s we approach the end of 2022, we can enjoy feeling sure of our plans for the summer ahead. I’ve just returned from a trip to France and the UK, where tourism is thriving, and the queues are as long as ever. There’s nothing like a holiday to stimulate the senses and soothe the soul. I went on a rollercoaster for the first time (no regrets!). I explored La Rochelle, finding beautiful streets along the idyllic coastline. But for me, the mark of a great holiday is the feeling I get when I arrive home to my own self-curated world, where I know how everything works, and it’s just right for my family and me. That fresh perspective on the familiar and spending untethered time with our people is what holidays are all about. But let’s not forget those relaxed summer weekends spent at home. With those in mind, you’ll find some fresh inspiration in these pages to enjoy entertaining indoors and in the garden. Our homes in this issue span from the city to the sea and beyond. hatever the reasons are for moving home it’s important to discuss and involve the move with your kids. Involve them by taking them to open homes and asking which room they like best and what they love about the home. Once they feel involved, your children may get more excited than you are, and you have won half the battle. Here are some ways to ensure that your house move is a bonding and positive experience for your family. D E C LUT TE R I N G A garage sale is a great way to minimise and offload any extra items you no longer need while making a fun family activity of it. If you don’t have time for this, consider donating to charity. PAC K I N G Pack away non-essential items as early as possible, including extra linen, blankets, and toys. Then get your children to name and decorate their own boxes! CLEANING Write a list of what needs to be done and check who wants which jobs on the ‘to-do’ list. You could consider having a reward beside the job once completed. Start cleaning walls, ceilings, surfaces, windows and skirting boards before the move. This way, cleaning on the day will be quick and relatively painless.

On moving day, make sure you have activities, breakfast, lunch and nibbles and water bottles full. Empty a room in the new home and make this the playroom for the younger ones. You could even put up a temporary gate, especially if there are a lot of vehicles going in and out of the property moving furniture. s we move from years of Covid-19 turmoil and uncertainty to the incessant economic gloom dominating the media, it can be hard to know where to find refuge. Our homes can provide a much-needed sanctuary from the world and an opportunity to refresh and reset. Interior design trends we are noticing for 2023 crave a brighter outlook and connection with our homes. Interior trends can shape how we style and decorate our homes. However, they also reflect the mood and times in which we live. As we look towards 2023, it is interesting to see a wide range of colours, textures and materials growing in popularity, but perhaps more importantly, the mood of design has shifted. Ideas such as crafting spa-like serenity and luxury escapism can bring a sense of uninhibited joy and playfulness. These ideas can also give a nod towards the nostalgia of good times of previous years, as we all crave a change from the past two years. When we create an air of positivity around ourselves, our mood and motivation change. Therefore surrounding yourself with things that make you happy in your home will help you shift towards a new outlook. hen it comes to creating a relaxing reading nook, think about the things that make you feel happy and soothed, then bring those elements in. Here, this soft chaise is an open invitation for imagination and daydreaming, but it’s the casual vibe of its surrounding colour palette that makes it a spot you want to sink into. This blend of delicate greys, taupes and a deep dusty blue has a calming influence. The grey blue shade of Resene Atomic seen on the floor and several of this room’s accents is hugely grounding. Warm taupe like Resene Perfect Quarter Taupe is used for the rounded wall design, and Resene Oilskin, seen on the left wall and tray, works well as a base for highlighting the other colours. To some, grey can be seen as dull, boring or cold, but the right shades of grey, such as Resene Half Athens Grey (used as the main wall background colour) and Resene Quarter Delta (seen on the floor), can actually be very calming and relaxing. They work well with almost any colour or palette and can seamlessly blend into the rest of your décor outside of your self-care corner. Creating both tactile and visual texture is also very important for your reading nook. Choose fabrics and finishes that are both pleasant to the touch and beautiful to look at to add to the physical and emotional cosiness of the space. The wavy timber ‘headboard’ has been finished in Resene Colorwood Riverstone, a warmed neutral stain that allows the beauty of the wood’s natural grain to show through. Bringing reminders of nature into the home like this can create a ‘biophilic’ response that soothes. As a playful nod to the organic, curved shapes of the headboard, wall and floor designs, testpots in Resene Quarter Perfect Taupe, Resene Atomic, Resene Oilskin and Resene Quarter Delta have been used to create DIY artwork that echo their forms. A few small accessories have also been painted, such as the stone and tray in Resene Oilskin, the stool top and shelf in Resene Quarter Perfect Taupe and the bud vase in Resene Atomic to keep the eye moving about the space – without interrupting it with anything too jarring for a truly relaxing space. resene.co.nz/colorshops

or centuries, plants and gardens have been used as a form of therapy, and there is a growing body of evidence to support their positive impact on mental health. One of the most well-known benefits of spending time in nature is that it can help to reduce stress levels and improve overall mental wellbeing. This is something landscaping specialists Green Therapy are all too familiar with. They understand the incredible health benefits of plants and nature in general and seek to connect each of their clients to the beautiful world of greenery. On top of that, they seek to create spaces to connect with family and friends to relax and enjoy. The

team offers a range of services to transform outdoor spaces. “We’re all about reconnecting people with nature,” says Bryce Coulter, Director at Green Therapy. “We offer design services, planting schemes, project planning and construction.” The team has recently completed a landscape project in Bob’s Cove, Lake Wakatipu, at the base of Mt Creighton. Bryce’s clients wanted a relaxing retreat in harmony with the grandeur of Lake Wakatipu and its surroundings – a place to reconnect with nature and enhance the local environment. “It wasn’t a straightforward site to work with,” says Bryce. “It’s perched on a sloping site with variable soil types, huge run-off and unpredictable winds. Add in the searing temperatures in summer and freezing winters with extreme rainfall, and it’s quite an undertaking. It goes from dry to boggy to sunny to deep shade. “What’s great about this project is that the architect and landscape architect worked on this build together from day one,” says Bryce. This cohesiveness led to the creation of an all-weather outdoor room and planting that is truly part of the landscape. Plants were selected to be in tune with soil type, wind, sun and shade aspect, and to only need temporary irrigation. The results are exquisite. The project recently won Supreme Winner, Best Horticultural Project of the Year and Best Revegetation Project of the Year at the Registered Master Landscapers 2022 Awards. An example of sculpted nature at its finest. As Bryce says, “This is not the sort of concept you could implement from sitting in the office. It was about having people on the ground, getting up close with the soil conditions and contours and so on. his may seem a little odd, but how good does a braided river look? I do have a soft spot for the force and volume of the Clutha River/Matu-Au. There is something alluring about its almost languid rhythm. A conduit of flow that does not look back. However, as mighty Matu-Au is, a braided river, it is not. The Rakaia and Waimakariri rivers that flow across the plains of Waitaha resonate strongly. Defining elements within the arable arrangement of this land. These rivers, fulsome with sediment, hence their braided nature, meander seemingly nonchalantly from the mountains to the sea. Wander they do, through the bluestone-clad walls of the Christchurch Airport too. Fascinating when you consider the components of a braided river system and the life it supports. Apt then, that as I drove to parkrun last weekend, I lent an ear to Country Life on National Radio. A gem of a radio programme. Last Saturday, the east branch of Glenariffe Stream in Canterbury’s Rakaia Gorge was discussed. Spawning salmon too. Previously this stream had been diverted to convert wetland to pasture, an economic reality of farming at the time. The stream is now being naturalised, and fresh mountain water will once again flow through Glenariffe’s east branch. Pasture is now reverting to wetland. A landscape transforming, and as ‘BJ’ Ensor, who farms Glenariffe Station with her husband Mark, pertinently says, “The land definitely wants to do its own thing here… no matter what we’re doing on top of it, it’s

always going to revert or try its best to, in this case, be a wetland”. This stream is one of the key fishspawning streams in the Rakaia catchment. I learn this as Fish and Games Steve Terry passionately talks about habitat restoration, the life of a salmon and its proclivity for instream clean gravel beds. As we do for clean sheets, I thought. As I listened, I recalled I once prepared a landscape plan for Steve and his wife Ginny. Fair to say Ginny was the driver of this, and while I discussed roses with her, Steve enjoyed a beer. While in proximity, I am sure his mind was elsewhere. Rather than a blooming Margaret Merril, he was possibly pondering the conundrum of how to track salmon during their three years at sea. Who can blame him? Still one of the great unknowns in the life of a salmon, maybe it’s more alluring that we don’t know. The fascination of some of my generation to track their offspring on Snap Maps, I do struggle. Oh, for the freedom of the sea, the youth must think. Like Steve, as landscape architects, we find ourselves involved in some fantastic opportunities at the farm and high-country station scale. Restoring ecosystems, from fencing a waterway through to biodiversity farm planning provides a wonderful lens to our future productive landscape of Aotearoa. And back to parkrun. ow significant are the trees and vegetation that surround a home? For these homeowners, the answer is a resounding “very!”; so, with the clients’ love of mid-century modernism and the existing home being of the same era, work began to reclaim the aura and physical materiality of what came before. But this isn’t how the story began. The couple was looking for a home for their young family without the stresses of building from scratch. Nothing quite hit the mark until they came across this site in Strowan, and then everything changed. “It was like a little forest in the city,” says the homeowner. “It was very overgrown – mostly with ivy – but it was lush and private and like a little oasis.” And so began the process of bringing this “spectacular” site into the present, while preserving the greenery and the retreat-like feel. “We didn’t have a lot of strong ideas about how we wanted the new home to be, so we focused more on how we wanted the place to feel and how we wanted our guests to feel when they visited,” says the homeowner. It needed to be sociable, comfortable and provide a place of calm, where the family could retreat to.

CONC R ETE F LOOR S Danny Morris, A Brilliant Concrete Grinder, created this incredible burnished floor finish, known as ‘salt and pepper’, which is ground instead of polished.

Urbanfunction Architecture set to work on the project, balancing quality living with budget limitations. “Our clients wished to embrace the existing oak tree as a core feature of the building design, to feel like they were living underneath it, appreciating and respecting it for the future,” says Aaron Jones, design director at Urbanfunction. “We took this idea and elevated it to include spaces that allowed snippets of the canopy to blend with the home. “ The playful notion of climbing into the tree was embraced for the snug tucked in behind the kitchen and dining areas, and the foundations were designed to cantilever over root growth to ensure the tree’s future growth was unimpeded. “It was certainly a collaborative approach between the architect, engineer, builder and tree specialist,” says the homeowner. The section itself is an unusual triangular shape. Urbanfunction has dealt with this quirkiness admirably by tiptoeing the building around planning constraints and waterway setbacks. The house moulds to the remaining space quite organically. The clever use of space continues inside the home, with several open and shared spaces throughout. For example, in front of the children’s bedrooms, the corridor was widened so as to provide a space that delivers an excellent return for its footprint – maybe space for desk work, musical instrument playing or relaxing on a beanbag. The homeowners were delighted with Aaron’s creative response to their brief. They revelled in his ability to listen and translate their ideas into concepts and language of design and construction in ways they could easily understand. “He made it make sense,” says the homeowner. “Aaron was very thoughtful and worked hard to achieve the things that were important to us.” The cedar timber cladding balances the natural tones amongst a leafy setting, and the Integra Panel is a durable, low-maintenance material that’s also hard-wearing. Much thought was required when it came to the construction of the home. The homeowners chose the Form Builders team for its principles of professionalism and expertise, but it was really the relationships that the


builder and homeowners formed through the costing process, which led to a bond forming. The homeowners wanted a reminder of the original earthquake-damaged home, so existing rimu flooring from the original house was saved and incorporated into stair treads. Oregon beams from the mid-century style home were reused as decorative ceiling beams throughout the ground floor. This was no small undertaking, as the builders soon discovered as they set to work on the demolition job. “On removing the roof and pulling down the top storey of the original home, we discovered 45 millimetre thick rimu flooring,” says Matt Stevenson, director of Form Builders. “This was well above the standard 20 millimetre thickness of the day. As the old saying goes, this was ‘as rare as hen’s teeth’!” Delighted with their find, the team set about incorporating this and other timber into the finished home. “There was an incredible amount of heart and soul that went into this build,” says Matt. And that wasn’t just the homeowners’ heart and soul. Matt, a joiner by trade, had been holding onto some beautiful New Zealand Oregon wood in his workshop for many years, so when this project came to fruition, he knew the wood had found its worthy forever home! By all accounts, the wood features were a tremendous collaborative effort, with the builder working closely with the interior designer, who worked E LEC TRI C A L E XC E LLE N C E Pegasus Bay Electrical was the sole electricians on this project, providing electrical design plans and complete pre-wire and fit-out.

closely with a local paint company to develop numerous samples of custom stains that would blend the woods in a complementary fashion. The homeowner is happy with the results. “The foreman from Form Builders was awesome,” says the homeowner. “He was solution-focused and had the job under control.” One such problem that arose early on, for example, was the requirement to hide the steel plates that would be attached to the exposed concrete flooring. “We ended up having to make templates and hang them in the foundation before the concrete was poured,” says Matt. “Given the bespoke fit-out inside the property, there was no room for error.” Now the hard work is done, the homeowners are thoroughly enjoying living in the home and discovering the different lights that present themselves throughout the seasons as they reflect around the walls. “We also love the outdoor space, and how it opens on both sides to the outside – it’s like living in a pavilion,” says the homeowner. Much of the feel of the interior of the home has been skillfully created by Kate Carter of Kate Carter Interiors. Although the homeowners weren’t initially sure whether they wanted to use an interior designer, they loved Kate's work. “We were nervous about being upsold on fussy things, but Kate wasn’t that at all. She did a wonderful job of understanding the life we wanted to lead in this home,” says the homeowner. The starting point came from a painting the homeowners had of Lake Brunner. The blues and greens represented in this artwork were the inspiration for the colours of the home. For instance, a dark green Verde Fusion granite benchtop adds a sense of West Coast luxe to the property, and the use of wild blues and greens, mixed with black and brass metals throughout the home, adds a retreat-like feel. “Colour was used extensively throughout the home,” says Kate. “I feel like I was lucky enough to have the opportunity to be involved in every room of the home – the kitchen design, all bathrooms, all custom joinery design, feature lighting, window treatments and flooring specifications.” Kate tapped into the clients’ personal style but pushed it just a bit further than what would have been achieved if she had not been involved. Success for Kate is all about ensuring the end result feels like a home to the client – “I view the home as if I were them”. The beautiful feature lighting is an excellent example of where Kate’s expertise shines. The kitchen light, for example, was designed by Kate in CAD to fit the size and shape of the room and was produced by Lukeke Design in hand-blown glass. The owners of this commanding new build in Mt Pleasant are thrilled with their stunning home. The icing on the cake is Holloway Builders’ recent triumph at the Registered Master Builders House of the Year Awards, taking out a well-deserved Gold Award and a Regional Category Award for their Mt Pleasant masterpiece. Rebuilding on the site of their former home, owners Rita and Greg went looking for a building company, armed with the plans created for them by Gravity Design. Greg says, “Gravity recommended James from Holloway Builders, and so we spoke to them and several other builders. Holloways were not the cheapest, but they were certainly the most professional that we dealt with.” Holloway Builders is family-owned and operated. Both James and his wife Pip are heavily involved in the day-to-day running of the business. Along with their great office based staff, Holloway Builders employ their own site foreman and builders, which brings continuity and control to every project they undertake. Pip says over the years they have developed solid processes within their team to help projects run smoothly. Including an in-house quantity surveyor onboard means they can accurately price jobs and keep clients well informed during their build. Pip says, “We are aware that a home is often people’s biggest investment. There are a lot of emotions involved, so we do our best to communicate clearly, so everyone knows where things are at.”

The house graces a perfectly positioned corner section adjacent to a reserve, and the two street frontages were a significant consideration in the design. “We wanted the house to make a statement on the corner, and the design is intended to integrate the house and garden with the roadway,” says Greg. To take in the picturesque views of the estuary, the design places the expansive communal living areas upstairs, leading out to the barbecue area, which is protected by louvre shades. Downstairs, a separate living area and a large laundry complete with a microwave and fridge provide a self-contained zone for the couple’s adult children to use when they come home to visit. Rita and Greg engaged Trish Simpson of Trish Simpson Design to create the bold custom kitchen plus the cabinetry in the living areas, bathroom and laundry. Trish says, “The positioning of the large island in the kitchen was all about the view. It was important to be able to stand at the bench and look out over the estuary.” Taking inspiration from the punga trees in the garden, Trish recommended textured Sage doors in Lookcrete Chania paired with timber-look Sage in Matakana.

The cedar and schist home has a presence, and the scale of the build created space for striking design features such as the floating oak staircase framed by the Otsumigaki feature wall. Vaulted ceilings and skylights drown the home in crisp, natural light adding to the spacious feel. Positioning the LED lighting, and highlighting each of the stairs, was a tricky job, but both the homeowner and builder admit the biggest challenge was the impact of Covid-19 on the build. James Holloway says, “There were the inevitable disruptions, but we kept in touch, and we were able to pick up where we left off and deliver the home for Rita and Greg.” Rita and Greg are empty-nesters, and they intend to stay put in their lovely new home. They needed to consider the practicalities of upstairs living for the future, but they’ve planned for that, leaving a central space for a lift shaft in case it’s needed. Greg and Rita wanted to be hands-on with their project, and they found working with Holloway Builders was an enjoyable process. Pip says, “Our clients tell us that they’ve heard building is stressful but that working with us made it seamless.”

hen local builder, James Milne, bought a home in Fendalton on the original grounds of the heritage-listed Daresbury House, he formed a dream. That dream was to incorporate the modern with the old into a masterfully constructed enclave of architectural excellence. In a series of fortunate events, James was also able to purchase the old home, and so the dream started to become a reality. “My goal was to form a set of homes that would match the calibre of the land and the existing homestead,” says James. “This pocket of Fendalton is just delightful, and I wanted to create a genuine community with a country-estate feel.” And that’s precisely what he’s done. The scene is set for the juxtaposition of old and new architecture in a location of historical significance in the heart of Christchurch. Architect Samuel Seagar originally designed Daresbury House for a wine and spirits merchant, and the 50-room home was built between 1897 and 1901. It is said to be one of Seagar’s best grand houses and showcases his large Arts and Crafts style of designing, for which he was well renowned. Over the years, Daresbury has been home to Governor-Generals and welcomed King George VI among its guests. Seagar was said to be one of the earliest New Zealand architects to move away from historical styles and seek design with a New Zealand character. This is fitting indeed, given that this home will now sit alongside six legacy homes that respect the craft of the past while epitomising a modern design. Pattersons Associates Architects have been chosen to fulfill the brief of designing the six new homes. Pattersons is a leading New Zealand architectural studio known for designing residential, commercial and civic projects that create a sense of belonging and beauty. Pattersons look at the entirety of a project to create a seamless experience from outside to inside. Contemporary forms, rooted in strong consideration for building usage, are underpinned by sustainable building principles and finished with elegant and robust detailing. Pattersons’ work includes public icons such as the Christchurch Botanic Gardens Visitor Centre and

New Plymouth’s Len Lye Centre, as well as numerous award-winning homes throughout Christchurch and New Zealand. What the team has created here is nothing short of world-class. The pitched roofs of the executive homes create a sense of place and style while quality workmanship and thoughtful detailing will ensure each home is surrounded with soul and atmosphere. Open spaces, intuitive flow, high stud ceilings and natural light invite life in; positioning and aspect transform each section into its own private oasis. There is a definite nod to the past while also factoring in modern style and functionality. For example, the large glass windowpanes – at 2.4 x 2.4 metres – have no opening sashes, but instead have pivoting cladding to allow ventilation and uninterrupted views. “The four-, five- and six-bedroom homes will be bespoke builds that prioritise quality, durability, sustainability, health and comfort,” says James. “Within these prerequisite standards, there is room for the homeowners to personalise the home with a unique signature palette of textures and colours, as well as modify the size and layout of the home." With Quoin Structural Consultants on board with the project, this build is set to make these architectural designs work structurally. “We explore structural concepts and use of materials to ensure the functionality and aesthetics are all achieved,” says Brett Gilmore, Director at Quoin. With a reputation for excellence in structural design-engineering, the team at Quoin are well versed at achieving any architectural vision, no matter what the scale of project. Section sizes range from 620 square metres to 1399 square metres. All the properties will promote privacy and luxury, thanks to secure fencing and the provision for tiled swimming pools, outdoor fireplaces and entertaining areas. There is also a full-length totara hedge to the east of the sections, maintaining the feel of a private country estate. As well as the buildings, the setting and location have also been considered and respected with the utmost attention. Christchurch landscape architects, Rough Milne Mitchell (RMM), have designed a calm, leafy enclave that connects people with the outdoors. Over its 25-year history, RMM has developed a reputation for innovation and excellence in all aspects of landscape architecture, including the protection, preservation, and enhancement of natural landscapes, both private and public. RMM’s approach is to prioritise the integrity of the environment, balancing human needs with natural processes. Highly collaborative, the team prides itself on working together with each other and with clients to create innovative and sustainable designs. “The suite of six sections have been organised around the natural features,” explains James. “For example, significant streambank restoration has been completed, and heritage trees are very much a feature

of the site. We relocated 15 trees through the consent process.” The subdivision process has tastefully considered not only these natural details, but also factored in the heritage-listed home. As a pioneer in town planning, we can only assume that Seagar would have indeed been proud, particularly given his interest in the “garden city” concept. There’s also a fairytale feel to this site, which neighbours Mona Vale – another historic landmark of Ōtautahi. The picturesque feature bridge over the stream leads from the new sections to Daresbury House itself, and the cobbled road running through the site adds to that sense of past times. Even the name, ‘Daresbury Lane’, has an enchanted village-like feel to it. Knowing that the historic homestead will be renovated and refurbished helps to keep the inspiration and the namesake of this property alive. While currently unoccupied due to earthquake damage, James’ vision is to return Daresbury House to its former state of grace and elegance.

“I had to do the site justice,” says James. “I felt the responsibility to honour the history of Daresbury. I’ve always had a passion for history. Alongside my 20-plus years of construction experience building architecturally designed homes and heritage renovations, it was a great match.” The team of architect, engineer, builder and landscape architect prides itself on being very collaborative and working together with clients to create innovative, sustainable designs that connect people with this place they will call home. “There will also be a second stage release at some point in the future," says James. “We also want to keep this history alive and make this breathtaking building a home once again.” For anyone looking for a piece of the country in the city, and who wants to be part of a small community group of homeowners, Daresbury is certainly worth some attention. each homes have long been associated with traditional weatherboard materials and cute Kiwi ‘bach’ architecture. But this architect has reinvented the idea of a beachside dwelling with this stunning home on Sumner’s Esplanade in Christchurch. A leaking and deteriorating home was the starting point for this homeowner to make a change. “A repair would have been possible, but it would have been major and unpredictable in terms of cost. So, I elected to rebuild,” he says. Having bought the original property in 2002, he knew the location was right, but the earthquakes had taken their toll on the structure. The location is second to none: across the road from the beach and a block away from the hustle and bustle of the village of Sumner with its shops, cafés and local amenities. The new building needed to do this site justice. In a sense, there was a need to set the bar high. “There were a number of possibilities in terms of design,” says the homeowner. “In the end, I elected to proceed with a three-bedroom home combined with a separate one-bedroom flat above the existing garage at the back of the property.” This gave the homeowner options – a unit for friends to stay in or for short-term rental accommodation. The homeowner gave his brief to Massimiliano (Max) Capocaccia of MC Architecture Studio. Renowned for being a great collaborator, Max is strongly influenced by European standards, processes and aesthetics. He takes his inspiration from sport and the natural environment – the ocean and the mountains in particular. Max settled on a design that aimed to fragment the building, creating terraced decks at each level, including a spa area on the top floor. Each storey of the home allows the homeowner to enjoy the views of the ocean and surrounding hills. “This was a challenging brief and a challenging design,” says Max, stating that the coastal conditions of the area (within the Council’s flood management area) and the limited range of technology available to use on a build of this size made for a need to think outside the ordinary. The need for two dwellings on one site and garage space for four cars also made it complex. For starters, the ground floor level of the home needed to be lifted several steps above the existing footpath level.

“In response to this, the entry to the home features a complex system of steps that softens the extra required floor height, creating an interesting journey through the limited space left on site,” says Max. A timber skin with random widths and depths wraps around the two street frontages (Stoke Street and the Esplanade), offering protection from the openness of the corner site and the public gaze. “The composition of this timber skin has been approached like painting on a canvas where geometric shapes – like the windows and tile feature – are added and subtracted from it,” says Max. The result is not one but two homes with enviable ocean views. Guests of the 50 square metre onebedroom unit love that it has great views of Scarborough beach, despite the larger dwelling in front of it. “It is relatively small but very efficiently designed with good light and evening sun,” says the homeowner, of the onebedroom unit.

Of course, that was not all easily achieved, with a large amount of engineering required. The mass timber technology was chosen to give strength to the three-storey home and not to give too much load to the foundation. The house has also been designed for thermal comfort. It is well insulated to minimise the need for heating during the winter. It uses cross ventilation for cooling in the warmer summer days. The Cross Laminated Timber panels (CLT) have been insulated from the outside, providing thermal mass that will balance temperature variances. These solid timber panels also offer a high amount of acoustic insulation, creating a tranquil internal environment. “It was important to strengthen the corner of the home with timber,” says Max. “In a sense, it marks the edge of the village and the start of the beach in a strong way.” Indeed, the location deserves something spectacular. The homeowner is happy with the results,

saying he was really pleased with Max’s great ideas and attention to detail. The homeowner was equally pleased with the work of Steve Brown Builders, who built this 290 square metre double-home. This was the first job the team had carried out for an MC Architecture build, and since its completion in 2021, the team has gone on to work on other projects together with the architect. Steve from Steve Brown Builders agrees that this was a challenging build. “This was definitely a case of being adaptable and maintaining good consultation throughout the build,” says Steve. The system of the build materials – the structural steel and the large CLT panels – meant there was lots of tricky manoeuvring involved. “These CLT panels are large, so on a high-density living site, we needed to make sure there was room on site.” Thanks to his consistent and steady team, the public saw a tidy site, and the homeowner was happy with the ease of communication with Steve. “He’s incredibly experienced and very fair, and great to deal with,” says the homeowner. “He demands a high standard of workmanship, and his team had the expertise to deliver this. I am very happy with the build quality.” Steve also rated the homeowner and architect highly, saying, “The homeowner listened to our advice and had faith in us as the builder and architect team. He was a pleasure to have as a client. And it’s been great working with Max on subsequent projects.”

As a local to Sumner himself, Steve was acutely aware of the impact on local residents as they moved around the village during the build. He made sure to leave a tidy site at the end of each day’s work. “The team remained consistent throughout this job – which is a rarity these days,” says Steve. “I am also lucky enough to have a very conscientious foreman, so I knew the job would be done to the highest standard.” The internal stairwell is a dominant feature throughout the house, connecting the three floors together from one vertical thoroughfare. The lower floor stairwell is framed by an oak ceiling feature which draws the visitor upwards to the main living area. At the same time, the upper stairs have fragmented views through to the hills and across the ocean. The main living level is fully open plan with a studio nook to the south, allowing unobstructed views of the ocean from the living, dining and kitchen. Several timber features with different timber species and detailing are also used here to define the different uses of spaces within this floor. This home strives to set new standards in aesthetics while meeting all the demands of coastal living. The section, by definition, was going to be challenging. But what has been created here is a unique contemporary beachside home that uses innovative materials to protect it from the elements of coastal living. With spectacular views, this is certainly a place to gather and marvel at the views while enjoying the sun, surf or shade. Add to that the exquisite, award-winning build, and you really do have a centre-stage property that makes the most of its exceptional positioning. “We have lived in and around Queenstown since 1987,” explains the homeowner, Debbie. “We had been keeping an eye on what was on the market in the Speargrass Flat area, and when this site came on the market in 2019, we decided that this was the one.” The couple were delighted by the section with its 1000 square metre building platform perfectly positioned to capture the sun and the views of Coronet Peak and the Remarkables. But it wasn’t all plain sailing to get to the finished home. There was an interesting brief to consider and a significant number of hold-ups due to Covid-19 lockdowns. In the initial brief, Debbie and husband Neville had requested to include a separate large shed or workshop and garage sitting outside the building platform.

“We needed to build so that we could get what we both wanted,” says Debbie. “We wanted to capture maximum natural light, all the sun we could, and make the most of the views. We wanted a guest bedroom and ensuite that was away from our end of the house, but with access to the kitchen and living areas, so that people staying could come and go as they pleased, without feeling like they might disturb us.” In a nutshell, they wanted an easy-flowing home, with the addition of a large and lofty workshop and garage with its own facilities, including a full hoist bay, as required by Neville. But due to the covenants of the section, the workshop and garage had to be contained within the allocated building platform, and not outside of it. So, Matt Anderson-Stewart, director at MAS Architecture, set about designing a property that incorporated the shed in the envelope of the living space. “Because of the large height requirements of the homeowners’ garage and workshop, we knew we couldn’t go for a gable roofing structure, as this would have been in breach of the district plan,” says Matt. “Instead, we went for a low-profile roof. The roof forms needed to work architecturally to bring scale into the house. Luckily through the resource consent process, the surrounding properties were in favour of this approach.”

In the case of this build, we were governed by the restraints but still managed to find a solution that worked for our clients.” The finished 588 square metre home with its elegant roof forms matches the ups and downs of the mountain ranges perfectly. The high-level glass means the vistas are viewable from all sides of the home. You could say this home has a sense of grandeur that beautifully complements the landscape beyond. Consideration was also given to the Queenstown sun, so a louvred roof system was incorporated to allow the sun to burst through the home in winter yet stay at bay thanks to the louvres in summer. The Rockcote exterior cladding and use of aluminium Flashclad make for a very low-maintenance home. Both Debbie and Neville are more than happy with the result. Debbie says she completely loves the new home, and Neville loves the warmth of the house and the workshop. “The underfloor heating is excellent, so working in the workshop is great, even in the winter,” says Neville. The full hoist bay within the garage area is also ideal for Neville’s automotive hobbies. The first lockdown affected the consent stage, leading to a delay in starting the build by a couple of months, but once the build got underway, it was completed within six months. “I loved working with Matt from MAS Architecture,” says Debbie. “Matt had great ideas without overcomplicating things. We very quickly got on the

same page with the floor plan, and he came up with great suggestions for the outside cladding (Flashclad, plaster and brickwork) and roof lines.” The home has not gone unnoticed. The MAS Architecture team has recently won the Resene Colour in Design Award at the 2022 Otago/Southland Regional Architectural Design Awards. The judges commented on how well Matt responded not only to the surroundings but also how he created a positive, low-impact response to the built environment. In addition, the judges loved the softened forms, contemporary fixtures and dark depths, saying, “These have all come together to create an elegant, dark palette within the Wakatipu Basin. The beautiful, black exterior of this home says sophistication and prestige and is enhanced by delicate, warmed lighting.” All in all, this is one home that responds beautifully to the surrounding landscape and creates a warm and prestigious residence for its occupants. C

onstituting a considered balance between context and function, this coastal holiday home enables the sea at its front and the indigenous milkwood forest at its rear to feel continually present throughout its spaces. The dwelling responds to its location superbly well: it is situated in Buffelsbaai (Buffalo Bay), a tiny holiday village on the coast of South Africa’s beautiful Garden Route. Surrounded by a conservation park, with its shoreline a marine protection area, the wide curve of the bay hugs a pristine beach that is a major attraction during the summer months, when this tiny enclave – there are just 200 or so houses, on small stands – swells enormously in population size as holidaymakers converge on the area. The typical building style here is a version of American clapboard. This new home, however, does something very different. Both client and architect Guillaume Pienaar know the area intimately: the client had “spent many holidays in the original house over many years and knew exactly what they wanted” from their new home, Guillaume explains. As for himself, he has “spent time at this beach surfing since childhood – and I love this street”.

As a result of this local knowledge and experience, the initial brief made complete sense to both parties. The plot has an east-west axis, with the beach views on the eastern side at the front, which in turn means that summer’s prevailing south-easterly wind also predominantly strikes this elevation of the home. Outdoor living at the front of the previous house was therefore often an unpleasantly windswept experience and the client was “looking for solutions” to this problem, says Guillaume, adding that they nevertheless “wanted as many spaces as possible in the house to have a view of the ocean”. Finally, the brief included five ensuite bedrooms, plus a large garage-workshopstorage area, required to house vehicles and trailers, as well as solar power storage equipment. To fulfil this multidimensional brief on the narrow site, says Guillaume, “scale was of the utmost importance from day one”, to prevent the building from seeming out of proportion in its modest locale. Also, key was his sense of the necessary connection between the sea and the indigenous milkwood forest located directly behind the plot. It was very necessary, Guillaume felt, to “push the house as far back from the street

into the indigenous milkwood forest and the sloped site” as possible. He adds that following the build, “A collaboration with a local horticulturalist allowed us to plant further coastal thicket plants and milkwoods, with the aim of re-establishing the vegetation around the house, and between it and the public realm.” In essence, the house will gradually “disappear” into the rejuvenated natural forest. Additionally, to keep the scale of the dwelling under control, given its beachvillage context, the building has minimum 2400 mm ceiling heights throughout, with roof parapet walls omitted, and stepped massing used in order to mimic the site’s natural topography. The façade is raised above the garaging, immediately generating a level of privacy from the public beach and is split between a patio area and a large, angled bay window. This picture window “allows for a 180-degree view of the shoreline” from right inside the house, says Guillaume, creating “a very successful space internally” that is perfect for use all year round, and in every kind of weather. With public spaces at the front and “degrees of privacy and silence increasing towards the rear”, plus a large garage and storage space tucked underneath the living area, the house is built over three stepped levels, and is noteworthy for its sculptural aspect and thoughtful yet striking detailing. Light, views and sea air are drawn through the building from east to west, assisted by the placement of two concrete “ears” – one on either side of the building, and serving the two bedrooms placed at the rear.


At the home’s centre is an internal courtyard atrium, which allows its occupants to keep all the interior doors open (day and night), enabling the building to naturally ventilate. The courtyard space is also very useful on days when the wind from the sea is particularly strong. Throughout all the interiors, too, a restricted materials and colour palette results in a marvellously pared-back aesthetic, as well as keeping seaside maintenance to a minimum. “I love leaving building materials as close to their original state as possible,” says Guillaume. “We used off-shutter concrete to create a textured feel and allow the owner the least amount of maintenance on the building, while the warmth of the wood used for doors and windows is an ideal contrast.” Likewise, the interior-design choices have been kept resolutely minimal and practical, while of course also meeting the requirements of holiday comfort. Custom designed décor elements – built-in lounge seating; a round table created especially for card games or puzzle building; and a 10-seater dining table combine with items that are either effectively fixed in place or easily moveable, as best suits their function and situation.

The lighting design is another strong point, with offthe-shelf fittings deployed in ways that add up to much more than the sum of their parts. Explains Guillaume, “I prefer to limit the use of expensive imported lighting – you can use an everyday fitting, but design around it to give it a bit more ‘substance’.” For example, he asked the building contractor to use curved plastic salad bowls to create the concrete formwork for simple round glass wall lights: the resulting smooth, reflective, integrated concrete indentations in the walls might house very basic fittings, but the lighting throughout the home has a luxe, contemporary feel. Combining a resolute commitment to architecture that respects its context with clever detailing and minimalist interiors, this house already has the air of a building that will become a landmark of the area. Its overall form is, as Guillaume says, rather reminiscent “of an old Land-Rover: very rugged and ‘boxy’, but functional”. And just as in that classic piece of design, here the air of honest practicality is overlaid with a simple and genuine charm.

Roll the mixture into balls slightly smaller than a golf ball and place on the lined baking tray, allowing room for spreading. Lightly flatten each cookie with a fork and place in the oven for 15 to 20 minutes or until golden brown. While the cookies are cooking, add the strawberries, coconut oil and vanilla to the baking tray and mix until well combined. Place in the oven with the cookies for the last 10 minutes. While the strawberries and cookies are cooking, make the burnt caramel. Add the yoghurt, water, coconut sugar, cornstarch and salt into a small pot. Heat over a medium heat until you reach a boil. Once at a boil, leave it boiling for 30 seconds. Take it off the heat and stir for 20 to 40 seconds until you have a thick but still pourable dark caramel. Leave to cool. Once the cookies and strawberries have finished cooking, leave them both to cool before assembling. Once everything is cool, in a medium-sized bowl gently fold half of the caramel through the yoghurt. To assemble, get a large flat plate. Crumble the Anzac cookies on the bottom. Add the roasted strawberries and dollop with burnt caramel yoghurt. Finally, drizzle over the second half of the burnt caramel sauce and a handful of fresh mint. Repeat, so you have two layers. Serve immediately. Any leftovers will last up to three days in an airtight container in the fridge.

ver the last 18 months, I've been working with eHaus. The company is an expert in building healthy homes, and I provide specialist structural and geotechnical services to them. We both rely on my knowledge of high-performance housing to ensure that the structural elements in the build don't compromise the thermal envelope through thermal bridging, for example. eHaus is based in Whanganui, with local licensees throughout New Zealand. The company’s point of difference is that every home is energy-modelled to create low-

energy, high-performing homes. They offer a Euro series, designed to meet Passive House standards and a more flexible Pacific series, for those wanting high performance on a tighter budget. Ensuring that every home is energy modelled while it’s still on the designer's drawing table means changes can be made to ensure maximum performance. I’m fairly confident that no other design and build business in New Zealand does this, at least not to the volume that eHaus builds, and certainly not in-house.

Voluntary building standards such as Passive House have strict energy targets and criteria that must be met. These targets can only be confirmed as met by software modelling. The government’s Building for Climate Change legislation also has targets for energy use to reduce carbon emissions. Energy modelling will be the most costeffective way of meeting these targets when they become law. What is not measured cannot be quantified, so energy modelling should be a fundamental part of every healthy home design. inding the right home can be a challenge at any time. With interest rates on the rise, it’s no surprise that some buyers might decide to wait before taking the plunge into the housing market. Much can be read, digested and speculated regarding the current property market and its values. There are many opinions and expectations about what the values will look like over the next year or so. Buyers looking to purchase at the perfect time could find an anxious decision, not really knowing what the future might bring. I remember purchasing my first house in St Albans for $110,000. I was very excited and still recall the emotions 25 years later. Maybe I paid five per cent too much, and maybe I didn’t. What I do know now is that time cures everything, and timeliness in that market did not really make a significant impact. It is the length of time I owned that freezing old house for, not so much the timing of when I purchased it, that mattered the most.

The chances of you finding the perfect house, and timing the market when it is the cheapest, are very slim. My advice would be this; if you can find your ideal house now, grab it. Kiwis, on average, own a home for seven and half years, during which time it is almost certain to increase significantly in value, just like my first house. Yes, currently there are affordability challenges, with the prices of groceries, fuel and mortgage rates on the increase, but remember, we are also in a very competitive job market with employers looking to attract and retain talent. Very few people have regretted buying a home when they have kept it for seven to 10 years. I never have, and my parents never did. Ask around, and you will hear similar stories to mine, there are plenty of them, and I am sure you will come up with the same answer.
