Stearns Lending provides home loan options for first-time homebuyers, savvy investors and borrowers looking to move up. Products include: ReALToR TeSTIMoNIAL With being one of the top producing Realtors in the Nation for the past 10 years, I have worked and dealt with thousands of Lenders and I can honestly say that working with the right Lender is one of the most important elements to purchasing your new home. Ricky Miles and Jesse Hoffman with Stearns Lending are absolutely amazing! They always put our clients needs above everything else, they are honest, hard working and they get the job done. In addition to that, they have some of the best loan programs I have ever seen with the most competitive rats offered. If you are looking to purchase a home and need to obtain a home loan, contacting Ricky & Jesse with Stearns Lending is an absolute MUST! Joshua Smith, Realtor #1 REMAX Agent in Arizona. Voted the 30th Top Realtor in America by The Wall Street Journal
BoRRoweR TeSTIMoNIAL Ricky Miles and the team at Stearns Lending helped us close both the home that we were buying and the home we were selling! That is truly amazing! In both cases when the funding was denied with other lending companies, Stearns Lending stepped up to the plate and worked endlessly with long hours and even into the weekend to ensure that our lending needs were met. I was devastated when our loan was not approved and we would not be able to move into the home that would best suit our needs. They were extremely helpful in giving us direction step by step through the process. When the buyers for our home that we were moving out of also had funding denied, we did not hesitate to refer Stearns Lending to them. They were also approved! The bottom line is that if you are looking for a reliable mortgage lending company who will work hard to help you receive the necessary funding for a new home, Stearns lending is my number one recommendation! Conquer Your Cravings
Local fitness instructor Desiree Robbins offers up seven steps to kick cravings to the curb.
Most mornings, people wake up with the mindset that today, they will eat healthy and stay focused. But then the day progresses, and those thoughts are forgotten. Those nasty cravings kick in and tempt us to forget what we planned, and then we give in! Often, the slips happen because life is busy. You overslept today. But still wanting to eat breakfast, you hit the drive-thru. Then you arrive at the office, and lo and behold, some kind soul had brought in a dozen donuts. Temptation is everywhere! So, how do we overcome these urges? How can you stick to what you decide you’ll eat? Try these seven simple steps to understand and conquer your cravings!
Step One:
Understanding Whole Foods It’s important to first change your mindset based on what your body needs to fuel it. When you’re able to establish a positive association with good food and what it does for you, it’s more likely you’ll crave those foods. Fruits, vegetables, and lean proteins are easy foods to jumpstart this thinking! They’re healthy and natural—they make you feel wonderful and provide your body with energy. Think of reasons that you enjoy these foods, and remind yourself that you are happy to eat them!
Step 2:
Plan Ahead Running late is a huge reason for caving to cravings. A simple solution is to plan ahead. Fill your pantry and fridge with healthy foods such as protein bars and plain Greek yogurt. Before work, make your lunch the night before. Sometimes, it helps to plan an entire week at a time. Write out a schedule, and stick to it!
40 || 85085MAGAZINE.com || SEPTEMBER 2014
Step 3:
Avoid Your Triggers Triggers are unique to each person. It is important to recognize your personal triggers and write them down. Once you are aware of what will set off a craving, think of tips to help you avoid it! For instance, if you are taking a certain route to work and you always pass a McDonald’s, take a different road to keep it out of view.
Step 4:
Limit the Damage If you just cannot resist a certain craving, limit your intake of that food or drink. Soda is a common craving for people. When everyone is drinking soda all around you all day and you just cannot resist, limit yourself to one that day. Thinking too hard about a craving will ultimately lead to failure because your body will crave it even more! So, whenever it’s not possible to avoid, simply lessen the damage!
The Proper Way To Clean Makeup Brushes—So They Last! Apply a small amount of baby shampoo and water to your brush. Thoroughly rinse the brush under running water. Repeat step one if needed. With a clean towel, squeeze the brush head to remove as much water as possible. All brushes must air-dry completely. A rolled hand towel is the perfect drying station. Simply balance each brush on top of the roll so that the brush head is pointing down but not touching the towel. Never store a wet brush upright in a standing position. This will break down the glue holding the hairs in place, ultimately shortening the life of your brush. Brushes should be cleaned every few weeks.
