Editor’s Note I
’m writing this on a wintery afternoon, thinking of the change of season stubbornly peeking through in smatterings of daffodils and early spring blossoms around Ōtautahi. For my family, this September has been highly anticipated for other reasons. After three years without seeing my husband’s parents in France, we’re going over for a visit with two bigger grandsons, who have a lot of hugs to catch up on, along with older, world-wearier adults who are grateful for the reunion. I’m excited to see that we’ll be there during Paris Design Week, when some of the world’s most iconic furniture and homeware designers, along with rising new artisans, converge to show their latest collections. With 300 venues to explore, I will seriously need to reign in my design obsession to avoid a family incident. Back on the subject of spring, it’s the season to get back into outdoor living, and we’ve got some fresh ideas and advice for making your garden great. Our homes in this issue are also a source of outdoor inspiration. We feature a stunning Waiheke Island escape, a beachside residence in Sumner, a sustainable home with panoramic Central Otago views, a Canterbury retreat with great form and functionality, a contemporary Christchurch home with classic style and an award-winning renovation inspired by the classic mullet haircut. Seen very much as a boutique destination store, the newly fitted premises has beautiful natural oak interiors with black elements as a contrast, making the products on display really pop. “The highlight for me are the greens, as the botanical feel is significant to our brand,” says Kerry. “It’s also important for me to look at how the stock is displayed, and it’s a fantastic coming-together for our team, too.” Every M.M Linen range is designed from scratch. “It’s a year’s process from me briefing the designers to the product landing on our shelves. Typically, botanical and floral prints are hand-painted by our artists and digitally printed onto our fabrics,” says Kerry. “And with our designers based all over the world (two in the UK, one in Israel, one in Australia and two in New Zealand), it’s a fantastic place for us to share ideas.” This boutique store combines with the head office and showroom for wholesalers at the back of the building, as well as open planned creative spaces for developing future ranges. “There’s a fantastic feel to these Elmwood shops, and with so many cafés close by, I don’t have far to go for lunch!” The store stocks the full range of M.M Linen products from linen to silk, bedding, cushions, gifts and kitchenware. The M.M Linen team is excited to be housed in this fabulous space, offering their full range of homewares to equally passionate homemakers. .M Linen’s second store follows the opening of its flagship store at Westfield Newmarket in Auckland two years ago. The brand remains first and foremost a wholesaler – supplying gorgeous collections to transform rooms into serene or striking sanctuaries, whatever the taste. Being at the coalface with the customer is very important for any retailer. But for M.M Linen, it’s also a story of coming home and coming full circle. Founder, creative director and Cantabrian Kerry Jackson set up M.M Linen in 2012 after working as a homeware’s buyer for some 20 years. She quickly joined forces with an overseas industry contact, and M.M. Linen started serving global markets from day one. For close to a decade, M.M Linen’s elegantly designed, and beautifully crafted products have been selling worldwide. From America to UAE and South Africa, the brand is loved by countless retailers. It features in over 250 Australasian stores, and the UK’s John Lewis boasts M.M Linen as one of their topselling linen brands. But being a passionate Christchurch resident, Kerry wanted to return to her roots. She set about finding premises for a retail store, showroom and head office close to home. The iconic and renovated ‘Hands’ building at 5 Normans Road in Elmwood fits the bill perfectly. “This location is fantastic for us, and the store has 12 car parks,” says Kerry. “I love this concept of local village shopping, where you can pull up outside the store and easily find a car park. It’s a low-stress form of shopping.”

he plane I am in has just successfully managed to dip through the inversion layer that shrouds, envelops, and hangs heavy in the valleys of Central Otago. The plane I was supposed to be in did not take off as successful penetration of the layer of dense strata cloud was not an expected outcome. Prudent. A cloud inversion tends to happen when you have a cold layer of air trapped at ground level, overlain by warm air. Below the cloud, the day is damp, dreary, and colder than a mother-in-law’s love. Or so some, and certainly not my partner, would say. Not a day for a heliophile. Above simply majestic. Imagine clear and long views over a sea of cloud, with the jagged profile of the Southern Alps punching the sky. Aoraki standing tallest, Mt Aspiring

elegant and alluring. At a lower elevation, the snow-covered top of the Pisa Range sits island-like just above this downward extension of cloud. Imagine a well iced, but creased, long sticky Swiss bun. On its broad crest, the tell-tale signs of the Southern Hemisphere Proving Grounds for automotive testing show through the snow. From above, the pattern of figure of eights, circles, and ovals created in the snow and ice appear sculptural to the eye. Not too dissimilar to the doughnuts we once carved in the damp paddocks of our youth behind the wheel of the Falcon Wagon. Artists we were. Our ever-changing landscape presents us with plenty of opportunity to appreciate its beauty. We may stare, observe, glance, gaze or catch a glimpse for varying reasons. Bondi Beach in summer appeals, without a doubt, while for the more discerning, the first blossom of spring catches one’s attention. I have spent the last month or so in resource management hearings giving evidence relating to views, changes in views resulting from changes in the landscape, visual effects and how these are perceived. Of course, we see things differently and appreciate elements within the landscape for a variety of reasons. Knowledge, experience and expectation lead us to react and respond to the things we see the way we do. Last summer, along with my sister, brother and father, we hiked up and down Mt Arthur. A second attempt for some, foiled by lousy weather the first time around. Clear skies this time, and from the top, along with a much-needed rest, we took the time to savour the view. I imagine my father and sister, both schoolteachers, looking down, checking the apple trees had their legs crossed on the mat of productive plains and hillocks. After checking out his own shoes, my brother searching for love, gazed longingly at the same trees seeking Eve. And myself, I couldn’t help looking for the spatial patterns of occupation and use and how the landscape dictates that. laying with scale is always a great way to keep things interesting in design. I love playing with more exaggerated proportions in everything from statementmaking lighting to sculptural vases and artwork – all of which create a sense of intrigue and invite you to take a closer look. Even proportions in hard finishes like tile and hardware can feel exaggerated and draw the eye to every detail, giving any interior a custom and thoughtful feeling. Choosing one large-scale item creates drama within a room and plays interesting tricks on the eye. We’ve curated our top tips for working with large-scale items – this one is for the rule breakers out there or those who simply want to experiment with something new on their own!

If it is tricky finding items in the scale you need, grouping smaller items together to create a large, overall effect can be a great way to create impact.

he construction industry has a big impact on the planet. Anything we can do as consumers to reduce our carbon emissions within this industry has got to be a good thing. The couple was building their Kirwee home and were wanting to use recycled rimu flooring on the project. Firstly, do your research and know what materials are available. completed this entire project in around one week. The existing lawn was dug out by the installers, who then laid new timber edging and prepared the laser levelled base using compacted rock. The grass was then laid, and a layer of sand was spread onto the top, which then hides below the surface and helps the blades to stand up. “The homeowners are happy with the result, with this beautiful lawn complementing their stunning home and surrounding landscape,” says Jack. he kitchen is one of the hardest-working spaces in any home. It’s a busy hub requiring functional features such as storage, surfaces and appliances, as well as design considerations such as layout, materials and connection to dining and living areas for entertaining. “There are so many things to think of with a kitchen, and it’s a large investment, so it’s important to get things right,” says Larissa Breukelaar, designer at Modern Age Kitchens and Joinery. “A kitchen designer takes the stress out of it all, especially the material selections and project management.” Larissa recommends taking your kitchen inspiration to a designer to help them understand your style and what is essential for you, allowing plenty of time for the project due to high demand in the industry. “Give your designer and trades at least eight to nine months from when you start the design process. This will give them more time to spend on your project, allowing you time to consider the details to make sure they work for you,” says Larissa. “My passion is for creating a kitchen that the client loves. When I present a concept and 3D renders with everything clients have talked about, seeing their reaction is definitely a highlight,” says Larissa, who loves attention to detail and creating a cohesive space. “Renovations are great for this because you can come into the home, see the space and surrounding areas,” says Larissa.

This recent cottage kitchen project pictured here was designed by Larissa, and awarded Best Character Kitchen, First Time Entrant Runner Up and the DNKBA Kitchen Design Gold Award this year at the National Kitchen and Bathroom Association awards. This West Melton kitchen was designed for the guest house of a busy young family who invite guests to stay in their Christchurch cottage for skiing and horse-riding holidays. The client in this project has a background in interior design and wanted to create a luxurious, relaxed and comfortable space with symmetry. “My clients’ choice of flooring and interior details such as the battened and tongue and groove walls brought in a variety of textures. Creating a light kitchen and keeping the colour palette similar throughout meant a relaxed space was achievable,” says Larissa. A continuous waterfall end and splashback, paired with brass handles, creates a luxurious feel in this cottage kitchen, and the neutral Dekton benchtop was chosen for durability. Larissa says that if you’re wanting to create a light, neutral space like this one – go big on texture and keep everything
in one tone. “Bring in texture with a tiled splashback, maybe add in some vertical panelling and organic curved shapes. his modest home with the fun name is now also an award winner, with the new ‘mullet’ addition having won a 2022 NZIA Canterbury Architecture Award. Designed by Tobin Smith and Daniel Sullivan of Common, the primary bedroom and ensuite addition is unashamedly contemporary yet beautifully complements the existing 1930s architecture. In St Albans, where older homes are rapidly giving way to medium-density townhouses, this bungalow has been respectfully retained and updated for modern family living. Rather than demolishing and redeveloping the property, homeowners Simon and Katrina chose to pour their hearts into giving their home a new lease of life with a contemporary open plan layout and décor makeover. Katrina’s love of interior design and photography is evident today in the design aesthetic that favours a simple black and white palette and careful styling. The new luxury addition further enhances this home’s liveability by providing a private bedroom and ensuite retreat with gorgeous garden views. As the NZIA Awards Citation observes, the ‘mullet’ addition ‘brings the party’ to the back of the home. This is one of the first awards for Common as a combined architectural practice. The three founders bring with them a wealth of experience in urban design. “We’re delighted to have a presence in this year’s NZIA awards,” says Tobin. “It’s great to get that recognition from your peers and to be able to share that also with Simon and Katrina. They are so chuffed!” A new glass link connects old with new, bridging the transition. In their original renovation, Katrina fell in love with Bremworth’s Galet carpet (from The Flooring Centre) and also chose this stunning textural
carpet in the existing colour – Dolomite – for the new bedroom addition. It provides seamless continuity. Tobin says the floor height in the link is the same as the rest of the house but steps down into the couple’s new bedroom, reinforcing the strong connection with the back garden and private patio. Making an almost sculptural statement, the new addition incorporates an ingenious gable roof design that, internally, forms a pleasing asymmetry. Tobin points out how this draws the eye from dual corner sliders to a high window and the sky above. In scale, it is indeed the full mullet at 9.6 metres long and 4.5 metres wide and with a bedroom ceiling that is 4.6 metres high at its apex. There’s room enough here to sit and read or soak up the sun. With expansive glazing, the new bedroom is light-filled and open to the established garden. At the same time, privacy requirements have not been neglected as the design includes an over-clad slider that can be used as a screen. White walls, flooring and joinery highlight the architectural features and full-height ceiling. ‘Linen Pendant’ lighting from Corcovado completes this luxurious space. As the Corcovado team observes, “Every pendant light in the Corcovado range is made by hand to our specification, using organic shapes and natural materials.” Off the new bedroom is the new lightfilled primary bathroom with a picture window garden view. White tiles extend across the floor and up to the full height of the ceilings (Cross Cut Lapatto in White, The Flooring Centre). While the interior is light, the exterior is contrastingly dark. Simon and Katrina took their bungalow from yellow to contemporary black, and that now extends to the new addition, finished in black stained cedar. The mullet hairstyle is on the comeback trail. hen called upon to breathe new life into this earthquake-damaged family home, Borrmeister Architects looked to the clients’ love of the seaside and their own environmental awareness when creating the design. “The existing family dwelling would have required considerable remediation to convert into a healthy home, so the decision was made to rebuild,” says Wulf Borrmeister, director of Borrmeister Architects. The requirement for the home was to provide easy beachside interior living that was environmentally conscious while being comfortable and contemporary. “The clients were very involved in this project, and we loved that,” says Sarah, project lead and associate at the firm. “We worked together to ensure the house met the client’s needs and was suited to beachside living. We created spaces with seamless transition from inside to out as well as providing ample opportunities for outdoor living.” The generous roof overhangs, the extensive colonnade accommodating timber sliding screens and a central courtyard with an outdoor fire blur the boundaries between house and landscape, and passively work to provide the home with comfort for all seasons.
But there were challenges. With a not particularly large site, street boundaries on two sides and tough planning restrictions to work with, it was a tricky job to fit the ideal home onto the site. The use of the courtyard concept provides that seamless connection to the outdoor living, acting as an extension of the main living area. Two wings of the house on either side of the courtyard are connected via an internal link. With a wall on one side and glazing on the other overlooking the courtyard garden, it has a gallery-like feel. The house is clad predominantly in whitewashed macrocarpa, giving a beachside look and feel to the exterior. It delivers a relaxing, calming, beachside vibe. Environmentally conscious design is displayed at every stage of this project. The home is north-facing, with the majority of the rooms facing all-day sun. This supports solar gain and natural cross ventilation

with opening high-level windows and skylights. Shading from the sun and protection from the weather is provided by roof overhangs and sliding screens designed to respond to the local daily sun path. There are also solar panels and hot water in-slab heating, functioning as a thermal mass to keep the house consistently warm. The thorough landscape planning early on in the process meant fruit trees and vegetable gardens were part of the design from the outset and hence provide the essential component of future-proofing the home and complementing the clients’ lifestyle. The vegetable garden sits on the street frontage and provides an interactive nod to the passing pedestrians. By blurring the transition between inside and out, this home has maximised its coastal location and hillside surroundings. And the judges at the Canterbury Architecture Awards 2022 agree, saying, “The all-day sun, shelter from the prevailing winds and privacy are achieved through the clever use of levels, extensive glazing, generous rooflines and sliding timber screens. Well-proportioned interiors and a thoughtful floorplan provide a warm, light home, which responds to the clients’ lifestyle.” The structural engineering was a vital component in this build. Miyamoto International NZ provided design consultancy to the project and was able to meet the architectural requirements to have a minimal impact on the site, including a very strong Maxraft fully insulated slab foundation. As a result, the house is highly resilient and incredibly well insulated. All details of this home are well thought out, with every inch of space on the property being considered. Borrmeister Architects takes into consideration every aspect of how the client likes to live and how they can live in the home sustainably. Context, function and environmental integrity informs the architecture as a start – there is no pre-determined style. It costs very little (or sometimes nothing) to incorporate basic passive design principles into any new build. Borrmeister offers a full range of architectural services in the residential, commercial and industrial fields. The team of seven are actively connected to their communities and together they regularly work on council planting days, maintenance of reserves and rubbish clean-ups. For them, it’s an integral part of their role in creating a sustainable future for all. To complete the functional areas of the home, the homeowners worked with multi-award-winning

kitchen and bathroom designers Ingrid Geldof Design. The homeowners had previously worked with Ingrid, and so they knew they would get a solution that was refined but also highly practical and would stand the test of time. The request was for the home to be light and airy, so Ingrid selected a fine Caesar Stone Fresh Concrete benchtop for the kitchen. The paint colour was Resene Triple Barely There for the back wall of kitchen joinery and Quarter Cut American Oak for the island and wall units. The splashback of Florim cement in light grey provides a soft, warm grey tone to this space. “All of the materials we selected are highly durable and are sustainable in the sense that they will not date in a hurry,” says Ingrid, from Ingrid Geldof Design. “As one of New Zealand’s most awarded design companies, we provide clients with a process of design that is professional and enduring.” This space has certainly been designed with easy living in mind. “The spaces were relatively compact,” says Ingrid. “But adequate for the requirements of the homeowners. The architect did a great job of creating something a little different on a long, slim section.” With a smooth design and easeful execution, this home is beautifully set up now to allow the homeowners to get on with the job of enjoying the ever-changing waterscapes and a seaside within touching distance.

here’s something quite different about designing a luxury lodge. It’s not just about creating ‘bling’ and using super-sized furniture. It’s more about a state of mind or a feeling that is created, so that guests have a sense of being immediately at home with the distinct belief that living is easy. Kath Preston and Jackie Stenberg are the masterminds behind the interiors of this gracious Waiheke Island residence known as Kaitiaki Lodge. “It was during the first Covid-19 lockdown that we started to throw ideas around and figure out how we could work together,” says Jackie. “Kath has over 16 years of experience in interior design, and I’ve been doing home staging and working in the flooring industry, so it was a great blend of our different skills.” Armed with business plans and plenty of creativity, Two Birds Design was founded, and the two got to work on establishing their brand and building a client base. “We decided to take a stand at the home show in Christchurch in 2021, and it’s here that we met Nathan, owner of the Kaitiaki Lodge,” says Kath. “Nathan approached us and said he was looking for an interior designer for his home. He’d seen our work on Instagram, and he liked what he saw.” Nathan had bought the 10-acre bare site while living in Tokyo. Being so far from home and living in such a big city, he was yearning for a piece of New Zealand he could call his own. “I had visited Waiheke Island in 2014 and loved the mixture of white sand beaches, extensive native bush and wonderful community,” says Nathan. “When I saw this land on TradeMe, I knew I had to view it.” Fast-forward just a few months, and Nathan had completed the purchase. The pandemic made it the perfect time for Nathan to return to our shores and dive into the project of creating a luxury lodge. “My uncle is an experienced property

developer, so with his expertise and support behind me, I felt confident we could build something truly special.” And special it is. The lodge is a five-bedroom abode with stunning views across the Hauraki Gulf. As the Māori name ‘kaitiaki’ suggests, there’s a sense of being held and nurtured when you arrive here. With a swimming pool and spa, and set on three separate levels, the consented 260 square metre lodge is incredibly efficient with space while also allowing for 10 guests to comfortably stay. Nathan worked with Leon Bieldt from Archimatter to design the contemporary home perched high up on the land. “Nathan contacted me with a brief of creating a modern wood cabin or bach, without compromising on luxury. He supplied some ideas of homes he liked,” says Leon. “I like this approach of working together with the client as a team, rather than the designer dictating their personal style onto the client. Nathan has impeccable taste, so I felt comfortable that such a collaborative process would yield a successful project.”
Leon from Archimatter is conscious of the budget constraints of all homeowners in the current climate and says he works collaboratively to ensure a realistic outcome. “It’s a balance between architectural style and project cost. Simple design is essential, but the key is to avoid it being banal or boring.” Far from boring, this home has two primary materials for the construction design. “With the material supply chain drama unfolding during construction, we had to be flexible in our choice of wood and roofing,” says Leon. “We settled on South Island Macrocarpa for the ceiling and exterior cladding with Colorcote Horoeka for the roof.” What’s also exquisite in the design of this home is how the terrace plan form was used. Leon explains more, saying, “Given the steep slope of the section, the terrace plan form was selected so the lower level projects forward of the upper level. This allowed the lower-level roof to become the outdoor living deck of the upper level.” Even the introduction of the pool lends itself perfectly to a third lower terrace.

Overcoming these supply and construction challenges with ease and grace is another aspect that stands this lodge apart. Nathan comments that Leon was “a dream to work with” and highlights his professionalism, hard-working nature and his wonderful eye for detail. “Everyone from the planners to the builders commented on the quality and accuracy of his architectural plans.” Meanwhile, Kath and Jackie set to work immediately on their brief. They were involved in all aspects of the interior design, including looking at plans, making suggestions for the layout and consulting on the design of the kitchen. Their brief from Nathan was to create a natural, organic feel to the home. In a sense, it was about bringing the forest and bush inside. The pair were tasked with sourcing flooring, paint colours, soft furnishings, tiles, lighting and all the finishings of the home. The extensive natural wood flooring and ceiling create an instant canvas for the other features. “Nathan wasn’t a big fan of white, so we worked hard to create a colour palette that spoke to the lush natural environment and gave the home a really warm and cosy feel,” says Kath. Of particular note is the burnt black timber down the stairwell, a traditional Japanese practise of charring the

cladding to provide a beautiful and long-lasting timber. “The different textures are beautiful and give a really earthy feel to the home,” says Jackie. In addition, the Neolith Amazonico Slate mossy green benchtop looks almost like pounamu and encapsulates the dark and mysterious tones representing the dense forest floor that surrounds the property. “We worked through the three-month lockdown that Auckland and Waiheke experienced,” says Jackie. “Although we couldn’t physically source products in Auckland ourselves, we took the opportunity to gather fabric samples and carry out extensive research into colours, products and materials.” This research is important to Kath and Jackie in all their projects. “We like to do work that’s not so run of the mill – whether that’s introducing new materials or working with a style that is a little bit edgy,” says Kath. “That’s how we see our design expertise: providing something a little bit unexpected that surprises and delights the client.” Nathan concurs with Kath and Jackie and comments on what a pleasure they both were to work with. “They both bring their own unique styles to the design process and know exactly how to make everything pop,” says Nathan. “Kath has a wealth of experience in the hotel and rental industry, which was invaluable in creating a functional yet luxurious feel in the lodge. Jackie has such a wonderful eye for adding the right textures and elements to make a room feel warm and inviting.” Both women care deeply about getting a great result on whatever project they are working on, and certainly went over and above to find the perfect touches in this home. For example, the downstairs media room has lush textured wallpaper which has the sense of bringing the bush inside. There is incredible thought given to the introduction of some beautiful New Zealand artworks in the home. In every room there is reference to the native bush outside. The wallpaper has tropical foliage textures and themes, or in other rooms such as the powder room, it adds that nod to luxury with gold-coloured wallpaper. Much of the furniture was sourced from King. Kath and Jackie chose this supplier due to their contemporary

looks and attention to detail. “King has some clever designs in its products, like putting in extra hidden storage or wireless charging for devices. They also have a great range of fabrics at a good price point,” says Kath. The bedrooms are the only rooms where white paint was used to create a backdrop of peaceful and quiet environments. The pair used earthy colours and themes of trees in the cushions, throws and bed covers. The ensuite is finished in black, at Nathan’s request, and macrocarpa was used for the vanity slabs. “The Kaitiaki Lodge was built with love at its core. Everyone who has participated in the design and construction of this lodge was chosen for their passion and love of what they do,” says Nathan, owner of the lodge. “I love that there are so many different spaces to enjoy here. At a recent dinner event, we had a guest resting in their room, another watching the rugby in the media room, someone cooking dinner in the kitchen and my partner and me on the deck next to the fireplace. Most guests comment that they fall in love with the house more and more as their stay goes on.” This high-end home delivers on comfort, quality, detail and sophistication. It is this refined appearance that makes the design so appealing. It will surely create a unique experience for the guests who stay there.

et in one of the most beautiful landscapes in Aotearoa, Oliver’s Ridge House is a short distance from Arrowtown in Central Otago. This remote abode is neighboured by majestic scenery from The Remarkables mountain range, Coronet Peak, Gibbston Valley vineyards, Arthurs Point and Lake Hayes. Team Green Architects Siân Taylor and Mark Read took the brief to design this low-energy, sustainable and healthy home for a family with the environment close to their hearts. Architect Mark is a Central Otago local with a unique connection to this land that used to form part of his grandfather’s farm. “This place is historically very special to our family, and it is where my mother grew up,” says Mark. “So, not only did we have the opportunity to design a beautiful house for great people in a magnificent setting but to install a legacy for the future.” Partners in life and work, Mark and Siân’s knowledge of the area and its extreme climate were central to their design, as was their focus on Passive House principles. “For us, thermal efficiency in homes needs to go hand in hand with the architecture in New Zealand,” says Siân. This commitment to energy efficiency extends to Siân and Mark’s own neighbouring property, a beautiful two-bedroom passive house and winner in the 2021 New Zealand Architecture Awards.
For this Oliver’s Ridge property, Passive House principles of highly insulated walls and a balanced heat exchange ventilation system were used to create a building suited to the extreme climate while using minimal energy. High air quality, even temperature distribution, low noise levels and reduced heating and cooling costs were all key considerations. The home is insulated above by a warm roof. This places the insulation on top of the structure, covered by a waterproof membrane and a top layer of gravel. “This was one of the best briefs we’ve ever had,” says Siân, adding that alongside the practical requirements were more holistic ideas. “Modern informality, comfortable rustic elegance, sustainability, a sense of permanence, textural warmth and richness, low maintenance and bespoke elements were all included in the brief.” The couple with two teenage children wanted a relaxed home with a great flow and flexible living to adapt to their changing needs over time. “It’s a big house that doesn’t feel big,” says Siân of the four-bedroom, 600 square metre home, plus three car garage, built over three levels. Each room enjoys generous proportions and stunning views – the spatial balance and flow have been carefully considered throughout.

The brief included a master suite, which makes up the top level of the house and steps to the upper level of the garden. This calm sanctuary gives the homeowners their own place to relax, close to the heart of the home below, where everyone can be together. The children’s bedrooms with ensuites are just off the main living room, and a guest suite on the lower ground floor houses another private living space. “The homeowners have exquisite taste and selected the furniture for the home,” says Siân, adding that Team Green provided the architectural interior details such as wall panelling and the bespoke feature pendant in the entrance. Mark was also involved in the landscape design, using his local knowledge and passion for Central Otago in the plan. This rugged landscape also inspired the home’s exterior of rusty Corten steel and local schist stone. Thermal efficiency was the biggest challenge in the design of this project. This generously proportioned home required a large amount of structural steel and concrete. “Steel gets in the way of insulation,” says Siân. “It’s a bit like trying to make a commercial car park into a thermally efficient space.” Getting things right with insulation meant drawing on contacts in Europe. In 2016, building a Passive House in New Zealand wasn’t a mainstream choice and many products needed to be imported, including the triple glazed, double Low-E windows.

Hadley Consultants carried out the structural and civil engineering, including concept, preliminary design, detailed design and construction monitoring. Director of Hadley Consultants James Hadley says, “The project involved a high level of complexity, with heavy cladding and mixed materials including in-situ concrete walls and facia concrete. Heavy section Universal Columns were applied as beams to minimise beam depths and downstands into architectural spaces. Offset load paths and cantilever supports together with the use of roof and floor diaphragms to achieve lateral stability all provided interesting structural challenges.” Following the completion of this energy-efficient home, Team Green Architects’ commitment to Passive House principles has attracted many new clients who recognise the importance of living in a healthy home with a low environmental impact. Siân says that Passive House construction has become more mainstream in New Zealand in recent years as people have become increasingly aware of ways to reduce their impact on the planet. The number of Passive House building products available in New Zealand has understandably increased, with many tripleglazed Low-E windows now made here along with other materials brought in from Europe and assembled locally. In response to the recently increased minimum requirement for insulation in the New Zealand Building Code, Siân says, “It’s a step in the right direction, but there is still a long way to go. I left the UK in 2006, and back then, they were ahead of where we are now. So, they’re 16 years ahead of us in their thinking about the environmental impact of energy use in the home and building healthier homes.” Despite these challenges, Siân and Mark work with a supportive array of consultants and suppliers who share their environmental approach to designing and building homes. “Collaboration is key to what we do as architects,” says Siân. “We work with a wider team of people who realise that this approach is something New Zealand needs.” The owners of Oliver’s Ridge House are happy with this light-filled home designed to capture all-day sun with energy efficiency and wellbeing in mind. “Throughout the whole process we felt comfortable in the knowledge that the end result would be exactly what we dreamed, a home that both reflects us, and is a building of substance that fits seamlessly into the landscape.” 021 942 985 | teamgreenarchitects.co.nz 03 450 2140 | hadleys.co.nz

rchitectural styles have evolved for centuries to accommodate changes in lifestyle, fashion, and the environment. A home that can hold its style for several decades has, for some, a certain appeal over the fads of modern design, which may date with the passing of the years. From the classic villa with its bay windows and front veranda to the more abstract, contemporary forms, we can see examples of all styles of homes in and around Ōtautahi. This home in Prebbleton is one such example of a timeless classic. Set on 5,000 square metres, the land alone has an expansiveness to it, so the style and grandeur of this residence is the perfect abode for such a site. Homeowners Martin and Michelle were originally looking to alter their existing home in Rolleston, but soon realised that no matter what was thrown at it, the renovation and expansion option was not going to meet the family’s needs for the future.

“Sometimes you find the conceptual design process a useful tool to aid with defining the true future needs,” says Boyd Chamberlain, who was initially commissioned by Martin and Michelle to evaluate their existing dwelling. When Boyd received the call from Martin and Michelle a few months later to say they had purchased land in Prebbleton, the opportunity presented itself to revisit the brief, and this time, to start from scratch. With two fast-growing teenagers, the couple was looking for a home with more space and an ability to entertain family and friends for many years to come. Their brief was detailed yet straightforward all the same: four bedrooms, an open plan kitchen leading to dining and living areas with connection to the outdoors. “It was also important for us to have two separate living spaces,” says Michelle. “One to entertain our noisy

teenage boys and one that we now call the whiskey room – a place where we can retreat. We don’t drink whiskey, but it has that traditional feel to the space that we love.” Boyd and the homeowners explored the options of single storey and two storeys and settled on an elegant, sophisticated, two-storey design that embodies all the family’s needs and wants for their home. “We prefer the more traditional design rather than the modern interpretations,” says Martin. “And Boyd was able to visualise our dream home very easily.” Although the home is bigger than the couple intended, they were instantly delighted with Boyd’s interpretations and concept drawings. Early in the design process, Boyd recommended and encouraged Martin and Michelle to adopt some energyefficient methods and materials for construction. These included an insulated slab and foundation edge, larger wall stud framing than the standard requirement and higher levels of insulation in all the walls, ceiling and roof cavities. “This has made for an incredibly warm, energyefficient home,” says Boyd. “It also fits with our values and ideologies as an architectural design practice.” Being a family home, low maintenance and durability were also big considerations when deciding on the materials of the build. “Aesthetically, the use of a wider cedar weatherboard profile and facing was used to maintain proportion and scale with the overall height of the build,” says Boyd. “And the simple lines this created gave the building an overall more sophisticated look for the scale of the building.” Boyd prides himself on the extremely high-quality architectural documentation that he produces for every build he designs. This then serves the builder and homeowner well, so that everyone can smoothly and efficiently construct their dream home. The team at Radius Building has been crafting homes since 2006, and company director and project manager Richard Fantham has worked together with Boyd on several previous projects. It was Boyd who recommended Richard to Martin and Michelle, as their builder.

On the initial meeting with Richard from Radius, the homeowners knew straight away that he would be the man for the job. “Richard, Garry the foreman, and all the team were brilliant from start to finish,” says Michelle, highlighting that even despite a Covid-19 lockdown, Richard was working through pricing and liaising with them to move the project forwards. “There was a great deal of uncertainty at the start of this build, given the timing with the pandemic,” says Richard. “We didn’t know what was happening with the economy or the building industry, and I knew this wasn’t going to be a standard house build.” But despite this uncertainty, Richard provided a steady head and clear thinking. “We wished we’d had Richard involved in the process sooner,” says Martin. “He provided some great ideas and adaptations, which were important to us, given the financial expense of building a home of this scale.” “Richard also pre-empted any challenges before they arose,” says Michelle. “And we never got any surprises, as we had already discussed the details long before doing anything.”

This collaboration and teamwork shines through between all parties involved in this build, and as a result, the build process was smooth and relatively stress-free. Any fine-tuning of the small details on site is always very client-specific. “Garry was my ‘go-to’ man,” says Michelle. “If we did need to make a decision quickly, I would ask Garry and rely on his expertise.” There are so many beautiful aspects of this home. A favourite for Michelle is the breakfast nook in the kitchen, which provides her and the whole family a sunny sanctuary for having breakfast, away from the centre of the home. “I also love the stairs,” she says, highlighting the quality, detail and care that has gone into designing and building them. From a building perspective, there are numerous favourites worth highlighting. Richard loves the cedar weatherboards, oiled dark. “I have a love of all things carpentry,” says Richard. Indeed, the timber adds a timelessness to this home, but it’s one of many great works of craftsmanship. “There are so many great things to see in this home: the detailing in the ceilings, the Stoporen panels finished with Stoveneer Wood Plaster finish, the feature window, the balcony…,” says Richard. “It’s a magnificent home. Boyd really nailed it!” Richard’s passion for building really shines through, and his joy of working with clients like Martin and Michelle is a testament to his strong relationship building and his genuine desire to build a home that

Luxurious yet practical, the Cardrona show home in Lincoln is a masterclass in what can be achieved in a 209 square metre space. “We wanted to create a home with an architectural aesthetic and great road appeal,” says Esther Bonné, lead designer at Hallmark Homes. “Each one of our show homes is different to the last. With this show home, we took our inspiration from the peaks and rolling hills of the Cardrona Valley in Otago.” The high-reaching peaks of the gables mirror the shape of the magnificent Crown Range, and the exterior’s muted greys and white colour palette are reflective of the mountainous colours of the south. Linear angles in this home have been softened by curves, and much attention has been paid to natural colours. The floor plan is designed with functionality and beauty in mind. There are many ‘chill’ zones for family members to retreat to, for example, the separate media room or the nook in the kitchen, which gets the first morning sun. There’s also a window seat in the master bedroom, perfect for soaking up the afternoon sun. “With the impact of Covid-19, we are seeing more families entertaining at home,” says Esther. “This home is an entertainer’s dream, with a gourmet kitchen and built-in bar adjacent to the living areas and kitchen.” Indoor-outdoor flow was also an important factor for this home, incorporating the patio, complete with water feature and outdoor kitchen, as an all-weather living space. The corner sliders can also be opened-up for level-entry access between the kitchen and the family area. There’s undoubtedly a feeling of spaciousness about this place – inside and out. “The high ceiling in the kitchen area with skylights is pretty impressive and brings in lots of natural light,” says Esther. “And we know how much Cantabrians value outdoor living, so it was important to us to create a seamless connection between the indoors and outdoors,” says Esther. While natural textures and colours are keeping us grounded in this home, it’s good to know the house is also a warmer, drier and healthier home than the standard building code requirements. The home is built to a Homestar Rating of 7 as per the criteria set out by the New Zealand Green Building Council. This means there’s extra insulation in the floor, walls and ceiling,

thermally broken, Low-E windows, and underfloor and hot water heating with air-to-water heat pumps. The electric fireplace and heat exchange system also remove stale air and replace it with warm, fresh air. Typically, customers work with Hallmark in one of three ways: building off plan, modifying an existing plan or designing their own plan. “We recognise that every family is unique, so house design selection varies from one family to another,” says Esther. “We credit our success to providing flexible house plans that exude quality and style, coupled with functional inclusions that make life easier and more convenient.” Hallmark Homes is also gaining a reputation for showcasing and working with a range of different products, features and materials. “The Cemintel concrete panel on the garage is not a common product but shows the alternatives available in today’s market,” says Esther. “The Xtherm Gold Plaster system has great insulative properties, and the underfloor heating from Warmth.nz with an air-to-water heat pump delivers the heat via warm water rather than dry air. The heating comes from the ground up, which is a nice contrast to the traditional heat pump,” says Esther. This home applies innovative design technologies, including passive heating and airflow control, inclusions and the latest options for in-home smart

The balanced ventilation system delivers energy-saving 520 cubic metres of air per hour, and the thermally broken joinery on the windows has excellent insulative properties that contribute to the high Homestar Rating of the home. “At Hallmark Homes, we are passionate about family, health and the environment,” says Esther. It was important in her brief from Hallmark to get across a cosy, family feel when styling the home. “We’ve used plenty of curves and organic textures to bring a soft and wavy feeling to the home,” says Fiona. “We are seeing more and more use of these rounded features in the interiors world right now. The advantage of curves is that they create instant softness and, in some way, make us feel cocooned, safe and warm. The fluted theme also carries throughout the home’s interior: at the breakfast bar, the use of vertical ‘finger’ tiles (Ubicloud gloss mosaic) and the decorative one-of-a-kind headboard panelling used in the master bedroom. “We really wanted to allow comfort to take centre stage in this home,” says Fiona. “We all need this right now, and the curved forms, soft fabrics and layering of textures is a great way to create a soothing, inviting look.” Textured fabrics and wallpaper layering also provide depth and interest to this home, contrasting wonderfully with the neutral walls to make living and sleeping spaces feel cosy and inviting. “I adore the way we’ve added a classic touch of luxury throughout this home while also elevating the comfort factor,” says Fiona. “For instance, in the bathroom we’ve used brushed brass tapware and fully tiled the bathroom with greys and golds. People often think these two colours don’t go together, but here we show that they do. oes each and every home have one set of owners who are perfectly and uniquely suited to it? It’s a romantic notion, perhaps, but sometimes it really does seem to be true. For example, this heritage house in one of Johannesburg’s northern suburbs and its owners – Jane Waters and Brandon de Beer – must surely have been destined for one another. Jane explains that while the full history of their home’s origins isn’t known, it is clear from deeds records that the original building is about 170 years old, and it seems it was probably originally a hunting lodge on one of the large farms in the area. Such farms predated the existence of the city itself, of course – it’s quite difficult to imagine now, but the huge metropolis that is contemporary Johannesburg was founded a mere 135 years ago. Having grown up in a 600-year-old cottage in the United Kingdom, Jane is “very much attracted” by all things historical, she says. She married Brandon, a South African who hails from the Lowveld, and six years ago, the couple was in search of a new house for themselves – and their three teenage daughters, Otilie, Edith and Freya – after a possible move elsewhere had not come to pass. While on a beach holiday, Jane received a call from a friend, who excitedly told her she had found Jane’s dream home. So, on her return to Johannesburg, they went to view it right away. “Before I had even opened the gate,” she says, “I knew.” After falling instantly in love with the historic house, Jane discovered that the structure had been through a number of iterations in its long existence, and that the Waters would be the seventh family to live there. “There was a Mrs Badenhorst here at one time,” says Jane, “who grew chrysanthemums.” The extensive garden is a full acre in size, and its many mature trees, including magnolias and at least eight jacarandas, are testament to various previous occupants with a penchant for gardening.

The walls in the oldest parts of the building are “made from large rocks with sand and mud-based mortar holding them together,” Jane says. More recent changes and extensions, including those added by Jane and Brandon themselves, necessarily feature walls made from modern bricks and mortar – along with plenty of resulting complications in terms of knitting all the structures together properly. Inevitably, the roof has been an ongoing challenge too, says Jane. When the time came to rework the house and update the interiors, Jane immediately turned to Johannesburg-based interiors and product designers Mia Widlake and Debbie Votin. “I’ve known Mia for ages,” Jane says, adding that she has long admired her team’s work, “We’ve all become friends as a result of working on the project,” says Jane. We wanted to “honour the past and respect it, but bring modernity with it,” explains Jane – and this is precisely what has been achieved here. For example, the team didn’t try to replace the rotting old wooden window frames with pieces made to mimic their period style, but instead chose resolutely contemporary black aluminium frames, which have blended seamlessly into the structure while also adding a sleek, modern feel to the spaces.

Praising Mia’s “amazing style and eye”, Jane says that she really valued the fact that the designer was “brave enough to go with dark colours in the interiors, which I love”. Jane relished the collaborative nature of the process too, mentioning how she would frequently send Mia photographs of potential furniture items to be used, which several times served as inspiration points for custom designs. Their ongoing dialogue has added a real richness to the spaces. As Jane further suggests, the results of their collaboration are rooms that nod towards the eclectic and moody style of British “maximalist” decorator Abigail Ahern. It’s an overall aesthetic that, as Jane puts it, “makes one feel ‘held’ by the house”. Jane describes herself as having “a Cancerian’s love of home”, and so the fact that part of her working life has also recently had to be situated there has not been too much of a burden. Having worked completely remotely during the first months of the Covid-19 pandemic, she is now able to choose to spend about three half days per week at her office in nearby Sandton. For the rest, her newly renovated home office – repurposed and reimagined by Mia from what was effectively a “junk room” – is now a wonderful place to work. So good, in fact, that “although it officially belongs to me, the kids always want to use it too,” laughs Jane.

The home is also a compelling reflection of its current owners’ personal history. The beautiful old restored wooden cabinets and tables in the house were all inherited from Jane’s stepfather. A high school headmaster, he is also a vintage furniture buff, and when school supplies were being upgraded, he regularly bid for old school-book cupboards, work tables and the like at auction. The beautiful storage cupboard that has pride of place alongside Jane’s work table in her home office is such a piece, currently painted in a deep grey colour and combining its workday functionality with being an aesthetic pleasure. This elegant and eloquent family home is filled with inherited treasures and adorned with a plethora of indoor plants and fresh stems. “I love plants, but it’s from Mia that I learnt the power that a simple vase of leaves has to lift a space,” smiles Jane. It really does feel as if this unique old house has finally found its ideal occupants.

I N G R E D I E NTS : 500 g pasta 1 bunch of spring onions, sliced 4 garlic cloves, roughly chopped Pinch of sea salt A couple of good handfuls of greens and herbs (rocket, spinach, herbs) 3/4 cup frozen peas Zest and juice of a lemon 2 tbsp miso paste 2 tbsp extra virgin olive oil 2 bunches of asparagus 3/4 cup frozen peas, blanched 1/4 cup pine nuts, toasted Extra handful of fresh herbs Flaky sea salt Extra virgin olive oil
M E TH O D : Add some water to a large pot. Bring to the boil, and then add your pasta. Cook according to the package instructions. Once cooked, drain and set aside. Heat some oil in a pan and add the spring onions, garlic and sea salt. Sauté for a couple of minutes, and then add your greens and peas into the pan, along with the lemon zest. Continue to sauté until the greens are wilted and the peas have defrosted. Add the spring onion and spinach mix into a blender along with the miso paste and extra virgin olive oil. Blend until a smooth green sauce is formed. Set aside. In the same pan, add some more oil and add the asparagus and sea salt. Cook the asparagus over a high heat for 5 minutes, then remove onto a chopping board. Gather the asparagus together and then slice with a knife straight down the middle to cut the spears in half. To assemble, place the well-drained cooked pasta in a large bowl. Add the sauce, along with the asparagus, blanched peas, pine nuts, fresh herbs, sea salt and the juice of the lemon. Gently toss everything together. Place the pasta onto a flat platter, and lastly, drizzle over some extra virgin olive oil.

ast November, a change to insulation standards came into effect. Known as H1, this is optional until May 2023 for building materials other than windows. For windows, a staged change to window R-Values commences from 3 November 2022. What is the change, and how does it relate to the windows in your new home? Firstly, you need to understand that New Zealand has been divided up into six climate zones, pictured on the right. Secondly, what are R-values? R-values are a measure of how much heat a material layer resists. So the R-value of a window measures how much heat is stopped by your window and therefore doesn’t escape outside. The higher the R-value, the warmer your house stays for longer. The R-value of a standard continuous aluminium frame, double-glazed, with airfilled glass is R0.26. This isn’t great when your wall is R2.0, hence the long overdue changes. From 3 November 2022, the R-value for windows will increase across all six zones to R0.37. Then from 1 May 2023, this will increase to R0.46 in Zones 3 and 4 and R0.5 in Zones 5 and 6. Then to R0.46 in zones 1 and 2 from 2 November 2023. Windows are made up of two main components; the frame, made from aluminium, uPVC, or timber, and the glass. Double-glazed units have a spacer that holds the panes apart at the edges and a gap

between each pane that can be filled with air or inert gas. The glass can also have a film or coating applied. All these individual items contribute to the R-value of the window. Martin Ball of NK Windows, based in Christchurch and Cromwell, assures me that their standard uPVC double-glazed window already has an R-value of R0.39 and, in conjunction with the use of Low-E glass and argon gas filling the space between each pane, can reach R0.77. Not that I need assuring, as I’ve installed triple-glazed uPVC units in my home for R1.0+! Rahul Jain from Metro Performance Glass explained to me that Low-E glass stands for “low emissivity”. This high-tech coating on the glass reflects heat back inside to improve its insulative properties, making the window warmer and reducing the likelihood of condensation in winter. Rahul says that it’s important to ensure argon gas is specified and that the spacer should be made of something other than aluminium, to further improve window performance. So request “warm edge” spacers in your new build. Don’t get me wrong, you don’t need to have an exact and complete landscaping plan for the rear of your property during the start of the building process; however, it is worth considering how the home you are building will impact the outdoor spaces you have left over after your home build is complete. In order to obtain full developer’s approval on a build in a new subdivision, it is not uncommon for developers to require you to have a landscaping plan for the front of the property. This ensures the aesthetics of the subdivision are maintained and represent a consistent vision for the subdivision. A transparent building company will know that there are covenants for the section and can easily include a landscaping plan in your fixed price house and land package. You will end up spending more time inside your home than outside; landscaping can be changed and worked on much easier than changing the layout of your house.
