EDITOR'S NOTE
T
he challenging circumstances of the past few months have gifted me with a fresh perspective on the meaning of home. Nothing sharpens the mind to the pros and cons of your humble abode more than being almost exclusively confined to the four walls. For me, during our enforced hiatus, I was surprised by what seemed important. Our 100-year-old house is ripe for redecoration, and we bought with that in mind. The colours and curtains have bothered me since we moved in and the unusual layout is the subject of a circular and ongoing debate. But, during the lockdown, these things seemed to melt away. With no one visiting and nothing but our perspective to be concerned with, we became focused not on aesthetics, but comfort and space. The log burner, the soft lamplight and the thick woollen carpet (despite its colour) made us happy. We had never felt so grateful for the office and the playroom that stretched our budget. The mustard paint colour in the lounge still absolutely has to go, but for a time, we simply appreciated the walls. Coming out the other side, like moviegoers into the sunlight, I am convinced we will base our decision-making on quite a different set of criteria, for the planned renovations and so much more. And, while there have been unforeseen joys come out of these extraordinary times, it has also been very tricky to negotiate in business. As such, Abode magazine has had a break, and that makes it even more exciting to bring you this latest issue – albeit a slightly more petite version. The Abode team would like to thank our wonderful contributors and advertisers for their ongoing support. It means the world to us to be able to continue to put our magazine out for you to enjoy. I hope you have a cosy spot to curl up and enjoy a read.

OUT ON A LIMB Wow, that amazing Merivale home with the dark kitchen (Abode March/April ‘Out on a limb’). Such a beautiful home, and different from a lot of new homes which have so much white. Loved it!

PRESERVING OUR HISTORY Thank you for showing us the older home in ‘The test of time’. I know lots of people love new homes, but as a fan of villas and cottages, it was great to see the transformation and hear about the fight the owner had to keep her home. We have been trying to finish our reno before it gets really cold this winter, but this year has been a bit of a challenge, to say the least. Thanks for another great read. I am looking forward to the next one. G R O W L E Y, S T M A R T I N S

HOT TIPS I loved your recent article on arranging furniture (Abode March/April ‘Arranging with style’). As someone who is not confident with interior design, I really like it when you include tips or advice for amateurs like me. Also, how lovely to see the inner city on the cover. A great photo! ‘Our house, it has a crowd There’s always something happening And it’s usually quite loud Our mum she’s so house-proud Nothing ever slows her down, and a mess is not allowed Our house, in the middle of our street.’
M
adness’s Our House is a classic 1980s pop song about family life in working-class London. One of those tunes that sticks with you, the lyrics are quite apt given the last three or so months. It has been remarkable how quickly we learnt to live wholly in our house, without those external things that our lives typically revolve around. Many embraced the opportunity presented by lockdown to learn another language, piece together a Wasgij, read poetry, do a few downward dogs and sun salutations at the crack of dawn, make a pot of china white tea, grow a kombucha scoby, exercise snack every hour, bake 10

sourdough every other day or take up line drawing. The only thing I managed to do was cut the lawn edges a couple of times. One of the things I have enjoyed most has been the comradery of our immediate neighbourhood, at a safe distance. Cliffy from over our back fence also introduced me to the Lighthouse Brewery, following which fresh beer was delivered to my doorstep weekly. That has been pretty good, too. So, what makes our neighbourhood tick? I have previously introduced you to our neighbours Derek, Chris, Cory, Cliffy, Trevor, Stu and Nigel. Toss in Joy, Marie, Penel, Julie, Cheryl, Kay and Tina and their respective children, and you have the human face of our immediate neighbourhood. While they are all good people, and there is a secret admiration of each other’s lawns, barring ours, I believe it is the design guidelines of the development we live in that helps foster our neighbourly engagement. When we think about the neighbourhoods we live in, privacy is sought and attained in several ways. Visual privacy typically relates to the interface between the public and private realm. Walls, fences, and planting whether they be permanent barriers or filters, allow individual control of our privacy and interaction. Rather than a simple duality of privacy or no privacy, there is a spectrum of
privacy needs. Interestingly, academics have distinguished up to seven types of privacy. One of these is known as ‘not neighbouring’ (i.e. avoiding contact with your neighbours). A good mate finds solace in this, and I understand that too. The best thing about the guidelines for where we live is that we are not a neighbourhood dominated by excessively high front fences – very much a preference of many who reside in the city of Christchurch. Maybe I am looking at this through the rose-tinted glasses or one too many riggers of Lighthouse Dark Horse Imperial Stout, but we have good street life and vitality. Our neighbourhood presents opportunities for social interaction, which in turn engenders a greater feeling of safety through more ‘eyes on the street’. Possibly not so useful if you are trying to sell a tinny through a slot in your front fence, but brilliant for inter-street rugby conversations with Derek. We enjoy our little slice of the city, we know the names of our neighbours, we enjoy the prospect we have over the street, we love the chat over a leaf rake, and we love a beer and quiz on someone else’s front lawn. Never mow your neighbour’s lawn though. Which brings me back to Madness’s ‘Our house, in the middle of our street’. For me, Covid-19 has been a reminder that in the end, it is your own home and family that keeps you safe and your neighbourhood, too. 03 366 3268 | roughandmilne.co.nz

o make sure our colours would work well together, we uploaded a photo of our cushion to the free online Resene Colour Palette Generator. This nifty tool takes away the guesswork when it comes to putting together a colour scheme and is extremely helpful if you’re looking to build a particularly cohesive look. Created using Resene FX Paint Effects mixed with Resene Tussock, Resene Saratoga, Resene Elephant, Resene Pirate Gold, Resene Calico, Resene Cobblestone and Resene Bubble White, the key to nailing this style of mural is not to overthink your brushstrokes and use the right tools. Keep movements soft and fluid, work up your layers and use a high-quality painter’s brush – a soft one with lots of bristles – plus a small flat artist’s brush to add more details. While the bulk of the work was done using the mid-range colours that the Resene Colour Palette Generator matched to the cushion, it’s the high-contrast details in dark blue Resene Elephant and olive green Resene Saratoga that add interest. Use these relatively sparingly, so as not to overwhelm. Paint the rest of your surfaces using the same colour palette so that everything ties in together. To seal the look, use each colour on two surfaces. When combined with the cushion, every hue in your colour palette will follow the ‘rule of three’, a fundamental principle in interior decorating. The rule, or guideline if you prefer, simply states that things arranged in odd numbers are more visually appealing to the human eye. Three seems to be the magic number for interior design, though the rule also applies nicely for groupings of five or seven. For a more simplified palette, cool and dreamy pale blues like Resene Solitude also look lovely with mid-range indigo, purple-blue grey and brave, bright violets such as Resene Chetwode Blue, Resene Link Water or Resene Deep Koamaru. Try all four together to create a blue-based tonal look. Or, use it as an accent in a smoky grey palette built with Resene Foundry, Resene Raven and Resene Half Surrender. resene.co.nz/palettegenerator

QUICK AND EASY FIX There are many affordable options on the market to give your home a lift and save money: Emmeline Pendant

RECESSED DOWNLIGHTS Replacing lights is only quick and easy if you can avoid needing to fill and paint holes created by removing older fittings. Eurotech has a range of downlights built specifically to replace the holes of older technology downlights. C A L L I S TA M I R R O R The Callista lighted mirrors have a built-in LED strip which emits a natural colour temperature, making it great for applying make-up. These hightech bathroom features also have a builtin demister which completely clears the glass within 30 seconds.
LOW- GL ARE DOWNLIGHT S While LED is efficient technology, many complain of glare, and for some, this became more obvious as they spent more time at home during the last few months. These low-glare downlights combat this problem, as they are deeply recessed into the ceiling. This reduces the beam angle and therefore the amount of glare, for a much more comfortable experience.

WE SPOKE TO JACK K E N N E D Y, O F S M A R T G R A S S , T O D I S P E L S O M E O F THE MYTHS ABOUT ARTIFICIAL GRASS.
K
iwis are now spending more time at home, and want to extend their living areas outdoors, come rain or shine, but without the mud! Hence why more and more Kiwis are turning to artificial grass. The first thing to realise about artificial grass is that it is different from the old ‘AstroTurf’. Newer artificial lawn products do look good. But not everyone realises the different ways you can use artificial grass. SmartGrass is often installing lawns but also lay turf around pools and on decks and balconies. The fact that it’s suitable for all sizes of property, from postage-stamp-sized lawns to large sloping lawns for kids to play sports on all year round, is attracting more and more customers.

SmartGrass stays looking great year-round, and it's perfect for pets. “I had no idea of the range of applications and the look and feel of the turf,” says Vicki O’Sullivan of Mt Pleasant. “The brown-thatch colour actually looks like it’s got dead flecks of grass in it – it’s so life-like.” The next thing to note is that artificial lawn can deal with a large amount of wear and use. It may comfort you to know that over half of SmartGrass’s residential installations are for dog owners. “I’ve got two very active dogs,” says Vicki. “So I chose a slightly shorter pile height. It means I can rinse and clean away pet messes quickly. It’s such a blessing to have space where they can run around outside, and the lawn stays immaculate, and my home is muddyfootprint-free.” Jack Kennedy, the owner of SmartGrass, says he’s never been busier, with customers recognising the winter benefit of clean and tidy gardens. “Dogs
peeing on lawns or digging holes is always a big issue for households. An artificial lawn can’t be dug up and doesn’t get muddy. Our Earth Series product is three times stronger than traditional artificial grass and drains five times faster. It’s extremely popular with animal lovers who also want their landscape to look amazing.” Maintenance is another crucial consideration. Artificial grass requires a lot less maintenance than natural grass; a lifesaver for those wanting a beautiful lawn with minimum maintenance. “I was concerned about how I would keep my artificial lawn looking great, year after year,” says Vicki. “But it’s just so freeing to have my weekends back. No more mowing, weeding and fertilising. I just blow the autumn leaves aside and occasionally rinse the lawn. That’s it. It’s fantastic.” The longevity of your artificial lawn is also worth considering. Made of
polyethylene, it is very long-lasting and softer than other materials on the market. Being UV-stabilised, it won’t fade either. SmartGrass prides itself on careful site preparation. The team of professional turf installers excavate the site first, then box it up and install fine rock aggregate to create a smooth, level and sturdy base. “I was impressed with the care given at preparation stage,” says Vicki. “I think this has made all the difference. There’s no undulation in the lawn, and we often get compliments from friends telling us how great the lawn looks.” “That’s another myth of artificial lawn – that you have to keep replacing it,” says Jack. “Depending on the thickness of the blade and the density of the grass that you choose and the amount of usage it gets, these turfs are fairly indestructible for twenty years.” Offering a ten-year warranty on their Earth Series range is evidence of SmartGrass’s surety of its product. And being the only 100 per cent recyclable turf in New Zealand, it’s got the sustainable stamp, for sure. “It’s created a peaceful oasis for us outdoors,” says Vicki. “And that has certainly meant it’s paid for itself already.” 0800 88 73 69 | smartgrass.co.nz

avalier Bremworth has recently installed its ‘World of Difference’ stands at The Flooring Centre in Christchurch. These modern stands are designed to showcase the company’s stunning range of New Zealand made and manufactured carpets. The Flooring Centre consultants love the new stands, which make selecting just the right product and shade much easier for clients. “These stands have changed the way we sell. They offer the opportunity for the clients to quickly identify their favourite options before looking more closely to determine their needs”. The space attracts clients from across the showroom with its interactive and fresh style. Homegrown and kiwi to the core, Cavalier Bremworth has a unique selling advantage, as customers look to support New Zealand made and manufactured. Echoing nature and organic forms, the Pebble and Braided River carpets by Cavalier Bremworth are not only on-trend with their rugged natural hues, but they are also set to stand the test of time. With innovative use of the felting process, this enables a thicker, stronger and more luxurious woollen yarn. The result is a stunning floor that offers superior performance and longevity. From the Bremworth range, the chunky Galet carpet range has a random loop pile combined with the unique yarn structure. This creates textural interest on the floor and unbelievable softness underfoot.
NATURE'S WAY
Cavalier Bremworth carpets from The Flooring Centre contain 100 per cent wool fibre.
Wool is environmentally sound, produced from a renewable source, and recyclable. Wool fibre is also naturally hypoallergenic, can help cleanse the air, resist odours and control moisture, keeping your family warm in winter and cool in summer. It’s flame-resistant due to its high protein content (burning slower than synthetic materials), and stain and soil-resistant due to its fibre structure; yet still affordable. Families rave about the feel-good factor of wool. The Flooring Centre welcomes clients and customers to help themselves to the samples and use the white surface of the viewing table to compare shades and match with complementary flooring products from around the showroom. 0800 4 CARPET | theflooringcentre.co.nz | cavbrem.co.nz

t’s easy to freak out when we come across asbestos in our latest bathroom renovation project. We’re on a budget and a tight timeframe, and we don't want delays. So it’s reassuring to know that there are companies like MBC Environmental Solutions out there to ease our worry. Specialising in managing a wide range of hazardous substances, MBC has been providing environmental management solutions to clients for over 20 years. So, what happens in the case of this bathroom renovation? Operations Manager Mark Hamilton explains the process. “Asbestos is only an issue when you disturb it,” he says. “We talk to our clients about all of the options, whether that's removal or management. We offer our expert opinions and keep our clients at the heart of the solution.” For one homeowner in the central city, they unexpectedly discovered some hidden asbestos vinyl under their bathroom floor. “We got a call on Friday afternoon from the client, and we went to meet with them that afternoon,” explains Mark. “We pride ourselves on our quick turnaround. We assessed the job and outlined the options. The client chose complete removal, and we had it booked in and completed a week later, after the required fiveday notification period.” It’s this responsiveness to clients’ needs that stands MBC apart in the industry. That, and its strict adherence to health and safety standards. MBC is one of only a small number of Licenced Asbestos Removalists, with both a Class A and Class B licence. That means the team can take on any asbestos removal project, large or small. Also, the team is qualified to undertake asbestos surveys. If you need a sample collected, contact Mark and his team.
DURING
AFTER
Toxic mould is also an issue in some renovations. If left unchecked, the problem will literally grow and is a hazard to health. One homeowner in St Albans was carrying out some renovations when she discovered significant amounts of spores behind some cabinet casing. MBC completed a mould inspection and within a week the areas was completely stripped out, resulting in a clean and environmentally sound home. With a team of 14, MBC is well equipped and resourced to deal with any number of issues. Whether its meth decontamination of a rental property or emergency spill responses, graffiti removal or erosion and sediment control, the wealth of services provided by MBC means that you can trust in this one-stop-shop. And it’s not just residential properties that MBC service. The team has just completed extensive refurbishment works at the University of Canterbury and has been a significant player in the redevelopments of Cashmere High School, Hornby High School and Christchurch Boys’ High. It’s good to know you can rely on the experts at MBC when things get a little hair-raising in the home. 03 354 4377 | mbc.co.nz J U LY/A U G U S T 2 0 2 0

hese are uncertain times, and many who were thinking of selling, or perhaps looking for a new home, will be wondering ‘what should my next move be?’. Steve and Belinda Ellis of Bayleys Fendalton say it’s business as usual. “Despite the lockdown and all of the uncertainty, what we’re seeing right now is a genuinely buoyant and busy housing market in Christchurch. Our message for those looking to sell is, don’t wait,” says Steve.
An experienced team, Steve and Belinda have sixteen years’ experience working with clients in Christchurch, and they say new listings are on the up, and they were even able to successfully sell a stunning luxury home for a relieved client in Fendalton during the lockdown. “At the moment, we’re seeing expat kiwis coming back to Christchurch and looking for homes. Also, very low interest rates and an undervalued market is driving demand. All of this means buyers are hungry and open homes are busy.” Steve and Belinda focus on offering exceptional service to their clients, and the couple brings complementary skills to the table with Steve’s marketing and negotiating skills, and Belinda’s creativity and client service expertise. The couple has become trusted advisors to developers and building companies who seek advice in the planning stages of new developments to give certainty to developers that what they’re building is what buyers want. “It works best when we can build that relationship with the developer at the beginning and offer advice. Then, when it comes time to sell, we’ll get a great result.” “Christchurch people are resilient. Having been through the earthquakes, they know how to adjust and carry on, and I think we are seeing that strength in Christchurch with the market picking up straight away. This a great time to take your home to the market” says Steve. 0800 30 30 33 | steveandbelindaellis.co.nz

hen you plan a build or renovation, the joinery design and construction is vital to the flow and usability of your spaces. Whether it’s your kitchen, bathroom or elsewhere in your home, Misco Joinery understands design and layout, and they have built a team of expert designers whose job it is to make sure your joinery design works for you. The Kaiapoi-based firm employs a total of ten designers whose qualifications range from architectural design and industrial design to kitchen design. The team can work directly with you to discuss your needs or work from house plans or plans for commercial buildings. The designers follow a step-by-step process to make sure all the boxes are ticked, ensuring you get a result you can be proud of.
An appointment is set up to discuss the initial plan and any amendments. Clients can also see, touch and feel all the gadgets, soft-closing drawers and finishes. Once everyone is happy with the design, it’s approved and ready for production. MAKING IT HAPPEN Six weeks before installation, the Misco project manager will visit the site and do a final measure. Misco will then optimise the space to ensure the most cost-effective use of materials to fit the area precisely. This information is sent to the machines for cutting, drilling and edging. The Misco assemblers and joiners make up all the cabinets. On the day before installation, the kitchen and joinery are loaded into the truck and delivered to site. On the day of installation, the Misco team will go to site and install the kitchen and joinery. WHY CHOOSE MISCO?
The Misco team works closely with its clients from start to finish making sure they get what they need, using their expertise to make sure it’s going to work. The team members have many years in the business. Their experience means they know exactly how to make the most of difficult areas or use the space most efficiently. Misco’s joinery is all bespoke and made-to-measure, but because Misco produces large quantities, those cost savings can be passed on to the client. 03 383 4384 | misco.co.nz

S
inks or basins are increasingly becoming a fashion statement that can tie together a bathroom or kitchen, incorporating both form and function equally. That is certainly the view of Stefan Warnaar, owner of Crete Basins, whose aim is to create beautiful, durable and unique basins. Made out of concrete in Christchurch, New Zealand, the basins are cast in any shape and set as hard as stone. The look is ‘oldschool’, organic and textured, giving a beautiful, sustainable product. Due to the manufacturing process, there may be minor imperfections in the colour and texture or small air bubble holes in the concrete, but this does not affect its structure or performance.
“Customers often describe the basins as having a rustic simplicity or an understated elegance,” says Stefan. “I think the textured appearance with the Mediterranean palette gives the basins a fantastic beauty.” We have seen an incredible amount of variety in the kitchen and bathroom basin market over the last few years. With multiple styles, shapes and materials on offer, it’s all about creating a statement look. “The pure rectangular shape is very much in style right now, with bathrooms becoming less ornamental and more about simplicity,” says Stefan. “Interior designers love these basins, as they are simultaneously creating a look that is both stylish and timeless. Anything that
has an emphasis on natural materials is definitely a winner.” Stefan hand makes the basins using safe, non-toxic and sustainable materials. It’s a multi-step process that takes about four weeks to complete. The pigments that go into the cement come from the soils in France, and the sealant is water-based and completely food-safe. The four shapes of the basins (round, oval, square and rectangular) mean there is much versatility in this range. Despite its unique look and feel, the waste hole fits most standard size waste traps. Crete Basins is also open to making custom-coloured basins, to match as close as possible to examples or pictures that you may have. It’s this unique speciality that makes Crete basins stand out from the crowd. Always looking to expand the range, Stefan has plans to make a small powder room basin and a kitchen butler’s sink in the coming months. Crete Basin’s range of products are available to view at Unico on Victoria Street, Christchurch. 027 753 6764 | cretebasins.co.nz

ith every project to build a new home comes a few surprises, and in the case of this Mt Pleasant home designed by Young Architects and built by McKenzie Builders, they were all pleasant ones. “We noticed that the house stays tidier, and when we have friends over they tend to stay much longer; they get very comfortable,” says owner Lyn. The couple’s brief to architect, Greg Young, of Young Architects was for a home that was cool, modern, with plenty of natural light and height to make the most of the spectacular views. Minimal maintenance and connectedness between the work areas, offices and living areas were essential to them, and Lyn says the home works perfectly for their lifestyle.
“We love the open plan living area that includes our kitchen, dining and living room that extends on to the balcony as an outdoor extension to the room that, in turn, frames our view. The area is spacious for entertaining, but also intimate enough for day to day living. Then, of course, we love our workspaces – mine for art and sewing and David’s workshop for his luthier work – making his guitars. During the lockdown, the home was a haven for us,” she says. The striking exterior of the building pairs the dark Siberian larch, with Colorsteel Espan roofing and cladding. The black finish on the Siberian larch is achieved using an ancient Japanese technique (Shou Sugi Ban) charring, brushing and applying char oil to the wood to make it waterproof and more durable. New Zealand company Chartek has mastered the art of achieving this beautiful but lowmaintenance timber finish.

Murray Read from Chartek says, “Young Architects and the clients were impressed by the charring process, which preserves the cladding with little or no maintenance. This was very important as the home is built on the hill and it would require significant cost to repaint or re-stain other types of cladding.” PlaceMakers Cranford Street supplied the Siberian larch as well as the frames, trusses and a variety of building materials for the interior and exterior spaces. PlaceMakers’ Dan Powick says, “It was a stunning build to be a part of. After many years of working with McKenzie Builders, we have a great relationship, and that really matters when you’re involved in a spectacular build such as this one. Alongside the builder, we did everything possible to make sure our service matched the high standards required to complete this project.”

From the street frontage, this home is unassuming. Designed to look towards the enchanting view that stretches over the city to the Southern Alps, the drama of the main profile, inspired by the forms of the Southern Alps, is concealed. Split over two levels, the house works with the topography, stepping down the hillside rather than cutting in. Recesses in the exterior skin of the building are clad in Health Based Building’s Foreverbeech West Coast Red Beech, which gives a beautiful warm contrast to the dark larch and complements the other timbers used throughout the interior. Foreverbeech was a natural choice being a sustainably grown and harvested hardwood known for its stability and breathability and rich, resilient finish. The interior of this serene space is notable for its simplicity. The open plan living and kitchen make a hero of the view, and despite the ceiling height retains a cosiness achieved partially by the addition of the large ply bookcase that demarcates the lounge and conceals the stairwell. Above, the mezzanine floor features a beautiful vaulted timber ceiling.
EXTERIOR CLADDING
PlaceMakers supplied the siberian larch and Chartek charred the larch in Christchurch, turning it into a low maintenance black cladding.
The feature bookcase and bathroom vanity along with all of the joinery in David and Lyn’s home, was manufactured and installed by the skilled team from Brent Johnson Joinery who frequently works with both Young Architects and McKenzie Builders. BellaRoc Calacatta marble was used in the ensuite bathroom and the kitchen island benchtop, creating a dramatic feature. “The stone benchtop is unusual because it flows over the back of the island and it’s all mitred to create the angles. That was a challenge, but it looks great,” says Brent. Young Architects has significant experience designing homes for the hills around Christchurch and Greg stresses the importance of getting the design right when investing in your new home. “The design is the most important part of creation. It may sound arrogant, but you should never cut corners on design, especially on your most expensive asset. By knowing the environment we’re working in, we’re able to create something that works for the location, while meeting our clients brief, using our experience to offer advice along the way,” says Greg Young.

David and Lyn could not agree more, noting how their home has already enhanced their busy lives. The timeless style and future-proofed accessible design mean the couple have achieved the enduring home they wanted, and plan to stay in for the rest of their lives. “Every day, one of us will comment on how much we love this home. After we presented our brief, Greg was able to rapidly translate this into a design that he pretty much nailed from the first design iteration. We appreciated that Greg was receptive to ideas we had about adaptations to the design. We also loved having his encouragement to be brave in some of our choices. We couldn’t be happier with the results. We got the house we had hoped for and more.”

iving for over forty years in South Bay, on the Kaikōura Peninsula, Graeme and Jan Dasler know what they like about this place. The all-day sun, fresh sea air and sense of space. Even despite the devastating November 2016 Kaikōura earthquake, there is no budging them. Whether it’s fishing commercially, extracting the odd crayfish for dinner or walking along the beach, Graeme and Jan love this place. The catastrophic earthquake allowed them to start again. The original two-storey earthquake-damaged home on their 1300 sqm section had to be demolished, and the couple called in the help of Luke Chambers and his team at LMC Building. “We live 100 metres from the water. All that separates us from the sea, and the beach is a four-metre shingle mound. And we love that!” says Graeme. The couple set about working with Daniel Webb, Lead Designer at Threefold Architecture, to design a cedar and lightweight concrete panel home. The brief was nothing too big, no stairs and a view from every room. And Graeme and Jan are “over the moon” with the result. The result is a stunning two-bedroom 150 sqm home, with generous decks and a shed for Graeme to pursue his love of motorcycle restoration.

“It’s absolutely perfect here – the home, the sea, the place,”
Daniel is pleased with the result and says it’s always interesting to consider the local needs of a site. “This is a high sea spray zone, so we had to mitigate that with good material selection. There was also some archaeological and Waahi Tapu significance to consider in the build,” says Daniel. Graeme and Jan were pleased with how Daniel put their needs first, and there was a high level of consultation and input from them. “Because we’ve lived here so long, we know exactly where the sun comes up through the year, or where the best spot for a barbecue area would be,” says Graeme. “And Daniel listened to all of this. Nothing was ever a problem.” Luke Chambers, of LMC Building, was a natural choice to head the build process.

The floor to ceiling sliding windows create a stunning finish to this home, designed by Threefold Architecture.
“I’ve known Luke for 30 years,” smiles Graeme. “He was only ten or 11 years old back then, but I knew he’d understand our needs when it came to building a house.” LMC Building has been heavily involved in the aftermath of the Kaikōura earthquake. Both in the emergency response and the repair phase, the team of eight have been giving advice and working with householders and business owners to make sure the progress they expect, happens. “The Daslers were great to work with. They wanted a fixed-price contract on their build, which is good with us,” says Luke Chambers, owner of the business. “We have a flexible arrangement with clients, and we like to give them options of an open book ‘do and charge’ service, fixed-price contract or quoted work. We are happy for homeowners to be as involved or as removed as they want to be.”
Building the home as if it were their own, site foreman Evan Claridge and apprentice Dan Kerins were on site every day to ensure everything went according to plan. Evan was able to bring the design to life and execute the build to a high standard. With the house being built one metre above the ground (to maximise the view) meant there was the odd challenge to navigate. “The floor to ceiling sliding doors with a pillar-less corner were a great challenge,” says Luke. “The two doors, called pocket sliders, disappear into the walls when they are opened, and create a fantastic indoor-outdoor flow. But there was no threshold for error. We had to make sure we got it right the first time.” When these doors are opened up, it creates a wonderful space for having a barbecue and watching the sunset, while socialising with friends. Another of the highlights of the home is the

kitchen. Supplied and installed by The Joiner Shop Kaikōura, the benchtops are Caesarstone and 20 mm slimline stainless steel. “We worked closely with Jan and Graeme to ensure the kitchen design met their needs,” says Suzanne at The Joiner Shop. “It was important to the clients that the open plan living space was maximised, so we designed the kitchen accordingly.” The team at The Joiner Shop supplied and installed the laundry and wardrobes, and all of the internal doors. People have long believed in the healing and therapeutic properties of ocean air. While the negative ions in sea air accelerate your ability to absorb oxygen and balance your serotonin levels, Jan and Graeme don’t need convincing of the benefits of living by the sea. “It’s absolutely perfect here – the home, the sea, the place,” says Graeme. “We’ve already been offered more for the house than we paid for it. omeowners Olivia and Johnny breathed a sigh of relief as they turned the key on their stunning new home on 1.7 hectares just outside of Christchurch. The couple and their children had been used to apartmentstyle living without their own outdoor space, so the move to this exceptional house, built for them by Exo Construction, was warmly welcomed. Olivia works in the family business as operations manager for Lady Wigram Village agedcare facility, and she and her family had been living onsite at the rest home for the previous four years. “Now we are in our new home we never want to leave the house. I guess after living above a dementia facility with a young family, we would have to make a conscious effort to take the kids out and have outings, but in our new home we don’t have to make an effort to go out to get outside,” she says. A long-time friend of Olivia and Johnny’s, Simon Payton, director of Exo Construction, became involved in the project once the architect’s plans were in place. Simon is a fastidious craftsman with more than 25 years’ experience in the building industry. He is on site daily working alongside his staff on every project. Simon has a talent for solving even the toughest challenges and finding solutions by thinking outside the square, using industry knowledge, technology and the resources available to make the building process for clients simple, cost effective and transparent. Simon was excited to be involved and says the project not only went smoothly, but he and his team thoroughly enjoyed the process.

“Everything went really well. If anything came up we would talk the options and outcomes through. Olivia and Johnny were realistic, and they knew what was possible. All my staff enjoyed working on this job. It’s an interesting build, and the younger guys on the team learned a lot,” he says. Foley Group architecturally designed Lady Wigram Village, and the couple chose to work with the company to design their own home, describing Rob Campbell and Keith McGarry from the firm as, “Fantastic!”. Keith says that for Olivia and Johnny, they set out to design not merely a house but a family home. “Olivia had a clear idea in her mind of the kind of home she wished to enjoy with her growing

family, and she came to us fully equipped with a scrapbook in tow. From the get-go we were engaged to bring a classic Otago-style architecture to their beautiful site,” he says. To achieve the desired look, Keith specified a simple material palette selecting a combination of vertical cedar cladding, Tekapo stone, and white plaster. The roofing product is a deep tray metal profile to modernise the overall aesthetic. The overall effect is a classically styled home that treads lightly on its surroundings. The layout, spread over 431 square metres, comprises an expansive open plan living space that includes the cosy lounge with wood burner, the sleek galley-style kitchen and a spacious

dining room with high vaulted ceilings opening out to the garden. The couple enjoys an elegantly detailed master suite with walk-in wardrobe and Moroccan-inspired ensuite. Johnny has an office next door to a second living area and a cosy media room. Tucked away from the living areas are the children’s bedrooms which share a Jack-and-Jillstyle bathroom. Olivia and Johnny are thrilled with the results, but when asked which space is their favourite, Olivia says it has to be the kitchen. She loves the fact that it's an area that bustles with activity during the day but can also be closed off with a hidden slider to create a more intimate space in the evening. “The kitchen came out just how I imagined it. It looks great at dusk with the floating shelves lit up as well as the exposed beams that light up. I guess the thing I love about the kitchen is it can take on lots of different moods,” says Olivia. The joinery in the kitchen, and throughout the home, was manufactured and installed by Paul Campbell of Canterbury-based kitchen and joinery experts, NJK. This bespoke joinery is the type of work NJK excel at, visualising the finished product and making it a reality. “Olivia, Johnny and Simon where all great to deal with and it was awesome to have their trust to produce the joinery for this stunning home,” says Paul. Olivia is delighted with the result saying, “Paul was awesome to work with, he really knows his stuff.”
Complementing the white surfaces, the couple worked with The Flooring Centre in Christchurch to select a Godfrey Hirst engineered timber floor in Wild Fawn, adding warmth to the kitchen and dining spaces. Jim from The Flooring Centre assisted them with their flooring selections and says the couple had a plan for the spaces which they were able to help bring to life.

The moroccan lamp and feature tiles in the ensuite set the space apart.
“Alongside the hard flooring, Olivia wanted the Belgotex Hilton carpet specifically because her father had used it previously. This carpet is luxurious, soft and super hardwearing. It’s also one of the only carpets on the market which is stain and fade-proof,” he says. Expansive glazing and superb indoor-outdoor flow help to connect the elegant living spaces with the land and the family has spent many balmy evenings enjoying Johnny’s reportedly excellent cooking in the sheltered outdoor living area. The aluminium joinery throughout was custom-designed and installed by specialist manufacturers Monarch Aluminium. The home was the scene of several celebrations with the Exo team as they hit milestones during the build and Simon from Exo says, “The house build went so well partly because we all got on and I understood their vision for their home. Working with clients like Liv and Johnny makes it all worthwhile.”

Of the completed home, Simon says, “I love the skylights, cedar cladding and vaulted ceiling. The house is laid out perfectly for the way they want to live. It’s a beautiful home and it was so rewarding to manage its construction.” Architect Keith wholeheartedly agrees, saying the project was, “a roaring success.” Most importantly, Olivia and Johnny are delighted with their stunning home. Olivia says, “We are so glad we built. Initially, we weren’t keen, but we just couldn’t find what we wanted on the market. My Dad was very pro building, and because of that passion he supported us all the way through. We were able to draw on his knowledge and contacts. Simon and the Exo team were absolutely amazing, and we couldn’t be happier.”

rom the street, this house used to look like the average 1950s Christchurch single-storey family home. Red brick, small front yard and somewhat dated. Add to that some extensive earthquake damage and this two-bedroom home was left a little worse for wear. Following an estate sale late last year, Arete Property bought the home on an ‘as is where is’ basis. Less than a month later work was underway, in the capable hands of Monarch Construction. Now, the property is looking fresh and revitalised, inside and out. No stranger to repairing earthquake damaged homes, Ant Patrickson, Director at Arete Property, was keen to see this property back to its former glory. “We take great pride in replenishing the existing
housing stock of Christchurch, by transforming these earthquake damaged dwellings into beautiful family homes,” says Ant. Ant arrived in New Zealand eight years ago, from the UK, and with just a 20 kg backpack in tow, he was looking for a way to settle down and make his mark in the city. “It was my football teammate that got me into property,” smiles Ant. “With my business partner, Paul Skybiak, I’ve repaired over 150 earthquake damaged homes since 2015. I love it!”. And this enthusiasm shows through with the Arete Property team now being viewed as the most reputable private purchaser of ‘as is where is’ properties in Christchurch.

Monarch Construction has transformed the look and feel of this home, inside and out. SpruceUp Decorating did a quality job on the painting and plastering.
BEFORE
One of Ant’s most important lessons is the need for clear documentation of processes and paperwork through the repair process. “Homes in Christchurch are going to be worth their bricks and mortar value but also their paper trail value,” says Ant. “So, we keep everything documented and transparent. This ensures the buyer is fully aware of the property’s journey to re-insurance.” Arete Property provides its clients with full re-insurance documents along with up-to-date engineers reports, all sign-offs and Producer Statements; something a lot of EQC repairs do not have. Getting bank finance then becomes a very straightforward process for buyers. But this renovation was not without its complications. Sitting on a perimeter concrete ring foundation and internal piles, the house was left 74 mm out of level following the earthquakes and required half of the ring foundation to be underpinned and strengthened. Monarch Construction specialises in the repair of earthquakedamaged homes and is currently trusted to carry out all of Arete Property’s repairs. remediation services for those people looking to do EQC repairs through an experienced earthquake repair specialist. We also do new builds, renovations and commercial property fit-outs, but we love the earthquake work.” Once the structural interior and exterior rework had been completed, Arete Property worked closely with City Style Co to gain invaluable advice on layout, décor, colour palettes and furnishings as well as soft landscaping options. Charlotte Van Der Wielen, Director at City Style Co, loves the visioning that comes with creating a new feel for a home. “It was immediately apparent that this twobedroom home could be transformed into a light, bright, easy-flowing three-bedroom family home without losing any living areas, says Charlotte. “With a segmented layout ‘of the era’, there was potential for the removal of a few internal walls and some re-jigging of an over-generous laundry area.”

Charlotte worked closely with the teams at Monarch and Arete in the design phase and also organised the finishing touches and staging prior to the property going to market. There is now a luxurious cosiness to this home. The soft furnishings selected by City Style Co give an aesthetically pleasing and functional feel to this home. The new kitchen now flows perfectly through in open-plan style to the dining and lounge area. The removal of the chimney breast enabled the addition of external double doors which open out onto a newly built spacious decking area for the allimportant indoor-outdoor flow. The experienced team at Spruce Up Decorating took care of all the painting and plastering work. With an excellent eye for detail, Chris Enstrom heads up a team of ten, who specialise in painting, plastering and wallpapering. With the Master Painter trust and guarantee, it was an easy choice for Arete and Monarch to work with. This smart and functional home now works equally well for modern families or professional couples. And it’s another success story for Arete Property and Monarch. The bond between these two companies remains tight. So much so, they have now joined forces with three other trade companies to create The Property Hub, a commercial space in Sydenham where property-based companies can take membership, to collaborate and support each other to grow.

hile some houses boldly announce themselves to visitors, others are more discreet about the way they ‘greet’ those arriving on the threshold for the first time. This home, situated in the verdant suburb of Constantia (one of Cape Town’s most desirable areas), definitely belongs in the latter category. Of course, it’s immediately apparent that you have arrived at a large and lovely family home, with a barn-like exterior finished in a dark grey cladding that creates an instantly welcoming feel. And then slowly, the property’s hidden pleasures reveal themselves. Once inside the front door, the layering of spaces through the house makes for an ‘unfolding’ process during which you move through a set of beautifully appointed rooms towards the front deck. As you do so, a panoramic vista of the Constantiaberg mountain – hitherto hidden from sight by the house itself – moves into view and quite simply takes your breath away. Homeowners Caroline Topat and her husband bought the property a few years ago after consulting with Cape Town architect Wynand Wilsenach and looking at several options in the area. The initial idea was to do a renovation of the then-existing house, but as Wilsenach explains, the project soon turned into a rebuild. “It quickly became clear that we needed to remove the house entirely and start from scratch,” says Wilsenach. “It allowed us to move away from the typical gabled, sash-windowed Constantia house and instead to design something more modern and edgy. The Topats were open-minded about how we could approach a more modern barn-type architecture.”

I N T E R N AT I O N A L H O M E
The house features a sleek, contemporary kitchen placed front and centre. More than the heart of the home, this is the family’s nerve centre and Caroline’s favourite space in the house. From here she has an eye on just about everything that’s going on – from children’s homework being done in the adjacent study area, to the playful antics of her beloved dogs, Heston and Ella – while also being able to keep track of swimmers in the eco pool outside and stay in tune with that view. And all while she’s whipping up a weeknight supper, or a multicourse weekend lunch for friends. From the kitchen, a series of interconnected living spaces extend sideward: an interior dining room furnished with a solid wood table by Cape Town’s classic wooden furniture specialist, Pierre Cronje, leads onto a long indoor-outdoor patio that includes a further dining area as well as a lounging space. All these spaces open out completely onto the front garden via doors that rack right back, opening the house entirely to the outdoors. Says Wilsenach, “We designed it such that the house slides open one hundred per cent from the kitchen across the dining room and the covered veranda with big doubleglazed sliders that can be moved completely out of the way, linking the house (with minimal columns and supports) to the garden, mountain views, and pool.”

Architect Wynand Wilsenach had the ceiling fan and customdesigned wall sconce installed during the renovation.

In the cosy centre of the home is the main living room, complete with comfortable, clustered seating that is just as perfect for conversation as it is suited to taking in a TV series as a family. And adjacent to that is an area that Wilsenach describes as a ‘creative hub’, which he says he used for the first time in the Topats’ home. He explains: ‘This is a long table between the kitchen and living spaces where the family works together, with plug points and drawers for convenience.’ The long wooden table – custom-made by Cape Town joiner James Mudge – in this space can accommodate several laptops and workbooks, and it is in regular use by the entire family. ‘Every time I visit, I see both parents and children working together in the same space in the heart of the house,’ says Wilsenach. ‘To see the creative hub working so well gives me great pleasure.’ A picture wall of family photographs takes pride of place in this area, while custom made shelves (also by Mudge) store books and collected treasures. Interiors specialist Andrea Graff worked on the interior design of the house from the start, and during the process, she and Caroline became firm friends. They saw completely eye to eye in terms of creating a family home with an heirloom feel while agreeing that the interiors should not feel stiff or formal. And they don’t. The rooms feature considered combinations of a range of textures via the use of luxurious upholstery and curtaining

fabrics, as well as a layer of comfort created by perfectly placed footstools and side tables, and indirect lighting. Colour is kept subtle, with hues from nature – including a series of green tones, as well as shades of grey and wood – predominating. These are punctuated with items in rattan and metal, as well as a few boldly monochrome pieces. And objects including vases and vessels in slightly brighter green and blue tones, plus a range of contemporary artworks, add a final finesse to the interiors. Graff’s interior design style is characterised by “a deep respect for tradition filtered through a contemporary lens”, she says. In this project, she was very much responding to Caroline’s brief: “Lots of dogs, lots of kids, comfortable,
practical and unique!” This is evident throughout the house – but especially in its most private spaces, the bedrooms. There are three ensuite children’s rooms on the ground floor, and the first floor is given over to the master suite, with a matching duo of adjacent dressing rooms and ensuite bathrooms. The final sign that all the users of the home’s spaces were kept in mind when it was conceived is the utterly charming treehouse, also a unique design by Wilsenach. Situated across the pool and lawn in the tall trees on the other side of the garden, it’s perfect for adventures and games aplenty – and is yet another demonstration of the fact that for the Topat family, home is the very best place to be.

wning a villa, we knew we were going to have some challenges renovating it. When we started planning a full bathroom remodel, we were expecting to have a few curve balls thrown our way so we decided on the tasks we would DIY and the ones we would leave to the pros.
What we weren’t expecting, was having to dig a 25 m trench from the back of the house to the road for the plumbers to replace a corroded galvanised water main. This meant ripping up the floor to replace corroded pipes under the house and a six-week lockdown standstill which caused massive delays sourcing materials. Each of these events also pushed tradies availability, so we had no shower, no bath and no functioning toilet from January to the start of June. It goes without saying that we will never have a bucket shower again! The bathroom came together in May, and we made sure we had everything before we went into lockdown to be in a good place for the tiler to start when we went into level three. During lunch breaks, we swapped our laptops for paintbrushes and made good use of the extra time we saved on commuting. From there, everything went relatively smoothly, other than some minor delays in couriers getting things to us.
Standing back and looking at the bathroom, you can see the mood board we put together with a vision of ‘earthy boho’. Replacing the original polished tiles with waterproof oak flooring has softened the room and connects the space to the laundry and dining area, not to mention how much warmer it is. Some late-night surfing on Pinterest inspired the handmade tiles from floor to ceiling. Stacking them vertically was something we wanted to do from the start to give a modern twist to the timeless subway. To complement the straight lines of the tiles, we installed HardieGroove to the tallest walls, which has given the room more appearance of height, with the sloping ceiling. Choosing tapware is always tricky because you don’t want to be too ‘on trend’ and we wanted something that wasn’t going to date, so we opted for matt black to be cohesive with the fittings throughout the house. We then glammed it up by going high-end with the concrete vessel sink and the custom-made mirror, which is locally made. While this project was full of ups and downs, we learnt a few things along the way. Good tradies are worth their weight in gold, communication is key to a big project like this running smoothly, and there are easy ways to scrimp and splurge to come out somewhere in the middle by shopping around and mixing things up. We documented the journey on our Instagram TV @moochstyle where you can find the full reveal. moochstyle.com
