ring on summer! We’ve made it to the end of another year of uncertainty and cancelled plans and have well and truly earned ourselves a healthy dose of sunshine. With a beach house holiday booked in for my family, there are relaxing times ahead. The biggest concerns on my horizon right now are finding a good sun hat and cajoling my kids into eating summer salads – strawberries and raisins worked a treat last year, but I suspect that they’re onto me now. We’ve asked our experts to tell us how they’re changing things up for the year ahead with their latest trends and advice on how to bring your home up to date. From architectural design, sustainable building, interiors, window glazing and decking, there’s plenty of inspiration for any home project. I’m excited about the One Way or Another feature in this issue. I had a blast bringing this together alongside Abode’s talented designer Jen and our new creative partner, Charlie Rose. T

his summer, we have wanderlust; we have yet to figure out exactly where, though. Like many, there’s no better place to celebrate the festive season than by the water’s edge. In preparation, some of us wax, others tone, some pre-tan while a good number dust off the trunks worn last summer. Some of us do so with trepidation. Ironically, it is an overcast rainy day as I sit down to write this. Not all is lost. It is the perfect day to crack into Christmas pudding production; they simmer away on the stovetop. I’m not sure if I have previously mentioned, but the transition from the late Nana Doris’ traditional recipe to a plant-based one is complete. While possibly disapproving, she’ll be happy to know her pot, measuring cup and teaspoon are still in use. Not all tradition is lost. Doris can rest easy. With the puddings simmering away, out of the corner of my eye, I am also keeping an eye on Selling Sunset, a real estate programme on Netflix that has captured half the family’s attention. A programme based on the premise that people are interested in glamorous self-centred, Botox-filled, chestaugmented, fashion house attired female real estate agents, who are marketing, for the most part, ostentatious properties to similarly vain prospective buyers. All set in Los Angeles.

Tragic as it is, I do find myself watching. Continuing professional development, of course. My interest primarily is the properties themselves, and in most cases, the stunning swimming pools, the majority of which cling to or project beyond cliff and hillside edges. A number are infinity, others incorporate spas and very few have fences! As dramatic as they are, some of the pools (almost but not quite) steal the show from the heels, dresses, and behaviour swings of the main subjects. While some are stunning, I do prefer something a little more natural. We have tried to do this with our work at the Hanmer Springs Thermal Pools and Spa over the last 25 odd years. Taking inspiration from some of the natural springs within the high country, attempting to capture the spirit of the place. When it comes to natural, it isn’t a case of just trying to create or recreate a setting. I’d love to be able to convince clients to adopt a more natural or living pool system – a European ideal. We have been involved in one pool, where a biofilter, in combination with a phosphorous filter, enable the biological and physiological purification of the water. No chlorine or other chemicals required. Our clients and their friends love the feel of the water. How about a natural pool, one that involves a wetland zone with flora and fauna, keeping the pool clear and alive. Nothing fake here. For those in the know, imagine the Source of the Riuwaka River, albeit a little warmer, in your backyard. Some of the cleanest, clearest water imaginable. TH E S E CO N D - H O M E B U Y E R More space is often the main driver for this group as families may be expanding. School zones can be critical, as can a second bathroom and an extra bedroom. Maybe a study nook or room that can have versatile uses, smart storage solutions and garaging. Key considerations are good indoor-outdoor flow or the right orientation to create an alfresco environment for growing children to enjoy. THE MOVING-UP-THE-L ADDER BUYER This group has probably owned a home for some years, has great equity and is looking for a next-level home. High school zones can be a factor or walking distance to schools. Location will be vital; double glazing and modern exteriors and interiors will attract their attention. Neutral contemporary colour palettes will appeal. Flowing spaces for entertaining that connect inside and out with maximum sun will also catch their attention. 16

HIGH-END BUYERS These buyers want the perfect prestigious property in the right location. A large granite bench with quality appliances, a walk-in scullery, media room, designated office and grand tiled entrance are desired. Outdoor living with the wow factor, an inground pool, sauna and spa also appeal. An upstairs and downstairs master option and a large main master with a walk-in-robe and ensuite are preferred. A stunning street frontage, multiple car garaging, a full laundry, guest accommodation and off-street parking for boats and caravans will tick the boxes. TH E R I G HT-S I Z E R S Buyers in this group are often going through a change of life event, and this can be a very emotional time. How a property makes them feel is highly important as they may be coming from a larger home and having to downsize. An easy-care modern property with no fuss gardens but having a special character will seal the deal. Letting go of treasured possessions is a process, but a fresh start can give them a whole new lease of life. n this room, wide borders that run across the tops and at the corners of each wall are painted in Resene Eighth Spanish White and stand out from the main colour blocks that cover the remainder of each wall in Resene Double Spanish White. These complex, creamy whites, while classic, are trending for their ability to bring warmth to your home and their flexibility – blending beautifully with a whole range of accent colours and design styles. To get the look, first paint the entire room in two coats of Resene SpaceCote Low Sheen tinted to the lighter of your two chosen hues. Then, use a pencil, ruler and a level to lightly mark an equal distance down from the ceiling and out from the corners so that you will have lines to follow when you apply your masking. Be sure to use high quality ‘washi-style’ painter’s masking tape, such as those available from Resene ColorShops, and press down the edges of your tape firmly to ensure you get a sharp, clean line once it’s removed. Then, paint the inside of your masked area in two coats of Resene SpaceCote Low Sheen tinted to your darker chosen hue.

Artwork is another great way to create character in a space, but it doesn’t always need to be on canvas or paper. If you, a family member, or a friend are handy with a jigsaw, try cutting out some interesting shapes from a sheet of 5mm thick plywood. Here a couple of circles and semi-circles balance out the formal, straight lines of the painted wall feature and the vertical cabinet. Resene Colorwood Meranti has been alternated with Resene Colorwood Dark Oak to stain the four shapes. Whether you choose to paint or stain them, be sure to sand them smooth and wipe your shapes down with a clean damp rag before you go to dip your brush. And for additional protection with minimal sheen, use Resene Aquaclear Satin as a topcoat or choose Resene Aquaclear Gloss for a shinier finish. To bring a touch of the red from these stains out into the room, paint one or two small accessories and a key piece of furniture such as a side table in Resene Pioneer Red. or the last ten years, WPC (or wood plastic composite) has been a growing trend in North America and Europe, and we knew that New Zealand would follow suit,” says Rod McVicar from One Stop Deck Shop. Finding a WPC that would survive New Zealand’s extreme UV conditions and fit with New Zealand’s building standards was at the top of the priorities list. Many products look similar when new, but what would they look like after three, five, ten and even 15 years? “After much research and discussion, we opted for ModWood because it was the only WPC manufactured in the southern hemisphere, and it was proven in the harsh Aussie climate. "After gaining Codemark Certification, ModWood is the only WPC that fully complies with the New Zealand building code,” says Rod. “ModWood looks great and is made from recycled materials, making it easier on the

planet. It comes in a long length (5.4 metres), meaning few, if any joins. The KlevaKlip hidden fastening system gives the deck the real wow factor. But best of all, ModWood is low maintenance. No oiling, no splinters or splitting, no twisting or warping; just clean it a couple of times a year and get back to having fun or relaxing on it.” There are two finishes and five colours with ModWood, the Natural Grain Collection (NGC) and the newer generation Xtreme Guard (XTG). or someone designing a new home in 2022, what advice would you give them on where to begin? The best advice I would give anyone starting their design process is to note down and photograph the positive experiences you have in the homes you visit, so together with your architect, you can discover what it is about the spaces you like and how to incorporate them into your design. This process connects you closer to the spaces you are designing and helps create a better outcome, specific to you as the resident.

How do you think the future of sustainable housing looks for New Zealand? Sustainable housing is often misinterpreted as simply designing energyefficient homes. But the reality is far more complex. It takes into account many other aspects; including, but not limited to, social, emotional and environmental sustainability, and focuses on factors like the production and disposal of building materials, while also remembering the emotional value in a building’s beauty. The first approach starts with building smaller, and the next follows our current trajectory, using age-old design strategies to better harness our sun and winds for natural heating and cooling. Combining the most up-to-date technologies with these strategies, a well-insulated thermal envelope, and careful detailing to reduce thermal bridging means that a house can maintain a more constant temperature naturally, reducing energy consumption and creating a healthier living environment. What concepts do you see as quintessential home design trends in New Zealand? The relationship with nature is the hinge of New Zealand’s architecture. At present, Kiwi homes tend to have a strong connection between interior and exterior living areas, connecting with and looking outward over these beautiful landscapes. here’s no question the concept of sustainability is making an impact on the decisions home builders are making, with 2022 seeing a trend towards smaller overall footprints. “A few years ago, there were a greater number of homes that were 250 square metres or more, but we are seeing a resurgence in demand for smaller homes from around 60 square metres to mid-size family homes around 180 square metres,” says Lockwood managing director Andrew La Grouw.

“This seems to be partly due to the cost of land and smaller sections, but also people seem to be taking on board the idea that bigger is not necessarily better,” says La Grouw. Being local has had an added advantage for Lockwood and their clients this year, during a time when the construction industry has experienced considerable disruption in the supply chain. For more than 70 years, Lockwood has been providing Kiwis with locally grown homes – quite literally. “Sustainability has always been a key driver of ours, ever since the 1950s when the founders of Lockwood conceived the idea to use plantation pine from New Zealand forests, instead of importing materials from Europe,” says Andrew.

“Our improved processes minimise waste through thoughtful assessment and optimisation of our timber materials. We only apply timber treatment to finished components, so our shavings are untreated and are made into wood pellets for sustainable heating. A new outlook

INTERIOR TRENDS The look and feel of window joinery is becoming increasingly important and is now considered more a part of the interior design and furnishing than ever before. Interior finishes and textures that stimulate emotions through touch are becoming more important. CONTRASTING COLOURS With uPVC, you can have different surface finishes and colours on the exterior versus the interior. While darker colours on the exterior surface remain popular, there is also a trend to go ‘off’ black, so dark greys and ‘brown’ blacks are increasingly popular. In the interior surfaces, light timber finishes are increasingly popular, especially if, for example, the kitchen joinery is darker. The dark colour versus light timber contrast is prevalent in Europe and is emerging here. different climates. This will result in warmer and drier homes with less chance of mould forming inside, and so improving the health of homeowners. THERMAL PERFORMANCE As the insulation performance of our buildings improves, and with the increase of global temperatures, overheating in summer will become more of a consideration. The use of tinted or high reflectance glass or exterior shading or shutters will also be a growing trend, particularly on north and west elevations with large glass areas. Talented couple Ali and Mark Metzger have operated their business and built homes in Clearwater for eleven years. “It’s a very special location – a slice of country in the city,” says Mark, director of Metzger Builders, who along with wife Ali, loves the convenience of being situated among extensive grounds without the need to maintain them. Their love of the Clearwater lifestyle led Mark and Ali to build this beautiful bespoke property. “The home was always intended to be a show home for our business,” says Mark and adds that the couple loved the result so much they almost wanted to keep it for themselves. When it came to finding an architect for the property, Mark brought in O’Neil Architecture with the brief of designing a large family home with a focus on high-end materials and views from every elevation. Darren knew how to get the best out of the site, positioning the home for views, and designing a desirable family layout with great indoor-outdoor flow. “I’ve had a great relationship with Darren for years, and we’ve worked on many projects together. We complement each other very well. It’s a good joint venture, a team effort with a shared vision,” says Mark. Mark gave Darren complete freedom with the design, then added his own details during the process, influenced by his own experience and inspired by his three years on the judging team for the prestigious Registered Master Builders House of the Year competition. Metzger Builders took part in the competition for 18 years, achieving top accolades regularly since 2001, with 11 national titles, including the Supreme Winner in 2018. Mark says, “It’s a great pleasure and honour to have been asked to now judge in this amazing event and travel the country to witness some incredible builds. To be able to judge my peers is a real privilege.” “We’re always trying new ideas, concepts and products”, says Mark. “This home features the first retractable louvred roof ever to be used in a Christchurch build.” Mark and the team also put extra work into the glass specifications in the home. Low-E glass was used to ensure the house doesn’t overheat in summer or overcool in winter, making it a very comfortable temperature all year round, with or without sunshine. Ali is part of the Metzger Builders team, and her exceptional interior design talents are offered with every build. Ali’s high-end aesthetic had a strong influence on the choice of materials selected in the home. With this property, Ali favoured a Central Otago look with earthy, textural features of timber and stone, vaulted ceilings and light-filled glass gables. Plain white walls have been minimised in favour of understated, characterful wooden batons, Glenorchy stone on the double-sided fireplace, luxurious tiling in the kitchen and large format tiles in the bathrooms. Chevron patterned wooden flooring in the living areas was used to add a rustic warmth and texture, along with the modern elegance of bespoke built-in furniture.

“The home has a nice welcoming feel, and that’s down to Ali’s interiors. The furniture fits the house,” says Mark, who is also proud of the work his team put into the cladding and connections in the home with meticulous attention to detail. The house is clad in Glenorchy stone with white pointing, laid sideways with some stones flipped on their face to add a more rustic character to the exterior. “It’s a fully automated low maintenance home that’s ideal for busy families,” says Mark. The separate bedroom wing is designed for privacy. It gives the living spaces room to breathe – an enviable layout for families, allowing for simultaneous rest or entertaining throughout the day or night. This home is one of Mark’s favourite builds, and he is very proud of the result. “It has street appeal from all elevations. There are views from all rooms. Even the boutique hotel-style guest bedroom, with its baton clad walls, has a view to the central courtyard.” This exclusive show home had viewings by appointment only, and while the bespoke residence has already been sold, there are plans in the pipeline for similar projects in Clearwater. hen Maree Hunter and her two young children moved into this Fendalton home 27 years ago, there was work to be done. “I cried when I brought my children here,” says Maree thinking back on the rundown 1950s home. “I used to live across the road and thought this patch of land had so much potential.” Back then, Maree with her hands-on approach and keen eye for design, set about creating a home for her children. “I plastered the art-deco fireplace in the lounge and inset some French tiles which totally transformed the look of the space,” says Maree. “The old lino floor containing asbestos had to go, as did the carpets, hideous wallpapers and rusted metal louvre blinds. The rimu floors throughout the house were sanded back and polyurethaned to a matt finish to accentuate the beautiful grain in the timbers. New paint, curtains and furnishings completed the look.” Maree’s children grew up in the three-bedroom brick home and have years of happy memories. “People have always said they love coming here – that it just has a lovely feel,” says Maree. Now both of Maree’s grownup children have children of their own. Four-year-old Olivia and one-year-old grandson Jack love chasing Maree’s dog, Zoe, around the newly extended home and have their own special bedroom. Maree’s son’s bedroom has been changed into the main bathroom, a practical position between the two guest bedrooms, with a laundry cupboard built in.

C A LM SA N C TUA RY The French Wash in a duck-egg blue tone from Paintspecs brings a cool calm to the bedroom with its feature curved wall and view to the garden beyond.

When it came to renovating her home for a second time, Maree says, “I knew I had to do it. I would visualise what could be created. Whenever I stood at the kitchen sink looking out at my garden there would be this urge to push the wall out.The garden lent itself to a home that had a seamless indoor-outdoor flow. My garden is my gym and that magical tranquil place that I can escape to. It was the impetus for change." Maree is a keen gardener and, after 27 years, has created a beautiful mature garden that she was determined to keep. Maree chose Nick Yardley from Yardley Architecture to design the extension for the home, which includes a new master bedroom with ensuite at the back of the house that looks out on the garden and a new office on the other side with a garden view, both with a curved wall that forms the shape of the exterior. The extended dining and living space off the kitchen is at the centre of the extension, with a partially raised ceiling to take full advantage of the large steel cantilevered window that maximises the garden view. Nick says, “My father and Maree worked together, they are both passionate primary school teachers and share a love of teaching, so it was through my father we met.” “Maree was rather specific on what was required. I remember curves being the foremost feature request, along with a direct connection to the garden. Maree’s love of her gardening naturally led me to use a more organic approach, not only in form but plan. I like designs that tend to lean towards an asymmetrical rhythm.” Maree’s builder from Stu Lindsay Builders was recommended by a friend before they both realised they had met many years prior through Stu’s brother-in-law, and they are now great friends. Stu says, “Maree was a pleasure to work for, very organised, very particular. She had a clear vision of the home that she wanted, and everyone worked well together to achieve that.”

“Maree managed the build with Stu; they both did an excellent job of interpreting the overall design vision,” says Nick. Maree adds, “Stu would let me bring in all my tradesmen and worked well with them. We were going through Covid-19 during the build as well. If he was having a bad day, you would never know it.” The 12-month renovation project began with removing the old bricks from the exterior that had been damaged in the earthquakes and needed to be replaced. Maree and her son did much of this work as well as removing the Halswell quarry stone piece by piece from the banks of the stream and stacking it for the stone mason to create the stunning paths at the front and back of the house with a mid-century aesthetic. Maree had the striking new black bricks imported from Spain to match the Japanese inspired timber cladding on the curved exterior walls. Creating the curved walls presented a unique challenge for Stu. “Curves from a construction point of view have their own set of challenges, and I like that Stu overcame these,” says Nick. “I remember coming down here one day when they were getting ready to curve the gib for the walls,” says Maree. “Stu had done all his research on what they did around the world. He made an incredibly clever contraption like a wheel. He wet the gib board and the wheel was the perfect diameter of the room and it worked out perfectly. I don’t know how in all honesty he got the rimu skirting so perfect.” Stu worked alongside tradesman Steve Phillips, and his two sons Tom and Jack worked as carpenters on the build. “There’s that love feeling when you’re onsite with Stu and his boys. He’s just so good at his trade,” says Maree.

The original footprint of the home ends at the kitchen, but the restored, recycled rimu in the new extension is seamlessly matched. Venetian plaster on the curved wall of the kitchen island creates a smooth concrete look. Beautiful paint effects were used in the master bedroom with a soft blue wash. The copper textured paint provides a feature wall in the office, which shines in the afternoon sun. Thanks to the addition of a new retaining wall, the home could be extended right up to the stream in the garden. “The stream by far was the biggest hurdle,” says Nick. “It is a very long council story, but the extension and the stream now sit harmoniously side by side.” “My favourite moment comes transitioning from the hall in the original house, breaking out into the new open plan extension; the oversized doors and windows take your attention directly out into the garden,” says Nick. “I like this idea of playing with the comfort of being inside, yet you have the feeling of being outside.” “I think the use of good design and quality materials creates something quite special,” says Stu, who loves the views back to the house from the garden. This stunning renovation with expansive views of the garden has exceeded Maree’s expectations. “It’s lovely sitting here at night looking out over the garden.” Having chosen the right team to help her bring her vision to reality, Maree will continue to enjoy creating new memories here with her family for many years to come.

he home that John Ross Architectural Builder’s director Jack Kelleher and family are now enjoying was originally on the market as a house and land package, featuring a stunning design conceived by Tobin Smith of Common Architecture. The property was very nearly sold when the couple realised they were about to make a mistake if they didn’t purchase it for themselves. “It was a gut feeling really,” says Tash. “It’s an amazing site. Close to town, two minutes to the school and mostly flat! So, we sold our home and took on this one.” With two young children at home, one of the biggest drivers behind the move was creating spaces that worked for a family. Jack says, “We’ve got kids, as do all of our friends; we set it up so that we can always have eyes on them. They can do full loops around the property, and they love the fort with climbing wall and slide that the landscapers built.” The couple collaborated with architect Tobin Smith of Common Architecture to tweak his original design to their specific needs. “Common Architecture does the large majority of our design work,” says Jack. They are really passionate, and they bring energy to every project. I’ll find the sites, and we collaborate to design the home which works brilliantly. We like to do the unexpected.”

Architect Tobin Smith says the main challenges for him were the topography of the site and the geometry of the site boundaries. The land is triangular, wedging northward toward an existing vehicle right of way at the lower slope of the section. “The critical move was to physically separate the house and garage (which goes against the grain of many contemporary houses). This unlocked a multitude of possibilities. Because the views focus north back over the garage, we sat the garage at a lower level and planted the roof to preserve the view over the top from both levels of the house, minimising excavation and inefficient vehicle driveway space. A grand pedestrian staircase leads guests past the garage to the main entry,” he says.

HOMES The 325 square metre home comprises generous living areas on the ground floor where all living areas are visible from the kitchen, creating a sociable hub connected to the outdoors. The bedrooms are upstairs, including the master with ensuite, plus a large family bathroom. The floorplan also includes a study, laundry, and downstairs powder room. The seamlessness of the floor plan left plenty of room for the wow factor, which they set about adding, with a 1970s vibe in mind. “Details always build the bigger picture - so we invested in all the touches that would take it to the next level. We spent a lot of time on creating the grand entranceway and curved stairwell. We brought the exterior brick into the interior throughout the ground floor as a nod to an earlier era and used a rough mortar to add a bit of grit,” says Jack. “The tiler from M2 Flooring is an absolute craftsman. We worked together on-site to make sure all the grout lines were set out perfectly, and he’s mitred all the edges and recesses to avoid having to add trim. This approach takes a much higher level of skill, and patience, but it’s worth it for the result,” says Jack. Lighting was a significant factor in elevating the design of the space. Jack and Tash worked collaboratively with Le Comte Electrical and Switch Lighting on the design, supply and install of the lighting. As Switch are a Nelson owned company, all the stock was on hand which was great during the pandemic. “LeComte are so smooth to deal with - they draw up the lighting plan as its being discussed, and since they supply and install, any changes are really straightforward,” says Jack.

Jack says the home doesn’t appear as if there is a lot of engineering required, but the generous open living spaces required significant structural strengthening. With the floors and framing constructed off-site and craned in, the walls and flooring were completed in five days, and the house was ready to roof. “That was the most fun we had in the whole process. We craned in these huge floors in the middle of the night. Everyone was there watching; it was pretty surreal,” says Jack. Working with an interior designer on the fit-out and colours, Jack and Tash said at times they felt nervous as the design decisions pushed them outside their comfort zone. Tash says, “We liked a lot about our last home. That was clean, classic, and timeless, while this space is more dramatic. With the black veneer and the brass in this house, we sometimes wondered if we were overdoing it, but when it came together, we just thought WOW!”

t was 2013, and the post-earthquake housing market in Christchurch was humming. With a move from Auckland to Christchurch imminent, the homeowners were struggling with purchasing a new home from afar. The couple say, “We were getting a bit disheartened. We were flying down from Auckland for open homes, and that wasn’t working out. Then I went to this party and I was chatting to a guy there who told me his landlord was selling a house as a private sale. I came down and looked at it, and we ended up buying the house.” The couple were mostly taken with the full-sized section. The house was a two-story character home in need of renovation and some earthquake repairs. The couple began to make plans for a major renovation. “We spent about a year (and a lot of money) planning the renovation. We had consent, landscaping plans and everything. We were ready to go,” say the homeowners. DJ Hewitt Builders had recently completed a kitchen renovation for Fiona’s parents, so they contacted Daryl to tender for the renovation project. “Daryl was the first builder that really properly looked at the house. He got the laser levels out and he went under the floor and had a look,” say the homeowners. 60

As is often the case with older homes, the house was not well positioned for sun or for the best usage of the land. To try and solve these issues, the couple says the plans for the renovation had become overwrought. ”Daryl came to us and said, ‘Do you really love this house?’” He told us for the same money we could build a new house. I thought, ‘Yes!’ This is what we’d been waiting for someone to tell us all along, say the homeowners. The couple engaged Darren from O’Neil Architecture to complete the design and discovered he had an existing connection to the property. “Darren had actually lived in the house when his kids were young. So he knew the site well.” “We were so sick of living in a south-facing villa where the kitchen was like a dark hovel. I was very frustrated in that environment. The other big thing for us was that we’d love to garden, and we wanted to feel we were part of it even when we’re inside,” say the homeowners.

The couple also needed a second bathroom and hoped to include a study. The resulting floorplan comprises three bedrooms plus a fourth bedroom/ study, ensuite and downstairs powder room plus a separate laundry. The couple’s longing for natural light and sunshine has been well and truly accommodated. “We told Darren we wanted to need sunglasses inside,” say the homeowners. The positioning of the house on the section and the use of open spaces and expanses of windows means when standing in the kitchen, it’s possible to see out both sides into the gardens. As the day progresses, the sun streams into the living spaces. So much so that a much-needed louvre has been installed over the outdoor living area creating a sheltered seating area near the newly completed swimming pool.

Christmas 2021 will mark 12 months of living in the new home for the couple and their two children. “We did that horrible thing to the builders and put the pressure on to be in by Christmas. It was a tough year with Covid-19, but the DJ Hewitt team were so well organised. They had things planned out well in advance. The guys on site were great. They were always very welcoming and respectful,” say the homeowners. Daryl Hewitt’s team is known for exceptional planning, organisation and the way they look after their clients, making communication a priority on every job. This approach flows through to the trusted subcontractors who consistently work on DJ Hewitt projects. “We worked with the homeowners for quite some time from our initial conversation about making alterations to the original property on the site to the decision to build a new home. It’s a special house that fits with the neighbourhood,” says Daryl. The home features a sympathetic gabled roof on a street where there are many similarly gabled character properties. Daryl especially likes the large feature window in the master bedroom upstairs that overlooks the pool and front garden.

When asked about their favourite spaces in the house, the couple say the kitchen with its large island really is the hub where people gather and linger. Perhaps surprisingly, both Fiona and Jonny have a fondness for the laundry. With plenty of cupboards and a built-in drying cupboard, they say the well-designed utility space has made a huge difference to their everyday living. “We also love the joinery around the fireplace in the lounge. That was a bit of an upgrade from the original plan, but it’s worked so well. There’s also the curved wall in the entrance that draws people in. That was a design feature that Darren included, and it gives the home an element of surprise,” say the homeowners. Now completely settled in, the couple has declared the project a roaring success, “The kids spend a lot more time outside – even without us. We put up their trampoline and the monkey bars out the back – and of course, there’s the pool now – so they are off the screens. They are just loving it.” And the couple have their sunshine, saying, “It’s lovely. The sunlight really follows you through the house.”

here’s a saying in life that what you put in is what you get out. Basically, if you keep working hard, chances are that down the road your life will change, and you will see the connection between what you put in and what you end up getting back. This motto certainly rings true for the creators and builders of this beautiful home build in Wānaka. It’s a story that started several years ago, when homeowner David Reid founded a building company in Christchurch after the earthquakes, and contracted builder Sam Manson to carry out some of the work. A few years later, Sam, David and architect Tobin Smith appeared together on TVNZ’s reality TV series Mitre 10 Dream Home. The three formed excellent working relationships, which have stood the test of time. So, when Sam returned to Wānaka after

ten years growing his high-end renovations and architectural build company in Christchurch, it was a logical opportunity to build David and Sue Reid’s home at their new location of Wānaka. “Build relationships, commit to what you’re doing one hundred per cent and take pride in your work are personal mottos of mine,” says Sam. “It was a great opportunity to work on a house of this calibre in my first year back in Wānaka.” Homeowners Sue and David Reid have been part of the building industry for over 30 years, and it has always been on their mind to build a final forever home in their dream location of Wānaka. “After starting a second building company in response to the rebuild in Christchurch after the earthquakes and our fourth daughter moving to study in

Auckland, Dave and I made the decision to return to Wānaka and take up this amazing opportunity to build on a subdivision we have envisaged for many years,” says Sue. The beautiful home sits within the Alpine Estate in Wānaka and maximises views to the north and northwest, facing the mountains and out to Rob Roy Glacier in the distance. Just a hop, skip and a jump from the lake and town, yet quiet and with views in every direction, this home has a stunning location to match its attractive design. The extensive 442 square metre home was designed by CoLab Architects. It is a home of three wings: a guest wing housing three bedrooms with a separate lounge and kitchenette, a main living and dining wing, and a wing connecting the two with a master bedroom, ensuite, library and wine cellar. The pressure was on for builder Sam to overcome the inevitable challenges that arise with a complex house build like this. “The main living area consists of five over-height steel portals all connected by a steel ridge beam – that was challenging,” says Sam. “We had to work everything around the bulkhead that runs through the living area. And with floor to ceiling windows at either end of the gable, this meant the steel and roof framing had to be millimetre perfect so the cedar tongue and groove ceiling would run seamlessly in the window reveals.” The solid nature of structural steel, means that once it’s in position it’s difficult to manipulate. The team at SMBC has undoubtedly risen to the challenge and produced an immaculately finished home, which the owners are incredibly proud of. Throw in an eight-week delay due to a Covid-19 lockdown and the aftermath of sourcing materials, and you start to appreciate the intricacies that have gone into this seamless build.

HOMES Sam acknowledges everyone’s effort that went into building this home, and Sue and David pay thanks to Sam’s skillful perfectionist’s eye. “Sam is a perfectionist, so when you have such a large project, that is exactly what you need,” says Sue. “His communication was brilliant, and he understood our vision and executed it perfectly. Every trade knew what was expected of them as Sam set the standard very high from the beginning, and it was a pleasure to work with him and his team on our dream home.” This immaculate attention to detail can be seen throughout the home, with beautiful finishings and products used throughout the build. “I love our bedroom looking out to the pool area and the expansive bathroom with plantation shutters and a free-standing bath,” says Sue. “It’s my idea of heaven!” Dave’s personal favourite is the library, situated in the hallway adjacent to the master bedroom, and the outdoor kitchen with bar leaner and built-in barbecue area. O

ne of the most important decisions you have to make when building a home is who to choose as your builder. For Jen and Anthony Butler, it didn’t take them long to choose Jennian Homes Canterbury for their job. The couple moved into a property on this spacious wooded section, close to Riccarton Bush and the central city over eight years ago. They loved the fact that it was full of greenery and close to the city, yet just a kilometre away from where Anthony grew up and where his parents still live. But their original 1930s house turned out to be badly earthquake damaged and beyond the expected repair and renovation project. “We love the space and the stream and all the trees around us,” says Jen. “But we had several years of uncertainty with the original house.” After a lot of time spent with lawyers and EQC, it was agreed that the house would be demolished. “This meant we were able to build a home to suit the way we live,” says Jen. “We wanted to recreate the feel of the original family home that would last for decades, but with modern styling and materials.”

In conducting their research for a new home, the couple spoke with various building companies, independent builders and architects. “It very quickly became obvious to us that Jennian Homes really listened to what we wanted in our family home. They were so flexible in working with us for a custom design and build,” says Jen. Familiar with working with first home builders, Eric Briggs, Jennian Homes Canterbury new home consultant, guided the couple through the whole build process along with Dwayne Prendergast, Jennian Homes Canterbury co-owner, proficiently leading the homeowners through the pre-build consent processes. It was this ability to custom design a home that really spoke to the couple. Dwayne highlights that the image of being a ‘click and plan’ standard build company is far from a standard reality. “Our strength is in our design and project management skills,” says Dwayne. “And because we’ve been in the building trade for several decades, we’ve seen all the possible problems and know how to solve them. We have also aligned ourselves to great partners, so we can give some security around building products and materials.” The couple wanted to retain some of the features of the original home, such as the window seat and the flow out towards the river. There was also the existing swimming pool and garden to consider. Eric was an essential part of the process and “was absolutely brilliant,” say Jen and Anthony.

We wanted it to be family-friendly with different areas for people to enjoy,” says Jen. “We love having friends and family over, and we also wanted plenty of outdoor living. It was important to keep that original parklike feel. Also, we wanted the home to be durable and relatively low maintenance.” All of these features and more were included in the design brief, and Jennian Homes delivered on all of them. The result is a home with well-connected spaces that flow well and are practical for living in. The fourbedroom property has a home office and all the modern features such as a ducted heat pump, solar heating for the pool, and a server cupboard with wired home networking and fibre to specific locations of the house. From the outside, the home has a traditional look and feel with a Rockcote exterior and linear oblique James Hardie cladding. The schist entranceway exudes a sense of solidity, craftsmanship and cosiness. The custom build went incredibly smoothly, and the couple is delighted with the result. “I love the indooroutdoor flow and the relationship to the river, the sun and the outdoors,” says Anthony. Jen agrees, saying, “I love how relaxed it feels, and the kitchen is next level! From understanding Jen and Anthony’s wants and needs, to providing innovative design solutions and delivering the entire interior project, Brackenridge and Bloom Design took all the steps necessary to create a home filled with the style and elegance the couple wanted. “The most important thing to me is that when I leave a job, the homeowners feel like they have had ownership over the design and I just helped them pull it together,” says Melanie. The beautifully engineered stone kitchen benchtop is the centrepiece of the kitchen and acts as a focal point for family and friends when entertaining or dining together. “We can honestly say that Jennian Homes were amazing to work with and would happily recommend them to anyone (we’ve already been doing so!). When it came to the build itself, Paul Jenkins, the construction manager and co-owner, was incredibly organised and we always knew exactly what was happening and when. He was really efficient in organising the subcontractors, which ensured things moved along at a cracking pace,” says Jen. With no significant challenges along the way, this house build was seamless. Jen and Anthony, are now revelling in their beautiful home while enjoying their easy commute by bike to work and their close proximity to the family and the city. efore their move to Canterbury, Auckland residents Mike and Karen were regular visitors to the South Island. Leaving their motorhome in Christchurch, the skiing and golf enthusiasts regularly embarked on family holidays to enjoy the best the region offers. With the youngest of their three children about to leave school, a visit to Oxford sparked a conversation that led to a new outlook for the couple. Karen says, “One day, we were driving around in the motorhome and came across Oxford. We thought, wouldn’t it be great to move away from Auckland and just get away from the city. At that point, the kids were close to finishing school, and so we thought – there’s an idea!” A local farmer had recently subdivided his farm, and getting in early, Mike and Karen had the pick of the sections, choosing an elevated site with stunning views. “We’re big skiers, and from here we can look out to Mt Hutt which is only 45kms away as the crow flies,” says Karen. Mike is an engineer, and Karen has her own wholesale business with a flair for design. Both were keen to be heavily involved with the build project, so they sold up in Auckland and purchased a small property in the Oxford township to stay close at hand.

“We worked with Darren O’Neil, the architect, and he came up with concept plans. Then we met with local builders to view their previous work. Craig and Lia from Craig Brown Construction took us to see an incredible renovation project they had completed at Racecourse Hill, an historic home in Darfield. Mike’s father was a builder and he’s very particular, but he couldn’t fault it; their attention to detail was second to none.” Convinced by the exceptional craftsmanship of the Craig Brown team, the project began, with Mike and Karen overseeing every aspect. Craig and Lia say it was a pleasure to work with clients with such a clear vision for their new home. “Our clients wanted to encompass elements of places that were special to them, such as Queenstown, where Karen had grown up. They incorporated Alexandra schist into the design with a feature wall spanning through the entrance along with their large open fire which they love to curl up in front of on a cold winter night. They also wanted to create interest for those visiting and hidden throughout the schist, both inside and out, you can find some treasures, intricately placed in the stonework, a lock, a key, and a teapot, to name a few.” The completed house is 410 square metres with a cross-shaped layout with four wings. To prepare for the possibility of extended family needing to live with them, they included a self-contained guest area in addition to the three bedrooms on the ground floor. The ‘control tower’ upstairs, with its wraparound windows, is a dedicated office space for Mike and Karen, who both work from home.

Karen is passionate about cooking, and the design of the generous living spaces includes a large entertainer’s kitchen stacked with plenty of cabinet space finished in black walnut veneer. More recently, they completed the cool storage and a wine cellar, putting the finishing touches on a home they love to share with others, whether it’s casually around the large island or more formally at the dinner table. I N G R E D I E NTS : 1 tub/450ml of Vanilla ice cream, slightly softened 100g dark chocolate, melted M E TH O D : Melt the dark chocolate over a double boiler. Fill a pot halfway with water and heat over a stovetop. Place a metal or glass heat-proof bowl on top of the pot. As the water heats up, it will start to melt the contents in the bowl. Or you can use a microwave if you have one. Once the chocolate is melted, set aside to cool until it is roughly at room temperature. This is important - if you dip the ice cream in hot chocolate, it will just melt. While you wait for the chocolate to cool, scoop the ice cream out and mould it into a lined loaf tin. We find it easier to place the ice cream in a high-speed blender or food processor and blend until it is a thick-shake like consistency. This way, it is a lot easier to mould into the loaf tin. Place the ice cream in the freezer for two hours to set. Once the ice cream is set and the chocolate is at room temperature, line a baking tray with baking paper. Cut the ice cream into bars and dip into the melted chocolate, placing the bar directly onto the lined baking tray. Repeat this process until all the ice cream bars are dipped. Place the bars back in the freezer for 20 minutes for the chocolate to completely set. You can store these in the freezer for up to two months. Makes 5 eskimo pies tworawsisters.com | @tworawsisters

our kids are complaining that their bedrooms are too hot. These are the very same bedrooms that barely reach double figures in winter! Stats NZ data from 2018 showed just over a third of our homes regularly went over 25 degrees Celsius over summer. What’s going on? You are probably living in a house without eaves, where the bedrooms face north or west with a big window in the middle of each room. The summer sun has been streaming in all day, and when you arrived home you opened the windows to make it feel a little less stuffy. Unfortunately, it’s just as hot outside and opening the windows has only made the blinds blow around, letting the blowflies in. Sound familiar? It does to me. My first-floor bedrooms are north facing, super warm in winter but horrendously hot in high summer. So, what can be done? For a new house, overheating should be considered during the design process. Unfortunately, it’s generally forgotten about, much like healthy heating in winter. Your house should always be between 18 and 24 degrees for optimum comfort, no matter what the weather is outside. Yes, always!

The Healthy Home Design Guide hints that a designer should consider correctly sized eaves and other shading devices. Note that eaves by themselves won’t stop late afternoon sun on western elevations. Consider some summer shading. This could include deciduous trees, awnings, shutters, blinds, pergolas, other buildings and screens. In Europe, external shutters are commonly used. For renovations, you are forced to work with what you have. There’s no real point in closing thermal curtains or blinds; the sun’s heat has already penetrated the room by the time it starts heating the aluminium blinds! While upgrading your windows with low-e (low emissivity) glass will help, the trade-off is this can restrict the free warming winter sun, when you need it. The most effective solution for summer comfort is external, moveable shading. This is where blinds or shutters come into their own. Up in winter, down in summer. What am I looking to do? Upstairs, I’ve ordered PVC Low-E argon-filled triple glazing units and then I am looking to add external automatic roller shutters from Germany down the track. Downstairs, I plan to add a pergola that will block the summer sun but let the winter sun through. ahoo, you’ve decided to take the plunge, and you want to become a property owner! Now it’s time for research, research and more research. If you have been reading my columns, I’m sure you know I am a big advocate for going into building a new home with your eyes wide open and asking as many questions as you can from the builder of your choice. The same can also be said for looking at all the available options, including those you thought might not even be possible. At a time when the majority of homes and sections are being taken to auction, this can be hard on those who have been advised by their lender that they don’t have the sky as their limit; especially when they are wanting to put their hand up, without an indication of what a property will even sell for. Whether it’s a section you’re after or an existing home, property auctions have an exciting dynamic and are not for the faint-hearted. In the current market, it’s very much a case of ‘you’ll need to be in to win’ and then hope you are the highest bidder with the budget you have.

I have attended a few auctions for sections recently, in anticipation of offering house and land packages to our clients; I am constantly surprised by the everincreasing values for existing homes, and the knowledge that existing homes are selling for similar, sometimes higher values than off-the-plan new build options. Quite often I can see the surprise on some of the attendees’ faces when they realise they are off the mark with where they hoped it would finish, ultimately with them not being the top bidder. There was a moment recently where I thought to myself, if only these people had done their research into a new build with a fixed price contract. They would know exactly where they stand, what they will get, and see the price upfront.
