Interview with Colman Coyle
Tell us a little about the background of Colman Coyle.
We were established 40 years ago with the ambition to provide high quality legal services with integrity, professionalism and respect for all our clients. We have always valued having our offices based solely in Islington and have grown to be a significant local business albeit with a wide ranging, global reach. We ensure each client has access to a team of specialised practitioners who are always partner-led as there is no substitute for experience. Many of our current partners started out as trainees at the firm and we remain proud of our homegrown talent and the longevity and consistency of service that this affords our clients.
Why should people select you for their property purchase?
Experience has taught us that clients typically expect the following from their Conveyancer: clear communication, transparency on pricing and legal know how. We have all of this to offer plus a lot more! Each transaction is carried out from start to finish by a fully qualified Solicitor or Licensed Conveyancer who will remain a client’s single point of contact throughout. Our staff have extensive local knowledge and years of experience between them specifically in the residential conveyancing sector. We pride ourselves on being efficient and able to progress matters with competence as well as speed.
How has the role of the conveyancer evolved over the years?
The role has expanded significantly from the “old days” of examining and advising purely on legal title. One of the most substantial responsibilities is that of establishing clients’ sources of wealth and funds for transactions. You can think of conveyancers as unofficially deputised members of the Serious Fraud Office as we are under an enormous amount of regulatory pressure to be 100% satisfied with every penny that comes through to our client account. We pride ourselves on performing that perfect balancing act – finding the sweet spot between fulfilling our Anti Money-Laundering obligations and making clients feel at ease and supported during a potentially stressful process of purchasing a property.
Can you give an example of how you have benefitted a client during a difficult negotiation?
Islington Council have updated their I.T system which has impacted the local authority’s search turnaround times causing potential delays to exchange of contracts. In these circumstances, it is important to assess the options available for the client i.e. whether search indemnity is acceptable to a mortgage lender and if so, advising the client of any risks associated with search indemnity. Indemnity insurance will insure against the risk of any adverse entries appearing on the local authority search and the cost of these policies are quite low. It is also useful to check the local authority’s planning and building control register for any entries relating to the property and whilst this is not an alternative substitute to the local search, it can provide useful information to determine what works (if any) have planning and building control approval. The key here is to realise the potential problems and explore solutions and advise our clients accordingly.
What changes do you forsee for the London property market in the future?
At the time of submitting these replies, the country is preparing to go to the polls in the general election. Different political parties have made various pledges in relation to housing and property but the actual changes which could arise over the next 5 years are difficult to accurately foresee. However, we are confident that we are more than qualified to assist our clients with their property issues no matter which party is in government.
• If the stamp duty reductions remain in place, we can assist first time buyers to swiftly take advantage of this.
• If private landlords wish to sell up due to continuously high interest rates or even expand their portfolios due to incredibly high demand for private rented accommodation, then we are happy to help.
• We have extensive knowledge and experience in new-build plot sales and purchases. If the parties’ pledges for housebuilding are to be believed then we are well placed to give appropriate advice.
Education is a strong point, with highly regarded schools and educational institutions making Islington a popular choice for families. Libraries and cultural centres further enrich the community. Transport links are excellent, with numerous bus routes, underground stations, and proximity to major rail hubs like King’s Cross and St Pancras International. This connectivity makes commuting and travelling so convenient.
Housing in Islington ranges from elegant Georgian and Victorian terraces to modern apartments, catering to different tastes and budgets. Islington’s vibrant cultural scene, diverse culinary options, ample green spaces, excellent educational facilities, and strong transport links make it one of the most in-demand and attractive places in London.

NORTH BRIDGE HOUSE SENIOR SCHOOL
North Bridge House is a family of six independent day schools for boys and girls aged 2 to 18 years. Families can benefit from the option of a stress-free allthrough education or choose individually tailored preparation for the next stage of their child’s school career.
When selecting an school for your child it is important to take into account your child’s individual needs, learning style, interests, and goals when making this decision.
STEP 2
Research on different Schools
Once parents know what type of a school their child will benefit in, they should start researching those schools and make a list. By researching different schools, parents can get an in-depth understanding of the educational opportunities that each school provides and determine which school would be best suited for their child’s needs. Additionally, researching on different schools can provide parents with insight into the safety and security measures that are in place at each school, and give them a better idea of the quality of education they will be providing for their child.
TIPS FOR PARENTS
STEP 3
Visit the shortlisted schools
Once parents have made a list of the shortlisted schools, the next step should be to visit them. Visiting different schools gives parents an opportunity to assess the quality and worthiness of each school and determine which one is best suited for their child.
STEP 4
Application Form
For a parent, the final step to selecting a school for your child should be to apply to the top selected schools. It’s important for parents not to restrict themselves only to one school application and apply to at least 2-3 best schools in case the child doesn’t get selected in one of them. Also its important for parents to start the application process as soon as possible before the school stops taking in more students.

Moving into a new house is an exciting milestone, brimming with possibilities for personalisation. However, the process of interior design can seem daunting with countless decisions to make and numerous styles to consider. By following a structured approach and keeping a few key principles in mind, you can transform your new house into a home that reflects your personality and meets your practical needs.
Before you dive into decorating, it is essential to create a comprehensive plan. This involves assessing the space, identifying your style, and setting a budget.
• ASSESS THE SPACE: Begin by evaluating each room. Consider the architectural features, such as windows, doors, and builtin elements. Note the room’s dimensions and how natural light interacts with the space. This will help you determine the best layout and design choices.
• IDENTIFY YOUR STYLE: Take time to explore different interior design styles. Whether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house. Create a mood board with images, colours, and textures that resonate with you.
• SET A BUDGET: Interior design can be expensive, so it is crucial to establish a budget. Prioritise the rooms that need immediate attention and allocate funds accordingly. Be realistic about what you can achieve and consider cost-saving measures like DIY projects or upcycling existing furniture.
PRIORITISE FUNCTIONALITY
While aesthetics are important, functionality should not be overlooked. Your home needs to work for your lifestyle, so consider how each space will be used.
◊ ROOM FUNCTION: Define the primary function of each room. For example, the living room may serve as a space for relaxation and entertainment, while the kitchen is for cooking and dining. Understanding the purpose of each room will influence your design choices, from furniture selection to layout.
◊ FLOW AND ACCESSIBILITY: Ensure that the layout allows for easy movement and access. Avoid cluttered spaces and create clear pathways. In rooms like the kitchen and bathroom, consider
the ‘work triangle’ concept, which optimises the distance between the sink, stove, and refrigerator for efficient use.
◊ STORAGE SOLUTIONS:
Adequate storage is essential for maintaining an organised home. Incorporate built-in storage solutions where possible, and invest in multi-functional furniture like ottomans with hidden compartments or beds with underbed drawers.
Colour plays a pivotal role in interior design, influencing mood and perception of space. When selecting a colour scheme, consider the following:
• ACCENT COLOURS: Introduce accent colours to add interest and personality. These can be incorporated through cushions, rugs, artwork, and decorative items. Use the 60-30-10 rule: 60% of the room should be the dominant colour, 30% a secondary colour, and 10% an accent colour.
AWhether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house.
START WITH A PLAN
CHOOSE A COLOUR SCHEME
• BASE COLOURS: Choose a neutral base colour for larger areas such as walls and floors. Neutral tones like white, beige, and grey provide a versatile backdrop that can be easily updated with accessories and furnishings.
• COHESION: Ensure a cohesive flow throughout your home by selecting colours that complement each other. Consider using a colour palette that extends from room to room, creating a harmonious transition.
Selecting the right furniture and arranging it effectively is key to a well-designed space.
» SCALE AND PROPORTION: Choose furniture that fits the scale of the room. Oversized pieces can make a small room feel cramped, while too-small furniture can make a large room feel sparse. Measure your space and consider the proportion of each piece in relation to the room.
» FOCAL POINTS: Identify focal points in each room, such as a fireplace, a piece of art, or a statement piece of furniture. Arrange your furniture to highlight these features and create a balanced composition.
» COMFORT AND QUALITY: Invest in quality furniture that is both comfortable and durable. While it might be tempting to go for cheaper options, well-made furniture will stand the test of time and provide better comfort and support.
Lighting is a crucial element that can dramatically affect the ambience and functionality of your home.
◊ NATURAL LIGHT: Maximise natural light by keeping windows unobstructed and using light, airy window treatments. Mirrors can also be strategically placed to reflect light and create a sense of spaciousness.
◊ LAYERED LIGHTING: Incorporate a mix of ambient, task, and accent lighting. Ambient lighting provides overall illumination, task lighting focuses on specific
activities, and accent lighting highlights architectural features or artwork. Use dimmer switches to adjust the intensity and create the desired mood.
◊ LIGHT FIXTURES: Choose light fixtures that complement your design style. Chandeliers, pendant lights, and wall sconces can serve as statement pieces, while recessed lighting offers a subtle, modern look.
FURNITURE AND LAYOUT
LIGHTING
PERSONAL TOUCHES
Personal touches make a house feel like a home. Incorporate elements that reflect your personality and interests.
• ARTWORK & DECOR: Display artwork, photographs, and decor items that hold personal significance. This could include travel souvenirs, family heirlooms, or pieces created by local artisans.
• TEXTIES AND ACCESSORIES: Use textiles like cushions, throws, and rugs to add texture and warmth. Accessories such as vases, candles, and plants can inject colour and life into a room.
• BOOKS AND COLLECTIONS: Showcase your favourite books and collections. This not only adds a personal touch but also provides insight into your interests and passions.
Choose materials that are environmentally friendly and sustainably sourced.
SUSTAINABLE CHOICES
Incorporating sustainable design practices can benefit both the environment and your well-being.
» ECO-FRIENDLY MATERIALS: Choose materials that are environmentally friendly and sustainably sourced. Look for furniture made from reclaimed wood, organic fabrics, and nontoxic finishes.
» ENERGY EFFICIENCY: Opt for energy-efficient appliances and lighting. Install programmable thermostats and consider using solar power where possible.
» INDOOR PLANTS: Indoor plants improve air quality and add a touch of nature to your home. Choose low-maintenance varieties that thrive indoors, such as succulents, spider plants, and peace lilies.
Final Thoughts
Tackling interior design in your new house is a journey that requires patience, creativity, and careful planning. By prioritising functionality, choosing a cohesive colour scheme, selecting appropriate furniture, optimising lighting, adding personal touches, and making sustainable choices, you can create a space that is not only beautiful but also uniquely yours. Remember that your home is a reflection of your personality, so don’t be afraid to experiment and infuse it with elements that make you happy. Enjoy the process and take pride in the home you create.
A Q&A session with Paul Mavin, Director at mortgage broker SPF
Private Clients
Tell us a little about the background of SPF Private Clients (SPF)
SPF was established in London in 1997 and is recognised as one of the UK’s leading wholeof-market mortgage brokers. Our clients range from first-time buyers right through to successful property developers. We are experts in funding for high value property and complex scenarios and have access to a wide range of mortgage options, including exclusive rates and bespoke arrangements. We have well-established relationships with the lenders and Private Banks, giving us access to the key decision makers. We pride ourselves on providing an all-round professional and personal service.
Although property finance is at the core of our business, we also take care of our clients’ wealth management, financial protection and property insurance requirements. We continue on our journey of growth and diversification and in August 2022 became part of Howden. We employ over 230 people, with offices in ten locations across the UK, Channel Islands, Hong Kong and Singapore.
What makes SPF the right choice for WINKWORTH clients?
For most of us, the mortgage is our biggest monthly outgoing so it’s important to get the right one for you. At the end of the day, nobody wants to be paying more than they need to on their mortgage.
Our mortgage brokers know which lenders to approach in order to find the most suitable and cost-effective mortgage for you. We also take care of the mortgage application process for you, managing the whole transaction from start to completion. Our ability to turn things around quickly helps sales progress smoothly and efficiently.
No matter how complex or unusual your situation, or what type of property you are looking to buy, we can help make your property dreams become a reality.
At what point along the property hunting journey should property hunters get in touch with you?
I always say that the best time to speak with a mortgage broker is before you start your property search. We can provide you with a clear picture of how much you can borrow by looking at your credit score, income and reviewing your existing debts. This allows you to set a budget and set realistic expectations of what value property you can afford. We will then approach lenders on your behalf to obtain a Decision in Principle, which will put you in good stead when the time comes to putting in an offer.
What’s the best thing about your job?
There is no better feeling than when a client comes along with what they think is an unrealistic goal, but then you’re able to achieve a fantastic outcome for them. Someone who doesn’t think they can get a mortgage on their dream home but you manage to not only find a lender who is happy to lend but on a market-leading rate too. Helping first-time buyers onto the property ladder also gives a great sense of job satisfaction.

TRULLO
Interview with Metro Storage
Find out more about Metro Storage – one of the biggest providers of self-storage in Central London – who like to consider themselves your spare room on your doorstep!
Why should people choose a storage provider?
Self-storage is an easy and convenient way to store your belongings especially if you’re moving house and have a gap between your last property and the next. Storage can also be ideal if you’re looking to redecorate after you’ve moved house and need to create some room.
At Metro Storage we offer a range of unit sizes so you can find one that works for you. Our extensive opening times mean you can visit at a time that suits you and our flexible terms allow you to extend or end your storage when you need to without incurring unnecessary fees.
What would you say to someone who is hesitant to use a storage facility?
Try a viewing and ask as many questions as you can whilst you’re there. Self-Storage is still relatively misunderstood but booking a viewing and seeing the storage space for yourself can help to overcome this.
At Metro Storage we offer a personal customer service assistant that will be able to help you every step of the way should you have any questions. There is also a wealth of information and videos on our website that will help to explain how storage works.
With us you only pay for the days that you use. If you decide you’re not happy after 14 days we’ll refund for any days that you haven’t used, so why not give it a try?
Who or what have been your major influences and role models?
We first saw the self-storage concept in Manhattan, New York, USA. A company called The Manhattan Mini-Storage company used to have a near monopoly in the city back in the mid-to-late 90’s. We were heavily involved in the Central London parking market at the time, having at one time 13 car parks in Chelsea and the West End, but the Congestion Charge was just around the corner and we knew we needed to diversify quickly. Self-storage seemed the perfect partner business – ultimately taking a large area, splitting it into smaller segments and renting these out – either for customer’s cars or belongings.
Once we decided to get seriously involved in the industry, we worked very closely with a number of key suppliers, but soon settled on working with Mark and Andrew at Active Supply & Design. Both were
great to work with. They were very knowledgeable, happy to share their knowledge and good people!
Is there a project that you are most proud of?
Our first will always stand out in my mind. I was in my late 20’s, had just secured a long lease on a 30,000 sq.ft. warehouse next door to the Oval cricket ground in Kennington, London. And when we got the keys and walked around this massive three storey warehouse, we were a little ‘nervous’ about how on earth we were going to fill it!
We had some prior knowledge of the self-storage industry – having put storage units in all the nooks and crannies where we couldn’t park cars in our car parks in Chelsea and the West End. They had filled and thankfully stayed full.
However, we were about to embark on a much bigger project, so there was a certain amount of ‘learning on the job’. One of the best ideas we had was to do the fit out floor by floor, learning as we went. By the time we got to the top floor, we had just about figured it out!
What would a typical storage package look likeend to end?
At Metro Storage, we like to include everything in one, simple price. That’s why we include the storage fee, VAT and FREE INSURANCE in our already competitive prices. There are no admin or sign up fees or compulsory extras for insurance. We even provide the use of a free padlock while you store with us, and there is free customer WiFi in all our stores. We can even organise free 24 hour access at some of our stores, but we do ask customers who want this extra free service to undergo further online security checks.
We have excellent value ‘move in bundles’ to help customers make the most of their storage – from basic packaging supplies, to a complete service that includes Man and Van and even a packing service.
Customers can sort out extra insurance with us if they need it over and above our free included cover. We can also provide all the packaging supplies you need – either in store or delivered to your door.
All this is managed by your own Storage Personal Assistant - Our aim is to make the whole selfstorage experience as smooth as possible, every time.

MORTGAGE PUZZLE
In the UK, obtaining a mortgage is th most method for individuals to purchase property. Mortgages come in various types, each with its own terms, conditions, and repayment structures tailored to suit different financial situations and preferences. Here are some of the different types of mortgages available.
A fixed-rate mortgage offers borrowers the stability of having the same interest rate for a set period, typically ranging from two to ten years. Regardless of fluctuations in the market interest rates, the borrower’s monthly repayments remain consistent. This provides certainty and makes budgeting easier for homeowners. However, fixed-rate mortgages often come with higher initial interest rates compared to variable-rate mortgages.
Variable rate mortgages, also known as adjustable-rate mortgages
fluctuates, the interest rate on the mortgage adjusts accordingly. Tracker mortgages typically offer lower initial interest rates than fixed-rate mortgages, but borrowers should be prepared for potential increases in monthly repayments if the base rate rises.
Discount mortgages offer borrowers a discount on the lender’s standard variable rate for a set period, typically two to five years. The discount is usually expressed as a percentage below the lender’s standard variable rate. While borrowers benefit from lower initial interest rates during the discount period, their monthly repayments can increase once the discount

(ARMs), have interest rates that can fluctuate over the loan term based on changes in the lender’s standard variable rate or another benchmark rate, such as the Bank of England’s base rate. Borrowers may benefit from lower initial interest rates compared to fixed-rate mortgages, but their monthly repayments can increase or decrease depending on market conditions. This type of mortgage may suit those who are comfortable with potential fluctuations in their monthly payments.
Offset mortgages allow borrowers to link their mortgage account to their savings or current account. The balance in these accounts is offset against the outstanding mortgage balance, reducing the amount of interest charged on the mortgage. Borrowers continue to have access to their savings and can withdraw funds as needed. Offset mortgages can help borrowers reduce the overall interest they pay over the loan term and potentially shorten the mortgage term.
the loan amount each month, rather than repaying the capital. This results in lower monthly repayments compared to repayment mortgages but requires a separate savings or investment plan to repay the original loan amount at the end of the term. Interest-only mortgages may appeal to investors or those with irregular income streams who expect to have sufficient funds to repay the loan at the end of the term.
Repayment mortgages, also known as capital and interest mortgages, involve monthly repayments that cover both the interest on the loan and a portion of the capital borrowed. Over time, the outstanding loan balance decreases until the mortgage is fully repaid by the end of the term. Repayment mortgages offer borrowers the security of knowing that their mortgage will be paid off at the end of the term, making them a popular choice for many homeowners.

The UK mortgage market offers a variety of options to suit different financial circumstances and preferences. Whether borrowers prioritize stability, flexibility, or affordability, there is a mortgage type available to meet their needs. A Q&A session with Paul Mavin, Director at mortgage broker SPF Private Clients
Tell us a little about the background of SPF Private Clients (SPF)
SPF was established in London in 1997 and is recognised as one of the UK’s leading wholeof-market mortgage brokers.
Helping first-time buyers onto the property ladder also gives a great sense of job satisfaction.

adding to your home value
In the realm of real estate, adding value to your home is not just about sprucing up its appearance; it’s an investment that can yield significant returns when done strategically. Whether you’re looking to sell your property in the near future or simply aiming to enhance your living space, here are seven proven strategies to boost your home’s value.
CURB APPEAL ENHANCEMENT
The first impression matters. Invest in enhancing your home’s curb appeal by maintaining a well-manicured lawn, planting colorful flowers, and adding appealing exterior lighting. Fresh paint for the front door and clean, well-defined pathways can make a world of difference. Potential buyers or visitors should feel drawn to your home from the moment they arrive.
on modernizing the kitchen with updated appliances, countertops, and cabinetry. Opt for timeless designs and neutral colors that appeal to a broad range of tastes. Additionally, consider adding functional elements such as a kitchen island or a pantry to increase both aesthetics and utility.
Consider replacing worn-out tiles, installing energy-efficient toilets, and adding extra storage space. A clean, well-maintained bathroom can significantly increase your home’s value and appeal.
ENERGY-EFFICIENCY IMPROVEMENTS
Similar to kitchens, bathrooms are key selling points for homes. Upgrading fixtures, such as faucets and showerheads, can instantly give a bathroom a more luxurious feel.
In today’s environmentally conscious world, energyefficient homes are highly sought after.
The kitchen is often considered the heart of a home, and it’s a prime area for adding value. Focus
Investing in energy-saving upgrades not only reduces utility bills but also adds value to your property. Consider installing solar panels, upgrading to energy-efficient windows and doors, and enhancing insulation. These improvements not only benefit the environment but also make your home more attractive to potential buyers.
Many modern homeowners prefer open, spacious layouts that facilitate seamless interaction between different areas of the house. If feasible, consider knocking down non-load-bearing walls to create a more open floor plan. This can make your home feel larger and

more inviting, ultimately increasing its value. However, be sure to consult with a professional to ensure structural integrity and compliance with building codes.
SMART HOME TECHNOLOGY INTEGRATION
Incorporating smart home technology can make your property more desirable and valuable in today’s tech-savvy market. Install smart thermostats, lighting systems, security cameras, and door locks that can be controlled remotely via smartphone apps. Not only do these technologies enhance convenience and security, but they also appeal to buyers looking for modern amenities.
Remember to prioritise improvements that align with your budget, market trends, and the preferences of your target demographic.
ADDITIONAL LIVING SPACE
Increasing the livable square footage of your home can have a significant impact on its value. Consider finishing unused spaces such as basements, attics, or garages to create additional living areas. These spaces can be transformed into home offices, gyms, entertainment rooms, or guest suites, depending on your needs and preferences. Adding functional living space increases the versatility and appeal of your home, attracting potential buyers willing to pay a premium.
in conclusion
Adding value to your home involves a combination of aesthetic enhancements, functional upgrades, and strategic investments. By focusing on areas such as curb appeal, kitchen and bathroom remodeling, energy efficiency, open floor plans, smart home technology, and additional living space, you can significantly increase your property’s value and appeal to potential buyers. Remember to prioritize improvements that align with your budget, market trends, and the preferences of your target demographic. With careful planning and execution, your home can become not only a comfortable living space but also a lucrative asset.
