The discussions about rebuilding Christchurch are everywhere. It is an all-consuming topic, and for many it is much more than a discussion point, but a reality. This issue we step inside two beautiful rebuilds. Both of which are the result of passionate homeowners, who despite the turbulent building environment and on-going battles with builders, managed to come out on top. Nearly four years on, energy levels and patience are at an all time low, and the ability to see the light at the end of the tunnel is waning. A friend of mine recently told me he is a realist. And that the only way to view Christchurch is not in its current state but as it will be. Yes there are issues around the pace of the rebuild, but we need to remember that we will have ‘twenty good years in the city’. And they are right. Yes energy levels are low, and yes it is an unusual city to be living in, but things are happening and time will heal. We may not have the enjoyment of the city right at this moment, but we will have a city once again, and we have the ability to create a magnificent cityscape that will be celebrated for years to come. We need to celebrate the good, and the new and take encouragement from those homeowners in this issue to do as they have done, and rise again.

home Stepping inside the home of Gordon and Chrissy Bennett you are immediately absorbed into a beautiful family home. Executed with precision and an eye for detail, no stone has been left unturned in achieving this sophisticated family abode. Nestled between Hagely Park and Victoria Street, the property has symbolically taken on the name, The Rise. While indicative of the property’s raised position, it also plays homage to what once stood before. “We previously had an old rental property on the site,” shares Chrissy, “and when it had to be demolished after the quakes, we made the decision to build our family home here and effectively rise from the ashes with something new. A new beginning.” Wanting to achieve a simple, pure design focused on practical family needs, they turned to a local building company to translate their needs and wants into a reality. “The brief was high ceilings, and wide egresses,” comments Gordon. “We wanted large spaces, leading into larger spaces. We also wanted to achieve clean uncluttered lines which maximised simple living.” And with a 2.7 stud height found throughout, there is little doubt a sense of space has been achieved. Upon entering the home, guests are welcomed into a large hallway, before being drawn into an expansive open plan kitchen-living-dining area, which then extends into a beautiful outdoor living area. and bathrooms to the American Oak flooring, the Bennett’s have achieved the ultimate in practical luxury. Taking centre stage in the open-plan living space is the heart of the home, the kitchen. Designed by Monique Enoka from Palazzo Kitchens and Appliances, it perfectly blends function with aesthetics with elegant results. “It is my dream kitchen,” shares Chrissy, and it is easy to see why. The streamlined lines of the handleless high gloss white cabinetry are perfectly grounded by the understated use of grey; while the combination of two benchtop materials offers texture, depth and increased functionality. “Chrissy and Gordon wanted their kitchen to be a point of difference,” shares Monique. “And through the
choice of materials we were able to achieve this. Combined with high quality finishes this is a real statement kitchen.” As regular entertainers, it was important to the Bennett’s that the kitchen and open-plan living area not only worked harmoniously as one, but was functional and practical when the house was full. “The walk–in scullery and built in bar area, make this the perfect entertaining space,” continues Monique. “The central island is a mecca of storage and with its feature seating is a great option for informal dining, or for guests to perch on while the owners are working in the kitchen.” Made up of acrylic in Solid Bright White and

Heat are able to offer an array of brands, styles and outputs, ensuring they have the right option for each individual home. “The Regency Gem 55 gas fire was selected for its style, feature and heat output,” shares Steve Waring. “A high quality appliance, it perfectly fits with the quality of finish found throughout the rest of the home.” With the room regularly used by Ella and Lewis, and for family movie nights, it was important the fire chosen would not only easily heat the room but also bring a cosy ambience to the space. The wardrobe units can be tailored to individual design aesthetics so homeowners are able to select different colourways in their individual walk-in-robes. While Gordon opted for a darker more masculine look, Chrissy selected a lighter, fresher colourway. In the home office and children’s bedrooms the Simply Wardrobe’s popular I-Robe range in Light Cherry was used. One of the most luxurious areas of the home however is the bathrooms. From the powder room on the ground floor to the beautiful master ensuite, each one has been crafted with precision with exceptionally beautiful results. Able to design an integrated tiled shower to perfectly fit unique requirements Warmup were brought on board to design, build and install the impressive ensuite shower. “We knew we wanted a wet-room,” share the couple, “and having Warmup on hand to translate it into a reality was wonderful.” “This home is totally custom built to suit the owners needs and requirements in comfort, warmth and aesthetics,” shares Mark Keogan from Warmup. “The ensuite shower is 3.2m x 1.2m and with three shower heads, they wanted a centre channel drain. Because our shower systems are custom designed to match customer preferences, our system was perfect.” Further adding to the luxury of the bathrooms saw Warmup supply and install the homes undertile heating. “We used a 6mm Marmox insulation board with Warmup undertile heating in the family bathroom, ensuite and kitchen,” shares Mark. “Not only designed to heat the floor, the Marmox insulation board also prevents heat loss through the floor, hence dramatically reducing heating costs.” Chosen for its soft curves, the egg shape bath from Kalessi Bathroomware makes a bold statement in the master ensuite. Yet despite its expansive size, the bath sits in perfect harmony with the rest of the space and instantly ignites notions of relaxation and rejuvenation. home Like many in Christchurch Gordon had seismic movement in the back of his mind during construction. “I was very particular about where I was putting my family, and what materials I was surrounding them with,” he shares. Extensive engineering and considered choices when it came to construction materials, has seen the home designed to ‘roll with the wave.’ The use of Resene wallpapers to create the illusion of stone and concrete has meant they have been able to introduce the textures and depth they wanted, without the use of heavyweight materials. This consideration of materials also influenced the exterior. Undertaking the plaster exterior cladding was Resene Construction Systems with their Rockcote Integra lightweight concrete facade system; applied by Canclad. As a premium weathertight, cavity based exterior cladding this system offers homeowners a construction material that is BRANZ appraised, and tested for seismic performance which is a key factor when building in Canterbury. While for many the garage is simply a place to park the car, these home builders wanted to ensure there was the option to use this as an extra room or utility space should the need arise. A decision that saw them not only insulate their garage door, but also carpet the floor. what it needs. “We chose to overlook site maximization for a superior residence in a desirable location,” shares Gordon. “While for us this has meant the inclusion of a large garden to entertain and play in, for others there is the possibility of future development.” Having built before the Bennett’s were no strangers to the details, decisions and energy that goes into building, however facing the challenges of the current Christchurch market was something they were unprepared for. “Our project manager Lance Vincent had an on going challenge to keep the build to target,” shares Gordon. “And when the going got tough Brent Mettrick was on hand to trouble-shoot and assist. We are very grateful to the both of them; and now, living in the home, we couldn’t be happier.” “A friend once said on a phone call from Paris that he was staying in a fantastic location, with a casino across the road and the river at the end of the street. We couldn’t help buy reply, ‘it sounds like our home.’ We really are living in bliss.”

For Christchurch homeowners, Lisa and Michael, the decision to rebuild after losing their home in the Canterbury Quakes was essentially made for them. Like many across the city, the idea of simply walking away from the devastation was appealing but the reality vastly different. “We had no option but to rebuild,” shares Lisa. “We had never built before so were excited about the process of translating our vision into a reality. And while we were prepared for the battles of building in the turbulent Christchurch environment, we weren’t prepared for a build process dominated by frustration, disappointment and endless challenges,” they share. Yet despite a lengthy build process Lisa and Michael are happy with the end result. “It took far too long and was a bumpy road,” they share, “but the result is beautiful. We built the best house we could on the budget we had.” From the street this new build appears as though it always was. “Our previous house was a nearly one hundred year old brick cottage, and we wanted to ensure what we built would still be in keeping with the street. Hence our decision to design and build a traditional gabled home with a bay window and opting to use Linea Weatherboard, from James Hardie.” Maximising the large section to create as much outdoor living as possible was a key design consideration for the couple; and one which they have achieved with effortless style. “With four children coming and going, we wanted to ensure both the house and the garden were big enough for everyone!” SEPTEMBER/OCTOBER 2014
Upon entering the home, visitors are immediately wrapped into a warm family environment. To the left of the home’s entranceway the private areas of the home are hidden away discreetly, while to the right is the sun filled family and entertaining space. Providing both direction and seamless flow, the striking floor tiles from Europica Tiles extend throughout the entrance and into the open-plan kitchen living area. Gracing the floors of the kitchen and walkin-pantry the tiles offer a practical and durable flooring option, while bringing a sophisticated aesthetic to the space. Despite drawing on a colour palate of white on white; through the use of texture and subtle pattern the kitchen is a bold space. While the rest of the home is painted in About Colour Chalk White with a Resene Quarter Alabaster Trim, the kitchen offsets this with a crisp medium gloss Bestwood Melamine in Simply White.

“The kitchen is my absolute favourite room of the house,” shares Lisa with a smile. The space is light, open, contemporary and a delight to be in. Lisa’s number one consideration when planning the kitchen was that it had to be quiet. “To achieve this I did a lot of research, and invested considerable time and effort in ensuring I had the quietest and the best appliances available. What I came up with was a combination of stylish appliances from Swedish designer Asko and a German manufactured silent rangehood from Schweigen, where the motor is removed from the canopy and placed externally outside the home. I also opted for an InSinkErator Evolution 200 food waste disposer and InSinkErator Instant Hot Water Tap, distributed by Parex Industries - meaning no more noisy jugs to boil!” Taking centre stage in the kitchen is the Corian benchtop, fabricated by Freeform Laminates. “While I love white
on white, we didn’t want the kitchen to feel too sterile,” shares Lisa, “so we chose Clam Shell for the benchtop colour, and the result is perfect. It brings a gorgeous depth to the space and feels beautiful.” Set higher than the average kitchen benchtop the worktops and breakfast bar provide ample workspace and a much-used perch for informal dining, homework and casual entertaining. It has such a beautiful ambience and it really pumps out the heat!” With an elegant L-shaped Kovacs couch taking pride of place in this area, it is the perfect adults haven in which to enjoy a glass of wine and relax. As well as the gas fire, a ducted heat pump, installed by Active Refrigeration, ensures the home is a healthy, warm environment, even on the chilliest of winter nights. Completing the home’s floor plan is four double bedrooms, two bathrooms (including the master ensuite), a separate toilet, laundry and a large home office. “While for us the space is an office, for others it could be a media room, another bedroom or even a games room,” share Michael and Lisa. Assisting Lisa with the interior design of the home was good friend Julie Anderson of Julie Anderson Interiors. “She was invaluable,” shares Lisa. “We didn’t make a single decision without running it past her. While Michael and I had a clear vision of what we wanted to achieve, she was a key component throughout, and really came into her own when it came to choosing the drapes.” From the beautiful illustrative ‘Roald Dahl’ Charles Parsons fabric in Charlie’s bedroom, to the whimsical Textilia fabric in the master suite, the end result is simple and classic, yet effective. “She really helped us create a canvas on which we can live and build our home’s personality.”

garden operates on an irrigation system from Freemans Irrigation, which is wonderful,” shares Lisa. “Even the lawn!” With the plants from Riverside Nursery and the pavers and all other supplies, such as the sand for the much loved sandpit, from Urban Paving, the backyard has become a family haven, with the Wrightspring Hot Pool at its centre. “We have never had a spa before and it has become part of the daily routine and is a great spot in which to relax and spend some quality family time.”

Who are Urban Paving? Urban Paving is a paving and landscaping supplier based in Christchurch. We have an extensive range of concrete paving which we manufacture onsite. What is Bluestone paving? This natural stone paving option is sourced from the highest quality controlled quarries. Also known as Basalt, it is a deep charcoal colour with a blue hue, hence it’s name, and it also has honeycombing that runs through it. Essentially honeycombing is a naturally occurring pitted pattern, which brings a natural, pumice like, texture to the paving. Being a natural stone it is porous and very hardwearing.

It’s soft colour and honeycomb pattern helps this paving stand out from the crowd, but it is also unique in the way it brings an element of natural, yet modern aesthetic to your project. What different laying patterns are normally used? There is a range of laying patterns to choose from depending on which aesthetic you want to achieve. Square lay is the most popular laying pattern for Bluestone, and fits both classic and contemporary settings due to the continuity of the lines. Stretcher bond is also another popular laying arrangement and provides a softer look by breaking up the grid lines. Random lay is most commonly used in more rustic homes and creates a dynamic and interesting aesthetic with variation in size and direction. Tile Style When done correctly a tiled shower can add a beautiful aesthetic to your bathroom, Oakley’s bathroom designer Karen Kim shares an insight
Tiles have been transforming everyday living spaces into works of art since the ancient Egyptians. Today, we often use tiles to enhance the look and feel of our homes, and showers are an integral part of this. When it comes to the colour and size choice for your tile you are limited only by imagination and preference. Currently in the market we are seeing a preference for larger tiles which can be utilised with a mosaic - either vertically or horizontally - adding colour and personality to your design. With mosaics, the trend at present is towards more earthy/natural tones, but bright colours are still popular and readily available. If you don’t want to mix or add a mosaic or colours and want to avoid plain white, consider opting for a textured tile that will add substance and flair to the design. SEPTEMBER/OCTOBER 2014
From natural stone, to ceramic, porcelain, and glass there is a vast array of options when it comes to bathroom tiles. Before proceeding with a tiled shower however there are number of things to consider.

Typically tiled showers are considerably more expensive in terms of material and labour when compared to a standard acrylic shower cubicle. Sloppy workmanship can lead to a poor looking finish and leaks, so it is imperative you get a qualified installer to carry out the work. In terms of cost there a number of options that do offer a more affordable way of achieving a tiled shower in your home; such as the Cezanne and Millennium ranges of fully framed
In most instances, shower installation is reliant on a relatively thin waterproof membrane, designed to protect the walls and floors from water damage. To avoid any doubt or issue around waterproofing you can opt to use to a system of tiled walls with an acrylic tray, such as the Athena Lifestyle shower tray. Specifically designed for tiled wall only installations, this heavily reinforced tray includes an aluminium extrusion inserted in the rim of the tray to add strength
bathrooms and rigidity. The tray itself has an acrylic surface made from Lucite sanitary grade acrylic, which is also designed to minimise slipping when the surface is wet. The tray has an aluminium ‘up’ stand profile, bonded and fastened to the side of the tray it allows it to be placed directly against the wall studs without the need for any check in – meaning standard thickness Aqualine Gib board or 9mm villa boards can be used to line the walls. The ‘up’ stand creates a 40mm surface to bond any water proofing membranes, ensuring a leak proof wall to tray junction.

When it comes to tiles, the shower door height is particularly important to create a feeling of spaciousness, and accentuate the look of the tiles. YOU WILL NEED: Set of old chairs with removable seat Paint Stripper, I used Diggers Industrial Strength Fabric Resene Aquaclear Waterborne Urethane Varnish Heavy Duty Gloves Paint brushes Sandpaper Paint scraper Cloths Staple gun Scissors
With our old dining chairs leaving a lot to be desired, I searched Trade Me and second hand stores for something new. What I found was a selection of old dark stained wooden chairs that simply needed some TLC. The key thing for me was ensuring the new chairs had removable seats so that I could re-cover them with a gorgeous yellow splashed fabric I had found. Re-covering chairs can be as simple or as complex as you like. As this set of chairs cost less than $25, I made the decision to recover them myself, rather than use a professional upholsterer. By taking the seat out of the chair, tightly folding the fabric over the
base, ensuring it was smooth and wrinkle free, I used a staple gun on the underside of the seat to hold the fabric in place. You will need to fold the corner of the seat tightly, like you are folding wrapping paper. Then using scissors I trimmed the excess fabric and ensured the underside was neat and tidy, before slotting it back into place. To then bring the base of the chair inline with their light filled setting, I stripped them back, removing the old dark stain to reveal a much lighter, natural wooden look. When using paint stripper it is important you follow the instructions on the tin and are wearing heavy-duty
gloves, as it will burn if it comes into contact with your skin. Using an old paint-brush, apply thick coats of paint stripper to areas covered with paint or old varnish. Once it has bubbled, using a paint scraper you should be able to easily remove the paint and varnish off the wood. Depending on how old the paint and varnish is, you may need to repeat this several times. Once you are happy with how much has been stripped off, wipe the surface down with a damp cloth removing any left over residue. When dry, sand the area until you have a smooth surface ready for varnishing. SEPTEMBER/OCTOBER 2014

The Cost of Sustainability Architect Stephen Crooks discusses the importance of energy efficient design Earlier this year I passed a Homestar Practitioner exam, allowing me to provide professional design advice about the Homestar scheme and rating tool. A voluntary environmental rating system, Homestar helps you understand the key features of your home and how these affect its performance; with the aim of creating warm, energy efficient, comfortable homes that are healthy and sustainable - a worthy goal. The Homestar tool awards points over six different categories, and a total of 100 points are up for grabs. These then determine what star rating your home is likely to achieve. A new, code-compliant house built today would probably achieve between 3 – 5 stars, whereas a house built to world best practice standards across all 6 categories could achieve the maximum 10 stars. But how much does this cost? Most new home buyers like the concept of sustainability, energy efficiency and superior comfort, but only if it doesn’t stretch the budget. There is a financial limit to a green conscience, and aiming for 8 or 9 stars is going to cost more than a code-minimum house. You will however, be purchasing a superior product and one that pays dividends in the longer term. So how can we create sustainable homes that are also affordable? The answer is simple: by focussing on the really important stuff we concentrate resources where it will do the most good and leave out some of the costly nice-to-haves. So where should you start? Quality Design. Take time to select a good architect. Sure it will cost more up front than a cookie-cutter design, but time spent on planning and design will be rewarded many times over in the finished building. Your new house will likely be around for 100 years or more, so every decision you make during the design stage has a long-term impact. Build smaller and simpler. New homes in New Zealand are substantially bigger on average than elsewhere in the world, and reducing the building size is one of the most effective strategies for controlling cost. There is a tendency to want to make our homes more complicated than they need to be. Every corner costs money and fancy roof cladding won’t keep you any drier than conventional corrugate. Insulate to the Max. This is one area where you should spend as much as you can afford. Insulation is critical to energy efficiency, health and comfort. Upgrade your wall and roof

framing to allow the thickest insulation possible. Insulate floors, slab edges and aim to reduce thermal bridging where possible. Reduce Glazing. Windows are more expensive than walls. They are also thermal holes and the main cause of heat loss and condensation in winter, and overheating in summer. Select the best performing window and frame that you can afford and resist the temptation to have large expansive areas of glass.
