NOVEMBER/DECEMBER 2014 As we descend down the slippery slope to Christmas and the start of another year, I find myself looking both back, and forward. Back on the year that has been, the challenges that have been overcome and the precious memories made; and forward to the year that is about to start and the excitement that comes with having things to look forward to and achieve.

My house started the year with a list of things to-do attached to it, and I am very happy to say most of it has been achieved. The interior of our home has been tackled and like many of you we have embraced the trend for colour – with vibrant splashes in our fittings and furnishings. Looking forward to 2015 in our interior section (page 27) this issue, I was delighted to see that colour remains a must-have for the year ahead. From vibrant paint colours, to bold patterned wallpaper, to statement pieces of furniture, now is the time to be brave and embrace it. For the abode team 2014 has been a busy year. We have rebuilt houses, got married, been to Europe, sold houses and bought new ones. And looking forward to 2015 there are more new beginnings, excitement and challenges to come. In amongst which we will continue to bring you the best of the best in interiors and the latest inspiration and information when it comes to building and renovating. We can’t wait! We wish you all a very Merry Christmas and a safe and happy start to 2015.

An earthquake repair sees this Merivale home given a new lease of life

The decision whether to opt out of EQC is a daunting one, and for many not a decision taken lightly. For these homeowners it was a decision based on expert advice and what was best for the long-term health of the home. “We chose to opt out and undertake the repairs ourselves as EQC would only pay out for some of the work required,” share the homeowners. “For example in regards to the cracks in the cladding, they would rake and fill only, however the advice we had from Resene Construction Systems was that this would not be considered a satisfactory way of repairing the cracks. They instead recommended a complete re-plaster.” An undertaking that would ensure the home was not only repaired but a warm, safe and modern environment in which to live for years to come. “The team at Resene Construction Systems were great,” share the homeowners. “From sending someone

out to scope the work, to their advice and assistance, they were invaluable in guiding us through what needed to be done.” No strangers to repair work in Christchurch, Greenwood Trade Professionals were a natural choice when it came to carrying out the repair of the exterior; and like Resene Construction Systems were in a full agreement that a re-plaster was the better option. “This was a typical stucco home that had sustained a lot of cracking from the quakes,” shares director Declan Foran. “A full re-plaster with mesh and paint was required to not only repair the home to the current building standards, but ensure it was weather tight.” “Declan and his team were fantastic,” share the homeowners, “not only did they do a great job but they were a delight to have on site.” As licensed Rockcote applicators they quickly set about transforming and repairing the

The result of which is a streamlined, contemporary abode. “To achieve the desired look we used a full fibre glass mesh plaster Rockcote system with a premium mineral based texture finish,” comments Declan. “This was then painted with Resene Limelock and Resene X200 for protection from the elements; before being finished in Resene Heathered Grey.” Adding a touch of contrast, the trim and front door were then painted in Resene Thorndon Cream. Completing the transformation of the exterior was the replacement of the garage door. Selecting a Camden Insulated Garage Door from Ashton Garage Doors has ensured the homeowners are able to use the garage as another room, with the insulated door offering a thermal layer to keep heat in. Like the down pipes and guttering from Canterbury Architectural Spouting, the garage door has been painted in Resene Grey Friars. Bringing depth and added detail to the exterior. Partnering with Ross Bailey and his team from Ross Bailey Builders to carry out their wishes, the homeowners elected to project manage the repairs themselves; a daunting and challenging task for the mother-daughter duo. “Like many in Christchurch our repair took a while to come to fruition,” they share, “and yes it was a challenge, but it was one made much easier by the knowledge, experience and professionalism of Ross and his team.” For Ross and his team the quakes have seen not only a change in the type of work they are doing but their own structure. “As well as our building team we now also have our own team of plasterers and painters,” shares Ross, “which ensures we are able to streamline the process much more for our homeowners, and most importantly control the quality.” Leading the repair and painting team was John Bailey and his four-legged companion Missy. “John and Missy were wonderful,” share the homeowners. “We couldn’t have done it

without them.” Repaired, plastered and painted in Resene White Linen has seen the interior given a new lease of life. For Ross, John and the team however the most critical roomrequiring repair was the upstairs bathroom. “Like many homes across the city, the seismic movement had resulted in broken pipes which in turn, results in extensive water damage,” comments Ross. Repairing the bathroom floor joists was a large undertaking but one which allowed the homeowners to enhance what once, was. The compact nature of both the homes bathrooms meant careful selection of fittings and furnishings in order to achieve maximum space and functionality. Both bathrooms were completely gutted and have been replaced by modern spaces which have been beautifully executed and designed. Upstairs floor to ceiling tiles achieve the ultimate in luxury. home both the colourings and veins of a natural marble, without the maintenance. “They add a real sense of WOW to the space,” comment the homeowners. “We then had a new bespoke shower installed and to complete the room, a Panache 1000mm single drawer wall hung white vanity from Athena.” The end result is an aesthetically pleasing space, designed for relaxation, without compromising on function. “It was a major overhaul,” shares the homeowners. “As well as the new paint job and bathrooms, we re-carpeted and updated the kitchen with new cabinetry.” Drawing on the exterior colour palette the glass splashback was colour matched to Grey Friars, adding not only functionality but a touch of drama to the kitchen. “In addition to the existing under floor heating, we also engaged LG Air to install four new heat pumps throughout the house,” comment the homeowners. A decision which has ensured their home is warm, dry and energy efficient.

For many the repair process is a long, challenging and exhausting process, and this was no exception. “Living in Christchurch is exhausting enough,” share the homeowners, “without the added stress of having to repair and renovate your home to make it livable. We partnered with people who were on the same page as us, and who were able to see what we wanted to achieve which was great. They made it an enjoyable challenge and we couldn’t be happier with the result.”

Perfectly designed for outdoor entertaining the home’s backyard is a delight to be in. Re-plastered and painted in Resene Heathered Grey, the exterior has been transformed from its previous damaged dark-red stucco appearance, into a modern and sleek abode.

Breathing new life into something old is not a new concept, however undertaking such a concept while having a positive impact on both the environment and lives is. Meet d-Bodhi, a quirky, innovative range of contemporary furniture and home accessories. Each piece of which has been crafted from unwanted boats, houses, pipes, mining equipment and so forth, all while having a low environmental impact and creating over 800 jobs in Indonesia.

The entrepreneurial owner and manufacturer of d-Bodhi, Raymond Davids, has gained international success with his range of furniture, picking up five awards at the annual International Furniture Fair since its launch in 2007. While the ‘d’ in the company name pays homage to its owner, ‘bodhi’ is the Sanskrit word for ‘enlightenment’ or ‘awakening’, an indication from the outset that this furniture is something special.

Distributed in New Zealand by Synargy Corporation, and sold through Hunter Furniture, d-Bodhi utilises old recycled teak and gives it new life through great design. Where once the colourful fishing vessels of Indonesia would be left discarded to decay, they are now being transformed into modern designs, fit to take centre stage in our interiors. Bold and quirky each piece has been painstakingly up-cycled by skilled Indonesian designers and craftsmen into functional furniture; NOVEMBER/DECEMBER 2014

perfectly marrying the past with the future. Essentially, reclaimed wood and iron waste from a remote village in Java will become a dining table, chair, TV cabinet or even a sideboard for a family here. The on-going challenge for the company is its search for unwanted timber, iron and materials. A search that often sees staff hunting for old teak in remote East Java villages, some of which are inaccessible by road. This area of Indonesia however still sees many people build simple teak â&#x20AC;&#x2DC;knock down housesâ&#x20AC;&#x2122; NOVEMBER/DECEMBER 2014

under which local custom decrees that every third generation of family should build new. A decree, which sees the old house demolished. Paying a fair price for it, d-Bodhi then retrieve this discarded timber, all while ensuring the family is left with enough money to build their new house. Similarly, money paid for discarded sea boats aid the local fisherman in purchasing a new vessel. The company says its cornerstones are respect for the law, no acceptance of corruption, no use of illegal resources, no child labour, no forced labour and no

exploitation of human resources. As well as working towards becoming carbon neutral throughout their production and operations, they have entered into a tree-planting programme with Trees4Trees, a non-profit foundation established in Indonesia to work on environmental and humanitarian programmes. An initiative that sees a portion of each sale donated to the foundation. While each piece undergoes a lengthy and laborious process to be transformed from discarded waste to treasure, the evidence of what once was, is clear for all

Even the smallest bathroom offers the opportunity to display a great sense of style combined with optimum functionality. Simple design choices can simplify and streamline your bathrooms design, and the fact your room is limited in space will make you look more closely at what you really need, resulting in a bathroom that has been designed specifically for you and your home. The smallest details will go a long way, and the right choice in fixtures will impact the size and visual appearance of your bathroom. There is commonly a bit of a divide between your dream bathroom and the reality of your own bathroom. With considered design

choices, you will be surprised how little you need to sacrifice to create a space you will enjoy using every day.

VANITIES To get the most out of a small bathroom, select pieces with sleek compact design. The Athena Cara Slim is the ideal choice for mid-small bathrooms as its compact design offers a generous basin size without compromising on clear surface area. For example, the 900 size offers a generous 480x250mm basin but the size front to back is 70mm narrower than a standard vanity, which is usually 460mm. A Colourful Forecast The evolving world of wallpaper is set to be brighter, bolder and even more fun in 2015. We take a look at what you can expect

The interior of a house is in many ways what translates the structure into a home. The fabric, fittings, furnishings and décor tell the story of those who live there. And now more than ever our interiors are bold, bright colourful statements, featuring yellow barstools, red couches, vibrant wallpapers and feature panels of paint. And 2015 is set to see the colourful vibrant trend continue. The walls of your home are a great place to start when it comes to embracing colour and pattern in the home. One of the most recognised

A Paper Alternative We saw them in 2014 and we will continue to see them bigger, better and more realistic in 2015 – faux textures are here to stay. “Brick walls, distressed panelling, industrial textures and the list goes on,” shares Aspiring Walls Design Manager,

Dave Abbott. “And with each new release they are getting more and more realistic. Many now also have embossed or textural elements to them to help achieve a more realistic surface profile.” In Christchurch where the seismic movement of years gone by has resulted in a preference for lightweight construction materials, we are seeing more and more homeowners opt for a wallpaper rather than the real thing. “I was very particular about where I was putting my family, and what materials I was surrounding them with,” shares Christchurch homeowner Gordon Bennett. “Through wallpaper we were able to create the illusion of stone

and concrete – ensuring we have the texture and depth we wanted, without the use of heavyweight materials.”

An Old Pattern In A New Way From bold and stylised, to soft delicate illustrations, floral patterns will continue to remain a popular choice. “We are seeing the delicate nature of floral designs translated onto the walls in various manners,” shares Dave. world As our city recovers from the shockwaves of the last few years we are slowly seeing recovery, repair and rehabilitation emerge across all facets. Streets are once again filled with habitable abodes, shops and restaurants are re-opening and the heart and soul of Christchurch is firmly finding its feet once again. Playing integral roles in the rebuild of our city and it’s personality, are our designers. Be they specialists in bathrooms, kitchens, interiors, homes or commercial buildings their talent, experience and knowledge is essential. From the architect who formulates the structures in which we reside, to the designer who crafts the canvas upon which we live, to the kitchen and bathroom specialist who moulds our most used spaces, to the product designer who provides us with the finishing touches; each one contributes to crafting the ‘whole’ in which we call home. What do you do? Despite being a small design firm, we specialise in an array of design including hill houses, holiday homes and apartments. We also selectively design small commercial buildings. We continue to be heavily involved in helping people rebuild their homes after the Canterbury earthquakes, and I suspect will be for quite some time yet.

What is your point of difference? We focus on our clients brief without any preconceived ideas. We aim to design the best building for our clients’ brief, budget and site – and this will often be completely different in appearance to what they had in mind.

Most of our designs are recognisable for their use of timber. I love the strength, durability, flexibility, and warmth of natural timber.

What excites you most about the Christchurch Rebuild? A real motivator is the legacy of the good design we can leave behind. It is this, which marks the era of the rebuild. Replacing old, cold, poorly designed homes, with modern homes appropriate for their environment and our lifestyles.

What is the number one piece of advice you would offer a client? Be open minded – by going to a design professional, you need to trust that their job is to improve your quality of life through the built environment. Be detailed with your brief, but open to alternative interpretations.

What is the biggest challenge of being an architect? At the moment, it is keeping up with the ever-changing costs of building. We do our best to achieve this by working very closely with our preferred builders when we can, and working step by step with quantity surveyors on cost estimates when we can’t.

What is the one thing homeowners should never compromise on when it comes to designing and building a new home? Quality. Your home is normally the biggest investment of your life – don’t cut corners with design, construction, or materials. Who is NC Design? NC Design was formed in April 2014 and is growing every week! After 15 years designing bathrooms and kitchens for various outlets from Wellington to Wanaka, this year felt like the right time to step out on my own, and I haven’t looked back.

What do you love most about your job? The majority of my work to date has been designing, supplying and managing the installation of kitchens and bathrooms into new homes. However, I get the most satisfaction from renovations. There are so many Cantabrians out there who’ve never considered having to renovate let alone totally replace. It’s my mission, if you like, to make what can be a challenging and often daunting task, a fun and enjoyable experience with results to match.

What is your specialty? I have chosen to limit my client base so that I can provide the type of service they deserve - a ‘one off’ design that’s ergonomic and created with their comfort and lifestyle in mind. I create NOVEMBER/DECEMBER 2014

spaces to be enjoyed that aren’t the same as the neighbours. In some houses there can be limited options for layout, that’s when I like to play with different heights, colour accents and lighting to create something unique.

What excites you most about the Christchurch Rebuild? What’s not to be excited about! I’m a 30 something Christchurch girl who’s lived through the shakes and come out the other side a stronger and more determined being. The opportunity we’ve got to re-shape our city into something special is the shining silver lining to

the terrible times we’ve been through together. I love my city and every kitchen or bathroom I help rebuild fills me with that good old Cantabrian pride.

What is the number one piece of advice you would offer a customer? Don’t rush in. How did Joe Jandals come about? As a stay at home mum to three gorgeous boys I would daydream of having my own business one day whilst hanging out the washing! The turning point for me was the February 2011 earthquake, living in one of the worst affected areas (and still waiting today for our home to be repaired), this event hit home that life really was too short. I had the name Joe Jandals floating around in my head for years, and to me it symbolises an average Kiwi who really wanted to do brilliant things. From starting out with cushion covers, I have expanded the online business to include Living On The Edge (LOTE) Furniture, LOTE Furnishings and very soon LOTE Lighting and LOTE ART.

Tell us a bit more about LOTE Furniture? I love the fact that if you have a LOTE Furniture piece by Joe Jandals you

will not go to a dinner party and find the exact same piece in someone else’s home. You are buying an original bespoke item that is unique to you and your home. I spend hours sourcing the perfect item – no matter what condition it is in – and then have the best professionals work their magic, ensuring we are only producing high quality products. I look for furniture that has its own style and transform it into something really special. At the moment retro pieces are highly sought after, and I have the most amazing scalloped shape couch and matching chair, however I am still on the lookout for the perfect fabric to turn this old girl into Cinderella.

What time frame is involved with laying a Polished Concrete floor? Broadly speaking there are three stages to ensure the best finish - grind, polish and seal. All of which is completed at various stages of your build. Before the framing is up and around a week after the concrete has been poured it will undergo stage one â&#x20AC;&#x201C; grind. Then when the weather-tightening of the house is being undertaken but before the doorframes and finishing lines are in place we will polish the floor to your specified level, and then generally close to the end of the project it will be sealed. You then get to move in and enjoy!

Where would I use it? Polished Concrete can be used in many different areas and facets, dependent on your needs and desires. In brief, Polished Concrete Finishes can be categorised into three system tiers each suited to certain areas. 1: ECO-Polish, a Grind and Seal system = Low amount of grinding steps and application of a multi coat thick film topical sealer (Low Performance). Because the thick acrylic coating is the wearable surface, we have found itâ&#x20AC;&#x2122;s more susceptible to scratching and

requires more regular and more invasive maintenance. We would only install Grind and seal systems in short period retail environments, for example, where a one to two year life cycle is required. 2: ULTRA-Shine, a Hybrid system = Medium amount of grinding steps + Concrete Densification + Resin Bond Diamond polishing to 200 grit + Multi coat thin film topical sealer (Medium Performance). Perfectly suited for most offices, cafes and retail, it is a durable floor with low maintenance and upkeep. The fast application with no curing time lends to little down time, which is a positive for shop fitters and builders working to a time line. 3: MEGAfloor or HiPERfloor Diamond Polished system = High amount of Grinding steps + Concrete Densification + Resin Bond Diamond Polishing to either 400 or 800 grit + Application of a penetrating stain guard (High Performance). Ideal for new builds, our Diamond Polished systems produce are extremely hard wearing floor, have a highend architectural finish and unmatched scratch resistance and shine. Remove metal wheel.

Create a new base.

Apply Resene Woodsman.

Prepare and paint the wheel.

Remove the metal wheel from the barrow and knock out any rotten wood from the base. Mix one part Resene Moss & Mould Killer to five parts clean water and apply a generous amount to the wooden planter using the garden sprayer, to help keep the surface free of moss. Leave for 48 hours. Mix one part Resene Timber and Deck Wash with three parts water and scrub the diluted solution into the wooden planter using a stiff bristled brush. Allow the wood to remain wet for 10 to 15 minutes before rinsing off with clean water, and allowing to dry. Measure, mark and cut pieces of treated timber to form a new base for the wooden planter. Fix the base into position with 40mm nails and make sure you also drill adequate drainage holes in the bottom. Carefully stir the Resene Woodsman and apply two coats to your planter, allowing two hours for each coat to dry. Remove any rust from the wheel using a wire brush and apply one coat of Resene Rust-Arrest. Once dry apply two coats of Resene Blackjack to the wheel. Fit the wheel back into place and fill your new planter with assorted floral delights for a beautiful new addition to the garden, deck or patio. NOVEMBER/DECEMBER 2014

And you want this fat layer to remain attached to the meat. Some hams can be very salty or smoky so think about the flavour you most enjoy. 1. Once you have your ham, carefully remove the skin by getting your fingers under a corner and gently easing it away from the white layer of fat; you may need a small paring knife to assist with this process.

Looking around our local property market I am reminded of the prolific weathertight problems and associated liability that arose from poor design and construction decisions throughout the 1990s. I can’t help but feel we are making the same mistakes again. As we all know, there are an increasing numbers of homes that have been deemed by insurers as uneconomic to repair and a cash settlement paid to the homeowner. Once paid out by the insurer, there is no obligation for the homeowner to then invest the sum back into the property. They can simply patch and walkaway, or sell ‘as is where is’, leaving the patch job to someone else. The issue, either way, is the repair work. The home has already been deemed by experts in their field as uneconomical to repair, yet an alarming number of these houses are being repaired, be it by the original owner or a new purchaser. The question is, at what standard. A reference on a real estate agents website commented, “we have found, that the buying public generally respond more favourably to a home following cosmetic repairs due to the aesthetic appeal.” An alarming concept and one, which is seeing a number of homes cosmetically repaired, while concealing more significant structural damage. At some point in the future these homes are going to reveal a dark history of patch ups, and like the early 2000s when many leaky homes were ‘made over’, the repercussions will be both lengthy and costly. Homeowners carrying out such repairs need to be mindful of the risk of future litigation from subsequent owners of the house. In some instances such risk could also be attributed to those marketing the property, who wittingly, or unwittingly give incorrect information on a homes condition when acting as agent for the vendor. One of the key issues arising around these repair jobs is the manner in which they are undertaken. The Building Amendment Act 2012 includes an exemption potentially allowing homeowners to carry out critical restricted building work to their home, without the need for a Licensed Building Practitioner (LBP), or consent.

While this might seem reasonable, it can instantly raise issues around compliance, especially when under section 17 of the Building Act, all work, whether undertaken by an LBP or a DIY enthusiast is required to comply with the Building Code, a very high threshold to meet for homes that have already been declared by an insurer as ‘non-repairable’. The 2013 Building Amendment Act does offer some consumer protection, through the implementation and introduction of Building Contracts, higher penalties for illegal building work, new implied warranties and more disclosure of information on LBP’s involved in the project. The down side of this is that much of the new regulation is still to be enacted, and whether this will stem the flow of such illegal building repairs remains to be seen. While there has been discussion within the design and insurance industry’s about a register of homes that have been written off, so far it has come to nothing.
