A

round 160 years before Marie Kondo began encouraging us to own only objects that “spark joy”, celebrated arts and crafts movement textile designer, William Morris, gave us this; “Have nothing in your house that you do not know to be useful, or believe to be beautiful.” And, while I am too frightened to try and implement his philosophy on the drawer with all the keys and dead batteries in it, they are wise words to live by when choosing what goes into the interior of your home. Our interiors are merely collections of the things we need and the things we love, and the sweet spot lies in those coveted items that tick both boxes; a beautiful velvet sofa with just the right amount of squish, or a lush wool carpet, soft under bare feet in the morning. In this issue, we bring our focus indoors for winter as we share our interiors special feature, stacked with advice and ideas for creating beautiful rooms. You’ll hear no argument from the owner of our cover story home, Nick Dore of interiors retailer Nextdore, about how important it is to fill our spaces with things we love. his tonal look creates depth and interest and the approach of using furnishings that almost blend into the wall colour is surprisingly versatile – you can use just a couple of designer furniture pieces for a minimalist, architectural feel, or add more accessories and fabrics for a traditional, plush approach. As an extra layer of visual interest, this room has been given an easy-to-achieve feature wall treatment in the form of timber battens attached in a grid format. The entire wall is then painted in a rich inky blue with Resene Twilight Zone. It might seem like a contradiction in terms, but this is a perfect example of luxe minimalism. Sticking to a very tonal colour palette means the room is restrained and elegant in its luxury, rather than smothering and garish. Complementary tones such as the coffee table and sideboard in Resene Indian Ink, the vase, tealight holder and bowl in the true blue of Resene King Tide, and the muted Resene Excalibur on the tray and pot add strength as well as depth to the room, but also prevent it becoming oppressive. Texture is key here also with the wood panel effect, as well as the velvet cushions and plant features all breaking up the density of the main colour. The floor is stained in Resene Colorwood Mid Greywash over Resene Colorwood Crowshead, allowing the wood grain to add another layer of texture. If going completely tonal is not for you, or you want to change things up, just adding a few gold accessories alters the look without too much effort. Gold works particularly well with deep navy blues for a stunning touch of elegance. orking alongside clients and seeing the vision for their kitchen come to life is such a pleasure, especially when it is in their beautiful holiday home. For the bach in Tarras, we focused on creating a kitchen that was highly functional, simple and stylish. Great kitchen design is all about how you want your kitchen to look and, even more importantly, how you want it to function. Easy to use, accessible storage is a must-have, and in the Tarras kitchen,

I specified a fantastic Blum storage solution, the Space Tower pantry system. Superbly flexible in terms of size and configuration of storage, the Space Tower can be designed in any size to fit the space you have and offers optional solutions like drawer dividers for organising your pantry items. With full extension drawers, you can see exactly what’s there and access what you need from any angle, an excellent solution that looks great. The benchtop is such a key feature for aesthetics plus practicality and for these clients, contrasting with the natural beauty of the wooden joinery and features, we used a 5mm stainless steel plate, manufactured and installed by Stainless Kitchens. The plate sits on top of the cabinetry and is then wrapped in a waterfall over the end of the kitchen island; a striking yet simple effect that looks stunning.

Offering flexibility, stainless steel is now available in several elegant, modern finishes including the brush finish (as seen in the Tarras house), linen or mirror finish. A note though, New Zealanders’ love the connection to the outdoors, but if you’re considering stainless steel, it’s important to think about sunlight as the surface can reflect into your eyes. The textured linen surface can work in high sun areas as it’s less reflective. Stainless Kitchens have a wealth of knowledge and will work alongside your designer and joiner to deliver the look you want. THE INSIDE The interior of our homes are a blend of so many elements; from flooring to furniture, the vast array of choices makes deciding what we want both wonderful and overwhelming. Here’s our guide to getting started on your indoor spaces.

W

hen building or renovating, working within a budget to bring all the elements together to create a welcoming environment that offers practicality, comfort, security and a space to relax, is a big challenge. We asked interior designer, Sarah Eaton of Tailormade Space, about the most common question her clients ask, she says, “Probably the most common need is for help to pull it all together. Often people will come to me having become quite stuck, and needing help to visualise how to make it all work.” With such a range of elements in an interior and the vast array of products on the market, what advice did Sarah have for those embarking on planning their interior, “One of the key pieces of advice I would give is to consider involving a

professional when planning your interior. The cost of employing a skilled, qualified person to help is a minimal percentage of the overall budget but may add a huge amount of value to the process and the end result. Interior designers can help to specify not only the right solution aesthetically but also what will function and perform well.” And, when it comes to communicating what you want to achieve to your designer, a picture is worth a thousand words, Sarah Eaton advises, “Looking at pictures of interiors can help you learn what you like, it can be hard to communicate visual ideas with words, so collecting images really helps.” So, with that in mind, over the next few pages of our interiors special, if you see something you love, keep it in your inspiration file. Before you hit the showrooms, it pays to do your homework to understand what kind of sofa will work well in your space. When you do your measure up, as well as calculating the floor space, think about factors such as the height of the sofa, the distance of the seats from the floor, and the thickness of the armrests. To help you work out what shape you need, use your old sofa as a reference point. You may find a different configuration will suit the space or by choosing a sofa with narrower arms you will gain more seating room within the same area.

Notice the comfort levels and watch for things like a hard frame or springs you can feel. Technology has advanced the durability of fabric in recent years, however, if you have pets or young children, leather is still the safer choice. Depending on the look you want, a fabric can give a more contemporary feel to your space while leather adds an air of luxury. + Colour – The appearance of colour can change in different environments so it is important to view your chosen sample under daylight as well as artificial light before making your final decision. Remember; darker colours can make a room appear smaller, whereas lighter colours can create a sense of space. + Price and Quality – Carpet is one of the most affordable flooring options. It’s usually quoted in linear metres (onemetre long x 3.66 metres wide – the dimensions of a standard carpet roll). To convert to square metres, divide by 3.66. For quality assurance, look for the independent Australian Carpet Classification Scheme performance rating label on the back of the sample. + Durability and Gradings – The best way to measure durability is to look for an independent grading like the ACCS Residential Extra Heavy Duty Plus Stairs Six Star Grade label, which you will find on the back of the carpet. + Choosing the right style – Cut pile carpet generally feels more luxurious underfoot versus a loop pile. or owner Nick, the love of design and the search for beautiful, quality products goes back a long way. His company, Nextdore, formerly Dores for Floors, is an enduring retailer in Christchurch, having been established in 1960 and run by three generations of his family. He says, “I saw the renovation as a unique opportunity to work with some of our key partners, to collaborate and showcase products that I am very proud to supply through the business. These are products that look fantastic and will last and last.” Nick and wife Marie bought the 1920s weatherboard house in 2010 as a family home for them and their three children. Shortly after, the Christchurch earthquake left the house with significant damage, but the family was in no rush, and the project did not begin until much later when Nick engaged Tobin Smith of CoLab Architecture to plan the repairs, redesign and extension. “It was a pleasure to work with Tobin. It was really very easy. The first drawing he did was pretty much what we ended up with.” Nick and Marie engaged CoLab Architecture early before earthquake repair work started, and construction on the project took place in two stages with one overarching ‘master plan’. Firstly, the work to strengthen and repair the existing home and rework the layout of the internal spaces, followed by stage two,

the addition of a contemporary kitchen/living area at the rear of the house with a seamless connection to the north-facing outdoor living area. Architect, Tobin says, “The project was a true collaboration between ourselves and the client. In this instance, Nick had visited some of our previous projects and thought we’d be a good fit. There was mutual respect

throughout the design and construction phases, making it very easy to reach a consensus on any critical decisions. Internally, the house is a showcase of Nextdore’s products – a true collaboration between architect and supplier to achieve one common and cohesive outcome, which now stands as a seamless integration of old and new.” Now home to just Nick, Marie and their youngest, the couple look forward to spending many more happy years in a home that caters as well to two as it does when they have a house full of family. With the master bedroom on the ground floor and a further three bedrooms and a bathroom upstairs, they can shut upstairs off when not in use, allowing them to live comfortably on the ground floor. “The kids love coming here,” says Nick, “and we want it to be a house they can come home to anytime.” OUTDOORS Goom landscapes created an idyllic outdoor living area and easy-care garden, incorporating a clever concrete design feature that provides shelter from the easterly wind.

The remainder of the ground floor comprises the entranceway with its stunning oversized door, the lounge and dining combined, and the extension that includes the kitchen and a second living area. Nick found the unique kitchen cabinetry pre-made at a trade show in Italy and shipped it home, setting the architect a challenge to make it fit the space. The huge kitchen island is topped by the crowning glory, a stunning Porcelanosa marble benchtop in a mocha-like colour. Nextdore is the sole supplier of prestigious Spanish company Porcelanosa’s products in New Zealand, and examples of its premium quality products feature throughout the house. Nick says, “I feel very lucky to be able to work with Porcelanosa, they are innovative and have a true commitment to quality and the environment.” Apart from the kitchen, the joinery in the home was designed by CoLab Architecture and manufactured and installed by Christchurch company Joinery Scene, including the grid shelving, with its elegant negative detailing, separating the lounge and dining and creating the hallway. Joinery Scene also manufactured a custom-made cabinet in the master bedroom including the elegantly tapered iron legs plus plus the team designed and manufactured the fitted wardrobes throughout.

Having lived for some years in the villa, a priority for Nick and Marie was to improve the comfort levels in the home with a heating upgrade. Central Heating New Zealand supplied the radiator system that transformed the home changing Nick and Marie’s lifestyle. “The client wanted a full home heating and domestic hot water heating solution that could fit in with the character of the house. For this reason, multicolonna radiators were chosen to complement the home’s retro/modern appearance,” says Luke Merryweather from Central Heating New Zealand. Nick confirms the house is now incredibly warm and the gas fireplace in the lounge is now mostly used for ambience. Helping to ensure year-round comfort, the decision to install Luxaflex Somfy automated roller shades allows Nick and Marie to set and forget the timer to maximise shade or insulation depending on the time of year. For example, in winter the timer

function will close the blinds before dark, trapping the heat from the sun inside. The extensive electrical work was capably handled by family-owned Pye Electrical, a company with 30 years in the industry and an experienced team of skilled electricians working on residential and commercial projects. Ricky Pye from Pye Electrical says, "We were very happy to be involved with this project. It was a pleasure working alongside Nick and Marie who made our job easier by knowing what they wanted from the start. The end result is a lovely home and a fantastic showcase for all involved." Transforming cold homes The fusion of the original home with the new created a few challenges for Aogán of Aogán McGuinness Painting and Decorating. The team was engaged to ensure the high-quality finish the outstanding renovation required. Aogán’s experienced team completed both the interior and exterior paint finishes using the Resene paint range, he says, “As the owner of the business I am onsite frequently to ensure smooth running of the job and to maintain the highest quality work.” CoLab Architecture’s ambitious plan for the home included a significant rework of the spaces and the decision to move an existing garage meant the house gained a valuable stretch of north-facing garden that Emma Johnston, Senior Architectural Designer from Goom Landscapes, turned into a fabulous outdoor living space that flows effortlessly from the kitchen diner extension. Encompassing all of the exterior spaces, Emma’s design utilised concrete as one of the primary materials, used in a variety of ways to create varied shapes and finishes, alongside Vitex hardwood timber, black metal, and artificial turf. Nick encourages people to come into Nextdore at the beginning of their project, the company is no longer just a flooring supplier and can assist with a wide range of products for interiors. The team of in-house interior designers is there to help with anything from selecting a tile to a full consultation. “I encourage people to come in with a budget in mind and our job is to show them what they can achieve with what they want to spend.” In his own house, Nick had a strong sense of what he wanted to achieve, and the careful attention paid to each of the numerous small decisions has created a home which elegantly balances the old with the new. ith the site facing Deans Avenue, on the fringes of iconic Hagley Park, Grigori Koulanov knew, as he embarked on his ambitious development, that the homes he built would need to be something special. Drawing inspiration from the English roots of Christchurch architecture and hinting at Regency proportion and scale, his vision is now coming to life as a luxurious and elegant addition to the city’s changing landscape. Firmly believing that the site called for classical design, Grigori engaged Christchurch architecture firm, Bespoke Architecture, to collaborate with George Saumarez Smith from UK based architecture firm, Adam Architecture, specialists in classical and traditional design, to create concept drawings for a development comprising a mix of two- and threebedroom townhouses, plus a row of luxurious four bedroom, three-storey villas. areas and a shared health spa and gym are standout features of what is designed to be a peaceful inner-city community. Jared Lane of AP Design subsequently completed architectural drawings, and Nigel Gilkison, formerly of Adam Architecture, came out to New Zealand to join the project as a urban designer. Vincent Sanders, Director at Bespoke Architecture, says, “Grigori’s vision to develop Hagley Mews is remarkably refreshing. We’ve torn down so much of the old fabric of the city, and now we have quality homes that reflect that lost heritage, nestling into the edge of the park. It’s truly special and was an exciting challenge for us”. While still under construction, a growing number of buyers have taken the opportunity to secure their slice of this outstanding city development. Grigori says those looking to take advantage of everything Hagley Mews has to offer are a mix of young professionals, families, and retirees seeking the convenience of the location, with its proximity to the city and excellent schools. The four-bedroom villas, in particular, are generously proportioned with a three-metre ceiling height in the living areas, creating a stately residence feel, alongside the security and community of townhouse living. Plus, there is the welcome addition of an elevator in each villa, future-proofing for those wanting a forever home. Profico Group selected Strongline Projects as design and project managers, and worked with them to ensure the consents process was efficient in terms of time and cost, “Buildability must be considered in the design from the outset”, says Andrew Burt, Strongline’s managing director. Strongline paid particular attention to Profico’s desire for residents to enjoy superior warmth and comfort as well as protection from noise, given the urban location.

“These are high-quality homes that will be enjoyed for generations,” says Andrew. As the main contractor, Andrew, along with Grigori, assembled a team of trusted expert tradespeople and consultants to deliver the vision for Hagley Mews. Stunningly displayed in the show home townhouse, all the elements of the tasteful, elegant interiors were carefully selected by Fiona Renton of Sandalwood Design, in keeping with the developer’s insistence on high-quality materials. All of the homes feature Italian tiles, oak flooring, Miele appliances, and granite kitchen benchtops. Designer Fiona says, “I was very careful with my choice of products for this project as it deserved a look of style and class. I used top quality materials

to set the homes apart. In particular, the bespoke 100 per cent wool carpet is divine and gives a real sense of luxury.” Attention to the finer details sets the property apart from anything else in the market and Grigori says “We sourced quality fittings from the solid core detailed internal doors with Italian hardware and invisible hinges, to the European Grohe tapware.” On the walls, a superior finish was required to match the calibre of home, the team from Elite Interior Plastering completed the stopping and fixing to an exceptionally high standard. The extensive plumbing throughout the complex is the work of H2Flow Plumbing and Heating. H2Flow owners Matt Benzie and Jonathan Toulson have a passion for what they do and a combined experience of over 40 years plumbing in the Christchurch construction industry, ensuring the quality of workmanship on every job they do. “Nothing was a problem on this project. With continuous communication with project and site managers, any issues were resolved with great outcomes enabling us to complete the project to a very high standard. This project was very well run as we have found with all Strongline projects.” The extensive drainage infrastructure in the complex was supplied and expertly installed by registered

which draws fresh air in from the outside. The tripleglazed European-style tilt and turn windows offer insulation, ventilation, and protection from noise. The exterior terraced design emulates the look and feel of an English street frontage, and the finish was successfully achieved by Superbuild cladding specialists who were engaged to complete the cladding, plaster, and paint as well as the distinctive architectural mouldings, supplied by Acumen Shapes of Auckland. Superbuild panel and paint systems provide excellent thermal, fire, sound and impact resistant qualities as well as being sustainable, energy efficient, and environmentally friendly. Frank from Superbuild says, “Adding architectural mouldings gives the development a unique look which makes it stand out. It’s a real showcase for Christchurch.” In keeping with the traditional design, the roofing is European style tray roof in optimised ZinaCore Heritage, expertly installed by CS Roofing Canterbury without a trace of any fixings, giving a superb finish. The popular material was selected for its outstanding visual appeal and integrity. Lindsay McLeod from CS Roofing Canterbury says, “The project manager set challenging timelines and standards which we were able to meet due to the professionalism and experience that stems from 50 years in the roofing industry.” Intending to create a peaceful oasis within the development, Grigori entrusted Kim Odering of KO & Co to develop planting plans for Hagley Mews. Kim, whose experience with planting comes from a family of four generations of plant experts and years in the industry, says the project was a pleasure to work on, “The crew were all so easy to deal with, I worked with them to find solutions, making sure it didn’t cost any more than it should.” Rather than planting all of the outdoor areas for each of the units, Grigori and Kim decided to complete the hard landscaping with hardwood decks and outdoor living areas but to leave the planting decisions to the new residents to reflect their preferences. As the scaffolding comes down at the Deans Villas, it becomes more and more possible to see what a graceful addition Hagley Mews is to the historic Deans Avenue location. Grigori is realising his dream of creating truly beautiful homes that offer an outstanding standard of living and comfort. or many years, the hills of Mt Pleasant have played a substantial role in the lives of the couple who now savour living in this beautiful hillside dwelling. Having brought up their family in a much-loved home in the same neighbourhood, things abruptly changed following the Christchurch earthquakes. They sold their severely damaged property and bought a house on the flat, but the intention was always to return to a hilltop spot. They now say, “We are so happy to be back on the hill with the views, and we love the house, it has a great balance between the indoors and the out.” While keeping a close eye on vacant sites along the routes of their frequent walks, the couple tenaciously contacted the owners of sections they liked the look of, until they were able to negotiate the purchase of the gently sloping site, with its spectacular sea views, that now hosts their superb new home.

Assembling the team to bring their building plans to life happened through a network of acquaintances and mutual contacts, with Nick Parsons of Parsons Construction coming highly recommended as a builder with an impeccable record of delivering highly-specified architectural projects. Max Capocaccia, a Principal Architect at MC Architecture Studio, was engaged to the project bringing a wealth of experience and a European influence courtesy of his Roman roots. The clients’ brief to Max encompassed several key factors, the first of which was for a solid street frontage, offering protection and privacy. The design realised this request with the striking concrete structure and a distinctive feature known as the ‘The Wall’. A favourite part of the home for the owners is the entranceway. Of this, architect Max says, “The entranceway is designed as a point of connection

HOMES between the exterior and interior atmospheres, it is the only space allowing for visual connection to both the street front and the interior of the home when the front door is opened. Standing within the confined space and its towering white concrete walls, you feel equally vulnerable — from the disconnection — as you do secure, from the protection of the space and its shelter.” Another important factor was for the design to maximise the views and the plan catered for this, in particular the living area extending past the master bedroom wing allowing a clear view of the city centre, a spectacular vista at night. The dramatic entrance leads through a passageway to a light and spacious first-floor open plan kitchen, dining and lounge area with its tasteful décor, dark wall tiles and expanses of glazing designed to enhance the surrounding natural environment and provide panaoramic views. Early in the process, the owners made the wise decision to consult with an interior designer, Candice Van Dyk of Mooi Design, who soon became heavily involved, working alongside the architect to select all of the interior finishes, colours, soft furnishings, and furniture. The somewhat daunting brief from the clients was to, “do something different.” Candice had the opportunity to visit the owners’ previous home where their love of art and in particular, pop art, was evident. Candice chose a predominantly neutral palette to provide a

backdrop for her clients’ extensive art collection and then included splashes of bright tones to reflect the vibrancy of the modern artworks. For Candice, it was a labour of love that she felt privileged to be involved with for over two years. “This is my clients forever home, so selecting quality fittings and fixtures was key. They love design but are also very focused on functionality – so anything that was selected needed to meet the form and function brief.” At the heart of the upstairs space is the sleek and superbly functional kitchen designed by Rachel Barnes and Ingrid Geldof of Ingrid Geldof Design. The company became involved with the project from the outset and worked closely with Max Capocaccia to ensure the spaces worked perfectly. The clients wanted a scullery that could contain all the utilitarian objects, preserves and also cured meats. The kitchen was to have clean lines, a large island seating area and additional storage space leading into the dining area. “We both love to cook,” say the homeowners, “so we had strong ideas about what we wanted in the kitchen.”

Designed with exquisite attention to detail, small elegant features are incorporated wherever you look in this home. Ingrid Geldof Design specialises in space planning and joinery design, enabling clients to achieve the best possible result without compromise. Ingrid says, “The kitchen is the heart of the home and adds a great space for the family to interact. In this home, it provides not only ample storage and benchtop area but it also creates a friendly and interesting space to live.” Modernage Kitchens and Joinery, that have a longstanding relationship with Parsons Construction, manufactured and installed the kitchen and all the joinery throughout the home, working closely with their own in-house designer, the kitchen designer, architect, and interior designer to realise the vision for the spaces. The brief for high-quality joinery included an automated pop-up cabinet for the television that retracts when the TV is not in use (to maximise the views), as well as extensive cabinetry and wardrobes in the bedrooms and upstairs powder room. The interior surfaces required a high standard of interior Gib stopping and fixing, and Elite Interior Plastering completed this work as trusted sub-contractors

to Parsons Construction. Specialising in high-spec architectural homes the expert team were happy to be involved and working alongside Parsons, “They are great builders to work with, a pleasure.” Designed with exquisite attention to detail, small elegant features are incorporated wherever you look in this home. This type of build presents challenges for the team at Parsons Construction and Managing Director, Nick, points out the trickier areas as he tours the house. The foreman, Scott, who project managed the build, took it all in his stride, producing a truly stunning home for the clients who are over the moon with the final result. “Scott kept a cool head throughout the whole process, I was on site a lot more than my husband, and Scott would come and have discussions with me and get my thoughts, I never felt out of my depth or that I wouldn’t be listened to. It made it a very smooth process.” Connection with the outdoors and sheltered spaces to entertain and enjoy the garden were essential to the homeowners and created some of the initial challenges with the gently sloping V-shaped site. excavation completed by the experienced crew from Trevor Stevens Excavations prepared the site for the build and provided the pit for the impressive inground swimming pool. Due to the shape of the site and the build order the pool had to go in first, "which was great because it couldn't be left off if we ran out of money!" laughs the homeowner. Haase Marshall Drainage handled the installation of drainage systems onsite, Kyle from Haase Marshall says, "We always meet with clients on site before beginning work to make sure we know exactly what needs to be done." A further request to the architect was to create spaces that could cater to many different scenarios. The resulting design proposed a variety of rooms suited to a specific time of day or use, including, in addition to the upstairs open living space, a cosy downstairs lounge that has a private, enclosed feel suited to winter evenings or as a cool relaxing retreat during the day. Naturally, given the views that stretch from the estuary and across to the central city, the northfacing walls contain vast expanses of glass and aluminium joinery, complemented by red beech timber cladding. The homeowner sought out locally sourced timber rather than imported products and loved the appearance of Foreverbeech Cladding from Health Based Building as well as the story of sustainability that supports the product supply chain. MC Architecture Studio also incorporated 52

Foreverbeech into the architectural designs such as the seamless internal/external ceilings. The builders enjoyed working with the product, finding it solid, robust, and easy to install and all parties are very proud of the result. All of the products involved are supplied from the South Island, leaving a negligible impact on the environment. Monarch Aluminium supplied and installed the external joinery for doors and windows in Metro Thermal Heart series together with some APL Architectural series (required due to the need for a larger size and span). Also included was Hi-Spec Xcel Low E with Argon gas double glazing. Kerry Munro from Monarch says, “This was a challenging project, and fortunately we were involved early in the design process, this meant we had time to assess the architects

The owners love being able to open the sliders in the raised master suite to let in the fresh air while being protected by a barely visible glass balustrade. t’s everyone’s dream house-build; on time and on budget. Andrew and Sandie Burt’s stunning Church Bay home certainly ticked all the boxes with its stunning location, quality materials, and excellent builders. It certainly helped that the homeowner is the managing director at Strongline Projects, a Christchurch-based commercial construction company, and has 25 years of building experience under his belt. Sandie came across the section in late 2016 when the couple was looking to move from their previous north Canterbury home. Despite Andrew saying he was “too busy to build”, they found themselves drawn to the site every time they visited the bay; eventually deciding it was the perfect location for them. So, after completing the design with Inline Architecture and the consenting and planning processes, construction began in May 2018. Just seven months later they moved into their completed home and enjoyed a glass of well-earned champagne, shared with 40 guests on the deck. “We love what we have created,” states Sandie. “And I love how the view is always changing. Different sea colours, cloud formations, hillside hues.” What is staggering about this build is the high level of attention to detail that has been achieved in such a short build timeframe. The postcard views that are captured throughout the home are divine. Sliding glass doors mimic the colours of the sea with automated blinds set into the ceiling so that the full expanse of the view can be enjoyed. A reflective kitchen splashback brings these views into another area of the home allowing those working in the 58

kitchen to enjoy the view despite facing away from it. This is a home full of subtlety and surprises. So, what is the point of difference that makes this build such a triumph? Andrew puts his success down to having a problem-solving mindset, being able to manage the design process, and selecting the right consultants and contractors. “You’ve got to understand what the contractors need – their lead time, their resources, and what needs to have happened first before they come on site, so there are no delays. And of course, when you stay on time, you generally stay on budget,” Andrew says.

The design brief to Cameron and Kelly Pluck of Inline Architecture, was to create a contemporary family home that fully captured the 270-degree, magnificent harbour views. The concept arose from Andrew and Sandie’s idea of a series of boxes sitting into the hill, with some of them cantilevered to give the illusion of reaching outwards towards the water. Sandie wanted a bach-like feel, and it had to be warm and inviting. Inline Architecture designed the 338 square metre home to meet their clients’ ambitious brief, architectural designer Kelly Pluck says, “We listened to their needs and wants, understood and challenged their brief, and worked as a team; this approach saw the build executed to an exceptionally fast timeframe and to a very high quality.” Expansive and light-filled, the home comprises four bedrooms, three bathrooms, two generous living areas opening onto hardwood decks, garage, laundry, and office. Every room has a stunning view of the Port Hills, with the living/dining area and main bedrooms looking down into Church Bay in the foreground, out to Quail Island in the Harbour, and all are framed by the Port Hills in the background. The stunning Kwila ‘infinity’ decks, cleverly constructed to code without requiring handrails or balustrade gives unimpeded views and seem to draw the water even closer. On entering the home through the ocean coloured entry door, your eye is immediately drawn to the stunning American Oak staircase hovering off the wall, supported discreetly on a central steel

The stairs were “technically challenging” for VIP Steel, but its skilled staff overcame these with a little ingenuity. Its experienced transport team had no issues getting the steel over to Church Bay and the team from VIP Steel are proud of their quality workmanship. VIP Steel and sister company VIP Frames and Trusses shop-detailed, manufactured, and delivered all the steel beams and portal frames,

along with the prefabricated timber frames and roof trusses which went together seamlessly on site as the structure rapidly took shape. This enabled them to have more situational control, hence ensuring everything worked as one. “Our involvement is for the structural skeleton of homes, but it’s always special knowing you helped contribute to an amazing build that will stand the test of time,” Rory Shaw at VIP Steel says. The exterior walls are a combination of architectural precast panels, Nu-Wall extruded aluminium cladding, cedar weatherboard, and ‘Supercrete 50’ (a plastered, lightweight concrete cladding system) installed by Superbuild Ltd. The autoclave aerated concrete system consists of a closed cavity behind the panels to fully utilise the material's thermal, acoustic, and breathable properties. On top of all that, it is a very costeffective and high-quality product. The material is made from a combination of minerals to create a highly porous, lightweight, and insulating mineral product. What this meant for Andrew and Sandie’s home was a warmer, drier, quieter, stronger, and healthier home than other conventional buildings. For Aaron Grennell of Superbuild, it was a pleasure working with Andrew and his team. “Having worked for seven years in the industry, I have never come across such a straightforward build,” he said.

The specialists in roofing and waterproofing at Application Specialists were delighted to install the roofing membrane on the property. The team used Viking Enviroclad, which is a lightweight thermoplastic sheet that is hot air welded. This creates an advanced membrane system, giving peace of mind to the owners. Roofing and waterproofing are never a one size fits all task, but it is all about providing the right solution for the right job. The team at Application Specialists enjoyed the challenging geometrical shape of the flat roof area, and because they know their products inside and out, they provided all the expertise that the Burt’s needed to make the building watertight. The team also provided the sealant to the precast concrete panel joints.

CS Roofing Canterbury was also part of the build team. Andrew has worked with CS Roofing Canterbury on many projects, so the company was familiar with his efficient way of working. Lindsay McLeod, Project Manager for CS Roofing Canterbury, was delighted with the result. “We used a MagnaFlow VeeDek product, which looks great. We also provided and installed the parapet caps, downpipes and gutters,” he says. The team at CS Roofing Canterbury also ensured that all the products were installed to the highest standards, particularly on this project, given that it is in a coastal zone, with high levels of salt in the air. “Not only does a roof protect you from the outdoor elements, but it also plays a big part in the overall look and style of the home. The Windsor Grey colour achieves this very solidly,” Lindsay says. Both inside and outside the home, Cancast’s

precast architectural panels give a rough sawn planked timber look, despite being made of concrete. This creates a real feature of the home. With Andrew’s commercial construction background, he was keen to integrate concrete into the build and let it be on show. So, the two end wings facing Church Bay are clad in concrete tilt panel with a timbershuttered finish. It again looks almost like wood, yet is concrete. Strategically orientated so the ‘grain’ is vertical, the relief in the concrete prevents the collection of dust and dirt and will require no future maintenance. Cancast has a completely indoor casting facility at their Rolleston site, which means they can manufacture to a consistently high quality in a controlled environment and store projects so that they are ready to load and go when required. The Burt’s chose Cancast because of its care and

attention to detail, and of course because of the consistent quality and finish of the product. Andrew selected Elite Interior Plastering to provide the interior plasterboard linings throughout the home. The 20-plus years of residential and commercial experience of Elite Interior Plastering’s Daniel Hanifin shows with an immaculate result without any rework or touching up being required. Daniel has completed over 12 major projects for Strongline in the last six years, so there was never any doubt the job would be done to the same exacting quality. He stands by his workmanship, stating that the finish will maintain its quality over time. As Andrew says, “I selected people that I knew would do a good job, have great industry knowledge, and be reliable and professional. My philosophy is, ‘do it once, do it right’. Strongline’s contractors are very

loyal. They know we are organised, so we get excellent pricing, as they know they can work efficiently.” The attention to detail certainly continues throughout the home, with tiling being no exception. DesignaStyle worked with Andrew and Sandie to achieve a high-class finish to the tiling, which is a feature through the main living areas and bathrooms. It was important to capture the coastal location, with that contemporary appearance and a touch of luxury in the look and feel of the tiling. The tiles were selected and imported from some of the most elite tile manufacturers in Italy. Andrew and Sandie selected a large format tile for the main living areas called Petra Grey Lappato and a white-based marble tile with a polished finish and mitred corners for the fully-tiled bathrooms. The tile installation team set out the tile layout carefully, and the very

H2Flow Plumbing and Heating carried out both the plumbing and the design and installation of the central hot water heating system. The dwelling incorporates hydronic in-slab underfloor heating throughout, serviced by Mitsubishi Ecodan hot water heat pumps. Individually thermostaticallycontrolled room zones ensure complete comfort all year whilst being incredibly economical to run. Jonathan Toulson of H2Flow Plumbing and Heating specialises in in-slab heating systems and is one of the few companies to offer a comprehensive heat load calculation at the design stage when engaging with house build projects like this. This data gives the exact information the heat installers need to deliver an efficient heating system that will sufficiently heat the house to the customers’ requirements. of weather compensation technology and quality compressors ensure the system runs sufficiently even at low temperatures. Jonathan thoroughly enjoyed working with Andrew and the Strongline team on this project. The window shutters, roller-blinds, curtains, soft furnishings, and selected carpets were sourced from and installed by Nextdore. Luxaflex Shutters and motorised sunscreen roller blinds (which are unmatched in New Zealand) are certainly a sophisticated addition to the home, given the sun exposure houses on the Banks Peninsula receive. Equally, in the cooler winter months, blinds are the perfect solution for reducing heat loss. The blinds are all handcrafted in New Zealand, and Luxaflex is a market-leader in daylight regulation and solar heat control solutions. The motorised controls had

to be carefully managed in conjunction with the construction and lining, but it was no problem for the Nextdore team. Nextdore also worked with the owners to provide Bremworth Collection textured wool, and Cavalier Bremworth solution dyed nylon carpets to give the home a luxurious, cosy feel. These materials were selected due to their superior quality and performance at an affordable price. Another regular with Andrew’s projects is Scott Downes of Downes Electrical. He completed all the electrical wiring throughout the home. He used the new Hager-Silhouette range of switches and light switches, which have only been available in New Zealand for the past six months. The slim four-millimetre thick switches blend into the wall creating a simple but elegant form. The switches are all touch button (no rocker switch), so they fit perfectly into the contemporary environment of this home. The Hager range won an Australian Good Design Award in 2017, so it is fast becoming a popular choice in New Zealand. Downes Electrical has previously worked on wiring the new gorilla and orangutan exhibit at Orana Wildlife Park, making this job well within their capability.

This immaculate build shows that experience counts. Andrew’s philosophy of a collaborative approach to the design and construction has flowed through the whole process to deliver a smooth and successful build project. “The challenge with any build is to select the right people, collaborate and decide on the right sequence so that it’s efficient and everything is considered in the plan. My job is to blaze the path so that the contractors can do their jobs without too many glitches,” Andrew says with a smile. So, were there any glitches? “A couple,” Andrew says. “The European-manufactured, prefinished internal doors, and frames were delayed in transit from Europe, and we only received these on 16 December, with a move-in date of 19 December. Only then did we discover there were no architraves or skirtings as ordered – they had never left Lithuania! So, we had to find, fit, and paint locally-sourced alternatives. Building isn’t an exact science. You have to be prepared to adapt, while at the same time respecting the structural integrity and architectural intent,” says Andrew. It is, without doubt, a well-deserved accolade that the home will be entered into the Architectural Designers New Zealand Awards this year. If there were an award for being on time, this project (with no re-work or snagging list) would win hands down.

elaxing in their sun-drenched living room, Hayden and Jenny could not be happier with their new home or the process of working with RJ Build, “We think it’s too nice to be ours!” says Jenny, “and Richard from RJ Build was brilliant.” The couple has built twice before; the first Hayden’s father built for them on weekends and, heartbreakingly, it was damaged in the Christchurch earthquake and deemed beyond repair shortly after they moved in. Their next build project, with a design and build company, did not go smoothly, so the decision to build again was a leap of faith not taken lightly. While Hayden and Jenny’s previous build was not a pleasant experience, it did help to crystallise what was important for them in their next house design. They took their ideas to Jason Higham of Higham Architecture; the brief to design a three bedroom, long-term home to settle down in and raise their children. They wanted open plan living spaces with easy access to a sheltered and sunny outdoor living area. A further consideration was Jenny’s health, an ongoing condition means she may need help with mobility in the future and the design needed to cater for that possibility.

With their previous houses over 300sqm, the challenge for the architectural designer, Jason, was to create a home with a significantly smaller footprint, that still gave the sense of space the clients had been used to. The addition of high ceilings and multi-purpose spaces helped to achieve this. The result, a gabled-roof home featuring the warmth of vertical cedar weatherboard cladding contrasted with clean, white plaster. Rib profile roofing was used to highlight the strong, simple roof forms and the addition of attic trusses over the garage provides expanses of extra hidden storage. Designed to achieve the maximum 5 Star rating for Lifemark standards, Jason has ensured the home is accessible, adaptable and safe for their entire family now and into the future. It was on Jason's recommendation that RJ Build was asked to quote for the construction. “They had another builder lined up,” says Richard of RJ Build, “but his price was on the high side, and they liked mine better.” The RJ Build team came onboard and made an immediate start. Richard has a team of four experienced staff, and a group of trusted subcontractors who he regularly works with and knows will produce a quality result. “I am hands on too,” he says, “I more or less did all of the cedar cladding for Jenny and Hayden simply because I love working with timber.” As a third generation builder with 38 years under his belt, Richard’s experience and attention to detail have resulted in a home the clients love, but there was no resting on his laurels. a builder and joiner, was often onsite looking over the shoulders of build team ensuring things were on track, “He had his eyes on us, making sure it was right,” laughs Richard. Inside, Jenny and Hayden wanted to keep things simple with a house that had just what they needed and no more. The home comprises open plan, living, dining and kitchen and three double bedrooms, including a spacious master bedroom with walk-in wardrobe and luxurious ensuite. Completing the layout is the generous tiled family bathroom and separate toilet plus a dedicated laundry room – a must have for Jenny. The living area is light and open, an ideal space for relaxed living and includes a much-loved window seat that overlooks the garden, a favourite place to perch with the added bonus of excellent hidden storage underneath. One of the issues with the smaller floorplan was a lack of storage, so any available space has been snapped up, hence the study nook in the corner of the lounge with built-in shelving and desk space.

The timber ramp installed for future-proofing has been commandeered by the two children as a race track for the tricycles. Throughout the house are large picture windows, making the most of the view to the garden and outdoor living. Fairview windows and door were engaged to supply and install all of the window joinery and external doors for the home. Imperceptible but potentially invaluable, are the small adjustments for accessibility that Jason Higham incorporated throughout the home. Things like the level access at each of the doors, the location of the power points or the distance to the kitchen island are all potential problem areas that the Lifemark specification caters for, and which mean for Hayden and Jenny, they can stay in this home for as long as they wish.

Having put their faith in Higham Architecture and RJ Build to deliver on their dreams for a simple yet highly-functional home, the couple has not been disappointed. A combination of thoughtful design and a builder with years of experience and a love for the craft has delivered on what Hayden describes as, “building what we needed, not what we thought we wanted.” And Jenny says, “The whole thing was so well planned, the builders did a great job, we have no regrets, and no I wishes.”

hen stepping over the threshold of this gloriously colourful home in Bishopscourt, Cape Town, it is like virtually inserting yourself into the gorgeous Pinterest boards of interior designer Kim Stephen. Those boards are alive with colour – they have names like ‘Perfect Pink’, ‘Tangerine Dream’ and ‘Yellow Love’ – and yet these bursts of brightness are also framed within the crisp lines of Kim’s classic-yet-contemporary style. The bright orange exterior of the front door, for example, opens onto a supremely elegant hallway and stairwell that features poured terrazzo floors and a textured charcoal wallpaper – as well as a tall potted palm tree and a number of artworks, including an eye-catching series of silkscreens by South African artist Stephanie Watson. Another reflection of Kim’s penchant for classic elegance is the architecture of the house, which she describes as having ‘Georgian lines with modern edges’. Before the structure was completely renovated three and a half years ago, it was a

simple, quite rustic A-frame shape – difficult to imagine now. Kim, her husband Graham and their son, Jamie (10), lived here for seven years before the remodel and Anna, who is three, came along in its immediate aftermath. This open-plan living, dining and kitchen area is the everyday heart of the house, and it is made even more family-friendly by having a colourful kids’ play area situated just off the kitchen space. While prepping a meal, it is easy for Kim to supervise homework or just keep a quiet eye on what the children are up to. Beyond the kids’ area is a beautiful indooroutdoor living space that was added to the house during the renovation. It is inspired by the extensive patios and terraces that are widespread in the other South African cities of Durban and Johannesburg but are still relatively new to Cape Town houses, this ‘outdoor room’ can be closed up during more inclement weather or completely opened to the elements during the city’s long, hot summers.

The main bedroom is more muted in terms of its use of colour (a splash of it was recently added in form of new artwork above the bed) and the bathroom and dressing room have been deliberately kept separate from the bedroom rather than being typically ensuite. The separation means that Graham, who travels a great deal for work, can get up and prepare to depart without disturbing anyone else in the house. The guest suite and guest cloakroom are both on the ground floor, off the entrance hallway and along a passageway adorned with a large Slim Aarons photographic print hung above a bright green love seat. In the guest cloakroom, the gorgeous, leafy ‘Martinique’ wallpaper is used – Kim insisted on tracking down the original version of this modern classic wallpaper, the same as that famously hanging on the walls of the Beverly Hills Hotel. Listen to Kim talk about her history as an interior designer and the way she went about creating her own space, and the phrase that comes to mind is ‘investigator decorator’. Being raised

by her mother Debbie Schuurman of Walnut Interior Fabrics in Durban, her childhood experience of fabrics obviously plays a part, but her visual style is also the product of meticulous research. She methodically tracked down all sorts of items she had envisioned as perfect for her home, ranging from those old terrazzotile presses to wallpapers, and from unique artworks to custom-made furniture. The combination of such a careful, thoughtful approach with an innate sense of colour that reflects so much confidence and brio might be remarkable, but that just adds to the pleasure its end result affords.

In this recipe, good quality cocoa or cacao powder is blended with golden coconut sugar, powdered coconut milk and a hint of spice to create a calming and enlivening hot cocoa mix. Simply spoon into a mug, and top with hot water – it couldn’t be any easier. Makes three cups INGREDIENTS

1½ cups good-quality cocoa or cacao 1 cup coconut milk powder or whole milk powder ¾ cup coconut sugar 1 teaspoon pure vanilla bean powder 1 teaspoon ground cinnamon ½ teaspoon ground nutmeg ¼ teaspoon ground cardamom ¼ teaspoon fine pink Himalayan sea salt METHOD Sift the cocoa or cacao and milk powder into a medium-sized bowl. Add the remaining ingredients and whisk to combine evenly. Transfer to a mediumsized jar or airtight container. To serve, spoon two heaped tablespoons of the cocoa mix into a mug, then top up with boiling water. Store the dry mix in the pantry for up to one year.

rthur and Doris, my grandparents on my mother’s side, had a relatively modest but well-kept house on the sunny side of Hindess Street in Halswell. As children, we always longed to visit. They had a conservatory of sorts, in the form of a modern interpretation of an Italian ‘limonaia’. A limonaia was a hothouse with a solid back wall, a place to ripen lemons as well as other things. From memory, the Hindess Street conservatory had fixed as well as louvre windows, some were clear, and others were opaque. There was a day bed or two, possibly a Monstera deliciosa, certainly hanging flower baskets and, at the end of summer, tomatoes sat ripening. Sun and the cooling air flow were both welcome. You would enter the house through the conservatory, we would also sleep in there. It was a lovely space, more in than out yet there seemed a connection

with the out. Having grown up in school houses I was used to being either in or out. The Hindess Street conservatory was a treat. Stan and Norma, Rebecca’s grandparents also on her mother’s side, had a conservatory too. While furnished somewhat differently, and a little disconnected from the interior architecture of the house, it certainly served a similar purpose. We live in a house that opens to the outside. The doors are often open and particularly in summer, we live more out than in. In real estate speak we probably have good ‘indoor-outdoor flow’. I was reading an article just yesterday that suggested outdoor living and entertaining is now a ‘huge part of contemporary life’. Consider the Ancient Persian gardens with their central pavilions. These pavilions, commonly known as ‘Kooshks’, were usually located at the intersection of axes within the garden; such positions commanded key views. The pavilion was a place where the users of the garden could live and enjoy it. Staying historical, let’s consider Roman architecture along with the gardens of the Renaissance, and those of Ancient Greece and Rome that have given us loggias, arbours, and pergolas; all features we know well. Although, I do think the magic of these is often

lost nowadays as the architecture of our homes seems to ceaselessly march outwards as we extend our internal living outside. Too often at the expense of our gardens. Traditionally, the arbour was a garden design element used to integrate vegetation with architecture. The earliest form of an arbour was a bower – essentially young trees bent over and tied together to create a shady place to rest. Often vines and fruit trees were then grown over the structure. The pergola, a more architectural and decorative structure, evolved from the arbour and essentially provides a similar function. Normally pergolas were freestanding whereas the loggia is an extension of the architecture of the house creating a more liveable, airy interior to the building. It helped circulate air through a building and it welcomed the sunlight in. In the conventional sense, a loggia was only accessible from inside the building, it often surrounded an open-air courtyard. A loggia enabled open-air enjoyment of the garden while offering protection from the sun or other direct elements. At ours, we don’t have a conservatory or loggia, nor a pavilion or an arbour, but we do have external spaces that are focal to how we live. They have a symbiotic relationship with the internal functioning of the house and connect the house with the garden. These are spaces I am sure Arthur, Doris, Stan, and Norma would have enjoyed. t a basic level, the purpose of a chimney is to remove gases and smoke from a room and humans have been doing this since we first learnt how to make fire. In its most simple form, the chimney was a hole at the top of a tepee. Or, take the Romans, always ahead of the game, using tubes inside the walls of bakeries to draw smoke out of the building from as early as a couple of thousand years ago. These days, chimneys or methods of removing gas and smoke come in various forms. The taller the chimney, the further the toxic gases are released from the home – this was particularly important in the 19th century when many families burned coal to heat their homes. Taking the chimney or chimney pot away from the roof also means it discharges into undisturbed air, meaning the lack of turbulence doesn’t cause issues with getting rid of the smoke. Personally, I also consider a tall chimney much

more elegant than a short stubby one, so the benefits are aesthetic as well as practical. The physics of the chimney is versatile and can also be used to remove hot air from a building, for example, by positioning opening windows at the high points of the roof or above the stairs. This principle has been used for thousands of years in the Middle East for cooling, rather than in conjunction with heating. Although there is less and less use of open fires these days, we still see the use of flues with the modern low emission wood and gas fires. Most often these are exposed metal pipes which are the same as the internal workings of the traditional chimney. While

exposed flues could be described as a minimalist chimney in an architectural reference, different periods and types of architecture have used varied styles and embellishments on chimneys and chimney pots. While the use of the chimney was widespread, the technology and design developed differently across cultures. In some parts of the world, you can read a city’s history through the different designs in chimney pots, showing a chronology of invasions and conquests. Historically, some chimneys pots were beautifully decorated as an architectural expression of an owner’s wealth and social status. The more elaborate the designs, the more wealth the owner had to spend on the artistic display. The more chimneys in the home, the more fireplaces it had, and the more staff were required to light and maintain the fires. This signalling of wealth may well be still valid today. Although we only require a flue for the fires in our homes, a tall or elaborate chimney can be an expensive artistic expression. Chimneys often give balance by providing a vertical element to a horizontal form and serving to anchor a building to its environment. As a key feature in a home, consideration needs to be given not just to the functionality of a chimney but the aesthetics as well. 03 384 7879 | young.co.nz
