My favourite room in my house would have to be our bedroom. With sliding doors opening the room to the garden, and large picture windows flooding the space with vistas of the natural bush that surrounds the house, it is a peaceful and calm space in which to retreat at the end of the day. For me, there is nothing better than sinking into a freshly made bed of crisp linen and snuggling down under the weight of duvets and bed throws. My home is a canvas for my love of Kiwi design. From paintings, to ceramics, to cushions, our home is a story of my passion for all things local. The quality of products, architecture and craftmanship emerging from Kiwi designers is unsurpassed. Why when you can buy local, would you opt for anything else? I don’t believe we can place a price point on Kiwi design, it is unique, special and above all part of who we are. With these two notions in mind, it has been a delight putting this issue together, with our feature stories telling the tale of two of my favourite things – innovative Kiwi design (page 27) and stylish boudoirs’ (page 10). I hope you enjoy this issue as much as I have enjoyed working on it.

Our bedrooms are our private sanctuaries; a space in which we can hide away from the trials and tribulations of life, a space in which we can relax and rejuvenate, and above all, they are a space that is uniquely personal. No two bedrooms are the same. Before you start crafting your dream slumber space, consider how you want your room to feel and use this as the directive when buying furniture, fittings and accessories for your space. “An upholstered bed head in velvet or linen, boarded with studs will create a glamorous look and feel,” comments interior designer Rosa Thomas of Niche Designs. “While a crisp waffle duvet cover combined with a throw, introduces a cozy and well-polished look, without going over the top. Identify the feel you want to achieve and build it from there.”
“It is important to remember that your bedroom should be a calm and clutter free space,” continues Rosa. “ So don’t overdo the furniture, make the essentials become the feature. Bedside tables with a striking lamp will create some height, while a beautiful chair in the corner can not only add colour, but also be incredibly useful.” When it comes to buying furniture for kid’s rooms, “make sure you are looking for pieces that your child can grow into,” explains Rachel Blake from Mocka. “This will save you time and money by avoiding having to replace furniture when your child grows out of it or if their tastes change. A contemporary bed, cabinets or side tables with a neutral coloured finish are great options. You can then accessorise the space to suit their current needs and desires with cushions, bed linen and paintings.”

THE HUMBLE BED A bed is a piece of furniture that unites individuals all around the globe. As one of the most used items in our homes it is a critical purchase that can dramatically impact our day-to-day living. A decent nights sleep plays a huge part in the success of our day; improving energy levels, aiding immune systems, enhancing brain activity and generally making you feel, and look, better! Having a mattress that is well matched to your body type and sleep habits is crucial, so take your time when bed buying and make sure you try several different models and types of mattresses. Take your mattress for a test drive. When you are bed-shopping try to lie on the mattress in store for at least 10 minutes. While you might feel a bit silly, it’s a big purchase and if you don’t get it right it will cost you more time and money in the future. There is a difference between the mattress and the bed base, so make sure you buy your mattress from a specialised store, where you can get advice and assistance from someone who is knowledgeable in the subject of sleep. Don’t just buy on looks alone.

bedrooms THE BED HEAD Your bed head is a great way to bring personality, colour, pattern and even texture to your bedroom. From large scale artwork, to vinyl decals, to wallpaper, to upcycled designs, the options are endless. “The best approach is to identify whether you want the bed head to line up with the mattress width, or if you would like it to extent past this and incorporate the bedside cabinets,” comments Ben Lewis from Trenzseater. With their George bed head able to be made in a variety of sizes, fabrics and leathers, Ben is quick to comment that bed head choices often come down to individual design aesthetics. One way to create a visual statement is with wallpaper. “When wallpapering behind a bed,” shares Piers Braddock of Aspiring Walls, “It is best to start where you want the pattern placed, for example, start in the middle and work your way out, so that the pattern is in line with your bed, or sitting perfectly to create the illusion of being a bed head.”

bedrooms BED LINEN “There is nothing quite like that feeling of slipping into a bed that has been newly made up with clean crisp sheets,” describes Cara Calvin from Meon St. “Equally as appealing is the feeling of walking into a room and seeing a beautifully decorated bed; one with lots of pillows, a trendy headboard, and a gorgeous duvet cover.” And with the vast array of bed linen on the market there is no excuse! Despite being written over fifty years ago, Charlie and The Chocolate Factory still has worldwide appeal for both adults and children alike. And this isn’t the only Roald Dahl classic that has cemented itself as a must-have in children’s bookcases. Beyond the
Essentials The bathroom is so much more than a shower, vanity and toilet – we look at the importance of storage units, tall towers and mirrors
As one of the smallest rooms in the house, the bathroom is one place where it is essential to utilise the space available to achieve a relaxing and functional space. Making clever design decisions when it comes to your bathroomware can dramatically impact the day-to-day use of your bathroom. Showers, baths and vanities each have a clear purpose within a bathroom, however additional bathroom furniture such as mirror cabinets and towers shouldn’t be overlooked in the planning process. The purpose of bathroomware MAY/JUNE 2014
is evident, it needs to be practical and functional to create a space where you can relax and ease away the stresses of the day. Bathrooms often feel crowded and cluttered which is generally due to the lack of storage space. And there is no such thing as too much storage, especially when you start thinking about all the different items kept in what is normally one of the smaller rooms in the home: towels, toilet paper, cleaning supplies, beauty products, toiletries, bath toys and more. Most products kept in the bathroom are not things you really want to see every time you enter the room, making towers and mirror cabinets ideal additions to conceal and contain items that don’t need to be out on display. The narrow pockets of space next to a vanity can often accommodate a tower or side cabinet, which when combined with traditional under sink storage, leaves the vanity surface clear and uncluttered. Top Tips Oakely’s Bathroom Designer Karen Kim shares her top tips for bathroomware.
Tall units can be integrated into almost any existing or new bathroom and are a great place to store extra towels and other bathroom essentials. Consider power in the bathroom. By integrating a power point into your storage unit you are creating a discrete spot in which to charge your electric toothbrush, while creating a power outlet for the hair dryer or even creating a spot for an ipod dock. Mirror wall units are great for storing smaller items, and as they can be recessed into the wall are a great way to maximise space, if you have a small area. Wall hung units are another way to maximise a small area and will help create a feeling of space. Landing space is really important in the bathroom and often overlooked. Consider your bathroom furniture carefully and ensure you opt for units with plenty of landing space, creating flat areas on which to put items down. Recognising excellence in timber engineering and innovative design since 1975, the annual NZ Wood Timber Design Awards offer a prestigious platform on which our local architects, designers and engineers are able to showcase aesthetic wonders and innovative uses of timber. Judging the entries this year were Daniel Scheibmair of MiTek and Chair of the Timber Design Society, David Sheppard of Sheppard & Rout and President of NZIA, and Duncan Joiner Chief Architect for Ministry of Building, Innovation and Employment. They were charged with the challenging task of assessing winners
We take a look at the star performers of this year’s NZ Wood Timber Design Awards and finalists across seven categories, as well as selecting the overall supreme, judges choice award. From residential exteriors, to interiors, public buildings, furniture and timber arches – each entry offered a unique and innovative take on the use of timber, offering a wealth of inspiration for those facing rebuilds and renovations across Christchurch. As a city, and as homeowners, the Timber Design Awards are not just a great showcase of timber, but a calling to think outside the square. Exterior Innovation WINNER Eastbourne Toilets, Ric Slessor, Bevin Slessor Architects bevinslessor.co.nz Creating an intricate and interesting take on the public toilet, Judge Daniel Scheibmair commented that, “this structure, from a distance with its greyed exterior timber and high level windows, appears almost to be a traditional concrete block yet as you get closer the building takes on a light, open and sophisticated appearance. The timber structure is clearly visible yet integrated into the exterior cladding, all of which has been well detailed to suit the exposure to the elements. A building that really does highlight the versatility and flexibility of wood while enhancing the buildings aesthetics.”
Residential Architectural Excellence WINNER Taieri Mouth by Regan Johnston, Mason & Wales Architects masonandwales.com The judging panel commented: “this is a beautiful small house, made entirely appropriate for its use and setting in the landscape through the well-detailed combined use of timber in various forms. Using what are often perceived as low value or ‘cheap’ materials in their raw form to provide a stunning harmony of simplicity and sophistication”. The bach is planned with living, bathroom and services on the ground floor, with a mezzanine bedroom/work area and second bedroom on the first floor. The simple gable form not only creates an economical building envelope with a footprint of 55m2 able to be built in a period of eight weeks, but also offers a unique double height, glazed living space. Use of the bach is intermittent and responses to energy use have been considered accordingly with ceilings and walls heavily insulated and heating provided by a wood stove, capable of creating a sauna-like experience during winter months. This is supplemented by a heat pump for convenience. Rainwater is harvested from the roof and stored, with gas providing on demand hot water and cooking requirements. This entry was jointly awarded the MPI Overall Supreme, Judges Choice Award, along with the Coastlands Aquatic Centre. MAY/JUNE 2014

FINALIST Residential Architectural Excellence Finalist, Mod 3 Dwell Homes dwellhomes.co.nz | 03 377 6632 As an innovative architectural-design build company based in Christchurch, Dwell Homes have a unique range of cleverly designed, environmentally-sensitive houses that are set to change the way we are building. In operation since 2009, Director Bryan Doull and his team are no strangers to the local environment, nor are they afraid to challenge traditional thinking around building methodologies. Evident through their three ranges of house designs QUBE, QUBE Modular and Mod. Bound through a strong architectural presence, embracing style and simplicity, the Mod range includes their NZ Timber Design Award entry, Mod 3. “The modular design allows for a number of configurations depending on the brief, the budget and the site,” shares Bryan. “The flexibility of the range allows the design to sit well in almost any environment, from generously sized suburban sections to expansive lifestyle blocks. We can tailor the module configuration, floor plan, materials and details to maximise site views and accommodate specific requirements.” The six designs available are defined by style, quality, and excellence in modern living. The range of materials is sleek, sophisticated and simple, ensuring high quality interior and exterior finishes. “The houses are either darkly clad or clean and crisp, each with a modernist edge,” explains Bryan. “Whatever suits the clients style and desires!” MAY/JUNE 2014

Set some 20 kilometres west of the city in West Melton, the Mod 3 is comprised of a bedroom wing and a separate lounge, linked by an architecturally designed kitchen/ dining area. The exterior is clad with a mix of durable complementary materials and is integral to the design. Manufactured by Carter Holt Harvey from sustainably grown NZ plantation pine, the grooved Shadowclad is darkly stained with Timbakote in Ebony and forms a protective film to weather the harsh conditions of the South Island. Structural dimensions are specifically tailored to correspond with those of the Shadowclad sheet sizes, minimising waste and reducing construction time. The rusticated Western Red Cedar, from Herman Pacific, offers a balanced contrast and is treated with Resene Woodsman Oilstain in Honeycomb. This environmentally friendly cladding encases the boxform garage, chimney and entrance foyer in double and single horizontal profiles. The Shadowclad is carried through to the interior lining, with the bandsawn sheet surface providing a compelling

tactile finish. Internally, finishes have been carefully selected to give the impression of continuing walls of timber with full height flush kitchen joinery in walnut veneer. “The contemporary design offers full height glazed walls and a palette of natural colours and materials including cedar, concrete and stone,” shares Lena Doull from Dwell Homes. “The open fire, generous glazing and polished
concrete floors with in-floor heating ensure year round energy efficiency.” Gaining a finalist placing for their Mod 3 Showhome, has cemented this building company as one to watch. “Each one of our homes is so beautifully different,” comments Lena. “Using innovative materials and methodologies, we are able to create homes that have strong utilitarian qualities, have an emphasis on sustainability and most importantly look great.”

Engineering Excellence WINNER Coastlands Aquatic Centre, Toby Mason, while working for LHT Design, now Director of CREATE lht.co.nz | createltd.co.nz The new 2000m2 double curved transparent roof, provides a stunning internal environment for sports and recreation, and presents new possibilities for aquatic centres in New Zealand, with solar energy being used to heat the pools. Jointly awarded the MPI Overall Supreme, Judges Choice Award, along with the Taieri Mouth bach, the Judges commented: “this is an outstanding example of contemporary timber technology.”
Commercial Architectural Excellence WINNER Kelburn Cable Car Terminus Upgrade, Ric Slessor, Bevin Slessor Architects bevinslessor.co.nz Described by the judges as a “simple but imaginative use of laminated pine portals that enhance the meaning and experience of cable car use and views of the city.” The development is based on the notion that the Terminus is both a transport hub and an important node in the network of the Cable Car/Botanic Garden’s visitor precinct. Interior Innovation WINNER Milse, Nat Cheshire, Cheshire Architects cheshirearchitects.com Judges described this entry as: “an astonishingly beautiful restaurant space completely shaped by digitally designed and cut plywood panels. The innovation comes from using a simple contemporary material that has been transformed through the use of advanced technology.”
Outdoor Infrastructure WINNER Bougainville Library, Paul Kerry-Hislop, Art + Architecture paulkerrhislop.co.nz After a return visit to Bougainville in April 2009, Lloyd Jones, author of Mister Pip, established the Bougainville Library Trust to fund and support a library on the Island. Architect Paul Kerry was asked by the Trust to design the library building to display 15000 books while providing a variety of spaces to read in comfort and hold community events and cultural performances. The electricity supply in Arawa is very unreliable so an air-conditioned building was out of the question. Instead principles of shade, ventilation and orientation had to be applied vigorously to achieve the desired environment. There are no ‘windows’ in the building. Everything from the floor right up to the roof is gapped and slatted to allow as much air movement as possible.

Indigenous Timber Showcase Award WINNER Evans Home, Michael O’Sullivan, Bull/O’Sullivan Architecture bosarchitecture.co.nz In the early decades of the 20th century Kahikatea timber was used to make boxes in which butter was exported to Great Britain. Unlike most other woods, Kahikatea did not taint the butter. With this alteration to the Evans family home the architects turned to Kahikatea, Kauri, and Rimu to create a sumptuous interior of healthy warmth and romance. For the judges the result is “an attractive residential environment which promises to be healthy, durable and resilient.” FINALIST The Arcades Project, by Andrew Just Based on the gothic proportions of the entryway to Benjamin Mountfort’s heavily-damaged Canterbury Provincial Council Building, these exposed timber structures are both a nod to the past and a model for a possible architectural future of graceful and unpretentious public structures. Classed as pergolas, and therefore exempt from Building Consent, these beautiful arches have an estimated material life of 25 years. Initially placed on the site of the former Crowne Plaza Hotel, they form a highly visible walkway from Victoria Street into Victoria Square and have already influenced thinking about the future development of that site. VENTILATION Efficient home ventilation is important to the health of your home for many reasons. Hot Tips For A Healthy Home Selecting the right building materials from the outset of your project is a great place to start. Solid wood naturally breathes creating better indoor humidity, which in turns translates into improved comfort and health.

Insulation works by slowing heat loss from your house, by enclosing it in a sort of thermal envelope, which is why, in the average un-insulated home, around 40 percent of heat is lost through the ceiling! Whether installed in the ceiling, wall or underfloor it is essential you engage expert insulation installers, as it is critical you avoid creating gaps and spaces, as they will allow warm air to bypass the insulation and escape.
FITTINGS & FURNISHINGS Carefully consider what you are introducing into your home’s environment. From the paint on your walls, to furniture, to the foam fillings in cushions, to fabrics, to toiletries and even the cleaning products we use. The selection of each and every product that comes into contact with your skin is important. How do I know if I need a new roof? There are multiple reasons for requiring a new roof and this can vary greatly depending on the type of roof you currently have. What is the most important consideration when it comes to my new roof? Consider more than just your roofing, consider what is between your roof and your home: the underlay. Using a synthetic underlay, as opposed to the standard paper based underlay, will provide you with extra protection as it is fire retardant and has an exceptional lifespan. Architect John Chaplin explains why cost cutting isn’t the answer

As the pace of repairs and rebuilds across Christchurch increases, builders and architects alike are finding themselves with plenty of projects, but with little authority over how best to proceed. Many builders and their sub contractors under the Project Management Officer (PMO) are having the build cost dictated to them, only to discover that when they start the job, it is much bigger and more complex than anticipated, and they find there is little or no option to negotiate a revised costing. The result is that the contractor runs at a loss, or does a substandard job to match the inadequate budget allowed. In an interesting comparison, Minister of Building and Construction Maurice Williamson, in response to the 300 plus schools around the country with leaky buildings, recently flagged the inherent mentality of the construction sector to take the lowest tender and then attempt to further cut back margins, as a concern. Yet this lowest price mentality remains the objective of insurers and PMOs in the repair and rebuild of Christchurch. Where, in this situation, does future liability lie? Is it with the builder, and his subcontractors? Or the insurer that engaged the PMO who set, approved and controlled the budget and scope of repairs? Or the PMO itself, along with the individual project managers who often acted as ‘supervisors’ of the contractor? The tendency for much of the repair work to be conveniently done as exempt work, (not required to be undertaken by a Licensed Building Practitioner), further muddies the waters as it leads to the potential for such cost driven exempt work to be blatantly, or unwittingly carried out in a ‘non compliant’ way. The result is a delicate juggling act going on between the insurers’ need to manage and control costs, the contractors need to remain profitable and hence reduce risk by ensuring the damage is correctly identified, and the repair work to be completed in a compliant manner.

For many smaller contractors, the earthquake rebuild has not been the golden goose they expected and they are yet to see any golden eggs – these have been reserved for those further up the pecking order, who avoid putting their heads on the block when things go wrong. Accountants are reporting that many of their builder clients are complaining of cash flow problems not only due to not being paid in a timely fashion, but also the lack of margin left after the two or three tier contract system results in the contractors at the top clipping the ticket too hard on the way through. With more complex repairs beginning to get underway, many homeowners who have passed the EQC hurdle are now facing more delays and disputes over betterment and policy

interpretations with their insurer. Delays and disputes that result in the conundrum of who will have to bridge the gap between the requirements of the homeowner’s policy, and the requirements set out under the Building Code. As a consequence many homeowners are just giving up and opting for cash settlements well below what they may have been entitled to. In desperation many of these homes are then sold to opportunists who patch them for resale to future unwitting purchasers, creating yet another layer of liability and further devaluing the cities housing stock. A simple google search results in an array of different designs, ideas and options when it comes to transforming a pallet into a piece of household furniture. So in need of a new coffee table for our living room I set about transforming an old pallet from our garage into a practical, useable piece of furniture. For those of you, like me, who tend to prefer perfection and clean, crisp lines, over more rustic, organic structures then this project may not be for you. After eliminating a number of pallets due to uneven lines I finally settled on one that was fit for purpose. Engaging my finance Nic for help, (this project required more man power and hammer skill than I possess), we trimmed the pallet down to size using a hand saw. Depending on the size of your space, you may not need to do this, however it will generate some helpful off cuts. With the underside of our pallet missing a few planks of wood, we were
able to reuse the discarded planks to fill in the gaps, ensuring the ‘shelf’ of our coffee table would be fully functional. Also using the off-cuts and handsaw, we were able to make feet for the table, meaning the entire structure was made from just one pallet. We used a combination of wood glue and nails to connect the table top and feet together. Once you are happy with your structure, it will need to be carefully sanded to remove any splinters and rough surfaces. As most pallets are kept outside you may also need to wipe down the pallet to create a clean surface for painting. We painted our table with Resene Colourwood Whitewash, which bought a soft aesthetic to the table while still enabling the wood grain and texture to come through. To protect the top and create a more durable coffee table surface, we finished the pallet with Resene Aquaclear waterborne urethane varnish. MAY/JUNE 2014

It’s Personal Darren O’Neil raises questions over whether the consent process is double handling
In March 2012 a licensing scheme was introduced to our local construction sector that saw everyone from the electrician through to the engineer, licensed in some form. Requiring all of those working on a project to sign off the work once completed, indicating it was undertaken in a correct and legal manner to meet the standards of the Building Code. Why then, with such a robust and legally bound scheme in place, is the consent process no faster? For those of you who are regulars to my column, you will know I have discussed the consent process previously, and I am saddened to say consent delays are once again backing up at Council. However, my concern is not with them, it is with the manner in which we are lumbering our local councils with all this extra work. The Licensed Building Practitioner (LBP) scheme is robust. Everyone is licensed, and to hold that license the individual is required to maintain continuing professional development. Coupled with this is the fact that all construction materials used, have to be approved and meet Building Code Standards before the work can be signed off by the LBP. As one of the most heavily regulated building industries in the world, has the pendulum swung too far the other way? The LBP scheme was meant to simplify the system, not simply add another level to the process. As design professionals we hold qualifications that should enable our clients to rely on our ability. If you see a medical professional you rely on their qualifications and knowledge without question. The Heath Board is not part of every prescription decision, their role is simply to manage the severe ramifications should something go wrong. So why aren’t the professionals of the building industry trusted in the same way?

I am not talking about housing companies, who in their quest to make a profit simply plonk ‘cookie cutter’ designs onto sites with little to no thought to the sites unique make-up, but architects and registered designers. For these design professionals it isn’t about the bottom line, it is about translating a passion into individual designs, perfectly married to the uniqueness of the homeowner and site. So why are we doing things twice, and lumbering the council with all this work? An argument could be made that it is about quality. An argument I would be happy with, were those who are signing off our consents as qualified as those submitting them. While trained in the system, many of those granting consent have little to no construction experience. While Requests For Information (RFI’s) are a given in the consent process, and can be known to raise interesting discussions, they should be issued once. Be it with one question or three, creating a more seamless system, rather than a back and forth process that not only aids a build up of consents, but can result in costly delays and unnecessary stress for the homeowner. New Zealand by nature is a corruption free society, and while there were exceptions to the rule with weather tight issues, generally they arose due to ignorance and a lack of knowledge; not from an intention to be dishonest and cause damage. The LBP scheme was the solution to the issues that arose around weather tight homes, and has seen our industry become more individually regimented. It is the individual who holds the license, not the company. It is the individual who must sign the legal documents ensuring their work complies with the Building Code.
