ecently, during an infrequent burst of regular exercise, I walked my usual route while listening to a podcast on the subject of time. I won’t bore you with it, but the gist was this: our experience of time can change based on what’s happening and how we feel. When we are waiting for something, time will drag. When there’s a pending deadline, time will speed past unabated. Also, rather cruelly I think, time speeds up as we age. It’s nine years since the Canterbury earthquakes. In some ways, it’s hard to believe it was that long ago. For some, the experience of resolving the associated property issues took forever. And for all of us, there’s an indelible mark etched into our timeline. We have changed, and so has the city we call home. Of the local homes in this issue, all of them are products in one way or another of our evolving post-quake cityscape. Our cover story, Building on the Past (page 58) demonstrates a creative new way of looking at inner-city living. Showcasing an innovative combination of commercial and residential, this apartment fraternises as effortlessly with heritage architecture as it does with modern civic buildings. And, in The Test of Time (page 44), we feature the rescue and restoration of an embattled villa, badly damaged and now beautifully brought back to life by Nathan Cook Builders. And, because old man winter is approaching the doorstep, we are talking about home heating (page 23). Because time actually does fly when you’re having fun.

hile there will always be artistic styles that experience waxing and waning popularity, the artwork you choose for your space should feel very personal. Whether you opt for an investment piece or want to display something that holds sentimental value, the key is picking something that really speaks to you – or something you at least enjoy looking at. Once you’ve found something that you love, why not use it to inspire a colour palette for the room in which you’ll be hanging it?

This modern garden room or ‘conservatory’ features an original artwork by Hannah Jensen, one of many artists in New Zealand and Australia who paints her works using Resene products. If you are unsure what colours are used in the artwork you own, you can always upload a photo or scan your piece to the Resene Colour Palette Generator. This nifty online tool creates a Resene colour palette based on the most common colours that occur in the image. It also tells you what proportion of the palette the colours are, and so helps give you an idea of the colour balance you’ll need to translate it into a space. From there, you can download swatches to start fleshing out your design scheme. One clever idea is to use the shape of your artwork to create similar shapes on your walls. In a way, the ‘frame’ of this piece has been painted directly on to the wall instead of putting a frame on the artwork itself. In this space, an arch has been painted in Resene Alabaster over a background in Resene Flotsam. Then, repeat the same shape throughout the room to create a sense of continuity. Here, the rice paper lantern, the table, the vases and the wheels of the cart carry the theme throughout the space. In the same way that round shapes have been repeated, so have colours. The wall at the right in Resene Polo Blue and the vase on the table in Resene Time Out bring the main colour of the artwork further into the space. To bridge the gap between the lightest colour in the room (Resene Alabaster), the darkest colour (Resene Bunting) and the grey of Resene Flotsam, Resene Link Water was used on the chairs, small vases and plant pots to link together the entire colour palette. And, the decision to stick to a tonal scheme gives the artwork more visual space to shine, rather than overpowering it. While it’s good to start to create repetition and rhythm in your interior decorating, it’s the unique bits you add that become the icing on your proverbial design cake. The section of Resene Bunting at the left of the room has been added for contrast and depth, while the green foliage in the centre of the table really pops against the rest of the tonal palette. The result is a restful room to relax in – but not one without its elements of interest.

WHAT SHOULD YOU WATCH OUT FOR WHEN UPDATING TILES OR DESIGNING A NEW SPACE?
+ Match the tile size to the room. aving enjoyed a hazy double IPA on the balcony of Craft Embassy this Sunday afternoon, winter still seems a distant blip on the horizon. However, as summer days give way to autumnal colour and morning chill, our minds turn to our favourite guernsey or ‘knit-frock’ if one is from Cornwall. Hypothermic I have been not. Almost though. Between a degree in Geography and one in Landscape Architecture, I was educated in the nuances of landscape construction by a very decent chap by the name of John Stokes. We worked under the moniker Quality Landscape Contractors and, I am sure our work befitted the trading name. During this time, I listened to the dulcet tones of Maggie Barry, Geoff Robinson, Sean Plunket and others via the National Programme on John’s transistor radio. In summer this gave way to Iain Gallaway and others painting wonderous pictures of leather on willow with words.
Winter on the tools can be harsh. As if it was only yesterday, I recall a particularly grim day. While building a traffic island, tears rolled down my cheeks as I cut concrete pavers with a diamond blade saw. A constant stream of running water ensures the blade does not abrade too quickly. As the water fell from the cutting trough, it hit the ground shattering as ice. So cold, I am not sure why my tears were able to roll. If only I'd been dressed like an Inuit. The traffic island on Rossall Street has experienced many seasons since, the concrete pavers cut, laid straight and true, frame two Gingko trees that continue to grow. They do so on a lean, as they reach towards the arc of the sun, seemingly remembering that winter’s day they were planted. While this dismal winter day is etched in my mind, some of my most abiding memories are of warmer moments. The best of these are the shared times around an open fire, often outside. While patio heaters, wall-mounted or underslung heaters, throws and hot water bottles are effective ways of extending the usability of an outdoor space, it is hard to beat an open fire.

My feelings are possibly a reflection of formative years in the Scouting movement, jam-filled dampers and the making of hobo stoves. Enveloped by darkness, the flicker of flame identifies the faces of the company, and stories told, possibly a song sung and a little tipple for inner warmth, all add to the atmosphere. Over the recent Christmas break, we were introduced to a wood-fired hot tub. We spent two glorious days seeking solace, perched amongst kanuka in flower above French Farm, with a prospect of Onawe Peninsula and Akaroa Harbour. We were at the Te Wepu Intrepid Pods. There are three pods in total, each comprising two small pods (buildings), an outdoor kitchen and a wood-fired hot tub all sitting on a decking platform that seems to levitate above the hillside. As the Te Wepu website suggests, this is an “idyllic spot in which to stop, relax, read and breathe in the silence”. Awaking to bird song with the sun’s rays dancing across the water of the harbour, you can’t help but relax. Content we were. However, my penchant for a good fire, while well-meaning, was somewhat inhibiting. Considerable time was spent willing the hot tub to cool down. Boiled, almost. As the seasons change, and the evenings shorten, there is no need to rush indoors. Enjoy the cosiness and conviviality of a hot tub or outdoor fireplace. It is time to embrace the Danish concept of hygge.

For optimum comfort, our bodies prefer radiant heat that is evenly distributed throughout a home. Warm water radiators or underfloor heating provide exactly this, which is why customers describe the feeling of central heating as luxuriously warm and enveloping. hristchurch residents are no strangers to building new and building consciously. As more of us think about our re-builds post-earthquakes, we are becoming increasingly aware that buildings can affect our mood and our wellbeing. Geoff Tune of Geoff Tune Architecture is thoroughly attuned to this idea, and so designed a considered dwelling when appointed to provide a concept for a contemporary home in a beautiful, but busy, area of Christchurch. The brief was to provide a private oasis and include plenty of light and space, combined with excellent street appeal and private outdoor spaces. TMT Construction built the home and provided costing input throughout the design process. The Registered Master Builders Association judges were quick to heap praise on this building company as featured in Abode magazine following a category win at House of the Year awards. With the home situated on a long, narrow site with an extensive street frontage, Geoff had to carefully consider the placement on the site, as well as the street façade, so that it didn’t appear too long.
“We made sure there was some careful integration of claddings, together with selective window placements to enhance the street appeal,” explains Geoff. The result is an imposing entry that makes a statement from the street while drawing you into a spacious living zone. “I think the high cedar porch and generous entrance is welcoming. It invites people to enter and explore the living areas beyond,” says Geoff. The high raked ceiling of the entry connects to the generous light-filled living area. The design optimises sun throughout the day and fills the internal spaces with natural warmth while maintaining privacy. The smart spatial layout provides for that quiet and seclusion that the client wanted, away from the ‘social stress’ of the city.

A veiled U-shaped courtyard sheltered with broad overhanging eaves provides a shaded central outdoor living area, accessible from both the living and dining areas. Also, a separate formal lounge, centred around the fireplace, provides a quiet and cosy retreat from the main living space. This area also enjoys a private patio. Situated to make the most of the north sun, the master bedroom provides an escape from the living area. A hidden private oasis patio and garden setting are found through sliding doors, undisturbed by activity in the main outdoor area.

Even the exterior elevations add to that sense of calm, achieving a harmonised effect by using rendered plaster cladding and natural cedar to provide a sophisticated and elegant look. “The render was neutral on purpose so that the timber could stand out,” says Geoff. It certainly provides a timeless look with a touch of class. This contrast of neutral render and shining cedar is also evident in the custom-made fencing, which was designed by the homeowner and constructed by TMT. “We sourced custom engineered panels to create the fencing structure.” says Tim. The windows and doors in this property have been cleverly recessed into the main exterior framing, bringing them into the thermal envelope of the building to maximise thermal gain. TMT Construction shone through for the homeowners, with outstanding detail and craftsmanship. And well-deservedly, TMT Construction won a Master Builder 2018 Gold Award for the property.

“We worked with the homeowners and architectural designer in a collaborative effort to achieve the look the homeowners were after,� says Tim Moriarty, managing director at TMT Construction. “We love working with homeowners early on in the design process - this gives everyone a chance to discuss their concepts, experiences and talk through overall image and aims of the house. Communication is key in building and ensuring expectations are met.� Specialising in architectural new builds and renovations, TMT Construction is not new at winning awards either. Just this year, the company won the Regional and National Category at the 2019 Master Builder House of the Year awards for renovations under $500,000. In addition to the urban retreat theme, the homeowners wanted to build a home that was accessible for older residents. This approach meant building wider doors, hallways and level entrances to the house where possible. TMT Construction was able to build in unique custom order grates, to allow for rain protection. The sliders also lead straight out onto the deck. To complement the calm nature and feel of this home, the bathroom, ensuite, WC and laundry all feature tiling by Toucan Tiling. “The key to giving these bathrooms the wow factor was the time we spent setting out the grout lines with Tim and his plumber before the wall linings were installed,� says Geoffrey Mitchell of Toucan Tiling. “In this way, the plumbing fixtures, soap recesses and foot stall all lined up.�
Overall, the considered design and complimentary aesthetics of this beautiful Geoff Tune Architecture home, have delivered the clients their urban retreat. Maybe in this case, at least, it’s not so much about how our buildings can shape us, as Churchill said, but about making people feel relaxed, calm and at ease in their environment. uilding a sharply modern and daring new home in an established neighbourhood such as Merivale will always draw plenty of attention. During construction of interior designer Robyn Smith and husband Peter’s new home, passers-by speculated the result could be anything from a shearing shed to a funeral parlour. What is true, is the finished product is a thoroughly modern and striking home that has captured the hearts of its delighted owners. Approaching the house from the street frontage, it is the unexpected angles and broad surfaces that make an impact. Combining architectural tray roofing, expanses of custom folded black cladding and rows of cedar fins, the façade has an imposing strength. Owner Robyn says, “The idea was to create a piece of sculpture – not just another box.” Builder and director of The Woodsmith, Jeremy Smith, acknowledges the challenges of embarking on a project like this one, “Nothing in it was standard.” Jeremy and his team specialise in new builds, renovations and extensions, relishing the challenge of architectural projects and hillside homes. The owners were more than impressed with the build team’s approach to the work, commenting, “It was very easy working with Jeremy and his team. They accommodated any changes we wanted to make and were extremely professional.” With seven years in business and many years building experience prior, including a stint working on exclusive homes in England, Jeremy is fast building a reputation for delivering exceptional results. “I love the challenge of one-off builds rather than standard cookie-cutter homes,” Jeremy says. 38

Robyn and Peter were heavily involved during the project and Jeremy and his foreman held a site meeting once a week to discuss progress. The company insists that a safe site is a clean site and upholds high standards for its crew. Robyn was impressed, saying, “The guys were incredibly respectful, and the site was always tidied up at the end of the day.” The angular nature of the sophisticated design plus the challenges of building on TC3 land near the river led to the engagement of consulting engineers, Batchelar McDougall Consulting (BMC). The creative layout of the home is full of angles, none of which are perpendicular to each other. There are also no walls,

external or internal, that line up with the walls above. This created an engineering challenge to allow these spaces their angular effect without interrupting the look. To combat these challenges, the team from BMC used a combination of lightweight and heavyweight structures to create a cantilevered first floor with a large open space, as well as a strongbox area at the rear of the building. This strongbox consisted of in situ reinforced concrete walls, cast onsite by The Woodsmith and finished with a rough sawn effect. A further significant feature of the design was the staircase. The stair is constructed of 6 mm folded steel, designed to cantilever from the reinforced concrete spine wall. Both Robyn and Peter harbour a keen interest in design and Robyn has her own interior design business, Smith Interiors. Working with a clean slate, she was able to throw herself into every aspect of creating the interiors of her new home, selecting all of the finishes. “In some ways that made it more difficult because I knew about everything that was available,” she says. The couple set out to create a space to showcase their impressive art collection that is now displayed prominently throughout the home. “We didn’t want any white walls,” says Robyn, but

admits, “we did end up with one.” The expansive open plan living, dining and kitchen area combines the crisp, rough sawn concrete walls with the warmth of Porcelanosa engineered timber flooring in Camel, supplied by interiors retailer, Nextdore. Expanses of rich gold drapes were required for the large windows which run down two sides of the generous room. Mokum Eternal linen in turmeric was selected, again supplied by Nextdore. Unusual angles add interest to the kitchen design, which includes a triangle-shaped island and butler’s pantry. The sleek handleless cabinetry is teak combined with a Neolith matte black benchtop and splashback. Upstairs, Robyn’s impeccable taste and eye for colour are proudly on display in the four bedrooms which run off the gallery hallway which boasts an
eclectic mix of artworks. The master bedroom is a work of art in itself with its angular ceiling painted the same deep blue shade as the walls, in Resene Cello. A tulle pendant light brings to mind a ballerina’s tutu and is the perfect choice for the space. The faultless finish on the interior plastering is the work of preferred contractors Pro Finish Plastering. Director, Ben van Irsel says, “The quality of the plastering and attention to detail is what everyone sees at the end of a build and can make or break a new house, especially with the amount of negative detail throughout this home.” The bathrooms represent another departure from the norm as the design of each includes no doors. Unusually, in the guest bathrooms, the vanity overlooks the view rather than facing a mirror, and a separate room contains only a bath. The stunning floor-to-ceiling tiling in each of the bathrooms was installed by Exquisite Tiles, who bring their expert workmanship to many of The Woodsmith’s projects. Charles Dowd, the owner of Exquisite Tiles, says of this home, “All the showers were custom formed so together with the builder, we had to find unique solutions to fit drains. The high-level finish and attention to detail in all of the tiled areas gives the home a special feel.” The team were careful to use the highest quality Laticrete glues and grouts for a superb finish.

overs of character homes are very different from the average décor enthusiast. Where others might see a neglected pile of bricks that’s past its prime, someone who loves older homes sees nothing but potential. This is very much the case for Linda Hazel, co-owner of this 300 sqm 1900s villa. Oozing with love for her house, Linda was passionate about maintaining the character of this home, considered an earthquake ‘write-off’ just nine years earlier. “The old girl has been good for a hundred years and deserves to stand for another hundred,” she proclaims, referring to the beautiful home with views of the Port Hills in one direction and the Southern Alps in the other. When Linda and her partner, Dennis, purchased the home in 1995, Linda dreamt of renovating. They put in an offer immediately after viewing and went unconditional the next day. It was only afterwards they discovered there were 30 back-up offers on the table and even six months after purchasing people were still enquiring about the property. Linda had recognised the potential and seized the opportunity. With only three previous owners, the original being the curator of Christchurch’s Botanical Gardens, and the last being an elderly single woman, it was only fitting that Linda set to work on renovating and making her dream a reality.

The earthquakes shook not only the city but also Linda and partner Dennis’s resolve. “Our home was devastated. It was such a write-off, Dennis wanted to bowl the whole lot,” explains Linda. “I couldn’t have done this restoration and renovation without Nathan and his team of builders and subcontractors.” Nathan managed the entire earthquake repair and the major renovations to the home, alongside the caring eye of Linda. The project involved lifting the whole house three metres to dig and lay a new foundation, total re-cladding and re-roofing, the addition of a twostorey back extension and working with a combination of existing, new and recycled materials. “My team worked on a similar earthquake repair in Tai Tapu. But that was much bigger,” says Nathan. “At 600 sqm that was the biggest house lift in Canterbury! We had to cut the house in two and later ‘stitch’ it back together.” But despite the complexity, Nathan took it all in his stride. The works to this expansive home were kept firmly in the style of the building. The house had to be deconstructed to the framing to remove rotted wall cladding, ceilings and flooring. And the final rebuild is outstanding. The finishing detail inside the property is meticulous. Beautiful polished floors throughout, original doors,

fireplaces and ceiling roses, all serve to revitalise this stoic unique villa into a modern-day reincarnation, retaining the original character. “I live in a one-hundred-year-old villa myself,” says Nathan. “So, I understand the level of passion involved.” Nathan and his team relish the idea of having homeowners who are as involved as Linda. Nathan explains, “We want the client to be involved every step of the way. It’s important to us that the client gets what they want, and that’s easier to achieve if they are engaged throughout the process. I think this sets us apart from other home build companies, who don’t tend to like homeowners on site all the time.” One of Linda’s favourite involvements was the roof tiling, which consisted of sourcing tiles that were as close as possible to the originals. “The one-hundred-year-old Marseille terracotta roof tiles were no longer manufactured, so I had to find an alternative,” states Linda. “Luckily, I found some Monier tiles that were suited to the New Zealand conditions and had a 50-year guarantee. It meant we had to have some additional engineering designed into the build, as they were heavy and being TC3 land there were restrictions around what we could use. But we got there in the end,” smiles Linda.

It’s this sense of perseverance that shines through with this renovation. Another example of this persistence is the beautiful recycled staircase, made of kauri and rimu. Using entirely recycled materials, sourced from TradeMe or The Pumphouse Demolition Yard, Linda worked with Nathan Cook’s team of builders to create stair rods that were entirely in keeping with the character of the home. Linda smiles, “The boys did a fantastic job.” Linda maintained the original fireplaces throughout, with one still operating under gas. For four months before renovation works started, Linda worked tirelessly to chip out all the existing, undamaged tiles from the fire registers and surrounds. Another example of the fantastic work of Nathan Cook’s team is the masterful reworking of the kitchen. Originally three rooms, the open-plan kitchen-dining area could now be described as the home’s ‘biggest kept secret’. Light and countryclassic in style, it provides all the modern amenities while also being mindful of maintaining the look and feel of a traditional kitchen.

The whole renovation took just nine months to complete. Neighbours to Linda and Dennis would often compliment them on the polite and obliging nature of the building team, and were delighted not to have to endure swearing and loud music from the contractors. And after nine months a delightful character home re-emerged for all to see. Nathan employs twelve staff and typically aims to complete ten home projects a year, of which approximately half are character renovations. The tight-knit team have been working with him for several years. “We have carefully selected our subcontractors over the past 20 years, based on their high level of workmanship, quality and experience,” says Nathan. He values his staff, subcontractors and his customers, saying, “I still get Christmas cards from clients I built for 20 years ago.” He’s doing something right!
The result is an incredibly warm, inviting home, that feels like it belongs both in the present and the past. It has a sense of timelessness and sensibility, honouring those who have lived there before Linda and Dennis. As Linda says, “I felt obliged to do this character renovation, for the sake of the previous owners. It’s a beautiful home, and I want to maintain that connection to those that have gone before us.” There are not many of these old homes left in Christchurch. acing the spectacular harbour view, the newly completed show home from Shaped Architecture is a standout amongst the traditional villa-style houses that line the steep streets of Lyttelton township. Proud against the hillside, the unique cubic form cuts an eyecatching figure, combining a striking look with ultra-efficient use of space. It’s this efficiency that allows Roger Walker and Richard Humphries of Shaped Architecture to achieve what they set out to do; make owning an architecturally designed home affordable. With 50 years’ shared experience, Richard and Roger pooled their knowledge to create a set of affordable house plans with the intent of making designer homes a feasible option for New Zealand homeowners. The Lyttelton House showcases a 100 square metre two-level home on a 50 square metre footprint. The cube shape minimises the amount of external cladding required and allows for every bit of space to be utilised, saving on materials and keeping the overall build cost down. Richard says, “The homes are designed to be affordable, minimising wastage without compromising on looks and performance. Using the templated designs allow us to offer certainty to our clients on the end pricing.”

Shaped offers a selection of home plans which also includes the smart home range of sustainable and energy-efficient homes as well as vintage homes, based on the pioneer cottage and designed for modern living. The pre-templated home designs also offer the flexibility of a degree of customisation, giving clients scope to ensure the finished home is just what they’re looking for. Opting for the two-level version of the cube home, the show home includes three generouslysized bedrooms plus a family bathroom, hallway and large utility cupboard on the ground floor. Upstairs, the open plan living and dining area adjoin the kitchen and laundry. The kitchen lies directly above the bathroom, thereby grouping the plumbing, again with a focus on reducing cost. A matching internal access garage completes the standard cube floorplan which is well suited to young families, professionals or downsizers alike. Richard and Roger have chosen to work with a carefully selected team of contractors whose workmanship and ability to meet timelines is proven. Builder Jeff Steel of Homebase Construction was excited from the outset to work on this project of passion with the Shaped Architecture team. Jeff says, “This build was a special one as Richard was keen for us to be as
hands-on as possible. These days, more and more of the build process is being sub-contracted out, and the builder’s actual on-site role is getting smaller and smaller. We enjoyed the opportunity to build the frames, roof structure and even the stairs on site.” A favourite design aspect for Jeff is the use of Okoume plywood, lining the double-height walls and sloped ceiling of the stairwell. The full-sized ply sheets add to the sense of height and openness while the rich colour adds warmth and contrasts with the black of the negative detailing between sheets. “I think it was a great idea using it in the stairwell as it gave the area a much grander feel,” says Jeff. A priority for Shaped Architecture is to build homes which will perform, providing warmth, comfort and efficiency for the homeowner. Creating a cosy and quiet interior, the walls are built to 140 mm thickness and insulated with spray foam. Selected for its high thermal rating, the NZ Foam spray insulation allows the product to get into every part of the framing space and performs well beyond normal expectations and council requirements. Closed cell spray foam insulation unlike other insulation products is a full air and moisture barrier. The process creates a complete seamless insulation barrier. Rob Leach, of suppliers and installers NZ Foam says, “It is very important for us at NZ Foam to have a product which is consistent, reliable and ecologically friendly with low environmental impact. So, we import the only spray foam product certified in Canada to their exacting standards which is then branded as NZ Foam Orange.”

Adding warmth to the interior, the stairwell walls are lined with full sheets of Okoume Plywood finished with negative detailing.
A further advantage of the cube design is the number of windows in each room, more external walls allow for more windows and increased natural light and warmth. The addition of the butterfly roofline not only adds interest and individuality to the design but also creates a single central gutter which can drain at each end and allows for rainwater collection with the installation of a tank. The Shaped offering includes a choice of three levels of internal fittings and appliances at a bronze, silver or gold level, dependent on the desired budget. The kitchen layout and design can be tailored to individual requirements, working with Trends Kitchens who have partnered with Richard and Roger to provide joinery design and installation. Pieta Fletcher from Trends says of the Lyttelton kitchen, “Richard at Shaped Architecture asked for a show home kitchen design that had some interest with colour and display areas, that worked within the budget.”

As the design of this house is for a client who will move in following a period as a show home, there were some specific requirements for the kitchen and laundry. Pieta says, “The client wanted something more tailored to their eco-lifestyle. The brief included a smaller fridge as vegetables would be taken directly from their garden, no rubbish bins as they want as minimal waste as possible, and an incorporated dining/seating/storage area. She particularly wanted some bright colours to tie in with the fabrics chosen for the living areas, as well as display areas to put her collection of ceramics. The laundry is also in the upstairs bathroom and needed to include space for the appliances, tub and hand basin.�

TIMBER ACCENTS
The high level of craftsmanship required for this high-spec project from Dan Saunders Construction is evident in the beautiful solid timber accents to the interior.
S
andwiched between The Piano Centre for Music and The Arts, and much-loved New Regent Street, the location of this bold new build created a unique opportunity for both builder and architect. Dan Saunders of Dan Saunders Constructions says, “The chance to build on New Regent Street probably won’t come up again in our lifetime, it was special to be involved.” While a better location for a town pad would be hard to find, the unique address made working on the site a worthy challenge for the experienced Dan Saunders Construction team. Surrounded by shops and cafés, the area’s high foot traffic mean the logistics of the build had to be carefully managed. The building also stretches from boundary to boundary, leaving no room to store anything outside, so materials needed to be stacked carefully inside. With tramlines rounding the corner just metres away, the trams roll past every ten minutes, adding to the complexity of working on the site. Dan Saunders says, “We had to bring in the concrete panels in the middle of the night. We blocked off the traffic and worked under lights. It was a glorious scene, quite surreal.” The well-known Spanish mission style pastel façades of the New Regent Street terrace shops have captured the hearts of locals and visitors alike since their construction in 1932. Recognising the cultural importance, the street is listed as a category one heritage location. Engaged by the owner to design a combined retail, office and residential space Wilkie and Bruce Architects were required to consult with Heritage New Zealand as well presenting to Christchurch City Council’s urban design panel during the design phase.

The engineered oak floor was supplied and installed by Nextdore along with the 100 per cent wool Cavalier Bremworth carpet.
The resulting thoughtful three-storey design comprises a stunning apartment and office within two floors, over a ground floor retail complex. The apartment also boasts a garage, lift and northfacing terrace. Paying its respects to its high-profile neighbours, the completed building references the finishes of The Piano, while reflecting the scale and articulation of the New Regent Street shops. Tony Hoare of Wilkie and Bruce Architects explains further. “The building exterior responds to the adjacent narrow heritage shop fronts through its representation as three projecting façades. The shadow-play of the New Regent Street buildings attached pilasters (rectangular columns) and plaster mouldings are continued on the new building as ‘negative’ recesses, as well as through the use of punched windows. The variable-width metal cladding creates secondary relief and detail. The first-floor window heads and sill line heights continue the strong horizontal lines of features from the New Regent Street buildings.”

The solid oak balustrade at 5.8 metres high was a challenge for craftsman Joiners, Ruben's Joinery, to construct in situ.
Working closely with the client, the brief for the interior was to create a space that catered for the owners need for privacy, a sanctuary from the busy scene outdoors. The resulting home is the work of a group of passionate experts who collaborated to achieve a stunning result. Joinery designer and spatial planner, Ingrid of Ingrid Geldof Design, joined the project from the outset. Her task was to ensure the spaces and function were optimised and would provide the exact requirements for the client. She says, “I was able to make fine adjustments to some of the windows and walls to suit, which made it so much easier, working closely with the architects and specialist consultants.” Ingrid added a slot window in the kitchen and is delighted with it saying, “You can see the Port Hills and Ballerina from there, and I love that,” referring to the large-scale street art painting by Owen Dippie on the back wall of the Isaac Theatre Royal, visible from Armagh Street. Ingrid had worked with her discerning client on a previous project and set out to create a masculine yet soft look and feel for his new home by utilising a dark stained kitchen, entertainment unit, robe and vanity joinery, soft pale grey benches, and textural linenlook tiles in the ensuite. Reflecting on the completed apartment, she says, “The team created a fabulous space in the busy hub of the city, the apartment has a calm, light and airy feel. In the evening, the lighting and dark joinery gives it a sense of cosy intimacy.”

Working in partnership with Ingrid to achieve this aesthetic was interior designer and colourist, Jane Swinard of Jane Swinard Design. Jane was conscious that her client was moving from a suburban home to an inner-city apartment and mindful of the changes that could bring. Jane says, “My goal was to make an inner-city apartment, on a busy corner, into a home where the client could feel relaxed. It was a highly specified space and the interior fit-out needed to be worthy of this. I was keen to instil a sense of quiet sophistication into this beautiful inner-city space, while still making it feel comfortable and relaxed.” Christchurch interiors retailer Nextdore were consulted during the selection of the interior finishes, and many of the materials used in the project came from the company’s broad range of quality products. Chris Attwood of Nextdore visited the apartment on several occasions finalising requirements for flooring and tiling and says there were a few unique challenges with the fit-out. “The bespoke wooden staircase at the front entrance is constructed in solid oak and designed to look as if it’s floating. It took time to get that right.” With the location over the shop below, acoustics needed to be considered and Nextdore recommended pairing the Cavalier Bremworth wool carpet with a Stratus underlay for its high-quality acoustic and insulative performance. Chris from Nextdore cites the timber in the home as a favourite aspect of the finished interior saying it gives the space a natural, luxury feel. A standout feature is the 5.8 metre-high American oak balustrade crafted by specialist joiners, Ruben’s Joinery. 64

The height of the balustrade created a challenge as most lengths of timber had to be joined, the joins staggered, and long rods placed to run through the balustrade and tie it all together. Built in-situ in a high traffic area, it was a tricky puzzle to piece together. Still, Ruben Patchett says it was worth it for the result, “I think it was all about letting the timber speak for itself.” Ruben was thrilled to work on such a unique project with the talented professionals involved and says, “It was a privilege to work with the Dan Saunders’ team, contributing to such a unique home. I
t’s the story of many a homebuyer’s journey. You’re renting. You’ve got hipster coffee shops on your doorstep, and you can’t move for pop-up boutiques, craft ale breweries and great schools for your kids. But you have a dream and will trade in convenience for the chance to buy and renovate your own haven. In a dusty corner of the north-west of London, Mallika Chaudhuri, founder of conscious fashion brand, Indoi, and her architect husband, Sean Ronnie Hill, have done just that and created a striking family home. The area they chose, Harlesden, is diplomatically described by Sean as 'edgy'. But encouraged by friends who had already set up home there, fantastic transport connections to all corners of London and regeneration imminent, it offered an opportunity to create the unique home they had been dreaming of. Sean’s architectural practice, Rise, has been changing the guts of what a Victorian bay-fronted house can look like. Vast experience with the council planning department and a wealth of knowledge in juxtaposing different materials, meant for his own home, he knew just how much he could get out of their two-bedroomed, ground floor apartment. “When we were viewing this flat, there was a property for sale across the street which had the much-coveted south-facing garden, but it was half a metre narrower,” explains Sean. “Overall, that amounted to ten square metres. When you’re talking about a 79 versus an 89 square metre flat, that space is precious - that extra width makes all the difference to the possibilities you have for a place.” Mallika wasn’t as convinced, “Honestly I was really dubious. I just wanted the south-facing garden. If it had been me, I would have bought the flat across the road. I went on and on about it so much that Sean made me a 3D sun path diagram to show me where the light would be at every hour of the day, to prove to me that this flat would be light enough. And then he

used virtual reality software to ‘walk’ me through the design and layout of the flat.” Developing a property from its bare-bones gave Mallika and Sean the chance to use the materials they love and, particularly from Sean’s perspective, ones he has a profound respect for. “Sean’s all about the honesty and beauty of raw materials, so things like painting walls were not an option; he likes things in their most natural state,” explains Mallika. “So we did a materials board and plywood, tadelakt (a waterproof plaster surface used in Moroccan architecture) and clay were our must-haves.”

These wall treatments did allow Mallika to introduce colour, however. Sean says, “Left up to me, the place would have been quite austere. Mallika has this incredible eye for colour and worked on a scheme that could flow through each room and the flat as a whole while remaining true to the materials’ innate qualities.” Mallika’s lifelong love of Yves Klein Blue punctuates the flat, complemented by shades of pink and terracotta as a nod to their roof terrace in Barcelona, where they lived for ten years before returning to London. ‘Fifty shades of white’ give depth to handmade tiles in the kitchen and laminated panels in the cabinetry, which would have otherwise remained bare-faced ply. Five and a half months after starting work, they moved in. “We couldn’t afford the joinery and lived with breeze block walls for quite some time,” laughs Sean. Despite being disruptive, running out of money did provide unexpected benefits, giving the family time to live in the space and to realise small additions that have made it work better for them: a bespoke spice shelf running the length of the cooking area, designing one of a kind wallpaper from Mallika’s print archives for the WC and a kid’s dream of a bedroom for Freya and Indi that suits their style and, more practically, their physical capabilities for trotting up a set of stairs to bed. The joinery itself has completely revolutionised every space, providing integrated, floor to ceiling storage in both bedrooms and the living room, designed inside and out to perfectly house the family’s paraphernalia.
LIGHTING
The wall-mounted lighting is the creation of Sean and has become his favourite feature, “I had an idea for some long-armed, wall-mounted lights which could pivot to illuminate different areas: the dining table, the moveable island in two locations and the sofa area.” M A R C H /A P R I L 2 0 2 0

“When you live in a flat that has neither a basement nor a loft space, you need to think of ways to house your stuff, that doesn’t encroach on the footprint of your living space, or dominate in its decorative design,” says Sean. “Planning the placement of storage in advance and having it made to our spec was the only way to go in getting the max out of every nook and cranny.” While Sean’s design and use of materials are without doubt the calling card of this flat, it is Mallika’s eye for interior decoration that softens the edges and creates a home of the space. The Lucite and brass-framed sofa was bought in the early 1980s by Mallika’s parents at Harrods and is Mallika’s most treasured item. It is the centrepiece of a life inherited, “We had a dispute with our storage company in Spain, and literally everything we own remains in storage in Barcelona. When we arrived back in London, our families jumped at the chance to hand down everything they didn’t want anymore. It’s made us evaluate what ‘stuff’ means and what we actually need.” BATHROOM
It was Freya’s love of whales that inspired the bathroom. “We all love the sea and wanted the bathroom to feel like we were diving into a deep ocean.” BEDROOM
The children’s bedroom is a masterclass in plywood joinery. “Originally there was a central ladder providing access to the top bunk, but this proved to be slightly kamikaze for the kids. So we redesigned a side staircase instead.”

In a world where this clarity of unique design is usually marketed as the playground of the wealthy, there’s an intrinsic realness to Sean and Mallika’s project. They are happy to divulge that Sean’s experience of building and renovating, trade discounts and industry contacts made this project not only possible but cost-effective, although it is only now, three years later, that they have been able to afford to pay for everything. “Sean would come home and say, ‘we’ve got a discount on this, pick one,’” laughs Mallika. But the space is no poorer for it; the finish is immaculate, the overall effect stunning and the very thought that compromises were made is almost unfathomable. “We love living here. I really notice it when we return from what has been marketed as a ‘highly designed’ hotel, having forked out loads of cash on a night’s stay. I get home and think, that wasn’t well-designed, this is well-designed,” says Sean. “The space isn’t massive but we’ve made it work for us. In a world that is hopefully moving ever closer to reducing its consumption, there is something to be said for choosing to take only what you need.”

Serves 2 Preheat the oven to 180°C (350°F) Gas 4 INGREDIENTS

Drizzle the chicken breasts with sesame oil, then wrap loosely in foil. Put on a baking sheet and bake in the preheated oven for 15-20 minutes, until cooked through. Cool slightly, then pull the meat apart with your fingers to shred it and put in a large mixing bowl. Add the spring onions, fresh coriander, fresh mint, dried fried onions and sesame seeds to the chicken and toss together. In a separate small bowl, whisk all the dressing ingredients together. Drizzle over the chicken salad and mix together, then serve with either cooked brown rice or a big green salad.
SPIRULINA Spirulina is a blue-green algae that is said to be one of the most nutritious and nutritionally concentrated food sources. It is a true powerhouse of multivitamins, minerals and fatty acids. Its super-high level of amino acids, vitamin A, essential fatty acids and betacarotene can be easily used by the body to help support growth. It is the healthy fat called ‘GLA’ found in spirulina that is particularly good for keeping your hair shiny and lush, as well as your skin clear. I find adding a teaspoon of spirulina to many dishes or morning smoothies is a brilliant way to feed your body what it needs so you can glow inside and out.
