A little bit of history
“A big WELCOME and enjoy”

Broadway’s origins are uncertain, but even as far back as the 11th century it was a thriving village. Like many Cotswold towns, it grew prosperous due to the wool and cloth trade and later became an important staging post between Worcester and London. When the railway in Evesham opened in 1852, use of stagecoaches waned and the village became a popular artist’s escape; famous visitors include John Singer Sargent and William Morris.

One of Broadway’s most striking features is the architecture - a large proportion of the local buildings are made from limestone and they date from as far back as the 16th century. That’s no major surprise though when you consider the fact that Broadway was first settled around 5,000 years ago. Many of the buildings are built from the characteristic honeycoloured Cotswold stone, with thick walls and deep mullioned windows. If you crave the chocolate-box style of a characterful cottage with roses or wisteria draped around the door, you may just find it in Broadway. The Upper High Street and Springfield Lane are the most sought-after locations, with the former featuring a wide range of period cottages and larger country homes with land attached.

Why move to Broadway?

As you’d expect with an area that’s so heavily reliant on tourism, Broadway is home to numerous hotels, B&Bs and public houses as well as fine restaurants, independent shops and cafes. Not only does this selection of amenities ensure tourists have a pleasant stay, it also ensures that locals are well catered for. In particular, the area benefits from the nearby Farncombe Estate and its trio of luxury hotels,

plus their accompanying acclaimed restaurants, as well as the Daylesford empire to the east. The location of Broadway makes it ideal if you need regular access to the UK’s largest cities including Birmingham and London - it’s just over two hours away from central London by road and accessible by train from nearby Evesham or Honeybourne. For a small town in the heart of the Cotswolds countryside,

Broadway has a surprising number of excellent hotels and restaurants with more to be found in the local area. Within the town there is the renowned Lygon Arms, The Broadway Hotel, Broadway Deli, an Indian Restaurant and all manner of cafes and tea rooms. On the Farncombe estate nearby, you can enjoy everything from afternoon tea to private dining, seafood to upscale bistro fare at The Potting Shed.

Ideal living

Picture-perfect with its honeycoloured stone buildings and wide, genteel high street (hence the name), Broadway is arguably one of the most beautiful Cotswold villages – indeed it’s moniker is ‘The Jewel of the Cotswolds’. It really does feel like you are on a film set here it’s so pristine and wellgroomed. Located five miles west of buzzing Chipping Campden, the lovely lanes are home to artisan delis, art galleries, upmarket tea rooms, antique shops and boutiques. Whilst it gets its fair share of visitors it has a strong local community, a lovely central village green and being right on the border of Worcs and Glos (and just 20 minutes hop to Oxfordshire) you are really well placed for the best of both counties.

For boutique browsing Broadway is a total joy. No big high street names, instead countless quirky independents. New for 2022 is At Home With the Rudds, a gorgeous luxury homewares and interior emporium. Cotswold Trading is one of our favourites, it goes on for miles, stocking Alex Monroe

pendants, show-stopping cookware and cashmere throws. Slate is the place for fashion if you’re after a Rino & Pelle coat for winter. Also great are All of My Heart for gifts and trinkets and The Cotswold Chocolate Company which has amazing gourmet chocolate. For swanky interiors visit Mary Maggs, one of the best places here to find heavenly homeware. Don’t bypass the Sue Ryder charity shop, either, it has some brilliant, high fashion vintage treasures waiting to be snapped up on its rails.

So, you’ve collected the keys from Hamptons and moved into a new house with a generous size garden but no character or features. What’s the first step?

We need to understand how clients want to live in their space, so our first step is always a consultation. You tell us what your dream lifestyle looks like, and we’ll design the space to make that lifestyle possible.

What if a client is selling a house and needs to add some kerb appeal; they may not want to invest as much as a buyer, so what would you suggest?

It’s really important to create a welcoming entrance, so think about dressing steps or front driveways with pots and furniture that you can take with you afterwards. Another consideration is privacy - can you screen the property from neighbours or from the road with panels or greenery? We’ve got lots more ideas in our blog on Home Entrance Design Tips.

I guess people are influenced by things they see on gardening shows. What sort of things are on trend at the moment?

Outdoor living is the big thing. Cooking outside, eating outside, or just having a covered space to sit, even in the rain. With the right heat sources, you can enjoy being outside, no matter the weather. Do your clients have specific ideas about what they want or do they more often give you a blank canvas to work with?

Both: we can enhance a client’s existing ideas or we can build their dream from the outset.

Does it matter what time in the year people contact you?

We work all year round, although winter is a great time to get the garden built as you don’t miss using it. It’s always good to plan ahead as the process, depending on the complexity and how busy the client is, can take time.

Meet Danillo Mendoza of Cotswold Flooring

Tell us a little about the background of Cotswold Flooring?

I’ve been working in the industry for 15 years, my passion for the trade inspiring me along the way as I worked with other respected companies until 2015, when I took the leap and founded my own, Cotswold Flooring & Interiors Ltd.

It’s a great privilege to be asked to work in any property, be it someone’s home or a commercial building, and it’s a responsibility that I take very seriously from start to finish.

We’ve worked with some incredibly talented people on every type of property over the years, from traditional Cotswold cottages to new builds, to listed buildings, and have also showcased our work at international level. I am very proud of everything my team and I have achieved.

How would you describe the current tastes and trends in flooring?

There has been a steady decline in demand for carpet over recent years as clients lean more towards investing in hardwood floors, LVT and faux sisal likely owing to their longevity and being easier to keep clean.

The one exception to this is stair runners. We love our stair runners in the Cotswolds! We’re definitely finding that people are getting more adventurous in their choices. Bright colours and bolder patterns are increasingly popular with stair runners, carpets, and rugs, while chevron patterns remain a firm favourite with hard floors.

What do you enjoy most about working in the North Cotswolds?

It’s such a beautiful part of the country and I’ve been lucky enough to have had the experience of working in some wonderful properties. I’m excited by all the projects we work on but I’m particularly fascinated by the older buildings as I have so much respect for what was created by tradespeople hundreds of years ago. That it was all done without the modern tools that we have available to us today never fails to impress me.

Is there a project you are most proud of?

There have been many complex and challenging requests over the years, but we have always found a way to bring the client’s vision to life.

The honest answer is that I’m proud of all the work we do but completing a fitting in a very old property and seamlessly blending the old and the new without losing any of the building’s charm and character is very satisfying.

At the end of the day, it’s all about the client. The most important thing is that they are happy with our work and proud of their home. If we’ve achieved this, then I’m proud.

What is your process for working with private clients when it comes to interior design?

Our journey together begins with a complimentary consultation. We help you develop a comprehensive design for your home, paying particular attention to your lifestyle, all-important wish list, must haves, design goals and any challenges. We talk together and explore what inspires you. Our role is to provoke your thoughts & emotion and simply just listen. To allow us to understand your initial thoughts and how you would like to experience your home to bring it to life through intelligent, considered choices on colour, texture, shape & proportion. We will discuss and agree the budget with you and how this is managed to your best advantage throughout the process. After that era ended, he started to commute further afield and work in Swindon; we soon relocated to the Evesham area. I was always on the tractors and other machines as a young child. It was when my father was carrying out a job at Buckland Manor when I was 10 years old that was a real eye opener for me, the moment I knew that I would follow in my father’s footsteps. It was incredible to see such a beautiful and grand property as a young lad from the valleys and to watch my father working there in the gardens. My first job was at 13 in a nursery, from there I started studying amenity landscaping and bricklaying at different colleges. I met Dave, my tutor, at Pershore College while studying landscape design. In 2006, I started PAS Landscapes. Dave, my former tutor, was the first team member. He is still with us today.

What things do you consider when you are designing a garden?

When we first assess a potential project, it’s all about connecting with the customer and understanding their vision. How do they want to use their garden, and what do they hope to get out of it? Only then can we begin to create a plan that will meet their needs and exceed their expectations.

Designing and creating a garden is about telling a story in our opinion and that’s something we are passionate about. As we first meet our new customers with the initial concept, through to creating the perfect design, it is exciting to then start working on the construction and bring the design to life to deliver the finished garden at its full potential. It is lovely that lot’s of our customers chose to stay with us for a maintenance package on their garden, with many that have been with us for over 10 years. We select elements from the customer brief, we look at things that they want to keep, the surroundings and local area,

consider focal points and how to bring out the full potential of their garden, that will become an extension of your home and an outdoor living space to ne enjoyed for decades. We always source our materials locally, because it’s important to us. It’s important to the environment and to the economy.

When is the best time to landscape your garden?

We believe that the perfect time to start the construction of your garden is in the Autumn or Winter period. This means that your garden will be completed in time for you to see the first year in full, from the spring time and then through all the seasons in the year.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
