I have to analyze what we can do to meet the needs of clients in this group. Therefore, I put the concept of Family Dominion into these condos.

verland has recently developed project properties both in Bangkok and upcountry Thailand, these include a detached house, townhouse, and condominium. Every project property is located in a superb location which is unique and modern in accordance with the dwellers’ utilities. There is a focus on quality and high standards in all aspects, including after-sale services. In 2014, My Resort Hua-Hin project won the Thailand Property Award 2014 in Best Residential Development for real estate properties in Hua-Hin. Mr. Swechak Lochaya, Executive Director of Everland Public Co., Ltd. and Director of My Resort Hua-Hin project, said that the Thailand Property Awards are selected from various projects or by Real Estate developers. Each year, there are awards for the best designed projects in each area and the committee chooses from the best new plans. My Resort project is a residential condominium project which consists of 4 Rai 3 Ngan 22.4 Square Wah (or 6789.6 Square Meter) with 210 residential units. It is located on Khao Takiab-Hua Hin Road, Nong Kae, Hua-Hin, Prachuapkhirikhan Province.
Swechak said that the outstanding distinction of My Resort Hua-Hin consists of 2 main points which are; (1) location – the project is geographically located on Hua-Hin beach (from Hua-Hin market to Khao Takiab), and (2) different concepts – the project was based on the concept of “family condominiums” or condos for families, decorating in a resort style with many trees, large water parks, and areas for children. Having a water park in the condominium project makes My Resort Hua-Hin unique and different. This is because most other residential condominium projects only have basic swimming pools and facilities. As such, people who are looking for condominiums will be more drawn to water parks than to simple pools, said Swechak. “I think that the people who will buy condos in Hua Hin will mostly buy them for relaxation, almost like a second home, and the people who will buy these second homes are mostly going to be family men. difference, making the condos both outstanding and unique.” Swechak also said that the concept of “Family condominiums” seen in My Resort Hua-Hin can be applied to different locations in Bangkok. Typically, most of the Condominium market in Bangkok places emphasis on skyscrapers near elevated train routes (Skytrain). Currently, the company has invested in 3 main markets; detached housing under the “My Home” brand, townhouses under the “My Hometown” brand, and condominiums under the “My Resort” brand. In each section of the market the company plans to steadily increase its capital each year. Currently, it has already planned 3-4 projects in various locations, for example, a detached house project - Suwintawong, pricing at a minimum of 5 million Baht, and a townhouse project - pricing at a minimum of 2.5 million Baht. Essentially, the company will still focus on the Bangkok market since it is a major section of the market with a population of more than 10 million. It is believed that there are still a lot of housing demands in many locations by which real estate companies can enter into development. 15

he 2 rooms are simply gorgeous to look at, since each and every element present within the main living spaces were sketched out by A-cero, including the furniture pieces. In order to evoke the ancient concept of “Yin and Yang”, the designers decided to equip the first room with light wood horizontal sense floors and a ceiling made out of dark wood, while the second room boasts a light wood ceiling and a dark wood vertical sense floor. The furniture pieces were created using high-end polycarbonate and feature curvy shapes that blend seamlessly into the overall design of the rooms. Highly versatile, the dressing table comprises several removable modules and compartments. Spacious windows, incredible art adornments and generously sized windows are just some of the other highlights of these exquisite rooms. The restaurant was designed to be a welcoming continuation of the rooms, which means that it also boasts numerous curved shapes as well as natural materials. Highlights

In a city like Hong Kong, people seem to have a habit of rushing for everything and making lives a bit tough and stressed. Living in the heart of town keeps us away from the sweetness of natural landscape. This apartment is definitely an exceptional, which is gifted with green and leafy view.

Located in Clifton, Cape Town, South Africa, overlooking the Atlantic Ocean, this Cape Town home positioned on the Lion’s Head offers privacy from neighbours and tranquility to accompany its modern design. Project Partner Greg Truen states, “The brief was to create a building that maximized the connection with the view and the sea, create a garden on the mountain side of the site and to minimize views over neighboring buildings.” The result is the Nettleton 199 Residence, part of sequence of the nearby Nettleton 195, and drawing its design from the Cape Town studio SAOTA (Stefan Antoni Olmesdahl Truen Architects).

nterior design features the recommendations of studio OAKA. Adam Court of OKHA Interiors says, “The building provides a volumetrically dramatic and dynamic interior space on a grand scale. The objective of the interior décor was to create a softer and intimate counterpoint whilst not jeopardizing the clean, geometric lines of the architecture. The crisp white walls that mold the interior volumes act like clean canvases for the beautiful works of art that decorate the home. There is a perfect harmony between the architecture of the residence and its superb interior decors. To further emphasize this connection, the huge windows and glass sliding doors can be opened at any time, allowing a seamless transition from inside to the lovely outside areas. INTERIOR CONCEPT The objective of the interior décor was to create a softer and intimate counterpoint whilst not jeopardising the clean, geometric lines
of the architecture. The idea was to create a building capable of maximizing the connection with the view and the sea, create a garden on the mountain side of the site and to minimize views over neighbouring buildings. The site is positioned on the side of Lion’s Head and has fantastic views over the Atlantic Ocean to the west. The decision was to create a double volume space at the top of the site that could connect the garden court to the east, while also taking advantage of the views over the ocean to the west. The entrance hall is a dramatic, vertical space and provides a counterpoint to the living spaces. The volume of this large area is modulated by the floor which has two levels, and by the bedroom floor which floats into the space and is hung from the roof. This element, which has a soft s-curve, contains the master bedroom and its ancillary spaces are separated from the living room double volume by a set of walnut shutters. 31

Each member of the family gets their own space which they like. That is what really matters; the home provides a comfortable living space for everyone living there. The design of the house should also create aesthetically pleasing features for the people living in it as well,” he added. “I was born in this property and lived here before this house was built. The old house was about 40 years old when we decide to completely build a new one in its place. When I was studying in architecture school at Chula-
longkorn University, I did have ideas on how to redesign the house. Some of them were really crazy. 20 years later, more mature and experienced, the design comes together from all the time spent here.” Not only does the direct knowledge from the universities he went to provide him a basic platform in design, but what’s also behind the striking concept of his modern family home is his long journey to witness new DNA in design from many different places where they can shape up the idea in design in his mind. Qantas Launches Direct Flights To Whitsundays Qantas began direct services between Sydney and the Great Barrier Reef Airport broadening travel options for Sydney and international customers heading to The Whitsundays through operating three flights a week on Wednesday, Saturday and Sunday during peak season (July and September through to January) and bi-weekly services on Wednesday and Sunday off peak. “Qantas will be the only domestic airline operating out of the Great Barrier Reef Airport to include the convenience of an inflight meal and checked in baggage for all passengers as part of the fare no matter what time they are flying or which class they are travelling in,” said Qantas Domestic CEO Lyell Strambi. “Sydney is the gateway to Australia for millions of Qantas passengers every year. Etihad To Expand Global Destinations Etihad Airways will be launching six new routes in the first half of 2015, offering even more choice and improved connections to travelers worldwide. Daily flights will commence to the European capitals of Madrid (Spain) and Edinburgh (Scotland) next year, together with the historic state capital of Kolkata (India) and one of the most important business and government centers in East Africa, Entebbe (Uganda). The airline will also operate four flights a week to the world-class tourism and economic hub, Hong Kong, and three flights a week to Algeria’s vibrant capital and largest city, Algiers. In addition, Etihad Airways’ existing daily flights to Brisbane (Australia), currently operated via Singapore, will become a direct service from June 2015, offering the first non-stop connection between the city and Abu Dhabi. The route will be operated using a three-class Boeing 787-9 Dreamliner with the airline’s brand new First Suite, Business Studio and Economy Smart Seat. Further service upgrades in June 2015 include the introduction of a three-class Airbus A330-300 aircraft on daily flights to Singapore, and a three-class Boeing 787-9 Dreamliner on daytime flights to Moscow, marking the debut of First Class cabins on both of the existing routes.

Thai Airways International Public Company Limited (THAI) welcomed the delivery flight TG8921 of THAI first Boeing 787 Dreamliner, royally bestowed “ONGKHARAK”. A highlight of the day was the 30-metre long by 8-metre wide formation of the “787” identity by THAI staff in front of the parked Dreamliner aircraft. With the delivery of the second 787-8 aircraft, THAI will operate to and from Bangkok to Perth, Australia and Bangkok to Haneda, Japan sometime in September. THAI expects the delivery of its third 787-8 in October and operate Bangkok-Narita, Bangkok-Kuala Lumpur, and Bangkok-Hanoi routes. The fourth 787-8 aircraft delivery is planned for December 2014 and will operate the Bangkok-Nagoya route. The remaining two 787-8 Dreamliner delivery is expected in the middle of 2015. THAI’s B787-8 aircraft is equipped with the next-generation Rolls-Royce Trent 1000-AE engines. THAI’s Dreamliner interior is based on the Contemporary Thai design concept, with 264 seats in a two-class cabin. Each of the 24 Royal Silk Class seats is fitted with a 60-inch pitch and 21-inch seat width, and can recline to a 78-inch-long bed in full-flat, 180-degree position. The seats are shell-typed seats with a partition screen between seats, and arranged in a 2-2-2 abreast configuration allowing for privacy and easy access to the aisles.

1. THE NEW ICONIC WONDER Iconsiam, Thailand’s largest ever private property development, is scheduled for completion in 2017 along a 400-meter stretch of the Chao Phraya. Its backers hope it will change the axis of Bangkok and breathe new life into the Thai capital’s extensive riverside areas. Valued at 50 billion baht ($1.5 billion), the 80,000-square-meter riverfront project is a joint venture between mall operator Siam Piwat, Magnolia Quality Development, and agribusiness conglomerate Charoen Phokphand Group. The main project consists of two shopping complexes containing over 500 shops and 100 restaurants. There will also be two residential condominiums of 70 and 40 floors with 440 units. With a gross floor area of 750,000 square meters, the developers expect new river and rail transportation projects to benefit Iconsiam and some 30 peripheral projects. These include Bangkok’s longest riverside boardwalk.

6. JUMEIRAH GROUP EXPANDS INTO INDIA Jumeirah Group has signed a management agreement to operate a luxury hotel in central Mumbai, India. The hotel is part of a major new development in the Lower Parel district of the city and is expected to open in 2017. When complete the property will consist of 470 rooms, suites and serviced apartments, a range of restaurants and bars, extensive conference, wedding, banqueting and meeting facilities and a Talise spa.This agreement represents the first phase of Jumeirah Group’s expansion into India. The company is currently in advanced negotiations on potential projects for hotels and resorts in other key destinations in India.
