I believe everyone can create luxury and innovatively-designed building, but what can make it outstanding from other is the point of location, which might be growingly very scarce to have a unique location in Pattaya.
Following the success in Pattaya, the company speared head to venture another beach living opportunity in Hua Hin to do the second sanctuary for the sense-The Sanctuary Hua Hin, which will be fully finished in December 2012. The location of the second sanctuary is also unique as it’s adjacent to a well-designed Suan-Son Golf Course and beaches. Residents are able to enjoy both sunrise from the condo and sunset from the golf course while its relaxing sky deck of the condo allows residents to enjoy the 360 view, not to mention to the coveted pristine nature surrounding, which is hedonistically the sensual benefit for guest staying with The Sanctuary Hua Hin. The project is to provide an essential private holiday residences and villas with special harmony mingle, the nature of Ta-Kiab beach along with Suan-Son golf course and mountain views. “I believe everyone can create luxury and innovatively-designed building, but what can make it outstanding from other is the point of location, which might be growingly very scarce to have a unique location in Pattaya. The Sanctuary Wong Amat excels others when it comes to terming with the location and the pristine environment as the breathtaking view of The Sanctuary of Truth, the country’s largest wood-constructed castle on the seashore, making it so unique while the surrounding
greenery area of the Sanctuary of Truth helps maximize the serenity and tranquility,” said Ph.D Suebpong Atichartakarn, Executive Director, Daika Estate Company Limited. “Actually, I wish to conjure up a sense of relaxed family society when living at The Sanctuary Wong Amat that is able to provide all residents with different viewpoints from azure water, garden, and the wooden feature of the castle while privacy of guest or resident is top priority before cooking the idea laying out any condo and residential project.” “We emphasize on the modern concept in the Sanctuary Wong Amat Condominium in Pattaya while The Sanctuary Hua Hin we need to go further than just the modern lifestyle. The Sanctuary Hua Hin is done through the intriguing blend of modern style in construction, interior, and exterior design with the local character, art, and culture of Hua Hin into it in order to exude a romantic sense to enhance couple clienteles and deliver new beach living experience for customers,” he said. “R-Residences” by The Sanctuary in Hua Hin vicinity is the company’s next heaven designed for those looking for a new dimension of lifestyle to reward the hardworking during the working life and the success in life following a well-received positive marketing response from customer satisfaction in The Sanctuary Hua Hin.
15
“R-Residences” is a stylish condominium sit next to a stunning oceanfront golf course and pristine Suan Son Beach. The Daika Estate’s future beach-sided project will concentrate on activities for the whole family to enjoy together from swimming pool, exercise area, golf putting, and chilling places. The new residential project is the next sanctuary for your sense, which it will come with good design and functionality for successful people and those wishing to make a reward of life following hardworking. “We create a destination that can retreat, recharge, and rejuvenate to make anyone or future owners feel a new living here at R Residences, that’s the central core idea of the alphabet “R” to remind all our workforces to unfold the new relaxing sanctuary for the sense,” said Ph.D Suebpong Atichartakarn. “As we focus on creating a relax place at The Sanctuary Hua Hin, R-Residences will add 16
activities for residents to do aside from achieving the element of relax in the residence.” “R-Residences will deliver the new or never-experienced product for the customer. The term of innovation, it’s not necessary to end up with visual and tangible effect in the beautiful construction design that we can touch and see. But sometime it refers to the invisible effect of lifestyle invention that we can naturally
feel and sense. At The Sanctuary Hua Hin, we have the sky deck filled with choice of relaxing activities with a 360 panoramic view of the gulf of Thailand and the greenery area, including the vast golf course and Mountain View. Such is, I think, the innovative benefit of life where you can enjoy nice sea view, clean air and sensual ambience from green area, which is beneficial for the health.” “That’s our definition of “innovative and creativity” where guests are able to enjoy any activities for whole day. And I view that the trend in beach living in Thailand is still oriented to people going for a relax, but in the future, it will trend towards doing activities such as yachting, kite boarding, and biking as there are beach-side area suitable for doing activities by the beach. Such will be a next trend of rewarding life by your design and that’s the invisible innovation of lifestyle development to the sense of mine,” said Ph.D Suebpong Atichartakarn.

Chill Out

I
t highlights the world-class architecture and interior design firm dwp were called upon to create the interior and facade for a brand new rooftop location, originally not intended as an entertainment establishment at all. To enhance and create an instant landmark of the existing tower, with a chic new restaurant, lounge and bar experience, the ultimate aim for the client was to set the stage for a great night out and maximize the views and create high volume. Key Aspects: Lounging and dining close to the stars in the sky was conceptualised and implemented by world-class architecture and interior design firm dwp design worldwide partnership. Chill Restaurant, a cool new rooftop bar and restaurant, is the latest fabulous addition to Ho Chi Minh City. Juxtaposed from the streamlined, robust character of the office building, upon which it perches, this venue enhances the enjoyment of all sensual pleasures with its curvaceous, fluid, urban drama. Chill Restaurant crowns AB Tower, comprising two levels, on the 27th and 28th floors, with an upper lounge and lower dining area. From a design perspective, this rooftop venue was indeed challenging, since the location was
20
originally not intended for as an entertainment venue, but for the less than glamorous housing of plant rooms, piping, lift motor rooms and exhaust stacks. The owner vision’s and desire to create something unique overrode these complications. Smoked mirror walls create an illusion of endless space in the small lobby, where guests are greeted and invited indoors or out. The outdoor cigar lounge is where live jazz plays over resplendent views and warmly-toned colour changing lights. The indoor lounge area overlooks both the city and the dining area below. The VIP room, located at the end of the lounge, offers the best view spot, with a private balcony and shimmering drapery. Adding a fun
element, the bathrooms feature curvy walls in striped ceramics, evoking a style capable of drawing people come back again and again. The curved façade and double-height slanted wall-glazing echo intrigue and impact, with a series of steel structures, along the length. Levels are linked by a grand staircase, penetrating through the glazing wall out to the dining area. The self-illuminating spiral sky bar keeps guests entertained, with the performance of expert mixologists, and resident dj close by. The aqua-blue tinted lighting of the curved glass balustrade generates an instant landmark from street level. The overall effect and ambience is one of a picture-perfect, timeless elegance, to keep guests flocking back for more.

orld-class architecture and interior design firm dwp were commissioned to create the interiors for the new Belon Oyster Bar and Grill, evocative of an underwater experience. From the glass arrival stairs, descending into the specialty restaurant, guests pass a waterfall and custom kinetic artwork, via a long, low and elegant reception, to arrive at the oyster bar. Shapes and details, inspired by aquatic forms of scallop tails, jellyfish, waves and spiraling shells, envelop the entirety. From the bar, the whalebone arch corridor leads into the dining rooms with double-height starlit ceilings. The focus of the dining spaces is the curvaceous grill bar and fresh food display. Gently glowing privacy screens encircle dining tables, set beneath sinuous blown glass chandeliers. The wine cellar, private dining and cigar lounge spaces are just beyond.

10 Things to Do Before
the Renovation Begins
With workers traipsing in and out of your living space, dust and dirt everywhere, and entire areas of your home unusable for the duration, home remodeling projects can be extremely disruptive to daily life. But a little smart planning ahead of time can make things run more smoothly. Here are 10 items to tick off your list before the chaos begins, for a safer and (slightly) less intrusive renovation.
26
1. Pare down and pack up. Go through the room(s) that will be part of the remodel and pare back to the essentials. When you must go without your kitchen, it makes no sense to have to dig through mountains of stuff just to find your coffee mug and cereal bowl. Keep the things you will still be able to use in an accessible location and pack up the rest in boxes. If possible, move the boxes to a storage area that’s out of the main flow of traffic through the house - it’s going to feel crowded enough as it is with the workers and all of their gear. 2. Put rolling storage units to work. For the things you do want to access during the remodel, consider filling up a few storage carts on casters. This type of cart is lightweight and easy to move, and stores things in plain view so you can quickly find what you need. You could use one for towels and linens, kitchen tools and dishes, food, toiletries or anything else you need but suddenly have nowhere to put.
If possible, move the boxes to a storage area that’s out of the main flow of traffic through the house - it’s going to feel crowded enough as it is with the workers and all of their gear.
3. Beef up home security. Having lots of people in and out of your home leaves it more vulnerable to theft - not necessarily from your own team, but from opportunists who notice there is work going on at your house. Consider adding a programmable lock to your front door that allows you to give your reno team access to your home during the work; and reprogram the lock when the work is done. Some smart-phone-controlled locks on the market now allow you to monitor who is in your house and when. You can also move any highly valuable small items offsite to a safety deposit box or locked cabinet. And if you have a home security system, use it. 4. Protect your privacy. Think about what time you usually shower and get ready for your day - will the workers already be in your home at that time? If you’d like to be able to walk through the house in your PJs without running into your contractor, consider putting up a few folding screens or other opaque room dividers between the work areas and your private zones. If you’ll be using the guest bath instead of the master bath, move your stuff over now. If you’d like to have your coffee in peace in the morning, consider setting up a coffee - making station in your bedroom. Shift your schedule, move your stuff, do whatever you need to do now, and you will feel less hassled when the work begins.
27
Put up child safety gates at every entrance surrounding the work area, and make sure everyone on the remodeling team knows to keep them closed.
6. Keep kids out of work areas. A construction area is dangerous for children - power tools, hazardous materials, sharp nails and saws, not to mention exposed electrical work and more. Put up child safety gates at every entrance surrounding the work area, and make sure everyone on the remodeling team knows to keep them closed. Kids are curious, so even with the gates up, keep a closer eye on them than usual to be sure they don’t drift into the construction zones. 7. Don’t forget outdoor danger zones. If workers are keeping tools and power equipment in your driveway or backyard, or if the actual work will be happening to the exterior of your home, it’s worth it to do what you can to keep the work contained. Set up safety gates at the entrances to the yard or driveway, and ask your contractor to set up a temporary fence around the area if it is especially dangerous - to your own kids or passersby. 8. Contact friends, family and neighbors who may be able to help. During a long renovation, there may be times when you need to lean on others - for a place to spend the night, do a load of laundry, take a shower or just get a little moral support. Give your close friends, family and perhaps neighbors too a heads-up that you are starting a remodeling project, and they will likely be happy to help if you need something down the road.
5. Get your most important stuff together. Once work begins it can suddenly seem impossible to find anything. Get your stuff together now and put it all in one place - somewhere well out of the remodeling zone. If you won’t be using your regular entryway, set up a temporary command center elsewhere with room for your cell phones, chargers, keys, mail and other essentials.
28
9. Think about pet safety. Cats and dogs can be quite frightened by work going on at the house - and work sites can be dangerous for pets. If your pets are skittish, curious or likely to run away, consider having them stay with a friend or relative for the duration, or board them in a kennel. If that is not possible, see if you can rig up a system of gates to keep them safely away from the work areas. 10. Set aside a little room in the budget for a getaway. Really! It doesn’t have to be a tropical vacation; the main thing is knowing you can get away if you want to. Even zipping off for an impromptu weekend at a fun hotel can be enough to make the remodel seem more bearable.

The Uniqueness Of Northern Boutique Style The boutique hotel was first popularized in cities like New York and London back in the 1980s, and typically these hotels were furnished in a themed, stylish, comfortable and intimate manner. They pioneered the offering of such then novel ideas as Wi-Fi and honesty bars in the rooms, and there was usually a hip restaurant, bar or lounge on-site that was open to the public and hotel guests alike. At every turn these boutique hotels oozed individuality and spurned the cookie-cutter blandness of large chain hotels.

For Lively Living Room The living room is a place where most of us relax as we are entertained by our TVs, and where we entertain others, so it’s an area where we like our surroundings to be both comfortable and stylish. It’s a room where you can spend a quick minute in the morning, or a whole day. From the adventurously modern to the comfortably classic, these living rooms offer space to entertain and space to escape, all while bringing in surprising elements of personality.

he right colors can transform your living room into the classy, comfortable space of your dreams, but the wrong colors can quickly change it into the stuff of nightmares. Before selecting colors, you should gain a basic understanding of how to match colors and pick out dominant, secondary, and accent hues. When the time comes to choose a palette you love, look for themes and colors that appeal to you and make the most out of the room itself. The following is the list of basic advices for your coloring planning at your dream living room.
1. If what you like is a quiet, relaxing and enjoyable living room, you can use one of the softer colors, pale pink. It is a very soft color that when applied somewhere it immediately acquires a tinge warm and comfortable space such as in this living room. On the other hand, if you want a more casual style, hippie, happy and positive environments, a combination of several bright colors can really transform your living room into a more lively and fun one. 2. Decorate the living room from dark to light. Use darker colors on the floor, medium shades on the walls, and light shades on the ceiling. This creates a very comfortable “cookbook setting, meaning a normal setting that mimics the natural world. In nature, the rich hue of soil is darker than the flowers, trees, and structures seen at eye level, and on a sunny day, the sky is even brighter. 3. Check your closet for ideas. People tend to wear clothes in colors that complement their skin tone. Likewise, your living room should also complement your skin tone. Choosing colors similar to those found in your closet will help to accomplish this goal.

4. For those who think that white is an unfashionable color to decorate a living room, you have to tell them that there is nothing further from their wrong thoughts. Because white is the color of choice for decorating any style, whether modern, rustic, minimalist, etc. 5. The brown color is always a great ally to achieve an elegant and sober environment. Obviously depending on the shades chosen the result will be different. In this case the brown is much darker but blends perfectly with the immaculate white walls and the sofa creating a current and modern space.
6. Understand the effect that color has on the way a room is perceived. Light colors open a room up, while darker colors make a space look more enclosed. If you have a small living room, you can make it appear larger by filling it with lighter hues. On the other hand, you can also make the same room look even cozier with a medium to dark shade. 7. Blue, on the walls, with beautiful flowers transform a virtually empty hall, a place with full of life and color. This is another good option when you have lots of space and little furniture. It is an original way to fill that empty space. Although it is highly recommended that such applications in confined spaces.
14
11
12
9. The rustic decor, currently in vogue. Although it may seem contradictory, you can also create a modern living room with this type of decoration, we just have to find the right colors and materials. As example, English red painted walls accompanied by a fake stone wall with two deer heads, sadly and dark leather sofas have made this room besides having a rich hue, a modern rustic space. We could not pass up the opportunity to mention that there are much more alternative, practical and less aggressive, violent and unpleasant way to decorate without a real deer heads.

8. Create a modern living room by using neutral colors. White acts as the dominant color in most modern living rooms, with black or gray acting as a secondary color. You can also add an intense, bright hue as an accent, such as lime green or fire engine red. And don’t forget to give your living room an elegant twist with a traditional color scheme. Traditional living room designs take their inspiration from the 18th and 19th centuries, and as a result, the shades are fairly deep. Use neutral colors for walls and dominant hues, while weaving in secondary and accent hues in rich shades of red, blue, and brown.
10. Of course to get a modern look for our living room we can not forget the wallpapers, these we offer a multitude of decorative options to decorate the room. In this case one gold and brown striped wallpaper accompanied by a broken target in the other walls give rise to a new and modern space. Besides the stripes itself give a sense of depth to this narrow room. Essentials Stick with the colors you love. At the end of the day, you and your family are the only ones who have to live with your choice of hues. Instead of trying to create a living room that looks impressive, create a living room that feels comfortable. If your furnishings have a theme, your colors should match that theme. For instance, if you have modern furniture and decorations, you will probably be better off with a modern color scheme of white, black, and gray than you would be with a traditional color scheme filled with rich hues.

ere is generally the photos run of living room with great views and ideas for you to bring patterns, prints, colors, textures and unique design elements fused together to create a harmonious and comfortable atmosphere. Depending on your home layout, your living room can serve many different functions. If you have a family room, it is often a formal sitting area or parlor used for reading, relaxing and entertaining guests. If it’s the only living space you have, it’s also used for watching TV, playing games and spending time with family. Regardless of its purpose, any good space has a comfortable sofa or sectional, a coffee table and a focal point, such as a fireplace or entertainment center. As you start your living room remodel, think about the space’s overall purpose. If it’s going to have a more formal feel, adding an elegant fireplace mantel might be a worthy investment, while a built-in TV console would work best in
a more low-key setting. Once you determine the overall tone, consider what kind of storage would work best. Built-in bookshelves and cabinets are great additions, regardless of formality, while a desk, table or booth ensure there is plenty of space for family game night or homework help. Finally, be sure to bring some personality to the space by including fun decor, such as rugs, artwork, curtains and lighting. If you already have a family room for more low-key activities, your living room can act as a more sophisticated setting for hosting and entertaining. To get the look, buy a bar cart, formal furniture like wingback armchairs and chesterfield sofas, and mahogany wood bookshelves and coffee tables. Use the fireplace as your focal point by opting for an eye-catching, sophisticated mantel. On the other hand, if it’s your primary living space, it should be used more like a TV room, complete with sofa sectional, media console

space and are often customized to meet your needs. A built-in entertainment center is great for housing your TV, movies, video games and small electronics, while bookcases keep your books, picture frames and knickknacks in check. A desk, booth or large table can act as a craft station or homework spot, while a window seat can quickly become your go-to reading or nap station.

When decorating your space, don’t be afraid of bright colors, but don’t go overboard either. Stick with neutral sofas, armchairs and ottomans and go bold with accessories-that way, you can easily swap out the small things when a new color scheme is in order. Picture frames, rugs, throw pillows and curtains are all great for adding color, while mirrors, table lamps and ceiling lights can help light flow throughout the space. Hang colorful artwork on the walls, and even add an accent wall by choosing a trendy new paint color.

Caring Luxury Adoption Responsible Environmental, Economic and Social Practices
In General, the definition of “Small Luxury Hotel” is usually oriented to extravagance, elegance, materialism, superb and pricey, etc. Yes, it is, but it’s not so anymore. SLH also needs to show that “Luxury” can also be enriching and responsible and have made a commitment towards practicing “Caring Luxury” by way of “Responsible Tourism” “Caring Luxury” means providing enriching experiences for guests through engaging in responsible tourism practices, which have to meet the needs of visitors, destinations, and community where that particular hotel and resort is located. Responsible Tourism is concentrated on protecting the environment, social culture, and local development while enhancing the opportunities of the people for the better future. Responsible Tourism will minimize the negative effects of tourism such as environmental damage and nature destruction, social and cultural degradation, and economic hardship on local communities. 46
And vise versa, Responsible Tourism also aims to maximize positive effects such as creating jobs and doing something beneficial to small business, raising awareness of culture and traditions, making guests and general people to realize the importance of environment, the impact, and teaching local people to learn how to conserve and protect the surrounding environment and vicinity. Anantara Golden Triangle in Chiang Rai and Sri Panwa, a boutique pool villa resort located at the southeastern tip of Cape Panwa, are one of the good examples of caring luxury or responsible tourism. Anantara in Chiang Rai has its own elephant camp where you can witness the good take care of elephants by the resort and learn the skills of a mahout (elephant driver). This is just to show the nature-inspire attitude to preserve Thai elephant and generate job for local people for the sustainable tourism. Meanwhile, Sri Panwa has concentrated on protecting the environment. The resort has been completed just by the labor of human without any large machines or crane truck to help dig or set pillars so as to maintain the originality of the nature, the large plants will not be cut down if necessary while the resort also further replants in order to maintain surface of soil and the balance of the nature. Sri Panwa has its own agricultural farming area and medium-sized kitchen garden area, and mushroom housing that hires local people to oversee the farm, which this is clearly to create job and minimize the economic hardship on local communities. It also supports other activities beneficial to society such as eco-tourism and nearby sea tortoise farming and marine conservation with the objective to raises awareness and makes guests and general people realize the importance of the nature and the environment, the impact, and indirectly teaches local people to learn how to conserve and protect the surrounding environment and vicinity. This commitment is the win-win situation. It enhances the quality and experience of a guest’s stay and, at the same time, it brings benefits to hotels and helps improve the quality of destinations by encouraging responsible environmental, social and economical practices at hotels and within local communities and environments. Not only does Caring Luxury benefit hotels and guests by creating exceptional guest experiences, but also benefit local communities by engaging in responsible tourism practices.

A Lady’s Odyssey
To The Success In the world of sport, winning a trophy and furthering the existing successes or raking in the dough is the amazing accomplishment; even some may think that sport is for purely for the spirit. In the world of art, mood and appreciation are above all. In the world of business, raking in higher revenue with the invincible business development or just being the all-time winner in the industry are the central goal. Those are just like three straight lines that seem to be never across as they have far different targets at the finishing point at the end of the day.

t’s the matter of how we can properly mix such three fields of interest-art, sport, and business-and maintain the balance between them, what we love, what we have to do, and what we are keen to do for the happiness of our life. In this regard, we are referring to the lion-hearted and artistic Mrs. Nunthinee Tanner, Managing Director of Link and B. Grimm Co. (LBG) who has brought success to the company through the implementation of her outstanding art and design ideas, which have made the company one of the country’s principle dealers in, and distributors of, fashion and skin-care products.
But she displayed considerable daring and successfully brought about a balance in business and her passion in art to the company. She thus believes that if someone lacks the basic knowledge of something, but is enthusiastic enough to learn, he or she can be successful in what they do.
Thailand’s best-known lady polo player and co-founder of the Thai Polo & Equestrian Club is one of the sport’s most active promoters, Khun Nunthinee went to high school in England when she was 13 years old and took to the outdoor life like a fish to water. She later attended a university in the United States to study painting and interior design. She also possessed a great interest in sports and other leisure activities. Over the years she has honed her skills at tennis, swimming, horse riding at a Bangkok-based polo club and flying light aircraft at the weekends. One day Mr. Harald Link, owner of B. Grimm and also a lover of horses gave her a call asking if she would like to play a round of golf. Whilst on the golf course he broached the idea of opening a boutique shop since he had just obtained a licence to distribute Guerlain perfume, a top brand name from France and the world’s oldest perfume house. He asked Khun Nunthinee to help design a boutique shop to be opened as a Guerlain store and she immediately accepted his offer. The boutique shop was to become a health and beauty institute, widely known as the Guerlain Institute, the first retail boutique in the city, selling perfumes, cosmetics and skin care products. Things were to change for Khun Nunthinee however, when the manager of the shop fell ill and returned to Switzerland to recover. Khun Nunthinee therefore agreed to serve as the acting manager of the institute until the Swiss manager returned. But sometime later a call from Switzerland made the temporary managerial arrangement permanent. The regular manager informed Mr. Link that his illness was so severe it was unlikely he would be returning to Thailand in the foreseeable
future. A search for a suitably qualified replacement proved fruitless so Khun Nunthinee again stepped into the breach and took on the role of manager on a permanent basis. With an impressive social network both in Thailand and abroad, especially in France where she enjoyed aligning LBG’s business with her love for the outdoors, Khun Nunthinee used this time to her and the institute’s advantage by achieving considerable success. Along with support from B. Grimm, expansion plans became a reality with the opening of a second branch at the Mandarin Oriental Hotel followed by a third outlet at the Peninsula Plaza. Guerlain became so famous and popular that leading department stores approached her asking for these products to be available in their stores. Although an accidental chain of events finally saw Khun Nunthinee move from merely designing a shop interior to eventually taking the helm of Link and B. Grimm. Business management was not something she was very interested in, and she says she didn’t know too much about making money, it was art and design that remained her first love. But she displayed considerable daring and successfully brought about a balance in business and her passion in art to the company. She thus believes that if someone lacks the basic knowledge of something, but is enthusiastic enough to learn, he or she can be successful in what they do. “It’s been sheer luck walking my path from that day until today. I put it down to the staff working as a team as the main reason behind the success of the company. I would be concerned if people listened or focused only upon what I have to say. In terms of working, I usually lead rather than pressure or push them.
As the leader I set the example by which they can follow and develop ideas for themselves and others”, said Khun Nunthinee. “My husband provided the inspiration behind this working attitude. He took out a piece of string and told me to imagine my employees as this string. He told me the string will go in a straight line if you lead it, but will go astray or become entangled if we push it. It’s a very simple example, but it held me in good stead and continues to do so,” she said. A setback for Link and B. Grimm Co., however, provided the impetus for a change in direction. The foundation upon which the company was built-Guerlain perfume-was lost when the licence to sell Guerlain products was not renewed. Khun Nunthinee, therefore, played an instrumental role in the transformation of the Guerlain Institute into the spa business. Under the name of Paris Spa, Khun Nunthinee oversaw the progression of the company and the import of famous spa products such as Thalgo from France. Fortune was also on Khun Nunthinee’s side, for as luck would have it, the Mandarin Oriental Hotel, which had just completed establishing its “Oriental Spa”, approached her, seeking her assistance with regards to spa products and staff training. Out of this Thalgo, which is currently seen

as the leading marine spa product, has been used at the spa ever since then. Moreover, she was also asked to train the first group of therapists at Chiva-Som, the luxurious health resort in Hua Hin, which also uses Thalgo products. While Khun Nunthinee was enjoying success with the completion of Paris Spa, it was another French product that was blazing a trail at LBG. The L’Occitane store at the Peninsular Plaza became the company’s most notable successful enterprise, having made Bt250 million within five years. When you promote a brand there are certain guidelines and rules that you follow, but Khun Nunthinee added her personal knowledge from her rich history in art and design in order to make the shop more outstanding and interesting, but yet maintaining its basic, original concepts. Khun Nunthinee’s personal touch and reputation was clearly evident and that was seen as HRH Princess Maha Chakri Sirindhorn presided over the grand opening ceremony of L’Occitane. Over two decades LBG has brought some of the finest fashion, fragrances and lifestyle products and services to Thailand. Currently, the company oversees leading fashion-brands like Burberry, Escada, the alluring fragrance Boucheron, L’Occitane and the spa brand Thalgo. The company also has two Provence restaurants, featuring the aromas and tastes of Southern French and Mediterranean cuisine, as well as Paris Spa, an elite spa that offers a modern lifestyle. “What I am most proud of at LBG is product design. I have designed everything here, making it easier to lead the product brand or specify the position of the product since I design it myself, create and understand the concept of that particular product. So, it’s quite clear from the start when it comes to dealing with customers and planning an advertisement campaign. “We are not looking at exploring any new markets at the moment; we are simply concentrating on improving what we have now. Currently, we cover many lifestyle-related 50
business projects, especially in sport. For example, I have taken care of the design of all the main facilities and amenities at the Pattaya Polo Club,” she added. As many people know, England is home to many prestigious sports, including equestrian. Khun Nunthinee took up horse riding while studying in England and still has a keen interest in equestrian activities. She has her horses, while the company she works for has a stunning polo club in Pattaya, which attracts players from around the world. Not content with just designing facilities for the club she took her love of horse riding a step further by becoming the country’s first female polo player, fearless of the rough and tumble of the sport. This passion has allowed her to stand out from other ladies who share her passion for horses. “I have been a skilled rider and have had a close relationship with horses since I was a child. I never thought that one day I would become a polo player since it’s probably the most prestigious and most expensive kind of sport in equestrianism,” she said. “I started playing polo about 10 years ago after Mr. Link and some of his friends asked if I wanted to take part in a game. Even though I’d never played before I thought it might be
exciting, so I accepted their invitation and have never looked back. I didn’t know at the time that by accepting their invitation it would make me the country’s first female polo player. I’m quite proud of that,” she smiled. Even though polo has not broken into the ranks of the more commonly played sports here in Thailand, especially those played by ladies-perhaps many are put off by the speed and danger in the game of polo-she said the company is in the process of trying to open a polo clinic with an accredited polo instructor for those wishing to take up the game. In the meantime, a junior programme is also being developed for children aged between 6-8 years old, as well as the launch of “La Martina”, a polo equipment shop. Looking back at the time when she was first approached by Mr. Link at the possibility of taking the management reigns, if she had declined the offer it is hard to see where she would have ended up today, after all she wasn’t educated in business. But her spirit and a good blend of art and design, plus a pinch of determination and courage have seen her go from strength to strength and consequently become one of the country’s most well-known women. You might not dare to do something now, but we are sure that with a change of attitude you will be daring enough to do something in the near future which you think you are not trained for. “I really believe we can fulfill what we set out to do if we have unwavering determination and inspiration. Even if you don’t have the academic qualifications or detailed knowledge of the things you are planning to do, you can always learn and make it successful if you are deeply interested in what you want to do and really want to be.” “Sincerity and quality in all business dealings are also important in bringing about accomplishment and success. That is what I tell and try to infuse in all my employees,” she explained.

In some society and belief, it might be true that you have to attend and get an accolade and certificate from Harvard School of Business or any world-accredited business-oriented educational instituted so as to guarantee you have the righteousness paradigm and format in doing business and have the basic knowledge and protocol in doing business, we are not going to make a rebut to such idea, but in the actual world and environment in business, there are more things to consider than just sitting in the room listening to a lecturer as the secret of accomplishment in business is associated to the determination and distinctive way of thought of the leader to go or to shrink, the insight vision to do possible acquisition, sharing philosophy with partners, and the existing staff that you are happy to work with, which they are the natural sense and tip of the iceberg to gain potential in the market.

oining us this issue is the Hawaiian-Japanese Mr. Clint Nagata, the creative director and founder of Blink Design Group, one of Asia’s rising and leading design firm specialized in the field of hospitality industry. He’s very much traveled to closely monitor the site project across the region to ensure what he thought with his team design was properly translated into reality. He made a stop in Bangkok office to share with us his vision to steer the growth, how he navigates his young star design company from a regional player to be a global
52
player in the hospitality design industry within five years since its establishment in 2006. The journey of creative design of the 43-year-old Waialua native Clint Nagata explicitly started in 1993 by becoming the shareholder of Wimberly Allison Tong & Goo (WATG), one of the world’s celebrated design and architectural firm, and was also appointed as a director at Honolulu office. Nagata went to work as a project designer on the Hawaii Convention Center under WATG partner Don Goo. WATG is a global design firm and its project portfolio
includes the Hawaii Convention Center, Atlantis in the Bahamas, the Venetian in Las Vegas, Abu Dhabi’s Emirates Palace, the Four Seasons Wailea and the Hyatt Regency Kauai Resort & Spa. He was a major force to help navigate WATG to become one of the world’s top ranking design firms specialized in the areas of hospitality & leisure and hotel & restaurant, which they have offices in Honolulu, Newport Beach, Calif., Seattle, Orlando and London, plus two site offices in Cairo and Singapore. Considerably, such was a great flying start to
infuse about the entrepreneurial skill while his network or connection with customers and luxury brands started to increase from there until he thought it’s time to do the a design company himself by based on his personal connection, unique idea in creativities, and the natural sense. Blink Design Group (BLINK) was established in 2006 with the sight and vision to become a global player in hospitality design industry. It offers the integrated end-to-end range of service and comprehensive solution to hospitality industry, including brand identity, master planning, and architecture, interior design, and computer visualization. Blink has collectively designed hotels and resorts, restaurants, clubs, spas, and residences for leading global brands. They were all designed under the cornerstone that each project is a platform to achieve something extraordinary and create spectacular icons in Asia-Pacific region as Nagata’s aesthetic idea in style and design has fostered more opportunities to create future icons across key hospitality sectors, enabling him to work with a handful of international hotel brands and prestigious names in hospitality like Conrad, Hilton, Jumeirah, Langham Place, Le Meridien, The Regent, Sheraton, Westin, and a number of properties within The Luxury Collection brand. They will come to consult with Nagata to guarantee their hotels resorts and spas will be completed with the unique design, total experience of enduring perfection, and lasting impression. “It’s important to understand the position of a hospitality project or what we are going to design as Asian should be Asian while the addition of the touch of western modern is still always good. As a designer, we have to keep in mind the taste of interest and personality and character of the end-users of the target customers of a hospitality project or product. We’ve tried to tailor to the specific audience in the particular area and market,” says Nagata.
“It’s tough for me to identify which projects ever done are the most challenging, most successful and I am mostly proud of because every project ever involved is so unique as I like to follow the project idea that has never got built very much and I do like to utilize my idea in design and knowledge to do different and new projects. You know, it’s challenging to get out of the box doing something non-traditional and unconventional,” he says. As the environment in business is fast changing while the competition is noticeably growing and increasing in the promising hospitality industry, only the aesthetic idea in design and the common sense might not be enough to steer the company to maintain the company as a big player in the market. So, it’s the vision of the founder Nagata whether to go ahead or to shrink, to expand the scale and scope of working or to resize number of staff. Clint Nagata decided to do adopt the strategic acquisition plan to collaborate with the Space
Matrix, the Singapore-based design firm, which he believed that the merger will help reinvigorate and diversify the design idea from Blink and Space Matrix’s studio to create powerful combination of innovative thinking and design, aiming to offer non-traditional architecture and design and also to be able to surpass the expectations in hospitality industry ever done since 2006. “I joined force as the shareholder and director at Wimberly Allison Tong & Goo (WATG) in Hawaii, it’s quite a big company, so I had had a lot of support before I formed my own company in Thailand five years ago. I didn’t foresee the growth will grow so fast like today with more than 40 people to control. It might be considered too much for me to manage it, so I made a decision whether to grow to do more things or shrink by doing small scale and cutting the number of staff. And one day the Space Matrix gave me a call to discuss the possibility to collaborate. Then I thought at the time and said to myself why should I collaborate, it took time thinking out about it for a certain period and it was not until I met Mr. Alan Barr, director of hospitality at Space Matrix and got off to a great start because we have same vision and share the same personal background. The acquisition initiative can help us gain more identity, credibility to support our customer network and also help strengthen the overall operation and management,” declares Nagata. “So, the merger really helps support our network, enabling us to seek more brands and new and nice projects to do larger scope and scale of work,” he says. “I love Thailand and I also love Thai designers working here, but the acquisition plan gives us the chance to work in collaboration with other people in seven to nine different countries. So, I think it’s about building the brand on the staff and they can learn and experience from people with different background and it will help diversify the idea with people from the countries like Canada and other region.” 53
The world is changing and you have to adapt the design as well so as to grow up being the leader as the hospitality design these days is increasingly entering the consumer sphere and trend to do mix-use between hotel and residence within one building and hotel-alike residential project are growingly obvious and popular. Blink and Space Matrix have always tried to the design that tailors for the clients. And due to the well-deserved reputation for the tailor-made solution and the memorable record of unique design for distinguished hotel names, Blink was awarded a contract to design two of Starwood Hotels & Resorts’ new luxury 5-star properties in Saminyak, Bali, as the client looks for exceptional and innovative design from Blink. BLINK has been an important force behind the rebirth of Regent Hotels, with work continuing across three other Regent hotels in Bali, Taipei and Istanbul - as well as on the new Regent Place brand in Xi’an, China. “We have never been satisfied about who you are, but we are more focusing on who you can be, which I think our concept in design are always following that way. We don’t want to copy the idea and trend that we have just done today or even successfully used in previous projects, but we want to set the trend for tomorrow,” Nagata points out. “We can’t go off the art of thinking without thinking and it’s my personal passion and perception to have to come up with the new idea within the blink of the eyes.” “We have never been told in details what style to follow or what we must follow, it’s really come from our own sense and my personal and natural sense in design is oriented to simplicity
and elegance. My nature is Japanese which people in general will think that Japanese people’s natural sense will create things very clean and simple and yet modern and elegant.” “About a level of accomplishment, I have to give the credit to my past experience working with WATG for 13 years, which helped me form a network of people and connection. And the second is the Thai staff, I’d like to give the credit of the amazing accomplishment of Blink to all of our Thai staff, which is one of the main reasons that why I have to move to work here in Thailand as Thais are much more creative and I really feel more relax working together with them,” he says. Special thanks to Regent Phuket Cape Panwa for all resort photos. New Zealand train journeys has been said a every popular, or choose to go underground in the Waitomo Glowworm Caves, walk around Rotorua for thermal geysers and mud pools or stretch out on a golden beach at Coromandel Peninsula or Abel Tasman National Park is also not the bad idea to chill out in the peaceful country.

as scenic eco-cruises, bush walking and hiking. There is a huge variety of tourist attractions and sightseeing experiences for you to choose from. Whether you are interested to discover the mighty Milford Sound on a Red Boat Cruise, the awe inspiring whales of Kaikoura,
Te Papa the brilliant Museum of New Zealand or Sky Tower, the tallest tower in the Southern Hemisphere, enjoy a relaxing boat cruise on the beautiful Lake Wakatipu near Queenstown or just climb the New Zealand’s tallest mountain Mt Cook, you will find everything here.
Kiwi Road Sign The kiwi is a unique biological oddity-a survivor from an ancient evolutionary past. For New Zealanders the kiwi is a national emblem that stands for ‘kiwi’ uniqueness and ingenuity. Kiwis are nocturnal, and not known for their road sense, so signs like this remind drivers to take extra care on routes that run through kiwi country. Mount Cook Mount Cook National Park is a top spot for spectacular alpine scenery. All but one of its 29 peaks is over 3000m, so the park has become New Zealand’s mountain climbing mecca. Non-climbers can enjoy a selection of challenging alpine walks – from the one hour Red Tarns stair-climb to the relatively flat hike to Kea Point.
Balloon over Canterbury The central Canterbury Plains area is considered New Zealand’s premier hot air ballooning location. Flights are generally flown around day-break, when air conditions are clear, calm, cool and stable. As you drift along with the breeze, the Southern Alps become more distant and the Pacific coast emerges as a surf fringed blanket of blue.
Cape Kidnappers by coach Cape Kidnappers is a headland at the southwestern extremity of Hawke’s Bay. The cape was named by Captain Cook after an attempt by local Maori to abduct one of his crew. In 1870, a local naturalist noted the existence of a small gannet colony at the cape – around 50 birds. Today the colony has grown to around 20,000 birds. 57
Geothermal action, Rotorua The Rotorua geothermal field contains around 1200 geothermal features, including geysers, hot springs, mud pools and fumaroles. In a geothermal field, rainwater runs through cracks in rocks towards an underground heat source, getting hotter as it descends. It then rises to the surface to create the visible phenomena that have made Rotorua so famous. Milford Sound in summer Carved by glaciers over thousands of years, Fiordland is a world of deep waters, tall peaks and waterfalls. Milford Sound can be explored by cruise boat or sea kayak. There’s also a network of walking tracks in the area, including the world famous Milford Track. Most visitors use the lake town of Te Anau as a base for explorations. White Island Offshore from the city of Whakatane is White Island, New Zealand’s most active volcano. Armed with a gas mask and hard hat, you can explore the island with a guide. The question is, will you arrive by boat or helicopter? The boat trip has the potential for dolphin encounters; the helicopter ride provides astounding aerial views. A hard decision! 58
Coastal view of Mt Taranaki Maori legend holds that Mt Taranaki once stood alongside Mt Ruapehu and Mt Tongariro on the central volcanic plateau, but a dispute over the affections of the beautiful Mt Pihanga caused Tongariro to blow his top and drove Taranaki to flee to the coast. Misty, rainy weather on the mountain is said to be a sign of the mountain’s loneliness and grief.
Misty Mountains The Southern Alps, which stretch for 550 km from Blenheim to Fiordland, were the obvious choice to portray the Misty Mountains. In many cases, helicopters were required to fly crew and cast to shooting locations. This scene shows the mountains above Glenorchy, which sits at the northern end of Lake Wakatipu.
Tongariro Crossing scenery. You’ll need a whole day to complete the Tongariro Crossing, and a reasonable level of fitness, but the amazing sights make it all worthwhile. The barren volcanic landscape is punctuated by vividly coloured lakes, steaming fumaroles and lava formations. The area served as Mordor in the Lord of the Rings movies-it’s easy to see why. Rangitoto on the horizon The perfectly symmetrical shape of volcanic Rangitoto Island provides a stunning backdrop for Auckland’s North Shore beaches. If you can’t manage to sail over to the island, pack a lunch and catch the ferry. The walk to Rangitoto’s summit is one of Auckland’s best adventures.
Ski-lift, Whakapapa Skiing on an active volcano is the coolest way to go. Whakapapa skifield on Mt Ruapehu has killer views looking west to Mt Taranaki, and it’s often open right through to the first month of summer. In spring the skifield holds its Snowboard Festival-a total blast for devoted boarders. Cannibal Bay, Catlins The Catlins is an area on the south-east coast of the South Island. As a touring route, it is highly scenic-beaches, bays, waterfalls and wildlife promise to keep your camera busy. This beach, known as Cannibal Bay, is a breeding a resting ground for Hooker’s sea lions and elephant seals. Whale tail, Kaikoura Kaikoura is one of the few locations in the world where whales can be seen from the shore. For an even closer look, visitors can board a whale watching tour. Sperm Whales, Humpback Whales, Orca and a variety of dolphins live in the nutrient-rich waters off the coast of Kaikoura. Snorkelling with seals and shark diving are other local specialities. There are 79 species of whale and dolphin in the world today. 34 of these species have been sighted in New Zealand waters, and over half of these are in the waters off Kaikoura. Whale watching trips leave daily-you can just about guarantee you’ll see a sperm whale or two.
59
Self-drive heaven Well-formed roads and clear signage support the freedom of self-drive exploration in New Zealand. The traffic is generally light and delightful stopovers appear frequently. The country offers steadily changing geographies, passing quickly from farms to forests, river plains to mountain passes and long stretches of dramatic coastline. Every day is distinctly different.
Karangahake Historic Walkway The Karangahake Historic Walkway can be explored on foot or, more quickly, on a bike. Some of the walkway follows an old railway line, crossing a spectacular bridge and journeying through an 1100 metre tunnel. Along the way you’ll encounter old gold mining buildings and machinery. In summer you can cool off with a dip in the pool at Owharoa Falls. Kiwifruit Take a fun-filled tour around a commercial kiwifruit orchard and learn all about this wonderfully healthy fruit. Grown mainly in the Tauranga and Te Puke areas, the kiwifruit has become a significant New Zealand export crop. Today 80 million trays of kiwifruit are exported to 78 countries around the world. 60
View of Mount Maunganui From the base of Mauao, a seemingly endless surf beach stretches around the Bay of Plenty to Whakatane and beyond. On the harbour side of the peninsula there’s a sheltered beach ideal for kayaks and sail boats. Soothing hot saltwater swimming pools at the base of the mountain provide a current-day reminder of the area’s fiery volcanic past. Wine country, Wairarapa The Wairarapa is an incredibly versatile wine growing region. It produces outstanding pinot noir, merlot, chardonnay, gewürztraminer, sauvignon blanc, riesling and pinot gris. A comprehensive wine trail should include the Martinborough Wine Village, Ponatahi Valley and Gladstone. A sprinkling of vineyard cafés provides sustenance along the way. http://www.newzealand.com/

All dinners and food critics had high expectation when it comes to terming with the fusion food dating back to several years ago as fusion cuisine was a buzz word and many bistros in Bangkok jumped on the bandwagon cooking the idea to break the culinary norm to create cross-cultural motif on well-designed plate. But in the neck of the time the fusion food a bit confused customers while number of chefs wished to kick the word “fusion out from the culinary dictionary. Such collision course has made such culinary trend of fusion delights becomes less appeal while eateries have increasingly emphasized more on enhancing and playful atmosphere with captivating view to compliment the meal in recent years.

The Hidden Causes
Of Heart Disease We might have generally heard that age is an important risk factor in developing cardiovascular diseases, coronary thrombosis or coronary heart disease, but in face such kind of cardiovascular diseases, especially the coronary artery disease, are relatively associated to the lack of stringent lifestyle when it comes to eating, tobacco smoking, and the excessive alcohol consumption. Meanwhile, the mercury found from food that we daily consume and the exposure to air pollution can lead to the accumulated metallic poison in our blood vessels, allowing the soft vulnerable plaque to build up in the structural properties of the vascular wall. The latter is the biggest hidden and invisible cause coronary heart disease, heart failure, and deaths worldwide.
Coronary heart disease is a disease in which a waxy substance called plaque builds up inside the coronary arteries. These arteries supply oxygen-rich blood to your heart muscle. When plaque builds up in the arteries, plaque can harden or rupture (break open). Hardened plaque narrows the coronary arteries and reduces the flow of oxygen-rich blood to the heart. If the plaque ruptures, a blood clot can form on its surface. A large blood clot can mostly or completely block blood flow through a coronary artery. Over time, ruptured plaque also hardens and narrows the coronary arteries, leading to the weakened heart muscle and heart failure. 70
Risk Factors: Dr. Chatchai Sribundit MD from the Absolute Health Clinic explained that male gender during mid-range age is more possible to faze with cardiovascular or coronary heart
disease, depending on the reluctant way of spending their lifestyle. Other risk factors to the disease is also closely related to high blood pressure, high serum cholesterol levels, tobacco smoking, excessive alcohol consumption, obesity, lack of physical activity, psychosocial factors, diabetes mellitus, including air pollution, which is the invisible cause of metallic poison in coronary arteries. According to the American Heart Association, Coronary Hearth Disease is the most common type of heart disease and the number one cause of death for both men and women in the United States, highly depending on the changes of lifestyle, drug treatment or social
change. And the mercury found from some fishes and other seafoods and the exposure to air pollution can lead to the accumulated metallic poison in the blood, which is associated to cardiovascular disease. Dr Chatchai also mentioned to the bad cholesterol or LDL as an individual contribution to causing the blockages of atherosclerosis. There is both good cholesterol and bad, it’s an essential fat that provides support in the membranes of our bodies’ cells. Some cholesterol comes from diet and some is made by the liver. Cholesterol can’t dissolve in blood, so transport proteins carry it where it needs to go. These carriers are called lipoproteins, and LDL (low-density lipoprotein) is one member of the lipoprotein family. Higher LDL levels put you at greater risk for a heart attack from a sudden blood clot in an artery narrowed by atherosclerosis. Getting your LDL cholesterol checked helps determine your risk for heart disease. The ccoronary artery disease is associated to the development of plaque in the wall of artery. Dr. Chatchai explained that plaque is divided into hard plaque and soft vulnerable plaque, if hard plaque builds up in the arteries that supply blood to the heart; the blood flow slows or stops. This decreases the amount of oxygen that gets to the heart, which can lead to a heart attack, the patient will feel tired only after a little exercise, feel the pain at the heart area or chest pain, and feel uncomfortable to breathe. The discomfort can feel like uncomfortable pressure, squeezing, fullness, or pain. They are the visible sign or symptom of 72
the coronary heart disease. Unlike hard plaque, the patient with soft vulnerable plaque will not show the visible sign or symptom like having hard plaque in the coronary artery. And most heart attacks and death are caused by soft or vulnerable plaque. This vulnerable plaque is a fragile and inflamed part of an artery that can burst or disrupt. This can lead to the formation of a blood clot, which can lead to heart attack. The high blood pressure, high levels of cholesterol and triglycerides in the blood, and smoking are believed to lead to the development of plaque, including genetic factor, which can also cause plaque to build up in the arteries. The introduction of optical coherence tomography (OCT), a catheter-based invasive imaging system using light rather than ultrasound, has proven to be an innovative contribution to the diagnostic approach to
detect soft vulnerable plaque, but such method is still complex and not generally used. Prevention & Healing: Coronary heart disease is a narrowing of the small blood vessels that supply blood and oxygen to the heart. It cannot be cured but it can be managed effectively with a combination of lifestyle changes, medicine and in some cases surgery. Meanwhile, the group of functional medicine will employ oxygen and ozone to get rid of waste metallic poison from the coronary arteries. The Absolute Health clinic will emphasize on finding the actual root of the problem so as to reduce the risk as soft plaque is hard to diagnose and show no symptom, and it’s significant to causing coronary heart disease and heart attack. Simply being addicted to any low-fat intake and focus on high-fiber diet including whole grains and plenty of fresh fruit and vegetables to avoid extra cholesterols that will build up inside the wall of the blood vessels, stopping smoking will quickly reduce your risk of coronary artery, including eating more healthily and being more physically active will also reduce your future risk of heart disease. Alcohol intake will increase the risk of cardiovascular disease, so let’s quit smoke and avoid being the secondhand smoker and stop drinking and be as physically active as you can. And last but not least, just be yourself and do what you love to do to reduce depression and avoid feeling stressed as the end result is the ultimate happiness in your life. Don’t abuse your life by doing what’s against your will. That’s a real cause of heart disease today. Supportive Information: American Heart Association

Silom, Ladprao, Ratchadapisek, and other coveted locations in the Central Business Districts (CBD), suburban Bangkok, and other non-CBD areas with mass transit connection. The residential development has noticeably evolved from the developer-led market, when buyers had very limited choice of product and service in the past decades, to location-oriented approach before innovatively transforming
itself into what experts and professionals in the industry widely call design-led market. It’s actually the sensation of modern lifestyle that has increasingly dominated and dictated what the architectural response would turn out to be. The question of balance and the matter of taste of people are also playing as the key role to determine a whole new approach to design the interior in a residential unit.

Living In Chiang Mai The Modern-Tradition Lifestyle
Chiang Mai is going beyond pondering about the pristine quaint, rustic town of picturesque way of living and farmers in ox-carts along the road as generally depicted in travel brochures. But the province is still the gem of the north as a result of the massive tourism campaigns and the thriving tourism industry, making it a bustling modern city with a rapid growth of new hotels and conceptual resorts. Chiang Mai’s condominium market is booming and still a popular location for condominium development. It has also seen a steep rise in the sale of new villas, invariably in gated communities. Many new buyers are generally Thais from Bangkok looking for a better quality of life.
A
ccording to statistics from the Department of Land, there are approximately 18,640 condominium units in Chiang Mai, more than 6,000 of which have been launched in recent years. Currently, there are more than 10,000 condominium units in the city with an average price of Bt1.5 million per unit. The Government Housing Bank (GHB) reported that condo sales totaled 3,500 units or Bt8,000 million in 2011 with 3,000 of those units in the city distributed among 12 condo projects. 2012 saw 33 new condo projects launched. In the meantime, land prices in central Chiang Mai have seen a dramatic increase this year and set to rise further as the city continues 88
to attract more tourists and new residents. In gated communities, the land price is increasing from Bt1 to Bt2 million per rai (1600sqm). The land prices in Chiang Mai have increased more than 100 percent in some locations such as the Nimmanhaemin Road and Super Highway, Chiang Mai-Lampang Road. Expecting that within the next five years, the price of land in the city will be much higher and there will be less land for gated communities. It is expected that more Chiang Mai people will live in condos and the average price of a unit will be in the region of Bt1.5 million. Meanwhile, housing projects will be expanded to areas outside the city, like Mae Rim, San Sai,
Doi Saket, Sankampaeng and Saraphi. Chiang Mai is increasingly enjoying the diversity of expatriates-mainly American, British, Australian, Dutch, French and German-and a growing number of Japanese and Korean retirees who spend four or five months a year in Chiang Mai during cold east Asian winters, drawn by the climate and good medical care. The region’s thriving economy has been bolstered by the arrival of 10 shopping malls, a planned fourth ring road and high-speed rail link to Bangkok. The proposed creation of the Asean Economic Community (AEC) by 2015 is set to cement Chiang Mai’s position as a commercial hub serving nearby Laos, Myanmar and southwest China.

However, the focus on the type of land sought has shifted from beach property to sea view. This is mainly due to supply shortages of quality beach land. Most seaside land is already occupied by hotels and resorts, forcing new developers to look to farmland for their projects. Hua Hin has all the ingredients for a very special holiday experience. Besides sun-filled days on the mile-long white sandy beach and the superb seafood sold along the beach to tempt your palate and many fine seafood restaurants on the street and the main road,
discerning travelers can still sense the special atmosphere and the old charming through cultural attractions situated around Hua Hin town waiting for you to discover. The cultural sites include the Hua Hin railway station, the royal palace, Wang Klai Kangwon Palace. Hua Hin is also renowned for its golf courses and becomes a paradise for golfers as the country’s first golf course was found in 1924, which was built in the lush countryside. Other factors that help maintain Hua Hin as the top hideaway of the gulf of Thailand is the annual festival such as the King Cup’s Elephant Polo, Hua Hin Regatta, and of course Hua Hin Jazz Festival, the annual jazzy gig on the dazzling beach that catches the world’s eyes. All of those mentioned help lift Hua Hin to be a favorite vacation for Thais as well as expats.
