Our CORNER of THE WORLD
East Bay, part of the larger San Francisco Bay Area, is a fantastic place to live for many reasons. With its diverse communities, thriving economy, stunning natural beauty, and vibrant cultural scene, this part of the Bay Area offers an exceptional quality of life that attracts people from all walks of life.

One of the biggest draws of this area is its diversity. Cities such as Oakland, Berkeley, and Walnut Creek offer a rich blend of cultures, languages, and traditions. This is reflected in everything from the local food scene to community events and public art. Whether you’re looking for authentic dim sum, Mexican street tacos, or Ethiopian cuisine, you can find it all here. The region also has a strong sense of community, with numerous neighborhoods that are welcoming and full of character.
The local economy is both strong and growing. It is home to a wide range of industries, including technology, healthcare, education, and the arts. Many people who work in San Francisco choose to settle here due to the relatively lower cost of living and excellent public transportation options, including BART (Bay Area Rapid Transit). Additionally, cities such as Oakland have thriving business hubs, including the Uptown district, which has become a hotspot for startups and entrepreneurs.

For those who love the outdoors, this part of Northern California offers unparalleled access to nature. The East Bay Regional Park District maintains over 120,000 acres of parkland, providing ample opportunities for hiking, biking, and wildlife spotting. Popular destinations include Redwood Regional Park, with its towering coastal redwoods, and Mount Diablo State Park, which offers breathtaking panoramic views of the Bay Area. Additionally, the shoreline along the San Francisco Bay provides scenic walking and cycling paths, perfect for those who enjoy waterfront views.
Education is another major advantage of living in this region. It is home to world-class institutions such as the University of California, Berkeley, one of the top public universities in the world. There are also numerous highly rated public and private schools, making the area an attractive choice
for families. Libraries, museums, and cultural centers further contribute to its reputation as a hub for learning and innovation.
The cultural and entertainment scene is second to none. Oakland has a thriving arts community, with music venues, galleries, and theaters showcasing local and international talent. The Fox Theater and Paramount Theatre are iconic venues hosting concerts and performances year-round. Berkeley’s famous Telegraph Avenue is a hotspot for bookshops, cafes, and live music, while the city’s renowned theater district includes the Berkeley Repertory Theatre, known for its high-quality productions.
Finally, East Bay enjoys a fantastic climate. With more sunshine and warmer temperatures than foggy San Francisco, it offers the best of California weather without the extreme heat of inland areas.

Overall, this dynamic and desirable region offers diversity, economic opportunities, natural beauty, topnotch education, and a rich cultural life—all while maintaining a unique identity that sets it apart from the rest of the Bay Area.

STEP 1
Understand
your child’s need
When selecting an school for your child it is important to take into account your child’s individual needs, learning style, interests, and goals when making this decision.
STEP 2
Research on different Schools
Once parents know what type of a school their child will benefit in, they should start researching those schools and make a list. By researching different schools, parents can get an in-depth understanding of the educational opportunities that each school provides and determine which school would be best suited for their child’s needs. Additionally, researching on different schools can provide parents with insight into the safety and security measures that are in place at each school, and give them a better idea of the quality of education they will be providing for their child.
TIPS FOR PARENTS
STEP 3
Visit the shortlisted schools
Once parents have made a list of the shortlisted schools, the next step should be to visit them. Visiting different schools gives parents an opportunity to assess the quality and worthiness of each school and determine which one is best suited for their child.
STEP 4
Application Form
For a parent, the final step to selecting a school for your child should be to apply to the top selected schools. It’s important for parents not to restrict themselves only to one school application and apply to at least 2-3 best schools in case the child doesn’t get selected in one of them. Also its important for parents to start the application process as soon as possible before the school stops taking in more students.

At CDA, we believe in making the most out of every opportunity, be it design or otherwise. We believe that awe and inspiration are just as important as safety and security, and that the devil is most certainly in the details. We thrive on the idea that our work is making a difference in the daily lives of our clients. We believe in nurturing our relationships and local community and have dedicated our practice to helping homeowners to this end. Most importantly, our goal is to ensure every client is happy with the final result. I’m fortunate to have a team that shares these values.
My passion for architectual design began in second grade when I built a model hotel for a class project. The power of being able to determine the experience of those imaginary inhabitants was intoxicating! That early spark led me to focus my career on:
• Expanding homes to meet the needs of growing families
• Designing ADUs to accommodate aging-in-place and provide supplemental income
• Improving your home’s connection to nature
• Reimaging your space to support and enhance your daily life
• Helping homeowners make informed decisions about the costs/benefits of renovating

A Project We’re Proud Of:
Mid-Century Sanctuary – Kensington, CA
We revitalized and expanded this mid-century modern home, creating a seamless indooroutdoor living experience. A new multi-purpose sunroom connects to a spacious party deck with a built-in hot tub and outdoor shower. Expansive folding doors allow the indoor pool to flow naturally onto the deck, the complex design required close collaboration with the engineers and contractors.
Updating this architectural gem was both an honor and a responsibility. The homeowners’ involvement made the process even more rewarding, and the final result blends harmoniously with the original structure.
Words of Encouragement
When you collaborate with a team that understands your needs, the journey becomes not just productive but truly inspiring. Finding the right architect—one who shares your values, design sensibilities, and communication style— ensures a smooth, fulfilling process. A wellmatched partnership fosters creativity, trust, and excitement, making every step of your project a rewarding experience.

Tackling INTERIOR DESIGN IN YOUR
New House
BENEFICIAL TIPS AND GUIDELINES
Moving into a new house is an exciting milestone, brimming with possibilities for personalisation. However, the process of interior design can seem daunting with countless decisions to make and numerous styles to consider. By following a structured approach and keeping a few key principles in mind, you can transform your new house into a home that reflects your personality and meets your practical needs.

Before you dive into decorating, it is essential to create a comprehensive plan. This involves assessing the space, identifying your style, and setting a budget.
• ASSESS THE SPACE: Begin by evaluating each room. Consider the architectural features, such as windows, doors, and builtin elements. Note the room’s dimensions and how natural light interacts with the space. This will help you determine the best layout and design choices.
• IDENTIFY YOUR STYLE: Take time to explore different interior design styles. Whether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house. Create a mood board with images, colours, and textures that resonate with you.
• SET A BUDGET: Interior design can be expensive, so it is crucial to establish a budget. Prioritise the rooms that need immediate attention and allocate funds accordingly. Be realistic about what you can achieve and consider cost-saving measures like DIY projects or upcycling existing furniture.
PRIORITISE FUNCTIONALITY
While aesthetics are important, functionality should not be overlooked. Your home needs to work for your lifestyle, so consider how each space will be used.
◊ ROOM FUNCTION: Define the primary function of each room. For example, the living room may serve as a space for relaxation and entertainment, while the kitchen is for cooking and dining. Understanding the purpose of each room will influence your design choices, from furniture selection to layout.
◊ FLOW AND ACCESSIBILITY: Ensure that the layout allows for easy movement and access. Avoid cluttered spaces and create clear pathways. In rooms like the kitchen and bathroom, consider

the ‘work triangle’ concept, which optimises the distance between the sink, stove, and refrigerator for efficient use.
◊ STORAGE SOLUTIONS:
Adequate storage is essential for maintaining an organised home. Incorporate built-in storage solutions where possible, and invest in multi-functional furniture like ottomans with hidden compartments or beds with underbed drawers.
Colour plays a pivotal role in interior design, influencing mood and perception of space. When selecting a colour scheme, consider the following:
• ACCENT COLOURS: Introduce accent colours to add interest and personality. These can be incorporated through cushions, rugs, artwork, and decorative items. Use the 60-30-10 rule: 60% of the room should be the dominant colour, 30% a secondary colour, and 10% an accent colour.
AWhether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house.

• BASE COLOURS: Choose a neutral base colour for larger areas such as walls and floors. Neutral tones like white, beige, and grey provide a versatile backdrop that can be easily updated with accessories and furnishings.
• COHESION: Ensure a cohesive flow throughout your home by selecting colours that complement each other. Consider using a colour palette that extends from room to room, creating a harmonious transition.

Selecting the right furniture and arranging it effectively is key to a well-designed space.
» SCALE AND PROPORTION: Choose furniture that fits the scale of the room. Oversized pieces can make a small room feel cramped, while too-small furniture can make a large room feel sparse. Measure your space and consider the proportion of each piece in relation to the room.
» FOCAL POINTS: Identify focal points in each room, such as a fireplace, a piece of art, or a statement piece of furniture. Arrange your furniture to highlight these features and create a balanced composition.
» COMFORT AND QUALITY: Invest in quality furniture that is both comfortable and durable. While it might be tempting to go for cheaper options, well-made furniture will stand the test of time and provide better comfort and support.

Lighting is a crucial element that can dramatically affect the ambience and functionality of your home.

◊ NATURAL LIGHT: Maximise natural light by keeping windows unobstructed and using light, airy window treatments. Mirrors can also be strategically placed to reflect light and create a sense of spaciousness.
◊ LAYERED LIGHTING: Incorporate a mix of ambient, task, and accent lighting. Ambient lighting provides overall illumination, task lighting focuses on specific

activities, and accent lighting highlights architectural features or artwork. Use dimmer switches to adjust the intensity and create the desired mood.
◊ LIGHT FIXTURES: Choose light fixtures that complement your design style. Chandeliers, pendant lights, and wall sconces can serve as statement pieces, while recessed lighting offers a subtle, modern look.

PERSONAL TOUCHES
Personal touches make a house feel like a home. Incorporate elements that reflect your personality and interests.
• ARTWORK & DECOR: Display artwork, photographs, and decor items that hold personal significance. This could include travel souvenirs, family heirlooms, or pieces created by local artisans.
• TEXTIES AND ACCESSORIES: Use textiles like cushions, throws, and rugs to add texture and warmth. Accessories such as vases, candles, and plants can inject colour and life into a room.
• BOOKS AND COLLECTIONS: Showcase your favourite books and collections. This not only adds a personal touch but also provides insight into your interests and passions.

Choose materials that are environmentally friendly and sustainably sourced.
SUSTAINABLE CHOICES
Incorporating sustainable design practices can benefit both the environment and your well-being.
» ECO-FRIENDLY MATERIALS: Choose materials that are environmentally friendly and sustainably sourced. Look for furniture made from reclaimed wood, organic fabrics, and nontoxic finishes.

» ENERGY EFFICIENCY: Opt for energy-efficient appliances and lighting. Install programmable thermostats and consider using solar power where possible.
» INDOOR PLANTS: Indoor plants improve air quality and add a touch of nature to your home. Choose low-maintenance varieties that thrive indoors, such as succulents, spider plants, and peace lilies.
Final Thoughts
Tackling interior design in your new house is a journey that requires patience, creativity, and careful planning. By prioritising functionality, choosing a cohesive colour scheme, selecting appropriate furniture, optimising lighting, adding personal touches, and making sustainable choices, you can create a space that is not only beautiful but also uniquely yours. Remember that your home is a reflection of your personality, so don’t be afraid to experiment and infuse it with elements that make you happy. Enjoy the process and take pride in the home you create.

Tell us a little about the background of your company.
Vought Construction specializes in high-end, luxury homes and complex remodels in the Bay Area. Founded with a commitment to quality craftsmanship and seamless collaboration, we work closely with homeowners, architects, and designers to bring challenging projects to life. Our expertise lies in handling intricate renovations, hillside builds, and historic home restorations, ensuring that every project meets the highest standards of excellence.
What or who inspired your career in the construction industry?
My journey into construction started at 16 when I spent summers working with my uncle Earl, a hillside homebuilder. He taught me the fundamentals of building a home and the unique challenges of complex sites. Later, I met Julie Nachtwey, a local realtor who introduced me to potential clients and helped me grow my business. In my early twenties, I had the opportunity to work with Bart Elmer of WB Elmer & Co., an award-winning luxury home builder. Under his mentorship, I learned what it takes to build high-end homes with precision and craftsmanship. Over the years, building has grown naturally into something I truly love— blending problem-solving, creativity, and the satisfaction of seeing a project come to life.

Specializing in luxury homes & remodels

What type of jobs are you able to take on?
Vought Construction specializes in building custom homes from the ground up, particularly on vacant lots and challenging hillside properties. We also take on complete teardown and rebuild projects, as well as full-home remodels down to the studs. Our expertise lies in complex structural work, advanced foundation systems, and high-end finishes, ensuring that every home we build is both beautiful and built to last. We thrive on projects that require creative problem-solving and seamless collaboration with architects and engineers to bring unique designs to life.
What advice would you give to someone planning a renovation project?
The key to a successful renovation is thorough planning and assembling the right team. Start by clearly defining your goals, budget, and must-haves before beginning the process. Work with experienced professionals—an architect,
contractor, and designer—who understand the complexities of your project and can help anticipate challenges before they arise. Communication is essential; maintaining open discussions with your team ensures the project stays on track. Lastly, expect the unexpected— renovations, especially on older homes, often come with surprises, so having a contingency budget and a flexible mindset will make the process much smoother.
What aspect of your job do you most enjoy?
What I enjoy most about my job is the challenge of turning complex projects into beautifully crafted homes. Whether it’s building on a difficult hillside lot or executing a full-home remodel, I love the problem-solving and precision required to bring a vision to life. Interview with RE Mortgage Advisors
typically have limited options and rigid criteria, and if a client doesn’t meet those requirements or if the property doesn’t align with their standards, they may decline the loan. With our broad range of lenders, we can almost always find a suitable option. Examples of this include our ability to close in 7-21 days, as well as our expanded criteria or Non-QM offerings, which allow for lower FICO scores, higher LTV (loanto-value) ratios, bridge loans, buy-before-sell programs, hard or private money, and many other financing options that big banks typically don’t support.
What changes do you foresee for the California mortgage industry in the future?
Tell us a little about the background of RE Mortgage Advisors.
RE Mortgage Advisors was created to simplify the home and commercial financing experience for clients and partners. Our platform allows clients to get preapproved through a single application, maximize their financing potential, and shop multiple providers for the best rate and program. We quickly deliver secure, compliant, fully funded loans.

Our dedicated NMLS-licensed Finance Managers handle all communications from initial contact to funding, ensuring clear, compliant channels between clients, agents, title companies, insurance providers, banks, and all parties involved. Our ownership group is committed to providing market center teams with the resources needed to deliver the best possible experience.
Why should people select you for their property financing?
With a single online application, clients can get preapproved without a hard credit pull and gain access to the largest network of wholesale and retail lenders. This ensures the best rates and terms for financing. Our platform also makes document uploads easy and keeps all parties informed throughout the process, offering a seamless experience.
Can you give an example of how you have benefited a client during a difficult negotiation?
In today’s competitive real estate market, clients often need multiple financing options to navigate potential challenges. Through our extensive network of wholesale and retail lenders, we offer solutions that many banks can’t provide. Banks
We’re hoping for relief on mortgage rates, but it’s uncertain when or how low rates will go. With California still facing an inventory shortage and increasing demand, clients will need access to diverse lending options to expand their capacity. Additionally, we’ll likely see a growing interest in multi-unit properties, PUDs (Planned Urban Developments), condos, ADUs (Accessory Dwelling Units), and investment opportunities as the shortage is addressed over the next few years. Hopefully, a combination of factors will help increase inventory levels, as demand is far outpacing the current supply.
What kind of financial difficulties have you been able to help buyers with?
The RE Mortgage Team helps clients navigate various financial challenges. It’s not just about low FICO scores - we offer loans with no minimum credit score requirements. In high-cost markets, we provide financing with up to a 55% DTI ratio, while most banks cap at 45%. For down payment issues, we offer assistance programs with up to 100% financing and loans requiring only 10% down for amounts up to $3 million. We specialize in unique financing solutions. Since the pandemic, self-employed borrowers have faced significant hurdles and struggle to qualify through traditional methods. To help, we offer bank statement programs for both corporate and personal accounts, as well as asset dissipation loans. These programs allow us to qualify individuals with large asset portfolios but without stable W2 or business income.
In California’s high-cost market, financial challenges are common, and at RE Mortgage Advisors, we provide customized solutions to meet each client’s specific needs.

The federal government offers the **Residential Clean Energy Credit**, which allows homeowners to deduct 30% of the cost of installing solar panels from their federal taxes. This credit will decrease to 26% in 2033 and 22% in 2034, so now is a good time to make this upgrade. Palo Alto also offers its own solar rebates, and some utility companies offer additional incentives to make solar installation more affordable.

This surge is part of a broader Bay Area investment uptick, spurred by the global AI demand. The Bay Area alone has secured around 41% of the U.S. venture funding in 2023, a high mark driven mainly by Palo Alto-based AI companies and other high-tech startups.
Companies like Inflection AI have attracted major investments, including a $1.3 billion injection from heavyweights like Microsoft and NVIDIA, underscoring the region’s central role in AI innovation and commercialization. This growth has cemented the Bay Area as an AI hub, especially in cities like San Francisco and Palo Alto, now referred to as “Cerebral Valley” for its concentration of AI talent and activity.

tenancy IN COMMON
Tenancy in Common (TIC) ownership has gained popularity across the Bay Area as a viable and flexible way to achieve homeownership in one of the most high value real estate markets in the U.S. TIC ownership allows multiple individuals to hold separate, undivided interests in a single property, which can be advantageous for those who may not afford traditional single-family homes or condos independently.

can be converted into TICs, enabling each buyer to own part of the property without paying the full cost of a traditional down payment or mortgage alone. For many, TICs represent one of the few accessible entry points to homeownership in these high-demand urban centers.
A major advantage of TIC ownership is flexibility. Owners can transfer

responsibilities, and financial contributions, making it a highly adaptable ownership model.
However, TICs come with unique challenges. Financing can be more complex since TICs do not involve individual deeds for separate units, as condos do. Buyers often require specialized fractional loans, which not all banks offer and may carry higher interest rates. Further, TICs demand comprehensive legal agreements to manage co-ownership issues, dispute resolution, and the process for selling shares. Clear guidelines are crucial to avoid conflicts and ensure smooth, cooperative management of the property.
Unlike condo ownership, TIC properties are not formally subdivided; instead, owners hold a percentage of the entire property and often specify exclusive rights to certain units or spaces within it through legal agreements.
The Bay Area’s soaring property prices have made homeownership increasingly out of reach for many. TIC arrangements address this by allowing buyers to pool their resources to purchase a property together, which can drastically reduce individual costs. This structure is especially appealing in cities like San Francisco, Oakland, and Berkeley, where older buildings

Despite these challenges, TIC ownership remains a popular option in the Bay Area because it provides a way to live in desirable, often central neighborhoods at a more accessible price point. TICs have also become increasingly structured to support owner stability, with lenders and real estate professionals developing expertise in TIC-specific financing and contracts. As housing prices continue to climb, TICs represent a creative and pragmatic solution for Bay Area residents seeking an alternative path to homeownership. This trend reflects a broader shift toward innovative ownership models in response to California’s housing affordability crisis.
adding to your home value
In the realm of real estate, adding value to your home is not just about sprucing up its appearance; it’s an investment that can yield significant returns when done strategically. Whether you’re looking to sell your property in the near future or simply aiming to enhance your living space, here are seven proven strategies to boost your home’s value.

on modernizing the kitchen with updated appliances, countertops, and cabinetry. Opt for timeless designs and neutral colors that appeal to a broad range of tastes. Additionally, consider adding functional elements such as a kitchen island or a pantry to increase both aesthetics and utility.
Consider replacing worn-out tiles, installing energy-efficient toilets, and adding extra storage space. A clean, well-maintained bathroom can significantly increase your home’s value and appeal.
Similar to kitchens, bathrooms are key selling points for homes. Upgrading fixtures, such as faucets and showerheads, can instantly give a bathroom a more luxurious feel.
The first impression matters. Invest in enhancing your home’s curb appeal by maintaining a well-manicured lawn, planting colorful flowers, and adding appealing exterior lighting. Fresh paint for the front door and clean, well-defined pathways can make a world of difference. Potential buyers or visitors should feel drawn to your home from the moment they arrive.

In today’s environmentally conscious world, energyefficient homes are highly sought after.

Investing in energy-saving upgrades not only reduces utility bills but also adds value to your property. Consider installing solar panels, upgrading to energy-efficient windows and doors, and enhancing insulation. These improvements not only benefit the environment but also make your home more attractive to potential buyers.

Many modern homeowners prefer open, spacious layouts that facilitate seamless interaction between different areas of the house. If feasible, consider knocking down non-load-bearing walls to create a more open floor plan. This can make your home feel larger and

more inviting, ultimately increasing its value. However, be sure to consult with a professional to ensure structural integrity and compliance with building codes.
SMART HOME TECHNOLOGY INTEGRATION

Incorporating smart home technology can make your property more desirable and valuable in today’s tech-savvy market. Install smart thermostats, lighting systems, security cameras, and door locks that can be controlled remotely via smartphone apps. Not only do these technologies enhance convenience and security, but they also appeal to buyers looking for modern amenities.

Remember to prioritise improvements that align with your budget, market trends, and the preferences of your target demographic.
ADDITIONAL LIVING SPACE
Increasing the livable square footage of your home can have a significant impact on its value. Consider finishing unused spaces such as basements, attics, or garages to create additional living areas. These spaces can be transformed into home offices, gyms, entertainment rooms, or guest suites, depending on your needs and preferences. Adding functional living space increases the versatility and appeal of your home, attracting potential buyers willing to pay a premium.
in conclusion

Adding value to your home involves a combination of aesthetic enhancements, functional upgrades, and strategic investments. By focusing on areas such as curb appeal, kitchen and bathroom remodeling, energy efficiency, open floor plans, smart home technology, and additional living space, you can significantly increase your property’s value and appeal to potential buyers. Remember to prioritize improvements that align with your budget, market trends, and the preferences of your target demographic. With careful planning and execution, your home can become not only a comfortable living space but also a lucrative asset.

much about housing ADU
ADUs are also increasingly seen as a sustainable approach to urban development in Palo Alto, aligning with the city’s environmental goals.
Accessory Dwelling Units (ADUs) have surged in popularity in Palo Alto, California, in recent years due to multiple factors, including high housing costs, increasing demand for urban infill, and changes in state laws encouraging such developments. ADUs are small, self-contained living units either attached to or detached from a primary residence, and they provide additional housing space in areas with limited land for new development. In high-cost areas like Palo Alto, where the median home price often exceeds $3 million, ADUs offer a more affordable housing option, allowing homeowners to create rental units, multigenerational living spaces, or even home offices.
One key factor driving the ADU boom is California’s legislative push to streamline ADU approval processes. A series of state bills over the past decade, including SB 1069 and AB 68, were designed

to make it easier for homeowners to build ADUs. These laws require cities to approve ADU permits more swiftly, relax parking requirements, and lower impact fees. In Palo Alto, this has translated into a significant increase in ADU permits, with the city embracing ADUs as a solution to the regional housing shortage and aiming to meet its state-mandated housing goals. For example, as part of Palo Alto’s Housing Element—a plan to address housing needs— ADUs are considered a critical component for adding affordable housing units in the city.
ADUs are also increasingly seen as a sustainable approach to urban development in Palo Alto, aligning with the city’s environmental goals. Building within existing residential lots reduces sprawl and encourages higher density, which can help curb the city’s carbon footprint by promoting more compact, walkable communities. This model also provides an appealing option for homeowners who want to create passive income by renting out their ADUs or use the additional space for family members, such as aging parents or young adult children.
However, while ADUs offer many benefits, their popularity has also raised challenges. Such as the potential for increased traffic, parking issues and changes in neighborhood character due to a higher density of homes so do your research before committing. Additionally, although ADUs are less expensive to build than new singlefamily homes, the high costs of construction in the Bay Area can still make them financially challenging for some homeowners.
Overall, the rise of ADUs in Palo Alto reflects a broader trend across California toward alternative housing solutions that address affordability and density issues. By providing more flexible housing options, ADUs are reshaping Palo Alto’s residential landscape, offering a valuable tool to alleviate housing shortages while contributing to the city’s economic and environmental resilience.
