd’. While some may covert a cow or two, in ancient Greece it was fountains that were considered to be sacred. And, that is so in many cultures and societies where water is a symbol of life, health and civilisation. There are Goddesses that represent water in all its forms from sacred wells and lakes to the seas and oceans. For Mäori water is an energy, with many moods. Water is one of the most fundamental elements of our natural and built landscape. Historically settlement has grown from the edge of water. For years in Christchurch the Avon River has flowed through our city, at times unnoticed. We are now re-engaging with our river, on many levels. Contemplation of the lives lost in the February 2011 earthquake happens at the water’s edge, the sound of its flow, the reflection of the sky and across river plane trees all subtle experiential elements of this emotive space. Downstream, blocks of granite provide an emotive, playful, social and restful engagement with not only the water’s edge but the life of the river. Like a good number of New Zealanders, I’ve drifted off to sleep under canvas to the background sound of a bubbling brook, and at other times to the ocean rolling or the rage of rain on a corrugated iron roof. I am possibly a Pluviophile.
The sound of water ebbing, flowing, tumbling or cascading can positively affect your mood and environment. Water evokes a range of feelings when all of the senses are taken into account. In nature, water can be found in many forms and contexts. Water has qualities that change over time and in different light conditions and different weather conditions. As we slide into summer we find ourselves engaging with water more. Take time to embrace the many qualities of it, don’t jump the resulting puddle of a summer shower, look into it and you’ll be surprised what it can tell you about the rhythm of nature. Alternatively, put on your beats and close your eyes to the lyrics of Deep Purple’s Smoke on the Water and imagine Lake Geneva with a haze of smoke. Or make your way to the city of Zadar in Croatia and look and listen in wonderment of its ‘Sea Organ’. The ‘Sea Organ’ is an experimental musical instrument, which plays music by way of sea waves and tubes located underneath a set of large marble steps. Baba Dough 7g instant dry yeast 220g bread flour ½ tsp salt 50g sugar 70ml milk 2 eggs 100g butter, softened Rum Syrup 500ml water 150g sugar 1 vanilla bean, split and seeds scraped Orange peel from 1 orange 100ml rum 20g melted butter for greasing moulds 50g sugar for greasing moulds 200g mascarpone 200g fresh raspberries METHOD Prepare baba dough. Place yeast, flour, salt and sugar in the bowl of an electric mixer fitted with a beater attachment. Ensure that yeast is separate from salt. Set aside. Warm milk in the microwave to around 37°C. Add eggs and warm milk to flour mixture and mix on low to medium speed for 8 minutes. Add butter a little at a time, and mix until just incorporated. Cover mixing bowl with plastic wrap and let dough rest for 1 hour. Grease six dariole moulds with melted butter and sugar. Place on a baking tray.
Rum Baba with Mascarpone, Raspberries and Rum Syrup A RUM BABA IS A SMALL YEAST CAKE
Deflate baba dough with a spoon and place into a piping bag. Pipe 60g baba dough into each prepared dariole mould. Cover with plastic wrap and let dough proof for another 15–20 minutes or until risen to almost the top of the mould. Preheat oven to 170°C. Place dariole moulds on a baking tray and place on the middle shelf of the preheated oven. Bake for 16–18 minutes or until golden. Remove from oven and leave cakes to cool in moulds for 10 minutes before running a small knife around the edge of moulds and turning cakes out onto a wire rack. Prepare rum syrup. Place water, sugar, vanilla pod and seeds and orange peel in a small saucepan over high heat. Bring to a boil, then add rum and remove from heat. Pierce warm baba using a skewer. Place a large tray under the wire rack and ladle hot syrup slowly over baba, ensuring that syrup goes into holes in baba. To plate the dessert, place a baba on a serving plate and drizzle with a little rum syrup. Add a quenelle of mascarpone and top with raspberries.

LIFESTYLE Depending on the season, you can incorporate apples, grapes, pomegranates, oranges, chili peppers studded with cloves, pine cones, or bundles of cinnamon sticks. Other decorative items such as shells, feathers, baubles, and little birds can usually be incorporated with clever wiring − and if all else fails, there’s always superglue! You will need + At least ten 120−130cm lengths of ash, beech, or willow twigs, stripped of their side branches + Secateurs/pruning shears + String, green twine, or raffia cut into one-metre lengths + Seasonal flowers and leaves with stems as long as possible + Other decorations of your choice + Florist’s wire cut into 15cm lengths Method
How to make a seasonal wreath
1. Take four or five twigs firmly in one hand, as if they were a bunch of flowers. Wrap string or raffia around the base of the bunch several times and tie the string in a firm knot. 2. Add another bundle of twigs near the top of the first bunch, securing it in the same way, then bend the twigs around in a circle. (It can take a few attempts to get this right.) 3. Wrap string or raffia around the frame several times and tie in a firm knot to hold the twigs together securely. Do this in several places. 4. Thread in long-stemmed flowers and leaves, weaving the stems in and out of the twig frame. 5. To attach decorations such as shells (with holes drilled in them) and Christmas baubles, centre the decoration on a short piece of florist’s wire, twist both ends of the wire together two or three times just above the decoration, wrap the wire around the frame, and secure by twisting the ends together again. 6. To attach fruit such as apples or oranges, skewer the fruit with a short length of florist’s wire, then wrap the wire ends around the frame, then twist them together to secure.

verywhere you look these days, our homes are painted in shades of grey. Technically these shades aren’t even colours, they’re tones. New Zealand has had a long history of using bold colour in our baches (think Karitane Yellow) so when did we become so boring; so reluctant to bring splashes of vibrancy into our living arenas? Are we currently being inspired by the sheep we love so much? Arguably, even the 50 shades of beige we used in the 1990s are more inspiring than the colour palettes that currently dominate our suburban landscapes. But if you look hard enough, you’ll see architects are starting to push back. Yes, I agree we are renowned for using black and white in our residential architecture, but when the housing companies start doing the same, we are inclined to change. And change is afoot. Personally, I love colour, and I get my inspiration from the natural environment. As in nature, I prefer to keep a darker base (admittedly, this is often black), but use selective pops of colour to

create contrast and surprise, in a similar way that we see in our native flora and fauna. Our cheeky native parrot, the kea, appears quite nondescript until the bird opens its wings to display the stunning orange plumage underneath. Your front door can be highlighted in a similar way, grabbing the attention of visitors and those passing by. My favourite accent colour is red. Red has a strong history in New Zealand, where it has been used prolifically on Mäori architecture, and European colonial farm buildings. It is also the colour of the pohutukawa flower, and many other native flowers. It holds a special place in our hearts, especially around Christmas when the flowering trees are synonymous with summer, coastal living and the festive season. Mäori used kokowai, or red ochre, obtained from clays to adorn, decorate and preserve waka, buildings and tombs. This ochre was found in the Nelson region, and this is reflected in the name of Resene’s heritage
red paint colour, appropriately named Nelson Red. New Zealand also has a rich history of using timber, and this is making a strong comeback at the moment. Timbers have a lot of depth and variety of colour which can be accented and maintained through different surface finishes. Western red cedar is a popular choice. We also favour European birch, Siberian larch and sustainably milled native timbers like red beech, as well as the usual macrocarpa and pinus radiata (used carefully). Historically, we were inspired by Japanese and Scandinavian architecture with its use of timber, as well as mid-century modern architecture which used both timber and colour exceptionally well. We now have enough history and architectural confidence to define our own vernacular. Our environment is such an important part of who we are as Kiwis, and we should avoid isolating ourselves from it with bland, soulless homes. We need to stop being so fixated on what someone else may want if we sell our houses, and start focussing on creating beautiful homes that reflect our own colourful and vibrant lifestyles. 03 384 787 | young.co.nz
