Editor’s Note I

have to admit, one of my favourite hobbies is visiting open homes. Sometimes it’s a house in my own neighbourhood. It seems sensible to keep track of the market, right? Or it may be a cute holiday home near a popular beach. We wander around and daydream about future long weekend getaways. Occasionally, I’ll come across a house for sale that was designed by a notable architect, or one with a stunning New Zealand art collection, or something that’s the exact mix of postmodern industrial that we might want to retire to one day. And in every one there’s always some nugget of joy to take away. If you’re reading this issue of abode I suspect you’re an enthusiast like me and love to learn about the details that go into making a house a home. In this issue, we have some beautiful feature homes for you to take a good look at, and there are some cool concepts to unpack. If you’re ever lucky enough to be invited to the bach at Pukehina Beach, for example, you’ll discover there’s no front door. There is a good reason, as you’ll see from page 46. And then there’s the family home in Cass Bay outside Lyttelton, page 38, that’s clad top to tail in copper that will weather and patina over the years. As the homeowner says: “You have to be a little bit crazy to get something that’s remarkable.” I’m so grateful to the architects, builders and designers who share their insights with us in every issue, and of course the homeowners who so kindly open their homes for us. ome of you may be familiar with the American singer-songwriter John Cougar Mellencamp. With my formative years coinciding with his halcyon ones, I recall two of his anthems, “Hurts So Good” and “Jack & Diane”, from those times. However, in another of his songs, “Golden Gates,” Mellencamp sings about the importance of helping your neighbour. His main message is a lovely reminder that we all have something to offer, regardless of how big or small it may be. This resonates in so many ways. As a design practice we often find ourselves chasing the next big opportunity. I do find the rush of adrenaline associated with pitching for and then being involved in projects that may test us, scale and designwise, somewhat intoxicating. Every now and again a gentle reminder comes my way, an opportunity to reset and re-examine one’s priorities. Last year, we were incredibly lucky to be involved in the enhancement of a small backyard for clients, one of whom was facing adversity in the form of a terminal illness. Our brief was relatively simple. Can we design something that will transform the current backyard into a space where life can be enjoyed and a place of respite for the family. A little bit special, meaningful to only a few and something to treasure when time is precious.

The ensuing design was modest (note, not the images shown), with elements of the current garden providing the bones on which the new design was structured. The garden was already bountiful in terms of vegetables and fruit, so this was a wonderful element to keep. Existing changes of level were utilised, and where possible, materials were upcycled. Hard landscape material that was not reused was given to our client’s friends. The winter toil of the landscape contractors meant the new paved court and small patch of lawn were ready to be used as the days began to lengthen. Then as the days warmed, the grey skies of winter surrendered to the blossom, bees and flowers of the garden. The backyard took on a new life, poignant in the situation. At the time of writing, it was just over a week ago my colleague Ruby and I visited our clients. The sun was radiant, the lawn verdant, the garden lovingly kept, the outdoor furniture casually arranged, suggesting recent use, and the raspberries flush with their second harvest. An absolute pleasure, and quite humbling it was, to listen as the summer enjoyment of the backyard was described to us. Plant unavailability meant there were a couple of small gaps in the garden to fill. While flattered by the strict adherence to our planting plan, we suggested options to fill

the gaps. This is one of the many nice things about these projects: they can evolve, and at times, a stray from the plan can render a far more interesting and personal result. This ranks as my favourite 2023 project and is a timely reminder of why I am a landscape architect. 03 366 3268 | rmmla.co.nz

orking with a real estate agent is a vital part of buying or selling property, and it’s important to approach this partnership thoughtfully. Start by researching agents thoroughly. Look for those with a strong track record, expertise in your area of the market, and positive client feedback. It’s wise to interview several agents to compare their strategies, experience and how well their personality aligns with yours. Once you’ve selected a few agents to meet with, ask them the right questions. Below are some “dos” and “don’ts” that will help you navigate this process.

very summer we want to open windows and doors to encourage air flow through the house – if we’re lucky on those hot, humid days to get a breeze. But without adequate shade, the sun and heat continue to pour in, and a breath of wind often brings allergens. In winter, we heat our houses (and pay to do so) yet 40 per cent of the heat can quickly disappear out the windows. Closing your curtains early in the evening helps keep in some heat as the sun goes down. Heating in Kiwi homes is often in living spaces, rather than bedrooms or hallways, so these areas stay cold with temperatures often falling below 18 degrees. The World Health Organisation says for comfortable sleeping, bedrooms should be between 18 and 22 degrees (or a minimum of 20 degrees for houses with young children, elderly or ill people). Another important aspect is what is going on behind the walls. Mould affects our health and unfortunately finds itself any comfortable space to grow with consistently cold temperatures. The solution to any of these issues in a home is an efficient ventilation system along

with adequate insulation, high-performing windows, and shading. Some might think having a house with a ventilation system is not warranted: it’s an extra expense. Why not continue to open windows and doors on a hot day, or put on a jumper when it’s cold? Thankfully we have come a long way since that kind of thinking. We can rely on solid data and information that tells us these standards are just not conducive to a healthy home environment. In the summer, you can certainly still open your windows and doors. But when it is so hot you don’t want to be outside, a ventilation system provides a comfortably cool environment with fresh air continuously circulating. The filtering system takes care of dust and pollens, keeping you allergy-free. In the winter, depending on your living style, a ventilation system may mean you won’t even need extra heating. ˉ he Oakura house embodies a winning formula: modern architecture, functional design and the highest level of energy efficiency. Despite the common prejudices that Passive Houses are often limited in terms of architectural expression and unfairly treated as boring, the opposite is demonstrated with this design. The journey for this project started when the clients were living overseas so the design process was conducted remotely. Modern architectural software can now create full 3D views of the design set into the local landscape. This really helped with visualisation and the confidence to know that the design ticked all the boxes before construction started. Also a significant asset was having the local eHaus construction team, Steve and Susie Hofmans, available to contribute knowledge and insight from the first visit to site. Information on costs, material selections and high-performance details from the construction team are included as an integral part of each design process. Steve and Susie worked closely with Vlada Acimovic of Sustainable Architecture, which is part of the eHaus

pproaching retirement age, Gordon and Karen Hartley wanted easy living for themselves, and welcoming entertainment areas for friends and family, including their five grandchildren. So when a large section in Merivale Christchurch popped up, they grabbed it. A dilapidated house was removed, and work began. “We have worked with Gregg Architectural Builders for many, many years,” says Karen. “So there was no question about who was going to build our house for us. We didn’t look for anyone else. We always enjoy working with them.” That’s just as well, because they were on site every day of the build. “We have a longstanding relationship,” says Blair Watson, project manager at Gregg Architectural Builders. “They’re great people to build for, and a lot of fun, too. They were heavily involved in the project from start to finish.” Blair says the build was an easy one. “It was a big undertaking because it is a large site but it all ran smoothly.” That’s thanks to the experience of the team. “There’s always plenty to think about while making sure that it’s done how everyone envisions it,” says Blair. “It’s a challenge that keeps us on our toes. Her designs include plenty of texture and detail, which Blair says is intricate but rewarding to work on. “You get it right, and the end result speaks for itself.” The homeowners’ style is synonymous with luxurious interior spaces. Karen and Gordon’s brief on this occasion was for classic, contemporary and calm interiors as well as something that was easy to live in and functioned well. Blair and the homeowners are delighted with the final outcome. “I really love the big, open kitchen and living area. The high ceilings. It’s a spacious, light property,” says Blair. Blair’s personal favourite part of the new build is the outdoor area. “It’s a great place to entertain.” When the site’s existing house was removed, the pool was kept, and Gregg Architectural Builders oversaw its restoration. “We don’t often manage renovations on pools. Typically we do new pools, so that was something slightly different,” says Blair. “We did a pretty extensive landscaping job on the property as well, in collaboration with Texture Plants. We like to do the hard landscaping as it ties in nicely with the house and we enjoy getting outside and using slightly different skills. Then you can deliver a home that’s 100 per cent done. It’s come up beautifully.”

Preparation and planning is key: “We make sure that we’re thinking well ahead so that when the time comes, everything’s ready to go.” In every build, regular meetings are held and detailed agendas are created, allowing time for preparation. Planning ahead is emphasised, with a focus on working with the clients in making decisions well in advance to avoid rushing. Blair also credits their regular team of subcontractors, as well as foreman Simon Carmont. “He’s in charge of everything that happens on a day on site. All these guys are an integral part of the job.” Gregg Architectural Builders collaborates with top-tier construction partners on all their projects. “With all of these relationships, we can manage every aspect of a project from beginning to end. We work closely with a wide range of subcontractors – from plumbers to plasterers – and it’s seamless,” says Blair. Angelique Armstrong of Armstrong Interiors also contributed to the smooth sailing of this project. “It always makes our life a lot easier when you’ve got a fully detailed interior design plan to work from,” says Blair.

It’s the combination of the small details and the big picture that have created this stunning home. For example, there’s a small servery from the kitchen through to the scullery, as Karen does all her baking in there and she can pass hot trays through the window. There’s also a small but functional bar area (with a beautiful stone finish) tucked under the stairs, which was a suggestion of Gordon’s. In the hallway, a hidden door accesses Gordon’s office. And looking holistically at the property, there is a wonderful mixture of dark and light timbers throughout the home to create balance, and soft voiles and fluted textures to add a dreamy feel. The execution of the build has been meticulously thought through, and as a result, Karen and Gordon’s desire for an easy-living, extensive home has been very much realised. Blair and his team delight in making clients happy. “At the end of the day, it’s the clients’ dream home, so you’ve got to think on your feet and make things happen. That’s building; that’s what makes it exciting. We’re stoked with the projects we secure and the clients we work for. We get to build some amazing properties.”

This delightfully unpredictable home in Cass Bay, designed by Bull O’Sullivan Architecture, demonstrates that the journey of building a home can be just as magical as the end result. WORDS KATHY CATTON PHOTOGRAPHY PATRICK REYNOLDS

ou have to be a little bit crazy to get something that is remarkable and fun and different,” says homeowner Aaron Green of his award-winning copper-clad home in Cass Bay, just outside Lyttelton. The house is situated right next to the beach at this coastal spot, where the waves and magnificent views of Te Whakaraupō Lyttelton Harbour and Horomaka Banks Peninsula inspire a sense of awe and wonder. It’s here that visionary architect Michael O’Sullivan of Bull O’Sullivan (BOS) Architecture and his team collaborated with Aaron and his wife Christine, to bring to life a residence that doesn’t just sit by the sea but resonates with its ebbs and flows. The brief from Aaron and Christine was surprisingly simple: A three-bedroom home with five-car garaging and a home theatre. “We told Michael that we like to spend lots of time together as a family, so open plan living was important,” says Aaron. “And my one strange request was to have a car in my office.” Software engineer by trade, and an architectureand car-enthusiast, Aaron was introduced to architect Michael, who lives in Lyttelton, via a friend. The pair instantly hit it off. “It was always on our bucket list to build an architectural home, so when this spot came up for sale in Cass Bay, we knew it was time. Michael walked us through some of his other builds, and we loved the extensive use of natural materials and the post-modern, warm and homely look and feel,” says Aaron. Michael’s 428sqm, three-level design is masterfully conceptualised to reflect the natural undulations of the volcanic landscape and the seascape, with sweeping curves and very few straight lines. Frank Lloyd Wright and Alvar Aalto’s work have been voiced as inspirations for this home. At first glance from the road, the house seems to rise up towards the sea and then dip in an organic rhythm, blurring the lines between constructed space and natural wonder.

Complex ground conditions, curved retaining and external walls and combined use of steel lattice and plywood diaphragms were all part of Quoin Structural Consultants’ brief, making the team at Quoin integral to the design process – a mediator between physics and architecture.

Brad Bonnington, architect with BOS Architecture based in Auckland, who worked with Michael on the project, says the homeowners were happy with a fluid brief and were incredibly trusting of the team and the process. “Aaron and Christine weren’t afraid to hear out our design decisions. This approach made the design even more successful,” says Brad. “They very much embraced the process.” Taking this leap of faith was not hard for the couple. “Michael is really good at understanding how humans exist, and he understood our concerns and needs as well,” says Aaron. “When we did have the occasional wobble, he was very gracious about it and took time to explain his thinking and let us sit with different options for a day or so.” One such minor wobble came early on when the originally chosen cedar cladding was priced up and proved unjustifiably expensive and unworkable. A re-think was required. Renowned for its durability and resilience, copper was chosen instead, not only for its better pricing point and structural benefits but also for its aesthetic attributes. “When the copper first went on, it was really shiny and reflective,” says Aaron. “We weren’t sure how it would look, but we are delighted with the result.” Over time, the copper skin of the home is designed to develop a verdigris patina (green or blueish surface on copper), reflecting the changing colours of the sea and sky. This living surface ensures that the home evolves visually with its changing hues. A couple of years since construction, the facade has already mellowed and is now more of a rusty orange colour.

The bespoke hot tub on the deck of this home was built by Colonial Hot Tubs with expert installation, including a silent pump, ozone sanitation, custom seat and 3Kw heater all out of sight. The height of the tub was carefully calculated to take in the view while maintaining privacy.

These curving exterior shapes of the home are a lyricism of the landscape and can easily be described as a work of art or extraordinary sculpture. The interior is no less impressive. Michael and Brad designed the living spaces to capture the light and vistas in such a way that each individual room has its own view – whether that be of nearby Quail Island, the hillside and ridgeline to the north, or the sea view to the south. “It’s an interesting site as, for the most part, it’s south-facing. In winter you lose light very early and we also have a public beachfront, so we had to create and consider privacy,” says Brad. The wave theme continues inside with curved windows, walls and stairwells. A clever use of skylights and strategically placed windows channels light and vistas into the heart of the home, playing off copper accents and warm wood tones.

“Much of this project was about the play of expansion and compression,” says Brad. “For instance, some of the ceilings are lower than expected, whereas elsewhere, there are high volumes with skylights.” The detail is exquisite, with every piece of furniture being thought through, designed and created by BOS Architecture. “Even the oak flooring is patterned in such a way as to be a play on the landscape,” says Brad. “We followed the ridge line of the Port Hills and created a parquet flooring pattern to reflect that – another designbased decision.” A build of this complexity was bound to come with some challenges. “There was a pipe to relocate from under the foundations; some under runners on the property to deal with, for example,” says Brad. “But during the actual build process everyone got on well together and it was a highly collaborative project.”

Added to this journey was the Grand Designs New Zealand TV crew involved in the filming of the home build. Aaron says, “By documenting the process we wanted to show that when you put trust in a great designer and a great team and you empower them all to do what they are great at, then the project will run smoothly and successfully. Opportunities arose that we never dreamed of and these exceeded our expectations.” Undeniably, the journey of creating this home was not merely about building a structure; it was about crafting a legacy. While the ocean continues to whisper its timeless tales to the copper exterior, the home remains a testament to the wonder of architectural imagination, the ability of these homeowners to be openminded and brave, and the enduring human desire to create spaces that resonate with their inhabitants.

Aaron set up a portable office cabin on site and ran his business from there for the duration of the build. “Michael visited every week and it was just such a great project to be involved with,” Aaron says. From bespoke curved sliding window doors to custom inbuilt furniture, the detail in this home highlights the meticulous exercise in precision engineering, technical expertise and innovative design. “We were committed to creating a home that will stand in time for 100 years and more,” says Aaron. Future generations of architects, builders and homeowners will undoubtedly look to this home as a bold reminder of what’s possible when dreams and design converge. Or as Aaron says: “When everyone trusts each other and the homeowners let these skilled people do their job to allow something beautiful to happen.”

A comprehensive lighting plan by 689 Lighting Design not only enhances the architectural features but considers the way the homeowners live in the house.

It’s a generously sized, rectangular site that stretches towards the beach and also has views back to an estuary. There were opportunities to better track the sun and enhance connections to the ocean. In many respects, the homeowners had clear ideas about what they wanted because they knew the site so well. “They definitely wanted that waterfront deck to really roll out because they’re entertainers, and they just love to open the house up and extend it. That was a non-negotiable.” The homeowners were keen on an outlook back to the estuary just as the old bach had, so a covered deck facing that direction was added relatively early in the design process and is ideal for when the prevailing beachside winds are too much.

fter 15 years of holidaying at their idyllic Pukehina property, about 30 minutes south of Mt Maunganui, the owners sadly decided time was up for the dilapidated original bach. The responsibility of designing a replacement was bestowed to JMAC Architecture design director Jason Macdonald. “Imagine all the Christmases and celebrations they’ve had on that site,” he says. “It’s a special place for them.” His mission was to create a holiday home for the family of four that they’d love just as much. “We met the homeowner on the property and were pretty taken aback by the stunning location right on the beachfront. We really talked through what the site meant to them and we kept coming back to all the memories. Our role was to replace it with something laidback and relaxed, that still had a sense of holiday.”

The exterior cladding of the property in such a coastal location was an important consideration. Nu-Wall E200 in Dulux Duratec Flaxpod ticked all the boxes for maintenance and style.

While Jason says the finished home does look like it’s on the verge of the sand dune, it does sit back significantly enough to allow protection from coastal erosion. “Conditional to the resource consent is that the house is removable. It can be dismantled in the sense that it’s built on timber piles. So if many years from now coastal erosion has occurred to the extent that it’s threatening the property, it can effectively be moved.” This gives peace of mind to the homeowners that they’re investing in something that can be handed down through the generations, but it was an involved process. “As designers, we are coming across more of these challenges with sites, but there are solutions. Some significant design and engineering was undertaken to get the piles in for the house. It was probably one of the biggest challenges on site. Imagine trying to bore down three or four metres into soft sand without it collapsing. The builders, DC Build, were incredible in terms of finding solutions in quite difficult conditions.” Next, says Jason, particularly in this environment, was selecting materials for the building to respond to its coastal location. “The client was quite aware of that, and even made some suggestions. We finally settled on the Nu-Wall aluminium cladding that doesn’t rust, and it’s pre-finished.”

Nuts and bolts taken care of, attention was given to the all-important task of recapturing the essence of the original bach. “One of the difficult things with a brand new home is that it feels very new and precious. To soften that, we’ve used cedar quite extensively, particularly in the ceilings.” Jason says he often tries to reclaim any native timbers from old homes, and that the homeowners reupholstered and reused existing furniture. “There are those little nods and recognitions in the new home that are attached to the old.” Other subtleties were utilised. “We didn’t put a front door in the design because there’s a formality around that, not belonging to the bach experience. We instead have glass sliding doors from the deck on the approach from the driveway.” Also blurring the lines between inside and out is the design of the oceanside deck, with a roofline that tilts up to bring in more of the views.

“There’s a nice seamless flow, so it really draws you out and has that level of connection, even when you’re inside.” And for all these bach-like inclusions, there’s a twist. Part of the brief was that this would eventually become a permanent home. “The building’s performance is very energyefficient and it has every convenience you’d expect in a residential home, so the transition should be pretty simple. In most holiday homes, you often don’t have a lot of storage so we were aware of trying to build storage for the long term.” Interiors have been finished in a pared-back palette suitable for both relaxed holidaying or long-term living. The walls were kept white to showcase the homeowners’ art pieces, and a black feature wall disguises the TV and fireplace and adds a level of sophistication. “The neutrals sit quite nicely in that coastal environment,” says Jason.


JMAC Architecture worked with long-term collaborators such as interior designers, lighting designers and landscapers. “We’ve got really good relationships so we’re on the same wavelength on our overall vision.” That made for a very relaxed working environment. “Site visits were often timed for a Friday afternoon, and the client was always there with beers on ice,” says Jason. “It wasn’t uncommon to see the builders taking a quick surf during lunch breaks.” Jason says that reflects the entire tone of the build, and he’s proud of what everyone achieved. “We’ve done something really tangible. We’ve created a home for a family and given them back their special place.” Collaboratively, he says, this was one of those projects that really came together beautifully. “We’ve been invited back for a barbecue on the beachfront as a team, so I think that’s a true testament to the success. To end up making friendships out of what we do is probably the biggest reward.”

Yellowfox collaborated with JMAC Architecture and the homeowner on the interior design, transforming their vision into a serene and functional space. For an elevated holiday feel, a cosy and calm colour palette and rich textures reflects the beachside environment.

After walking around the four sites available at the time, the couple sat and had lunch on their preferred “piece of dirt”. The connection to their land had begun. “We were sold and could see the vision.” And so the journey began to build a home to occupy the land and house this family. The couple worked with architectural designer Bryce Monk at Threefold Architecture from inception to completion, on both the architecture and the interiors. “This close-knit family of six were wanting a real family home,” says Bryce. “As with any family of that size, there are people coming and going all day, so it was important for everyone to have their own spaces and also come together for entertaining and being outdoors in the space.”

But perhaps the largest part of this relocation was building a home to move into on arrival in their new location. Mark and Missie wanted to create spaces which would match the needs of their growing family and the outdoor lifestyle that they lived. “When the family and I knew we were 100 per cent relocating from Auckland to Wānaka, Missie and I came down to Wānaka on a scout trip to find some land,” says Mark. “We looked at what sections were on the market and biked up to the sites on the upper ridge. They had wide lake views and were positioned high up on the northern side of the town.”

Structurally, the couple was also keen to maximise the size of the site and build more than one storey. They were also wanting generous-sized bedrooms and a study for working from home. “It’s a reasonably steep site,” says Bryce. “Plus it backs onto a reserve where there’s plenty of mountain biking and walking tracks, so privacy was also a factor.” With all these requirements in mind, Bryce and his team had their work cut out. “We always start with function. The look and feel was a joint design process with the couple.” This collaboration worked exceptionally well with the pair enjoying all of the ideas Bryce provided. “From the very first brief when Bryce met us on a Zoom call initially and then in-person in Christchurch, he wanted to know how we lived our lives,” says Mark. “For instance whether we enjoyed morning coffees or afternoon drinks; movies or playing boardgames; sunsets or sunrises. From here, the shape and living spaces started to evolve.” The first impression of the finished home is a series of ascending forms. The multi-half-storey composition is an innovative way to maintain just the right amount of connection between the spaces while also capturing exceptional views of the lake and mountainous surrounds. The garage is at the lowest level, then the entry and living spaces are at half height, and then a further half height above is the five-bedroom level. It’s an ingenious solution to maximise the sweeping views of Lake Wānaka and its surrounding peaks.

Bruce Raubenheimer was the lead carpenter from start to finish on the build. “The plans were complex, and the build faced many a challenge along the way, but by George did the team pull it together,” he says. “From communications to keeping the boys refreshed on site, Mark and Missie were there and committed to the build from day one. The end product speaks wonders for the trust everyone had for the whole team.” Bruce sums up the finished build: “When you get to sit and enjoy a beer in the main open plan indoor-outdoor living area, you really appreciate just how well the house works for Mark and Missie’s vibrant family. Bryce placed a stunning and functional build on a tricky site, and it was an absolute pleasure to make it come to life.” The biggest challenge for the homeowners was nine months of the 14-month build being in lockdown in Auckland during the Covid-19 pandemic. “Not being able to physically view the site was hard,” says Mark. “But the lucky thing was that we had a superb build team. The attention to detail was phenomenal. We were in very safe hands.” Designing a home when neither client or designer live locally can be a challenge for some. But architectural designer Bryce visits Wānaka and the surrounding area every four weeks and he knows the land well, having worked there for the past 12 years. “For me, it’s often more about the clients’ journey rather than the home itself,” says Bryce. “Mark and Missie were great to work for. They trusted us to deliver a design that they love. It’s incredibly humbling now to turn up for a drink and look through their home and still feel really connected to it and to them.”

The favourite spot in the home for Mark is the outside entertaining space, which he says they use all year round. “The large sliding glass panels make the space super versatile, maintaining heat from the outdoor fire, managing air flow in the summer, or cutting out that prevailing wind. It’s fair to say every square inch of our 302sqm home has been maximised to exactly suit our way of living.” The homeowners are equally delighted with Bryce. “It was an all-round fantastic experience,” says Mark. “From the very first meeting, Bryce went deep into understanding us personally, our family and also the way we lived. This meant every aspect of our home had an emotional or functional purpose. Outside of Bryce’s professional approach, he was always up for some banter, making him very personal and great to work alongside, taking out any stress. It’s been a dream.”

fter many years of searching, it was a mountain bike ride that ultimately led to the discovery of Heather and her husband Greg’s future home. ˉ Greg had been exploring the hills around Otautahi when he came across the Kennedy’s Bush development in 2021, and he knew straight away it ticked all their boxes. “We loved the fact that it was tucked down the hillside, and couldn’t be built out from all sides,” says Heather. “And with only three sections on this part of the development, 1500sqm felt spacious enough for us.” The design part of the build came naturally to Heather. As owner of boutique tile company Naturally Tiles, she’s familiar with the process of house-building and has spent more than 22 years working closely with customers to bring their homes to life with beautiful Italian porcelain tiles. “So I knew what I liked for my own home, and had pretty much drawn up the plans for the layout myself,” she says. Top on the list of priorities for the home was an open-plan living space with a high timber ceiling, a sense of flow and easy living. “Greg wanted a garage and plenty of entertaining space, and it was important to both of us that every room led out onto the deck to soak up the views of the city and the Southern Alps in the distance,” says Heather. Heather’s eye for design and passion for quality materials is evident the moment you set foot on this property, turning it into a showcase of style and functionality. The exterior of the home boasts a contemporary yet timeless design blending gently into its surroundings. The wide full-height windows on either side of the front door bring a welcoming feel. “I often breathe a big, long exhale when I come home and step through the front door,” says Heather. “It just feels so relaxing here.” Heather’s unique perspective played a pivotal role in shaping the aesthetic of this home. Large, luxurious floor tile feature throughout much of the home. Carefully handpicked by Heather, the terrazzo tile in the living and dining spaces creates a cohesive and elegant look in this space.

“I love the different flecks of colour,” says Heather, “It’s got that warmth and earthiness about it but also works really well in this contemporary design.” Heather’s expertise continues through the bathrooms and kitchen. Each choice tells a story, from the colourful powder room tile to the patterned and textured travertine-look tiles in the main bathroom and splashback in the kitchen. The result is an effortless space for relaxing in. But the story doesn’t end with Heather’s artistic vision. The success of this project owes much to the collaboration with an equally innovative builder. Jarrod Southon of Simplexity Builders brought a wealth of experience and forward-thinking solutions to the table. “From the very start, Jarrod came up with alternatives that meant the home could be finished on time and to a set budget,” says Heather. Jarrod and his team’s commitment to efficiency and cost-effectiveness became evident throughout the construction process.

Dramatic moods This kitchen design came about as a result of Heather falling in love with the showroom display at Palazzo Kitchens Christchurch. She worked with the team at Palazzo Kitchens and added her own spin by taking the Nero Oak joinery a step darker, and the Dekton Laurent benchtop a level moodier. The dramatic browns and striking veins of gold in the benchtop create a bold and luxurious feel, in contrast to her light-flooded open plan living.

As owner of Naturally Tiles, Heather had the pick of the bunch. She chose the stunning Terrazzo in colour Calce Mini tiles for the entry, living and dining floor areas, and colour Beton Mini in the laundry. The colourful and textured tiles on the powder room wall are from the Multiforme 1741 collection, while the bathroom wall features the Panaria Blossom Silk tiles – all sourced from Italy.

“For example, we knew we could save Heather some money by using an unweathered Corten steel cladding,” says Jarrod. “It’s significantly cheaper, and the couple get to enjoy the natural weathering of the product before their own eyes, instead of purchasing the rust-coloured finished product.” Jarrod also bought materials early on in the project, and locked in prices with his trusted suppliers. “And because we are efficient in how we work, we save on wastage and mistakes. My foreman Tristan is always thinking several steps ahead and really takes pride in what he is creating.” In addition to these efficient construction techniques and cost-saving measures, Jarrod was able to leverage his network of suppliers to streamline the build process, ensuring everyone knew what was happening and when. “We’ve got Alana, our project coordinator, to thank for that.”

One example of the attention to detail is the tapware. Heather wanted brushed nickel, but among suppliers there is much variation in the actual colour and texture. A shower fitting, towel rail, door stop or tap can all look quite different. “We were able to do all the research in the background, and present all the workable options to Heather so that she could make her final decision,” says Jarrod. When asked how he sees the secret to his success, Jarrod chalks it down to three key ingredients. “Efficiency, organisation and communication,” he says. Communication was the biggest of these three for Heather, with a sense of collaboration being one of the aspects she enjoyed most about the build. “It was part of the pleasure that they didn’t charge ahead when they had a query,” says Heather. “They consulted with me and that always led to a positive experience.” Challenges on this project were minimal. The large steel frames required for a construction of this size slowed down the process slightly, but otherwise, it was a joy to build. “When everyone knows what is happening and when, it shows in the finished form,” adds Jarrod. The result? A home that not only exceeds expectations in terms of aesthetic appeal but also serves as a testament to the harmonious collaboration between a visionary homeowner and an innovative builder.

Transforming landscapes

Original stone was salvaged from the site to incorporate into the landscape design of this home, anchoring the new home to its past. Landscape designer and director Clare McMahon from Clare View Design collaborated with the architects and client to transform the gardens and turn the somewhat originally derelict waterfront site into a lush, native haven. Textural plants and curving Corten steel were used to give playful areas of interest throughout the seasons. Because the large sea-facing windows look down onto the gardens, it was essential to consider how they looked from above, as well as at ground level.

Designastyle provided wood flooring for the kitchen, dining and living areas, and tiles for the bathrooms, entrance and laundry. In the entry, the Italian-made tiles are Evoque in Carbon with a sophisticated natural stone look.

Moncks Bay, at the edge of the estuary, facing the Pacific Ocean beyond. Judith demolished the original property and built her first contemporary home. She lived there with her husband for five years. She now envisaged her forever home on the 552sqm rear section: a place to rest a while and enjoy the diverse wildlife nearby. With her retirement in full swing and, sadly, her husband passing away, she was fully aware there could come a time when she would need extra care. To build a home that could facilitate this would be ideal. “My brief to Duval was to design a home that maximised the views and didn’t have too many rooms,” says Judith. “But I wanted the rooms to be a good size.” Duval was involved at the outset and brought in by Clive, who has known Judith his whole life. “I am friends with Clive’s mother, so I’ve known him since he was a baby,” says Judith. “Clive and Duval had always wanted to work together, so this was a great opportunity to collaborate.”

ou know I’m a bit of a perfectionist?” These are the words of homeowner Judith de la Cour in conversation with architect Duval O’Neill of Herriot Melhuish O’Neill Architects and builder Clive Barrington of Clive Barrington Construction. As an octogenarian, Judith was familiar with taking on projects, and this was going to be her last and possibly her best. The vision for this home was to create a high-quality home on Te Rae Kura (The Red Flowing Headland), on the Avon-Heathcote estuary, in the Redcliffs suburb ˉ of Otautahi Christchurch. And with an estuary comes ever-changing views. At high tide you have the glimmer of water; at low tide you have all the seabirds and marine life. At the time of writing, a pantheon of godwits could be seen feeding in preparation for their long voyage north in late summer. This was undoubtedly one of the many attractions of this site for Judith. Post-earthquake, she had bought the original, “as-is, where-is” property with a view of

Says Duval: “The original rear section house was demolished, and then the new home was specifically designed for the couple to continue their retirement with the ability to have live-in care, if necessary. We provided a full design service, including internal joinery, kitchen and bathrooms and a construction observation role.” The two-storey, two-bedroom 345sqm home has a sculptural quality to the exterior that aligns with the dynamic nature of being at the edge. The dwelling is clad in platinum-oiled Siberian larch and stainless steel, giving it an enduring appearance. “We needed to find materials that could handle a daily beating by the sun and marine environment,” says Duval. “The durability and high performance of these materials are ideal for that. Also, they provide a timeless appearance, which is enhanced by the changing light conditions of this unique site.” Internally, the detailing is where this home further comes to life. The hanging stairs are a significant feature, and the upper living and dining floor spaces feed off a central core stairwell. With skylights above and a stained glass window at one end, the eye is immediately taken to the sea views. “It’s reasonably open plan upstairs, with one big wrap-around space. Downstairs the plan presents as a hammerhead shape, incorporating the protected covered entry,” says Duval. The use of sliding screens also allows for a home office upstairs and the clever use of interior windows above internal doors adds to that airy feel. “The detailing for us is everything,” says Duval. “From the built-in joinery to the placement of the windows, there’s no part of the house that hasn’t been thoroughly considered and thought through.” The execution of the finished design came down to the expert craftsmanship of Clive Barrington and his hard-working team. “It was a tight site with a skinny-access driveway. We wanted to make it bulletproof, basically,” says Clive. “It’s built high off the ground to mitigate flood risk and all materials are compatible with the harsh coastal environment.” To meet the brief of future-proofing the home, a high-quality lift has been installed, and the two downstairs bedrooms have easy access and accompanying large bathrooms. The build wasn’t without its challenges, though. The first month on-site was spent remediating the ground. Following that, there were on-and-off Covidinduced delays.

Says Duval: “Then came the supply issues, but Clive had the experience to be able to adapt construction sequencing accordingly to manage this.” There was also the issue of considering the coastal boundary, which Judith wanted to look after and naturalise as part of the process. The total build took a little under two and a half years, but according to Judith it was well worth the wait. “I moved in last November,” she says, “I don’t plan to live anywhere else, so this one has got to be right.” Not afraid to use furnishings from her previous homes, Judith has created a peaceful and homely abode. “I lived in France for 14 years, so there’s definitely a sense of that in my home,” she says. “I think one of the hardest things was getting the colour right in the kitchen.” Judith’s vision and Duval’s design is executed flawlessly by Clive’s “top of their game” team. “It’s been wonderful working with Clive and Duval. As well as me wanting to get it just right, they understood that and knew it was up to them to get it faultless,” says Judith. “There’s no part of the house I don’t like. They’ve done an amazing job.”

Interior designer Lynne Harris-Whitfield has melded old and new in her relaxed family home in Cape Town, which combines considered space planning with a trove of creative touches.

ucked away at the end of a small area in Cape Town in a neighbourhood well known for its attractive Victorian-era villas is the home of interior designer Lynne Harris-Whitfield. Set back from the road, behind a squad of square-pruned trees, the house reveals itself as something special, combining a familiar sense of Victorian poise with a very atypical flat roof in its second-floor addition. Lynne and her husband Gavin bought the house 13 years ago before they had a family. At that stage, it was a single-storey, three-bedroom cottage with good bones and an unusual double gable. A week before they moved in, disaster struck in the form of a fire that gutted the interior, but they decided to turn adversity into advantage. So, they rebuilt, replacing many of the original period finishes (including floors, doors and fireplaces) with more contemporary versions.

In the main ensuite bathroom, the freestanding bathtub adds sculptural form to the narrow space. Brass tapware was used throughout the house as Lynne feels it looks more lived in.

Several years later – at which point Lynne and Gavin had two young daughters and a son on the way – the family needed more space but didn’t want to move because they loved the location. So they embarked on a further extensive alteration and addition. This resulted in the creation of two additional bedrooms for the girls on a new first floor, and generated both better flow and a more modern, user-friendly ground level that also enabled better use of the outdoor spaces. Getting approval for the plans for the first-floor extension involved an application to the South African National Heritage Council – which turned out to prefer a contemporary profile for the rooftop addition rather than an imitative Victorian-style design. The limitededition nature of the original blueprints for the villas built in Cape Town during the last years of the 19th century meant that the roof profile should not be changed in a way that suggested it was a further version of those original designs but should be done in a way that worked with the existing structure. Lynne’s background in interior architecture, as well as stints as a design consultant and trend analyst for a fashion, food and lifestyle retail chain, gave her all the resources she needed to drive the design direction herself. She also knew from living in the house that there was potential to be unlocked from the property. The aim was to update floor plans and use colour, finishes and contemporary design savvy to take it to the next level, while also retaining the original home’s character. LHW Studio, Lynne’s interior design practice, is known for taking this approach to projects, and for the relaxed and easy-going spaces that it creates.

“It’s about getting the volumes and flow right, getting the junctions between spaces smooth, and getting the light right,” says Lynne. Easier said than done, for most of us. While much of the focus of the rebuild was on opening up the interiors and improving the flow between the kitchen, dining, living and outdoor areas, Lynne says she is not a huge fan of fully open plan living. Instead, it was important for her to find a middle point between expanding spaces and containing them too. “I like to use colour and material finishes almost as structural tools, to visually zone or link spaces where there are no actual physical links,” she says. Asked about the home’s distinctive yet understated palette of colours and textures, Lynne says, “Key notes were a blackish burnt umber for metal finishes; white tones for marble and tiles; and a particular grey-green eucalyptus colour, which I used for certain walls and all cabinetry on the ground floor.” For the finishing touches, she says: “Wood with a grain; brass; a woven basketry element for texture; ceramics for a crafty touch; and lots of leafy plants.”

The renovation opened up the living area to make better access to a sunny back courtyard via large steel-framed glass doors, essentially creating a social family space that runs the length of the house.

Lynne has her paint colours formulated for her by a colour specialist. “Choosing paint that way is foolproof in that you get the perfect colours for your mood board. And avoiding mistakes means that everything works out quicker and cheaper.” While the spaces at ground level feel mellow and relaxed, the new first floor has a more light-hearted and playful atmosphere. Seen from the outside, the addition is unapologetically boxy, and inside it’s the ultimate attic, designed to max out the limited space available with two bedrooms plus a bathroom. These rooms are linked together by a short passageway that features lots of built-in storage and a desk where Lynne’s daughters do their homework. And when it came to creating the decor in their rooms, the kids have every say, says Lynne. As a result, each of the spaces has a different riff on the layering of printed and embroidered bedding, plus fun, feminine elements that animate the entire floor via a mix of vintage, retro and modern whimsy. Similarly, when decorating the living area downstairs, Lynne went for a very easy-going look and feel, which centres around four seating pieces – all of which are slipcovered in white and positioned on a dashing floral rug. The combination works perfectly as a comfy, cosy adjunct to the tight edit of hard design elements in the reworked space. “I like to start with the best fit-for-purpose finishes,” says Lynne, “and simply have fun with the rest.”

CO O K TI M E : 5 hours I N G R E D I E NT S : LAMB 1 leg of lamb, bone intact 2 tbsp olive oil 2 tsp salt 1 tsp freshly ground pepper 1 tbsp cumin 1 tbsp sumac 1 tsp ground coriander 1 tsp cinnamon 4 cloves garlic, crushed YO G H U RT S AU C E 500ml unsweetened Greek yoghurt 1 tsp salt ½ tsp freshly ground pepper juice of 1 lemon ½ cup fresh mint leaves, finely chopped small bunch fresh coriander, roughly chopped ¼ cup pomegranate seeds M E TH O D : LAMB Preheat oven to 150°C. Brush the lamb all over with the oil. Combine seasonings in a small bowl and rub vigorously over the oiled lamb on both sides. Place lamb on a wire rack that fits inside a roasting tray. Add 2 cups of water and roast in the oven for 4–5 hours until lamb is very well cooked and coming away from the bone. Check the meat frequently and keep topping up the water as you need some liquid to make a jus.

Tips: The lamb will stay warm for up to 45 minutes if well covered. Yoghurt sauce can be made the day before.

Remove lamb from oven and cover with foil and a tea towel. Rest it for at least 15 minutes. YO G H U RT S AU C E Combine yoghurt, salt, pepper, lemon juice and chopped herbs in a small bowl.

Slow-cooked Aromatic Lamb This is a great way to serve lamb at this time of year and would make a delicious festive meal for Easter.

LAMB JUS Using the pan juices, add a little extra lamb or chicken stock concentrate and any resting juices and bring to the boil. Thicken slightly with a little cornflour and adjust seasoning if necessary. Strain and keep warm.
