A little bit of history

“A

big WELCOME and enjoy”

The Borough of Bromley, located in the southeastern part of Greater London, has a rich and diverse history that spans from ancient times, to the modern day. Its development reflects broader historical trends and local changes, shaping its current character as a vibrant suburban area.

Early History and Roman Era

The area, now known as Bromley, has been inhabited since ancient times. Archaeological evidence suggests that the region was settled by the Romans, as indicated by remains of Roman villas and roads discovered in the area. Bromley is located along important Roman routes, such as the London to Lewes road, highlighting its significance in the Roman era.

Recent History and Modern Era

In recent decades, Bromley has continued to evolve as a diverse and thriving borough. The area has maintained its suburban charm, whilst adapting to modern needs. Today, Bromley is known for its excellent schools, vibrant shopping districts, and numerous recreational facilities.

Why move to the Borough of Bromley

One of our region’s most appealing features is its abundance of green spaces and natural beauty. The borough boasts numerous parks, woodlands, and open areas, such as Crystal Palace Park, which offers extensive grounds for recreational activities and stunning views of the London skyline. Places like Keston and High Elms Country Park provide tranquil settings for walking, cycling, and family outings.

These green spaces contribute significantly to the borough’s charm, offering residents a respite from urban life.

Bromley benefits from excellent transport connections, making it well-suited for commuters and those who enjoy easy access to the wider London area. The borough is served by several railway stations, including Bromley South and Bromley North,

providing regular and direct services to Central London, including Victoria and Blackfriars stations.

Additionally, the proximity to major roads, such as the M25 and A21, enhances accessibility for drivers. This connectivity allows residents to enjoy a suburban lifestyle, whilst remaining close to the opportunities and amenities of Central London.

Ideal living

Families are drawn here for our fantastic educational institutions. The borough is home to a range of high-quality schools, both state and independent, offering excellent educational opportunities for children of all ages. Notable schools include Bromley High School and Harris Academy Bromley. The presence of these well-regarded schools contributes to the borough’s appeal for families seeking a nurturing environment for their children’s education.

Bromley provides a diverse range of local amenities that cater to various interests and needs. The town centre is home to an array of shopping options, from high street stores, to independent boutiques, as well as restaurants, cafes, and entertainment venues. The Glades Shopping Centre is a popular destination for retail therapy, and Bromley’s cultural venues, such as the Churchill Theatre, offer a variety of performances and events. The areas we proudly serve have their own strong sense of community. Local events, markets,

and community groups foster a welcoming atmosphere and encourage resident engagement. This community spirit is reflected in the friendly and supportive nature of its neighbourhoods. So, whichever one you decide is right for you, you’ll find an Alan De Maid home for sale.

In summary, the Borough of Bromley combines beauty, excellent transport links, high-quality education, vibrant amenities, and a strong community spirit. We don’t see the demand from young families, empty nesters or those retiring diminishing any time soon.

Interview with Out The Box Architecture

Tell us a little about the background of Company. Out The Box was formed in 2020 after I parted with my previous employment of 22 years. I took the opportunity to start working for myself.

Based in Bickley, Out The Box delivers a wide range of high quality and professional design services for all types of building commissions. We have over 25 years’ experience in delivering residential commissions ranging from smallscale domestic refurbishments through to extensions and new build residential schemes.

We have also been responsible for a delivering a range of specialist facilities and commercial/ mixed-use developments.

Why should people choose to use an architect?

The most important element for me is being able to offer unique ideas and smart suggestions for clients that they maybe never thought of.

For any project, you need just the right blend of imagination and practical thinking. The use of creative solutions to design constraints to create an original space that is both unique and functional.

By going the extra mile, your home improvements will exceed expectations and deliver a space

that you can be truly proud of. The sky really is the limit.

It can also help to visualise your project. In the initial stages of the project, design ideas can be seen in perspective real views using 3D modelling software.

3D software helps you to imagine the space and allows you to make any design changes or adjustments before physically laying down the bricks and mortar. It’s far easier to remove a wall in a virtual space than it is to do so in reality.

What

projects are you most proud of?

Residential Extension. Out The Box completed a large two-storey front and rear extension at Southborough Road Bickley.

The client also chose to transform the atheistic of the building with a complete refresh of the external envelope.

The house is now an impressive 4-bedroom family home circa 3,500sqft with a large double height entrance hall and large family space extending the full width of the property at the rear with feature vaulted ceiling bedrooms to the first floor.

Residential New Build Out The Box were chosen for the initial concept design of Woodside, a project featured in the Wall Street Journal.

A beautiful new build house with all the character of an old Georgian rural family home. Situated on what could arguably be described as the best plot in the prestigious Chelsfield Park with its easy commute into London.

The property has a real country house feel to it, and a well-thought-out layout to cater for family life. Built on a magnificent 3/4 acre plot, this significant home of approximately 7,300sqft.

The property has a reclaimed slate roof, stone porch, extensive gravel drive and very large south facing garden with incredible views of the surrounding countryside and woodland.

MORTGAGE PUZZLE

In the UK, obtaining a mortgage is the most common method for individuals to purchase property. Mortgages come in various types, each with its own terms, conditions, and repayment structures, tailored to suit different financial situations and preferences. Here are some of the different types of mortgages available.

A fixed-rate mortgage offers borrowers the stability of having the same interest rate for a set period, typically ranging from two to ten years. Regardless of fluctuations in the market interest rates, the borrower’s monthly repayments remain consistent. This provides certainty and makes budgeting easier for homeowners. However, fixed-rate mortgages often come with higher initial interest rates, compared to variable-rate mortgages.

Variable-rate mortgages, also known as adjustable-rate

base rate fluctuates, the interest rate on the mortgage adjusts accordingly. Tracker mortgages typically offer lower initial interest rates than fixed-rate mortgages, but borrowers should be prepared for potential increases in monthly repayments, if the base rate rises.

Discount mortgages offer borrowers a discount on the lender’s standard variable rate for a set period, typically two to five years. The discount is usually expressed as a percentage below the lender’s standard variable rate. Whilst borrowers benefit from lower initial interest rates during the discount period, their monthly repayments can increase once

the discount period ends, and the mortgage reverts to the lender’s standard variable rate.

the loan amount each month, rather than repaying the capital. This results in lower monthly repayments, compared to repayment mortgages, but requires a separate savings, or investment plan, to repay the original loan amount, at the end of the term. Interest-only mortgages may appeal to investors, or those with irregular income streams who expect to have sufficient funds to repay the loan at the end of the term.

mortgages (ARMs), have interest rates that can fluctuate over the loan term, based on changes in the lender’s standard variable rate, or another benchmark rate, such as the Bank of England’s base rate. Borrowers may benefit from lower initial interest rates, compared to fixed-rate mortgages, but their monthly repayments can increase, or decrease, depending on market conditions. This type of mortgage may suit those who are comfortable with potential fluctuations in their monthly payments.

Offset mortgages allow borrowers to link their mortgage account to their savings, or current account. The balance in these accounts is offset against the outstanding mortgage balance, reducing the amount of interest charged on the mortgage. Borrowers continue to have access to their savings and can withdraw funds as needed. Offset mortgages can help borrowers reduce the overall interest they pay over the loan term, and potentially shorten the mortgage term.

Repayment mortgages, also known as capital and interest mortgages, involve monthly repayments that cover both the interest on the loan and a portion of the capital borrowed. Over time, the outstanding loan balance decreases until the mortgage is fully repaid by the end of the term. Repayment mortgages offer borrowers the security of knowing that their mortgage will be paid off at the end of the term, making them a popular choice for many homeowners.

In summary

The UK mortgage market offers a variety of options to suit different financial circumstances and preferences. Whether borrowers prioritise stability, flexibility, or affordability, there is a mortgage type available to meet their needs. It’s essential for borrowers to carefully consider their financial situation, long-term goals, and risk tolerance when selecting the most suitable mortgage type for their circumstances. Consulting with a mortgage advisor, or financial expert, can provide valuable guidance in making an informed decision.

Interview with....

You’re a well-known company in the area, how long have you been in business?

Quite a while! We have recently celebrated our 40th anniversary.

We were established in 1984, specialising in designing and installing kitchens but over the years we’ve grown and adapted our offering to suit our clients requests and now include bespoke furniture for every room in the house, though handmade kitchens are still at the heart of what we do.

And kitchens are said to be the heart of the home, why do you think that is?

Food brings people together, I think it is as simple as that. Kitchens are one of the most used spaces in a home and it is all about bringing people together to eat, entertain, chat or work ( and relax! )

We love working with our clients to make sure that their kitchen works perfectly for their family dynamic, whether it’s a sociable entertaining space, a comfortable spot for the kids to do their homework, or a more professional kitchen for budding MasterChef’s.

What other furniture do you handmake?

Pretty much anything and everything that our clients ask us to… !

We complete a lot of full home renovations whereby we ensure each and every room works perfectly for our clients. Bespoke wardrobes and dressing rooms, home studies, walk in pantry’s and utility rooms but also more unique cabinetry designed around their lifestyles and requirements; personalised display storage, wine stores, entertainment units and boot rooms..

You have over 200 five-star Google reviews –how do you do it?!

We’re so grateful to our amazing clients for leaving these reviews, it’s really kind of them and so important in a world where you are instantly judged by what people read about you online. I just think they really appreciate how we listen carefully to what they want throughout the process, and that we deliver kitchens and fitted

furniture that have a real “wow factor”. Its quite special to have something completely bespoke to your requirements..

Having been around for so long, we even have customers who are now enjoying their second kitchen from us. It’s great fun to take a design we did 20 years ago and start again from scratch!

Do you have a showroom our homeowners can visit?

Absolutely! We have a large showroom in a converted barn at Badgers Mount near Sevenoaks; opposite Polhill Garden Centre. With 6 Large Kitchens, Bedrooms, studies and other bespoke Furniture, as well as samples and examples of our materials and fixtures. We also

Orchard Barn, London Road, Badgers Mount, Nr Sevenoaks, Kent. TN14 7AD

have appliances to try out, including BORA, Miele and Siemens and Quooker boiling water taps. It’s a great location for us, because it’s easy for people to reach from Kent, Surrey and Sussex, as well as South London.

Which locations do you cover?

Most of our customers are south of the river and within 30 miles of our workshop in Tonbridge.

If there’s one piece of advice you could give to a family who are in the market for a new kitchen, what would it be?

Just one? That’s tricky!

I think it would be make sure that you go to the company’s showroom and spend a bit of time looking at their display kitchens. Open doors and

drawers, check the fixtures and fitting and have a good poke around to see if the quality is there. Ask questions, take your time, and entrust your designers …

You can get a good idea about a company’s design skills from looking at their website, but nothing beats going into the showroom and seeing their work for real.

Interview with Amphlett Lissimore

Claire Pays is a residential property partner at Amphlett Lissimore solicitors, where she leads the conveyancing team at the West Wickham office.

Tell us a little bit about you and how you became a partner in Amphlett Lissimore

I’ve been working in residential property since 2012, and I specialise in conveyancing, which is the buying and selling of property. Having joined Amphlett Lissimore Solicitors in 2014, I now have over a decade of experience, and I was made Partner in June of this year. As part of my role as a partner in the firm, I manage the wonderful residential team at our West Wickham office. We have a varied client base and whilst we deal with a lot of London properties, we also do conveyancing for clients right across the country. Wherever our clients may be, we always aim to make the transaction as stress free as possible for them.

What’s the best piece of advice that you give to anyone buying or selling their home?

Buying or selling your home is a huge life change so my best piece of advice to anyone going

through the process is to be realistic about what it will require from you and the amount of time it may take.

Why do people choose Amphlett Lissimore for their property sales and purchases?

Reputation and availability. We are well known to many estate agents in London and the Southeast, and pride ourselves on our excellent working relationships with them. We always try to update agents and clients at the same time ensuring that everyone is fully aware of where we are in the transaction and what is required. This helps greatly with communication especially when there are long chains involved. We have direct dial phone numbers and individual emails meaning you can always call or email the person dealing with your matter, rather than waiting on hold for lengthy times trying to get through.

They say that moving house is one of the most stressful things you can do in your lifetime. How do you as the conveyancer help to elevate that stress?

Communication is key! We’re transparent, proactive, and always try to be available, even if it’s just an email or a quick call. We keep you updated so you know where we are in the process and understand what is going on.

How has the role of the conveyancer evolved over the years and what changes are you seeing in the property process currently?

Legal documents and processes are considered ‘behind the times’ – this is because most official documents, such as contracts and transfer deeds, still need to be printed and physically signed. Clients used to have to attend in person with their identity documents and have them certified by a solicitor. But times are changing. Many of our clients now complete electronic identity checks, which can be done all over the world, and do not require them to take time out of their day or arrange time off work to come in to see us. We are also seeing the rise in DocuSign documents which will allow clients to sign documents electronically and move away from the printing and posting processes currently still in place across most of conveyancing.

Family days out

The Borough of Bromley is a great destination for all family members, offering entertainment for kids of all ages. We’ve picked some of the most popular family-friendly things to do and sorted them into a handy list.

High Elms Country Park

High Elms is a great outdoor day out. It’s a big woodland, with pretty spaces to have a picnic in the walled garden. There are lots of places to walk to, with old ruins to view, which display notices informing you which buildings were previously there and what they used to look like. You can also wander onto the High Elms Golf Course – just watch out for flying balls! The car park is a little small, but you can drive further on to find an additional space to park, at Cuckoo Wood. During half terms and holidays, the Nature Reserve has events for kids.

Shire Lane, Farnborough, BR6 7JH

Christmas Tree Farm

Don’t be fooled – this farm actually has very little to do with Christmas Trees. It’s a lovely little farm that has a variety of animals to discover, such as sheep, llamas, cows and donkeys. Christmas Tree Farm is the perfect size for toddlers to wander round and not feel overwhelmed, but older kids will enjoy it too especially as you can buy food to feed the animals.

The Horniman Museum and Gardens

The Horniman Museum and Gardens is a family-friendly, free attraction in Forest Hill. Established in Victorian times by Frederick John Horniman, the museum’s collection has now grown to take in anthropology and musical instruments, an acclaimed aquarium and natural history exhibits. Unlike many museums, visitors can interact with artefacts, enhancing the experience. Guests return frequently to explore the eclectic collections, participate in activities, and enjoy the beautiful 16-acre gardens.

Charles Darwin Downe House

Tread in the very rooms where Charles Darwin worked and lived, including the study where he wrote! You can visit the English Heritage property of Downe House. It’s surrounded by beautiful gardens that acted as Darwin’s ‘living laboratory’. There’s a family trail, Victorian clothes to try on, a beehive and lots of space to play. Downe House also has a cafe. Luxted Road, Downe, Kent, BR6 7JT 01689 859119 www.english-heritage.org.uk

Beckenham Place Park

Beckenham Place Park is a huge, lovely green space. A top tip is to park on a side street near Braeside, as the car park is expensive, but the park itself has a big sandpit for kids to play in, a nature playground, lake and a story trail for younger kids. Lots of places to get food and drink, but plenty of space to have a picnic too. One of the best things for teens and tweens to do in Bromley, is wild swimming at Beckenham Place Park. You can book sessions at certain times of the year, as well as book paddle boarding lessons for children over 8 years old. Beckenham Hill Road, Beckenham. BR3 1SY

Chislehurst Caves

These caves have been carved out for over hundreds of years. The caves were dug for chalk, used in lime burning and brick making for the building of London, as well as for flints to fire the tinderboxes and flintlock guns of years ago.

First open to the public in 1900 as a showplace, the guides told the Victorians history of Romans, Druids and Saxons, smuggling and murder. The last 100 years has added munitions storage for the Woolwich Arsenal in the 1914-1918 war, mushroom growing in the 1920s and 1930s, and becoming an underground town as the largest deep air raid shelter outside of London, protecting over 15,000 people every night, during the Blitz.

In the 1950s, 1960s and 1970s, the caves were used as a venue for dances and concerts, presenting the foundations of jazz, skiffle and folk music, to the most famous names in pop and rock.

The caves are now open as a tourist attraction and education centre, with a gift shop and café catering for visitors, group outings, private functions and children’s parties.

Interview with Bromley Bathrooms

Tell us a little about the background of your company

After 15 years of designing, supplying and fitting bathrooms, Robert Rankin opened his own luxury bathroom showroom in West Wickham, Kent, in July 2019. His wife, Heather, realised this was the opportunity to trade in her career in corporate support to make use of her passion for interiors (and tiles!). Her focus is on design, sourcing products and producing CAD drawings to allow customers to visualise the space they are creating. This is the perfect complement for Robert’s technical knowledge and practical experience.

Why should people select you?

Choosing a bathroom can seem a daunting task, especially with so many options and styles to choose from. We want to make the process as straight forward and enjoyable as possible. Robert is very knowledgeable about all aspects of the installation process, as well as being passionate about providing a great service and supplying products that function superbly. We aim to offer fabulous design and interesting options - the bathroom should be an amazing opportunity to express our client’s individuality.

The very large 140 sqm showroom houses over 50 displays, showcasing a comprehensive range of high-quality products, predominantly made in the UK and Europe and featuring some unusual items, such as concrete basins and interesting brassware. The small shop frontage belies the “tardis-like” showroom behind - always a talking point with customers.

Whether clients are looking for a sleek, contemporary en-suite, a glamorous, spa-like bathroom, or a cloakroom with the wow factor, they can be sure there will be products to suit their taste.

We are happy to provide one or two statement pieces or supply all the products for a large, multiple-bathroom, project and everything in between. We can introduce customers to one of the excellent installers that we work with regularly.

Current trends and any new anticipated Wood finishes and darker colours are popular, more matt and less gloss, while interesting textures in tiles, brassware, vanities and shower enclosures create depth and dimension. As in the rest of the house, the trend is moving away from cooler colours to warmer tones – cashmere is the new grey….

The bathroom is increasingly seen as a personal sanctuary, a place to unwind, relax and get some much needed ‘”me-time”. We have a wellness centre within the showroom, with a working steam room and sauna, along with plumbed-in Japanese-style shower toilets for demonstration.

What tips would you give homeowners looking to renovate their bathroom?

• Buy quality brassware and any products with moving parts, eg shower doors, from a company with a proven customer-focused track record

• It is important to test the products before buying – how they feel and operate - something that cannot be done when buying online.

• It is impossible for anyone to know what products will date and what will be timeless –choose colours and finishes that you love.

• Half tiling walls outside of the shower saves money and allows you to change the paint colour if you get bored or want to update the room.

• ALWAYS use a good fitter. A poor installer can ruin high end products

TACKLING INTERIOR

DESIGN

IN YOUR NEW HOUSE

BENEFICIAL TIPS AND GUIDELINES

Moving into a new house is an exciting milestone, brimming with possibilities for personalisation. However, the process of interior design can seem daunting, with countless decisions to make, and numerous styles to consider. By following a structured approach and keeping a few key principles in mind, you can transform your new house into a home that reflects your personality and meets your practical needs.

Before you dive into decorating, it is essential to create a comprehensive plan. This involves assessing the space, identifying your style, and setting a budget.

• ASSESS THE SPACE: Begin by evaluating each room. Consider the architectural features, such as windows, doors, and builtin elements. Note the room’s dimensions and how natural light interacts with the space. This will help you determine the best layout and design choices.

• IDENTIFY YOUR STYLE: Take time to explore different interior design styles. Whether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house. Create a mood board with images, colours, and textures that resonate with you.

• SET A BUDGET: Interior design can be expensive, so it is crucial to establish a budget. Prioritise the rooms that need immediate attention and allocate funds accordingly. Be realistic about what you can achieve and consider cost-saving measures like DIY projects, or upcycling existing furniture.

PRIORITISE FUNCTIONALITY

Whilst aesthetics are important, functionality should not be overlooked. Your home needs to work for your lifestyle, so consider how each space will be used.

◊ ROOM FUNCTION: Define the primary function of each room. For example, the living room may serve as a space for relaxation and entertainment, while the kitchen is for cooking and dining. Understanding the purpose of each room will influence your design choices, from furniture selection to layout.

◊ FLOW AND ACCESSIBILITY: Ensure that the layout allows for easy movement and access. Avoid cluttered spaces and create clear pathways. In rooms like the kitchen and bathroom,

consider the ‘work triangle’ concept, which optimises the distance between the sink, stove, and refrigerator for efficient use.

◊ STORAGE SOLUTIONS:

Adequate storage is essential for maintaining an organised home. Incorporate built-in storage solutions where possible, and invest in multi-functional furniture like ottomans with hidden compartments , or beds with under-bed drawers.

Colour plays a pivotal role in interior design, influencing mood and perception of space. When selecting a colour scheme, consider the following:

• ACCENT COLOURS: Introduce accent colours to add interest and personality. These can be incorporated through cushions, rugs, artwork, and decorative items. Use the 60-30-10 rule: 60% of the room should be the dominant colour, 30% a secondary colour, and 10% an accent colour.

AWhether you prefer modern minimalism, rustic charm, or classic elegance, understanding your aesthetic will guide your decisions and ensure cohesion throughout the house.
START WITH A PLAN
CHOOSE A COLOUR SCHEME

• BASE COLOURS: Choose a neutral base colour for larger areas, such as walls and floors. Neutral tones like white, beige, and grey provide a versatile backdrop that can be easily updated with accessories and furnishings.

• COHESION: Ensure a cohesive flow throughout your home by selecting colours that complement each other. Consider using a colour palette that extends from room to room, creating a harmonious transition.

FURNITURE AND LAYOUT

Selecting the right furniture and arranging it effectively is key to a well-designed space.

» SCALE AND PROPORTION: Choose furniture that fits the scale of the room. Oversized pieces can make a small room feel cramped, whilst smaller furniture can make a large room feel sparse. Measure your space and consider the proportion of each piece in relation to the room.

» FOCAL POINTS: Identify focal points in each room, such as a fireplace, a piece of art, or a statement piece of furniture. Arrange your furniture to highlight these features and create a balanced composition.

» COMFORT AND QUALITY: Invest in quality furniture that is both comfortable and durable. While it might be tempting to go for cheaper options, well-made furniture will stand the test of time and provide better comfort and support.

LIGHTING

Lighting is a crucial element that can dramatically affect the ambience and functionality of your home.

◊ NATURAL LIGHT: Maximise natural light by keeping windows unobstructed and using light, airy window treatments. Mirrors can also be strategically placed to reflect light and create a sense of spaciousness.

◊ LAYERED LIGHTING: Incorporate a mix of ambient, task, and accent lighting. Ambient lighting provides overall illumination, task lighting focuses on specific activities, and accent

lighting highlights architectural features or artwork. Use dimmer switches to adjust the intensity and create the desired mood.

◊ LIGHT FIXTURES: Choose light fixtures that complement your design style. Chandeliers, pendant lights, and wall sconces can serve as statement pieces, whilst recessed lighting offers a subtle, modern look.

PERSONAL TOUCHES

Personal touches make a house feel like a home. Incorporate elements that reflect your personality and interests.

• ARTWORK & DECOR: Display artwork, photographs, and décor items that hold personal significance. This could include travel souvenirs, family heirlooms, or pieces created by local artisans.

• TEXTILES AND ACCESSORIES: Use textiles like cushions, throws, and rugs to add texture and warmth. Accessories such as vases, candles, and plants can inject colour and life into a room.

• BOOKS AND COLLECTIONS: Showcase your favourite books and collections. This not only adds a personal touch, but also provides insight into your interests and passions.

Choose materials that are environmentally friendly and sustainably

sourced.

SUSTAINABLE CHOICES

Incorporating sustainable design practices can benefit both the environment and your wellbeing.

» ECO - FRIENDLY MATERIALS: Choose materials that are environmentally friendly and sustainably sourced. Look for furniture made from reclaimed wood, organic fabrics, and nontoxic finishes.

Final Thoughts

» ENERGY EFFICIENCY: Opt for energy-efficient appliances and lighting. Install programmable thermostats and consider using solar power where possible.

» INDOOR PLANTS: Indoor plants improve air quality and add a touch of nature to your home. Choose low-maintenance varieties that thrive indoors, such as succulents, spider plants, and peace lilies.

Tackling interior design in your new house is a journey that requires patience, creativity, and careful planning. By prioritising functionality, choosing a cohesive colour scheme, selecting appropriate furniture, optimising lighting, adding personal touches, and making sustainable choices, you can create a space that is not only beautiful, but also uniquely yours. Remember that your home is a reflection of your personality, so don’t be afraid to experiment and infuse it with elements that make you happy. Enjoy the process and take pride in the home you create.

Interview with Bickley Park School

We are extremely proud of our reputation as an outstanding, warm and friendly, family-orientated Prep School.

Located just outside Bromley, with easy train links into London, our vision is to maintain the excellence of our 100-year-old Prep School with an ambitious, forward-thinking and nurturing outlook where the whole community lives our Values. Our children leave us as well rounded, confident individuals ready for their next steps into the wider world.

Going Co-Ed

I’m absolutely delighted to have recently announced that Bickley Park is becoming co-educational and in September 2024 we were delighted to welcome our first girls into Reception

Looking ahead, we now move to Phase 2 of our coed development plan, building on our existing coed Nursery and Reception. From September 2025 the School will welcome girls as well as boys from Nursery through to Year 3. These year groups will then move through the School.

Our move to co-education gives families the opportunity to twin excellence with convenience, by sending all their children to Bickley Park. When we asked our parents why they chose our school, a number of elements stood out:

Outstanding Results at 11+ and 13+

Our priority is the children’s happiness in their learning and this in turn is reflected in their outstanding progress. Over the years, we have continued to enjoy excellent results at both 11+ and 13+, confident that the way we teach is excellent preparation for any entrance exam.

From the moment a child starts their journey with us, we are determined to spark and nurture a lifelong love of learning in them. Our well-rounded learning experience encompasses Academics, Arts, Community, and Sports and Outdoor Learning. Together these Four Quadrants arm our pupils with skills for life: a love of learning; the ability to communicate confidently; the desire to contribute meaningfully to society and show initiative, resilience, teamwork, and the confidence to take risks.

It is this firm commitment to all-round success which led the Independent Schools Inspectorate (ISI) judging Bickley Park as ‘excellent’ in all areas in March 2023, the highest possible grading for an Independent School.

Excellent Staff & Facilities

It is my absolute privilege to lead such an amazing team of talented and caring staff. What’s more, from the purpose-built science labs, art rooms and theatre through to the on-site swimming pool, climbing wall and astro-turf pitches, we are lucky enough to twin experienced staff with fantastic facilities enabling a breadth of opportunity both in and out of the classroom.

Small Class Sizes and a Family Feel

Our small class sizes ensure that we explore, identify and celebrate the strengths of every child, no matter where they lie. We aim to develop happy children with a love of learning, which is then reflected in outstanding progress.

Bickley Park is a caring and diverse community. We celebrate difference, recognising individuals and tailoring our support to their needs. We foster a sense of belonging and togetherness that is enhanced by the relationships between the staff and pupils and amongst the children themselves.

Come and Visit

But don’t just take my word for it – come and see for yourself! I would love to meet you and show you around.

Interview with Guthrie & Kirkwood Interior Design

Why should people appoint an interior designer instead of managing their own project?

Whether you are looking to renovate your home in its entirety or to do just one room, consideration given to employing a designer/project manager can be daunting. It is easy to underestimate the amount of time, research, effort and planning involved when considering a project and for these reasons, passing the baton to an experienced designer is a smart choice. It is imperative that your investment yields the very best results, that costly mistakes are avoided, that you have access to services you do not have to research, find and manage yourself and that you are secure in the knowledge that a professional is in place to do the very best job on your behalf. A good designer will take away the stress of the process, so you get to enjoy transforming your home rather than becoming entrenched in the problems that most certainly will and do arise. I am employed to take on every element of the design process as well as full implementation of projects from beginning to end including all elements of project management.

What type of projects get you most excited?

I particularly love working with clients who are open to and excited by new ideas and who are keen to embrace change and put their trust into the overall process.

My business has evolved from its conception to my preferred offering of an ‘under one roof’ service utilising my established and trusted trade team which includes builders, master joiners and all relevant tradesmen. I collaborate with Purdom’s Bespoke Furniture to design, create and install bespoke kitchens, dressing rooms, home offices,

bar and entertainment areas, bedrooms and so much more. It’s exciting to design and create bespoke fitted and freestanding furniture and to offer this personalised service to clients.

Each project I work on is unique and exciting in its own way and the reward and satisfaction for me is felt in all of the work that I do.

More often than not, if I’m employed to work on one space in a home it is not unusual following completion for there to be a roll out to other areas of the home.

Who or what have been your major influences and role models?

Both of my parents are extremely creative and were most definitely a huge influence throughout my childhood and later years. I continue to be encouraged to work hard, be consistent and to follow my path with courage, determination and enthusiasm. I also have a great appreciation for the work of the renowned Spanish architect and designer, Patricia Urquiola. Inspiration comes from the everyday colour palettes that are all around us, artwork and continued inspiration from clients and how they want their homes to feel and be used.

In developing a style for a client’s property who takes the lead or is it a collaborative effort?

Whether a client is aware of a particular design style or not, there simply must be an element of collaboration when I am working on a residential project. A home has to reflect the people who live in it and my expertise is utilised to guide clients towards the best possible outcome whilst also gently nudging them in a direction they may not have considered but that will yield the best results. Some clients choose to be less involved than others in the overall process so each project is based on its own merit. With commercial projects, the personal involvement is obviously less and clients are looking to utilise my skills in a way that produces ideas and designs that will enhance their business and client base.

Is there a project that you are most proud of?

I’m proud of all the projects I’ve worked on for many different reasons. I’ve recently completed a redesign of both the interior and exterior of a family home and seeing the transformation has been a rewarding experience for me.
