Welcome
A very warm welcome to... Blackheath and the surrounding areas from all of us at Hamptons.
You will be moving into one of the most highly regarded areas in London. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population. Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869.
We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.
Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.
Yours sincerely,
Joe Bickerton - Senior Head of Sales
Alan Van - Head of Lettings

A little bit of history
“A big WELCOME and enjoy”
Contrary to local legend, Blackheath has nothing to do with the plague and is actually named after the colour of the soil on the heath. The area has been inhabited since the Roman times or earlier and has always been prosperous, with grand residences built to house visiting royalty and gentry – hence the varied architectural styles. It’s also a sporty town: Blackheath is the home of England’s first golf and hockey clubs and is the starting point for the London Marathon.
Many royals passed through here and as such the variety of architecture is diverse and grand: there are Palladian-style red-brick mansions, a restored medieval palace with a hammerbeam roof, the Stuartbuilt Queen’s House, Regency and Georgian villas and Victorian and 1930s terraces. Desirable addresses include The Paragon, a terrace of Grade I-listed Georgian houses converted to apartments, the Cator Estate, Blackheath Royal Standard on the Greenwich side of the heath, and the Berkeley Homes Kidbrooke Village.
Why move to Blackheath?
It has the feel of a small country town, with its elegant Georgian villas surrounding its green and windswept heath, where locals fly kites and walk their dogs. People buy here for the work-life balance and tend to stay for a long time, so the community is very up to date on local affairs. Blackheath even has a community society which works to protect the heath
and its diverse architecture, as well as organising social events like the switch-on of the Christmas lights which coincides with the annual Village Day. What’s more, with a high proportion of families residing here, there are some excellent schooling options.
Blackheath’s High Street is charmingly named Tranquil Vale and has a selection
of independent shops including a florist, bakery, greengrocer, butcher and coffee shops. There’s also a Marks & Spencer Food Hall in Blackheath Royal Standard on the other side of the heath and specialist (and popular) Cook shop for frozen homemade meals, as well as a large Sainsbury’s in Lee.
Ideal living
Blackheath is home to the original Zero Degrees restaurant, which has been going strong since 2000. Visitors can enjoy great grub from a menu that includes pizzas, muscles, risotto and pasta. There’s an extensive wine and cocktail menu too.
It’s not only the food and drink that cements Zero Degrees’ status as one of the best restaurants in Blackheath. The fantastic views on offer while you dine add to the atmosphere and provide a location that overlooks the heath.
One of London’s eight Royal Parks, Greenwich Park is just a stone’s throw away from Blackheath. The open space incorporates the Royal Observatory, which is home to Greenwich Meantime and is managed by the National Maritime Museum. www.essentialliving.co.uk
Living in Blackheath means residents can experience the village lifestyle right in the heart of South London. At times, the SE3 postcode feels like it’s a million miles away from the hustle and bustle of the capital. And yet, it’s only 6.7 miles to Charing Cross. The area provides a quieter way of life than your typical London neighbourhood but still manages to capture the essence of living in the capital. Home to green spaces and independent restaurants and shops, there is plenty on offer for those living in Blackheath.

Interview with...
James from the hertfordshire landscaping co.
Give us a brief overview of your company.
The Hertfordshire Landscaping Co. is a well-respected local company. Our team undertakes projects of all sizes and predominantly works in Harpenden, St Albans and surrounding areas. We provide a full range of landscaping services, including patios, driveways, decking, woodwork, lawns and much more. If customers are looking for inspiration, we can offer a design service to help clients maximise the potential of their outdoor space.
How can you help to add value to a property?
Outdoor landscaping and driveway improvements clearly add considerable value to a property. Our aim is to maximise this investment through innovative design, choice of materials and quality workmanship. Not only will this add financial gain, but clients will also benefit from the enjoyment of enhanced outdoor living. External space is more sought after than ever these days, so why not make it a place to be proud of?
What’s
the most satisfying part of your job?
Seeing out a job from start to finish is extremely rewarding. It’s not just ‘another day at the office’ - it still excites us to see the end result of every job we complete. With the right guidance and team, the transformation of an outside space can be remarkable and
bring enormous pleasure to the homeowner. We take great job satisfaction when clients show their genuine appreciation of our work. Our aim is always to please, and it’s a great feeling to know that you’ve produced work that will bring enjoyment for years to come.
What advice would you give to anyone wanting some landscaping doing?
Go in with an open mind. People are often unsure of what they want because they are unaware of all the options that are available. Whether it’s a traditional or contemporary look you’re going for, there‘s a wide range of materials, design ideas and techniques out there. By talking through options with an experienced landscaper, you can come up with something really quite special.
Finally, why should someone choose you to carry out their work?
We always carry out the highest quality of work, following each step professionally and applying great care and attention to the finishing touches. However, I feel that there is more to a job than just the end product. We understand that our service starts the moment that we turn up on the first day. Always being courteous, polite to neighbours and keeping a tidy site throughout the job is just as important. Customer satisfaction is our no.1 priority.

Interview with The Pointer School
Tell us a little of the history of your school. The Pointer School was founded in 1950 by Muriel and Dela Pointer; it has been educating children in Blackheath for over 70 years. The Pointer sisters ran ‘The Pointer Dance School’ from the 1920’s until the founding of the prep school, on its current site at Stratheden Road. Over the following 70 years, The Pointer School has flourished and grown into a successful Prep and Pre-Prep school for children aged 3-11, while still retaining its quirky character and Christian family ethos.
What would you say is special about a school life at Pointers?
As our children walk around Blackheath village and the surrounding areas, not only are they recognised for their purple uniforms but also for their cheerful nature and kind hearts. We believe this is attributed to our strong system of pastoral care. All adults in our school work hard to create a loving and fun environment where children are taught to value mistakes and take pride in the accomplishments of themselves and others.
What aspects of the school are you most well known for?
Cooking on Mondays, Robotics on Thursdays and Taekwondo on Fridays?
The Pointer school offers one of the most comprehensive after school programmes of any prep school in the UK with 50+ clubs on offer each week. We are one of the only schools to offer chess as part of our curriculum to all children from Year 2. We also have a double Michelin starred chef cooking our food!
Our wraparound care puts working parents’ needs at the forefront of its offering. Breakfast club and late class are open from 7:45am -6:30pm every day during term time with no requirement to book in advance. The Pointer School holiday club runs from 8am-6pm during school holidays with additional holiday camps on offer such as robotics, sports and creative writing.
What sporting facilities do you have?
Whilst the children are still little we make use of our lovely playgrounds to teach PE, once they reach Year 2 they start making use of our 10 hectare sports ground to play tag rugby, football, netball, striking and fielding sports. From Year 3 pupils take part in fixtures against local schools, we offer team training after school each week which is open to all enthusiastic pupils. The children attend weekly swimming lessons throughout Years 3 and 4.
Which destinations do your pupils go on to?
Our results show that you can be academically ambitious without being selective at 3 years old. We have a consistent track record of our pupils leaving at 11 plus to some of the best Independent and Grammar Schools in London. Last year, over a fifth of our pupils received prestigious scholarship offers in academics, sport, music, drama and art. Our exceptionally close links with local senior schools allow parents access to exclusive open events and conversations with heads of schools. This all helps considerably with choosing the right senior school.
We hold regular Open Mornings and twice yearly Open Days, we look forward to welcoming you to our lovely school.

Where our children spend most of their week and how they are being educated is a decision which should take some serious consideration. John Ball Primary School
Rather than just letting subjects drive the curriculum, at John Ball we feel that it should be the needs of children that should determine the curriculum emphasis. It is vital that our children learn what is in the statutory National Curriculum, but most parents and teachers know that children need much more than this. Balancing children’s needs with the statutory curriculum will always be a challenge, but instead of the two acting in opposition we aim to ensure the content of the curriculum meets the needs of children and fulfills
statutory requirements. To do this, we established our key ‘curriculum drivers’ for our school in consultation with pupils, staff and members of our wider community. These aim to ‘drive’ learning forward through the unique curriculum taught at John Ball Primary School.

We have three classrooms which are mixed with children of different ages and abilities. Our teaching method is child-led so the children are free to choose activities that interest them, and the teachers are there to support and guide them.

Blackheath School
We are a school where girls boldly go. An ambitious, forward-thinking school which champions each individual student to be the best they can be. An expert and pioneer in girls’ education. We are Blackheath High School.
The school is enviably located in the heart of Blackheath. Our Junior School, founded in 1880 as a purpose-built girls’ school, is an impressive heritage building in Blackheath Village, much loved by residents; while our state-of the-art Senior School sits at the edge of Greenwich Park and its 13 acres of green space with extraordinary views across the River Thames to St Paul’s. The Park is home to the Royal Observatory and the Greenwich Maritime Royal Heritage Site, and close to the magnificent Cutty Sark.
We have come a long way since 1880 and now offer a complete education for girls from ages 3 to 18 years. We have also chosen to remain small and perfectly formed – a rarity in this dynamic, global, capital city. The community and ethos of Blackheath High School match the stunning surroundings. Our school is a learning community where girls and staff strive for excellence at every turn. The quality of teaching is second to none. The broad and balanced academic curriculum is complemented by a co-curriculum that challenges, stretches and ultimately prepares girls for life beyond school. Our aim is to challenge perceptions and widen horizons, reflected in
the subjects we offer such as Ancient Greek, Computing, Further Maths and Performing Arts. We also take advantage of our prestigious setting to partner with the Royal Observatory and offer Astronomy GCSE.
Our co-curricular programme is something we are particularly proud of, allowing each and every girl to discover hitherto hidden talents and passions. We work hard to ensure school life embraces exciting, innovative and lifeenhancing activities, from inspirational lectures from female leaders to student-led fashion shows, clubs, societies, volunteer opportunities and much more.
We place huge value on sport at Blackheath High, helping girls to improve their physical health, technical and mental skills, team-work, leadership, confidence and, most of all, have fun. Extensive time is dedicated each week to exercise and sporting activities both at our own five-acre Sports Campus and at local specialist centres. From fencing to football, hockey to horse-riding, athletics to cricket, and rowing on the Royal Albert Dock to sailing, there is something for everyone.
Blackheath High School in unashamedly a girls-only setting, a school where every subject is a girls’ subject. Research shows that that girls are more likely to boldly take intellectual risks, adopt leading, active roles, and be less inclined to conform to stereotypes than in a coeducational environment. The modern world makes huge demands of our young people. We strive to ensure the Blackheath High pioneering spirit lives on in our girls as they become young women, with the ambition, confidence, courage and intellectual rigour to flourish, no matter where their life takes them.
If you are new to the area, there plenty of opportunities to come and see us. We have regular School in Action days, and an Open Morning in Autumn, where we open the whole school and welcome you to see what makes Blackheath High such a unique environment. We also offer individual tours, which you can book by contacting the school. There is no better way to experience our vivacity and spirit than to come and book a visit with us. https://www. blackheathhighschool.gdst.net www.blackheathhighschool.gdst.net

Interview with Phase Zero
Tell us a little about the background of your firm. PHASEZERO began as the initial phase of a comprehensive plan to achieve complete turnkey projects. Our strength lies in our diverse specializations: Lisa brings expertise in architecture and management, while Flavia excels in interior and landscape design. This blend of experience and knowledge allows us to address a wide range of challenges and contribute innovative ideas to our projects.
What type of projects have you been working on recently?
We’ve been fortunate to work on a variety of projects, keeping our work dynamic and engaging. Recently, we’ve completed high-end restaurant and residential projects in Italy, a comprehensive flat renovation in Southwark, urban landscapes and bars for a major UK developer in Putney, and a custom library/sofa for an exclusive client in Kensington. We thrive on diversity and approach each project with the same level of professionalism.
Looking back, is there a job that you are most proud of?
Interestingly, one of the projects we are most proud of was never built. It was a modern
wrap-around extension in South London, where the client gave us full creative freedom. Although the client eventually relocated, the design process reminded us why we chose this career path. This project pushed us beyond practical extensions and planning applications, encouraging us to pursue more intricate and challenging work. It marked a turning point in our approach and has led to greater success and satisfaction.
Are you happy to give appraisals to Hamptons clients before they exchange?
Absolutely. We are happy to discuss the potential of future projects for the properties being purchased. While we cannot guarantee council approval, as it depends on local authorities and neighborhood considerations, we can provide a statistical likelihood based on area-specific policies and trends.
What are the current trends?
We’re observing a shift away from minimalist and modern designs towards more classic and elegant styles, with an emphasis on sustainable sourcing. The two most popular styles are Neoclassical and Mediterranean, often featuring pastel colors.

Planning & Building Control
Unsure which services you need?
If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.
Please note that many developments will require both.
What is planning?
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).
You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
• have an effect on existing trees
What is building control?
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
