Welcome As our footpaths, roads and corner curbs are repaired, the presence of endless rows of road cones and thirty kilometre speed zones slowly move around the city. While they are an indication of traction in the rebuild of our city, there is an extensive amount of work and maintenance yet to be undertaken. With authorities commenting it could be 2026 before our roads are fully repaired, what kind of impact is it having on our city, and most importantly on our people? While cycling down a road in Merivale recently, my sister found herself in a crumpled heap on the road, having nicked a pothole with the wheel of her bike. Several hours later she left the 24 Hour Surgery with her arm in a cast - the tumble having resulted in a broken arm and wrist. She left, a statistic of one of the many health impacts from the earthquakes, having been told that the 24 Hour Surgery are seeing, on average, three broken bones a week as a result of earthquake damaged roads. So while the roads may be taking a toll mentally, pay a thought to the physical impacts that are also being played out – and take care! As well as taking care on our roads, it is important we are taking care at home, so this issue we bring you features on the latest technology in bricks (page 38), the low down on insulation (page 42) and what you need to know when thinking about waterproofing wet areas (page 30). Selecting the perfect wallpaper for your home is a daunting and often overwhelming process, filled with a multitude of decisions around colour, pattern, design and suitability. For Dave Abbotts, this overwhelming process of selecting the perfect ‘look’ is an everyday challenge. As the Design Manager for Vision Wallcoverings, New Zealand’s largest manufacturer and importer of wallpaper and wallcoverings, Dave’s role requires him to select and style the collections that are launched into New Zealand as well as international markets. “Every year we attend the Heimtextil trade show JUNE/JULY 2013

in Frankfurt, which is a major textile and wallpaper show, and from there select various designs, colourways and collections to bring to New Zealand.” With wall to wall options at the trade show it can be an overload on the senses, which is why, prior to their attendance each year Dave, the National Sales & Marketing Manager and Vision Wallcoverings General Manager sit down to sketch out ideas for the upcoming seasons. “We look at what is selling well on the market already, and what trends are emerging nationally and internationally. This ensures we are going in prepared,” he shares with a laugh. “It

can be hard not to be instantly drawn to designs which are your personal preference. As we are bringing in designs that need to appeal to the mass middle market, we have to try and keep our feet on the ground. The important thing is to be able to touch the pulse of emotion that gives rise to the designs, and identify the underlying drive that creates the trend.” Dave is quick to add that if he, or one of his buyers are particularly “passionate about a design and can present a good case, then we do take leaps of faith – sometimes they pay off and other times they don’t. It can be very hard to predict the market.” Drawing inspiration from


what “patterns, colours and styles are emerging in other areas of interior decoration such as fabric is often a good starting point” comments Dave, “and we are constantly looking online at international interior blogs and websites as a spring board for ideas.” Like many interior trends, what we are seeing in the New Zealand market is often a season or two behind our international counterparts. “While the industrial look is only just gaining traction here, its popularity in Europe was at a peak nearly two years ago,” comments Dave. “However, this isn’t always the case, the hugely popular damask designs came

back with a vengeance right across the world, almost simultaneously.” With such a vast array of weird and wonderful patterns, colours, designs and styles to chose from, Dave comments “it can be comforting to see other companies mirror” his selection. “We can select a design that we think would not only sell well, but be something a bit different, and

then suddenly that design is appearing on fabrics and other home interior items! It is a great measure for us. When this happens we know we have got it right.” With a desire to be a fine artist, it was on advice from a college lecturer that Dave ventured into textiles, and he hasn’t looked back. “I love it,” he shares. “I love seeing the process of an idea being

designer showcase generated, to it being projected onto a canvas for a wall.” With an eye for detail, Dave only has to look at a pattern to be able to see how it will translate into a wallcovering. “For wallcoverings it is often about a repeat pattern, but that doesn’t mean every pattern is suitable for a wall. I love being able to look at a design and see how it will work. And if it isn’t going to be suitable, then in some cases being able to work with the designer to rectify the problem.” Currently markets are trending toward a nostalgic feel. There is also no doubting the popularity of retro style designs that echo a 1950s look. Damasks still have a strong presence, and while plain or texture designs are perennial favourites, natural weaves appear to be the style of choice. However, Dave is quick to add “you can’t go wrong if you think about the style of your home. Pick your colourway first and then the design or pattern from there. Neutrals will forever and a day be at the top of the list, closely followed by black and white, but ultimately you just need to be comfortable with what you are putting up. If you love it and are confident with it, then the wow factor will follow.” visionwalls.co.nz

For Jacqui Delhaye and her husband it was love at first sight when they first encountered their Christchurch property. With Jacqui’s husband the head of one of the United Nation Agencies and stationed in Namibia, they viewed the house while on holiday, before bidding on it at auction with the intention of one day retiring in New Zealand. “I was bidding at the auction, via the phone at 1:30am Namibian time, in a nightie, clutching a hot water bottle!” shares Jacqui. Since August 2001 however, their plans have changed and instead the couple have completed an elegant character renovation for others to enjoy. Having been used as a rental property for the last eleven or so years, the property hadn’t been maintained to the standard the Delhayes would have liked, so the decision was made to “restore the house to a required graciousness,” prior to putting it on the market. “I wanted a chic but neutral palette, with a wow factor onto which the new owners could then stamp their own individuality,” shares Jacqui. “From an early age I was taught to appreciate architectural styles and to develop a sympathetic approach to enhancing them,” she continues. JUNE/JULY 2013

Undertaking such a major renovation from the other side of the world however meant it was essential that Jacqui have someone on the ground to project manage. As an interior designer herself Jacqui did have some reservations about, not only working with someone across different time-zones, but about how it would be to work with another designer, so ensuring she selected the right one was critical. That right designer was Emma Morris from Eterno Design. “I could not have managed this huge undertaking had it not been for Emma,” comments Jacqui. “She was innovative, has an excellent eye and understanding of what was required and moved mountains to implement what we needed.” For Emma it was a dream project. “I have worked on homes in Australia and throughout New Zealand before, so I was comfortable with working with a client who was overseas, and it is amazing how much you can get done over email. It really helped that Jacqui and I spoke the same language and had the same desire to bring the home back to the way it should be.” As a kitchen and bathroom designer, first and foremost, Emma found herself tasked with the challenge of not only

BOTTOM LEFT Howard Landscape Artistry weaved a sinuous ribbon of green turf through areas of existing planting. project managing the renovation, but completing the design of the kitchen, four bathrooms, interior joinery, laundry, walkin-wardrobes, exterior details and much more. “In all projects it is important that the sub-contractors I am working with are ones I can count on to produce a high quality end result, and especially so in a project of this nature,” she comments. Having known Ross Bailey of Ross Bailey Builders for nearly a decade, and having worked together on previous projects, it was a natural decision for Emma and Ross to collaborate once again. “This was a project that just grew and grew,” comments Ross and his team, “and the end result is one of wow. It is pristine, clean and in keeping with the existing style of the home.” With the original interior of the home being described as “warren like and cluttered,” Ross and his team were charged with stripping everything back to achieve the open and crisp interior configuration desired by Emma and Jacqui. Ross comments that the challenge and enjoyment of a renovation is the manner in which what was there, and what is to

be there, is blended together to achieve a cohesive outcome. “This renovation,” he shares, “still features a significant amount of original work, we simply restored and replaced as needed.” Despite being more well known for his work on modern, architecturally designed homes, for Ross and his team the renovation of this character house was a “wonderful challenge” and provided them with the opportunity to translate and illustrate their skills and sympathetic nature when it comes to working with old and new. Working with Emma on the interior of the home was Mackay Kitchens. As manufacturers of joinery and interior cabinetry they translated Emma’s designs into reality. “We manufactured and installed almost all of the interior joinery in the home,” shares owner Chris Moore. “The classical look of the home meant, like in a number of other projects we undertake, that we were making up samples prior to manufacturing to ensure the end look was what the client was after.” It was this level of detail and care that saw Emma bring Trethewey Artisan Stone on board. Specialising in kitchen benchtops, bathroom vanities and fire surrounds, they pride themselves on working with a high end product and exceeding expectations. The use of Shitake Caesarstone for the kitchen island and L shaped benchtop, and Purity Essastone for the walk-in scullery, laundry and vanity tops, ticked all the boxes when it came to meeting the client brief of neutral but chic. The natural benchtops coupled with quartz stone worked effortlessly together to achieve a sophisticated and elegant look, which is also prestigious and practical. To complement the stone benchtops and original timber floors, natural stone flooring tiles were selected for the wet and thoroughfare areas of the home. “It is not often you see a home which features such an extensive use of natural stone,” comments Meranie Oliver of Stone & Tile Solutions. “It has been great to see this home undergo such a huge transformation.” Meranie worked closely with Emma to select the best product for the job. Settling on natural stone tiles, including Paloma Travertine in the kitchen, hallway and two of the home’s bathrooms, Avorio Limestone in the remaining two bathrooms, and Boston black honed granite tiles outside. Like the rest of the renovation, careful product selection ensured the natural stone tiles are not only versatile and classic JUNE/JULY 2013

but work comfortably with the style and age of the house. Like in many renovations and new builds, a comprehensive lighting plan was essential for ensuring the interior and exterior is useable and practical at all times of the day. As one of the largest independently owned lighting stores in New Zealand, Lighting 351 were brought to the team to provide interior and exterior light fittings which would fit with the existing décor. “We have an extensive range of lights,” comments Tony Cutler, “so we have something to suit everyone’s tastes and style. In this case it was about finding lighting which would fit with the modern, yet classic, nature of this home.” The selection of soft neutrals for the exterior and interior walls completed the look of the home. With an extensive amount of paintwork to be completed, experience and an eye for detail was a must — requirements which brought Dennis Brown Painters to the project. Carefully applied by Dennis and his team, About Colour Chalk White covers all of the interior walls, with Resene Quarter Alabaster highlighting the window frames, skirtings, architraves and ceiling. For continuity, on the exterior of the home Resene Quarter Alabaster is used as a highlight, while the weatherboards are painted in Resene Concrete. Upon first entering the property Emma comments it was like discovering a hidden wonderland. “Despite the garden being completely overgrown, the potential was there and the discovery of an orchard JUNE/JULY 2013

around the back of the section was like uncovering a secret garden,” she shares with a smile. Charged with bringing the garden back to life was Bill Howard of Howard Landscape Artistry and Dale Schwalger. Having had success at both the Chelsea and Hampton Court Flower Shows, Bill was no stranger to the importance of designing a garden that reflects the surrounding architecture. “Our role was to continue the existing traditional villa planting around the house and drive, with an emphasis on foliage and restrained colour, while highlighting the formal courtyard with a distinctly sharper style,” comments Bill. By maintaining themes from elsewhere on the property the end result is as seamless, chic and natural as the interior of the home. For both Jacqui and Emma the renovation was not just about restoring the shell of a building, it was about creating a house that has been designed and invested in, to last. Having just come onto the market, it was also about achieving a striking and simple design which new owners could effortlessly make their own — an opportunity that is ready for the taking. Having managed the entire renovation process for Jacqui, it was a natural decision for her to turn to Emma to assist with the sale process also. After all Christchurch has been through it is exciting to see a property of this nature and calibre still standing, let alone restored with such careful and elegant consideration.

What may seem like a bargain at the start may end up costing a lot more than you saved when they fail. “There is nothing worse than having to remove beautifully laid tiles because the fifty dollar shower mixer you bought off Trade Me failed,” comments Darren. “It is also important to stick with reputable brands that have been around for awhile,” says Darren, “as this way, if you need a spare part in the future, it will be easier to track it down.” By buying new you are also ensuring your vanity surfaces and so forth are clean and hygienic from the outset. It is important to think about the materials you are introducing to your bathroom as you want them to be sealed and easy to clean! Like all areas of the home, when you are building or renovating it is the perfect time to be thinking about future proofing. In the bathroom this can be as simple as adding extra blocking into the wall should handrails ever be needed. “With the cost of modifying an existing home being eighty percent more expensive than adapting a home that has been built with such future-proofing features, the initial outlay costs will far outweigh the benefits,” comments Andrew Olsen from Lifemark. Where should I start when selecting the perfect tile? As tile colours can be more limiting than other finishes it pays to start with tiles rather than paint or fabric when working on your home’s colour scheme. Are tiles easy care and low maintenance? Not all tiles are low maintenance. You have to be careful with your tile selection and the look you are trying to achieve. Different types of tiles have different requirements. Some porcelain tiles will need to be sealed for stain resistance, and while this is sometimes done in the factory, you need to know if it has already been done and whether you will need to do it again over time. Softer stones like marble will age like an antique, however, they can only be cleaned with specific products and will also require sealing. It is important you are working with a professional who can equip you with the information you need to make the right decision for your home.

How important is it to ensure your tiles are being laid by a professional? Tiles should ALWAYS be laid by a professional. It may look like an easy DIY job to save a little bit of money, but it can cost you down the road if anything goes wrong. Bathrooms are especially important, as dealing with wet areas requires extra care. If shower bases are not formed and laid correctly you can have drainage problems and get water pooling in unwanted areas. However, it is not just about laying your tiles in the correct manner. If the waterproofing is not done by a qualified tiler, moisture can seep through, resulting in damage to the structure of your home. Working with an accredited professional will ensure you have peace of mind and that the job is done right the first time. But like any timber products, direct sunlight should be avoided as fading, bleaching, colour changes and damage to the surface coating may occur. Lucinda Diack talks to the experts to dispel the myths surrounding building with bricks

Used as a domestic building material since the twelfth century it is little wonder that bricks insight notions of comfort and familiarity when used as an exterior cladding. However, since the Canterbury earthquakes, when so many had to deal with chimneys crashing through roofs, safety around the use of brick has been propelled into the spotlight. With a long history of use in Christchurch’s architectural style, you only have to look around the city to see that not all brick buildings failed. Not only have many remained standing, but over 80% of houses built using brick

since the 1990s experienced little to no visible damage from the earthquakes. This clearly illustrates that the technology advances have not only allowed brick to become a more versatile veneer, but also ensured it is safe and durable. New Zealand Brick Distributors Sales & Marketing Coordinator, Thomas Mitchell, comments that “the bricks we saw falling off churches and chimneys were structural brick rather than a modern veneer, which coupled with the age of the mortar and lack of fastening to the rest of the building, caused them to fail. performance of brick buildings, the single largest factor that makes brick veneer a safe cladding material, is the decrease in width of the brick from 110mm to 70mm and the addition of core holes. Core holes reduce the weight of the veneer, and allow the mortar to seep through the holes and act like a ‘key’ locking the entire veneer together. This ‘locked’ veneer is then fixed to the framing with purposebuilt screw fixed brick ties.” Following the earthquakes, New Zealand Brick Distributors and Canterbury Clay Bricks joined forces to provide homeowners with a detailed research campaign, Think Brick. A project aiming to provide Cantabrians with the information they need to ensure Christchurch’s architectural style and love for bricks wasn’t lost in the rebuild. “The research was intended to illustrate the advancements in building codes and standards when it comes to brick,” shares Thomas, “and highlight that modern brick construction is absolutely safe and extremely versatile.” Richard Thomas from Canterbury Clay Bricks comments that Think Brick wasn’t just about highlighting the technology advances. “The design and look has come a long way since the standard red brick. THE HEAT IN In Part Two of our home heating special we look at the importance of insulation, uncover the latest in wood fires and dive deeper into central home heating systems Over the past ten years, residential electricity prices in New Zealand have increased by an average 8.4 percent per year. Therefore, heating our homes, and keeping the heat in, is more important than ever. Ian Moody of Pink Batts states, “homes built before 1978 generally don’t have much, if any, insulation. Which means they are cold, damp, inefficient and expensive to run. Many homeowners attempt to fix these problems by putting in heat pumps, dehumidifiers and other devices, instead JUNE/JULY 2013

of addressing the fundamental problem; little or no insulation. Insulating your home is the most effective measure you can take to keep your home comfortable year round and to save money on energy bills.” Good quality, well installed insulation helps keep the heat in during winter, making your house easier and cheaper to heat properly, and more comfortable and healthy to live in. Insulation works by slowing heat loss from your house by enclosing it in a sort of thermal envelope.

CEILING INSULATION Hot air rises and in the average uninsulated home around forty percent of heat is lost through the ceiling. Fortunately, ceiling insulation is relatively easy to install in houses with accessible roof spaces, and is a great place to start making your home warm, comfortable and healthy to live in. UNDERFLOOR INSULATION If you can access your underfloor area have a look to see if you have got any insulation. If there is no insulation, either between or stapled to the underside of the joists, then you need to get some. WALL INSULATION While this is also important, it is a lot more difficult and expensive to install. Peter Freeman from Right House comments “EQC have recently announced they will allow wall insulation to be installed in areas exposed during earthquake repairs. CORRECT INSTALLATION It is critical that insulation is installed correctly to gain its full benefit.  Avoid creating gaps and spaces, as

they will allow warm air to bypass the insulation and escape. “A two percent gap in your insulation causes a twenty percent heat loss,” shares Peter. “So it is important you are using professional installers who are experienced at checking for gaps.”  Consider the type of insulation you

are going to install – glasswool, wool, polysturene – as each one has different properties. One of the most popular forms is glasswool which is relatively inexpensive, simple to install and has a high R-value.  If you have a few pieces leftover, place

Simply named, Shop Eight, this creative duo can be found nestled down the recently opened New Regent Street. “It has been interesting to see a street open,” shares Juliet, “and it will be exciting to see it continue to unfold.” Despite being only one of a handful on the street, Shop Eight is a bustling little café. “It is a small space where a lot happens,” they share with a smile. “We opened in April,” continues Liz, “and it has been wonderful to see so many people coming into the city to check us out. GROOVE Our kitchen breakfast bar left a lot to be desired. So when I came across WallArt Wall Decor I was thrilled to have found a solution. With the hardest part of the process deciding which pattern to choose, I was even more pleased that it only took an afternoon to transfrom a previously lack-lustre, two toned wall, into a textural statement. Once I had determined the layout of my panels, I simply applied glue to the flat surfaces on the back of the panel and gently pressed each one to

the wall. For my design to match up correctly it was important the initial panels were positioned as straight as possible. Which, coupled with the use of tiling spacers, meant my end result was crisp rows of squares. For the panels to fit snuggly into the space I did need to cut some of them with a craft knife. This was the most time consuming part of the process and required a firm and steady hand! When the glue was dry, I sealed the surface with Resene Waterborne

A New Gateway to Lyttelton Designer Darren O’Neil asks us to think beyond function and practicality to ensure we are rebuilding a city we can be proud of Lyttelton has long been a creative community – bursting with cafés, vibrant shops and interesting personalities. So with this in mind I would like to pose the question, why has such a design been approved as the replacement for Peter Beaven’s visionary category-1 heritage building, located at the gateway to this vibrant community. I am the first to admit that I haven’t always been a fan of some of Peter Beaven’s work, and he has criticised me in the past, however since the loss of so many buildings in Christchurch I have discovered a new found respect for what once was. As we start to see what will be replacing some of our heritage and iconic structures, I have developed a deeper, and much greater, respect for not only Beaven, but also his buildings. He was a true Christchurch architect. So why then are we replacing a heritage building with one that follows a well-worn design recipe and ignites notions of mediocrity? Built in 1964, Beaven’s Lyttelton Administration Tunnel Building was organic, inspirational and iconic. It was commissioned by the Christchurch Lyttelton Road Tunnel Authority to be a grand, impressive building which would reflect the status of its location at the Christchurch end of the Bridle Path. It was to be a monumental landmark, paying homage to its location as the prime point of entry to Canterbury. At the time of its construction, Beaven’s building was functional and suitable for

its purpose; yet architecturally forward, ensuring it offered more to the people of Christchurch, and those passing it every day, than simply being a service building. Designed by Wellington firm Architecture Lab (who are good architects by the way), its replacement is to be built closer to the tunnel, in an area less prone to rockfall, and has been designed simply to serve its purpose as a facility to manage the operation and maintenance of the Lyttelton Tunnel. Which is perhaps a valid approach – why even try to replace what was. Is this the rational for the new building? Commissioned by the New Zealand Land Transport Authority, there will be those who argue this new building is meeting its need and will fall within an outlined budget. But does a budget mean a limit on design and creativity? No, a budget simply means the designer is challenged by parameters. Budget does not equal boring. The functionality of this soon to be constructed building has replaced a structure which not only told a story and referenced our history, but offered an interesting gateway to a community. Our new Administration Tunnel Building has been completed without consideration of its location, and without consideration of Christchurch. Which in my humble opinion is a lost opportunity.
