home on the hill We talk to the experts and gain an insight into the challenges they face

Often acting as a directional beacon for those visiting Christchurch, the Port Hills are an unmistakable part of our city. And for those who call this area home, the devastation that followed the Canterbury earthquakes left their confidence shaken. “The area was very badly hit,” comments homeowner Yolanda Phibbs, “It was a very stressful time and we spent months debating what to do. The main thing for us when considering whether to rebuild or move elsewhere was one of confidence.” Geotech Consulting Engineer Nick Traylen comments that while hill sites come with a number of potential complications, liquefaction isn’t one of them. However it is important to be equipped with the right information from the beginning. “Engaging a geotechnical engineer or engineering geologist to carry out a hillside investigation will uncover things like the stability of sloping ground, which might undermine the foundations, proximity to uphill hazards that might affect the site (for example, rocks or potentially unstable land), surface or subsurface erosion, and a number of other factors.” As no two sites are the same, this information enables your designer and builder to work together to ensure what is being built is not only meeting your needs but is going to be safe – from the ground up. “When it comes to thinking about foundations for a hill build,” continues Nick, “it is important to remember that there is no one size fits all rule. In Christchurch, the hills are made up of materials that are often quite ‘strong’ in terms of supporting vertical loads, so in many cases foundations can be quite simple, but in other cases it may require the construction of retaining walls, deep piles, rock-fall stabilisation or protection measures.” Able to acknowledge that it may take some time for the infrastructure to be fixed but that no matter what you can’t take away the views or the vibrant community spirit, Yolanda Phibbs and her family have opted to rebuild and are looking forward to once again calling the Port Hills home. Aiming to provide others with the confidence to continue living on the hill, we talk to three experts about where you should start and what you need to know when it comes to building and renovating on the hill.

How should I, as a homeowner, go about selecting a builder for my hill build? Look at the track record your potential builders have on the hill. While they might have built some great houses around Christchurch you need to ensure they have the confidence and ability to build on the hill environment. By engaging specialists in hill builds and sitting down at the beginning with your engineer, builder and designer you will be taking a lot of the risk and unknown out of the process. You also want to make sure you trust them. Have they been around Christchurch for a while? What is their reputation? Ask to talk to people who have built with them and look at properties they have built. Make sure what they build matches what you want and invest in a ten year Master Build Guarantee.
Q
As a builder what are the key challenges that come with building a home on the hill? As we have been building on the hill for nearly twenty years we have overcome, and are equipped to deal with the challenges that can arise. One of the most common challenges we face is that, unlike on the flat you can’t just drive up into the site and unload
materials. As well as this, because hill sites are more exposed, natural elements such as wind, rain and water become more prominent and we need to make sure we are undertaking proper water-proofing and tanking. Combating these elements not only during the build, but for the life of the site requires up-to-date knowledge of technologies and materials. Being able to work closely with the designer from the outset helps ensure this knowledge is translated into new homes that are being built and designed to overcome what mother-nature throws at them.
Q
Following the quakes, do you think there’s reluctance to build on the Port Hills? I think it has been slow more than a sense of reluctance. Hill builds are more detailed and the planning stage takes longer so we have seen some delays with them, however we are starting to see building happen now which is great. We are rebuilding our home on the hill. We love it and couldn’t imagine living anywhere else.
Q
Tell us about your earthquake resistant show home? How does it work? I wanted to build a strong home that will keep my family safe, will stand up to a large quake and be repairable. The home has suspended concrete floors on a steel frame that can be adjusted if the ground moves. The steel frame is then bolted to a large grid style foundation that can be accessed by a crawl space, so can be lifted or lowered if required. After the quakes, the homes that were badly damaged had heavy roofs and cladding which due to the mass caused major damage. We have chosen to build the upper level with a structural steel frame that is very strong and light which paired with the lightweight cedar cladding ensures the mass of the structure is reduced. The retaining walls have also been set back from the house so they don’t impact the home in the event of seismic movement.

What piece of advice is essential for those building on the hill to know? Make sure you use an experienced team who understand the costs involved, so that you have a clear budget for the building. You get what you pay for so don’t compromise on the design or documentation of your new home, as it will far outweigh the end result. djhewitt-builders.co.nz

construction on an understanding of structural and geotechnical engineering as well – in principle engineers can make anything work, but at a cost.
Q
How did the Port Hills perform in the quakes? Different parts of the hills reacted differently in the quakes. Some of the rock disintegrated, some was unaffected. Some slopes slipped while some remained stable. Some retaining wall structures kept the hills in place, some failed. The ground conditions also reacted differently according to foundation types, and the way buildings were integrated into the sites. It is a complex environment, but at least there isn’t any liquefaction or risk of flooding!

You live and work on the hill - does this give you a unique perspective into life on the Port Hills? It gives me a clear understanding of the natural elements which exist and impact on the way we live and interact with our homes. I know what the prevailing winds are, when they are present, and how they are affected by the surrounding topography. I know where the sun rises and sets at different times of the year. I know where snow settles, and where frosts are an issue. These factors are all different to the environment on the flat, and even hill-to-hill.
Q THE DESIGNER Greg Young, Life + Style + Architecture
As an architectural designer what are the key challenges that come with designing a home on the hill? Each site is different, and requires a different design response. While this is a challenge, it also means that there is a variety of architecture designed for the hills that you don’t see on the flat. This is a good thing, and as a designer keeps you fresh and invigorated, rather than just being known for a certain style of aesthetic.

What kind of role does experience play in the design of a home on the hill? Experience is critical. You need to respect this environment and work with it rather than against it. If you get it wrong, then normally the design won’t get built. Architecture on the hill relies
Is it safe for us to be rebuilding on the hill? It is safe to rebuild on the hills; it has always been a complex environment requiring professional design, so nothing has changed there. There is however a need for more geotechnical input. It’s “business as usual” for us on the hills. If there is a reluctance to rebuild on the hills, I think it would be due to mis-information, or concerns about the unknown. As a designer, risks of slips and rockfall are nothing new, we have always had these.
Q
Why is it important to ensure the foundations for my home are correct? Hill foundations are much more complex than on the flat. In some cases they will be acting as retaining walls as well as exterior walls of the house. If rock is close to the surface, then poles may not be able to be used. You have to be careful with integrating poles and concrete foundations, as they react differently in earthquakes. Excavation can be expensive so it is important you have a bigger contingency than on the flat to ensure you can combat any hidden earthwork costs.
Q
Do you have any design tips or tricks that will assist us in building cost effectively in such a complex environment? It’s an oldie but a goodie – keep it simple. Concentrate on simple symmetrical forms, with structure that aligns. And where possible minimise excavation.

What is your top piece of advice? Aside from using a designer that has hill experience, it is also essential to work with a builder who has experience on the hills – it’s normally a team effort. lsarc.co.nz DECEMBER/JANUARY 2014

You are renovation and extension specialists; does this mean you don’t do new builds? This is a good question. We have done several builds that would easily count as a full rebuild - new cladding, bathrooms, bedrooms, all new wall linings, full rewire, all new plumbing and drainage, new piles and foundations, new roof, new retaining walls and so forth. But we generally renovate. In a recent project we did a renovation of three bedrooms, two bathrooms and an office. But sometimes people just want a new bathroom. We are happy to do what is required to make the homeowners house, what it is they dream of.

What makes you a hill site specialist, and why should I opt to work with one? Not all builders want to work on hill sites. The hill produces challenges that many don’t want to deal with. Materials storage, access heights, retaining walls, and impossible driveways… the list can go on for a while. I have always enjoyed a challenge and once you have worked in these environments and your experience grows, you start to think outside the boundary more and more. I think of it as clever construction, rather than difficult.
Q
Tell us about the importance of retaining walls? Retaining walls in many cases can unlock a difficult site and make something that was once of low value into something that really has outstanding appeal. They

Why do I need to ensure my retaining wall is right? They need to be built properly to ensure the ongoing and transferable value of the site. By this I mean that you really only get one chance to build them right as they are usually built before the house is, so access can become expensive.
Q
Typically when people think of the Port Hills they are thinking about Sumner and its surrounds, tell us about what is happening in Lyttelton? Lyttelton is still a vibrant town and while the earthquakes have made changes to its landscape, the essence of who and what Lyttelton was prior to the quakes is there. With a number of restaurants and shops having re-opened people are starting to visit again. There are some wonderful sites available and the school is to be rebuilt so it has a very bright future.

What is your top tip when it comes to building? I think one of the best decisions you can make when considering any building project is to have faith in the people you have chosen to do business with. Before beginning any building project it is up to you to make sure you are comfortable with who you have engaged, and confident that they will deliver the project for you. So take the time to make this decision and ensure you are opting to work with those who have the experience and ability to complete your project – especially if it’s a hill build. Also, to ensure the delivery of the best results for you and your family, invest in the architecture as well as the site. SOLAR Lucinda Diack shares an insight into solar energy
No longer is building or renovating simply about crafting a structure that meets the needs of you and your family. It is about building smarter. It is about incorporating materials and technologies into your home that have positive impacts on both you and the environment. And one of the greatest technologies of this nature is solar. Derived from the words photo, meaning light, and volt, a measurement of electricity, photovoltaic solar power or solar PV is fast becoming a go-to option for new home builders. Essentially solar energy is the radiant energy that the sun produces. When an object, such as PV panels, DECEMBER/JANUARY 2014
absorbs that radiant energy, it is then converted into electricity.
GOING SOLAR “Solar energy is free energy,” comments Andrew Wells, Managing Director of ABW Power Solutions. “All you need is the equipment to harness it. Regarded as the worlds most renewable resource, it is environmentally friendly and reduces our reliance on coal, oil and water.” The solar PV panels are the most expensive part of your system, making up around 50% of the cost. The glass panels are then mounted to your roof to absorb the radiant energy from sunlight, which is then fed through cabling to the home as electricity, however to ensure the

electricity is compatible for our use, you need an inverter. Fitted into the ceiling cavity, garage or on an exterior wall, the inverter converts the DC electricity into useable AC electricity, which is fed into your house via your switchboard. Your energy company will then install a new electricity meter to cope with the importing and exporting of energy to the grid.
EXPORTING ENERGY At times of the day when your solar panels produce more electricity than your household is using, the energy will flow backwards through your electricity meter and into the grid.

building smarter Unlike other countries, New Zealand has no laws or guidelines around regulating how much you get when ‘selling’ your energy back to the grid. Some energy companies pay around 17c per kW, while others offer 25c for the first 5kW and then only 10c for every kW after this. So it is important you know what your energy company offers.
COST “The amount of energy your household uses will determine the size and nature of the system you need,” shares Andrew. “Our solar PV systems are designed to meet the needs of each customer individually. We work with our customers to determine what power is used in the home and when. We will then undertake a site analysis to identify optimum locations and any shading issues. From there we are able to advise clients what sized system is for them, and outline an expected return on investment.” The smallest system recommended for New Zealand homes is a 2kW system, and can range in price from $7,000 $10,000. While a 5kW system starts at under $19,000.
SOLAR HOT WATER “Despite utilising the same source of energy, Solar hot water and solar PV are two totally different technologies,” says Andrew. “Each has its own merits and we firmly believe the two systems work in harmony as part of a total energy package. solar PV is less efficient than solar hot water as it only converts about 15% of the light it receives into power, meaning you need a larger area to generate the same amount of energy. For this reason a solar hot water system is the best way to heat your water. The flipside is that solar hot water is only good for water heating, excess energy is effectively wasted.”

OFF GRID “Crafting an off-grid solar system is very site specific,” shares Andrew, “Too often we are called out to look at systems that have failed due to poor design, lack of site analysis and technically qualified installation.” If you want to be 100% off-grid you will need to invest in a bank of batteries along with your initial system and ensure they are correctly stored and charged. “Battery banks have a life expectancy of around ten
years, however if you don’t look after them they could be dead in as little as a year,” shares Andrew. “It is possible to be 100% off-grid but you need to be aware of the additional initial costs involved and the on-going maintenance.” abwelectric.co.nz
How do solar power systems work?

DC electricity from panels feed into the inverter which turns it into mains voltage (230V AC).
Excess power is exported to the grid, which you get paid for.

Yet more often than not landscaping is left until the end of the building process when the resources are running low, resulting in a compromised result. Ben McMaster of Inside Out Design explains, “paying more consideration to your landscaping earlier in the process means interior and exterior spaces will work cohesively together and are useable from the moment you start living in your new home.” “Indoor-outdoor flow is massive,” comments Ollie Newman of Onlandscapes.

The Vege Garden “One of the biggest trends in gardens at the moment is the vege plot,” comments Ollie. “From potted vege plants in smaller gardens to raised beds in larger spaces, it is great to see such enthusiasm for homegrown produce. Don’t forget however, that if you are including raised beds in your design you should ensure you can walk the whole way around the bed, as this will make it easier for harvesting and maintenance.”

When it comes to plants think about your location – if you live on a coastal property ensure you are opting for plants that will thrive in the sea breeze. “It is also about the maintenance to keep the garden looking pristine,” shares Ollie. “If you don’t have a green thumb or want to keep work in the garden to a minimum, opt for hedges which only need to be pruned once or twice a year, or shrubs that will provide good ground cover, eliminating the need for weeding!” When it comes to furniture, it is about suitability. The harsh New Zealand environment will put your outdoor set to the test so make sure you are investing in furniture that is not only comfortable but has been designed to survive the elements. The humble deck is placed under the spotlight, revealing there is much more to think about then just creating the perfect spot for the barbecue and deck chair
Open plan living has become a key consideration in how we are designing and building our homes. Throwing open the bi-fold doors and allowing our living space and outdoor areas to become one, has become a quintessential way of Kiwi summer living, and an often critical component of this, is the deck. On a sloping site a deck can add a practical and accessible flat area for entertaining, while on other sites it can form an additional room to the home. For Daniel Gudsell of Abodo Wood, the humble deck is about much more than outdoor living. Cromated copper arsenate (CCA) is a wood preservative that has been used in the treatment of timber since the mid-1930s. Comprised of chromium, copper and arsenic, countries such as Australia and the USA have imposed restrictions around its use to ensure there is limited human exposure, while in other DECEMBER/JANUARY 2014
countries it has been banned completely. Yet, New Zealand is one of the biggest per capita users of CCA in the Western World. So for Daniel, an essential question that needs to be asked when it comes to decks, is “do you know what is in your wood?” Daniel is quick to point out that “there are alternatives and where possible it is about ensuring the consumer is educated and aware of what they are buying. You might walk into a hardware store and ask for a treated pine decking material or outdoor furniture set, and walk out again with your purchase none the wiser about what it has been treated with or where it is from,” he comments. “With around 7% of New Zealand covered in plantation forestry, the country is yielding more than double its need in wood,” shares Daniel, “so with such an extensive production of a sustainable and

Are all baths made from the same material? The most common bath materials are acrylic and porcelain on steel; each with their own qualities. Acrylic baths are the most popular material for use in New Zealand homes, and Athena have been using acrylic for many years in their manufacture of baths. Acrylic is relatively easy to mould and therefore easier to design into many different shapes, styles and looks; delivering a smooth easy to clean finish that in most cases can be easily repaired if damaged later on. Porcelain on steel baths, offer excellent heat retention making them perfect for those long relaxing soaks, they are very sturdy and if cared for will last a lifetime.

What should I consider when buying a bath? The most important things to consider are the available space and who is going to be using the bath. If the bath is intended for a young family then a practical approach based on your DECEMBER/JANUARY 2014
current and future needs is required. For young children a bath that is a good size, around 1500/1800mm long, but not overly deep is a good solution, as it will still comfortably fit an adult. If mainly for adults or the occasional soak when comfort is key, consider a longer, deeper bath. Wherever possible try to view a bath in your local show room and try it out for size and comfort. Determining what is needed from your bath before looking at different styles will help narrow the options. Don’t be tempted to opt for the extravagance of a larger bath if it impacts negatively on the rest of the bathroom. A well designed bathroom allows room to move while giving appropriate space to the most commonly used functions of the bathroom.

Seamless Sinks of STEEL Made here in Christchurch, we talk to Hayden Searle from Mercer Interiors about their stainless steel sinks and how to get this critical component of the kitchen right, the first time
Q
What do I need to think about when it comes to my kitchen sink? Functionality is critical. If you use a lot of baking or roasting trays then your main bowl may need to be of a larger size. 400mm x 400mm is a generous sized bowl that will accommodate most items but not overwhelm the bench. Removable drainer trays can help create bench space while also providing the draining surface required. The trays also enable you to drain on either the left or the right depending on your preference. Dual trays for busy kitchens can be handy and are easily hidden away.
Q
Tell us how kitchen sinks fit into kitchen design. The kitchen is the busiest workstation in the home so it is critical you pay careful consideration to how this space is set up. Natural light is desirable and the kitchen sink is often placed under the window, or alternatively facing into the room to enable interaction between people. Placing your dishwasher on one side of the sink, and your rubbish bin on the other will also help to create a functional and practical space. At Mercer we offer a Custom Sinkware service, where you or your designer can tell us how to configure your sinkware to suit your way of

What kind of maintenance do stainless steel sinks require? Stainless steel will not chip or crack through everyday domestic use and requires minimum rinsing. However some chemicals can affect the performance of it, so rinsing your sink after use is desirable. You should also avoid storing chemicals under the bench, as even a closed bottle of bleach leaches vapours that could cause a stainless bowl to corrode.

I am going to use my sinkware everyday. How can I be sure of quality? Make sure you are opting to work with a company who has a strong reputation and the experience to go with it. Resene Colour Specialist Nikki Morris, reveals the secret to creating that perfect colour marriage between wallpaper and paint When it comes to selecting wallpaper and paint colours for your home, the choices can feel overwhelming and most of us find ourselves confused and asking ,“where to start?” Start by taking the space you are working with and asking yourself: how and when will I use this space and what story do I want the space to tell? Ideally, find the wallpaper you love and want to use before you start looking at paint colours. It is important to note that wallpaper chooses you. When you find the one every part of you will yearn for it and you will visualise it on the walls in your home. Wallpaper is a statement, so remember to be brave. Be unique. Be different. YOU WILL NEED: Nesting Tables 500ml Resene Smooth Surface Sealer Various colours of 500ml Resene Lustacryl semi-gloss paint Paint Brushes Sandpaper Damp cloths
To start, sand back your nesting tables to remove any varnish. When satisfied with how much varnish has been removed, wipe down your tables with a damp cloth. Following the application instructions apply Resene Smooth Surface Sealer. One coat is all you should need, however in areas where the varnish is still present a second layer may be required. Once the sealer is dry, around 2 hours, your tables are ready to be painted. When selecting your top coats consider the look you want to achieve. We chose to use earthy tones with a
bright accent, however you could do all your tables in the one colour, shades of blue, black, white and grey – your imagination is the limit. Carefully apply your selected top coat. You will need to do at least two top coats to ensure a smooth and even finish. Take care when applying your top coat as the lip and legs will show any drips or flaws in your painting technique. Using a small paint brush may take longer but will produce a tidier result. Have a damp cloth on hand to help quickly remove any imperfections that may occur.

RISING Costs With the rising costs of building set to continue Darren O’Neil discusses the importance of investing in your build
With an extensive demand and need for new homes in Christchurch, the on-going increases in building costs is a topic we are unable to avoid. Driven by the price of land, building materials and labour, the cost of building is rising and set to continue. It is important to note, that a need for information has also impacted this rise in costs. Groundwork and the associated geo-technical testing of our sites are more expensive than ever, but they are also far more technical than they used to be. And as a result, are providing us with a greater understanding than ever before of the land we are building on. So, having seen and experienced what happens when we don’t have this knowledge, are we prepared to forsake the monetary cost and put our homes and family at risk again? So why should we continue to build in this environment? Building is not just about meeting demand it is about investing in our city, and our futures. If we all simply downed tools, prices would still continue to rise as the demand for new homes won’t have been met, and our city will remain a broken landscape of damaged buildings, flattened sections and road cones.

Building in this environment is instead about building smarter and placing a stronger emphasis on design. The design of your home is not simply the way it is laid out, it is about ensuring your home has been optimised for your site, is energy efficient, is large enough to cater for your needs but not oversized, is timeless and elegant in its look, and above all is functional for you and your family, now and into the future. It is about building value. Build the best house you can afford, and ensure you are using the best fixtures and materials possible, as a building is for life. If you were to buy a car, would you opt for the cheapest on the lot? Or would you invest in the model with airbags, the latest technologies, fuel efficiency and the longevity of a trusted and respected brand? Having recently built myself, I am aware of the stress, emotions and heartbreak that exist with building in this environment. The financial cost was daunting, yet only 2 years on; it is a price I am glad to have paid.
