Interview with Out The Box Architecture

Tell us a little about the background of Company. Out The Box was formed in 2020 after I parted with my previous employment of 22 years. I took the opportunity to start working for myself.

Based in Bickley, Out The Box delivers a wide range of high quality and professional design services for all types of building commissions. We have over 25 years’ experience in delivering residential commissions ranging from smallscale domestic refurbishments through to extensions and new build residential schemes.

We have also been responsible for a delivering a range of specialist facilities and commercial/ mixed-use developments.

Why should people choose to use an architect?

The most important element for me is being able to offer unique ideas and smart suggestions for clients that they maybe never thought of.

For any project, you need just the right blend of imagination and practical thinking. The use of creative solutions to design constraints to create an original space that is both unique and functional.

By going the extra mile, your home improvements will exceed expectations and deliver a space

that you can be truly proud of. The sky really is the limit.

It can also help to visualise your project. In the initial stages of the project, design ideas can be seen in perspective real views using 3D modelling software.

3D software helps you to imagine the space and allows you to make any design changes or adjustments before physically laying down the bricks and mortar. It’s far easier to remove a wall in a virtual space than it is to do so in reality.

What

projects are you most proud of?

Residential Extension. Out The Box completed a large two-storey front and rear extension at Southborough Road Bickley.

The client also chose to transform the atheistic of the building with a complete refresh of the external envelope.

The house is now an impressive 4-bedroom family home circa 3,500sqft with a large double height entrance hall and large family space extending the full width of the property at the rear with feature vaulted ceiling bedrooms to the first floor.

Residential New Build Out The Box were chosen for the initial concept design of Woodside, a project featured in the Wall Street Journal.

A beautiful new build house with all the character of an old Georgian rural family home. Situated on what could arguably be described as the best plot in the prestigious Chelsfield Park with its easy commute into London.

The property has a real country house feel to it, and a well-thought-out layout to cater for family life. Built on a magnificent 3/4 acre plot, this significant home of approximately 7,300sqft.

You’re a well-known company in the area, how long have you been in business?

Quite a while! We have recently celebrated our 40th anniversary.

We were established in 1984, specialising in designing and installing kitchens but over the years we’ve grown and adapted our offering to suit our clients requests and now include bespoke furniture for every room in the house, though handmade kitchens are still at the heart of what we do.

And kitchens are said to be the heart of the home, why do you think that is?

Food brings people together, I think it is as simple as that. Kitchens are one of the most used spaces in a home and it is all about bringing people together to eat, entertain, chat or work ( and relax! )

We love working with our clients to make sure that their kitchen works perfectly for their family dynamic, whether it’s a sociable entertaining space, a comfortable spot for the kids to do their homework, or a more professional kitchen for budding MasterChef’s.

We complete a lot of full home renovations whereby we ensure each and every room works perfectly for our clients. Most of our customers are south of the river and within 30 miles of our workshop in Tonbridge.

If there’s one piece of advice you could give to a family who are in the market for a new kitchen, what would it be?

Just one? That’s tricky!

I think it would be make sure that you go to the company’s showroom and spend a bit of time looking at their display kitchens. Open doors and

drawers, check the fixtures and fitting and have a good poke around to see if the quality is there. Ask questions, take your time, and entrust your designers …

You can get a good idea about a company’s design skills from looking at their website, but nothing beats going into the showroom and seeing their work for real.

Tell us a little bit about you and how you became a partner in Amphlett Lissimore

I’ve been working in residential property since 2012, and I specialise in conveyancing, which is the buying and selling of property. Having joined Amphlett Lissimore Solicitors in 2014, I now have over a decade of experience, and I was made Partner in June of this year. As part of my role as a partner in the firm, I manage the wonderful residential team at our West Wickham office. What’s the best piece of advice that you give to anyone buying or selling their home?

Buying or selling your home is a huge life change so my best piece of advice to anyone going

through the process is to be realistic about what it will require from you and the amount of time it may take.

How has the role of the conveyancer evolved over the years and what changes are you seeing in the property process currently?

Legal documents and processes are considered ‘behind the times’ – this is because most official documents, such as contracts and transfer deeds, still need to be printed and physically signed. Clients used to have to attend in person with their identity documents and have them certified by a solicitor. But times are changing. Many of our clients now complete electronic identity checks, which can be done all over the world, and do not require them to take time out of their day or arrange time off work to come in to see us. We are also seeing the rise in DocuSign documents which will allow clients to sign documents electronically and move away from the printing and posting processes currently still in place across most of conveyancing.

Family days out

The Borough of Bromley is a great destination for all family members, offering entertainment for kids of all ages. We’ve picked some of the most popular family-friendly things to do and sorted them into a handy list.

High Elms Country Park

High Elms is a great outdoor day out. It’s a big woodland, with pretty spaces to have a picnic in the walled garden. There are lots of places to walk to, with old ruins to view, which display notices informing you which buildings were previously there and what they used to look like. You can also wander onto the High Elms Golf Course – just watch out for flying balls! The car park is a little small, but you can drive further on to find an additional space to park, at Cuckoo Wood. During half terms and holidays, the Nature Reserve has events for kids.

Christmas Tree Farm

Don’t be fooled – this farm actually has very little to do with Christmas Trees. It’s a lovely little farm that has a variety of animals to discover, such as sheep, llamas, cows and donkeys. Christmas Tree Farm is the perfect size for toddlers to wander round and not feel overwhelmed, but older kids will enjoy it too especially as you can buy food to feed the animals.

The Horniman Museum and Gardens

The Horniman Museum and Gardens is a family-friendly, free attraction in Forest Hill. Established in Victorian times by Frederick John Horniman, the museum’s collection has now grown to take in anthropology and musical instruments, an acclaimed aquarium and natural history exhibits. Unlike many museums, visitors can interact with artefacts, enhancing the experience. Charles Darwin Downe House

Tread in the very rooms where Charles Darwin worked and lived, including the study where he wrote! You can visit the English Heritage property of Downe House. It’s surrounded by beautiful gardens that acted as Darwin’s ‘living laboratory’. There’s a family trail, Victorian clothes to try on, a beehive and lots of space to play. Downe House also has a cafe. Beckenham Place Park

Beckenham Place Park is a huge, lovely green space. A top tip is to park on a side street near Braeside, as the car park is expensive, but the park itself has a big sandpit for kids to play in, a nature playground, lake and a story trail for younger kids. Lots of places to get food and drink, but plenty of space to have a picnic too. One of the best things for teens and tweens to do in Bromley, is wild swimming at Beckenham Place Park. Chislehurst Caves

These caves have been carved out for over hundreds of years. The caves were dug for chalk, used in lime burning and brick making for the building of London, as well as for flints to fire the tinderboxes and flintlock guns of years ago.

First open to the public in 1900 as a showplace, the guides told the Victorians history of Romans, Druids and Saxons, smuggling and murder. The last 100 years has added munitions storage for the Woolwich Arsenal in the 1914-1918 war, mushroom growing in the 1920s and 1930s, and becoming an underground town as the largest deep air raid shelter outside of London, protecting over 15,000 people every night, during the Blitz.

In the 1950s, 1960s and 1970s, the caves were used as a venue for dances and concerts, presenting the foundations of jazz, skiffle and folk music, to the most famous names in pop and rock.

The caves are now open as a tourist attraction and education centre, with a gift shop and café catering for visitors, group outings, private functions and children’s parties.

Tell us a little about the background of your company

After 15 years of designing, supplying and fitting bathrooms, Robert Rankin opened his own luxury bathroom showroom in West Wickham, Kent, in July 2019. His wife, Heather, realised this was the opportunity to trade in her career in corporate support to make use of her passion for interiors (and tiles!). Her focus is on design, sourcing products and producing CAD drawings to allow customers to visualise the space they are creating. This is the perfect complement for Robert’s technical knowledge and practical experience.

Choosing a bathroom can seem a daunting task, especially with so many options and styles to choose from. We want to make the process as straight forward and enjoyable as possible. The small shop frontage belies the “tardis-like” showroom behind - always a talking point with customers.

• Buy quality brassware and any products with moving parts, eg shower doors, from a company with a proven customer-focused track record

• It is important to test the products before buying – how they feel and operate - something that cannot be done when buying online.

I’m absolutely delighted to have recently announced that Bickley Park is becoming co-educational and in September 2024 we were delighted to welcome our first girls into Reception
