here did this year go? If you’re anything like me, it’s been a busy one, with a lot of new projects and places to enjoy. With Covid-19 still very much present in our world, it’s been a challenging one, too. We can only hope that in a year or so, we will be safe to enjoy similar freedoms to the ones we had before the pandemic. In the meantime, many of us are still directing our travel budgets into our homes and visiting previously undiscovered corners of Aotearoa. In this issue, we look at how Covid-19 has changed the way we inhabit our homes and how that could mean the end of ‘open plan’ living. There’s some excellent advice and design inspiration for interiors as we look at getting the guest bedroom ready for the holidays, changing things up with wallpaper, kitchen design and landscaping. The abodes in this issue are a celebration of the good life in some great places. We travel to Twizel to see a bach designed with three generations of one family in mind. In Wānaka, we visit a beautiful, lakeside sustainable home with stunning cedar joinery built for a young family embracing a relaxed lifestyle. A lightfilled oasis near Timaru is an entertainer’s dream with poolside living and in central Ōtautahi we celebrate the renovation of a unique historical home with a sympathetically designed modern interior. M O D E RN TOW N Grey is often considered a cold colour, but by adding warmer tones it creates a comforting and sophisticated space. I emphasised colour by adding a customised artwork in the same colour but with a texture that modernises any space. By adding a textured sand to paint and painting onto a canvas in a random way you can create a great effect. The grey colour is Resene Double Concrete, and I added Resene SRG Grit for the texture.

any homes today have the kitchen as their heart. This means it’s a hub for preparing and cooking food, cleaning and entertaining. These activities are a breeze when you can put your hands on everything you need within a few short steps. An intelligently planned kitchen will mean you can make logical decisions about where things are placed on the floor plan, making it effortless to move throughout your space. Whatever your kitchen shape, Hettich demonstrates common layouts that make the best use of the area by minimising steps between your working zones and keeping distances short. The concept involves dividing your kitchen into five functional zones, based on the key activities and areas we need our kitchen for: cutlery and crockery, cleaning agents and waste, food preparation, pots and pans, and food storage.

L -S H A P E D K ITC H E N Perfect for spaces with two adjacent and usable walls, Hettich recommends L-shaped kitchens to group tall features such as ovens and fridges to the outer end of each wall. This leaves the inner space for your preparation area, sink and stovetop. With a great aesthetic flow that limits your moving around, you’ll have ample floor space available for a statement kitchen island or dining area.
G A L L E Y K ITC H E N If you’ve got limited space, a galley kitchen may be the best layout for you, especially if you have high ceilings. Galley kitchens maximise the available wall space and ensure every thing stays within easy reach.
G -S H A P E D K ITC H E N This is essentially the same as the U-shaped kitchen with a semi-island, or ‘peninsula’ connected to one side. There is plenty of design freedom here to bring in multiple functions, for example, a seating area on one side or extra storage capacity.
So, what does this look like for each layout? By considering the five working areas of your kitchen, you can find a layout that makes the best use of your space and minimises footsteps between frequently used items and appliances. And that’s got to be good, for everyone.

C LO S I N G TH E D O O R ON OPEN PL AN Kiwis are very attached to the idea of open plan – but the reality of a fully open entrance, living room, kitchen and dining space is not a practical set up for most families. After living in lockdown, we’ve realised that sometimes you just need a big old wall – or at least degrees of separation that allow people to do their own thing. ‘Broken-plan’ (or split-level) living is a more flexible alternative with freestanding walls, mezzanine levels, sunken living spaces (when sites allow it) and other design features to provide spaces that are connected without being unnecessarily open. Don’t underestimate more minor changes either: colour, materials, and lighting can do a lot to give pockets of privacy and cosiness.
D E S I G N & I N N O V AT I O N YO U R I D E A L S E L F D O E S N ’ T E X I S T Many building companies sell the idea of a ‘dream home’, and it’s easy to get carried away and begin planning it with your ‘dream self’ in mind. The version of yourself that cooks for large crowds (if only you had a bigger kitchen), cleans more regularly (if only you had more time), and enjoys hours spent tending to your veggie garden (if only you had more energy).
H O M E A S TH E N E W O FFI C E Covid-19 has created the most dramatic disruption to office working culture in our lifetimes. Companies across New Zealand have been forced to embrace remote working and the technology that supports it. For many, the home ‘office’ is a desk against a wall, relegated to a forgotten corner of the house. If working from home is something you need to be equipped for, this will not do! Consider what works best for your working style; a quiet separate room or a nook in a more open living area? Make the space inviting with a calming colour scheme and cosy touches you might normally save for a living room.
It’s great that we now have a better understanding of how we truly use our spaces and time on an everyday level. How much use would a second oven actually get? Are mosaic tiles a sensible option if I don’t want to be cleaning them regularly? Should we plan to landscape the garden ourselves, or is it smarter to budget for a contractor? Make decisions based on how you are most likely to live, not how your ideal self would live! C A R RY I N G O N TH E CO N V E R S ATI O N It’s easy to find a building company that will build your dream home, delivering your requests, without question, on the notion that ‘everything is possible’ (for a price). What you actually want, though, is to work with people who make a real effort to understand your lifestyle and help you make informed choices. It’s time for us to think about how we can use this crisis to rebuild and produce something better. O UTD O O R L I V I N G Kiwis are blessed with a big ‘backyard’. Most of us are never far away from a beach, lake or forest. Despite outdoor living spaces being key to maintaining our wellbeing, they are often an afterthought. A great approach is to make choices that extend the home’s usable living space and connect it seamlessly to the surrounding environment. Think louvred roofs, outdoor fires, or multiple decks – providing options depending on the occasion and weather. Smaller choices are significant, too; is there enough colour and texture to look at? Are we designing a space we can maintain? Do I have the perfect spot to enjoy a cuppa? It’s about creating those simple, everyday pleasures.

ith summer just around the corner, many of us are turning our attention to our gardens. And that means creating a space that works for us. For one Christchurch family, that meant meeting their growing children’s needs for home-based fun and a space to hang out with friends. The parents were also after a functional entertaining space and a low maintenance garden. have just spent the day in Nelson City. Fair weather it was, a radiant spring warmth with only a smidgen of a breeze on one’s cheek. The Haven was redolent with the shadows of big puffy clouds above. Cumulus, I guess. There are plenty of expectations in the air as seasonal change heralds spring growth, deciduous branches welcome back leaves, flowers appear, bees, butterflies and birds get busy as our senses awaken. Among other things, I associate Nelson with harakeke and tūı̄. Not many people know this, but a very good friend, who shall go under the moniker of ‘Rochelle the pigeon fancier’ and I decided some years ago to set up our own pigeon racing club. Apart from knowing that messenger pigeons were considered quite valuable in Ancient Egypt and Rome, we didn’t know a lot about the birds. We possibly still don’t. But we both shared an admiration of the grace of their flight, the colour of their plume, not to mention their ability to home. 28

We never actually owned pigeons, but we certainly admired and envied those who did. As followers of the legendary Flemish bird trainer, Gaston van de Wouwer, we were delighted that his decades of toil were rewarded in late 2020. One of his loft, the stunning ‘New Kim’, after some frenzied bidding, sold at auction for $1.8 million. A lucrative sport once more. While happy for Gaston, both ‘Rochelle the pigeon fancier’ and I were devastated we missed the live auction. Unfortunately, both busy at the time. While we don’t see a lot of each other, when we do, our conversation turns to things avian relatively quickly. With my homing pigeon days over, I now take delight in spotting the smart white vest of the odd kererū in flight in central Christchurch. I would certainly like to see more, as I would the korimako and tūı̄. I still recall a site visit to Akaroa one winter, marvelling at the sight of a tagasaste weighted by many kererū jostling for the nectar of its flower.
Similarly, the sight of many a plump kererū happily hanging off the branches of the bush and forest of Rakiura brought joy on a family holiday. Slightly disappointed, I’ve yet to see one fall, intoxicated from its perch. While quiet by nature, they do have a penchant for drunken disorderly behaviour. A bird of character. Just like the little native hihi, albeit for much different reasons. We used to have a korimako sing to us from our courtyard outside our studio in central Ōtautahi. It hasn’t been back for some time. It was briefly replaced by an opossum who forgot it was supposed to be nocturnal – a poor replacement for the korimako. How nice it is not only to see and watch these birds but to hear birdsong within our city. There are some fantastic initiatives to encourage the establishment of patches and corridors of native planting within our city’s private and public spaces. his lovingly restored residence was designed in 1907 by prolific Canterbury architecture firm Collins and Harman, whose English historical designs were heavily influential in the development of early Christchurch. The firm’s iconic designs include such local treasures as The Dux de Lux, The Curator’s House, The Press Building (which was sadly destroyed in the Christchurch earthquakes), The Sign of the Takahe and many grand Canterbury homes from the late 19th to the early 20th century. It’s fitting then that the current homeowners are lovers of historical properties. When this impressive home came on the market several years ago in “as is where is” condition, the couple, who had already built a home nearby, weren’t daunted by the prospect of a restoration project. They were looking for a larger character home and immediately fell in love with the scale and period features of the property. For architects such as Collins and Harman, the demand for historical English architectural styles was an expression of nostalgia for clients, who still felt strong cultural ties with Britain. In the late 1800s, areas such as Papanui, Merivale, Fendalton and Riccarton developed as the city began to thrive. Homes that Collins and Harman designed display eclectic combinations of Tudor motifs and Arts and Crafts elements. This home is typical of their turn of the century style with a twostoreyed grouping of balanced gables, bay and oriel windows, balconies and porches. The couple had no doubts that this grand 480 square metre home on its 1545 square metre section was the one for them. “We saw the house listed in the morning, and by lunchtime, we had been through for a viewing and put in an offer to take it off the market.”

While they were prepared for a project, the home needed more work than it first appeared. What was expected to be just a one-year renovation took over two years to complete, with an extra year of expenses to go with it. Fortunately for the homeowners, the rear extension, added in 2005, had structurally sound foundations. It included the large open plan kitchen, dining and living space with a laundry and bathroom. The addition was large enough to house them, their young son, two dogs, and one cat for the entire two years. The couple was inspired by a period villa they had viewed some seven years earlier that had been sympathetically transformed by Emma Morris from Eterno Design. They approached Emma to see how she might bring similar new elements into their historical property. Emma, having an old villa herself, loves to work on them and says, “It was amazing to work with the homeowners who also project managed things. They had lots of ideas and it was a fun process narrowing down the options.” Emma encouraged the couple to keep some period features, such as ceiling roses in the main living and games room. The homeowners retrofitted double glazing to the original windows and kept the stainedglass windows. These beautiful glass art features in the front door and throughout windows in the home are an Art Nouveau signature from Collins and Harman, preserved in as new condition. Emma and her team designed the bathrooms, wardrobes, mirrors and lighting. The particular highlight for Emma was the transformation of the master suite. The original upstairs bathroom had been previously divided into three separate narrow rooms. Emma says, “It was challenging bringing it together. We replaced the raked ceilings with a new lowered ceiling that was one height, removed the small windows and added recessed LED lighting.” The homeowners wanted travertine in the master ensuite, so this was used to luxurious effect from floor to ceiling, in combination with large scale Italian porcelain stoneware. “It’s a spectacular ensuite,” says Emma. “Even the shampoo recess has been seamlessly crafted in travertine. There is elegant framing and continuity between every surface.”

One design problem that needed a creative solution was the homeowners’ brief for a downstairs powder room. This needed to be added without taking anything away from the symmetrical proportions of the home. After some thought, the homeowners came up with an inspired solution to put the powder room under the stairs. With a few minor tweaks to the space, including moving the plumbing, Emma and her team were able to create a sumptuous powder room. The considered use of LED lighting more than makes up for the lack of natural light in the cocoon-like space which mirrors the master-ensuite with the use of travertine and this time a polished version of the largescale porcelain stoneware. These Uniquestone tiles were hand-picked for the homeowners by James Thomson at Brymac Tiles on their first visit to the showroom. A special touch was the countertop made from original timber claimed from within the home. The couple had taken the costs of re-levelling the foundations into account, but re-roofing the home had the most significant impact on the budget. When the original Marseilles roof tiles were removed, their weight had impacted the structure of the walls, which then needed to be strengthened and straightened. HOMES The original cladding was a yellowish pebble-dash that the homeowners wanted to replace with a smoother, fresher look that would still match the period of the home. They worked closely with Resene Rockcote to achieve the desired effect and Emma helped to select the perfect Resene shade of grey for the plaster and white for the accents on the gables, balconies, and porch. The generously proportioned front lawn was also a consideration in the overall approach to the renovated property. “We wanted the front of the house to reflect the home, and decided to put down Smart Grass instead of actual grass, knowing that it would allow us to have an all-year round stunning front of house that would always make an impression and that the dogs couldn’t dig up,” say the homeowners. This lovingly restored home is treasured by its owners who went through a lot to get here but wouldn’t change a thing in their abode, which was a Regional Gold Winner for the Bunnings Renovation over $1 million at the 2021 Registered Master Builders House of the Year Awards. “We’re happy that we saved this house,” say the homeowners. “It’s a piece of history that will be here for at least another hundred years.”

hen daylight leads the design, magic can happen. Invited in through the solid streetfacing façade of this expansive Wānaka home, you enter light-filled spaces that are arranged around an interior courtyard. A covered outdoor room links to a separate retreat wing. Rooms look through other rooms to capture views beyond. Corner openings, surface sliders and pocket sliding doors re-shape rooms to extend their boundaries. The brief for Eliška Lewis Architects was for a timeless look, emphasising timber and natural stone to complement the surrounding mountain vistas and environment. The homeowners wanted to maximise the number of rooms with a lake view to provide flow
through the house suitable for their young family and to provide shelter for the changeable weather. The family wanted a house with personality and a built interior where everything has a place. They also specified uncompromising thermal performance of the building envelope as an essential component of the design. Sustainability was also a high priority for the homeowners who chose to work with Dunlop Builders very early on to bring their vision of a sustainable build to life. Manging director Bryce Dunlop says, “We have a lot of knowledge on the sustainable side of construction. Airtight, low-energy building is what we do. The strategies involved in this project included designing construction methods for sandwich-layered floors, ceilings and walls. These methods address thermal bridging, airtightness and vapour control, and hence provide comfortable living temperatures while protecting the internal structure from condensation risks associated with an alpine environment. Architect Eliška Lewis says, “With the budget in mind, we reduced the footprint and kept the overall form simple, to allow more funds for thermal performance and seamless detailing and finishing. When not in use, flexible spaces become multi-purpose rooms with a hidden murphy bed, desks, lounging area, that at any time could be transformed into private guest rooms.”

HOMES Extensive joinery drawings were provided, planning every aspect of how the family would move through each space. Timber fixed louvres in front of opaque glazing define the main entrance, concealing the storage areas within. Steel portals between windows were insulated and detailed with crafted timber to give depth and character to frame the views while providing a sense of enclosure. Experienced with the high level of bespoke detailing required in luxury homes, the team at Dunlop Builders have worked locally in Wānaka for over 20 years, suggesting materials and offering practical considerations to suit a variety of budgets and requirements. Bryce says, “It was an excellent collaboration with Eliška, and together the right decisions were made with great communication between architect, builder and homeowner.” “This project required an exacting finish with all of the detailed joins and junctions of the interior cedarwork on show,” says Bryce. The experience and quality workmanship of the Dunlop Builders team delivered an outstanding result for the homeowners who developed a firm friendship with Bryce over the 12-month build. The street elevation of the home is restrained, with high glazing for morning sun and an elevated view through the building without compromising on privacy. Height restrictions on the property guided the roof design, as a low-lying profile achieved a floor level that allowed views over the kānuka trees. The house is arranged around an internal courtyard behind the kitchen, while a covered outdoor room runs alongside, with the living and dining area directly in front. The homeowners wanted this centrally located kitchen to be clutter-free, and storage was a vital part of that.

Eliška says, “The homeowners left us with a fairly open brief for the kitchen. What they did ask for was a modern black and wood material palette with an emphasis on natural stone. One of the homeowners is a geologist with a keen eye on the characteristics of stone. He chose the feature island countertop in white-veined black marble and matching splashback. It was also important we went with these elements to connect with the surrounding mountain vistas that the property enjoys.” To address the brief for an open clutter-free space, the full-height rear cabinetry was designed to the left, dropping the height towards the right, to provide room for the discrete high clerestory windows that bathe the kitchen in natural light. The functionality of the generous cabinetry is optimised by easy access, advanced cabinetry hardware. “The cabinet door hinges over-extend to provide full and easy access to cabinet interiors. Similarly, the upper cabinet doors lift out and
upwards, meaning hassle-free access to these harder-toreach spaces,” says Eliška. Recessed lighting above the benchtop provides both task and mood lighting, while concealed strip lighting highlights the same stone’s use on the rear splashback, and high windows above the cabinetry let in the morning sun. The timber floors allow an ideal backdrop to the finely finished wood. This light-filled entertainer’s kitchen was awarded the TIDA New Zealand Architect-Designed Kitchen of the Year at the Trends International Design Awards 2019. The house has an abundance of natural light, with any artificial lights specified as LED fittings. The roof, wall, and floor assembly are airtight, achieving low energy consumption, with membranes controlling moisture and protecting the construction materials. The result is a building that has long-lasting comfort for future generations.

his home strikes the perfect balance. With a large open plan area in the heart of the home, this place is made for entertaining. Equally, the snug bedrooms and quiet outdoor spaces towards the rear of the property make it an enchanting place to relax and unwind. Its name, the Gleniti Oasis, is a fitting title for this prominent yet peaceful home. Set on a busy road on the outskirts of Timaru, this semi-rural property is certainly a head-turner. The 385 square metre home was built by Shore Construction in 2018 and sits proudly on a sizeable section. Designed by Garry Mayne of Chilton and Mayne Architecture, the house offers a timeless look with clean, fresh lines and a mono-pitched roof. “We set the property back off the section to give relief from passing traffic,” says Garry. “We also positioned the property to maximise the views to the rural landscape beyond.” With its heightened ceilings and high windows in the living space, this home is flooded with natural light.

“The owner was looking for a modern, clean-looking home set up for entertaining and making the most of the afternoon and midday sun,” says Garry. “And we’re all delighted with the result.” One of the stand-out features of this home is the use of the Timaru Bluestone. There are many possible uses for this naturally beautiful, genuinely New Zealand product. Used for dramatic effect in many settings, the textured bluestone in this property helps to provide contrast against the white Resene Rockcote plaster cladding. “We like to use textured materials to create a bit of interest,” says Garry. “This bluestone can also be seen in Christchurch Airport, for example. It can be used on floors or as outside tiles.” At the Gleniti Oasis, it provides accents of interest at the entranceway and the fireplace inside. “We wanted to keep the material palette quite simple on this property,” says Garry. “And let the glazing speak for itself. I drove past this property just a couple of days ago, and it still looks awesome, and it really stands out on the street.” Another feature of the home is the louvred roof in the outside seating area. The opening roof creates an additional living space for the family and provides a sheltered space for socialising outside. Manufactured and installed by Louvretec, the roof gives the best of both worlds: shade or sun, keeping the owners and their guests warm and dry.

he brief was simple: to create a beautiful holiday home for a multi-generational family. Marcus Stufkens, architect and design director at Stufkens and Chambers Architects, set about designing the 140 square metre holiday home on the outskirts of Twizel, knowing he had not only a family of five to consider but also grandparents, horses and a boat. “The homeowners have Clydesdale horses and wanted a space to be able to bring their horses with them during the long summer holidays,” says Marcus. “With a full-time home for a boat to consider as well, I started to focus in on an internal courtyard concept. This then became the apex of the whole design.” What Marcus designed was a comfortable and intimate three-bedroom home with a genuine holiday feel. “It’s got a lovely indoor-outdoor flow, with the internal courtyard providing a secluded space away from the winds,” says Marcus. The arrangement of the buildings helps create this internal courtyard, which enables seamless circulation and line of sight. Another clever design of the home is the use of light. A vaulted ceiling over the central living area provides plenty of natural lighting inside. And with the grass of the internal courtyard close by, there’s a fabulous sense of bringing the outside in. Add to that the north-facing living room with its spectacular views of Ben Ohau, and this place really starts to shine. The interiors are also a nod to the natural beauty outside the walls, with blocks of subtle green and blue throughout the home to accent the natural theme. The pre-finished Plytech Ambience feature birch ply adds a warm and textural quality to the interiors, with most of the walls and ceilings in the living areas using this natural product.

One of the many standout interior features of this home is the inclusion of a fourth bedroom that converts to a media room and the use of integrated furniture, giving the home a cosy and self-contained feel. There’s certainly a lot packed into this relatively small home, without the sense of it being packed or crowded. “One of the bedrooms had to have at least four bunkbeds, so that family friends could come and stay,” says Marcus. “And the media room has a pull-out bed, so for a relatively small space, there’s room for friends to stay.” The exteriors are a mix of stained plywood and irregular batons, with lightweight autoclaved aerated concrete on the southern facade. This environmentally friendly material weighs far less than standard concrete. The panels, or Loxo Cladding, are reinforced with vertical and horizontal corrosion-protected steel, giving them exceptional fire resistance as well as thermal and acoustic insulation. “The choice of this exterior will allow the building to age gracefully,” says Marcus. “It provides great weather protection given the contrasting temperatures of the Mackenzie Basin region, and it increases the safety and longevity of the building.” With some detailing of marine grade wire zig-zagging up the exterior, the homeowners hope that some planted climbers will take hold and add some further greenery to the outside. The project is one the team at Stufkens and Chambers Architects can be proud of. The company is a talented, progressive practice with award-winning principals who take great pride in what they do. As qualified architects, great emphasis is placed on the quality of the detailing, and this home is certainly no exception. “We have offices in Christchurch, Auckland and Tauranga,” says Marcus. “It’s great to be getting into

And fantastic to be working with great people.” Despite the simple brief, the build came with one main challenge: building during the winter months in the Mackenzie Basin, renowned for its fluctuating temperatures. “With sub-zero temperatures we experienced delays with the pouring of the foundation, for example,” says Marcus. “And the deep haw frosts were challenging for the builders.” Kershaw Builders took up the challenge of these frosty mornings and long hours in order to get the house built before Christmas last year. “We started building in June, and the homeowners were in by Christmas,” says Rachel Kershaw, co-owner of Kershaw Builders, along with her husband and builder, Allan. It was a challenge they achieved and can be proud of. Working with four builders, plus Allan and the various subtrades, the team demonstrated their ability to work seamlessly throughout the project. Rachel and Allan pride themselves on helping clients turn their building dreams into a reality, and this project was no exception. “We worked some long hours on this one, but it was a fabulous location, and we have some great builders working with us,” says Rachel.

Allan is a third-generation builder based in Christchurch, but thanks to owning their own bach in Twizel, the couple were happy to take on this project. Rachel brings with her over 15 years of building industry experience, working on concept plans, pricing and project management. The relationship between the architect and the builder went incredibly smoothly, with Rachel saying, “The architect was great to deal with. There were a few quick decisions that needed to be made, and details needed to be clarified as the build progressed, but we always worked well together.” The finishing touches are the icing on the cake for this home. The spectacular kitchen designed and manufactured by Elite Joinery, provides a beautiful central space for the family to convene in. The blend of blue and green hues in the joinery tie this home firmly into its natural landscape. This is an excellent example of a well-planned and purposeful project. Plywood lends a warm and contemporary yet casual feeling to the interior. The internal courtyard adds a flexible space for family members, guests or grandparents. Simple and understated, this house demonstrates the skill and creativity in making a design look at once homely and refined.

“I
n Johannesburg, there is no mountain,” says architect Anthony Orelowitz. “There’s no sea.” He is referring to Table Mountain in Cape Town, South Africa. Houses in Cape Town tend to look outwards, seeking to catch a glimpse of the ocean or frame a view of Table Mountain. “Here, you have to create your own habitat,” Anthony says. That, at heart, was the basis of his response to Johannesburg’s urban character when he designed his own home in the city’s famously forested suburbs. The plot of land Anthony was to build his home on had previously been a tennis court accessed via a long driveway at the end of a ‘panhandle’, surrounded by neighbours on all sides and far from the street. It felt like a self-contained island with tall mature trees in a sea of suburbia. To create his habitat, Anthony turned to the archetype of the atrium house – an internal courtyard wrapped around on all sides by the house, creating a peaceful sanctuary at its heart, open to the sky. He calls it a “self-contained oasis in the city”. The house itself is essentially a series of pavilions, with vast sliding doors and screens that can be opened and closed to reconfigure a mosaic of spaces in countless ways. Anthony designed a new rail system to manage the large glass panels, which made up the sliding doors. Rather than simply surround the central courtyard, however, Anthony describes the way in which he “pushed” the landscape through the pavilions and out to the very edges of the site. “The ground plane washes through the house completely from one end to the other,” he says. This, he explains, creates “secondary courtyards” all around the house, where the pavilions open onto private, peaceful nooks under the trees, and the boundary walls in effect become the walls of the house. Despite its long, low-slung appearance, the house also rises to create an upper level in the treetops, carefully designed around branches that lean into and over the house. It’s like a “big, adult treehouse”, says Anthony. The effect is a sense of space knitted together vertically as it is horizontally, drawing you up to the terraces as much as through the house and gardens on the ground level. NOVEMBER/DECEMBER 2021

Anthony designed it “upside down”, with the bedrooms at ground level, nestled under the trees, and the living and outdoor entertainment areas – even the pool, with portholes underneath looking down into the central courtyard – on the level above. He says that when he wakes in the morning, he wants to “touch the ground” and “be in the forest”. The clarity and apparent simplicity of the design is, inevitably, a wonder of engineering, ranging from massive, brutishly strong “post tension beams” that wrap around the house (so well hidden by cascading plants that you’d never even know they were there), to a floating lounge floor suspended by a 90 mm steel hanger from the ceiling above that seems to defy gravity. Anthony speaks of wanting sensory feedback when you touch surfaces throughout the house, from the walls to the floors. He says it’s a quality he finds rejuvenating. The rough sensuality of the stone, the lushness of the plants and the elemental presence of the air and water leans away from the minimalism of European modernism in the direction of the lush, sensual tropical modernism with its early origins in Brazil.

It's like a big, adult treehouse
W E LCO M I N G WATE R The pond at the entrance provides a welcoming coolness and the sound of water.
The care taken with the detailing means that the transitions between inside and out become seamless in a way that houses often claim to be but aren’t. The slatted timber cladding that wraps the walls and ceilings have door and window frames so precisely integrated into them as to make the thresholds imperceptible. The bespoke lighting is concealed and designed so that in the evening, the quality of light inside and out is consistent. The effect is slightly magical. Despite the sleek beauty of the design, Anthony compares the house to Hogwarts School in the Harry Potter series of books, referring to the secret passages and trick stairs in the fictional school. He describes it more as a system than a set structure. “You’ve got hidden passages and concealed spaces behind spaces,” he says. The ways in which the walls and screens can be opened or closed in Anthony’s house means that it can also be quite magically reconfigured. It is forever shifting and changing shape. “It’s quite theatrical in a way,” says Anthony. NOVEMBER/DECEMBER 2021

I N T E R N AT I O N A L H O M E I NTI M ATE G ATH E R I N G An intimate gathering space around the fireplace relies on simplicity to create an innate sense of calmness; each piece of furniture working together harmoniously.
Some totally over-the-top features, like the appcontrolled automated skylight (about 20 metres long and 3 metres wide) that runs the length of the front of the house, add to the magical effect, transforming interiors into exteriors. “The walls are made of plants,” points out Anthony, referring to a vertical garden the length of the first floor. The interiors were an exercise in layering, articulating and complementing the architecture rather than decoration. Natural textures are picked up in the fabrics, maintaining the sense of grounded, authentic materiality. The colours are drawn from the water, the foliage, the sky and the stone to marry inside and out as one space. To maintain the sense of simplicity, subtle variations in colour, texture and material – the same granite hammered here but sandblasted there – keep it from appearing monotonous or sterile. The patterned tiling on the built-in outdoor sofa in the central courtyard, for example, breaks the rules but introduces something whimsical and refreshing that rings true to the spirit of the place. The secret, however, remains in the detailing, in being able to sustain a clear vision from the “big idea” right through to the tiniest detail. Of course, such painstaking attention only pays off if the idea is convincing in the first place. If it is, you have the making of an architectural landmark. The idea is elevated. In this case, the idea was not so much to create a building or a house in the traditional sense as a place. “Can you make your home your favourite space in the city?” asks Anthony. I N G R E D I E NTS : 1 bunch of spring carrots, cut into sticks 1 x 400g can of chickpeas, drained and rinsed 1/3 cup pumpkin seeds 1 tsp smoked paprika Oil Pinch of sea salt G A R L I C M I NT YO G H U RT: ½ cup coconut yoghurt 1 tsp apple cider vinegar 1 clove garlic, crushed Good handful of fresh herbs, roughly chopped 1 tbsp tahini Pinch of sea salt Black Pepper TO S E RV E : Fresh rocket Dukkha M E TH O D : Preheat the oven to 200 degrees C. Place the carrots, chickpeas, pumpkin seeds, paprika, sea salt and oil on a baking tray. Toss until everything is well combined. Place in the oven to cook for 15 minutes. Once 10 minutes is up, turn the oven function to grill and grill for 10 minutes. Once cooked, remove from the oven to cool slightly. For the garlic mint yoghurt, place all ingredients in a blender or alternatively use a stick blender. Blitz everything together until you get a nice smooth green yoghurt. Place a layer of rocket on a salad platter, followed by the roasted carrots, chickpeas and pumpkin seeds. Then drizzle with some garlic mint yoghurt. Continue this layering process for another one to two layers. Any leftovers will keep in an airtight container in your fridge for up to four days. Serves 6-8 tworawsisters.com | @tworawsisters

he way we use our homes has changed over the last generation or so. Family members are not home during the day with the windows open. Instead, we vacate the house en-masse on cold frosty mornings and return the same way in the cooling evenings. Windows don’t get opened as this allows heat to escape. Consequently, the internal air quality of the home suffers. Humidity and carbon dioxide levels increase, and mould forms on walls and ceilings. A symptom is the stuffy feeling you notice when coming home in the evenings. When you live in a well-ventilated healthy home where the air you breathe inside is a purified version of the air outside, then you can feel refreshed every day. Balanced Mechanical Ventilation Systems with Heat Recovery (MVHR) are a necessary part of any healthy home. Just occasionally opening windows is no longer appropriate for how we live in our homes. There are three different types of ventilation system on the market, these are shown in the boxes on the right of the page. Wouldn’t it be awesome to come home to a warm, well-ventilated healthy home every evening? At the Heathy Home Cooperation, we would certainly like to think so. 1 . P O S ITI V E P R E S S U R E : These systems take poor quality air from the roof space and pump it into the bed and living rooms. These rely on leaky homes as the displaced air is forced out through gaps and crevices. They work fine in spring and autumn, but the ceiling air is too cool in winter and too hot in summer, adding to your power bill.
2 . N E G ATI V E P R E S S U R E : If you left your bathroom fan or range hood on 24/7, this would suck out the moist air from these rooms, replacing it with air drawn in from the same cracks and crevices. This is arguably a cheaper, better system.
3 . B A L A N C E D W ITH H E AT R E COV E RY: MVHR systems work by constantly bringing a low rate of outside fresh air into the house. They extract moist stale air and replace it with just the right amount of fresh air, filtered and warmed by the heat of the extracted air, using a heat exchanger. The more airtight the home, the more efficiently these systems work. This is the best system.

ver the last few columns, I’ve talked about house and land packages, investment opportunities, first home buyers and broadening your horizons regarding locations if you are looking to join the market. But don’t think I have forgotten about those with sections or land stashed away for a rainy day. In this ever-changing and dynamic market, if you have a section, it is likely that there is never going to be a cheaper or better time to build or develop your land than now.
It is widely publicised that building product prices are on the way up due to supply and demand, so for those who hold the ‘ace’ card of land ownership, you will have already seen a remarkable rise and capital gain on your asset. Perhaps now might be the ideal time to leverage off this increase and lock in a build cost at today’s prices to realise the full potential of your property. Whether you intend to build to add to your rental portfolio or sell it off quickly to reap the rewards of capital gains in the current market, it’s worth doing the maths and running it past your accountant to see if ‘now’ is the time. Look for a design that best suits the site. Get advice from your building company as to what design will best suit the orientation of the site, such as where the sun rises and sets in relation to the site layout. Maximising the site coverage and getting you the best results for your budget, whether you are building to sell or wanting to keep your new home as an investment, are top things to consider. A good building company should come and stand on the site, do their research and design a plan according to each section.
