I

hear it time and time again: the refrain of the happy homeowner. Owners say it. Subcontractors say it. Builders say it about architects. Architects say it about builders. Without a doubt, the thing I hear most when interviewing the key players in a successful build is that the team communicated well. “They kept us in the loop.” “They were just a phone call away.” “If a problem came up, we would get together and discuss it.” No matter how people express it, it seems that even the most complex, multifaceted projects can run smoothly – and also be enjoyable – when everyone is talking. Despite our connectedness, and often round-the-clock availability, things can go awry pretty smartly when communication breaks down. In this, our spring issue (yes, I spotted daffodils on the school run today!), we feature a bumper crop of seven sensational new builds. Ranging from a relaxed, beachy home among the dunes (Outside In, page 30), to our cover story, an interior designer’s delightfully decorative house on the hill (Dare To Be Different, page 40). In the creation of these vastly different homes, we heard that each of these successful projects had one crucial factor in common. Great Communication. We hope you find some inspiration in these pages for your next project. Oh, and my advice: choose the builder who always returns your call.

ones that reflect nature, are very much on-trend and gaining popularity all the time. Given this enthusiasm for all things timber, it’s fantastic to see a favourite kitchen panel supplier of mine, Prime Panels, releasing the brand new Timberland finish. speculative trip to the ‘as is, where is’ Moncks Spur Road property was supposed to be a recce for a new project to be completed by the building company the pair co-own. But husband and wife team, Brad and Amanda, instantly fell in love with the property, seeing the boundless potential to create their own stylish family home and demonstrate their knowledge and command of building and renovating. Looking at it now, the 260 square metre home looks like a new build – with impressive angles, contemporary cladding and modern interior design. But what sits behind the now sleek exterior is a timber-framed 1960s home on a rock-solid foundation. And this is just what Brad Richards Building specialise in: architectural renovations that stand the test of time. “People sometimes ask us why we didn’t just pull the whole thing down and start again,” says Brad, who is the Project Manager for the family-run business. “The foundation was solid and for a house on a hill that’s really important. We liked the lines and the shape of the home. And that’s our speciality and strength – large, complex renovations. Particularly on the hill.” With over 20 years of building experience, both here and overseas, Brad is passionate about renovating and dealing with old buildings. Postearthquakes, his work has taken him into the new build space, and he thrives on making the almost impossible, possible.

What the couple have created with their Mt Pleasant property is a stunning four-bedroom home, with an expansive picture-perfect living area plus a second downstairs living room, all encircled by extensive landscaping. The pool was already there, and with the addition of some retaining walls and extensive decking, the Richards have built a true family home for themselves and their two young children. “It’s important to us in our business that we practice what we preach. We love large-scale complex renovations and this house just proves that when we say we can renovate on the hill, we can do just that,” says Brad. Amanda brings extensive interiors experience, and between the two of them, they have formed a thriving family-owned business that works for their clients. “Being a small family-run business, we see ourselves as a more affordable option for those building in a high-end market,” states Brad. “We are a team of six builders and can flex upwards if required. aking in panoramic views of the Canterbury coastline and as far as the Kaikoura ranges, a three-storey tower in dramatic black cuts a striking figure against the skyline. The tower, a unique feature designed to capture the views, contains the bedroom block of this thoroughly modern beachside home. Designed for homeowners who relish the proximity to the beach, two sprawling single-level wings extend from each side of the tower, providing a grounding connection to the landscape and complementing the tower form. The homeowners' desire to create a seamless connection with the outdoor living and the waves beyond, informed the decision to sacrifice views from the communal areas in favour of an effortless flow from the open plan living to two separate outdoor zones, each positioned for maximum sun and protection from the wind. Primarily constructed from sealed coloured precast concrete panels, the structure of the building is robust as well as resistant to the constant onslaught of the sea air. Built using highly thermally efficient Cocoon Precast Concrete, the system provides a high-rated thermal envelope that maintains a comfortable room temperature requiring less heating. The insulating effect is further enhanced by the passive heat gains from the exposed coloured concrete floors during winter. Having lived in the area for some time, the owners had a solid feel for the environment and knew they wanted to work with concrete construction. The decision to engage Weir Architecture was based on

the company's extensive knowledge of working with precast systems. “We wanted a concrete house, and we knew that Robert Weir had done that in the past, so it seemed like a good fit. We had met him previously, and he's very easy to talk to. Initially, he sketched the tower, and we fell in love with that. We never really deviated much from that first drawing,� the owner says. Basing his design around the strength of the tower form, a key anchor for the home, Robert Weir took into account his detailed discussions with the clients about their lifestyle; how they socialise and how the rooms needed to relate to each other. The resulting floorplan creates a clear delineation between family zones and private areas with transitional areas kept to a minimum to avoid loss of space.

Designed by Kamo Marsh Landscape Architects, the outdoor area combines technology, concrete structure and coastal planting, to create a fabulous sheltered space for entertaining.

Comfort and energy efficiency were also critical factors in the design. Robert remarks, “I strongly believe you need to over-insulate. A high-rated building envelope is key to comfort and keeping running costs low.” Selected for their expertise in concrete construction, builders and precast specialists Lanyon and Le Compte Construction project managed the build process from start to finish. The Christchurchbased company chooses not to subcontract any part of the concrete works, from manufacture to installation. Working from the Weir Architecture’s drawings, the company produces the shop drawings for each precast item, manufactures the panels and utilises in-house transport and crane divisions for delivery and installation. Due to its thermal properties, sustainability and reduced need for maintenance, the clients chose to use Lanyon and Le Compte's Cocoon System precast concrete panels. The product allows for a fast and flexible build and is designed to keep houses warm in winter and cool in summer while lowering energy costs; creating a home environment that’s quiet, healthy and secure. The company employs a knowledgeable team with the experience to put the build together quickly and efficiently. design posed some challenges, but Shane says any complexities encountered were quickly resolved by drawing on the depth of experience that comes with 30 years in the industry. The homeowners agree that the experienced team did a great job, making the project as smooth as possible for them, “We really enjoyed the process of working with Weir Architecture and Lanyon and Le Compte; nothing was a problem.” To consult on the structure of the build, Robert Weir worked alongside leading engineering design consultancy, HFC Group Civil and Structural Engineers. Shane Simmonds of HFC Group says, “Careful consideration of the foundations was necessary due to geotechnical conditions and the heavy nature of the construction.” Backed by more than 20 years in the industry, HFC was able to draw on their vast experience designing high-end architectural houses throughout New Zealand, utilising precast concrete. Navigating tricky site access and the complexities of the architectural design were some of the challenges presented to the highlyskilled team from VIP Steel. The company joined the project to manufacture and install the full structural steel and main metalwork package for the site, including the roof louvre system and internal staircase structure. VIP Steel completed site measures and worked closely with Weir Architecture and the engineer on-site to solve any design issues before completing the manufacture, installation and finishing of the steel structure. Rory from VIP Steel says that working with the company means you're getting, “... steelwork hand built by truly qualified steel tradespeople”. 36

Capitalising on the sensational sea views from the upper floor of the tower is the sanctuary-like master suite with stunning private bathroom. The owners have no regrets about choosing to take in the view from their bedroom, and comment that the sunrises are incredible. Down a floor, two bedrooms for the owners' teenage boys are linked by a shared bathroom. Trusted subcontractors to Lanyon and Le Compte, Straight Cut Painting, were engaged to complete the interior and exterior painting and decorating for the project, including the precision wallpapering required in the powder room. To achieve the low sheen yet resilient interior paint finish, Liam from Straight Cut Painting used SpaceCote Velvet and Low Sheen products from Resene which he highly recommends for a smooth

effect. Of working alongside the builder on this home, Liam says, “It was a great project to be a part of, it ran really smoothly.� With the freedom and space to enjoy outdoor living a critical aspect of the clients' brief, Kamo Marsh Landscape Architects came on board to design the outdoor spaces. A pool and spa were must-haves, and as the family loves to socialise, they needed sheltered areas for groups to gather. The resulting garden and outdoor living combine concrete structure and texture that echoes the architecture, with extensive planting of salt-loving species. State-of-the-art entertaining areas encompass a custom-designed cantilevered barbecue bench, a Beefeater benchtop barbecue and a Living Flame outdoor strip burner. The beckoning surf is a constant lure for the

couple's two teenage boys, so an outdoor shower was added to minimise the sand coming indoors. A large automatic sliding gate opens across the front of the property, allowing for uninterrupted views and access to the dunes. Landscape Architect, Emily Hastie, of Kamo Marsh says, “The garden is now an extension to the house and its living spaces. It reflects the beachside feel of the area and provides the family with a fun place to hang out and socialise.” Having moved in recently, the owners have not yet enjoyed a summer in their new home, but they are already delighted with what the team has been able to achieve saying, “We love the fact that the house is sitting on the dunes. It has really embraced the beachfront. It's just a lovely space to be in.” Robert Weir is a firm convert to concrete construction, having built his own home, which won the national architectural award in 2015, using the same system. He is pleased to have been able to create a home for his clients that enhances their lifestyle and provides a sanctuary that offers comfort and energy efficiency. DARE TO BE DIFFERENT When Sharon Moore of interiors retailer Nextdore and partner Phil built on the hill above Westmorland, they couldn’t have hoped for a smoother ride with M.O. hen you have worked for an interior design firm for over 20 years, it’s easy to forgive becoming complacent about what works well in a home. But for Sharon Moore, General Manager at Nextdore, this was never going to be the case. “Yes, I’ve worked for Nextdore for 20 years this year! I love interiors. I love the fact that it all starts with a blank canvas, and you can add your personality. You don’t have to have a huge amount of money. You can still make it your own,” says Sharon. For Sharon and Phil, the project started with the blank canvas of a subdivision, only partially developed when they first saw it. The couple initially didn’t want to build, having poured plenty of love into a total renovation of a house in St Albans the year before. But they also saw the upsides of building new and living on the hill. “No one can build us out here. We have a reserve at the front of us,” smiles Sharon. “We have 180-degree views, and there’s protection from the easterly wind.” So how did it all begin? Why the change of heart to build from scratch? It appears the whole concept for the home started with a single table. “I’d seen a picture of a gorgeous, thick wooden table in a magazine featuring an Otago home,”

explains Sharon. “We took that picture to the architect, and he created the home around that. And of course, at the same time maximising the views and dealing with the difficulty of a hill site,” says Sharon. Once underway with the build process, the couple had no hesitation choosing Mike and his team at M.O. Brown Builders to build their 275 square metre home. “My sister built with Mike and his team and we work together professionally, so it was an easy decision for us to make when selecting a builder,” states Sharon. The vast array of awards M.O.Brown Builders have earned over 15 years is a testament to Mike and his team’s expertise. Indeed, this home scooped gold in one of the Canterbury categories for the House of the Year award in 2018. “This unique four-level home has a beautiful design. My brief was to price up the project as a full ‘start to finish’ build and complete it on time, to budget and of course, to the client’s satisfaction,” says Mike. “I knew Sharon would do a fantastic job with the interiors, so it was a great team collaboration.” Mike has over 30 years’ experience in the building industry and prides himself on excellent workmanship and attention to detail, evident in the finish of this stunning home.

The exterior is immediately striking. James Hardie Stria cladding was the preferred choice of general cladding, painted in a light grey. Designed to withstand the harsh South Island weather conditions, the horizontal ship-lapped joint cladding with its distinctive deep grooves and shadows offers a timeless and enduring look. On approach from the road, your eye is immediately drawn to the characteristic features of the Stria cladding spread across the exterior walls of this home. Alongside this smooth ‘classic’ look are some elevations of vertical rough-sawn cedar of varying widths and depths in a natural brown tone. These

provide high contrast and offer a warm welcome to the home. A feature wall of large format porcelain tile (Xlight Nox Corten Nature 3m x 1m x 3.5mm from the Porcelanosa Group) faces the street. These brownblack tiles with copper glimpses are impressively tall and wide. It was no small undertaking to fix them onto the fibre cement boards on a block substrate, and is undertaken using a suction cup system similar to installing glass. It was all in a day's work for Mike and his team, in conjunction with Sharon's tilers. “Together, we chose these materials due to their light-weight architectural appearance creating smooth horizontal Stria lines, contrasted by the vertical random depth and width of the rough-sawn cedar,” says Mike. “The Stria cladding is also costeffective, low maintenance and can be painted any colour with ease.” As is nearly always the case, there were some challenges along the way, but Mike and the team handled them efficiently, keeping the project on track. “The house is on a reasonably steep site which inevitably brings challenges, but we enjoy creating unique homes on unique sites. We weren’t phased when we encountered rock at depth during excavation. We always work closely with the designer and engineer to overcome any unforeseen problems,” says Mike. And as it happens, the rock challenge was a ‘biggie’. With the help of Josh Watkins, Senior Structural Engineer at engineering company Engco, the rock excavation and associated retaining walls were designed and built to accommodate the rock ‘intrusions’.

On approach from the road, your eye is immediately drawn to the characteristic features of the Stria cladding spread across the exterior walls of this home. “We undertook the initial geotechnical investigation of the site, providing recommendations for both the foundation and the retaining wall design, as well as providing structural design of the roof and floor structure, and bracing.” says Josh. “It was a complex retaining wall design due to the different finished floor levels. This meant each wall influenced the design of the wall below. When we hit the rock, we had to provide extra input for the timber pole retaining walls. Through engineering design expertise and collaborative communication, we were able to deliver the most cost-effective solution to make this home a reality.” What is immediately impressive on entering the home are the long, wide, timber stairs that lead you down to the main living level. They are a prominent feature of the house and pay homage to the steepness of the site. Made from engineered oak, the natural flooring continues throughout the main living areas. “I love the warmth of wood flooring. We don’t have any heating underneath, and it works beautifully,” says Sharon. The shell of the home complete, Sharon and her team at Nextdore stepped in to start the interior design and fit-out phase.

The shape and the fabric are ideal for softening any acoustic bounce in this space,” says Sharon. It’s knowledge and expertise like this that stands Sharon apart in her field. She knows about textures, colours and design. Another example of this talent is showcased in the master bedroom, which features Mokum Elemental bronze curtains. “These curtains have metal in them. It gives the curtains a unique body and ‘scrunch’ look,” states Sharon. Another highlight in this home is the laundry. Elevated from the ordinary, this functional space has plenty of personality, with funky hexagonal vinyl plank flooring. The Moods Commercial Vinyl Plank product comes in multiple colours and shapes

(herringbone and hexagon being the most popular, but diamond and chevron also feature highly). “We are lucky enough to have great vinyl tile layers in our team,” says Sharon. “Bryce, for example, has been working for us for 30 years and has incredible expertise in floor laying. He’s done an awesome job here.” The bathrooms in this home are a real statement in interior design. The Porcelanosa range features widely and with good reason. The company specialises in ceramic, stoneware and porcelain wall and floor tiles as well as all bathroom ware. Krion vanities and benchtops feature in the downstairs WC and upstairs bathrooms. “I love the dark bathrooms that we’ve created,” says Sharon. “Of course, it’s all about the lights when you have a dark space, but the bathroom furniture is also an essential element of the design.” The large 50 square metre timber deck sits perched on the home’s northernmost corner, allowing the owners to sit protected in the open air behind the balustrades, explicitly designed to block the high winds. Reuben Raney, from Euroglass, is particularly proud of what they have achieved. “The Euro Anchor balustrade disks were key to designing

They look stunning and provide unobstructed views over Christchurch,” says Reuben. “Euroglass also supplied and installed a Milano post and gate balustrade system, as well as the glass shower screens and mirrors inside the property. It is without a doubt that Sharon and Phil have created an exceptional home. A

t first glance, you could be forgiven for believing that the house you were seeing was a mock Georgian home in an English estate, somewhere in the northern hemisphere. But on closer inspection, it is clear that what Greenland Homes have created is a very modern, yet peaceful, resort-style retreat for homeowners Jay Yin and Kristy Cheng. “We've been in Christchurch since 2011, but before that, we were living in Auckland, where it was busy and noisy. We found Christchurch to be peaceful and relaxed, and we wanted that feeling to continue into our home,” says homeowner Jay. He initially saw the Greenland Homes advertising materials, and after visiting one of their show homes, he knew the decision was made. “Greenland Home's houses have won lots of awards, and in fact, this house is entered for an award! So I knew we were going to get a quality home,” says Jay. After first entering the Registered Master Builders House of the Year Awards in 2014, Greenland Homes has consistently received multiple awards, year after year. This Marshlands property won the 2019 Silver award, in the category of new home $750,000 to $1 million. Initially, section hunting had taken Jay and Kristy in the Halswell direction, where lots of their fellow Chinese community lives. But Jay was clear that he wanted a bit more space due to his growing family and visits from overseas relatives. It was his love of the

outdoors that took him north to the Marshlands area of Christchurch. “When I saw the 1260 square metre section here I was delighted that it backed onto a golf course. We can take advantage of the beautifully maintained golf gardens and also enjoy a larger section for ourselves,” says Jay. What they have created here is a beautiful fourbedroom, four-bathroom home with exceptional open-air options. The pizza oven and fire pit with barbecue, the outdoor louvred area and separate pool house, the half basketball court and the extensive decks and patios are great for maximising the summer and winter sunshine. The exterior aesthetic of the home could be described as ‘classic with a twist'. The Oamaru stone, cedarwood and colonial bar windows all give the home that sense of grandeur and longevity. “The four different ceiling heights of this home added to the challenge of the build,” says Sean Zhao, founder and director at Greenland Homes. “But we believe it's all about flexibility and providing cost-effective solutions when clients build with us. Building a home is about so much more than just constructing four walls and a roof.” And there is no greater evidence of this than inside the home. It is all about warmth and style, with a moody-luxe décor. “I find the houses here

in New Zealand don't have much on the walls,” comments Jay. “In China, we like to put warm colours on the walls with interesting textures.” As a result, this home is a unique fit for Jay and Kristy. They adore their new home and love how it suits their lifestyle. The contemporary country kitchen merges traditional and modern elements. The skill, of course, is complementing the classic features, while also creating an elegant and timeless heart for the home. “The brief of 'classic luxury' was an excellent opportunity for us to go with the Castello door style in a washed ivory,” says Kate from Palazzo Kitchens. “The look of the front is 'distressed' adding that touch of country style to fit in with the striking details of the build, including the panelling in the hallway and the mouldings on the fireplace in the living room.” The high-pressure laminate benchtop in a woodlook finish adds to the warmth of the classic country kitchen and picks up beautifully on the tones of the flooring. The splashback is the same high pressure laminate, blending with, rather than distracting from, the traditional look of the home. Palazzo's on-screen 3D imagery of the kitchen was a great attraction for the owners. Being able to see a photorealistic view of the kitchen before building began was very reassuring for Jay and Kristy. “The kitchen is one of my favourite parts of the home,” says Jay. “I like that traditional feeling, and it's a nice size for when my parents or parents-in-law come to stay.”

So with extended family visiting throughout the year, it was important for Jay and Kristy to be able to provide that spaciousness and independence to allow everyone to work together under one roof. Hence the design, including four bedrooms and four good-sized bathrooms. This spaciousness certainly plays out stunningly in the bathrooms. Reptiles worked in consultation with the homeowners to select tiles that give the home a real 'wow' factor.

“With four ensuites to design, the brief was to make a dramatic statement in each bathroom,” says Richard Lummis, of Reptiles. “For the master ensuite Jay and Kristy selected a high impact black marble-look porcelain tile, Super Black Night, teamed with a metallic feature wall and a more subtle grey matt floor tile.” In the family bathrooms, the owners chose to use all three formats of a semi-gloss Florence tile, and to maximise the impact, they combined the tiles with a feature mosaic. For the remaining ensuite, they opted for a white gloss marble tile, Statuario, which with its crisp white base, bold grey veins and a massive variety of faces, was the perfect choice for a luxurious bathroom. installer for Greenland Homes since 2013, Chris and his team of expert tilers knew what was required: meticulous workmanship, efficiency and complete attention to detail. The tilers began with the substrate preparation and waterproofing, which created the perfect base for a great job. They then installed the porcelain tiles, taking the time and care to achieve the best possible set outs and minimise the grout lines. With a large number of bathrooms, it was important that the plumbing ran smoothly. Aquacraft Plumbing frequently partners with Greenland Homes and has built a stellar reputation of procuring the highest quality products and delivering outstanding results that customers can rely on. “It was a pleasure to be part of such a large project, with fine finishings and quality workmanship,” says Ross of Aquacraft. Watkins Flooring Xtra was able to supply Bamboo Strand flooring, which looks stunning and complements the look and feel of the property beautifully. “We are well-researched about the expansion and contraction properties of bamboo, so we were able to advise the client about this and allow for extra expansion under the toe kicks and skirting boards, by using expansion junctions,” says Andrew of Watkins Flooring Xtra. “It's fabulous to see such a large scale use of this product, and we are very proud of the result.” In the bedrooms, the homeowner selected a woven polypropylene carpet, Pillius, which looks and feels magnificent.

The results in the interior of this home are stunning. With luxury electrical touches such as automated blinds and surround sound systems in the separate lounge, this home has genuinely created that sense of ‘retreat'. James at James Tacon Electrical was delighted to be involved in making the electrical fit-out a reality. And the advantages of having a large site are the opportunities for creatively exploring landscaping options. Greenland Homes worked with Styx Property Care to create an outdoor space that works with the owner's requirements. “It's always a pleasure working with Sean and the Greenland Homes team,” says Glen from Styx Landscaping and Property Care. “We always use good quality materials for our landscaping, and the results look fantastic. The brief was to bring Jay's landscaping vision to reality, and we feel we've achieved that beautifully. It was very satisfying to complete a job like this.”

And Jay and Kristy agree, “We love the fruit trees, the sunken pit kitchen / seated area, the concrete pavers out the back of the spa room and especially the huge artificial turf area for the half basketball court; they make very cool features. The large front gardens add a huge street appeal, and we love the feature trees and planting that can be seen from the road.� Working on a big site like this one tends to throw up curveballs. For instance, the drainage and retaining against the side fences proved to be a challenge, as the section is somewhat lower than the neighbouring properties. Thankfully Cornerstone Drainage was involved in the project. Recognised as one of the best drain layers in Canterbury, Kees of Cornerstone Drainage was able to remedy the problem quickly and build a solution that worked. Cornerstone Drainage work closely with Greenland Homes and have a great relationship with the team. Particularly noteworthy are the concrete areas. Affordable Concrete carried out all the hard landscaping on the property with one of the highlights being the coloured concrete that looks like pavers, but are simply two-tone bordered concrete, sprayed as an overlay after the initial concrete has set, to give a beautiful texture and finish. The result is a low maintenance, interesting and unique aspect, that adds style and a point of difference to the property. Another standout feature of the property is the louvre outdoor spa area. This functional yearround outdoor living area is made from steel and is custom-made for the home by Division Architectural Engineering. It is perfect for New Zealand's changeable weather and makes an outdoor living area enjoyable in all seasons.

pproaching Mark and Kate Tomkies' North Canterbury home from the street, you are greeted by an automatic gate that opens in a curved arc, flowing through to the driveway where a perfect circle of ground polished concrete with moonstone highlights takes centre stage. At the entranceway, decking is arranged in a sunrise pattern, adding a unique design element to the kwila walkway. It's the many fine details like these that reflect the level of precision and care that was poured into each step of this substantial project by its owners, directors of North Canterbury-based residential build specialists, Tomkies Construction.

Mark has 17 years' building experience, and over their six years in business, Tomkies Construction has built a reputation not only for high-quality workmanship but for bringing the personal touch to work. “We built our neighbours' house, and like many of our clients, they have become friends of ours. I don't like our clients to be stressed by the process, building a house should be enjoyable,” says Mark. To make the most of the expansive section, the couples' brief to Leigh of Leigh Adams Architecture, was to design a one-off family home with the ‘wow' factor. Leigh's design included a low-pitch roof, so that the roofline is not visible, and a 350mm fascia,

moulded into one piece for a seamless effect to enhance the strong lines of the home. A standout feature of the eye-catching exterior is the schist cladding which carries through into the striking double-height entranceway. In the entry-foyer, the oak flooring is reflected in the stairway by an oak beam which Mark designed and had manufactured for the space. As a safety feature for the couple's three-yearold, Mark also designed a series of 21mm floor-toceiling toughened laminate glass panels for the top of the stairs. The result is stunning. With the build underway, soakhole construction and drainage pipework were carried out by Raika Drainage, who are trusted with all the drainage work for Tomkies projects as a preferred partner. As Mark and Kate are long-time loyal customers of Precut Construction, the company was excited to play an instrumental role in their build project. Precut was responsible for the practical construction design, structural integrity and fabrication of timber frames and trusses. Brad Miller, Precut's senior designer, is responsible for bringing the customers' ideas and the architect's design to life. Brad says, "Now that it's completed, we could not be happier for Mark and Kate that their home has won several awards. It is a testament to Mark and his builders for their professionalism and craftsmanship.� With 140mm stud framing, Mark and Kate were able to have Precut install Knauf premium grade insulation with the highest possible R-values for both walls and ceiling. Their ability to reach such high R-values were instrumental in their bid to create a warm, energy-efficient home for their family. Downstairs, the floor plan comprises two living areas joined by the sleek kitchen and butler's pantry fitted with joinery designed and manufactured by Misco Joinery. The oversized kitchen island features a stunning Prime Stone Babylon benchtop with waterfall edges. The handleless cabinetry is Melteca Acrylic Soft Touch in Metallic Coal which is designed not to show any fingerprints, perfect for families with young children. Upstairs, there are five bedrooms, including the master suite with expansive walk-in wardrobe and stunning bathroom with twin shower and vanities. The tranquil space features textured tiles and a monochrome palette with touches of rose gold. The negative detailing around the mirrors is a design feature that's repeated throughout the home. There are two full bathrooms and two separate WCs plus an enviably large laundry room. While Mark had definite ideas about creating the architectural build, Kate felt it was her job to make the house feel like a home. So, she recruited interior designer Paula Bennie-Steel of interiors supplier Nextdore to help achieve the look she wanted. Paula says, "For Mark and Kate we were trying to find a balance between beauty and practicality. We chose easy maintenance hardwearing products that will keep their appearance and be easy to look after for many years while creating a comfortable living environment.� Nextdore supplied all of the flooring, tiles, wallpaper, rugs and soft furnishings throughout the home, creating an elegant, cohesive scheme that also functions beautifully for the busy family. Central to the concept of this home is the openness of the living areas and the effortless flow to the outdoor living, facilitated by four sets of lay-back

bifold doors which are held back by custom-made pop-up doorstops designed by Mark and made by Tomkies. Mark and his team completed the expanses of softly curving kwila decking, which offsets the angles of the architecture. The deck includes two main areas; a central dining space that hosts a large table and hanging egg chairs, and a second spa and casual seating zone tucked in next to the schist feature wall and featuring a polished concrete bar leaner. This fabulous space, perfect for a casual gettogether, can be enjoyed in all weather, thanks to the Stratco Allure Louvre system that was manufactured to fit within the roof and wall structure over the outdoor entertainment area. Giving a seamless look to the louvres, the motor system is completely hidden from view and operated via remote control. And, in case of rain, the system includes an Italian designed rain sensor, which will close the louvres automatically if there's a change of weather. o be trusted with a complex architectural home like this one is a tall order, but that is precisely the challenge that Chris Fifield of Chris Fifield Building took on when he signed up to build this Richmond Hill stunner. His client, an acquaintance from the gym, was impressed with the level of craftsmanship on other projects of Chris’s and together they embarked on a build with considerable challenges. Designed by Johnston Architects to maximise the panoramic views, the 365 square metre home is only one room deep at any point. At the rear, a gallery runs along the spine of the building where the stairwell is also housed. The ground floor comprises the double garage, children’s bedroom, guest bedroom, bathroom and laundry. Upstairs, the split-level open plan living space encompasses the beautifully appointed kitchen, dining and lounge as well as an interconnected media room. Each of the rooms is elegantly decorated in a soft and understated palette of neutrals and greys, interspersed with timber accents; the effect is serene and relaxing. To facilitate manoeuvring vehicles, the house is suspended over a vehicle forecourt to form a covered arrival and departure area. The design includes eaves of varying depth to shade the house from the intense midday sun while letting in the warmth in the late afternoon and evening. The walls and ceiling are well insulated, and skylights and louvre windows have been selected to aid passive ventilation. These

features ensure temperature control is maintained with less requirement for additional heating or cooling throughout the seasons. The inclusion of three-phase electricity with a dedicated single-phase supply to the garage will accommodate electric vehicles down the track. Further to this, to futureproof for easy installation of solar panels and battery storage, supply conduits have been installed between the monopitch roof and switchboard. With the design of the house set into the rock wall of the hillside behind, the initial stages of site preparation took close to eight months before construction could begin. With a six-metre cut-face excavation required to set the building into the hill, geotechnical, structural and civil engineers, Kirk Roberts Consulting, joined the project. Following a geotechnical survey, the immediate challenge for principal geotechnical engineer, Steven Roberts, of Kirk Roberts was to design a retaining solution. This factor made performance requirements, such as keeping movement to a minimum, particularly challenging. The design that Kirk Roberts created is a buttressed, in situ concrete retaining wall system, which is made up of vertical concrete columns, set into the cut face, to stop the wall from moving. The construction of the retaining system was new to Chris Fifield and his team, who valued the expert advice and guidance of Kirk Roberts. Rui Li also of Kirk Roberts assessed the design and provided recommendations for structural requirements. Rui says, “With architectural builds, the challenge is how to get the structure into the building without it being visible, and it’s our challenge to find that solution.” He recommended a significant amount of steel structure and solved the issue of bracing for the open plan spaces with the use of block masonry and in situ concrete to counteract the lack of walls. As is often the case with ambitious architectural builds, little about this project was straightforward. The location made getting materials to the site tricky, as weight restrictions on the road limited the amount that could be trucked in at one time. The access, shared with five neighbours, also called for extra care.

Chris Fifield says the combination of all of these factors made building this home, “A massive challenge, but we stuck at it.” Chris has been in business in Christchurch for over 12 years and employs a small, tight-knit team of six skilled staff specialising in residential new builds and renovations. Initially undertaking a lot of earthquake repairs, the company is now happy to work on anything from building a deck through to large architectural homes.

The successful completion of this project sparked the company’s first foray into the Registered Master Builders House of the Year awards. ll up, the team from Christchurch-based residential build specialists, Form Builders, spent two and a half years working in the one street in Fendalton. Trusted with building the new home of high-profile architect, the late Maurice Mahoney, the company was soon asked to price an ambitious project at the neighbouring property. There’s possibly no better recommendation than seeing first-hand the quality of Form’s work on the Mahoney’s home — which was a national category winner at the Registered Master Builders House of the Year 2016 — so the owners of the property next door engaged director Matt Stevenson and his team with the utmost confidence. a total area of over 320 square metres. Nestled into a quiet cul-de-sac and backing onto the picturesque Wairarapa stream, the design makes the most of the land, built almost boundary to boundary except for the tastefully landscaped courtyard and complementary planting. The large scale of this house meant a lot of the drainage needed to be installed underfloor, a task undertaken by a trusted subcontractor to Form Builders, Raika Drainage. Emmanual Raika and his team collaborate on all of Form Builders projects and pride themselves on their level of professionalism and quality workmanship. Building supplies including the frames, Gib, batts, flooring, and doors plus the oversized 17metre roof trusses were supplied and delivered to site by PlaceMakers Cranford Street. The size of the open plan area meant the design required a large amount of structural steel, which created challenges for the Form Builders team, as steel and timber will move independently of each other. Site access also made life interesting, and Matt describes lifting in the trusses with a hired crane as much like threading a needle. Form Builders has been in business for more than 15 years, and Matt says the company ethos has always been to do everything they can to look after the client. “We want our clients to know they are in the right hands. Building is daunting, and we are there to guide them through that process. It’s up to us to do the research, have the product knowledge, and local knowledge, to get the most out of a project,” he says.

In this case, the finished home is spectacular. The angular exterior shines in bright white, and the light colour scheme continues inside where it’s paired with the rich warmth of the rimu flooring. The open plan communal spaces comprise the superbly sleek galley-style kitchen, dining and living, plus a stunning bar area for entertaining. In the beautiful yet highly functional galley-style kitchen, Trends Kitchens worked with the clients brief to specify 18mm AGT panels in Elite White with a gloss finish with a benchtop in TriStone matte finish in Milk Grotto in the kitchen and Pure White in the adjoining butler’s pantry. Trends worked closely with the client to create a minimalist kitchen that shines with little details, such as the wine fridge tucked inside the kitchen island.

The floor plan includes four bedrooms plus a study, and upstairs guests can enjoy their own near selfcontained wing with a kitchenette. To make the most of maximum solar gain, the glazing is extensive and integral to the linear design of the two floors. Window joinery manufacturer and supplier, Design Windows, priced the job from the plans and then flew the builder and client from Christchurch to the West Coast to go over the joinery in their Greymouth showroom, where options were discussed that could meet both the client’s needs and the budget. The materials selected were the Altherm Metro suite windows, and doors in matte black powder coat with Icon Stainless Steel door furniture with powdercoated Urbo window handles. These selections were made for both their looks, the span of the windows and doors and thermal efficiency performance. Chris from Design Windows says, “We were particularly proud of the internal sliding door track that Form Builders machined into the timber floor. The light that we have in Africa is very different from the light in Europe, for example,” says Johannesburg-based architect Kate Otten. “There’s an intensity about it that also brings out the intensity of the colours.” These kinds of observations about the quality of light and colour inform her idea of home – or in architectural parlance, “context” – and what it means for a home to belong in its particular setting. It’s something that governed every aspect of the design of her home in Parktown North, Johannesburg – which she shares with her partner, Paris Pitsillides, and their daughter Paloma. The garden, for example, is a riot of colour. “There is the brilliant, intense red of the dahlias, the pink of the moonflower, magenta of the Watsonias and the purple of the Brilliantaisia,” she says. Even the green – she points out the leaves of the Kniphofias and the stretch of lawn you cross to get to the front door – is intense. “I love a lot of colour in a garden,” she says. “It has a kind of energy. I think it’s fantastic.” The house itself mirrors the garden in its sensitivity to light, colour and energy. “In the public spaces, there’s lots of pink and red,” she says, referring to the colours of the vibrant wax-print fabrics, bright coloured chairs and stools, and even the artworks. “And then our bedroom is green and blue, which by its nature is cooler and calmer; in the bathrooms, there is emerald green and black – there’s a richness about the colours and textures.”

Paloma was born there and the family lived in the house for around a decade, making only small tweaks, before deciding to make a substantial change. Kate concedes that it felt “quite squashed”. The ceiling was low, the rooms and bathrooms were small and dark. There wasn’t a covered veranda or sheltered outdoor space. “The lounge area always connected nicely to the garden, but none of the other spaces did,” recalls Kate. “The point of doing the alteration,” she says, “was to have more generous, better laid-out spaces. We wanted to lift the roof substantially and connect to the outside spaces.” They also added a level, where Paloma now has her bedroom. “I guess we were thinking, if we don’t put a slab in now, and an upstairs room, we never will,” says Kate. But they were adamant that they didn’t want to renovate away the character of the house they’d grown to love. Kate’s approach had the right balance of boldness and sensitivity to pull off quite a radical transformation, while perpetuating the character of the house. (She also points out that she ran the alteration as “an official, proper job” in her studio.

The house is undeniably colourful, but in no way exhausting or overwhelming. In fact, if anything, the way the colours are combined with natural materials is unexpectedly soothing. “It feels lively and fun,” she says, but ultimately it’s a tranquil, restorative haven for Kate and her family. Paris bought the house shortly before he and Kate met, more than 20 years ago. “It was a 60s ranch-style house at the end of a narrow strip of land,” Kate recalls: low-slung with a pitched roof, stone walls, knotty-pine ceilings and slate floors. “It had a passage with the bathrooms on the one side and the bedrooms on the other.” At the same time, it had a magical quality – you approach the house via a long, narrow wooded driveway. The gate is simple and unassuming; as Kate says, you wouldn’t expect that “any architecture has gone on here”. Then, at the end of the driveway, the house is revealed across a clearing of green lawn. “This is an absolute haven,” she says. “You wouldn’t know it was there!”

“We handled it exactly as we would any other project,” she says, right down to mood boards and detailing, weekly site meetings and an agreement that neither she nor Paris would make any unilateral decisions.) Kate worked with the same distinctively 60s materials that gave the house its personality. She added some new stone walls and extended the slate floors. “We even put in bits of new knotty-pine ceiling,” she says. Existing features were re-used - “the lounge doors – the very same doors – were moved out three metres,” she says; “I had collected loads of old teak parquet from demolitions,” which was used for the private areas of the house. Rather than laying them in the traditional checkerboard pattern, however, she chose a brickbond arrangement instead, giving an old material a contemporary edge. Similarly, rather than painting the plastered walls, they’ve been raked and sealed. “The walls have an amazing energy that you just don’t get with paint,” she muses. Reflecting on her approach, she says that she’s come to think of the renovation as a contemporary interpretation of the 60s aesthetic that characterised the house. “There’s an artistic take on it,” she says, rather than a literal relationship. “It’s more like a commentary, so that you don’t lose the thread of what it was, but it becomes wholly new,” she says. “The language of the house continues in its original sensibilities, but it is rewritten, rescripted.”

The sliding doors in the lounge slide right out into the garden so that, when you open them, they extend the room outwards, almost enclosing a patch of garden and letting it spill into the house. Similarly, when the sliding doors of the main bedroom slide away, the boundary walls of the garden courtyards become the edge of the room. It’s that sense of openness that allows the bright colours and energy of the house – the bursts of colour and the African wax prints – to be calming rather than exhausting or too intense. The natural palette of the house, and the “woodedness” outside, she says, “cools things down”. “It’s completely tranquil. It’s rich,” she says. “I think it’s very restful.” Its secret is that it doesn’t dampen the mood or sap energy. Rather, it is energising and uplifting. Creating the house together with Paris, she says, “was an incredibly successful event in our lives as a family.” In Kate’s portfolio of projects, it’s referred to as “Our House” – something it has truly become. HALLWAY

The private areas of the house feature teak parquet floors, which Kate had collected and stockpiled. They have been laid in a contemporary brick-bond pattern rather than the traditional checkerboard, creatively reinvigorating an old-fashioned material. Knotty-pine ceiling and a raked plaster finish on the walls add to the textural richness. THE MAIN BEDROOM AND ENSUITE BATHROOM

- opens onto a courtyard at the back of the house, “so everything moves beyond the edges,” as Kate puts it. The wooden floors join seamlessly with the exterior tiling. Kate anticipated the trend for black bathroom ware by almost a decade in her choice of enamelling, which she combined with emerald green. “There’s something a little bit oriental about the black and green,” she observes, noting how well the green of foliage shows up against a black background. 84

ften it can be easy to stay ensconced indoors. As Hans Christian Anderson once said, “Just living is not enough, one must have sunshine, freedom and a little flower”. Spring is just around the corner, and before we know it summer will have snuck up and blown a warm foehn breeze on our face. Imagery can be seductive, but an amazing outdoor living space is not a prerequisite to getting outside. It was this time last year, I introduced you to ‘The Guru’. You may recall I wrote how we enjoy the seasonality of Hagley Park while we run. ‘The Guru’ and I haven’t been as regular this year as last. More my fault than his. The seasonal taps at the Sprig and Fern sometimes call louder than the locker room at the YMCA. I am writing this from New York City, and while here I have managed to lace up the running shoes on a few occasions. I have taken great delight in exploring many nooks, crannies and edges. I enjoy doing this as it gives me a feel for the grain of a city, particularly the way its inhabitants use outdoor space – both private and public. In downtown NYC it seems as if every inch of outdoor space is stolen for use. A riot of pots, planters and greenery demarcate space at the street edge. There is an abundance of wellpurposed roof gardens and terraces and little balconies that at times precariously

cantilever off building facades. These certainly punctuate the fabric of the city at higher levels. When combined, the green filigree softens an intoxicating craziness. Whether by accident or by design, on the most part they provide a stage for the performance of life – laughter, love, eating, drinking, arguing, relaxing, sleeping, working (I was surprised by how many people with laptops were taking advantage of well-positioned outdoor settings) – or merely the watching of life. As Susan McCoy, gardening trends and marketing expert wrote, “If it has a verb in it, you can do it outside – exercising, cooking, dining, entertaining and now working in the outdoor office. If we can do it outside, we’re outside”. Which brings me back to ‘The Guru’. His outdoor space is not resplendent with flowers, nor does it need to be. However, it is his stage for his life. ‘The Guru’ always seems to have a few projects

on the go, at times the garden is slightly rambling while the rotary hoe sits in the garage waiting for its new starter cord. A garden of promise, great intentions and a bountiful supply of citrus. ‘Boony’, another mate of ours, on the other hand, with three sons, runs a pretty functional yard. A lawn dominates, mown by one of his boys, quite possibly under coercion. A spa sits close to the indoor living areas of the house and is well used. He dreams of becoming an urban beekeeper, however to his disappointment a hive is not high on the family priority list. Two quite different backyards, and certainly not trending with butterfly plants, fire pits, festival lights, hurricane lamps, a basket of throws, pillows, outdoor rugs, man screens or she sheds. Swap spinach out for any kind of exciting fresh or frozen greens, discarding any tough stalks. I also sometimes add breadcrumbs to the top for bonus crunch. Tasty!

Serves 6 Prep time: 30 minutes Cook time: 30 minutes INGREDIENTS

1 large leek 3 cloves of garlic 400g purple sprouting or tenderstem broccoli 40g unsalted butter ½ a bunch of fresh thyme (15g) 2 tablespoons plain flour 1 litre semi-skimmed milk 450g dried macaroni 30g parmesan cheese 150g mature Cheddar cheese 100g baby spinach 50g flaked almonds

METHOD

Greens Mac 'n' Cheese LEEK BROCCOLI & SPINACH WITH A TOASTED ALMOND TOPPING

Preheat the oven to 180ºC/350ºF/gas 4. Trim, halve and wash the leek and peel the garlic, then finely slice with the broccoli stalks, reserving the florets for later. Place the sliced veg in a large casserole pan over a medium heat with the butter, then strip in the thyme leaves and cook for 15 minutes, or until softened, stirring regularly. Stir in the flour, followed slowly by the milk, then simmer for 10 minutes, or until thickened, stirring regularly. Meanwhile, cook the pasta in a large pan of boiling salted water for 5 minutes, then drain. Grate the parmesan and most of the Cheddar into the sauce, and mix well. Tip into a blender, add the spinach and whiz until smooth – you may need to work in batches. Season to perfection with sea salt and black pepper, then stir through the pasta and broccoli florets, loosening with a splash of milk, if needed. Transfer to a 25cm x 35cm baking dish, grate over the remaining Cheddar and scatter over the almonds. Bake for 30 minutes, or until beautifully golden and bubbling.

A

s we’re creeping out of winter, still waking up to the odd subzero temperatures and the evil ministrations of Jack Frost, let’s talk about keeping warm, and keeping healthy. Firstly, I need to make it patently clear, in terms of technical performance, New Zealand homes perform terribly compared to the rest of the developed world. Our building code requirements are woeful. They are a minimum standard, and well below the minimum standard of most countries. So, relative to this, the majority of our homes that are ‘built to code’ are still terrible.

If we compare our minimum insulation requirements to the United Kingdom, they require double what we do in the walls, triple what we do in their roof and six times the amount in the floors. The UK clients I have are astounded at how poor our housing is. Our health depends on how well our homes perform. We need to move beyond the “put another layer of clothing on” mentality. Part of the problem is that when you buy a home, you have no idea how much insulation is in the walls, what the glazing is, whether the foundations are insulated. Let alone how efficient the house is when it comes to keeping us warm in winter and cool in summer. The NZ Green Building Council has a rating tool that measures the health, warmth and efficiency of New Zealand homes. The ANZ Bank has recently adopted this tool as a way for customers to get a cheaper mortgage rate. I applaud this, but find it astounding that the banking industry is actively encouraging

higher quality homes and our government is not. Surely KiwiBuild and Housing NZ homes should be required to have a Homestar rating, protecting the health and wellbeing of their occupants? As an architect, everything I design is well above the building code minimum – it costs nothing for me to consider placement of glazing and ventilation, and costs very little to increase insulation. By getting these things right, it will cost you less on a day to day basis to have a comfortable home, soon outweighing the extra cost to build. Increasing thicknesses of structure not only allow for more insulation, but it also makes your home stronger. This will add value to your home once people realise how important what’s behind the shiny finishes is. We also need to consider what insulation we use. I specify Terra Lana woollen insulation as a standard (though sometimes change this depending on budget and the building materials it is used with). Terra Lana is a New Zealand product, manufactured in Christchurch, and is made from predominantly sheep’s wool (not fibreglass “wool” like some of the others). For me (apart from the fact I grew up on a sheep farm), wool ticks a lot of boxes. • It breathes, allowing the moisture generated in your home to be absorbed and released, helping to regulate humidity. Moisture has a detrimental effect on fibreglass insulation, but not on wool. • Wool absorbs some of the toxins commonly used in construction materials, such as formaldehyde. • Woollen insulation is a non-irritant – the last time I touched fibreglass batts, I broke out into hives. • Woollen insulation doesn’t slump like some other insulation, meaning it will last the life of the home without breaking down. People need to look beyond the shiny tiles and plaster and understand how a higher quality home will help their health and wellbeing. The minimum standard should not be an option worth considering.
