Stress levels are exaggerated, tension runs high whenever the bathroom is mentioned and I am in a constant battle with dust. And it’s just one room!

Daryl Hewitt and his team at DJ Hewitt Builders are no strangers to accomplishment. Having built over three hundred architecturally designed homes, he has spent his career building striking homes, each with its own unique wow factor. Collaborating regularly with architectural designer Darren O’Neil of O’Neil Architecture, the two joined forces once again to complete a bold and contemporary home for Judy and Kevin Blair. Having made the decision that it was time for something new, Judy and Kevin opted to knock down their existing home and build something modern and new – despite only having built once before, nearly fifty years ago! With their daughter and grandchildren living next door and a beautiful garden already in place, their lifestyle block on the edge of Christchurch was the perfect site in which to continue to call home. While for many the finished product is what the building process is all about, for Daryl it is about surrounding himself with sub-contractors that he knows are as passionate about quality and detailed craftsmanship as he is. One such contractor is that of Daveron Scaffolding. Specialising in residential, commercial and swinging sets, they were responsible for supplying all of the scaffolding for the OCTOBER/NOVEMBER 2013

exterior in a compliant manner. For this single level home an H frame system with tube and clip was used to accomplish this. “It is critical to know that the scaffolding we are working on is safe and secure,” comments Daryl. “It means we are able to do our job better.” Working in niche-market, architecturally designed homes, Ross McGregor of McGregor Electrical is no stranger to a challenging job, or the high-standards expected by Daryl. “I am a bit pedantic when it comes to doing my job and I like to ensure everything is completed to not just a compliant level, but the best level it can be,” comments Ross. Having collaborated on many projects with Daryl in the last four years, Ross was a natural choice when it came to requiring someone to complete the wiring for this home. Viewing the property from the exterior, the single level, mono-pitch design creates a bold and contemporary sight. Coastal Brick and Block Managing Director, Steve Canavan is quick to point out that “a great home starts from a solid foundation and good strong bones.” So as specialists in architectural brick and block laying, it was a natural decision to turn to Coastal Brick and Block to complete the block foundation, landscape

planter boxes, walls and chimneys. The solid filled Viblock 20 and 25 series masonry blocks used in the construction of these elements are then hidden from sight when they are covered with plaster, or sit underground. “The exterior of the home is dramatic,” comments Daryl, “and this is particularly enhanced by the soffits. It was a real balancing act to get it right.” The black negative detail of the Hardiesoffit from James Hardie achieved this balancing act and ensured the sharp lines of the home were seamless. Undertaking the exterior cladding was Resene Construction Systems with their Rockcote Integra lightweight concrete panel system, applied by Licensed Building Practitioner Julian Robertson of Get Plastered. As a premium exterior cladding this system offers homeowners a construction material that is BRANZ appraised and conforms to the Department of Building and Housing

guidelines for lightweight construction in Canterbury. Low maintenance and versatile, this plaster facade features the premium Rockcote finishing system that allows it to be pre-coloured to any colour in the Resene range. “This system offers homeowners complete peace of mind,” shares Mike Olds, Resene Construction Systems General Manager. “Our Onsite Assistance programme provides added surety to each and every project, not just during the construction process, but also two years after completion when a member of our team returns to review the project to provide post construction advice and support to the homeowner.” It is this attention to detail and high-quality product that once again sees Daryl turn to it time and time again. For the supply of all building materials, Daryl brought PlaceMakers Christchurch South on board. Working across the greater Canterbury region, PlaceMakers Christchurch South are a leading supplier of building products and work closely with homeowners and their designers to ensure that what is supplied meets the

outlined specifications. Coloured Grey Friars, the roof of the home provides the finishing touch to the exterior and was a primary material supplied by PlaceMakers Christchurch South. One of the most striking features of the home is the manner in which it has been designed and built to offer complete indoor-outdoor flow. As the market leaders when it comes to louvres Daryl turned to Louvretec to help turn the outdoor entertaining areas into functional and practical spaces. Supplying and installing four deluxe spiral drive opening roof louvre insert units, three in front of the living areas and one unit in front of the dining area, the Louvretec team were able to almost double the living space of the home. The 180mm Classic opening roof louvre units, allows for a full 180 degree rotation of the blades, offering complete control of the suns shading. “I love being able to include louvres into a home,” comments Daryl. And with the Louvretec collection able to be adapted and customised to suit client’s requirements there is little wonder as to why.

Upon entering the home, crisp white tones are enhanced by dark textural features which add personality, depth and variation to the space. Large open-plan living areas open up from a modern and bold kitchen that sits at the heart of the home. Charged with heating and cooling the house was Active Refrigeration. Engaged to design and install a full underfloor hot water heating unit and a fully ducted air conditioning system, Active Refrigeration comment that “utilising a Mitsubishi hot water heat pump for the underfloor system and Mitsubishi ducted units throughout the house provides constant temperature, and the ducted units provide additional heating in the living areas and master bedroom. An added advantage of the ducted system is the ability to provide air conditioning in the summer time.” Installed within the ceiling space, it ensures the clean interior lines of the home aren’t interrupted. Working alongside Active Refrigeration was gas appliance supply and installation company Craftsman Gas Services. “We installed the barbecue

as well as the Rinnai HD200 Internal Gas Water Heater,” comments Steve Blackwell. “It is a very efficient water heater and installing it in the roof space is nicer aesthetically. It doesn’t take up external wall space, and is able to be centrally located for hot water outlets in the house.” Assisting in achieving the clean crisp lines of the interior was Broomfield Quality Stoppers. “The size, height and angles of this home make it stand out from the crowd,” comments Paul Lally. “And meant we were working with high-quality materials to achieve the best results possible.” Selecting materials for a high quality level four paint finish, ensured GreyTone Painters and Decorators were then able to complete a high-quality paint job and ensure the wallpapered areas in the kitchen and bathroom were smooth and seamless. Operating in Christchurch for over twenty-five years, GreyTone Painters and Decorators opted to use paint products by Resene for their durability. Painting the bathrooms in a satin enamel finish means Judy and Kevin are able to easily wipe down the walls if need be, ensuring the paint-work has been crafted for its individual use in the home and is easy to maintain.

The Napoli Freestanding Bath from Oakleys creates a bold, yet simple centre piece to the master bathroom.

With four bathrooms in the home, perfecting the art of creating functional yet aesthetically pleasing spaces fell to Oakleys Plumbing Supplies. “Judy and Kevin wanted practical and functional fittings that were sleek and stylish,” comments Lisa Lemon of Oakleys. “All of the bathroom tapware is from Methven, the toilet suites are all back to wall with soft close seats, and the basins and bath in the master ensuite are made from 100% Quarrycast,” she shares. As well as the bathrooms, Oakleys provided all the tapware, fittings and fixtures for the kitchen, scullery and laundry.

Providing the backdrop for the bathrooms, Daryl turned to James Hardie building products. “We have been working together for years,” comments Chris Brown from James Hardie. “We know that attention to detail is a hallmark of DJ Hewitt Builders, so tiling onto our Villaboard ensures this is being achieved.” Villaboard Lining is a smooth finish, interior walllining that can be painted, wallpapered or tiled. Because it’s moisture resistant it is particularly suitable for use in wet areas such as bathrooms and laundries. Coupled with its fire resistance qualities it offers on-going peace of mind.

With an eye for detail and a passion for design, Judy and Kevin were able to create bathrooms with a difference. Of particular note is the guest powder room with its striking black feature wall. Manufactured and installed by Glassforce, the black glass partitioning creates a bold, contemporary atmosphere to an otherwise traditional utility space. As a specialist structural glass company, Glassforce produce high-quality custommade glass work. They also worked closely with the rest of the construction team to complete the frameless glass shower partitions, the safety glass mirrors

For homeowners Judy and Kevin, their modern abode ticks all the boxes. “If we had any advice for others building,” shares Judy, “it would be to go for it! The working triangle has long been a key consideration when it comes to planning and designing our kitchens. Emerging from efficiency experts tracking the average housewife’s steps in the kitchen, the working triangle identified that a natural pathway exists between the fridge, oven and sink. The distance between the three points of the triangle, and how easy it is, or isn’t, to reach them is still the measure of kitchen efficiency over fifty years later. The sides of your working triangle don’t have to be equal, but experts comment the number of feet between the

three points should range from 12 – 23. For example your sink could be four feet from the fridge, the fridge eight feet from the oven and the oven only three feet from the sink, a total of fifteen feet. Today we are often building or renovating our kitchen space to include secondary workstations. Be they within the primary kitchen or tucked into a scullery. In these instances you need to take care to ensure your triangles don’t create a collision course should both workstations be in use. Whether your kitchen is large or small, simple or elaborate, most efficient

kitchens can be defined by one of the ‘shapes’ outlined below. When selecting how you want your kitchen to be arranged it is important to consider who is going to use the space, now and into the future; what appliances are a must have; what items are you happy to have on display; how much storage you need, and so forth. While the space you have for your kitchen will often dictate the shape and layout, it is essential to engage a kitchen designer to ensure you are maximising your space, creating an efficient kitchen and creating a layout that will suit you and your family’s needs.

THE SINGLE LINE KITCHEN This kitchen shape is generally used where space is limited, like that of small apartments. Due to the space and design of this kitchen shape, the working triangle is a single line, with all three key areas along one wall. If the length of the kitchen is too long it can be unsuitable as walking from one side of the room to the other in a single line is not practical. When defining your space in this kitchen, think about how you enter and exit the room, as congestion may occur if the kitchen is the only access to adjoining rooms. THE U-SHAPE KITCHEN This is where there are three sides to your kitchen with two adjoining corners. When standing in the middle of the kitchen you should be surrounded by bench space. Whether working with a small or large space, this shaped kitchen offers maximum storage space, and ensures your workspaces are functional and compact. It does pay to note that hard-toreach corners will occur in this kitchen. THE L SHAPE KITCHEN With one longer leg and one shorter, the L Shape Kitchen is where you have two sides to your kitchen with one adjoining corner. Typically the longer of the sides will be home to two of the working triangle points, and the shorter leg home to the third point. THE SCULLERY With the popularity of open-plan living we are entertaining in our kitchen spaces more and more. Meaning the busy, and often messy, cook is on display. Can I design my own vanity? When it comes to vanities there are many options available. From picking and choosing different components to simply, purchasing a ready-made product. Launched earlier this year, the Create range from bathroom company Athena, allows you to design your own vanity: offering you the ability to select from six different tops, six different cabinets, fourteen different colours and a choice of three handles, ensuring your vanity is going to be suitable, and unique to your needs.

What basin and material options do I have? Today there are many different styles and designs for basins and vanity tops including the benchtop-mounted basin, the classic semi-recessed basin and the more minimalistic tops – which are very popular and come in a range of different bowls and sizes. One of the most important factors when considering your vanity top is the material it is made from, there are three main types: Vitreous China, Mineral Composite (Polymarble) and Acrylic, all have their own features and benefits and that is where Edward Gibbon can advise you on what is best for your situation.

Is there a choice when it comes to cabinet design? There are a variety of different designs for cabinets from the classic style with doors and drawers, to cabinets with combinations of oversized doors and deeper drawers. The single drawer wall hung cabinet has grown in popularity over the last few years, as has the double drawer cabinet. These offer great, easy to access storage. No longer do you have to stretch down and reach into a deep dark cabinet to find those missing items, just simply pull out the drawer.

When it comes to cabinetry colours and finishes, is gloss white the only option? White will always have a place in the bathroom for it’s crisp clean nature, however there are an increasing number of colours now available, offering you the option to select beautiful bathroom furniture in the same way you would pick colours for a kitchen. Cabinets featuring Low Emission Board (low Formaldehyde), which is manufactured in New Zealand will meet this standard, however the majority of imported cabinets do not. Centre Point Digital printing allows an innovative glass company to illustrate leadership and give something back to the city Tucked in the heart of the city, Christchurch’s Transitional Cathedral offers people a central place in which to gather, worship and above all, reflect. “Intentionally constructed as a transitional, temporary building, it is symbolic of a transitional temporary city trying to establish what it will be, and what it will be known for,” comments Acting Dean, Lynda Patterson. Despite being a place of worship it is a public space designed to accommodate all. “It helps that it looks a bit like an A-frame tent,” she continues. “The polycarbonate roof acts like a permeable skin. We can hear what’s going on outside the building, whether it’s parties in Latimer Square, or sirens, and often after choral evensong or choir practice, we’ll go out and see small groups of people just standing outside listening to the music. It seems to break down the barriers between inside and out, which is a good thing. You don’t have to come inside and sign up to anything to feel that you belong.” Coupled with its A-frame construction, one of the most recognisable components of the structure is the decorative glass panels. For Christchurch Digital Print Manager for Metro GlassTech, Owen Booth, the decorative glass panels were a years worth of work. “The architects, Paris based Shigeru Ban and his associate Yoshi Narimatsu, originally wanted plain coloured triangles, but we advised them that we believed digital printing was the best process and that gave them the ability to

be more imaginative,” shares Owen. Printed on a one-of-a kind Ceramic Direct on-glass Digital Printer, preparing the graphic artwork alone took almost 100 hours, with numerous sampling runs required for each colour to reach the required standard. Ticking the boxes when it comes to embracing new technology and environmental practices, the glass panels far exceed any expectations Owen may have had. “It was a beautiful project and one I was very proud to be a part of.” “They are a memory of the old cathedral reworked and integrated into the new one,” shares Lynda. “The designs are taken from the rose window, which was such an iconic part of the old building. Only fifteen minutes north of Christchurch lies the township of Kaiapoi. With a population of over 8000, it is a picturesque river town boasting a wealth of opportunity. They approved a higher number of residential building consents in the 2011/2012

financial year than any other District Council in New Zealand – a total of 1000 consents for new dwellings were granted in the 2012 calendar year alone. A vast increase from the average 400 consents per year previously. Mission Accomplished! Those who know Mike Pero will know he’s not one to sit still for too long. Lucinda Diack asks the man himself what it is that separates his relatively new real estate brand from others

Q

There’s hundreds of agents out there in the market place so what are the points of difference at Mike Pero? We’ve taken a fresh approach to real estate sales. Firstly a lower commission structure of only 2.95% but not too low that it compromises quality and service. We’ve focused on marketing and customer service.

Q

Are your agents new to the industry? No – 50% of our agents are business partners. They have been around for a long time and are in for the long haul. Our average skill level across our business owners is eight years. In nearly all cases our agents have left other brands to join us. They are high performing agents but see our business model being better for their clients and better for them.

Q

How much is agent, how much is the brand? Before I entered the industry, like most of the general public, I thought agents were much of a muchness. Now I realise the importance of skill, resource and marketing. I’m pleased to say these attributes are what we provide our agents. Their own personal efforts, personality and enthusiasm get the customer’s attention, but we know customers like to know there’s substance behind a brand.

Between the agent and the brand we generally expect to win across most, if not all proposals we put in front of potential vendors.

We see the Mike Pero brand has rated well in a recent survey – tell us more. Yes, we are very pleased. In a recent survey in both Christchurch and Auckland we were independently surveyed as the best ‘value for money’ brand in real estate. We were also surveyed as the most innovative and labelled as ‘a fresh approach’ to real estate.

Q

How many offices in Christchurch do you have? We currently have seven individual offices but we see this doubling during the next twelve months. We also have a pool of agents working from a central office so all of Christchurch and much of the South Island is covered.

…and the year ahead? We believe the launch of our real estate company in 2011

was a success so I believe it is ‘Mission Accomplished’. We had rather modest expectations but we’ve surprised ourselves. We are now finding ourselves well ahead of our original growth expectations so we have a revised five year plan that will include closer to 100 offices across New Zealand – watch this space.

Q

After hours what do we find Mike Pero up to? For exercise it’s Les Mills in the winter, three times a week; on the road when the weather’s good, cycling. Motorcycling – as a former GP Racer and NZ Champion I love motorbikes but I’m warned, by my wife Rachel, to stay well clear. Last year I competed in the Barry Sheene Memorial, a Trans-Tasman event, and loved it. I can’t hide the fact that I still have an interest in aviation. As for travel – count me in – I try to get away four times a year. The Cook Islands are a favourite for me but then I also enjoy anywhere in the world. mikepero.com

When it comes to building or renovating you want to ensure you are getting it right the first time! So it’s important to remember that while one paint or flooring material might be suitable in the living space, it doesn’t always mean it is suitable throughout the home.

USE: Each area of the home has different requirements when it comes to seeking a product that is not only aesthetically pleasing but functional and durable. While not suitable in wet-areas, bamboo flooring can be used in any other room of the home. More and more people are choosing it for bedrooms and living spaces as it is great for those who have dust mite allergies. This has seen it become a popular solution throughout the home. “Having fewer flooring changes in the house also tends to open up the flow and reduce ‘busyness’,” comments Claudia Page from Bamboo Flooring Systems. “By running your flooring through the full kitchen, living and dining area, rather than compartmentalising rooms with changes of floor coverings, creates a seamless flow and allows you to easily re-arrange furniture.” For Nikki Morris, colour consultant from Resene, it is all about practicality.

In the bathroom you want your surfaces to appear clean and crisp at all times – a higher gloss level will assist with this. COLOUR Modernise an old stool with a lick of paint and a dip of colour

YOU WILL NEED: An old stool, chair or table Resene water borne primer undercoat 2 x Resene Lustacryl Semi Gloss Top Coat (one in a neutral colour for your primary colour, the other in your selected feature colour) Paint Brushes Sandpaper Painters Tape

Paint-dipping seems to be a bit of a buzz word when it comes to decorating so we thought we would give it a go and transform an old wooden stool into a bedside table. You could use an old chair, barstool or table. To start, prepare the surface by lightly sanding and wiping down with a cloth. Following the application instructions, apply Resene water borne primer undercoat, before applying your selected primary colour, we used Resene Black Haze. When your primary top coat is dry measure approximately 15 centimetres from the bottom of each leg and secure the painters tape. The base of your tape should line up around all four legs. Paint below the tape in your feature colour, we used Resene Boulevard. Once dry remove the tape and voilà, a paint dipped stool. Make sure you consider the height of the legs when working out how high to paint your feature colour. You want the balance between the ‘paint-dip’ and your primary colour to be harmonious.

POSITIVE Spaces Darren O’Neil takes a walk around the city and shares an insight into the importance of art in the public arena

Let’s talk about art, and more specifically the art that is appearing across our city. By the very notion of being subjective, it can be controversial so bare with me. With our central art gallery closed until further notice, its director Jenny Harper should be congratulated for bringing art to our streets. Wall murals like the Here are the people and there is the steeple, by New York artist Kay Rosen and Wayne Youle’s mural, I seem to have temporarily misplaced my sense of humour, are just two of the artworks which have popped up as part of the Christchurch Art Gallery’s post-quake project, Outer Spaces. Harper and her team are attempting to create a positive and ‘pretty’ environment in which we are to rebuild. While artworks like the High-Vis Tree and the 185 Empty Chairs by Peter Majende offer so much more to the city than commemorative artistic pieces. They are poignant, contemplative and confronting in their story telling of the Canterbury Quakes. The fact that around twenty of the chairs, (each a memorial to earthquake victims), have been replaced due to theft and vandalism, is sickening. Walking around a city should be an enjoyable experience. Your senses should be enlivened and challenged. Public space artwork is not just about creating a positive environment it is about telling the story of a city. Take Wellington for example. Driving from the airport to the city centre you pass a number of large sculptural pieces. They have transformed functional wind readers into aesthetically driven, talking points that play on the notion of Wellington being a windy city. So what can we do? OCTOBER/NOVEMBER 2013

As the garden city, our landscape is who we are so we need to make it count. Organisations like the Rotary Club have provided funding for artwork to beautify our city, but has it worked? Are painted car tyres filled with organic tangles of potted plants, the image we want to portray? Is a painted footpath art? As more and more sections across the city are levelled, smoothed and left for the owner to rebuild on, gravel and concrete are making a statement in our urban landscape. So, why not plant grass and create pockets of greenery until a solution has been found for that space. The Hi-Vis Tree is example enough that art isn’t just man-made, it can be about creating natural spaces for people to experience. No matter what your stance or take on art in the city, there is little doubt that we are finally seeing something positive come out of the ‘quakes. Without the devastation we wouldn’t have the amazing talents of Peter Majende, Kay Rosen, Wayne Youle and so many other domestic and international artists beautifying our city. Art is for everyone, and our public space artwork is an example of this. So what importance are we going to place on positive spaces in the future? Is there a place for art in our city? I think yes. We should be fighting to create the most beautiful spaces we can, which in-turn creates spaces for people to visit. And ultimately creates, a positive environment in which we can live and grow. oneil.co.nz
