n this issue we celebrate 10 years of abode magazine, and what a decade it has been! There’s an old African proverb that says one decade is long enough to change the shape of mountains and rivers. This is certainly true in Ōtautahi Christchurch. The garden city has been reborn from a cocoon of rubble and heartache to become a more vibrant and, arguably, more beautiful place. In the past decade we’ve seen a city in transformation, as architects and builders have worked tirelessly to fix what was broken, preserving its character and looking towards the future. abode magazine has been here through this journey to shine a light on the people who are shaping the changing landscape of Canterbury and the South Island. We celebrate some of these remarkable people and their work as we share a selection of 10 years of outstanding homes on page 49. DJ Hewitt Builders featured on the cover of abode’s first issue. We’re proud to have this much-loved awardwinning team on the cover again, 10 years later. This exceptional hillside Redcliffs residence is Daryl and Tara Hewitt’s own home. I’ve been with abode for less than two of these years but can say with full certainty that this magazine is a collaborative effort every time. Our features come together with thanks to the support of every client involved. We’re grateful to those who have been with us from the very beginning and those we’ve welcomed along the way. apanese design proudly references thousands of years of traditional arts while also being considered the epitome of what’s contemporary and modern. From nature-inspired motifs, to the use of timber cladding and black lacquer, there are countless ways that Japan has influenced design and architecture in New Zealand, Australia and beyond. In traditional Japanese aesthetics, wabi-sabi is a worldview centred on the acceptance of imperfection. It celebrates the beauty and story of imperfections with a simultaneous aim to rid one’s surroundings of all that isn’t useful or aesthetically pleasing. Wabi-sabi has a lot in common with minimalist modernism, but it’s more intuitive, asymmetric, warm and fluid. Natural timber stains, distressed plaster walls and muted colours are all commonplace and tie into the wabi-sabi aesthetic. All that something might need is a fresh coat of Resene paint or timber stain to make you fall in love with it again. Japanese culture is also keenly in tune with the environment, and Japanese people celebrate nature and the seasons like no one else. Materials are most cherished in their natural forms, such as wood and stone. There is a prevailing preference towards 12

earth-toned colour palettes. Paint colours reflecting hues that appear in nature like Resene Teak, Resene Quarter Karaka, Resene Triple Merino and Resene Settlement, as well as timber stains like Resene Colorwood Uluru and Resene Colorwood Pickled Bean are ideal choices for creating a Japaneseinspired look at home. In this home office, high ceilings, a wall clad in tongue-and-groove panelling painted in Resene Quarter Karaka and the shallow grid shelf painted in Resene Settlement all bring that strong verticality and geometry. As a counterpoint, a few circular décor items have been included, such as the round dishes on the shelf, the curvaceous vase on the desk and the round side table painted in Resene Teak. The desk painted in Resene Enamacryl gloss waterborne enamel harkens back to traditional Japanese lacquerware, while a timber floor stained in Resene Colorwood Uluru, a ply wall stained in Resene Colorwood Pickled Bean, clay pots and dried flowers have been included as reminders of nature. pending a day in Wānaka this week reminded me of how great the Otago hinterland does seasonality. Autumnal change is omnipresent. Back in Ōtautahi Christchurch, and running through Hagley Park, a meadow of wildflowers has sprung within the north-eastern corner of Christchurch’s green lungs. A sign indicates a trial undertaken by the Council. I am sure some of our Christchurch folk would disapprove. Unkempt, they may mutter. On seeing this trial, I did smile. Apparently, I need to smile more. A few years back, when Christchurch still had the Ellerslie Garden Show, which was a slight misnomer, we were approached by the Canterbury Horticulture Society to design a garden for them. ‘Love in the Garden’ we called it, and while it caught the imagination and even inspired some, the majority couldn’t fathom it. Essentially, we filled our garden with a mix of wildflowers with some sculptural metal stamen (metaphorically) projecting above a tangled mess of foliage and flowers, upon which butterflies and bees danced. Each metal stamen was filled with things like rolled oats, torches, and baked beans, among other things. A nod to the role the anther, the pollen-producing part of the stamen, plays in the life of plants and life in immediately post-earthquake Christchurch. The Horticulture Society had really let itself down, came the muttering. How dare they. Oh, for the familiarity of a clipped Buxus, a jolly good laurel and the comforting fragrance of a Margaret Merril. Yes, I admit the ratio of foliage to flower cover was not exactly as imagined. Putting the stamen to one side, it is nice to now see wildflowers en-masse be trialled by the Council within Hagley Park. I like this approach. Several others have used it to colour broken and empty sites within Christchurch over the last few years. Over the last decade or so, the inspiring Dutch garden designer, Piet Oudolf, has also been at the forefront of the use of meadows within public spaces. I’ll watch with interest.

Regarding change in the landscape, as part of a larger team, we have recently submitted a bid to be on the design panel that the Council is setting up for the design and delivery of the Ōtākaro Avon River Corridor. This is a fantastic opportunity to participate in a generational project for Ōtautahi Christchurch and Aotearoa New Zealand. Both tell a story, whether it be a new green spine that embraces the Ōtākaro Avon River or a patch of wildflowers. We can write the next chapter of the story for Ōtautahi by recognising and understanding the past chapters. Not an exclusive story, and that is the power of landscape.

C A B I N E TRY Keep internal cabinetry simple and standardised to keep the price low. Save your pennies for things like your cupboard fronts and benchtop, which are visible and in high traffic areas.

W I N D OW TR E ATM E NTS Splurge-worthy! Get the best you can afford because this does save money in the long run with your heating and cooling bills. Windows are a feature that take up a large amount of real estate in the room, so it’s essential to get this right!

S O FA S A N D C H A I R S If you have a young family or a busy household, don’t spend large on sofas! Wait until the messy moments are less frequent. Alternatively, invest in a great quality sofa with a cheaper, washable fabric and get the sofa reupholstered when the kids have grown up. C U S H I O N S A N D TH R OWS Mixing cheaper and custom cushions together is a great way to fill your sofa or bed on a budget while keeping a high-end look. Replace the cheaper cushions frequently to keep your room looking fresh. L I G HTI N G Carefully select and mix high-end and more budget-friendly pieces. Keep investment lighting to a few key areas and replace budget lighting in the future when the budget allows. Layer in ambient lighting such as floor and table lamps to give a custom feel. Repurposing a cheap vintage light is a fun DIY project for all! 16

utumn is a lovely time in Ōtautahi when we enjoy bluebird skies, crisp air, and the crunch of fallen leaves underfoot. Even the ever-present easterly takes a step back, leaving us with calm evenings flooded in golden light as the sun lowers its arc. At this time of year, the deciduous trees prepare for winter by dropping their leaves. They do this to conserve the energy and water needed to sustain leaf growth, leaving only the evergreens behind to weather the harshness of winter. In Aotearoa, our temperate climate means we have less distinct seasons in the northern parts, and we often experience four seasons in one day rather than in a year. The result is only five per cent of our native trees are deciduous or semi-deciduous. To survive our climate, many of our native trees have evolved as evergreen, resulting in most having weather

resistant small leaves or needles which are not damaged during cold weather. In contrast, deciduous trees often have broader leaves which are easily damaged in cold weather – so they shed them to survive the winter. For a small country there is considerable variability in our climate across regions. In the ‘subtropical’ north there are fewer seasonal markers, naturally a much greener, lush landscape and not the harsh winters as in the south. In the south the summers can be hot and dry and the winters harsh. For the plentiful fruit trees in the region, the lower temperatures are welcomed with many requiring a certain number of cold days to successfully fruit. A cold spell also helps to disrupt the life cycle of pests and diseases. The changing seasons bring welcome variation to the home garden. Depending on the look you prefer, choosing largely native plantings will give you a consistently green, textured garden throughout the year whereas most exotics will create a stunning display of colour in autumn. 03 366 8181 | kamomarsh.co.nz

WHAT ARE THE LATEST TRENDS IN FURNITURE? There’s definitely an overall trend of slowing down and spending more time in our homes. We’re seeing a lot of earthy tones appearing with browns, creams and terracotta accents very much on-trend. It’s less about making your home look like a catalogue and more like a reflection of you and how you like to feel comfortable and authentic. Shapes of furniture are still curved, but more relaxed and softer than they have been in the last two years. It’s all about cocooning, so instead of the clinical, curved sofas, we are seeing more mushroom and puffed-up shapes emerging. WHAT ABOUT FABRICS AND TEXTURES? With all this earthiness, we are seeing some amazing natural stone occasional items coming through, such as marble, stone or travertine coffee tables and side tables. Last year it was all about bringing the garden inside, and this year it’s more about bringing in Earth’s minerals. The natural look of leather is remaining popular, and the textures are continuing with the bouclé fabrics on sofas and armchairs.

ARE PEOPLE GETTING SAVVIER ABOUT THE SUSTAINABILITY OF THEIR FURNITURE ITEMS? Yes, absolutely! People don’t want their unwanted furniture items to end up in landfill, and typically they want to buy items that last. That’s why at McKenzie & Willis we give a 10year warranty on all our furniture frames. The very best thing we can do for the environment when buying furniture is to purchase items that will last. I oversee any customer issues with furniture, and I can proudly say we very rarely see our products failing. We’re also seeing lots of sustainable fabrics on offer. For example, the Clarke & Clarke River fabric range is made from recycled plastic and gives us a great sustainable velvet look. We also stock Design of the Times fabrics from James Dunlop, who uses a lot of hemp. Hemp is also a popular choice now, as it’s beautiful to handle, and every single part of the plant can be used in the making of the fabric. It’s all about crafting spaces to be lived in and enjoyed. “One of the best things about working at Frobisher is that no two weeks are the same,” says creative director Ann-Marie Appleton. A working week for Ann-Marie and her colleague Jessica Beavon, national sales and design manager, can involve client consultations, photoshoots, visual merchandising of all new arrivals, client fit-outs, delivering and receiving project presentations, interviewing for new talent, construction site visits, or connecting with leading suppliers so that the team is across all new products and offerings. “A focus for us as management is to guide and steer the wider team to envelop and embrace future growth,” says Ann-Marie. Project and accounts manager Rebecca Kennett is the go-to for all things financial, technical, commercial and residential. She wears several hats as the sales and design team keep the projects and accounts team extremely busy. “My weeks vary, from projection planning to resource scheduling, project forecasting, financial account management, working closely with our contractors and suppliers nationwide and in Melbourne,” says Rebecca. “You can find me on Zoom calls, information gathering, and thriving in a fast-paced industry.” Rebecca always tries to find the right outcome and likes to talk action, which keeps the team moving in the same direction.

“Taking the leap from our villa in Merivale to the retail space here in Christchurch and in Auckland, we have been able to achieve and grow Frobisher the way we had always envsioned and planned,” says Ann-Marie. “We are now in our eighth year on Manchester Street and have our own espressory, warehouse and logistics team, brand strategist, interior design studio, as well as a project and accounts team.” The trio is really proud of how far they have come, and have just launched a new website and brand polish to reflect the vision and goals for Frobisher going forward. “The dynamic in the team is often effortless as our departments share the same vision and end goal, and we pride ourselves on staying true to our company values,” says Jessica. Working in a female-dominated industry, the three feel privileged to have such a passionate, diverse team of women with forward-thinking mindsets and a planning focus.

“We are lucky that our management team is made up of like-minded people,” says Rebecca. The couple’s Redcliffs home nestles comfortably into the prime hill site and enjoys spectacular sea views. Daryl and Tara purchased the home with immediate plans to make changes and never stayed a night before embarking on the renovation. Daryl says, “We were downsizing, so this is a more compact home for us. We wanted to make good use of the spaces, extend the garage as it was pretty small, and also enhance the outdoor living.” Before the extensive alterations, the house comprised three bedrooms, including the master with ensuite, open plan kitchen and living, family bathroom, gym, laundry and study, plus a double garage. The outdoor living areas included wraparound timber decks. Matt Jeffery of Johnston Architects explains what Tara and Daryl wanted to achieve with the renovation project.

“Our design brief for this project was for a comprehensive refresh of the existing residence. The new design was to have a particular focus on expanding the existing garage and creating an outdoor room that could be used year-round to take advantage of the broad coastal views,” says Matt. Responding to Daryl and Tara’s desire for an allyear-round entertaining space, the piece de resistance is the outdoor glass room affording 360-degree views. The lightweight steel construction and board-marked in situ concrete are set off by the Glassforce automated rooflight that opens to reveal star-filled skies at night. It’s difficult to imagine a more idyllic spot to celebrate or relax with friends and family. Matt says, “During our site analysis, we recognised that the south-eastern corner of the existing deck allowed for great views and sunlight

By providing a direct connection to the kitchen, it became clear that this outdoor room, which includes a barbeque, was the perfect location for entertaining.” Alongside the revamped outdoor living, the alterations included an extension to the existing garage, replacement decking and some glamorous new additions to the interior spaces. A study that sat adjacent to the generous main bedroom has been re-purposed as a spacious dressing room blessed with enviable storage, and the ensuite elegantly renovated with the addition of a make-up nook beautifully finished with built-in lighting and custom joinery. The ensuite and family bathrooms provide a distinctive highlight, finished with large profile tiles in a neutral shade and offset by stone vanity tops and fluted

timber cabinets. Gold bathroom fittings and the striking brass heated towel rail are the icing on the cake. Also on the agenda was new kitchen joinery, including the combination of timber and cream joinery complemented by Neolith Amazonico splashbacks and gold fittings. The renovation also allowed the opportunity for the addition of home automation via touchscreen control. A garage extension to offer more space made it necessary to revamp and pave the driveway as well as create and execute a new landscaping plan. Daryl says, “Texture Group did a great job with the landscaping. They designed the concrete stairway with each step individually poured by our team, and the palm tree – I often just stand out there and admire it.” The result is an all-new and improved look to the exterior spaces, complete with sheltered courtyard and spa pool.

I

n March 2012, abode magazine launched only a year after the devastating impacts of the February 2011 earthquake. At the time, many people were still coming to terms with the damage both to their lives and their homes. The journey that Ōtautahi Christchurch has been through in this decade is immense and we are proud to have been there to support our local heroes in the building industry as they’ve worked to rebuild the garden city. Ten years on, new homes are still sprouting up where earthquake-damaged houses once stood. We are now seeing a housing boom in Ōtautahi, which has led to an expansion in all directions and exciting new developments within easy commuting distance. Since 2020, the Covid-19 pandemic has fuelled this housing boom, as people have moved home from overseas and moved south for a better lifestyle. Choosing just some of these homes from 10 years of abode has been an enjoyable challenge for the team. We can’t wait to see what the next 10 years will bring!

etzger Builders are highly respected professionals specialising in high-end bespoke projects and delivering on innovative design. This gracious four-bedroom home boasts three bathrooms, three living rooms and a powder room with several outdoor living areas to suit the weather, including a central courtyard which provides a welcome shelter from the easterly winds. “It’s an environmentally themed home that brings the outdoors in,” says Mark Metzger. “With its view of the land, it feels gracious but has the benefit of being low maintenance as all the open grass reserves at Clearwater are regularly maintained.” Metzger Builders (MBL) are no strangers to awards and accolades. Here at abode, it’s been our pleasure to feature some spectacular homes that have rightly been honoured with the sought-after titles in the Registered Master Builder House of the Year contest. In September 2018 we featured another of MBL’s accomplishments; this spectacular rural home (pictured right) was named the winner of the National Supreme award at the Registered Master Builders House of the Year competition.

I

n the January/February 2021 issue, abode featured the striking Heathcote Valley home, built on a hillside site by the Jim the Builder team. The impressive steel and timber-clad house is nestled into the landscape and sits easily on the site - but that doesn’t mean it was simple to achieve. The steep site created many challenges including a 30-metre retaining wall. The complexities of working on Christchurch’s surrounding hills are well-known and award-winning local building company Jim the Builder has earned a solid reputation as expert architectural builders. The property features many exquisite details, from the rustic larch Rosenfeld Kidson cladding and the impressive floating staircase pictured on the right. Like all natural phenomena, this project morphed as it went on.

e visited the newly restored Opawa villa and found a beautiful home, elegantly repaired. The sympathetic restoration saved yet another piece of Christchurch history from disappearing after the earthquakes and delighted the owners who could continue to enjoy their newly enhanced family home in total comfort. By contrast in January/February 2021 we featured a pair of cutting-edge architectural homes in Fendalton. Situated at a busy intersection, there were challenges with traffic and access to the site, but these were handled with ease by a company that values relationships alongside high-quality workmanship. Whatever the building challenges, this expert team are committed to delivering for their customers.

stunning example of their design ethos, the house is clad entirely in western red cedar, stained black on the vertical and natural on the horizontal. The house consists of three pavilions linked by a central hallway and a series of outdoor courtyard spaces. Designed to emphasise the tranquillity of the site, the versatile and easy living spaces and all four of the bedrooms connect seamlessly with the outdoors. Each space spills out onto the extensive timber decking, and full height windows flood the home with dappled sunlight. This selection of homes from this innovative family-owned architectural design and build company displays a sleek, modern aesthetic. Architectural designer Bryan Doull and interior designer Lena Doull have developed a striking range of unique, environmentally conscious homes that make use of sustainable, natural products and materials.

e featured this stunning new build with period property style in the January/February issue of 2016. For the homeowners, this stunning build offered a unique take on the notion of ‘new’. As a builder and carpenter, on this project, Daryl was quick to point out that “timber is in his DNA” and being able to work on a project with craftsmanship at its core was a true pleasure. From the mouldings and exposed rafters to the hand-carved timber detailing on the exterior columns, this build was a display of craftsmanship. In 2019 we featured this substantial black clad two storey home pictured on the right. The renovation evolved over several years to fit the changing lifestyle of its owner. DJ Hewitt Builders worked on each renovation of this stunning Richmond Hill home in Sumner. For the homeowner, having a builder she could trust was instrumental to the successful renovation of her home.

n our November/December 2015 issue we showcased Daryl and Tara Hewitt’s rebuild of their own earthquakedamaged hillside home in Redcliffs. Designed by O’Neil Architecture this rebuild was their fourth build for themselves and the second on their beloved Redcliffs property. Their personal journey back from devastation showcased their talent, commitment to quality and passion for innovation. Our DJ Hewitt Builders cover home on the first issue of Abode in 2012, (pictured top right), is a stunning architectural build, just as relevant today as it was 10 years ago. The exterior offers a sense of drama with layered areas around the entrance and a striking contrast of textures – stone, warm timer and white plaster. The large site allowed for the integration of tennis court, swimming pool, covered outdoor room and barbecue area into the floor plan.

tudents heading into class at The Cathedral Grammar School’s new boys’ preparatory block are reminded of their school’s unique history every day. The school’s motto and founding date – ‘Semper Fidelis 1881’ – appear in glazing throughout the smart new twostorey building. In English, the motto is ‘Always Faithful’. It is strikingly apt for this proud independent Anglican school that has prepared generations of students for productive, engaged adult lives. The Cathedral Grammar School has responded to damage caused by the 2011 Christchurch earthquakes in a carefully considered way. Designed by Warren and Mahoney, the new concrete and red brick classroom block completes the process of recovery and fits seamlessly with the rest of the campus beside the admin building. Earlier phases of redevelopment included refurbishing the 1924 specialist block as a state-of-theart music, science and art facility, the opening of a new award-winning junior school on Kilmore Street, and repair and restoration of heritage-listed Inveresk House. “Over the years since the earthquakes, we have undertaken major refurbishments on every building as well as replacing those lost,” explains school bursar Geoff Cain. “The last piece of the rebuild from the earthquakes has been the boys’ school.” The Cathedral Grammar School is structured to support students at every stage through their formative years with a preschool, a junior school and separate preparatory schools for girls and boys. As a heartfelt ‘thank you’ for having gone through the post-earthquake years with the school, last year’s Year 8 boys finished their final term in the new boys’ preparatory school and had exclusive use of the building for 10 days. The $4.7 million block, built by Simon Construction, opened to all Year 4-8 boys from the start of this year. “It has been very heart-warming to see this project through and to welcome the boys and staff into this beautiful, modern building,” says school principal Scott Thelning. Seamlessly linked with the adjacent admin building and the school’s central playground area, it already looks like an established part of the school and is wonderfully equipped to support the school’s culture of nurturing, knowing and growing, today and into the future. This is no accident but an expression of careful planning and design, as well as an impeccable build process led by Simon Construction. The new block rests today on seismically strong foundations. “It will stand the test of time and look wonderful for years to come,” says Scott. “The school has been here since 1881 and is proud of its history and traditions but is also a forward-thinking school and wanting to make sure it is providing students with an environment and a culture and an education that is mindful of the future they are heading into. It was very important to us that this was reflected in the building’s design and build. From my perspective, that goal has been achieved, and we’re delighted that the project was delivered on time and on budget.” Geoff observes that taking the time needed to plan for this new building fed into the project’s success: “Our design brief to the architect was reasonably detailed.” M A R C H /A P R I L 2 0 2 2

Externally, the design very deliberately references the existing buildings and historical context. In briefing Warren and Mahoney, the school clearly communicated what teachers and students wanted and the importance of having a strong connection with the broader school environment. The timeless form is simple and efficient, with everything in the right place. “Some of the cues for the new building were informed by the admin building, along with the library and the preexisting heritage building and we also drew on the existing material palette of timber and brick,” notes Jonathan Coote, Warren and Mahoney’s South Island head of design, who led the design team. “From inside, there is a wonderful segregation of the view into snapshots. Each classroom is connected to the outside world.” Warren and Mahoney is very experienced with education projects across Australasia, including private schools, state schools and tertiary providers. Working alongside Jonathan on this project were his colleagues Tim Hervey, Mark Honore, Kevin Bailey, Simon Taverner and Andrew Wade. Treatment of the concrete ground floor façade with a projecting pilaster design echoes the architectural style of other school buildings. Above, the building rises to a high twin-pitch, finished externally in red brick cladding with a slight pattern shift that creates a pleasing ripple effect. Inside are eight very spacious classrooms – four on each floor, grouped in pairs – all fully equipped for modern digital learning. The classrooms are a generous 70 square metres and this, together with small class sizes, supports the school’s ‘every child, every day’ philosophy. Each pair of classrooms shares an adjacent break-out space, with additional rooms for specialist audio-visual learning and other uses. Conveniently sited PE changing rooms, a large senior common room, pinboards and e-bulletin screens are among other inclusions. Extensive storage at the front of each classroom was directly inspired by a layout in the refurbished specialist block. A wide stairway connects the floors. The block has great views of the surrounding campus and Hagley Park. Window design is well-planned for natural light and fresh air. All modern services, including CO2 monitoring and fire safety systems, are of a high standard, as is acoustic performance.

From site clearance to completion took only 13 months. Key to that was good communication between all involved. “It was definitely a good working team and an awesome project for us,” says Josh Simon, director at Simon Construction (who also completed the post-quake renewal of the specialist block and Inveresk House). “This new block is a very practical, functional building. We knew the school wanted to get the Year 8 students in there for the last part of last year. We thought that was achievable right from the start. We got stuck into it, put the work in and are really happy at having been able to deliver what they wanted on time and on budget.” Design and Supply Co, previously engaged by the school to update the admin building and reception area, specified the interior materials for the new building, including flooring, joinery, laminates and pinboards. Calm tones and textures were selected, including Dulux Manorburn Half for walls and hardy Flotex – Metro Ash for flooring. “We really appreciated how the architect worked in sympathy with the existing adjacent context,” says Bridget Coles of Design and Supply Co. “We enjoyed complementing that in the interior.” Boys educated here will be well-prepared for future success. The Cathedral Grammar School is today strongly placed for a bright future.

R E SO RT ST YL E The lush landscaping from Texture Plants has transformed the pool area into a private resort.

D

espite its modern allure, this home is holding on to pockets of its history at the same time as striding boldly into the 21st century. The stunning build sits on land once owned by renowned Ashburton builder Harry Watson, whose pushbike still leans nostalgically against the shed at the back of the property. For owners Nigel and Michelle Hosking, this remembering and acknowledgement are important to them. “We fell in love with the site the moment we visited the original 1950s house. Many locals knew Harry Watson, and we wanted to acknowledge the home that he had built here for him and his family. We’ve repurposed some of the rimu which was in the shed and made it into a benchtop for our laundry.” What the couple quickly discovered was that the house sat on the front of a very large section. “We couldn’t believe there was this much land,” says Nigel. After placing an offer on the property within hours of first viewing it, the couple could see the potential in this place. “Although it was a large narrow section, we saw that we could live on site in Harry’s old home and subdivide the rear section and build our own place on it,” Nigel says. The couple was ready for a new challenge. They had always owned older houses, so they knew they could renovate Harry’s red brick house and make it liveable (it had stood unoccupied for many years), but they’d never built from scratch before.

“We were both excited about the opportunity and we were open to being challenged by the professionals,” says Michelle. This openness to seeing alternatives undoubtedly led them to achieve such a strikingly bold exterior. The house has been designed to maximise the relationship with the gardens, outdoor living spaces and the swimming pool. Architectural designer David Chilton from Studio 4 Architects was delighted with the brief of designing a family home that responded to the site and allowed the occupants to live simply with options for entertaining in a relaxed environment. “The first time I visited the site it was essentially a paddock in the town! It was a delight to retain this simple honesty of the land, while meeting the clients’ needs for a sense of an urban retreat,” David says. This brief was achieved by laying the house out in a linear fashion, primarily oriented to the sun and the outdoors. The exterior is composed of vertical planes of precast concrete panels, which contrasts with the warm, dark-stained vertical shiplap cedar cladding. “A key component was to keep the house open but also retain the privacy. To do this, we pushed the main living and kitchen areas forward to create a clear divide between the drive and the outdoor living areas,” says David. The striking full-height glazing throughout creates a visual connection to the surrounding gardens and pool and invites a wonderful quality of natural light to flood into the property during the day. High-quality materials and finishes were selected throughout and are all perfectly in keeping with the architectural integrity of the building.

The couple enjoyed working with David and really like the concrete panels, which were selected for their solidity, low maintenance and structural performance. These oversized panels weren’t without their own challenges, however. “We had to plan their arrival quite closely,” says Jim Reed of Jim Reed Builders, who was the builder of this exceptional home. “The tilt panels came from Christchurch, and we had to take a special route and set off very early in the morning to get them here. Luckily there was only one minor incident en-route with the clipping of some telecoms lines, but it was a great job, overall.” Jim Reed and his team weren’t phased by this transport operation. Having been in the construction industry for over 32 years, Jim has built a vast range of homes in his time. Working all over the South Island, Jim mainly specialises in backcountry properties, building lodges and properties in remote and isolated locations. “I wouldn’t expect any of my workers to do anything I wouldn’t do myself, so I’ll happily go to the remote locations for weeks at a time,” says Jim. “We’re currently working on a big project up the Rangitata Gorge. It’s tough for the lads who can’t use their cell phones in the breaks, but there are some beautiful places where we work.” Another challenge came with the arrival of a one in one-hundred-year rain event. Originally the architectural designer had the house sitting very low to the ground in an attempt to emphasise the length and low-slung nature of the rooflines and the linear nature of the design. But the rain caused a ‘river of water’ to flow across the section, so a re-think was required. 74

“We decided to add changes of levels to the house design,” says David. “I personally love that within the house there are thresholds that need to be crossed when moving through the different spaces. It also works well that the main outdoor entertaining space is level with the kitchen, living and dining space. The house then steps down to the family lounge and bedroom wing, which opens out to the lawn and pool area.” Jim agrees, saying, “There was quite a lot of work in the foundations. My top foreman Rob Hampton did a lot of legwork and head-scratching on this job! He’s worked for me for 21 years, so I knew I could rely on him to do a great job, which he did.” Both builder and architectural designer agree and take great pride in making this project an exceptional family home. And the owners couldn’t be happier. Michelle is particularly delighted with the kitchen. “The kitchen is dark and calming, and this works well given the large amount of light there is in the rest of the home,” says Michelle. “I also love the fact that we have no cupboards and no pantry, only drawers. It means I can find everything so easily and access whatever I need really quickly.” The fact that this couple would decide to build again in a heartbeat sends a clear message that this home was a joy to build. “It’s been a pleasure working with Studio 4 Architects. They understood our needs, were patient and listened. We totally trusted them, and the results paid off.” It’s the feeling of being in the country with the greenery and long vistas, yet close enough to town, that gives this home a beautifully relaxed feel. The honouring of its past and the many years of easeful living to come, make this home the complete package of past, present and future.

hen it comes to housebuilding, it’s not often that the project goes seamlessly. More often than not, challenges arise, the weather doesn’t play ball, or the stress gets too much. But for homeowners Jeremy and Sarah Robb, their build with Sinclair Builders was about as plain-sailing as you can get. The couple had been living in the Halswell area for the past four years and were looking to make the leap into building a solid family home. With young children in tow, they sought to find a builder who understood their needs and could stick to the budget. Based on the recommendation of a friend, the couple met with Chris Sinclair from Sinclair Builders and were thoroughly impressed. “After meeting Chris, we were set that we wanted to work with him. All the team, including the subcontractors, were all great to work with, and their craftsmanship and commitment were second to none,” says Jeremy.

The key to the design was the open plan living area, which flows seamlessly to the outdoor areas. The couple left most of the rest of the design to architectural designer Bud Caldwell who has partnered with Sinclair Builders for over 12 years on several projects. “We wanted the home to be open, great for the kids and great for entertaining, and of course warm in the winter and cool in the summer,” Jeremy says. “This has been achieved by good design and also good quality mechanical heating.” Bud Caldwell, of DesignNZ, took on the brief and worked quickly to develop a concept for the four-bedroom family home. “Our process went really smoothly,” says Bud. “It may sound strange, but we had very little communication with the client after the plans had been signed off. This is a good thing, as it shows our detailed drawings were accurate and there were no problems during construction.” Builder, Chris was equally as happy with this build as the owners were. “Everything went really well. The clients were fantastic to work with, and because we take care of the whole design, consent and build process, it’s easy to keep everything running to schedule,” says Chris. Work commenced on-site in late August 2020, and the owners moved in less than six months later. The exterior of the home offers a beautiful blend of striking black tray cladding, vertical cedar and plaster, which adds a warmth and versatility to the house. The portal gables also offer a point of difference, which adds another level of sophistication to the home for a minimal extra cost. “Tray cladding is becoming more and more popular at the moment,” says Chris. “It’s very normal for us to work with this material, and we enjoy the look that it creates on the homes we work on.”

Outside, the versatility of the home continues. There is a beautiful outdoor seating area, where friends and family can dine out. If it rains, there are louvres overhead to enjoy the alfresco dining, or if it gets too cold, the inside dining option means it’s easy to talk from the kitchen to the dining area. “It’s a great layout,” says Jeremy. “If it’s really cold we can sit in the lounge with the gas fire on. But when it’s warm there are loads of options. The louvres also mean we can be outside with shade or in the rain!” One of the many delights of this home is the wooden wall feature in the entranceway, with a hidden door revealing a storage room behind it. “We get so many comments from visitors, and it’s a great use of space,” says Jeremy. So, what’s the key to this seamless success? Firstly, according to Jeremy, it was the personal recommendation. The builder was referred to Jeremy and Sarah via a trusted friend, who had already built with them. As a result, there was a sense that the builder and the homeowners were on the same wavelength right from the start. The communication from the builder was also outstanding, and as Jeremy says, “Even when the weather slowed down the pouring of the concrete on the driveway, Chris and his team kept us informed every step of the way. Chris went to all lengths to make sure that he got the next available slot for the concrete pour, making sure timelines were still on track.” Jeremy also thinks the fact that they made very few changes to the plans once the ground was broken was a crucial factor in the success of the delivery of this project. This meant the budget stayed in good shape, and the project manager could plan accordingly without any hiccups or changes to products and materials.

And lastly, but by no means least, the internal workings of Sinclair Builders business are also key to a smooth-running project. “We work with subcontractors we’ve known for a long time,” says Chris. “And we pay our staff and our subcontractors on time, so they know they can rely on us. It’s a busy and stressful time in the construction industry at the moment, so this reliability makes a huge difference.” The icing on the cake was the 2021 House of the Year awards where this home earned four wins, including National Category Winner, Top 100 and a Regional Gold award. And for director Chris, he’s very proud of the homes he builds, saying, “We think all our homes are gold winners.” Certainly, homeowners Jeremy and Sarah would wholeheartedly agree, saying they have no hesitation in recommending Sinclair Builders and would definitely book them in for a future build.

I N G R E D I E NTS : 2 pears 1/4 cup shredded coconut 1/4 cup roasted walnuts, roughly chopped 1/4 cup dark chocolate, roughly chopped 5 dates, roughly chopped 2 tbsp maple syrup Pinch of sea salt D U LC E D E L E C H E : 1/2 cup water 1/4 cup coconut yoghurt 1 tbsp arrowroot or corn starch 1/3 cup coconut sugar 1/4 tsp sea salt M E TH O D : Preheat the oven to 190 degrees C. Cut the pears in half. With a teaspoon carefully scoop the core and the flesh around the core out of the middle of the pear. You want to leave 1 cm around all edges. Save the fleshy parts and throw out the cores. Place the pears on a baking tray and place in the oven for 15 minutes. While the pears are cooking, make the crumble. Place all of the crumble ingredients and saved pear flesh in a bowl. Mix it with your hands and press the dates to make a rough, chunky date paste; this will help everything bind together. Do this until the crumble sticks together nicely. Once the pears are cooked, take them out of the oven and stuff the middles with crumble. Place back in the oven for another 10 minutes. For the dulce de leche, add all of the ingredients to a small saucepan. Heat over a medium heat until you reach a light boil, constantly vstirring. Once at a boil take off the heat and stir for another 1 minute or until the caramel is at your desired thickness. Once the pears are cooked, it’s time to serve! Either serve them on the baking dish or place them on a flat plate. Drizzle with dulce de leche and dollop yoghurt or ice cream onto each pear. Serve warm with a wee jug of extra dulce de leche. Any leftover pears will last in an airtight container in your fridge for up to three days. Serves 4 tworawsisters.com | @tworawsisters

eading into Easter, we’ll begin diving into the sock drawer for some thick woolly socks to keep our feet warm, so shouldn’t we also consider properly insulating the floors of our homes? A warm, dry, healthy home starts at the foundations. With 10 to 35 per cent of your heating bill disappearing out through the sides and base of your floor, you’ll agree it’s worth doing something to reduce years of ongoing wallet pain. New energy efficiency regulations came into effect on 29 November 2021, requiring a greater level of insulation for new homes under and around the floors. In the South Island, this means minimum construction insulation values of R1.6 or R1.7 for concrete slabs and R3.0 for timber floors. How can this be achieved? And where does this extra insulation need to go? The biggest bang for your buck is always

to insulate the slab edge as this area is most exposed to cold winter temperatures. BRANZ (the Building Research Association of New Zealand) recommends insulating a 1.2-metre strip back from the edge to further improve performance. However, since under-slab insulation cannot be easily retrofitted or upgraded at a later date, I would always recommend that the whole slab be fully insulated, both underneath and around the perimeter. This includes the base of the ribs between the waffle pods, missing in the render above. The insulation will most likely be polystyrene, as this currently is the most cost-effective material available. Slab insulation comes at a low cost to buy and install, but it needs good protection during construction so that the future insulation layer is not damaged. One company I have been working with for nearly ten years specialises in providing

insulated concrete slabs. MAXRaft has provided warm, healthy feet with reduced power bills to over 3000 homes since 2010. MAXRaft provides a full range of insulated slab options to suit the ground conditions of your site and the degree of energy efficiency you require. A standard MAXRaft slab can provide insulation ratings in excess of R4, depending on the floor layout. Pre-cut in the factory to minimise site waste, with a site-specific layout plan, the insulation system goes together like a giant jigsaw puzzle for your builder, or MAXRaft can install it for you themselves. For high-performance homes like Superhomes and Passive Houses, a fully insulated slab is a mandatory requirement. ippee, you’ve done that all-important “research” I keep mentioning and have found a design for your section, or a house and land package you like. Now you’re about to hit the go button with the builder. But have you done your research on the builder or building company?

Is your builder going to be able to deliver? This is a big question to ask! In today’s market and Covid-19 environment, this is another area of research that needs to be done, as this is more important than you might realise. You may find out it’s easier for some smaller companies to sell their services than it will be for them to be able to deliver them. One of our sales team members came to me on a Monday morning to let me know that some customers had been doing their research (great news, I thought!) and contacted several builders and smaller building companies as a comparison before proceeding. They were surprised to be informed that these companies weren’t taking on any new builds until 2023 or later as they can’t meet product supply demands and product availability, due to the lack of materials. The good news is that these smaller companies had, rather than overpromise and under-deliver, advised upfront it was not possible for them to commit to more work. While larger building companies are not immune to delays, scale-orientated builders receive priority on goods and trades such as building supplies. It is sensible business from suppliers to keep their key customers or larger building companies accounts top of the list. Therefore, they are more likely to deliver a build with fewer delays than a smaller company. Some suppliers are limiting numbers to provide only the same amount as was ordered last year and not taking on any new accounts, so if you’re choosing a small building company, you could find they are limited to a small supply of products. Delays in 2022 are inevitable. No one likes them. What needs to be top of mind is clear communication from all parties to ensure you are working with a company that can navigate and make any delays as short as possible if they come up during your build. 0800 22 22 36 | goldenhomes.co.nz
