A
s a New Zealander, I don’t take having a warm home for granted. Like many Kiwis, I grew up being told to put on another layer of clothing while my family huddled around a radiant bar heater on winter nights. How is it that being warm in our homes was ever considered a luxury? Maybe it’s something to do with our hardy pioneering roots. Whatever the reason, I’m excited to say that changes are now in place to make our homes warmer and healthier! In this issue, we delve into the impacts of the H1 Energy Efficiency changes in the Building Code. These changes are guided by the vision of the Ministry of Business, Innovation and Employment to build healthier, more energy-efficient homes as a response to climate change and to keep up with international standards. Our homes in this issue combine striking design with breathtaking views. There’s a stunning elevated property with outstanding views in Scarborough, a beautiful H-shaped home in rural Central Otago, an imposing Wānaka retreat with lake views, a luxurious mountainside eco-lodge, a gracious marina-side residence in Pauanui and a relaxed seaside village home on the Spanish island of Mallorca. here is much discussion on the proposed design changes to Lichfield Street. A good friend owns Pot Sticker Dumpling, a better dumpling you’d be hardpressed to find. His dumpling shop fronts Lichfield Street, and I suggest our views on the proposed upgrade diverge. He is slightly aghast at the loss of some car parks. Over the years, I have not placed a lot of value or expectation on the cars I have owned. At past get-togethers of my fatherin-law’s family, I tended to gravitate to the dishes rather than offering to lift the hood on my Corolla. I was more comfortable drying the Dalton than polishing chrome. Not having a personalised number plate that was a play on my surname limited my involvement, too. To an extent, this frames my thinking on inner city shared streets. Streets where the vehicle is subordinate to the pedestrian. Seemingly, a concept that many of us find relatively difficult to conceive. The mainstream proclivity for oversized vehicles coupled with the want to drive them everywhere I find somewhat odd. As I do, the chameleon-like effect driving a vehicle has on a good number of us. Obtuse and belligerent become some.
The inner city may not be for everyone; spaces can be vacuous and unwelcoming too. But I do like the inner city: the vibrancy, the smells, sights and sounds excite me. So does the diurnal rhythm of the heart of the city. Shared spaces contribute to this. There is a rich history of shared space within the urban fabric of many a European city. In the Netherlands, a Woornerf – traditionally referred to as a living street – is a way of life. As are shopping streets. Within Aotearoa, as our cities become denser and our towns reimagine themselves, the inner-city/town centre street needs to engage. Rather than simply a conduit for Roger and his Range Rover, the street needs to be a connector for people. A social space where it is pleasant to perambulate, to linger, to eat, meet and greet, to shop, a space to run errands, a space that supports the
sustainability of the city. One in which the status of the pedestrian is elevated, and the street permeates life and just not exhaust. I am of the opinion a well-designed shared street can become a destination, a high-quality, attractive and distinctive public space within our inner city. A space within which we can engage with the tactile nature of the city. I accept that it can be a tricky balancing act with microclimate being quite determinative. However, plenty of evidential research suggests marked increases in pedestrian volumes and consumer spending within a shared street environment when designed well. live green is one of the hottest colours around and makes a chic choice to team with a classic black like Resene Nero and blackened whites like Resene Eighth Black White and Resene Double Merino. Bringing in just a hint of Resene Burnt Crimson, which sits almost directly across from Resene Waiouru on the colour wheel, has the right level of smokiness for it to be a successful complementary pairing. In this sophisticated space, the deliciously saturated Resene Waiouru headboard wall oozes earthy yet refined charm and effectively grounds the space. But rather than take the colour all the way from floor to ceiling in the ensuite, the colour drenches the lower half of the wall while Resene Eighth Black White on the upper half of the wall helps to reflect more light onto your face as you’re looking in the mirror to do your hair or apply your makeup. The floor in Resene Black White also reflects light upward, which has an uplifting effect and balances the darker wall colour. Accents in Resene Nero – a deep black with hints of inky blue undertones – provide further contrast and add depth to the door, towel rack, artwork and small accessories while reflecting off the colour of the bedside table, mirror frame and basin. To increase this effect, paint an on-trend checkerboard border in the bathroom above where the Resene Waiouru lower wall meets the Resene Eighth Black White upper wall to create a clear focal point within the ensuite area. As a finishing touch, opting for brass accents for tapware and doorknobs, as well as a few tiny accessories painted in Resene Burnt Crimson, such as candleholders or bud vases will bring a dash of glamour to your space. If red doesn’t speak to you, other alternative options include golden tussock yellows like Resene Pirate Gold, chartreuse greens like Resene Gimblet or lilacs like Resene London Hue. Remember, even just a little of these colours will go a long way. It could just be as simple as picking up one or two Resene testpots in the accent colour of your choice and using them to paint objects you already own rather than hunting out something new in just the right hue. She explains just how important this innovation could be. “Our research aims to address barriers preventing our wool carpet from completely breaking down at the end of its life. And if we can maintain the integrity of the materials, it also increases the number of secondary uses for used carpet and significantly reduces volumes of textiles entering the landfill.” Terra is a truly 100 per cent New Zealand wool rug that’s hand-woven and beautifully textured. Strata is an incredibly soft handknotted rug. Both prototype rugs were made without any dyes or plastics by blending natural fibres together. The subtle yet complex colours from sheep’s wool blended with alpaca showcase nature at its finest. Kirstine says, “Our research is designed to help us build a product range which can be meaningfully re-used or naturally returned to the earth in a way that resonates with our customers – without compromising the important design and performance aspects.” This development has been aided by some of the country’s brightest minds through the Ministry for Primary Industries, AgResearch, New Zealand Product Accelerator and the University of Auckland. ccording to the Ministry for the Environment, it’s estimated that Aotearoa New Zealand generates 17.49 million tonnes of waste per year, of which an estimated 12.59 million tonnes are sent to landfill. Developing new sustainable products is just one way to reduce our carbon footprint, making things easier on ourselves and the planet. Already producing high-quality New Zealand wool carpets and rugs, Bremworth works on the belief that it has an obligation to put sustainability top of mind when developing products. As part of an in-house research-based sustainability programme, the design team has developed two rug prototypes, crafted with allnatural materials and no plastic nasties. This means they are fully compostable. Dr Kirstine Hulse, general manager of sustainability at Bremworth, helped to bring these rugs into being. Kirstine challenged the design team to make a highly desirable and functional rug using only biodegradable natural fibres and almost nothing else.

n August 2020, The Ministry of Business, Innovation and Employment (MBIE) set out a vision in their Building for Climate Change programme as follows: By 2035, New Zealand’s new buildings are using as little energy and water as possible. They are warmer, drier and better ventilated, providing a healthier place for us all to work and live. The wellbeing of New Zealanders has improved; they’re leading healthier lives, and respiratory illnesses from cold and damp houses are uncommon. People also have more money in their pockets due to lower energy bills. To begin the journey towards this vision, the MBIE has increased the insulation
requirements in new homes by updating the acceptable solutions and verification methods. The majority of changes come into force on 1 May 2023. The H1 Energy Efficiency changes have expanded the number of climate zones for calculating insulation requirements from three to six. This allows the insulation calculations to better reflect the range of different temperatures experienced in each zone. The insulating elements that make up a home’s thermal envelope are floors, walls, windows and doors, roofs and skylights. Generally, the more highly insulated these elements are, the more comfortable you will be in your home. Map of New Zealand climate zones

“The headline-grabbing change is a doubling of insulation in roofs and ceilings right across the motu from R3.3 to R6.6. The next biggest change is to windows. The standard condensation-causing aluminium frames that have been around since the 1970s will be gone by November 2023, and not before time,” says Damien. There has been a slight increase in slab on ground floors, which now require at least some perimeter edge insulation. Damien would recommend upgrading to a fully insulated or high-performing slab to futureproof your home. Larger increases have occurred for timber floors, as this is easier to achieve, and for heated floors, to ensure the house is heated, not the ground beneath. While walls haven’t changed much, the R-values are now minimum construction values, so it’s not the R-value on the insulation packet that counts but the installed value, taking into account thermal bridging caused by less insulating materials like timber studs and steel columns. “The MBIE has stated that these changes will reduce the energy consumption in new homes by 40 per cent. This is a healthy move for people and planet, whānau and whenua, but it’s just the beginning if we are going to achieve MBIE’s vision by 2035,” says Damien. Compliance is gained by meeting the minimum requirements of the tables. The Calculation Method compares the proposed building with the reference building. This method permits roof, wall, floor, window, door and skylight insulation combinations that differ from these tables, but the building must perform at least as well as the reference building. The Modelling Method is a computergenerated version of the Calculation
Method and provides the greatest scope for optimising insulation requirements so that would be my preferred option. he H1 changes are about reducing heat loss across the whole building. Simply put, all of our buildings are losing heat all of the time, and it’s costing us money and electricity to keep them warm. This is impacting our collective pockets and the nation’s carbon footprint,” says Benjy. “It’s important to state that the building envelope should be considered as a whole system, rather than individual elements and that there is more than one way to calculate the new requirements,” adds Benjy. H OW D O TH E H 1 C H A N G E S I M PAC T W I N D OWS? The construction R-values for windows have increased relative to the climate zone you live in. Warmer places like Auckland will see a smaller increase than colder places like Queenstown, for example. This change is gradual through to November 2023. (See Note 3 in the table in the previous feature, Building changes for a healthier New Zealand). This means that the standard of frames and glass will improve, and there will be more discussion around window construction with terms like “thermally broken”, “PVC”, “argon filled”, “low emissivity” and “recessed” becoming part of the Kiwi vernacular.

Consider PVC or timber over standard thermally broken aluminium for best results. Glass can always be upgraded over time, but frames are fixed to the building envelope, so much more difficult to upgrade. Be careful of poorly thermally broken aluminium frames as they are likely to have highly insulating glass to offset the poor insulation of the frame. This could cause the perverse outcome of actually increasing your winter heating bills, although the same glass could reduce overheating in summer. WHAT ARE YOUR THOUGHTS ON THE H1 CL AUSE IN THE BUILDING CODE? We here are Stärke are very excited; it’s a long overdue revision of the standards, bringing significant change to a market that was somewhat stagnant. As admitted by the MBIE, the previous requirements had less than half the performance of internationally accepted standards. he Ministry of Business, Innovation and Employment's Building for Climate Change programme was set up to reduce emissions from both constructing and operating buildings and to make sure buildings are being built with the future effects of climate change in mind. In the 2021 Building Code Update, Dave Robson, National Manager of the Building Code, stated, “We acknowledge that increasing insulation levels will only take us so far, and other house features also need to be improved. This is just the first step – further changes are coming that will look at more holistic ways to decrease emissions, and to ensure New Zealand’s houses are warm enough to live in comfortably and support good health. These changes will be critical to ensure the health, wellbeing and the environment for future generations and the country as a whole.” When increasing the energy efficiency of our homes to improve health and combat climate change, Malcolm says, “It feels counterintuitive to put more polystyrene into our homes to meet the new energy standards, which is even worse for the environment.” While many underfloor insulation methods rely heavily on polystyrene, Malcolm says, “Ecodome by Cupolex is one of the only systems in New Zealand that doesn’t always require polystyrene to meet the regulations.” Thorough research has led to the Ecodome by Cupolex system meeting H1 Building Code compliance. “Extensive testing and thermal modelling has led to the development of this thermal blanket for our pod system that also provides a damp proof membrane,” says Malcolm. The Cupolex Ecodome is an eco-friendly alternative to polystyrene or waffle raft foundations. It uses Italian-designed structural domes to replace hard fill or polystyrene in the concrete foundation. The domes are manufactured in New Zealand from 100 per cent recycled materials sourced in New Zealand from post-consumer and industrial waste that would have ended up in landfill. Once the building has reached the end of its life, the Ecodomes can be recycled again. The unique Ecodome design has fewer points of contact with the ground to ensure a warmer floor. Malcolm explains, “If you wrap your hand around a steel pole, it will feel completely cold, but if you just touch the pole with your fingertips, it’s not going to drain the heat nearly as much.” This is the idea behind creating an underfloor void to minimise the points of contact between the home and the ground. NEW FLOORING REGULATION INSIGHTS
A
s part of the changes that took effect on 4 November 2021, to meet the Building Code you will need to ensure that flooring within 1.5 metres of a sanitary outlet or appliance is impervious to moisture and easily cleaned. Identified problem areas may include where an island bench or breakfast bar (with a sink in the island) may have vinyl flooring on the kitchen side and carpet on the dining room side. These changes also impact flooring choices in garages where carpet may be installed right up to a laundry area within the garage. To meet the requirements of impervious and easily cleaned flooring within 1.5 metres of a sanitary outlet or appliance, you must use either a flooring option that is classed as either an “Acceptable Solution” or “Alternative Acceptable Solution”. An Acceptable Solution includes sheet vinyl with sealed joints that have been sealed or coved at the edges, ceramic or stone tiles and either steel trowel or polished finish concrete. With the right guidance and advice, you
can still, however, choose timber, hybrid, laminate and luxury vinyl tiles, but these options will come under the classification of an Alternative Acceptable Solution. These options now need to be submitted to the council as part of any works that are required to be consented. The Flooring Centre team are experts on E3/AS1 changes and will guide you through any requirements as part of your consultation. They make selecting flooring easy for their clients as all hard flooring options are sourced through quality suppliers who meet the E3/ AS1 requirements. So long as you supply the correct product and installation information to the council, you shouldn’t have to make many changes to your plans. The biggest change you will probably find is that you are selecting your flooring before consent is filed. n July 2021, just before the new H1 changes were announced, a Climate Action Tracker study revealed that the carbon emissions from New Zealand buildings were overall seen to be highly insufficient,” says Steve Smith, Knauf Insulation's Product and Systems Manager for the Asia Pacific region. Climate Action Tracker is an independent international scientific project that tracks government climate action and measures it against the global Paris Agreement aim of holding warming well below 2°C, and pursuing efforts to limit warming to 1.5°C. The Ministry of Business Innovation and Employment (MBIE) sees these new Building Code regulations as a step in the right direction, and called for these changes in their 2020 Building for Climate Change programme. If New Zealand is to achieve its climate change goals, the building and construction sector must play its part. The total building needs to reach a much higher level of thermal performance. This would mean installing a double-layer system, which is likely time-consuming, costly and complex. Carters has found a solution for this through a partnership with Knauf Insulation, manufacturing specialists in glasswool for EcoInsulation®. An easy single-layer ceiling insulation solution saves time and money and is easy to install. A range of insulation products and solutions can be mixed and matched to allow homeowners and builders to increase their energy efficiency levels and reduce energy bills.” EcoInsulation® Glasswool provides flexibility for builders and designers when using calculation methods of design. Available through Carters, the Knauf Insulation range offers solutions for ceilings, skillion roofs (cathedral ceilings), walls and underfloor insulation. ccording to a recent Planet Ark study, the warm glow of finished timber goes beyond aesthetic appeal. It’s been credited with physiological and psychological benefits that mimic the effects of spending time in nature, such as lowered blood pressure and heart rate, reducing stress and anxiety, and increasing positive social interactions. Besides the emotional benefits of timber homes, Lockwood’s solid timber building system offers advantages in thermal comfort and control, indoor air quality, heating and cooling efficiency. Solid wood has high insulation and thermal mass, meaning less energy is needed to heat, cool and ventilate a solid wood building.
Lincoln University conducted studies in 2007 that showed solid wood provides up to 2.5 times the thermal mass of concrete. The greater thermal mass of a solid wood home makes it energy efficient – making it better for the environment with the added advantage of lower power bills. According to the same Lincoln University study, a solid wood home acts as a dehumidifier in bedrooms at night and as a humidifier in living areas during the daytime. Solid timber regulates humidity, avoiding the build-up of bacteria, viruses, fungi and mites, minimising respiratory infections and asthma. The production and processing of wood uses much less energy than most other building materials, giving homes built from solid wood a significantly lower carbon footprint. Construction of a Lockwood home, rather than a conventionally built home, can save four tonnes of carbon dioxide, equal to the emissions of driving 22,000 kilometres. Transport emissions are minimised by the proximity to the forestry industry in the Rotorua region, further reducing the impact on our environment. he first thing to strike you about this home is that it’s built on an incredibly steep site. It’s almost hard to imagine where to start to build a home with such a steep angle. Vehicle access, deep foundations and retaining walls all take on a different level of skill required when working on such slopes. But of course, the reward of building such a home is the prize of dramatic views and the sense of space that comes with living on a hill. The brief for Young Architects was very simple: to build a large family home that maximises the views and has minimal maintenance, using cost-effective building materials. But as they say, the devil is in the detail, and beyond this straightforward brief lies a sophisticated design and construction methodology that allows all the pieces of this 425 square metre jigsaw to fall into place perfectly. “Initially, the client came to us with a collection of rooms they wanted and a picture of a concrete house they liked,” says Greg Young, Director at Young Architects. “The site is very steep, with a spectacular view, so that set up the parameters for how the rooms were to be positioned. Once we’d presented the initial conceptual design, there was just minor tweaking, testing how the rooms would be used.” There are three primary materials used in this home: concrete, timber and glass. All three are used in different ways. “Concrete was a necessity on the very steep, geotechnically challenging site, so we chose to embrace it,” explains Greg. “We used Firth low carbon concrete to retain the hillside, while also providing the finished wall internally. This is strong and efficient.” The concrete structure is both insulated and exposed. With the building integrated into the hillside, the temperature is moderated (like a cave) while also capturing the heat from the sun within its thermal mass. As well as being very strong in an environment that is exposed to both winds and earthquakes, the concrete also requires little maintenance. For the timber element, cedar was chosen, with different profiles used in different positions. Herman Pacific provided the timber, with a standard shiplap finish to the walls, and a variable width and depth timber to the ceiling for acoustics. Oak panelling has also been used as a backdrop, stained black. “The use of timber shuttering has achieved a raw beauty,” says Greg. “This was selected for its strong grain, and as it has been expressed onto the surface of the concrete, it gives an aesthetic that is raw and natural, like the environment it’s in.”

With a view that is arguably as good as any in the world, glass has been used extensively throughout the home. The glazing certainly gives an expansive feel to the property. It uses a combination of different frames and installation types. “Design Windows were used for the majority of aluminium joinery work, with a commercial glass fin style used in the main living spaces, and thermally broken residential frames in the bedrooms,” says Greg. “Steel framed glazing was used in the wine cellar.” The living spaces focus on the view, with the main elevation being 100 per cent glazed. High-performance Low-E glazing is butt jointed with glass stiffeners and a concealed perimeter frame giving a view from the Pacific Ocean, along the Canterbury Bight, over the city and Canterbury Plains, to the Southern Alps. While the walls may look dull and weathered, the concrete in the floor is full of depth and gloss, coloured and polished to give a counterpoint. The ceilings are predominantly oiled cedar, complimenting the texture of the concrete walls, and providing a much warmer aesthetic with its colour and softness. Not all spaces are dominated by the views. A ‘withdrawing room’ has the ability to close the view, while others just have parts of the view framed. The outdoor living space also balances views and shelter, with a loggia extending into a look-out. The challenge of carving out and constructing this home fell to Hoogervorst Builders, who tendered for the project and were delighted to win. “There were a few challenges with a project like this, as we were working around an eight metre vertical cut hard against our site access,” says Nick Hoogervorst. “This led to temporary works being required to stabilise the lane edge.” With the property spanning three levels, there were further complexities to placing this large amount of concrete in situ. “Having the right people and suppliers involved was essential,” says Nick. “It’s a pretty special location with a daring design. I gravitate towards and get excited about projects of this nature. It’s always a privilege to be involved.” “The adversity of the build was mainly overcome by using the best contractors for the project, coordinating

the programme carefully, and working very closely as a team. Having the architect and structural engineer involved was paramount to ensure challenges were closed out and details were achieved,” says Nick. Once the building was out of the ground, the homeowners turned their attention to the interiors. From the floor up, the couple worked with Jane Swinard Design to create an interior that pushed the boundaries, flowed beautifully and represented the homeowners’ tastes. “I’ve known the clients for many years and have worked on a number of projects with them,” says Jane Swinard. The materials and finishes chosen reflected these tastes to perfection. “It was very much a team approach, as the homeowners had a strong sense of aesthetics, and they wanted to be involved in decisions every step of the way,” says Jane.

The large artwork on the main living room wall by Australian artist John Olsen was used as a starting point for selecting colour accents. “The yellow swivel chair from David Shaw for example, was chosen for this purpose.” The result is a sense of timelessness with this abode, while still having an ‘edge’. Jane explains that it was exciting to be challenged by the interior concrete finishes, working them in with the softer elements of the home, such as the timber joinery, carpet, wallpaper and fabrics. “Many of the interior choices we made were organic in nature, balancing the shuttered concrete walls and polished concrete floor,” says Jane. Ingrid Geldof Design was involved from the outset with the design of the kitchen, laundry, wine cellar, wardrobes and barbecue area. Ingrid quickly grasped the homeowners need for a light and understated
kitchen and worked carefully with the space planning to ensure the views were maximised. “The location and the view needed to take precedent with this home,” explains Ingrid. “We wanted to provide a practical kitchen without being overbearing.” Hence the sleek white kitchen, for example, has smooth handleless cupboards and the subtle small format textured tiles on the splashback work with the dark floors and promote a convivial space. The home is efficient, permanent, and easy to live in, with a design that focuses on being a part of its environment rather than dominating it. Building a home on a sloping site can be a challenge but also a unique opportunity. With careful consideration and planning, this architectural home has seized the chance and constructed an outstanding home with dramatic views.

ānaka is known for its stunning natural beauty. There are more and more unique architectural homes in the Otago area that stand out from the rest. Lismore House is one of those. Sitting above Roy’s Bay in Wānaka, the home appears as a collection of rectangular forms which seemingly turn their back on the street and open out towards the views across the bay and Roy’s Peak beyond. Homeowners Blair and Bronnie chose this site for its close proximity to the centre of Wānaka and its unobstructed views. Having lived in Wānaka for over 23 years, they know a thing or two about building here and have seen the growth of the town over the decades. “We bought the site in 2018 and wanted our home to be private, modern and easy to live in,” says Bronnie. “It’s quite relaxing to be able to watch the movements of Wānaka township while being that one step removed from it.” The couple chose Threefold Architecture to design the home. The collaboration between Bryce Monk, Director at Threefold Architecture and the couple goes back over 15 years, as Bryce has designed their previous family home and various other projects for the pair.

“Given we’ve worked together in the past, it was always going to be a collaborative effort,” says Bryce. The couple now refers to Bryce as part of their extended family, such is the strength of their working relationship over the years. “He always listens to our needs and wants. He likes being challenged and wants the best for all his clients,” says Blair. Bryce and his team have an innovative and interdisciplinary skill set, which means they can take a project from the first sketch right through to completion, in an all-inclusive experience. Blair and Bronnie trusted Bryce’s expert advice and expertise. “We have worked with Bryce on many of our build projects, and it’s always a pleasure.” The 382 square metre home on the 654 square metre section has a unique design. Essentially the property is divided into three zones. The upper level is occupied by open-plan living spaces, a study and the master bedroom. Flexibility and privacy are provided via carefully detailed heavy steel corner doors, which disappear back into the walls when opened. The lower level has been split into a dedicated zone for the couple’s teenage son. There’s also a separate two-bedroom flat for family and friends when visiting. Once inside, the home opens through strategically placed openings to maximise the views while also maintaining a sense of privacy, comfort and warmth. “Moments of privacy and release continue throughout

the interior by use of vertical timber and steel screens, moveable walls and high-level windows,” says Bryce. “It was a difficult site as it was south-west facing, and so it was a challenge to get the sun in.” For Blair and Bronnie, the views were more important than the sun, so Bryce cleverly managed to get the sun onto the property from the street elevation. “By positioning the property as if it is turning its back on the street, it meant we could also bring that sense of privacy and comfort to the home, while still getting some natural warmth into the home – something that’s particularly appealing on a cold Central Otago day.” The dark steel and cedar claddings draw on the natural palette offered by the site’s surroundings and offer that sense of contrast to the home. “The raw steel panel is very robust in feel, and the cedar offers a warmer soft balance,” says Bryce.

The dark warm timber tones of the exterior are extended into the interior and offer a neutral canvas with pops of colour, texture and individuality to each of the spaces. Bronnie took on the interior design elements of the home and has created a spectacular ease about the space. From Bryce’s perspective, the main challenge during the entire project was ensuring the home did the site justice. “It’s a prominent site, but Blair and Bronnie didn’t want it to look and feel too ostentatious,” says Bryce. For the homeowners, the home certainly ticks all their boxes, from the use of space, the materials and construction quality, the views and off-street parking. “It was a bit of a challenge getting heavy products onto the site as it’s a steep section, but all the tradespeople involved could see what we were wanting to achieve and were happy to work with us to achieve this,” says Bronnie. The couple is happy with the result and compliments Bryce and the collaborative effort that went into making this home a reality. “An early collaborative approach was paramount to this project, and we are thrilled with the warm and comfortable home we have created,” says Bronnie. This unique, rectangular architectural home is truly a sight to behold. With its stunning views, modern design and luxurious features, this is a home that will perfectly balance the views with the proximity to a bustling lakeside town – the best of both worlds.

W an earthy, moody and relaxing escape for visitors
ith hectic lifestyles becoming increasingly the norm, this farming family saw the need for a quiet retreat in the hills, where people could come to relax and unwind for a while. Sarah and her husband Dave have lived and farmed on this land for over 17 years. “I grew up here, so I feel very connected to the land,” says Sarah. “We love the mountains and the fields, the rolling hills and river valleys.” When the family decided to diversify their sheep and beef farming business, they looked for a business that would fit with busy family life and could be operated from home. “This idea to build a luxurious retreat for guests to come and relax in has been our passion project for about the past four years,” says Sarah. “It’s brilliant to see it finally come to fruition and welcome our first guests.” The brief for Ken Turnbull of Architecture by Design was to create a self-contained, luxurious guest accommodation unit. It needed to be off-grid and blend into the environment. “Two of my ‘must-haves’ in the brief were a living roof and a suspended ceiling fire,” says Sarah. “I did a lot of scrolling through Pinterest and Instagram to find the sort of cabin we were looking to create.” With a backdrop of rolling paddock country, tussock blocks and steep river faces, it made perfect sense to disguise the retreat with a green roof, which is almost unnoticeable, while resting harmoniously on the land. “We wanted to create an earthy, moody and relaxing escape for visitors,” says Sarah. “It’s a place where guests can breathe deeply, reconnect and enjoy a slower pace.” Before the structure started to unfold, the foundations proved a sticking point for the couple, as the retreat sits on schist rock outcrops. “It meant we had to jackhammer out the rock and use lots of steel and concrete to hold it up,” says Sarah. “It turned a two-week stage of the project into a two-month undertaking!”

The roof was another challenge in the construction of this abode. The structure needed to hold the weight of not only the earth and the tussocks but also any snow that could fall on it. “We live in a high-snow zone, so an engineer was needed to design the steel and timber framed roof to support the waterproof membrane and grassed rooftop,” explains Sarah. She goes on to say that it hasn’t taken long for the plants to become well-established. To continue the theme of earthiness, the couple chose larch exterior cladding, which can be left to fade naturally, and an interior lining of varnished macrocarpa seated into rebated skirtings. The family is happy with the 53 square metre home and compliments Ken on his creation of a complex set of plans. “There’s an incredible amount of detailing in the home, and we’re delighted with the great job Ken did for us,” says Sarah. The interior of the retreat is a juxtaposition of the surrounding landscape, yet at the same time, the contrast works beautifully. The greens, tans and blacks work cohesively to bring that sense of luxury to the space. “It’s wonderful how it works together. Our guests comment on how luxurious it feels, while also feeling immersed in the wilderness of the land,” says Sarah.

Fiona from Active Interiors worked with Sarah to select the curtains and blinds for the retreat. “We wanted to select curtain fabric that softened the space but didn’t detract from the stunning scenery,” says Fiona. “The roller blinds are all motorised to give that added luxury of being able to operate them with a push of a button or even from the comfort of the bed.” Favourite aspects of the home for Sarah include the suspended ceiling fire. “I’d only seen one other example of these fireplaces in New Zealand and one overseas. It makes the place unique, and I love that sense of luxury, even within nature.” The double shower with the expansive views is also a treat for the eyes, and the bathtub on the deck is an idyllic spot for a soak with a glass of wine. Sustainability and carbon reduction are crucial to this build, with the timber framing and New Zealand larch and macrocarpa milled locally. The power is entirely off-grid, and the interior furnishings and linens have been selected from small New Zealandbased businesses. It’s the complete care package that’s happened here when building this home and running this business.

auanui in the Coromandel is one of New Zealand’s most popular holiday destinations. Stunning beaches, open spaces, majestic mountains and an abundance of outdoor recreation opportunities make it an ideal spot to rest a little and live a little. Johnston Architects were approached by the homeowners to design a new family home on a prominent vacant lot that looks directly down a beautiful canal within the Pauanui Waterways development. This unique residential waterfront development at the marina allows homeowners to berth their boat at a private jetty, just metres from their front door. With a backdrop of the sub-tropical forest slopes of the Pauanui foothills, it’s a lush and spectacular location. “Our brief was for an elegant and timeless residence with a particular focus on creating physical and visual connections to the outdoors that would allow the family to take advantage of the warm Coromandel climate and stunning canal views,” says Regan Johnston, director of Johnston Architects.

The 250 square metre home that Johnston Architects have created does just that. The views of the canal are prioritised, both from within the home and when looking through the building from the covered morning loggia. “This ensures the main bedroom and all the public spaces within the home have a direct connection to the outdoors and the views beyond,” adds Regan. A generous forecourt to the rear of the site allows for easy access and vehicle manoeuvring from the street, even when towing a boat. The garaging incorporates a loft bedroom that caters for overflow guest accommodation. The choice of materials for this home includes an exposed steel structure with floor-to-ceiling glazing to create the highly transparent pavilions that face the canal and maximise the water views. Large sliding doors can be fully opened to provide seamless connections between the indoor and outdoor living spaces. Operable louvres and wind blinds are featured over the canal deck and loggia to create spaces of comfortable outdoor shelter no matter the prevailing weather or wind direction. The custom rainwater spouting profile was designed to complement the dark-stained cedar cladding and Eurotray roofing to create the simple, yet sophisticated gable-roofed building volumes. “In the base of the home we’ve also used local stone that matches the canal walls,” says Regan. “This helps to integrate the home within the marina and ground the structure within the landscape.” For Johnston Architects, it’s crucial to exceed their clients’ expectations every time. The team at Johnston Architects prides itself on adding value throughout the entire design and construction process. According to Regan, a new home of a given size will cost roughly the same to build, whether it’s poorly planned and unattractive or well-planned and beautiful, so they use all their team’s combined experience to create the best possible residences for their clients. “In doing so, we create not only comfortably practical homes, but assets that appreciate in value,” says Regan. As with all Johnston Architects’ homes, the greatest challenge is ensuring that the purity of the initial design intent is retained in the finished home. To help them in this endeavour, they worked with an award-winning interior design company – Bespoke Interior Design. Bespoke Interior Design has partnered with Johnston Architects on multiple prior projects and has similar tastes and aesthetics. Jane McAulay, Director and Designer at Bespoke Interior Design, says she takes her cues from the location, architectural drawings and from the client’s preferences. “Each job is different, and in this case, we worked with the client and the architect to provide a selection of all interior and exterior finishes and fixtures. Selecting everything required for the entire build,” says Jane. The ethos behind this home’s interior is one of harmony with the exterior. “We examined the view and provided a repetitive textural look that’s not too contrasting,” says Jane. “We wanted the homeowners to have that sense of breathing out when they arrived here. In other words, to look at the view and not feel challenged by the interiors.” Because of Jane’s comprehensive knowledge of construction drawings and her 25 years in interior design, it’s fair to say she’s operating at the top of her industry. “It’s very much about working in harmony with the architect and clients. For example, we had an issue with some of the custom stone arriving cracked

Thanks to our expertise and working together, we decided to cut the stone smaller and create a different pattern with the stone, which worked beautifully for the ensuite bathroom,” says Jane. Jane is ever aware of making the job easy for the builder and produces comprehensive schedules with every item coded to help the builder have a command over the project. “The builders love these, as the items on the schedule relate to a labelled box of tiles or door handles, for example, so that there’s no misunderstandings or errors,” says Jane. Tim Leonard and his team of builders, subcontractors and suppliers took great pleasure in building this home and were integral to the success of the project. The clients, architect, interior designer and builder are pleased with the results. Regan comments, “We are delighted that through the efforts of the entire team, the lightweight and transparent delicacy of the pavilions were able to be maintained and that the home feels as light, open and connected to the site as we had hoped.”

he homeowners of this single-storey, threebedroom contemporary family holiday home first spied the land the home now sits on while cycling on the Otago Rail Trail. “We biked past it quite often and knew it would be perfect for what we were looking for,” says the homeowner. What the couple wasn’t sure about was the style of home they would build. Initially they considered a gable-formed house of linked pavilions much like a property they had seen in Wānaka. They liked the idea of a collection of buildings but respected other opinions, too. When they engaged the services of Gary Todd at Gary Todd Architecture, they liked his interpretive design of a better-suited, long and low-form abode. “Gary came for a site visit and almost immediately said that the gabled pavilion concept wouldn’t work on the site as well as other options,” says the homeowner. Instead, Gary designed a stepped long linear home with floating eaves that appears to hover above the landscape. “We just love it,” says the homeowner. “It’s totally exceeded our expectations.” The inspiration for the design came from the prairie house architecture of Frank Lloyd Wright, the interior design of Tom Kundig and the expertise of Gary Todd himself. “Architecture is a lot about how you use the light and the spaces,” says Gary. “When I first came across the open paddock, my first inclination was to think of a prairie house. With an expanse of flat land, yet with the ruggedness of the mountains around them, we wanted to design a home that sought to provide indoor and outdoor living to maximise the views, the light and create courtyards to shelter from the wind.” Extensive use of glazing, extending roof overhangs and varied wall heights create the structure for the overall result. Put simply, the home forms an ‘H’ shape, with open plan living in the centre, and then the owner’s bedroom suite and garaging separated from the guest bedrooms and garaging on either side of the central area. “We also incorporated an ensuite, dressing, laundry, bathroom, snug, service court and hot tub into the

design, so that it served as a relaxed and functional holiday home,” says Gary. “An architectural home is all about durability, utility and beauty, to suit just the owners or guests as required, and I believe we’ve worked all those aspects into this home.” The construction certainly has a robustness to it, with the timber-framed structure being supported by steel portal frames supporting the roof and windows. The large roof overhangs, passive solar design, thermal mass, high thermal envelope insulation, low-E doubleglazing and LED lighting all mean that there’s a human comfort-level approach to this home. Sustainability and environmental performance add to its durability. The open plan layout lends itself to indoor and outdoor flow, with high-level glazing providing additional daylight to penetrate indoors. “This creates light, airy and spacious volumes with an increased awareness of the mountain range skylines,” says Gary. “This is the beauty of the place and its sense of belonging.” On arrival at the property, you enter a southern courtyard before passing through the living space to the northern courtyard. There’s an informality to the place, with the courtyards providing alternative outdoor living areas depending on the wind direction and strength of sun exposure.

The earthy colours, textures and materials are used to foster a strong bond between the built and natural environment. “Cedar, shuttered concrete and corten steel on the exterior are woven together with dark aluminium joinery, polished concrete, blued steel, and timber in the interiors,” says Gary. “The rough becomes smooth.” The result is an earthy warmth and rustic country rawness to the architecture and interiors. “Gary Todd Architecture was worth every cent,” says the homeowner. “We really saw the value of using an architect. The design Gary came up with was a design we didn’t realise we wanted, but if we’d have kept with our own ideas, the shortcomings would have shown up pretty quickly. Gary was very good to deal with. He read us well but listened to our feedback. He’s obviously very passionate about what he does.” The homeowners were equally complimentary of the builders, PD Builders. “Paul is a great problem solver and is a very easy person to work with,” they say. “We’re actually using him again now on another project.” Paul Davidson from PD Builders is a fourth-generation builder and claims to have started his building career when he was just 15 years old. “I’ve built a lot of houses over the years. I guess you could say it’s in my blood!” But Paul had not built anything as expansive as this home and so was delighted to win the tender and get stuck in. “The centrepiece of the home, from my perspective, is the impressive concrete fireplace,” explains Paul. “We did some old-school boxing to give that wood-effect finish to the concrete and then poured the concrete in situ early on in the build.” Equally demanding were the poplar plywood ceilings with negative detailing and the lack of reveals around the windows and doors. The result is a sleek finish that shows off the precision and attention to detail of the builder. Paul is proud of the build and notes that he enjoys the comments he hears from people going past the home. “We achieved a high level of finish to a very nice design,” says Paul. “I’ve got a great team, and it was fantastic to work with the homeowners and Gary on this project.” All parties can feel proud of this inspirational home. The simplicity of the design, the indoor-outdoor flow and the high level of finishings are just some of the highlights for the homeowners. he ideal location for a holiday home? It doesn’t get much better than the picturesque village of Deià, on the sea’s edge among the beautiful landscape of Mallorca’s Tramuntana mountains. Petite and discreet, Deià plays host each summer to a glamorous visiting cast of celebrities and power players – most of whom stay in private villas that belong either to the stars themselves, or to their close friends. But even in a place as exclusive and seductive as this, some properties are inevitably even more enviable than others. As is demonstrated by this hidden gem of a house, which combines a completely private position with easy onfoot access to village and beach alike. Purchased a few years back from its original owner by a family from the UK, the house is one of a select few built during the late 1990s and early 2000s, when permission was given for the development of some properties off the winding road en route to Cala Deià. The cala is a tiny bay and beach that is perfectly suited to dips in the sea – as well as offering the possibility of relaxed summer lunches at its pair of charmingly rustic and ever-popular seaside restaurants. The new owners were faced with a spacious but very 1990s-style house, which included “glossy wall paint, dated direct light sources [and] heavy dark wood beams, doors and windows”, says Oro del Negro from Deià-based architecture firm More Design, which the owners appointed to renovate the property. There were also quite a lot of “smaller, segregated spaces”, adds Oro, and some slightly ostentatious fittings, such as gold-plated taps. Briefed to create “the Mediterranean dream home”, More Design set about “opening up spaces, generating more flow and connectivity in the common areas, refreshing all the tactile elements and of course, adding some magic to the outdoor spaces,” says Oro. The practice has extensive experience in reworking

and updating homes in the area, and over the years has developed an aesthetic that feels refreshingly contemporary yet also reflects a considered, uniquely Mallorquin heritage in terms of style, design and locally handmade craftsmanship. As a result of restrictions imposed by the island’s planning authorities, the “core envelope” of the structure had to be respected, Oro says, with no changes to either its volume or footprint being permitted. Central to the success of More Design’s spatial reorganisation of the interior was the firm’s core design dictum, “Flow Forms”. The layout was opened up and altered, with a new entrance hall added to decisively separate this space from the kitchen. The latter is now positioned to function in old-school “heart of the home” style by being linked in open plan to a previously enclosed porch, which has become a dining area that, in turn, opens onto a wraparound veranda overlooking the pool area and lush garden. In addition to the spatial alterations, and just as important to the final feel of the house, is the use of finishes and fixtures that are appropriate to – and authentically reflect – the property’s Mallorquin location. These include natural clay and stone, traditional Albarracín plaster, and lime renders that are used in combination as the main interior surfaces. As Oro says, these finishes “embrace longevity in the truest sense”. Likewise, More Design’s selection of lighting fixtures, taps and other hardware seamlessly blends in with the timeless aesthetic. Currently used by the owners for relaxed family holidays and frequent shorter breaks too – regular two-hour flights from the UK make getting here a breeze – the house enables its occupants to completely relax and unwind without ever leaving its environs. The beautifully redeveloped pool area and the surrounding garden are so spacious and inviting, it’s difficult to imagine ever wanting to go anywhere else once ensconced here.

That said, however, the property’s perfect location also makes for an easy walk – via a charming boardwalk path – into the centre of the village for dinner, or a quick stroll down to the cala beach for lunch or a swim in the Mediterranean. Its position and superb southwesterly orientation means it also has wonderful views, which include vistas of the Tramuntana mountains, a peek or two at the sea, and even a glimpse of the village church tower. Aptly described by Oro as “so complete and well put together”, this is a substantial and sizable home that nevertheless feels both welcoming and cosy. Combining a sense of intimacy with a casual, very Mediterranean elegance, it’s a house in which to rediscover a sense of ease and equanimity with the world, one regenerative summer’s day at a time. Toss fruit, sugar, triple sec and rosemary in a bowl and leave to stand and macerate for 5 to 10 minutes while you prepare the crumble.

For the crumble, combine all ingredients in a bowl. Divide fruit mixture among 4 shallow ovenproof plates or one large 3-cup capacity baking dish. Scatter enough crumble to just cover your fruit, then freeze the remaining crumble mix either as one piece to cut from or in separate containers or snap lock bags for future use. Bake fruit crumbles for 20 to 30 minutes or until golden and bubbling and the fruit has softened. Serve with cream, yoghurt or ice cream. Serves 4 82

efore the new H1 Energy Efficiency regulations in the Building Code came into play, many of our customers found financial merit in choosing a floorplan or house and land package that had previously been consented by us with the local councils. There was considerable savings to be had by using a design that had already gone through the council consent process. Now, the H1 changes mean a ‘wiping of the slate’, and you have an opportunity to create your own custom design for no more cost than if you had chosen a pre-designed house and land package. There is a window of opportunity whereby there are no pre-consented plans at the council anymore. All plans need to be redesigned and consented to meet the new regulations. So you have an opportunity with us to create your own custom design for no more cost than if you had chosen a predesigned house and land package. If you’re wondering where to start, predesigned packs can help you gauge what size of home you are likely to get for a certain price in a certain location. As we have all seen, locations and section prices vary considerably, so where you want to live plays a big part in the end dollar value when you combine the house and land values.

Many customers also use the predesigned brochure options to obtain a starting point towards a floorplan layout they like the look of that works for them. Others will look at the pre-designed pack in the brochure and feel it is a perfect fit for them with no changes required. Pre-designed packs have already had plenty of thought put into them around a dwelling size that fits covenants (rules) of the subdivision and sun orientation to give you a good base of a design that might suit the site. You should then be encouraged by your building company of choice to give feedback on what you like and, in some cases, what you don’t like about the plans. What is important to one customer is often not what is important to the next.
