Shortly after the last issue hit the stands, I received a short and sweet email from a gentleman who began his note by telling me how much he enjoys reading Abode. In an inbox straining at its seams, that email was a tiny gift that made me smile. Later, I began to think about how great it would be to hear from more of our readers; to find out what you like, what you want to see more – or less – of, and to hear stories about projects you have on the go. We went on Facebook to ask you to write, and the result is our brand new Reader Letters page (page 4). I hope you enjoy reading them as much as I did, and please do drop us a line. In this mid-winter issue, we bring you four fantastic home features, ranging from a glamorous and moody cottage conversion in our international feature, to Katey and Colin Gregg of Gregg Architectural Builders’ impressive renovation, totally transforming their family home. I just wanted to write to say how much I enjoy reading Abode magazine every couple of months. I have always wanted to be an interior designer and reading the magazine gives me heaps of ideas to try at home (and at my family’s houses). I really like the articles about the new homes, as they show how everything looks at the end of the build process. It would be great to hear more about how people choose the furniture items in their homes and where they bought the pieces shown in the photos. A POSITIVE NOTE I have recently started picking up Abode when I see it and I have really loved the stories of how Christchurch people have either renovated or rebuilt following the earthquakes and ended up with homes they absolutely love and that really suit how they like to live. I
t might seem an unusual way to think about a space, but there are crucial times when a room that appeals to as many people as possible is essential. A shared office, for example, as this room could be, really needs to be a space that anyone can use. This lush jade green space with its walls in Resene Mother Nature has the feel of a warm tropical jungle escape. The layers of green accessories throughout the room from the darker Resene Permanent Green and Resene Family Tree to the grey-green of Resene Rivergum and the pale Resene Peace on the desk chair, all enhance that feeling. The delicate and streamlined design of the furniture in this space means the use of Resene Noir never becomes overpowering. It emphasises the drama of the green walls, without weighing the room down. The floors are stained in Resene Colorwood Greywash, giving the room a relaxed, textural anchor. Extra texture also comes from the artwork and the leafy green plants for a look that is warm and inviting. • For an unexpected twist on the dark furniture, switch out the black for a deep grey-blue such as Resene Coast, with top notes in a creamy neutral such as Resene Half Spanish White. • If black is not your thing, try furniture in the fresh, warm white of Resene Elderflower with Resene Colorwood Whitewash on the wood floor. ately, household waste has become a hot topic in the kitchen design world and with the recent ban on singleuse plastic bags, and a renewed push to reduce, reuse and recycle, planning how to take care of your household rubbish has become a vital part of any design solution. Each household is different, and when working with my clients on a solution, I ask them questions like:
• How much ‘red bin’ or ‘landfill’ waste does the family produce over 2-3 days? • Is a waste disposal unit being used or is a composting system required? • Where should the ‘reusable’ shopping bags be kept? • Is a larger recycling bin needed? 16

The answers to these essential questions determine the size and style of bin system I specify for a project. I work closely with Fit-NZ as they offer a vast range of options in their Tanova Designer bin systems. The Tanova Designer System incorporates up to 60kg capacity and boasts a fully integrated cushioning system to ensure consistent soft close, while the runners are specifically designed for easy removal of the rear buckets. The streamlined design reduces any build-up of grime, and an easy-clean cover prevents odours leaking. The range offers flexibility with configuration of the buckets. Clients often choose four 20 litre bins, stacked above one another in sets of two, to cater for recycling of glass, tin and plastic, plus waste disposal. As part of the system, I love that clients can incorporate a unique product called a Bokashi bin, a smart composting bin designed to turn any food waste into supercharged food for your garden. It’s fantastic to see innovative systems for waste disposal becoming readily available for the household kitchen.

+ Add ANY food waste, including meat and dairy, to your pull out Bokashi bucket, compacting as you go. + Add Bokashi bran, the ‘magical’ food and microorganisms that will turn your kitchen scraps into ‘superfood’ for your garden. + Use the handy tap to drain out Bokashi fluid every 2-3 days, dilute with water and feed to plants in the garden. + Dig the bucket contents into your soil or compost bin. + The Bokashi mix provides powerful, concentrated nutrients and accelerates garden growth, turning into soil within 2-3 weeks. + Bokashi uses anaerobic (no oxygen) fermentation and the bin features an airtight lid to avoid unpleasant odours or pesky fruit flies.

ighting is an essential element which we should think of as another layer in the development of an interior. Like any aspect of planning an interior, lighting needs to be considered carefully and used to create the desired function and impact. Lighting has the power to make or break a space.

SO HOW DOES CENTRAL HEATING WORK?
There are three key elements to the workings of a residential central heating system.
HEAT SOURCE At the heart of the system is a heat source which is usually either a diesel boiler, gas boiler or air-to-water heat pump. The heat source is normally located in a convenient place like the laundry, garage or outside the home. This heat source warms water which is then circulated around your home.
EMITTERS The emitters are the means of releasing the heat into the home. They can be either underfloor heating, wall-mounted radiators, towel rails or fan coils. With the ability to heat up and cool down quickly, radiators are ideally suited to our changeable weather. Radiators come in all different shapes, sizes and colours. Delonghi’s Multicolonna radiators add a touch of style to modern builds while Arroll’s vintage-themed radiators are easily retrofitted and don’t look out of place in villas. Radiators can be coloured to blend in or stand out. The only limitations are your imagination. Underfloor central heating provides the most luxurious form of heating. It doesn’t matter how high your ceilings are, underfloor heating provides warmth where it is needed. There are no cold spots, forced air or draughts unlike other heating solutions.
CONTROLLERS A wall-mounted control panel for your central heating is installed in your home. Most controllers have a simple thermostat so you can set your preferred temperature. T YPES OF HEAT Many forms of heating rely on what is known as convection heat or heating air and moving it around the home. The trouble with air is that it doesn’t retain heat well, which is why a cold draft can lower the temperature of your room very quickly. Unfortunately for us, and our power bills, this means that the air must be continually heated to maintain a constant temperature.
RADIATING WARMTH Herschel Far Infrared heaters operate using radiant heat which, similar to the heat of the sun or a fire, can be absorbed by objects which will begin to radiate heat themselves once they reach a specific temperature, warming the room and people around them. Heating your home using radiant heat also reduces condensation and dampness ensuring a healthy environment in your home.
ENERGY EFFICIENCY When infrared heating is installed and operated correctly, over a 24-hour timeframe, it can be more cost-effective to run than a heat pump. Once it has reached temperature, the home begins to radiate that warmth back into the rooms. Used with a thermostat control, your heaters will heat the house and then switch off and let the structure and surfaces in your home continue to radiate the warmth back. The heaters will not need to switch on again until they need recharging.

We moved back in on exactly the date we were promised, that’s just how we do things at Gregg Architectural Builders,” says Colin Gregg who, alongside wife Katey, owns the architectural build company. When it came to the extensive renovation of their own home, the couple had complete trust in the tried and true company processes, and the project went without a hitch with stunning results. Having purchased the five-bedroom brick house in 2011 as their family home, the Greggs had always seen the enormous potential for a large-scale renovation to modernise, tweak the layout to suit their lifestyle, and add warmth and luxury to the mid-century property. A third-generation builder, Colin Gregg continues the legacy his grandfather started nearly 79 years ago, taking pride in producing superb quality architectural homes on time and on budget. at the centre of everything they do, the company has put in place systems and processes to ensure that projects run to time, allocating resources from their large team to respond to unforeseen events or delays before they affect that all-important completion date. “It’s our job to keep everything on track, so our customers have certainty about the timeframe,” says Colin. Fastidious attention to detail and a reputation for delivering means the company are in high demand, so Katey and Colin had to wait patiently for their turn to get started. Having made it to the top of the project list and armed with ideas, the Greggs sought the professional advice of interior designer Stewart Harris from Macintosh Harris who worked with them to specify the interior fit-out, room by room. With the plans and designs in place, the team from Gregg Builders provided Katey and Colin with detailed costings and discussed the path the venture would take. The couple wisely packed up and moved into a rental for the duration of the project.
The brief included a total revamp of the exterior of the property, resulting in a stunning makeover. Katey says the change is so dramatic she often sees people stopping outside the house to admire the finished product. “People think we have rebuilt,” she says. The fresh new look was achieved by replacing the concrete tile roof with a lightweight metal tile, recladding with Rockcote plaster systems and adding a dash of flair to the street front with the unique copper garage doors. Glenn Munro of Properly Plastered supplied and expertly installed Resene Rockcote Classico precoloured plaster in a clean neutral tone. The team from Properly Plastered’s uncompromising precision and craftsmanship ensured an outstanding finish. The striking symmetrical street frontage is formed by the central copper front doors with matching garages either side. For a cohesive and eye-catching effect, Katey and Colin engaged Mal Hurrell from Custom Made Garage Doors to manufacture and install beautiful copper autodoors for the his-and-hers twin garages. Using their own brand of door, Custom Made Garage Doors applied their expert knowledge to the challenge of matching the negative detailing of the front entrance. Chosen for its complementary colour tone and excellent heat retention, thermal double-glazed aluminium windows in mid bronze were supplied by aluminium joinery experts, GA Aluminium. Angela Lewis of GA Aluminium says, “We were aiming to work with the owners to modernise the house and bring it up to today’s style and standards, as well as increasing the heat efficiency to reduce power usage.” Many of the windows were replaced to increase their height to enhance the flow to the outdoor living areas.

With plans to stay put for a good few years, Katey and Colin spared no expense on this renovation and that investment in quality has undoubtedly taken their interior from functional to fabulous. Stepping over the threshold, you are greeted by a stunning entranceway featuring bluestone thermal tiles, a schist feature wall and topped off with a sparkling chandelier that creates a glittering first impression when seen from the street. Making your way into the open-plan kitchen, dining and lounge area the home reveals itself to be generously proportioned with the elegant interconnecting spaces creating zones for family living, cosy evenings, or hosting guests. Hands down, Katey’s favourite room is the elegantly appointed kitchen, an area she had big plans for which she now says is everything she imagined. Working to the interior designer's specification, award-winning Advanced Joinery were entrusted by Gregg Builder's to manufacture and install a custom joinery solution in the kitchen along with the interior feature doors. Advanced Joinery also manufactured

were incorporated into the plans for their new house. They were so impressed with the flooring installed for them at Brunner by Swinard Wooden Floors, a specialist flooring company based in Christchurch, that they ordered an identical floor for their latest home. Having selected their original flooring from the wide range of samples at Swinard Wooden Floors’ showroom in Magdala Place, the Greggs knew this was what they wanted the second time around. The stunning look was created by using feature grade European oak timber, which was brushed, bevel edged and coated in a clear hard wax oil. Colin and Katey were very pleased with the look and quality of their floors and Swinard Wooden Floors say, "It is always enjoyable to be involved with Gregg Builders’ projects." The existing home had excellent bones, so there was no need to move any of the internal walls. However, nothing was left untouched with the whole house stripped back to the framing and reconstructed from scratch. In order to upgrade and achieve the finish they desired, Lance Ash Interiors joined the project, tasked with retrofitting insulation, supplying plasterboard and completing Gib fixing and stopping to the highest

The manufacture and installation of this stunning stone centrepiece was entrusted to Shane Boyd of Shane Boyd Granite Benchtops who worked closely with the clients to achieve the dramatic look. Steel reinforcement was required to ensure stability and durability and this structural support was all designed and manufactured by Shane Boyd and his team. A credit to the quality workmanship, the sink seamlessly forms part of the benchtop to look like one piece of stone. Stone has been used as a feature throughout the home including matching Travertine in the bar area and Caesarstone surfaces in the bathrooms, powder room, laundry and walk-in pantry, all installed by Shane Boyd who says, "The bench and integrated sink were a challenge to get right, but I think it was worth it as overall the stone gives the home a seamless luxury feel." High-quality stone suppliers, CDK Stone, sourced the Travertine for the benchtop and Jeff Oliver of CDK was impressed with the results, "The unique choice of materials makes the area look very special." standards. The experienced team rose to the challenge of matching the old with the new and producing an extra high-grade finish in all of the crucial well-lit areas. Lance Ash says, “We often work with the team from Gregg Builders, and we enjoyed working in with the other trades to produce such a great result.” The existing five bedrooms remain, however one has been converted to a twin office so the couple can work from home. A further two double bedrooms have been extensively refurbished, and the luxurious guest suite upgraded to 5-star quality. Upstairs, the grand master suite provides a peaceful sanctuarylike space that includes a fabulous ensuite and huge dressing room that extends into the roof space. and function. The team at David Shaw Furniture was thrilled to work with the Greggs, and the resulting interior combines textures and tonal colour elements for a look that’s restful and elegant. Amy Shaw says, “At David Shaw we believe we create designs that embrace the unique elements of a home, with the idea being that we connect each piece to our client and their lifestyle.” The fabulous ensuite is one of three stunningly appointed bathrooms, all with floor to ceiling marble tiles, installed by Professional Stone and Tile. The large format tiles selected by the client created some challenges for the expert tilers. “We had to cut down most of the tiles to match them with the grout lines on the floor, as the length of the tile was slightly longer than the width of two tiles. If we hadn’t done that it would have really affected the overall look of the bathroom and the quality of
tiling. The three bathrooms have been completed to such a high standard so as to really stand out and also complement the rest of the house. The bathrooms are now luxurious, warm and inviting,” says Director, Niall McGuire. The bathrooms feature custom built vanities with Caesarstone jet black tops as well as recessed cabinets above. The fittings, selected by the client, are top of the line. Trusted plumbing contractors Layne Watson Plumbing were engaged to install the plumbing throughout the home. Layne Watson Plumbing frequently partners with Gregg Builders and has built a stellar reputation for quality and service. systems bringing in Hartnell Coolheat to supply and install a combination of Daikin internal ducted and hi-wall type heat pumps for year-round heating and cooling. “Without good heating, the homeowners would be very uncomfortable; the solution they chose will keep their home warm and cosy,” says Chris Hartnell of Hartnell Coolheat. Hartnell Coolheat also installed a heating system in the large in-ground swimming pool which serves as the focal point of the outdoor living area at the rear of the property. To modernise and enhance the outdoor spaces, Rough and Milne Landscape Architects were given the design brief to create a landscape that would create an impact from the street frontage and to redevelop the backyard and existing pool into a unique, entertaining area with a strong indoor/outdoor connection. The couple wanted a space where they could relax and entertain friends and family, providing hours of enjoyment over time and this has certainly been achieved. The full-height Punga trees carefully shipped from a supplier near Lake Brunner are particularly spectacular when lit up at night. The materials were carefully selected by Rough and Milne to complement the warm tones of the interior, and together, they tell a story and engender a ‘sense of place’. Landscape Architect, Tony Milne, says, “The house and landscape now work together wonderfully, and the house now presents itself to the street as it should. The landscaping truly does complete a project like this.” Striking features of the outdoor areas are the handcrafted sculptural artworks that are interwoven 46

from within the house and the garden, and their desire for an outdoor fire they could lounge around, the Chrysalis concept came immediately to mind, and they didn’t take too much convincing.” Sheltered by the stately mature trees that surround the property, the pool area has become a favourite spot for the couple to enjoy time with friends and family. Back home in the tree-lined streets of their much-loved neighbourhood, Colin and Katey are delighted with their home, now tastefully enhanced to new-home standard without losing any of the charms of its era. Having bought with renovation in mind, the couple’s eye for potential was faultless, and the transformation has created a wonderful home that they plan to enjoy for many years. “We love this area, it’s so close to everything, and we can scooter through the park to the city. Now we have the home we have always wanted,” says Katey. “We just love it, it’s lovely and warm and so easy to live in.” Colin adds, “It’s a real credit to the Gregg Builders team and the subcontractors who worked on our project. Just two months after moving in, this Clifton Hill family are already delighting in their newly built home, thanks to Steve Brown Builders and team. WO R DS KATHY CATTON

levated high in the hills of Clifton Hill, your eye is immediately drawn to this striking and impressive home. But what people don’t see is the beautiful story of homecoming that came with the building of this four-bedroom residence. Owners Tracey and Simeon Lucas have a long-lasting relationship with this piece of land, as it was the site of Simeon’s childhood home. At that time, the house was a single storey, breezeblock, 1950s home with its garden towering above the house. Fast forward 30 years and the original home was deemed a rebuild as a result of the earthquakes. After a long and drawn out insurance process, the time eventually came to demolish and start again – on the same footprint, but now with the opportunity to maximise the potential of the site. Armed with their ideas, Tracey and Simeon were sure about their decision to build with Steve Brown Builders. “Steve had worked with us before, and so we knew the quality of his work and his team,” says Tracey. “Along with Stephen Fitzgerald, our architectural designer, they are both local to our neighbourhood, and it’s always nice to support locals,” smiles Tracey. What was essential to the Lucases in their brief to Stephen Fitzgerald was the need to use the outdoor space, which had previously been almost inaccessible due to its positioning high above the old house. “We also wanted to maximise the views and make

our home comfortable for our growing adolescent children, who would prefer more of a self-contained space to inhabit and socialise in,” says Tracey. Building on the hill was always going to present problems for some, but Steve Brown Builders loved the challenge and had the years of experience to stand them in good stead. “Hill builders are a special breed,” states Steve. “Over the last 30 years, I’ve come across many challenges, so I’m aware of these before they become issues. I have seen many builders over the years, and particularly through the earthquake reinstatement years, ‘lose their shirt’ following a hill build.” So, what was important to Tracey and Simeon was choosing a builder that had experience and flexibility to come up with cost-effective solutions for these hill site challenges, combined with excellent communication skills when working with the architectural team and owner. Steve Brown Builders have all of these, with a solid reputation and great relationships with suppliers and subcontractors. The design solutions that the Stephen Fitzgerald Architecture team drew up were instantly appealing to the Lucases. These included a large double garage and basement with entry from street level and internal access to the upper levels. The top storey was designed with an expansive deck connecting the living areas to the land and garden at the rear of the section, capitalising on the fantastic sea views over Sumner beach and Scarborough cliffs. As the design team at Stephen Fitzgerald Architecture are affiliated with the NZ Green Building Council and are accredited

The panoramic views were pivotal to the design of the living areas. Framed by joinery from Monarch Aluminium the glazing had to be resilient to extreme winds and salt spray.
Homestar Practitioners, energy-efficient principles were applied in the design. The home is oriented for passive solar heat gain with use of eaves to block unwanted summer overheating. Specifications included above-code insulation throughout the house and thermally broken aluminium window and door joinery.' “We love the dark charcoal and exposed concrete blocks of the garage walls,” says Tracey. “And the vertical Linea Oblique Weatherboard gives it a great contemporary feel.” Blending beautifully with the natural environment, each element is visually connected, and of course, the materials are economical and enduring. Stephen Fitzgerald was delighted with the challenge of the steepness of the site and the orientation of the land sloping away from the sun. “The original residence had the living on the lower floor, reversing this provided a greater connection to the land and the views. As the house is exposed to extreme wind uplift, we worked with structural consultants to develop refined structural resolutions that enabled the building to retain floating roofs and expansive glazed views,” says Stephen. The result is the sense that this building is just lightly touching the land. Moving inside to the upper floors, you are instantly drawn to the kitchen that is nestled in the heart of the home. Palazzo Kitchens did a fantastic job to provide ideas, solutions and options that really worked. “It was great having a fresh pair of eyes to work with at Palazzo,” states Tracey. “It was pretty exciting seeing the 3D modelling of the kitchen design and the attention to detail is just fantastic.” The placement of

the internal shelves, the handle-less drawers, the clean, modern finish and the soft-close doors are all features that Tracey and Simeon are delighted with. “I love the butler’s pantry, which also houses my laundry. I can stack the washing out of sight and still maintain the tranquillity of this kitchen,” grins Tracey. Tracey and Simeon brought their Clifton Hill house plans to Palazzo and using 3D software, the team was able to design the space and see the look of the finishes before installation started. “We wanted to ensure that the materials selected for their kitchen, scullery and laundry were streamlined and complementary to each other,” states Amanda Kingston, Palazzo kitchen designer. “Tracey and Simeon chose the beautiful finish of a lacquered Touch alpine white for the cabinetry and combined it with a fully-integrated handle style. Primestone Risotto Pebble was the benchtop choice, finished with Riva concrete for a stunning contrast. Palazzo worked alongside the builders from the onset to ensure the layout of internal walls and services accommodated the proposed designs. Not only did Palazzo create a kitchen design that is nestled in the heart of the home, with its large centre island to congregate around, it also incorporated a walk-in scullery and functional laundry.

This seamless process ensured that Palazzo was involved from the design concept stage right through to installation and completion. The team take their customer service seriously, and by taking responsibility every step of the way, they can consistently produce quality kitchens that inspire and delight. An eye-catching feature in the kitchen is the tiles supplied by Brymac Tiles. With a wave-like appearance and texture, these large format, textured tiles capture the seaside feel of this residence and serve to soften the contemporary lines of the kitchen. These tiles are also repeated in the pantry –this time white instead of grey – and make for outstanding splashbacks. “They are neutral enough to pair with various colours, but also they have a longevity about them and a classic look,” says Tracey. Brymac Tiles also helped Tracey choose tiles for the bathroom and ensuite walls. The Piemme Geostone Bianco Natural finish tiles are a modern porcelain take on the marble look, with significant variations within the tile giving a natural stone appearance without the installation and maintenance worries of natural stone. Tracey and Simeon were clear that they wanted timber as the main flooring product, so The Flooring Centre worked to ensure all products flowed from there. “The Flooring Centre had the

stair-nosings designed and custom made for Tracey and Simeon using Forte Blond oak, and this product continues throughout the upper-level living space,” says Lisa Elliot from The Flooring Centre. “Natural fibres were always the main choice for Tracey, so we favoured a loop textured Cavalier Bremworth Levante glazed grey wool carpet for the lounge, office and four bedrooms.” The bathrooms are completed with Polyflor Simplay vinyl tiles, emulating the look of dark grey concrete. “It was great to work with Tracey on this project. We pride ourselves on having the product knowledge to find the perfect fit for the home and ensure that the best products are installed for the purpose.” It’s often the installation skill and workmanship required to install products that is underappreciated or undervalued. But in this case, the contractors were really put to the test, with the custom stair treads being a great example. And all of the contractors on this project delivered on the challenge. None more so than Canterbury Balustrade, the company tasked with supplying and installing the frameless glass balustrades, ensuring that they integrated with the aesthetics of the house design. “We used high strength laminated toughened glass to achieve the required strength to meet the requirements of the building code,” states Hamish Gillespie, of Canterbury Balustrade. “We are particularly proud of the full-length glass that we used on the stair void, which forms full protection for

the stairs as well as the flat landing area providing a seamless aesthetic.” The frameless glass balustrades on the sliding doors take nothing away from the spectacular views beyond. Monarch Aluminium may have had the toughest job of all when installing the Metro series suite of thermally broken windows to the property. The matte black framing and windows had to meet the very high wind and spray zone requirements, which standard products would not have met. But carrying around such substantial framing on a hill site was difficult. “We only had one small path in to access the property,” states Wayne of Monarch Aluminium. “Some windows and doors were too big to carry, so we assembled and glazed them on site.” But the results speak for themselves, with multiple glass areas framing the stunning views in all directions. Supporting the project every step of the way was Placemakers, who provided many of the building supplies as well as the exterior cladding. Steve Brown Builders have a long-standing relationship with Shane Harmon at Placemakers and always find them easy to deal with and cost-effective on their pricing. It’s a seamless partnership. With no significant challenges in the construction of this build, the Lucases can be very proud of what they have achieved.

It’s a home that will undoubtedly stand the test of time. omeowners Mike and Julia have enjoyed a life on the move. During their 50 years of marriage, Mike’s career with the US Military saw them frequently relocated to destinations around the world, and with each move came a new home where Julia would happily set to work renovating and spending many hours lovingly creating a garden. Reaching retirement age, the couple gravitated back to Julia’s hometown of Christchurch, purchasing a large family home on Scarborough Hill in 2006, and once again investing hours to make it their own. A further move down from the hill had always been on the cards for Julia and Mike, but when their Scarborough home was extensively damaged during the earthquakes, a decision to simplify their lifestyle came a little sooner than expected. But it felt right given the likelihood of a drawn-out process to rebuild on the hill. Viewing this 90s Sumner townhouse for the first time, they loved the idyllic beachfront location, but their initial reaction was that it was too small for them and their vast collection of furnishings and artwork. But a subsequent rethink considering the potential of the house – plus the purchase of a storage unit – meant they embraced the challenge and took the plunge.

Artisan Shale Sisal carpet with a delicate herringbone pattern was selected for the stairwell and bedrooms, supplied and installed by The Flooring Centre.
At the time of purchase the property was in original condition, and Julia happily took the lead on the renovation project saying, “Mike’s a great cook so all he wanted was a lovely kitchen and a comfy chair, the rest was up to me.” Knowing that the refurbishment would be extensive, the couple engaged Rochelle Foster and Nick Yardley of Yardley and Foster Architecture to carry out a complete interior renovation. Rochelle says, “Julia and Mike requested a sleek, modern, and extremely functional home which would optimise all of the available 90 square metres.” The brief was to include a new kitchen with an improved connection to the living space, a modern bathroom with the addition of a bath and skylight, a studio, new laundry and an enhanced lighting layout. The project required a building consent exemption through the Council to add the new skylight, the new sink in the pantry and the relocated laundry. Yardley and Foster’s status as Licensed Building Practitioners enabled them to complete all the necessary documentation without delay for their clients. Of working with Yardley and Foster, Mike says, "We cannot say enough about Rochelle and Nick, they were superb to work with. The whole team who worked on the project did a great job."
Now completed, and home to a carefully curated selection of furniture and objects collected over the years, the ground floor includes the living area and sleek white kitchen that, while being spacious and functional, also seems to melt into the background when not in use. Rochelle says, “We went with marble benchtops and white cupboard fronts. Working within a compact space, we wanted to bounce and reflect as much light as possible. Ultimately the decision to select a sheen finish to the cupboard fronts in the kitchen assisted with this, additionally running the cupboards all the way to the ceiling to provide a greater sense of height to the room.” Upstairs comprises two double bedrooms and the revamped and superbly finished main bathroom. The existing structure, which placed the bath and shower above a concrete mid floor, meant Yardley and Foster could not achieve the drainage falls required. This design challenge led to including a step up into the bath and shower, adding to the visual interest of the bathroom. Nick from Yardley and Foster says, “We like to believe we create exceptional spaces adding value to all of our projects. All our clients’ projects are specifically tailored to their requirements; this project is no exception. Both Rochelle and I consider all of our J U LY/A U G U S T 2 0 19

projects as if the home were our own and approach them with meticulous attention to detail.” Confident of the look she wanted to achieve, homeowner Julia chose the interior colours and finishes, frequently popping down to the house during the construction to check the look of paint samples in the changing light. Settling on Resene Thorndon Cream as the wall colour throughout the home, the rich neutral provides the perfect backdrop for her extensive art collection. A lover of timber flooring, Julia went for the look of wood in a ceramic tile for durability in the living spaces, and she was then able to indulge her love of Sisal carpeting on the stairwell and in the two bedrooms, sourced from flooring suppliers and installers, The Flooring Centre. Lauren from The Flooring Centre says, “We wanted to create a beautiful canvas from the floor up with organic textures and natural tones, and we also wanted a product that was environmentally friendly yet one that still made a beautiful statement. We completed this look with Artisan Shale Sisal carpet with an upgraded underlay for longevity and comfort underfoot. The delicate herringbone pattern was a perfect fit for this townhouse, complementing their statement furniture perfectly with a delicate finish. The natural and organic textured carpet gives a coastal, yet contemporary look, perfect for the Sumner location. The homeowners are delighted with the results. Julia says, “I love Sisal, and as soon as I saw the herringbone pattern I knew it was what I wanted.”

The decision to downsize meant leaving the expansive and much-loved garden and moving to a home with a relatively small courtyard to satisfy Julia’s lifelong passion for gardening. The walled outdoor area serves as an extension to the home’s living areas with a truly seamless flow from indoors to out, creating a sheltered spot to enjoy the sun and sea air. With the help of a trusted garden designer, the area was repaved, and a new water feature installed, as well as a large mirror at the far end to create the illusion of space. Under Julia’s care, the entire area is gradually filling with abundant greenery, climbing
plants and overflowing pots and planters. The move to a much smaller home felt daunting at first, but the couple now says that the reduced space suits them well. “When we want the Christmas tree, we have to go to the storage unit, but actually the architects built so much hidden storage into this house we haven’t used it all yet, we find we don’t need as many things. he design of Christian van der Walt and Anli Jones’s Johannesburg home began with a door. They came across a tall, narrow, wrought iron chateau door in an antique shop near to the cottage they’d moved into in the Johannesburg suburb of Parktown North. The door was rusted and had no glass in it, and no handles, but it awakened a vision. “We thought: this is great,” recalls Anli. “Now, how do we make it work?” The house as it is now is largely a response to that question. It was essentially a granny cottage, once an outbuilding on a plot with a larger house, which has since been converted into a street-facing interior design studio. The stand was subdivided, so as a result, the cottage was hidden at the end of a strip of land along a bumpy, narrow driveway. When the couple first moved in, it had yellow painted bricks, knotty pine ceilings and avocado bathrooms. Christian, who works in the field of special effects and animation in film and advertising, and Anli, who has a background in fashion design, designed the house themselves. With the door in mind, they sketched ideas on napkins over many dinners, and eventually a plan started to emerge. “At my last

office, my neighbour was an architectural firm,” says Christian. He ended up helping them to create cinematic “visualisations” for some of their projects, so had a little experience creating three-dimensional renditions of rooms from architectural sketches, and worked up the plans. Over three years, he and Anli went about transforming the cottage into a kind of modern tower in an enchanted garden. “We did it in stages, so we used the layout of the old building and just enlarged and extended,” says Christian. As they built in one area, they lived in another, until they’d come full circle. “Exactly as you shouldn’t,” he adds. Originally, the ceilings were meant to be the height of the tall antique door, which they had beautifully restored, but one evening during construction, Christian and Anli arrived home from

work to discover the builder had mistakenly added an extra metre to the wall. “He said to us, ‘can we leave it?’” recalls Anli. They conceded that it would be more work to undo what had been done, and so they went with it. The exaggerated volume, particularly in the central living room and the adjacent studycum-guest room – for which the ironmonger who restored the original antique door created a matching replica – is at the heart of the character of the house. The height, combined with the black walls and the monochrome furnishings of the interiors, creates an almost undefined sense of space: “limitless” as Anli describes it. Especially at night, you’re almost unaware of the ceiling and the walls seem to recede, simply enveloping the interiors in a dark, velvety atmosphere of mysterious luxury. Contrary to the standard idea of a white cube, the dark walls are a trick Christian says he has noticed in a number of art galleries. “I took a photo in the Louvre, and it was the same setup,” he says. The National Gallery in London has never had white walls, and he noticed it again at the Scottish National Portrait Gallery in Edinburgh. “The walls disappear, but they also make whatever you put in front of them pop,” he says. “You’re seeing the things in the space, not the space.”
OUTDOOR DINING A covered patio between the main living area and vegetable garden makes for a beautiful outdoor dining area. The outdoor table was custom made by Dahla Hulme. The pendant lights are made with vintage rulers, and came from La Grange Interiors. LANDSCAPING Anli inherited the Bertoia side chairs from her grandfather (her grandmother still had the receipts; they cost 19 Rand for six). The marble-topped table is mounted on classic Parisian café table bases. The formality of the box hedges and the olive trees give the garden a timeless quality.

He calls the house a “showcase space”, because his and Anli’s eclectic collection of art and artefacts, books and furnishings come to life in the chiaroscuro of each room, as if in a cabinet of curiosities. There are contemporary local designs and vintage pieces – local, up-to-the-minute artworks and restored portraits in oils picked up at auction. The atmosphere takes on an almost fantastical dimension, a kind of glamorous glimmer that also seems to resolve the combination of antique and contemporary design. The two sofas in the centre of the living room sum up the basis of the interiors: an old beaten-up black leather Chesterfield, and opposite, a modern cream Italian one. Almost everything, if it doesn’t have a metallic glint, is either black or white… and mostly black. The atmospheric lighting imparts sparkle and romance. “It’s like a little romantic hole in the wall,” says Christian. “When you have the candles on the fire going, it really is magical.” The dark exterior walls also work to emphasise the greenery of the garden rather than drawing attention to themselves. Christian and Anli have planted a beautifully lush formal vegetable garden – “It never seems to know when it’s autumn or winter,” says Anli. “I think it is incredibly sheltered, so it stays green all year.” – and there are box hedges and olive trees that create exterior rooms for al fresco dining and entertaining. The air is scented with lavender. There are even quails, which have had chicks. “They look like popcorn!” exclaims Anli.

This almost pastoral dimension of life down the panhandle is an exploration of urban green space that Anli and Christian find affirming. “The ability to live like you’re in the country, but in the city, is something we aspire to,” says Christian. Despite their home’s heady combination of whimsy and glamour, the satisfaction Christian and Anli find in something like cooking with herbs from their own garden, while living in what is essentially a rapidly urbanising area, is a surprisingly contemporary ideal. But then again, Christian and Anli are firm believers in functional aesthetics. The copper pots and pans in the kitchen – the crystal chandelier – are undeniably beautiful, but, says Christian, it’s all part of taking pleasure in ordinary things. “It’s about the joy of everyday objects,” he says. “If you’re going to cook three meals a day, then it might as well become something that you love doing.” If you’re going to live in a place, it should be uplifting. The romance of this suburban castle is not so much an escape from everyday life as a haven of beauty and glamour – and more than a little fantasy – that paradoxically grounds Christian and Anli; it makes being at home a “worthwhile experience”.

his River Shack reno was a totally unique challenge for us and, quite literally, it is our tiniest reno to date! A dilapidated little caravan set on the bank of a river formed the backbone of this build. Over the years, a shack had been hammered up out the front of the caravan, and we wanted to combine these two elements into one ultimate weekender – a place where you could retreat from the stresses of grown-up life and really let your hair down. And we knew from the get-go that we were going to experiment with colour.

Up until this reno, we’d painted most of our walls white. In fact, we still tend to paint our ceilings, walls and trims the same colour (did we happen to mention we love white?). But we put our love affair with white on hold because we knew this shack was the perfect opportunity to branch out of our comfort zone. Why? Because it’s a weekender! Thankfully, the design rules of everyday life don’t apply to a weekender. It should feel like an escape and what better way to create that feeling than to be adventurous with colour? We went bold, got creative and couldn’t be happier with how it turned out. Because this tiny house sees a lot of action, we focused on budget buys, super-durable materials and multi-function furnishings. Now it has heaps of personality and cool space-saving and storage solutions. Every single nook and cranny is living its best life. It’s bold, it’s black... and we absolutely love it!

Serves 6 Prep time: 30 minutes Cook time: 25 minutes INGREDIENTS
1 quantity rich sweet short pastry ¼-½ cup sugar 25-50 grams butter ½-1 teaspoon ground cardamom 4 large firm bananas, peeled 20 fresh dates, stoned and halved T O D E C O R AT E
pomegranate arils chopped pistachio nuts METHOD Preheat the oven to 190°C (170°C fan bake). Set the rack in the centre of the oven. On a lightly floured bench, roll the pastry out to about 25cm round. Set aside to rest. Heat the sugar in a 23–24cm ovenproof frying pan over a low heat, stirring until the sugar melts. Increase the heat and cook until light caramel in colour. Stir in the butter and cardamom and remove from the heat. Cut the bananas on a slight angle into 3cm thick slices. Working quickly, arrange the dates and bananas in the caramel and cook for 1 minute. Roll the pastry over the top of the fruit, tucking the pastry in around the edges. Transfer the frying pan to the preheated oven and bake for 20–25 minutes or until the pastry is golden and cooked. Stand for 5 minutes before turning upside down onto a serving plate. Be careful when turning out as the caramel is very hot. For a taste of the Middle East, decorate with pomegranate arils and chopped pistachio nuts. Serve with scoopfuls of ice-cream.

I
was chatting with a colleague the other day about a former client who chastised us both for not considering the physical limitations of Trevor - his robot lawnmower (name has been changed to protect his identity). Surely Trevor, for whom we had designed a glorious hutch, could do more than mow in a well-prescribed pattern, we ventured. How churlish of us. The thing was, Trevor required a robotic lawnmower mobility ramp. We really should have done our research. As I now know, Trevor could have handled a 25-degree slope, interestingly steeper than that deemed ‘mowable’ by local council guidelines. Trevor was no entry-level tool confined to slopes of a lesser gradient or even the back of the tool shed. He really was smart, his motor power automatically adapting to the condition of the grass during mowing. He just couldn’t climb steps, and I’m pretty sure he did not pick up ‘dog poo’. Since the robotic lawnmower incident of 2007, we have had many requests from clients for device operated outdoor living. Technological advances make us reconsider the way we integrate with our outdoor environment. We are increasingly plugged in, just without the constraints of a cord, or in the case of Trevor, a perimeter wire. Consider this for a moment. Guests are coming for tea. Your outdoor teppanyaki plate is hot by the time you get home, ignited via the app on your phone. You also remotely set the mood; music and lighting await your arrival. While in transit, you feed Ruby the cat and your app provides a visual confirmation with a camera linked to the cat’s remote food dispenser.

As you pick the bok choy from your potager, which used to be your vegetable patch until you heard someone at coffee group call it a potager, you notice it has leaf blight. Time to get advice from the plant doctor. This app has you georeferenced, and help is given based on your location, climate and soil type. At the same time, you remember having taken a photo of a lovely little succulent you couldn’t identify earlier in the day. You quickly hit the plant net app for instant identification and, as thought, it was from the Bromeliaceae family. The teppanyaki plate is smoking now, so you ask your guests to google ‘bromeliads’ and ‘biomimicry’, nature informing technology, you say. Time to eat, where are the children? No longer content with swing ball, they are out geocaching or perhaps it is Pokémon Go. Or possibly the Electric Garden app they have on their phones, thanks to Digital Future Aotearoa, a charitable trust, which has alerted them that the courgettes in the school garden need watering.
Your guests have gone, you activate the automatic pool cover and cleaner, and let the ‘Dolphin’ or its equivalent go to work. You used to tell all and sundry how therapeutic vacuuming the pool was, that didn’t last long. You fall asleep to the sound of rain falling, in the knowledge that the rain sensor will override the automatic start of your irrigation system. Trevor is a little scratchy in his hutch, he has received an alert that he won’t have to work in the morning. Rain may be the least of his concerns, before too long his daily staple of grass may well be artificial, and Trevor will be redundant. Funny thing is, I was writing this as I was on a flight and as I exited the terminal at Christchurch airport who should I bump into? No, not our former client, but possibly one of Trevor’s relations going about their work on a little piece of lawn, under the watchful eye of the maintenance company’s employee leaning against his ute. hose of us that have been around for a while will recognise the term ‘permanent materials’. It used to be a headline in real estate marketing, and with good reason. As an architect, I love timber. I love the natural variations, and the warmth it gives. In our practice, if we stain or oil it, then we make sure our clients are told about the maintenance requirements. This seems to be a conversation that has been forgotten recently. Wherever you look you see timber houses that need maintenance, and the longer it’s left without, the more it will cost to resurrect it. The only people happy with this are those that own scaffolding companies and health and safety offices.
I can just hear grandparents everywhere muttering about the stupidity of youth, and about how they spent their weekends sanding and repainting their timber-clad villas and bungalows, in order to maintain its permanence. So, what are the options if you want to reduce your maintenance commitment? Firstly, don’t discard timber. Young Architects is currently working with charred Siberian larch on a number of projects. This technique is officially called Shou Sugi Ban and has been used in Japan for several hundred years. By charring the surface of the timber, you give it resistance to both weather and fire, sealing the surface and changing the molecular structure of the timber, giving it a much more permanent
finish, and an aesthetic very similar to staining it black. Another option is to let timber weather off to a natural grey finish or, as we have done on projects recently, use timber as formwork for concrete walls so that they look the same as weathered timber, but with the permanence of concrete. We have also used weathering steel on several projects – this is also known as Corten, which is a trade name some are familiar with. This steel is used in containers and is very resistant to corrosion. In its weathered, unfinished form, it appears slightly rusted in colour and texture, but due to the copper in its alloy, this is a finish that is actually just a patina rather than a deterioration in material. Secondly, never ever discount brick. In recent decades, New Zealand has used brick very poorly, treating it as a cheap cladding material and throwing it up as quickly and crudely as possible to keep costs down. But historically brick has been used beautifully, with a richness of texture and depth that we’re starting to rediscover. A good example of what can be achieved with brick is to compare what architects do with brick versus housing companies. The devil is in the detail, and the detail makes all the difference between something that looks bland and something that looks beautiful. 03 384 7879 | young.co.nz

The 1910 villa at 251 Hereford Street has been lovingly transformed into an eco-hotel with the vision to create a more sustainable future by showcasing eco-principles. Waste reduction was paramount with much of the internal fit out and landscaping utilising building waste from the existing building. The building was fitted with wall insulation and soundproofing. A large percentage of the windows have been upgraded with custom built double glazing. Energy-efficient heating systems were installed for central heating and hot water, using commercial heat pump technology. A grey water reuse system for flushing toilets has been plumbed in with plans for this to be connected in the near future.

This joint project between Ethos Homes and Character Builders resulted in a high performance home built in a character style. The home incorporates the five key features Ethos Homes builds are renowned for; a high-performance foundation, increased wall depth, recessed thermally broken joinery, airtight thermal envelope and a ventilation system. With frames that were partly panelised in the factory, this home became weathertight and lockable within a very short timeframe. Ethos built the home to the point of installing the plasterboard, at which point Character Builders took over to complete the look. The benefits of an Ethos high-performance home include low energy use, high-quality indoor air, thermal comfort, operational savings and sustainability.

Incorporating thermally broken aluminium joinery and including high-performance low-E glazing, the large northfacing doors allow for maximum sun in winter and a removable shade sail providing protection from excess heat gain in the summer. With ducted heat pump technology and integrated balanced air heat recovery ventilation, all round, this house has achieved an exceptionally high insulation level providing a healthy, warm and dry home at a reasonable price.

The Hurley Huts are, where possible, free of all chemicals, meaning the whole residence excluding the subfloor could be composted. Our journey started with the clients’ desire to live in a tiny house as her first home. The 70 square metre design includes a multipurpose living space with a loft-style bedroom above and delivers a healthy home on a Kiwistart first home budget. Utilising non-toxic materials, the home is constructed using breathable timber wall buildup with strand board ceilings. The hand-built non-toxic joinery is made with strand board and steel benchtops. The skillion roof construction has a double layer of woollen batts with additional insulation in the ceiling batten zone; thus keeping thermal bridging to a minimum. The size and breathable nature of the building result in very little heating required when occupied.

he goal of the Superhome Movement is to mitigate the effects of housing on the environment by normalising healthier, resource-efficient homes which utilise renewable and passive energy, collect and reuse rainwater and minimise waste. The Movement provides open source sharing of new design ideas, technologies and building techniques, by connecting leading experts in the industry with each other and the wider community. On July 27th and 28th, you can take free self-guided tours of the healthiest, energy-efficient homes in the city and hear the owners, designers and builders talk about their projects. The Superhome Tours are now in their fourth year. Initially run as an annual event, there are now three tours planned for 2019. Following the tours, attendees are invited to workshops where they can delve further into the topics and learnings introduced on the tours. For the first time this year, we are introducing 3D Virtual Tours that will eventually contain educational information to learn about the important innovations in Superhomes. One of the founders of the Movement, Bob Burnett, has first-hand experience of the impact of poor housing on health. After the Christchurch earthquakes, his family was forced to relocate from their healthy energyefficient home into substandard rentals. The health of his children deteriorated rapidly. Doctors attributed this to inadequate housing. He felt compelled to take action, and in August 2015 he launched the Superhome Movement to coincide with the creation of New Zealand’s first 10 Homestar-rated homes.
The Superhome Movement is creating awareness for homeowners, builders and designers, triggering the behavioural change in decision-making on designing and building superior homes. The current building code describes the lowest possible building standards that are legally permitted across New Zealand. The building code is universally mistakenly used as the target quality standard rather than a legal minimum. The current code is over 20 years out of date and does not present adequate levels of comfort, health and wellbeing, or a low carbon, sustainable future.
We need better building standards to support the health and wellbeing of Kiwis, now and in the future.
